Experiencia negativa: Worst property management they charge you for things that were already damaged to begin with even though they have no pictures to prove how it was before and when I stated that I had photos they wanted them and sent the repair list to collections they charge for painting when painting is mandatory for new move ins they changed me for doors that were broken to begin with they kept giving me the run around when I tried to get my window fixed it was broken for over 2 years and I was having to cover the cost of extra electric it's not a company I would recommend
Experiencia negativa: This business was adjudicated guilty in an illegal eviction perpetrated towards myself. I have still not been compensated and sent letters of demand. Unprofessional, Will violate privacy. Will readily breach contract.
Experiencia negativa: Do not recommend renting from them. If you do make sure you take pictures of EVERYTHING they will try to keep most of your security deposit. I had to fight for some of my security deposit and did get lucky to get most of it back!
Experiencia negativa: Highly unprofessional. Had people enter my apartment multiple times with no prior notice for non emergency reasons, they created their own 'maintenance orders' to claim that it was legitimate even though I am the only tenant and did not make any requests, called and left voicemails plus speaking with whoever sits at the front desk is completely useless. They will never call you back, they claim to send information thru email and post which is always a lie as nothing ever shows up in either places. Currently being forced to pay for an extra 2 weeks of rent due to the fact that the 30 day notice was never mailed, calling them on the first of the month requesting to end the lease in 30 days 'doesn't count' as they never called me back to start that process. Avoid renting thru them if at all possible, they are lazy and unprofessional. They are a joke, they don't care about helping anybody, they are only in it to squeeze any cash they can from anybody.

If you are disabled they will find a way to get you out as soon as possible, they also treat you like garbage and do things such as hang up in your face for no reason and use the rudest tones of voice as possible. Don't rent from this company if you value peace and respect. PS In regard to your reply to this review I would like to inform you that returning the voice-mails I've left for multiple higher management personnel would be a better way to address this matter and review. Apologies are always more effective with changed behavior.

Experiencia negativa: If you are on section 8 they will do the bare minimum for you... they will rent to u reluctantly and kick u out as soon as they can... and never ever ask them to help you unless you are the homeowner... Sarah made it very clear that she works for the homeowners and the tenants are not important to them... we never had a late fee or a complaint from anyone... never had any notices of any kind and yet when they came to "inspect" more than normal I asked her why so many inspections... she said to me that the homeowners want them and that she works for the homeowners... I reminded her that she also works for the tenants and she angrily and reluctantly agreed then we got kicked out 3 months later for a no cause terminationof our lease... and let's not even start on the deposit and padded deposit bill after leaving... she made sure to cost my family as much as she possibly could...we paid $5000 in deposit fees double what they wanted and then they kept that and charged us an additional 2500... ned baker is a horrible rental agency that does not care about their tenants... on the other hand if you are a shady homeowner and like ripping off poor people then they will definitely work for you...

Experiencia negativa: Before October 2023 i would recommend all my friends and family to use Ned Baker. Now i recommend staying far away from them! It was such a bummer how things ended up. We rented from Ned Baker for 10 years. I'll say right off the bat that we didn't always pay our rent on time, but it was always paid including the late fee. Never missed a month. During those 10 years we never had a single issue. We called when their was a maintenance issue and they had it fixed promptly. In April of 2023, Levi(very kind guy) called and informed us that the owners would be selling the property and asked us if we would like to purchase it. We kindly thanked him for asking but informed him our plans were to stay one more year before purchasing a new house. By the end of May the duplex sold and the very first week of June the new owner Dimitry reached out to me. He said that he would like to keep us as tenants and informed me of his plans for the place. Completely renovated, new floor, granite countertops, new kitchen. All his plans. Also the rent would increase. I said that sounded great and we would love to stay. He then told me that the tenants next door will move out in early September, we will move next door around the first week of October, they will renovate our unit and then we will move back to our unit and then he will renovate the other unit. Sounds great. About mid July I received a 90 day notice in my email. Confused I called Ned Baker Real Estate and talked to whomever there and told her what the new owner said and was then told "he must have changed his mind". Totally understandable. He has every right. So I call my husband and inform him of the news and begin looking for rentals in the area. I did find a few through Ned Baker and was told to apply. Later that evening my husband comes home and tells me that he spoke with Dimitry and he told my husband that all the plans remain the same. The 90 day notice is "just a formality" and is "required due to Oregon Laws". He then said that once the 90day notice is up, we will move next door and sign a new contract. Dimitry said that the Ned Baker must be confused and would reach out to clarify that everyone is on the same page. Annnnnnd this is where we went wrong. Everything was verbal. Guess what? Come late September we were packing up our things getting ready to move next door. We suddenly couldn't get ahold of the owner. A few days later(October 3rd)we reached out to Ned Baker they had absolutely no idea what we were talking about and that we had until October 13th to move out!My husband said that there must be some mistake because we clearly would have already found a place to live. Sarah from Ned Baker was extremely rude to my husband and continued to tell him we needed to be out by the 13th otherwise they will start the election process. We told he we didn't have enough time to find somewhere. Ned Baker had a hard time getting a hold of the owner and once they did he denied everything. Sarah asked if we had proof and of course all we had was dates/times he called us. It was all verbal. Again we were told we had to be out by the 13th. We then had to practically beg to be given more time and by some miracle we were able to stay until the end of the month. We were honestly in so much shock. We couldn't believe after 10 years we would just be treated like that. Sarah was just awful to us. We were Thankfully able to secure a rental in Silverton after reaching out to the community about our story. I ended up reporting all of this to the Better Business Bureau and after 2 weeks Ned Baker failed to respond. Idk, but if this was all not true then you would think they would have a response. They didnt. So that will be there for the next 3 years. Please DO NOT RENT FROM THEM!!!

