Experiencia negativa: We filled out the applications ahead of time, toured the property, and paid the application fees. We were never informed that we didn’t get the apartment — we only found out because the listing was removed. The whole experience felt very unprofessional and misleading. For reference, we have 800 credit scores, make over 3x the rent, and have excellent rental history. Based on our experience, it felt like they were more interested in collecting application fees than communicating honestly with applicants. I would not recommend doing business with them.

Experiencia negativa: star. The communication from this property management company has been some of the worst I’ve experienced. Every response comes from a different person, often with conflicting information. No one seems to be on the same page, and nothing is clearly communicated. As someone who has worked in property management before, this level of disorganization is unacceptable. I understand it’s not an easy occupation, but communicating to your tenants is probably one of the biggest steps and I fail to receive that basic communication quite often.

Experiencia negativa: Not a great experience as a tenant. Some of the folks are friendly. But as property managers they do the bare minimum. When work is done, it is never done professionally and issues persist. I was charged rent after I moved out and was basically told it was my fault because I didn’t cancel auto pay. They also used part of my security deposit for basic cleaning and touchups even though I left the place clean and much better than I found it. They put on a nice show when owners are around. Landlords, do better for your tenants.

Experiencia fantástica: I’ve worked with Real Property Management for several years and overall had a very positive experience. They did a great job finding long-term tenants, which provided a lot of stability over the years. My property was never vacant the entire time they managed it, which I truly appreciated. Mark, Corri, Amy, Jesse were consistently responsive and quick to address any concerns, including taking care of last-minute issues right before closing. They were also extremely helpful in assisting one of the tenants with finding a new rental, making the transition much smoother for everyone. Their online portal made accessing documents simple and convenient. My only suggestion would be more proactive property inspections to keep things updated before issues arise. Even with that one reservation, I was pleased with the service I received over the years. Thank you all!

Experiencia negativa: I applied to an apartment and was denied. (credit score and 3 year old eviction history). I applied with a co-signer who has better credit then me and the same eviction history. I emailed the company trying to figure out if we can work something out because we make more then enough. You can see my credit score has been going up and the email I got from Ron says "no previous eviction in 3 years" Tina says its 4 years and Immediate denial. Tina is rude. Tina is discriminatory. The lack of understanding their own rules lets me know this place is not professional at all. BUT.....that doesn't matter idc that I got denied to be honest, Especially after reading these reviews! The way this "management company" puts peoples personal business out there, is unprofessional. The amount of people calling them out on their lies. IDC what these people are saying in these reviews you have a certain professionalism to uphold and who ever responds to these things looks childish! You can see this company is PETTY! For the person with the Service Animal, you can absolutely sue, I sued my last landlord (that's my eviction) for kicking me out for having an ESA. For anyone else please call your local townhall and complain to the code and zone enforcement to get work done if this company continues to take to long fixing your issues. Make the complaint and let the fines pile up. Please make yourselves familiar with the Rhode Island Landlord/Tenant Handbook as well.

Experiencia negativa: UPDATE 11/12/25 MANNY NEVER CALLS OR SHOWS UP TO DO ANY WORK. THIS IS PROBABLY 6-8 TIMES OVER 3 YEARS THAT MANNY THE HANDY MAN HAS NEGLECTED TO SHOW UP OR CALL. I HAVE BEEN WAITING FOR A PLUMBER FOR 7 DAYS. I HAVE HAD NO HEAT IN MY ROOM FOR ALMOST 3 WEEKS. I do not have enough time in the day to tell all of the negative stories I have with Real Property Management. Since the day they took over my apartment, they have broken into my house with no notice on a monthly basis. They have given my phone number out to random services without asking my permission. They seem like absolute idiots. The first day, I repeat, THE FIRST DAY that they managed my property they LITERALLY kicked my door open as I tried to keep it shut and screamed at me telling ME that MY APARTMENT was common space. STAY AWAY FROM THIS COMPANY IF YOU VALUE YOUR PERSONAL SPACE AND BELONGINGS. For the record, YES, on the first day you were the property management company at my apartment, a woman forcibly kicked my door open and told me my apartment was a shared space. So YES. THAT DID HAPPEN. The response to this review by the company is absolutely not true. People walking into my house with no notice or knocking has happened not once or twice but at least a half dozen times. Your depserate attempts to minimize your unprofessionalism are pathetic and shameful. Just take the loss and apologize. BTW...still waiting for a call back from DECEMBER about the stranger in my driveway that claimed to be here to work on the apartment. This company is a joke. DO NOT WASTE YOUR MONEY. THEY DON'T MANAGE ANYTHING.

