Experiencia fantástica: Our experience with the Steve who is the person overseeing the PACC5 maintenance buildings and ground has been amazing He is a very hard and serious worker who goes above and beyond his duties. His working relationship with other workers onside is excellent, friendly and always ready to help the cleaning crew, contractors and visitors. Experiencia negativa: I have owned my condo for over 2O years and never had a problem with my HOA payments until exclusive property management took over. I pay my monthly payments through my bank ,bill pay, on time every month. One payment that was paid and monies were deleted from my account, was never cashed. I was unaware until I received a letter stating that I never paid it along with four months of late payments totaling 200.00 in late fees. I have been trying to rectify this situation with the accounting people , including letters from my bank stating to them it is not my fault. Since then I have no response on this matter, except getting more late fees.accumulating every month. I am not the only one in my community with problems with this company… It takes them 13 days after receiving there checks from our banks to process them. Something needs to change with there system!

At Exclusive Property Management, our philosophy is always to serve homeowners with care, respect, and attentiveness, and to go the extra mile whenever possible to ensure your satisfaction. I would like to clarify the timeline regarding the account activity. Three Notices of Late Assessment (NOLAs) were mailed to you on June 12, July 12, and September 12. Each of these notices reflected the outstanding balance at that time and indicated that the account remained delinquent. You later confirmed that your June payment—which was unfortunately lost in the mail—was not replaced and cleared until October. This delay in receiving the replacement check resulted in the account continuing to show a delinquent balance during that period.
As we shared with you last week, we have reached out to the board to request a waiver of the late fees on your behalf. We kindly ask for your patience as we await their response, especially since the Thanksgiving holiday may cause some delay. Additionally, please keep in mind that payments sent through your bank "bill pay" are mailed to the association's bank lockbox, and due to ongoing postal delays, it can take up to 10 business days for those payments to arrive and be posted. Deposits are usually posted at the lockbox within 24 hours from time they are delivered. I would like to clarify that all payments received from homeowners are applied according to the Florida Statute. In other words, any payments the Association receives must first be applied to collection-related charges such as late fees, etc. before the remaining portion can be applied toward the regular assessments. This process is required by law and must be followed consistently for all homeowners.
We truly appreciate your understanding, and we remain committed to assisting you and ensuring your concerns are addressed.

Experiencia negativa: Worst staff and customer service sucks. They shouldn’t be in the field. Extremely rude. Heather has a nasty attitude and staff speaks to you like they’re the victim and you owe them something. They also covered for a board member of the association we lived in for 8 weeks after our move out date when she was illegally withholding our deposit check. Per rules and regs of the association and their lease as well as Florida law, checks are to be released WITHIN 30 days. They covered for Randi Haiman of Riverwood in Miami for 60 days. Fraud and liars. Don’t deal with them. It ended with involving our attorney to get the check back. RESPONDING TO YOUR RESPONSE: I contacted Anna at Riverwood office at 10 am and told her the check needs to be cut that same day before I get my attorneys involved after her telling me numerous times it will take another few weeks for board approval. 20 minutes later I get a call saying “your check is now ready for pickup” once we picked it up, check was signed by Randi Haiman. I wonder how it was ready so fast? She knew she was doing something illegal due to her personal feelings about us as tenants who lived directly next door to her. I could sit here and write a list of all the stuff she was behind on. I will let you read my review on Riverwood Association google page. Hope you guys grow to hire better staff with better customer service.

We’re very sorry to hear you feel this way, as that’s certainly not the level of service we strive to provide. However, we would like to clarify a few important details.
Your refund process unfortunately took longer than usual because the previous management company did not provide the association with proper deposit records. As a result, each refund now requires formal board approval before it can be released. This was not a delay caused by our staff or by Heather personally, but rather a matter of compliance and accountability to the association’s financial procedures.
Heather actually worked diligently to help expedite your refund, and your deposit check was ultimately processed and refunded once the Board completed its approval. Throughout the process, she remained courteous and professional, and we truly appreciate your patience and understanding at that time.
We understand the frustration that can come with administrative delays, but please know that our goal is always to assist both residents and the Board in following Florida law and association rules accurately and fairly.