Experiencia fantástica: I've been researching property management companies on and off in Oregon for about 4 years now. This company is hands down one of the best ones so far. AND I haven't even gotten the privilege yet of finding a place yet! They really seem to care and go to efforts to help you understand certain paperwork that they really didn't have to! They offer support, and guidance and actually listen/respond! They talk to you with respect and understanding not down to you according to your circumstances. That goes a looooong way these days in such a money/turn over type business Even if I don't find the right property thru then I highly suggest them if you're looking!

Renting from them was one of the highlight's of my move to Salem as their great communication made our move 10 times easier. The last thing anyone wants to deal with in addition to the added stress of moving is a property management company/landlord that are unreasonable or difficult to work with & in no way was that the Ned Baker team. Special shoutout to Fabby, one of the listing agents and Miles, the property inspector. Fabby really went above and beyond in providing outstanding customer service. From answering all of my questions to reviewing our reasonable accommodations and everything in-between; Also Miles, while doing a thorough review, made our home inspection feel like a visit from an old friend. I cannot recommend them enough. :)

Experiencia fantástica: My husband and I recently moved into a nedbaker home. We’ve been here for about 8 months. The company has been nothing but respectful and so helpful. They have gone out of their way to help me at times I’ve never experienced this with previous rentals. My maintenance requests have been taken care of and corrected well within 24 hours. Fabi is the sweetest and helped me when I was stressed. Thank you for being fast, friendly and efficient.
Experiencia negativa: Was told I could tour then when I showed up I was told I couldn't. Might have been a miscommunication but even so it just shows how disorganized they are and why they are a 3.4 star.
Experiencia negativa: Impossible time frames to have your items ready to go. If there's ever an issue they wait until an hour before they close to tell you what needs to be done to fix it, then when you can't do it in time, too bad, so sad. Now you're out the $100 you paid for the background check and there's nothing you can do.

As long as you are a tenant who abides by the rules and contract (as should be) then you will never have any issues with them. They even gave us a personal note of thanks at move out. They genuinely care and are nothing but kind and respectful. They just hope for the same in return.

Experiencia negativa: Been with my management company 6+ years now and was looking at moving into one of Neds homes but quickly learned they do not have realistic move in criteria. My mother doesn’t have rental history (lived with abuser 9 years, before that owned her own travel trailer) They wouldn’t even budge on working with us even tho all rent and bills are in the husband and I’s name and she doesn’t help with ANY bill. Definitely wouldn’t recommend them, I mean come on who makes 4x the amount of rent and perfect credit unless your a doctor or something. Pretty disappointed.
Experiencia fantástica: Best landlord I've ever had. My current house is the longest place I've even lived in (almost 9 years now!!) throughout my entire life and I don't plan to move anytime soon. I love my home and feel complete here. My rent is fair and Ned Baker is quick to make maintenance repairs and the employees are great.

Experiencia negativa: I was evicted after 8-9 years of loyalty and payments of rent in advance. Ned baker and owner had tried to evict us out when property values increased. We were evicted anyways. Before move out the company had a highly insensitive process including humiliation and aggressive removal from the sheriff's office. Despite several maintenance requests the company did not fix anything over the years my family lived there. 2 days after move out and putting out of our property, the company and owner of the house had renovated the house to a condition close to prestine for immediate listing to sell. There were annual inspections and when we needed accomodations to get our affairs in order, the company went cutthroat.
The well-documented facts (including the number of late payments, pictures showing extensive property damages caused by you, letters mailed to you for non-compliance, court records for the eviction due to non-payment of rent, and the City shutting off your water due to your non-payment to them) all contradict your version of the events that occurred.

