Experiencia negativa: Loved one of their properties we toured. Went to apply and they required that you made 2 and a half times the rent per person not household. Never heard of this, called and inquired more and they stated it is a requirement for per person if you are not married, if you are married than it is by household. Guess they never heard of couples separating or divorcing. This seems very discriminatory, my roommate and I have lived together for over 5 years and we make well over the 2 and a half times the rent. I have asked other leasing agents in the industry and they have never heard of this before. Pretty disgusted by this rule.

Some owners and management teams set income requirements on a per-applicant basis when people will be signing separate leases rather than by household to ensure rent is covered if individuals separate; it is not intended to be discriminatory, but we understand it can have unfair effects. We will share your feedback with the property management and review our screening practices to ensure they are applied consistently and fairly. Experiencia negativa: I had an extremely disgusting experience with SunWorld Group Inc. that felt like dealing with a complete cesspool of unprofessional and nasty business practices. I applied for a property after confirming I met the income requirements on my own. I was initially denied due to credit concerns and was specifically told that if I provided proof of payment on an open credit account, I would be approved. I followed their instructions, took care of the account, and provided documentation as requested. After doing exactly what they asked, I then received an email stating I was still denied — this time due to a “strict pet policy” that was never disclosed in the original listing. Had this policy been stated upfront, I never would have applied or spent money addressing the credit account in the first place. To make matters worse, the listing was later changed to include the pet policy only after our interaction, which raises serious concerns about transparency and honesty in their screening process. When I questioned the situation, I was suddenly told I could move in if I paid $500 per pet (I have 3 pets), totaling $1,500 — a requirement that was never mentioned prior to applying. After declining due to the way the situation was handled, my girlfriend received a phone call stating that we should “rent elsewhere” and that “people like us just move in and throw RCWs at them.” Being treated like a problem simply for asking for fair and transparent business practices is completely unacceptable. I have filed a complaint with HUD and will be moving forward accordingly. This company’s process felt misleading from start to finish. Communication was inconsistent, criteria seemed to change mid-process, and the overall experience was incredibly unprofessional. I would strongly caution others to document everything carefully before applying here, as the experience felt dishonest and unnecessarily difficult.

Experiencia fantástica: We have lived here a year and really enjoyed it. This space is the perfect size for our little family. We have needed small Maintenance repairs from time to time (life with littles) and maintenance has been quick and helpful. We are happy with our home.

Experiencia fantástica: I had a wonderful renting experience with SunWorld Group. We received our entire security deposit back, which can always be a nail biter. Working through their app, AppFolio, was easy and very user friendly. Maintenance requests were always answered in a timely manner. Paul & Robin (owners) were both great. Jamie, in the office, was very helpful and friendly. Thank you, SunWorld, for a great rental experience!

Experiencia negativa: Paul Van Balaan is the most unprofessional "professional" I've ever met. Days into my lease he felt I had hurt his feelings so put me in non-renewal status. Most adults would be able to manage conflict at least well enough to say what I did that was so out of line. He would or could not. This went on for.months! I ended up giving him a blanket apology, and moments later I was in his graces again and my lease was renewable. Beware this team. Carefully document and report anything and everything out of line in the apartment before you move in. Keep records! They will ding you on every single thing when you move out, even if it was there when you moved in. If you want a responsive and professional property management company, I would look elsewhere. Edit 10.21.25 Please see their original response below, which was carefully edited later to make it look like I was the only one at fault. Since I was 100% certain I wouldn't see a dime of my deposit back no matter what I did, I let SunWorld pay its own cleaning service from their proceeds. Ask anyone who Paul Van Balaan manages what he is like as a manager before committing. Edit 10.25.25 Of course I let consequences of Paul's ridiculous actions and hostile words determine how I left the apartment.
Experiencia fantástica: I am grateful to Paul and his team for their hard work and dedication. My property has been managed by Sunworld for almost ten years. My HOA has many requirements and Paul and Mae take care of them one by one. I highly recommend Sunworld for property owners in the Vancouver, Washington area.
Experiencia negativa: $11.99 to even tour a property to consider applying is crazy work. If they're charging stupid fees just to see it, I can only imagine how they nickel and dime tenants after move in.

