Baker Street Properties -- Exceptional Property Management

Experiencia negativa: Usually leasing and move in is very stressful and annoying but glad to find baker street a little different. From the moment we started our house search to after move-in, the team has been very supportive and prompt to respond. The leasing process was ok, a little on the expensive side for a run down house. But the staff was incredibly helpful, patiently answering all my questions and guiding me through each step, even settling through unexpected situations . They were always prompt in their responses. Upon move-in, I was pleasantly surprised by a thoughtful welcome gift box and a Domino's gift card - perfect for that first night surrounded by boxes! It's these little touches that really show how much they care about their residents. Edit: After living there for a year the maintenance is super slow and irresponsive. The basement flooded and someone came over and charged us 200 dollars for taking some clogged items out of the basement sink. The house is so old the washer and dryers dont function properly and drain into a sink we had no idea was clogged. They couldve told us and we would’ve dealt with it ourselves. They dont care about you the moment you pay them and sign the lease. Everything was also 15% more expensive than the market for fancy marketing. STAY AWAY

Experiencia negativa: Slumlord. Horrible communication, no accountability, and random $100 "surcharges" applied to rent without explanation. The leases are written in a way that allows them to randomly charge you extra at the discretion of baker street, tenants cannot dispute any charge they apply. A nightmare, couldn't recommend them less.

Experiencia fantástica: We have an owner-occupied duplex and we have been working with Baker Street Properties for one year. We highly recommend them! What a spectacular team! They are quick to respond to tenant inquiries and issues. They are collaborative with us when there is a maintenance issue or problem that needs a solution. Although our property is small (only 2 units), working with Baker Street gives us peace of mind, which we really value because we work full-time jobs and don't have time to handle the day-to-day issues of the property.

Experiencia negativa: Should receive NO stars. I am a neighbor of a property they supposedly manage. Backyard has not had any maintenance of lawn, trees, or fence line which is partially barb wire! The back yard is overgrown with poison ivy, trees have fallen on my property costing me over a thousand to remove and the arrogant manager Emily Harju scoffs that "they will be yours to clean up once they fall in your yard". I have spent hundreds on insect and poison ivy products, moles and voles are destroying lawns of other neighbors. Harju must write these 4–5-star reviews because every tenant that has moved out has complained they are unresponsive. Gas leaks have been happening for 3 years due to foundation settling on the meter and line and I am the one who discovered and reported to city, student renters did not know why they had headaches and nausea.

Whether you are local owner, out-of-state, or even abroad, they do an fantastic job of understanding and meeting your needs.

The employees are communicative and understanding. Baker Street's online portal that we use for payments is robust and much nicer than having to pay via other means, it is also good for book-keeping on maintenance issues.

The team was very helpful in sending maintenance out fairly quickly when we had issues at the house, and they were fair with small rent raises each time my roommates and I renewed our lease. The property inside was well cleaned and maintained when we moved in, and what few repairs the property needed initially were taken care of quickly when we let them know. We did experience quite a bit of lag time when it came to getting a lawn care team to come out and take care of the lawn during the summers.

Experiencia negativa: Firstly I’d recommend to NEVER RENT FROM BAKER STREET if it’s avoidable. This is only the first of MANY grievances I have with them. Maintenance is horrible. Placed a request and they came into our home while we weren’t there. They left animal feces in a pile on the floor and left. If you our to be so unlucky to find yourself renting from these money hungry heathens then I highly recommend NEVER permitting maintenance on the premise while you are not in attendance. They clearly have 0 respect or regard for other people’s homes.

Pet friendly, allowed us to sign for multiple years to avoid big jumps in rent, and the remodel in the apartment is very nice. We really like our place so far :)

They are an understanding company and will never leave you hanging.

The property was very clean upon move in, and has been well maintained. Although Baker Street does not manage my rental anymore, I will definitely prefer using them when I need to move again.

They’re quick to respond to emails: I also liked the gift box with dish soap and hand soap waiting for us when we moved in. Experiencia negativa: Took over my property in the middle of a lease. Poor communication. Very unresponsive and difficult to get ahold of. Usually no one answers at the office and emails can take 3 days to 1 week to get a response. Maintenance will show up with no notice even if you don’t have a work order in. They aren’t transparent and don’t give straightforward answers. Did not allow me to be present during the move out inspection even though it explicitly states in the lease that the tenant has a right to be present at said inspection. Failed to inform me that the move out inspection had been completed and that the inspection report is not available until it is sent with your security deposit; I had to reach out multiple times in order to clarify this information. Unable to tell me the status of my security deposit i.e, if it has been sent out, when to expect it to be sent and/or possible date of arrival, they only state that they have 30 days by law to send back the deposit. They did allow me to extend my lease twice while in the process of buying a home, however, this does not negate the other factors mentioned previously. It was difficult to navigate the situation as they wanted to list my unit one month after I had renewed for 6 months. I would definitely recommend checking out other property management companies and landlords in the Ann Arbor area, as well as ensuring that you are educated regarding Tenant Rights in Ann Arbor, especially in regards to lease renewal and occupied unit showings.