Experiencia negativa: In 2021 you can lose application priority because this place cant figure out how to accept an application fee online, anybody who walks in the door with $45 gets your spot. Got hung up when i voiced my displeasure.
Experiencia negativa: Worst rental company. After the ice storm in February we lived in one of the rental properties with a hole in the roof for almost 4 months, because they simply did not have time to fix it. Meanwhile they kept nagging about the grass not being well maintained because to them that was a bigger issue than the safety of the people living in one of their homes. They also have horrible communication skills. They would send their work crews to our house without letting us know ahead of time. Our neighbors would have to call us at work to tell us that there was people knocking on the house and yelling disturbing the neighborhood and i had to leave work to come deal with it.

Experiencia negativa: I submitted an application over a month ago and I never heard back from them. I called three times but I still never heard back on a place I was looking at. I'm happy though because I actually found another rental that I really like and it's not through a property rental. I've always had the best luck when I find a owner that manages it themselves.

Experiencia fantástica: Ned Baker Real Estate has been such a joy to work with. Although I did not end up renting a property with them, as I had found another that fit my needs better, I will definitely be coming back to Ned Baker when I need a new place to rent. Hopefully that won't be for a long while because moving is a drag. The girl at the front desk was very polite and answered all my questions. I was able to view multiple homes at my leisure, as they do not require an appointment for viewings ( they just took a copy of my ID). I called a few days later and they remembered me and gave me the codes needed to view a couple more homes I was interested in! Although I only spoke with the girl at the front desk in person, I called multiple times with questions and probably spoke with 3 different people, all of which were polite.
Experiencia fantástica: I rented from Ned Baker for approx. 2 years. Fabby from customer service help desk was a joy to work with. She was friendly, knowledgeable and above all- very diligent in doing her job. Repairs were also done in a timely manner when needed; hence, my 5 star review!
Experiencia negativa: It truly is a shame that you can't give a business zero stars, because this is one that deserves zero stars. The gave us the run around for a week about a property they were renting out. If what your business revolves around is renting properties, then you should probably know which ones you are renting.... When we submitted an application, they told us they didn't know what property we were talking about. We had to provide the link to zillow for them to even know they had the property listed. We went through a very extensive application process where they required more personal information than I have ever been asked for when renting, it felt extremely intrusive. They ran a hard inquiry on credit, when they told us it would be a soft inquiry. I could have forgiven all of this, but after weeks of going through this process, they called and told us the property was withdrawn and we couldn't even be considered for it. They refunded our application fee, but wrote all over the money order we sent, thereby making it 100% unable to cash. When I called to tell them about this, they sincerely did not care and had no intention to fix the problem. 100% do not recommend these people. There are a number of other wonderful rental companies to go through. NedBaker is not one of them.
Experiencia negativa: Horrible company. Rude and dishonest. Poor customer service, very shady and try to hide costs and fees. Office is gross, dirty and smells like mold. Agent was very uninformed and clueless.
Experiencia negativa: Rented house for 3 years. When I moved in, house needed tons of maintenance and I had it documented. Fast forward in time, I give 30 day notice and have been told I was an excellent tenant and I left that place immaculate. Third party cleaning service comes thru and lies about how much work they did on house and I get robbed of $428 on my security deposit. They get you in the bold letters on 30 day notice that their word is the final word no matter what. If you want to lose most your deposit, rent thru ned baker.

Experiencia negativa: Their services, is horrible. I sent them a message via email regarding a property n their lost and also left a voice message as they direct customers in their automatic phone services. They never contact me. I had one time face to face interaction with a Hispanic lady at their office. She hardly had eye contact with me. She wasn't friendly. Second interaction was by phone. They left me a voice message asking me to return their call within 24hrs, which I did an hour after receiving their call. They never return my call. I will not recommended to do any business with this company.