Experiencia fantástica: Sunworld group has been wonderful to work with. This was our first rental, so we had lots of questions. Kirsten has been both very kind, and quick to answer all of them. She’s been efficient with anything we need. We didn’t know what to expect working with a property management group, since this was our first time doing so, but Sunworld Group has been great to work with! Update for my review: I haven’t heard from Kirsten in a while. I don’t know if she changed positions or left Sunworld group. Since then it has been slightly more difficult to get a response through texts and emails, but maintence requests and anything important are handled efficiently. Still super happy with Sunworld Group!

Experiencia positiva: I had SunWorld prep two rental units 900sq ft each when I was on vacation. The work entailed painting each unit, new blinds a general cleaning, hedge trimming, trash removal, a new Tub surround and a new bath floor I provided the material for. As a retired contractor the $13,200 I was charged was sticker shock. The going price for a complete paint job per unit is $ 2250. hired out and $1000. Per unit cleaning, tub surround and floor installation $829. The difference between SunWorld and hiring it out was $5,871. I don't mind someone making a profit but at $7329. The people I would have hired would have made a profit . It's a tough lesson learned.

The annual inspections were curtious and friendly. When necessary, all maintenance request were answered and handled immediately. We were so comfortable, we never wanted to move but sometime life forces changes.

Experiencia negativa: The worst property management team I’ve seen. Could care less if you call them 1000 times. They will not call you back if you begged them to. I’ve called the Vancouver and Longview one for multiple days trying to get some questions answered. No one ever called me back. I emailed about a property my and my fiancé were really interested in and told them to call me please. All they did was send a link on how to tour to place. We paid the fee to go in person to look at the place and loved it. We apply online after we saw it. We payed $55 each to apply. Called again because we had questions about the application (no answer. Shocker). Paid $110 to apply for the place and get our screening done only to receive an email the next day saying “sorry this location has been rented”. Do you know how frustrating it is to go through all of that and they knowing had someone approved and in works to rent the location. I asked for my $110 back and they said tough luck. The absolute worst group I’ve seen in my life.

Experiencia negativa: EDIT in response to the owner’s comment below: I am not upset about legitimate deductions. I acknowledged minor drywall damage and a dirty oven — those are fair. What I am upset about is the lack of professionalism, the use of a shell company owned by the landlord to generate inflated estimates, and the fact that I had to chase them down repeatedly just to receive the legally required deposit information. Even after they said the refund was issued, it never arrived — and they failed to inform me it was rejected until I pressed them seven days after the legal deadline. That’s not how honest property management works. *** WARNING!! I am a former tenant of SunWorld Group who fulfilled my lease, left the property in good condition, and provided a professional carpet cleaning receipt as required. Upon move-out, a significant portion of my deposit was withheld based on unsigned “estimates” (not invoices) for repairs and cleaning. These estimates were issued by P&P Repair and Remodel Inc., which is owned by Paul Van Baalen, the same individual who owns SunWorld Group. Additionally, Robin Van Baalen (formerly Robin Wick) is listed as Office Manager for P&P and identifies herself publicly as Vice President and Client Relations Manager of SunWorld Group. This direct financial relationship was never disclosed to me and creates a clear conflict of interest in the handling of tenant deposit funds. According to Washington State law (RCW 59.18.280), landlords must provide receipts for actual completed work, not just estimates — and especially not from affiliated businesses. None were provided. I have formally demanded a refund and will be filing in small claims court. If you’re considering renting from SunWorld, I strongly encourage you to request complete transparency regarding deposit handling and who performs any alleged post-tenant “repairs.” I wish I had known to ask more questions.