Experiencia negativa: If I could give zero Stars I would. This review is in reference to Boca Teeca condominium.. Exclusive Property Management has been managing this property for the last few years and during the time that they've been there, the maintenance on the condominium building has gone down. The catwalks need cleaning, the exit signs need to be repaired or replaced and the elevator certificates have expired, one in 2024 and one in 2025. I've sent Denise Wolf, two certified letters return receipt requested but unfortunately only one of the issues was responded to. I do not recommend Exclusive Property Management or Denise Wolf to anybody considering using this company. Also, additionally, they want all the residents to have a parking sticker on their car. However, you have renters that come in there and are not even registered and do not have a parking sticker on their car. I feel I'm not getting my money's worth and this will be escalated to the better Business bureau. I pay over 1,000 maintenance a month and I feel I deserve a refund because they are not doing their job. PS. I have photos of everything in case you need them. 10/8/25 - Response to owner. Please check your records. The last response I have from Denise was in May and the expired elevator certificates are still expired. Unless they were fixed today. Note that I do have pictures of the expired certificates. Also please address the exit sign on the 4th floor that is missing. Unless that was fixed today. Please address the reason why the catwalks are not cleaned regularly. Waiting to hear back from the board on this and Denise should keep us apprised as to what is going on with our maintenance of the whole condominium. Unless they were cleaned today. If these things are not resolved by October 10, 2025, We will be contacting the better Business bureau and if it is not resolved through the BBB I will go through the condominium Ombudsman. Trying to give you guys a heads up to get these items fixed before the condominium is deemed a fine.

Experiencia negativa: I had an extremely disappointing experience with this property management company due to the unprofessional behavior of an employee named Heather. From the moment our conversation began, her tone was condescending and dismissive. As someone who deals with real estate regularly, I expect clear communication and at least a basic level of courtesy—neither of which I received. Heather, who spoke with a strong accent, became impatient and increasingly rude when I asked for clarification on property details. Instead of helping resolve my questions, she cut me off repeatedly and acted as though my inquiries were an inconvenience. This type of behavior is unacceptable, especially in a field where professionalism and client service are essential. If this is the kind of “service” they allow their staff to provide, I would strongly caution anyone considering doing business with this management company.

We’re disappointed to read this review, especially because it does not reflect the experience most of our homeowners and residents have with Heather. To clarify: the application in question was promptly received and sent to the Board well within the required 30-day review period. This process is mandated by statute, and the Sales & Leasing Department followed it exactly as required.

While we understand that waiting for Board review may not align with your personal timeline, patience is part of the process. Suggesting otherwise is not fair to Heather, who consistently handles homeowner requests with professionalism, efficiency, and courtesy. In fact, Heather has received numerous positive reviews that specifically highlight her clear communication, responsiveness, and dedication to customer service.

Experiencia negativa: If you're considering buying a condo managed by EPM, DON'T! They're customer service doesn't exist. I own two condos at Manor Grove Village 1 in Wilton Manors. I have not heard from EPM since June 4, when they told me that my accounts were blocked because my accounts were turned over to collections. I had emailed them May 16 asking for the status of my many outstanding checks since they were re-hired by the association. They responded May 16 that my email was forwarded to the accounting department manager. When I hadn't received a response, I emailed them June 2. June 4, they told me I was in collections and to contact the associations lawyer. They never looked into my missing checks and I had to cancel many of them. I was forced to pay almost $1k in legal fees for a mess that EPM caused yet never acknowledged. The association used EPM a few years ago and then switched to another management company. Sadly, the association rehired EPM after a year without issues. There are several owners in this development experiencing the same problems with EPM.

Experiencia negativa: My experience with Exclusive Property Management, specifically through their representative Wendy Phillips, has been deeply disappointing and frustrating. As a unit owner at Manor Grove Village One, I reported multiple serious maintenance issues directly caused by roof work authorized by the condominium association—including a roof leak and the discovery of missing insulation in my attic space. Despite providing clear documentation, professional quotes, video evidence, and even references to the Association’s own governing documents (which clearly assign responsibility for such repairs to the Association), Exclusive Property Management continuously delayed, deflected, or outright denied responsibility. Their representative even misrepresented shared attic space as a private area—until it was confirmed otherwise—yet still refused corrective action. The lack of responsiveness, accountability, and basic follow-through has forced me to live with water-damaged ceilings, excessive heat from lack of insulation, and odor intrusion from neighboring units. These are not minor inconveniences—they are issues that affect habitability and comfort, and they stem directly from mismanaged repairs. Exclusive Property Management has failed in its duty to act in good faith, enforce the Association’s responsibilities, and protect the rights of the unit owners it claims to serve. I strongly advise other communities to think twice before hiring this company. Property management should mean advocating for and preserving property—not ignoring legitimate concerns and avoiding responsibility.

We submitted proposals for this work, but the Board elected not to proceed, as other units do not have insulation funded by the Association.

Experiencia fantástica: EPM has been managing our neighborhood for many years, they are really professional, knowledgeable and helpful. The owner, Steve, is a certified black belt in property management, so he helps us stay in compliance, up to date, and out of trouble in every way. Carroll and Chavez take care of our monthly bills and admin tasks and help us stay organized. They don't bother us with extraneous nonsense like some PM companies do, and they're there for us when we need anything. EPM gives excellent support and guidance for the board members, and helpful customer service to all the residents. I've served on the board of my community since 2014 and I could not have done it without the support and guidance from Steve and the fantastic team at EPM.