We provide our screening criteria with every application and we let applicants know ahead of time what credit scores will lead to a denial. The credit score provides a prospective landlord with information regarding an applicant’s payment history and whether they have been responsible in their financial matters. Because we rent out properties we do not own for clients who rely on the rental income, we can’t risk placing a tenant who won’t pay their rent on time or who won’t be responsible with the property. It’s never easy denying an application, but for our client’s best interest it is necessary at times. Experiencia negativa: I’ve gone to tour multiple rentals and every single house that I’ve tour have been in the worst condition. The first time I say one of there rentals I was blown away that they let anyone tour that house in the condition that it was in. I decided to give them a second chance and yet again I could not believe the condition it was in. Interior looked like it hadn’t been painted in years nothing had been upgraded for example light fixtures had cracks, all bedroom doors/ closet doors had scratching and chipping the floor in the kitchen felt soft like if there was water damage, vinyl by w/d hookups was fully lifted. There was over 10 areas that had been patched over maybe from holes in the wall the patch looked like a 5 year did it. They had really old rusty base boards that I have only see on tv never in real life. The bathroom has a metal pole holding up the sink the drain in the bath tub was rusty. It was embarrassing to say the least. As a professional management company you should set high expectations for yourself. The only exceptable thing in this house was the carpet it looked vacuumed.
Thank you for your feedback, Yesenia. Based on your description, I have a pretty good idea of which home you’re referring to. This particular home is an older one; as are many homes in Salem. We do have high expectations for ourselves, but we are not willing to turn away the business of a client who has an older home they would like to rent out unless the home is not habitable. Sometimes, while the home could benefit from a full interior paint, we are not given approval from our client to have it done. We do offer our recommendations, but will do as we’re directed. While this particular home may show its age cosmetically, it is a good, sturdy home that will keep a family warm and provide them with the all the requirements of a habitable dwelling. I don’t know when you viewed the home, but we show properties as the turnover work is being completed so it’s possible you may have viewed it prior to the final cleaning. I assure you, it will be clean when the new tenant moves in.
While this property may not fit your needs, we do have a few newer properties available that might. I encourage you to contact us and let us know what you’re looking for. Daniel, I understand you're frustrated. We don't want to waste anyone's time or money which is why we post our criteria on our website as well as on the printed applications at our office. When signing the application, the applicant is agreeing that they have read and understand the screening criteria requirements. Since we won't know the full picture until after we've processed an application, we rely on the applicant to self-screen prior to submitting their application so money and time aren't wasted. Experiencia positiva: Reviews are always so extreme. That's why you can't trust them. I lived in a Ned Baker home for one year and it was fine. My problems were with the property itself; the service I got was exceptional. My place was quaint but too old to accommodate modern living. Maintenance requests were responded to in a timely manner and most importantly we got our deposit back (minus the costs of agreed upon cleanings) which is in my opinion the biggest indicator of an honest landlord. I would consider renting from Ned Baker again.

Experiencia fantástica: Very thorough application process with this company, but I must say that they are very professional, and Sarah was a great help with the application process! After skimming through reviews, I noticed many comments about how thorough they are.. Some good, and some bad. While I can't speak, or truly evaluate their situation, I can say that based on personal experience on a professional level, Ned Baker meets all the marks. Excellent assistance to potential future renters, excellent communication, and professional demeanor. They are the mediators for property owners/renters, they are by the book as needed, they are well informed and very knowledgeable. They will do anything they can for you as an associate of any kind of theirs, even go above and beyond. As a Renter of theirs, I must say that I love their service, and recommend their services.

Experiencia negativa: Called first to inquire about a property listing and was told that I had to come to their office to give a copy of my license before they would give me any information. I asked if I could email it and they said no. I went into the office and the first response I get is "The property is not available for viewing yet and we already have an approved application with 8 backup applications. Next time you should call first."
Brook - I'm very sorry for the inconvenience caused by asking you to come down to our office. The staff who assisted you over the phone should have given you the information that we had an approved application with backups during that first phone call you made. Making a copy of your ID is only required to view properties; not to receive information about them. I will remind them of this so we don't make this same mistake again. We only take application fees on a first come basis and the screening criteria provided in every application packet informs all applicants that the fees are non-refundable. The screening criteria also outlines what is needed for an application to be approved so all potential applicants can self-screen prior to paying the non-refundable fees. The applicants in your family may have been denied due to not meeting the criteria or may have withdrawn their application after it had been processed and approved. The fees collected are used to pay for the background and credit checks; which we are charged to run. She went out of her way to work with us and find us the right house for our family. She made all the paperwork, and understanding the whole process very easy. Experiencia negativa: worst ever they are rude don't keep their records updated. This is the second time this old lady don't know her name has been rude first to my husband and now with me. I got locked out had to spend the night at my sisters to try and avoid paying the locksmith next morning went to their office to get a key to open and they said they don't have a key so we had to pay for it. We had been on the same situation about a year ago and they gave us the key and my husband dropped it off on the mail box since it was nearly closing time on a saturday and they claim he never did i told them check the records you can't just let people take keys without checking in/out and they don't have any so they say its all our fault when they are not even a 100% sure of that dince they dont keep track and still are rude about it my boy missed schoo so did my daughter on her first day my husband on military dutty not a good day or experience dont recommend them at all miss the old managment.