UPDATE TO REVIEW LEFT WHEN MOVING IN Just had to take the time to give credit where it is due and leave another positive review, even two years down the road, I'm still happy to have a great management team and company !! Paul and all the staff @Sunworld have been nothing but amazing!! The move-in process was smooth and stress free. Been here since 2022 & have only positive experiences. My plan down the road was to purchase, but with the current market/ economy, I may just rent forever and I'm blessed to have best company& landlord plus all the staff are great, understanding & professional. No issues here, & as far as maintenance, the few things that have came up, the communication was instant, not only did Paul the owner call me directly to help, maintenance arrived within an hour. The maintenance & landscaper are always great people who are genuine, caring &hard working!! I don't have not a single bad thing to say. I see a lot of bad reviews online and I'm not saying that others have not been justified in their comments, and I don't know their situations and experiences, but a lot of times people just want to complain or not be accountable for their part, & people only tend to write a negative review/complain, so I wanted to take the time and write a positive review. I've had awful landlords and Paul is not that, he's great!Just pay your rent, keep your property clean and follow the rule, so sun that up be a responsible adult tenant and there will be no problem. I plan on renting w/ Sunworld group forever, or until someday, maybe I am fortunate to buy. Being a renter, there are ton of options , but I wouldn't go anywhere else.I l refer them anytime I hear of corners, friends etc, looking to rent. My place just feels like home& I'll continue to treat it just as it's my own and take care of it, inside and out. Also, pleasantly surprised by neighborhood/area being so great!! 5-min. walk away to most beautiful park/trails/creek in the area, so within a block or two, I can walk and feel like I'm in the middle of the forest. I just wanted to leave review giving credit where it's due; overall it's just a professional company. Keep up the good work Sunworld, I will cont. to refer tenants, they DESERVE & earned this positive review! I appreciate them.

Experiencia negativa: They show nasty, dirty, unkept, apartments and duplexes while charging market prices for something that hasn’t been updated since the 90’s. The kitchen cabinets had chew marks on them, the counters were peeling, zero fresh pain, fireplace was not out together, the yard had cinderblocks covering holes where your pets or children could get out on a busy intersection (Hearthwood and Millplain) and possibly be run over. And it’s marketed for families??? It’s a waste of time driving over to see the trash they offer. Should have read the reviews first. Won’t bother with another one of their rentals - checked out 115 NE coast pine avenue Vancouver wa.

Jesus owns Home Perfections, he is angry that the insurance company allotted 6000.00 dollars for water extraction and drying after a dishwasher leaked. He billed over 13,000 dollars. He then presented an estimate to put the unit back together and wanted almost 14,000 dollars. As a general contractor that we are , it would cost the consumer not more than 7500.00 dollars.

Experiencia negativa: I would never rent from them or recommend anyone to them they didn’t come fix the floor they didn’t leave a professional note stating there came by they don’t leave voicemails. They are rude and very unprofessional. The are major scam company they also keep harassing people every month. They try to illegally evict somebody over the phone when it’s not allowed you can’t constantly harass somebody every month because you feel like it. I was with them for a year in Longview and they are the worst company to be with for renting. My client had issues with them too. I really hope that the place I was living gets condemned and all the others in the duplex’s around the one I was in. They are very rude unprofessional and they don’t do things by the book. This was the hole that was caused that I fell threw the floor because the Sub flooring is rotting and sinking it. When they remodeled the place they didn’t bother to fix the structural part of it. When we first moved in Paul was like what are you going to do shoot me because we had a concealed carry on us. And then he threaten to take everything out from underneath us when they didn’t tell us that we couldn’t have the keys till 4 PM. They first told us we could have the keys at noon so we arrived. We couldn’t get into the house till 6 PM. We were than waiting outside for 2 1/2 hours with my kids and all my stuff waiting to be able to let in to the apartment.

Experiencia negativa: Rented a townhouse for a year through this leasing company. When initially working with this company they were great with communication. However through out the year of renting we ran into issues with this company. They did not notify us that the building was being reroofed which caused a ton of problems like being blocked into our unit with no exit. Our smoke alarms would randomly go off. The leasing agent didn’t know which mail box was ours (clearly had our unit number on it) which to me indicates they don’t care about or check on your unit. After signing a lease they would constantly Dodge our calls if we had issues. And when we moved out they charged us for a “professional cleaning” which I had deep cleaned the unit and have always had a full refund from my deposit. They had told us when we moved in that the unit was professionally cleaned which was not true as you could visibly see grime and gunk on the sides of the kitchen island and cupboards. We also found margarita bombs/balls in the top cabinet which we don’t drink so that also indicates that it was not professionally cleaned. Over all I would not recommend this company I’m not sure why they have good reviews because they sucked. I’m not a needy tenant and have never had issues like this with previous rentals.