Experiencia negativa: We rented a condo for the winter. Had to put up a $500 deposit immediately. It's been over a month since the winter ended, and we still haven't got our deposit back, despite multiple phone calls. They treat you one way when they want money, and differently when they owe you money.

Experiencia fantástica: Exceptional Support and Guidance from Exclusive Property Management I contacted Jay Mangel, one of the Managing Partners at Exclusive Property Management, when our community faced challenges with our current Property Manager. Jay was quick to listen, offer solutions, and guide us toward a beneficial path for our community, even before being hired as our new property management company. Once hired, we were assigned Steve Caballero, another Managing Partner, who assisted us through a difficult and tumultuous transition. Steve was there every step of the way—getting our financials back on track, supporting our current vendors, and helping us secure new ones. He truly “held our hands” through all the ups and downs we encountered during the transition period. Once things stabilized, Steve continued as our Property Manager and hit the ground running, securing bids and completing long-overdue projects. We could not have achieved such a positive outcome without the support of Steve and Jay at EPM. Additionally, I know I can reach out to Heather Silpat and Jessica Felch for any questions from the HOA Board or residents, and they are always quick to respond with answers and support. They are the guiding force that assists myself, as the President of the Association, along with various Board of Directors and unit owners . Steve Caballero is the Manager and he is always willing to help and give advice on any matter or refer us to the appropriate person.Steve, every fall, reaches out to address our next years budget before the Board votes to approve. He gives us a timeline to get all mailings and maintenance coupons out on a timely delivery. Experiencia negativa: My experience with this management company has been a nightmare. We have had a few management companies and not had any problems like this. Since coming in it seems changes have been made without notifying home owners as now I am getting messages of late /DELINQUENT fees although payments are being received before the 10th of each month as written in the docs. Payments cannot be made in person at a local office or bank. Also NOT able to speak with a live person and emails are not answered in a timely manner. Delinquent is a new term/ charge that is being used to collect more money that has not been used by the association.

Experiencia positiva: Lysia Greaves has been our property manager since September 2024. The Association was a mess at that time. SInce then, she was able to resolve many important outstanding issues. Her personnality and knowledge make things easier to be accomplish and open discussions on Association matters are happening in a constructive manner wiht respect and fareness and according to our Declaration, Bylaws and Rules and Florida's laws on condo Association. For proper understanding, I never give 5 starts but I would give her 4.5 stars.

Experiencia negativa: This management company took over the condominium in which we have a rental property. The tenants left and they took over 60 days to return their deposit, and for that to happened we had to call every day and go to the office to get the check, because multiple times they told us the check was mailed and it wasn’t. Now we have new tenants that had submitted an application and they are taking as long as they want to approve them, I emailed Veronique for updates and no answered, called several times no response. In this association we have gone through many property management companies and this one is by far the worst, if you are considering hiring them beware that they are unresponsive, they don’t follow association rules (they make their own) and they don’t understand that we are their customers and they are not doing us any favors.

Experiencia negativa: We own 2 properties in a gated community managed by this company, and occasionally need to engage with them on specific items. They made some mistakes and have not rectified them. They are scattered, slow, unprofessional and unresponsive. No-one takes any ownership or accountability, and it's often difficult to even get a reply. When we do, it's incomplete, grammatically mistake ridden, and generally useless. Would not recommend this company if you're looking for professionalism and service.

Experiencia negativa: I own several rental properties throughout Florida for the last 13 years and I have never come across a worse management company. This company recently took over my HOA in west palm beach. Within the first 30 days, they sent me a letter advising I was behind on HOA dues and interest/late charges were being added. I have never missed a payment in my life and have always been on autopay in full so not sure how I could have had a late charge. I contact EPM to inquire about it, they advised they pushed it to a collection agency, I called the collection agency to find out what was going on and they said I need to call the management company and handle with them. This management company has no idea what they are doing. I hope my HOA decides to fire them ASAP. If you are shopping around for a management company, steer clear of this one, there are way better ones in south Florida.