To go above and beyond in our service, as a courtesy we allow our tenants to check out a key if we have one available. Many property management companies will not do the same for their tenants. In the unfortunate event of a tenant locking themselves out, it’s a reasonable and common practice to expect the tenant to contact a locksmith to gain entry. To avoid the cost of a locksmith in the future, you may wish to consider making a spare key and placing it in a discreet location or giving it to your sister for safe keeping. Again, I’m sorry to hear of the rough start for the children’s first day of school. I hope their second day goes much better.

Experiencia negativa: Take pictures of dirt and grime before you move in, you will be charged stupidly for cleaning. I moved into a dirty house (which I noted on my walk through paperwork but since Miles said I didn't take pictures he did not believe me). I moved out of a sparkling house. Still charged $75. Moved in to weeds up to my knees but again since I did not take pictures Miles did not believe me, was charged landscaping when I left (even though I mowed, weeded and edged myself). My issue is that the standard in which I moved into the home was poor (except the carpets they were cleaned beautifully that is a charge I'm happy to pay for) and when I moved out I was charged excessively for a much higher standard then when I moved in.

She is great at explaining things and makes sure you are involved with every piece of the process. I thought buying our first home was going to be a scary ordeal but Sabrina made it so easy and such a joyous process! I would 100% recommend Sabrina if you are looking for a realtor!

Try renting to your policies ned baker, you won't make money since policies don't pay. Going through a tough time in my life and I had someone staying with me to help me through. That's against policy, attempted to add them to the rental agreement, not good enough. I have been renting for a year from ned baker and haven't missed one payment or ever been late. I was told to have my companion vacate the premises immediately, leaving me alone. Don't rent or buy from ned baker, look at the reviews folks. Kaia? (I'm so sorry if I spelled it wrong) at the counter was very nice and made it seem as all going to be OK. Sarah, on the other hand, is all about policy, I feel for you if you ever have the unpleasant circumstances that I have endured in dealing with her. As you see from multiple comments from the manager, they don't wish to give better customer service and help people find solutions to their housing needs, just rhetoric and justification of their actions.

While we understand you are going through a tough time in your life, when you first moved in, you signed a rental agreement stating only the occupants listed on the agreement would reside at the home. When you moved your unauthorized occupant in, you were in breach of your rental agreement.
We don't find joy in telling someone they must move out. We care a great deal for people; even while we're enforcing a rental agreement that is being violated by a tenant. Consistently following policies is in the best interest of all parties and ensures that every person is treated equally. Please keep in mind that we are also human (including Sarah) and are simply trying to do our jobs to the best of our abilities, just like everyone else. When the rental agreement is being followed, we will have nothing to take issue with a tenant about. When it's being violated, then we have an obligation to our clients to have the violations corrected.
It's good to hear you felt Kaia was very nice. She is a kind person and we are happy to have her on our team.

Experiencia fantástica: I have been renting a home from Ned Baker Real Estate for over three years. All of the women who work at the Ned Baker office have always been extremely courteous and professional, I’ve never had a single issue to report. A wind storm earlier in 2017 blue down a large tree in our yard, and the roof was also damaged. The damaged roof allowed water to leak into the home and cause some damage. Bed Baker responded very quickly, and had everything fixed in a timely fashion. Even the outside contractors that were brought in were very polite and professional. A handful of other minor issues over the years, a worn out garbage disposal, a broken stove, and a few other electrical issues, were always dealt with extremely promptly. In fact, we even received same day repairs on more than one occasion. Arsinio from maintenance is extremely helpful! I’ve rented from several rental companies in Lebanon, Albany, and Corvallis. Ned Baker in Salem is hands-down the best rental company I have ever worked with. In over three years of renting, Ned Baker raised my rent a grand total of one time. Where as other rental companies I’ve used, raise my rent every six months. It was great to feel like I was paying fair rent, and not getting rent gouged every opportunity they could legally pursue. If you’re looking to rent, and you’re capable of following simple rules, and you’re looking for professional responsive folk, Ned Baker real estate is the answer. Experiencia fantástica: Today was a crazy day! My garage door came off it's tracks and I called Ned Baker in a frantic state as I was running late for work. The receptionist referred me to a gentleman by the name Arsino who calmed me down and took control of the situation. Within minutes someone from a garage door company in Beaverton was at my door and ready to fix it immediately. I am so thankful to have Ned Baker as a property manager and would like a shout out to go to Arsinio a true knight in shinny armor! Thanks Ned baker you guys rock!!!