Experiencia positiva: I called about a unit that was within my price range to clarify about the stated deposit, which was $2500 straight up (not based on credit) on a unit priced at 1,395! The answer I received was that it is based off of property damages. After leaving my initial review I received a call back from the office and that they would be willing to work with decent credit on the terms of the deposit. Very professional and gave me the courtesy of a more in depth explanation. Much appreciated! Back to 3 stars. Not only did I have to sign up to see the property and spend $2 just to view need on a third party website, but the self service requires a code which wasn't on the lock box due to damage and I couldn't get assistance because of the required human interaction. I'm not wasting my time. The guy was nice though! Not his fault about the broken box at all! It's just too much hassle and the first time I've had to spend money to view a place.

Experiencia positiva: I had given the good reviews for the Sunworld group in 2021when I first signed up with them but after while dealing business with this property management company for my investment property, now I’m having a buyer’s remorse because they’ve been collecting the monthly fees to manage my property every single month and yet still charging me for coordination fees to find a vendors for the repairs, and also they had deducted a several hundred dollars out of my owner distribution funds twice without any work order and invoices. My current opinion they do not deserve this kind of rating any longer. I’ll post more review about this establishment after the tenant moves and how the owner Paul handles our departing of the business relationship....

I''ve worked with Paul over the years with my investors and will continue to refer business his way as more issues arise from squatters, default and damaged homes from out of State owners that self manage.

Experiencia negativa: So initially I had high hopes for sunworld group, I was pleased with how polite they had been, and I can't say anything bad there, I had zero issues with the folks and more just about the quality of repairs. One issue which cause me to decide to quit renting the place I was at, was the roof started leaking, and after 4 months or so it didn't get resolved, granted it was winter, and there were holidays etc, but the owner tried to fix the issue with Flex seal tape to save money, and after that didn't work I re submitted a repair request, and didn't hear back, then they wanted to raise the rent, and if things had been fixed timely and properly I would have considered staying. But as is, I don't think I would feel comfortable recommending Sunworld to friends or family.

Experiencia negativa: I recently rented from Sunworld for almost 4 years. Pls don’t say records don’t show this renter or threaten suit as you ordinarily do to everybody. No one is believing you or afraid. From REAL local recent renter experience, he did not focus on normal business relational efforts in any way. As to my terrible experience / these statements are COMPLETELY true. The owner continually makes very attacking verbal abuse & personal to try to win with his giant ego & threats for things which are unnecessary. He is an unprofessional aggressive bully, fabricates any possible legal angles routinely, threatens to intimate people as normal convo - it goes on and on. He will try to invalidate this post & attempt to discredit it. Believe it, or you will believe when you deal with Sunworld. Was he an unreasonable maniac? Yes. 100% - I have many other things I would prefer to be doing today but folks need to know what to expect from Sunworld Property Mgmnt. He tries very hard to cover his unprofessional bad behaviors. His ego is giant & no one stops him so far. Until now. He is being exposed finally from reading all of these honest reviews. Please, as a renter or an owner, listen to this review. There is no immediate vengeance whatsoever on my end- Just trust in this Truthful experience.
Experiencia positiva: I’ve used Sunworld for 2 years and they have been great at taking care of my property and any issues that have arised. Also their contractor has been quick and professional at the remodeling process.
Experiencia fantástica: I have been blessed to have found a place on such short notice 10 yrs ago. We have been here since! Paul makes things happen. If you ever have a problem he will help fix it . Very friendly company. Thank you Paul and staff for all the years we have been with you! He doesn't tolerate disturbances and has been a great landlord.

I was in a domestic violence situation I asked to get my name off the lease to leave and they told me they would and come to find out they never took my name off and filed an eviction on me. I was under the name Michelle foley and the other person on the lease was edwin Wilson

Experiencia negativa: My boyfriend and I applied for one of the properties rented by Sun World. About a week and a half after we applied, he called in asking for the status of our applications and were told that they were denying us because we were considered “low income”. When he asked for clarification it seems like they were going off of our net income and not our gross income. Which no rental property has ever done in all the years I have rented. They also said they would not consider our combined income (which is almost $78,000 annually) because we are not married which is not only illegal, but not how renting with multiple adults works at all because all incomes of individuals over 18 must be considered. Seeing as we have payed the exorbitant application fees and are being discriminated against, I am taking this case to the housing authority. This is completely unacceptable.