If you received a notice for a delinquent assessment and fees associated- this would have been sent by the third party providing this service for your community hired by the Board. As we did not generate the notice, we do not have the details of fees due, interests, and other costs associated with your account. We urge you to follow up with them to obtain a payoff amount inclusive of all fees and pay any outstanding amounts. I believe our office communicated this with you over email and provided you with their contact information. I understand this may be frustrating, but we sincerely ask that you reach back out to them. We will inform the Board of this dilemma as we too feel frustrated not being able to assist with the accuracy and detail needed for the conversation with owners about their balances and the fees associated with delinquent accounts. Experiencia negativa: Got a late fee notice for 8 cents Fees are 150 dollars now. The start of this hole deal began Because check was clearly wrote out right and on cashed on time. Called and never got a return call. Emailed copies of check and late fees never received any answer regarding item that wasn't my fault. Just received another notification no customer service at all. Next step is they will hear from a lawyer. This is do to no customer service from management company or association at Oakland Grove village condominium .

Experiencia negativa: EPM is NOT a good MGMT company, to those that pay their association fees using personal checks or Money orders, TAKE PICTURES OF YOUR PAYMENT, take PICTURES of the ENVELOPE when the Post Office stamps the date on it, then mail it. EPM has a SLICK habit of receiving payment, holding it until the the due date has past, then processing the payment after the due date, so that they can charge a late fee. Its July 17, and I mailed my payment July 1st, and the checks I mailed, have not been processed and or cashed.

Experiencia negativa: I have been trying to dispute my first time ever late fee and penalty since March. Until 2 weeks ago, I reached out again to check on the status just to find out today (mid July) that my dispute was not approved. I am so upset that there was no communication from the management company to advise me of the boards decision and now the late fee has snowballed to $350. Since March I have been on top of the all the hoa payments and immediately caught up on the missing amounts. I really wish the management company would have notified me soon for the board decision so I would not have a $350 late fee and penalty on my account

Experiencia negativa: I am a homeowner who was concerned about my ARC and had questions. First off, no one returns calls! Finally got imcontact Jessica who by the way is not the sharpest pencil in the box however I remained patient. Her dismissive responses were unacceptable and not helpful at all. She was rude and frustrated that I called her out on a huge mistake. Everyone makes them, but she was so defensive and rude. I finally got in touch with Tamica, who is amazing, and the problem was solved!

Experiencia negativa: I live in a property called Watersedge. EPM are our so called property management company. This company needs to be put out of business. They have the worst customer service, they never answer the phone, their account department leave you wondering if the have a 1 st grader in charge. They send letters of complaint to wrong addresses, they send you to Attorneys who are even worst then they are about answering concerns and they send you to these so called Attorneys before they are sure of their assumptions. They hold HOA payments even though they are sent on time so it looks like you were late so the can collect a fee. DO NOT HIRE THIS COMPANY !

Experiencia negativa: Horrible customer service and very unprofessional. They do not respond to your emails and over the phone. I have requested the condo questionnaire paying the rush fee 100$. I need to have the money back now before I hire an attorney. The time that was needed to provide this document is already gone

Experiencia fantástica: I have contacted Heather Silpat at EPM many times to ask for assistance with some customers' issues. The last one had to do with a City violation and Heather was able to help to resolve it. Heather is very consistent with providing excellent customer service. She returns the calls on a timely manner, she provides the information that I request, and she listens to my concerns.

Experiencia fantástica: Maintenance person Wilson Wilson went above and beyond this past Saturday night. He came on his off hours to help resolve a leak issue in one of the condo units. He not only helps resolve it but also stayed to get it cleaned up. Kudos to him.!

Experiencia negativa: They took over Coquina. Huge scam related to late fees for HOA payment. Very delayed to NO email response unless constantly following up. Very unclear email replies which seem to be intentional. Notice of violation letters suspiciously being received days after reviews have been submitted of my situation. It will not stop me from being honest. Make it right, hire new staff that want to work. I would take that over my fees refunded back to me as a service to my community. I DO NOT RECOMMEND THIS COMPANY! updated 8FEB2024: In response to the reply from the owner. To acknowledge my review one year later speaks for itself. My feedback was reported several times. My message to all is to simply not get involved with Exclusive Property Management.

Experiencia negativa: No one answers the phone, you have to leave a voicemail and are instructed to do so and you’ll receive a callback in 48 hrs. Nope! That was a lie! It’s been almost a month and no one has returned my call.

Experiencia negativa: I can't say enough bad things about this company. I actually don't understand how they are a legitimate business!!! I am having similar problems as those that others have stated to the point where I have been sent to collections (been served by a lawyer!). I have repeatedly and proactively tried to resolve the situation but am constantly ignored, hung up on, no response on emails, suddenly the person that sent the email no longer works there, there is no accounts department... every excuse under the sun. After reading all these horrendous reviews im no longer going to initiate resolution, it seems safer for me to continue paying my maintenance fee thru the collections lawyer so at least I don't get ripped off! FFS... HORRIFIC BUSINESS PRACTICES AND SHOULD BE PUT OUT OF BUSINESS!