Experiencia fantástica: Sunworld is a very attentive property management company. As an owner it is nice to be able to relax and know that each property is in the best hands. They put the best tenant into the property rather than just filling it with a less desirable tenant just to get it filled.
Experiencia negativa: This management company: 1. Approved us based on their own rental criteria and then later said that they would not rent to us. I have a nearly 3 year old eviction, that they insist is less than 2 years, however their rental criteria stated that if I did not owe property debt than I would qualify and could be listed with my husband as a occupant rather than on the lease as responsible for the rent. 2. My husband who has only one item in collections and FULLY meets their criteria makes over 120k a yearand has been at the same company for over 11 years. He was told multiple times that we would be first on this list for a place that came available because our applications had already been APPROVED. 3. Today, after not returning calls, putting other applications ahead of ours, and taking our money or applications, approving them, the "man in charge" told my husband there is nothing he can do for us and that they won't rent to us because I have a almost 3 year old eviction (single mom lost my job) and my husband has a debt in collections also more than 5 years old. 5. They have taken our money and wasted our time. Very unprofessional and in my opinion THEIVES because we asked in great detail before applying to this rental agency if our applications would pass. We have been working with them for months to find a place and now, they decide that even though out applications are approved they are no good, there by taking money from a family 5 in the middle of a pandemic. All we wanted was to live in a house instead of cramped in a 2 bedroom appartment with 3 kids. Instead these people took our money and lied to us, giving us false hope, and burned us in the end for no reason, most likely because I have a unique (Niani) name along with my eviction (which I am actually in the process of correcting because it was illegally filed in September of 2018 5 days before I was even supposed to move out of my apartment. It was something I was never even notified about and didn't find out until this year when we stared applying for a place to live. There is no proof of service because I was never served. All of this can be seen and proven by looking at the court records that a hanious mistake was made and these people pretended to understand that and said that as long as I don't show owing them money (which I don't and that is why my application was approved) that it would be okay. These people are horrible and I would not recomend giving them your money for the peer fact tha they are dishonest.
Sorry you feel this way but with numerous delinquent accounts , you do not meet the criteria. We would be willing to help you once you payoff creditors.

Experiencia negativa: My family and I got approved for a home by there third-party background company, Sun World Group after seeing my face didn’t want to give me the house, I am very disappointed because I believe I was more than qualified but because of the color of my skin they saw right through my credentials.
Hello Nina, our third party screening company does not approve applications. They complete the screening and send the information back to us. We have never met you and we have company policies that address your concerns. However , in reviewing your credit file there are many derogatory trade lines making an approval difficult at best. I had an unfortunate circumstance and the Sunworld Group stepped up and helped me and my family out immensely. They are all good, hard working professionals that I would recommend to anyone.

Experiencia negativa: This company is just like many of the other housing managements. They do not really care about the people. I applied for a house and waited, and waited, and waited some more. After several weeks of hearing nothing from them I had to finally call which is hard because I work at night. The person on the line said the application was still pending the day before I called(but yet now was finalized) however someone else got the house since they applied first. If they got the house then why didn't I get a denied notice and why did my application still need to finish. They said I could have called to see what I needed to do to speed things along when I had literally filled out everything to completion over 3 weeks ago. They put all the blame on me when no one tried to reach out to me once....
Experiencia negativa: The management is so ridiculous and unprofessional. I would get phone calls at random times of the day, they would name call and threaten me and my family constantly. Whatever you do, please save your time and do not rent from these people. They should not be in business anymore and I just hope they never put anyone else and their family in the mental abuse they put us through.

Experiencia negativa: Please please please don’t rent with sunworld. I’m saving you from a lot of stress. They are so horrible to deal with every time the landlord called me he would scream “not yell” but scream at me a lot of unprofessional things and use disgusting words. This management company made my anxiety skyrocket. I work two jobs in the people business and would never even think to treat someone as bad as they treated me.

Experiencia fantástica: Sunworld has been absolutely great to work with. They’re very knowledgeable and easy to work with. Great place too look if you’re worried about having bad credit. They only managed my home for about a month, but made sure we were taken care of and did lots of repair and maintenance before the owners of our house started managing directly. They even offered to be available to answer any questions if we needed help once the owners started managing the property directly.