Experiencia negativa: Its been absolutely shocking to say the least. We should have known with the overall 3 star review score... We have been renting from our landlord for about 10 years without incident. However, after our landlord hired this management company, we've experienced nothing but harrasment, condescending attitude, and disrespect from their staff, i.e.: Amy and Corey. The times we're in have been really tough for everyone. And it blows our mind how shallow the people who work at this company have been. They come off suspicious and untrustworthy. For example, they've claimed to "never receive our check" so now we send our rent via certified mail or cashiers check just to ensure they received it, so they dont later say we missed a payment and try to evict us. One time, we were told to collect their OWN mail from THEIR nearby post office and bring our mailed in check to them personally. Never heard of such a thing, we dont work for you! Plus we did our part, we sent the rent via certified mail. I hope these people change their hearts...it feels dark. They seem to have an agenda to get rid of certain tenants so they can charge the going rate. Shame on them. P.s. Replying to our review with lies instead of compassion, further confirms our concerns. An overall 3 star review is the outcome and combination of multiple tenants who had the same concerns and had been treated similarly by this company....

Experiencia negativa: I lived in a RPM-managed apartment for two years. Sure, you can expect them to provide housing, this is a real business. But don't expect them to repair a hole in the outside of your house for 4 months. Don't expect them to remove the squirrel carcass after one dies in your walls and stinks up your bedroom for a month. Don't expect them to do it the second time it happens either. Don't expect to talk to the same person every time you call. Don't expect them to remember what you called about last time. Don't expect them to call you back when they say they will. Don't expect them to answer texts. Expect them to take a generous slice of your security deposit. Expect your rent to increase after each lease.

Experiencia fantástica: I was looking for Rental agency for my son's house and when I first called Real property management, I was pleasantly surprised to hear a real human voice on the other end. She connected me to The Owner,Mark who too sounded wonderful. Shortly after the call , I made an appointment to meet him. When he texted that morning to confirm the appoint ment, I was even more surprised that sincerity still prevail . I met him in person and everything went smoothly from then on. He is experienced friendly , genuine and prompt. Always answered my texts timely. Experiencia negativa: 0 stars / 5. this company has been nothing but a headache to deal with. i am a current tenant here. the maintenance servicing takes days on days for them to even acknowledge. they are often asking if someone can come into my apartment, always during the day when i am not home. at first i dealt with problems which i thought were just because the house was old, but it’s actually because the property management company does not care enough to renovate or at least make things nice. all of the electrical outlets and heating furnaces are connected very oddly, connecting to other units breakers or thermostats. i go down and reset the breaker 5x before i figure out which one belongs to mine. and sometimes it still doesn’t fix the power. the furnaces don’t seem to be turned on in the winter even when its 35° at night. god forbid i plug anything in because the breaker will blow. its ridiculous. every part of living here is ridiculous. when i call the office, all of the ladies are very rude and always talk over you. the lack of care, attentiveness, and overall attitude from the company is off putting to say the least. i will be glad when my lease is over and i don’t have to do business with them ever again. 10/10 do NOT recommend to a friend or family member.

In the view months I have lived here I have had water turned off several times without a warning or adequate response time. Currently dealing with leaking water from my ceiling that they have not been responding to maintenance requests for over 2 months now. Experiencia fantástica: I was a tenant with Real Property Management for last 4 years. Super professional all throughout the years. When I let them know I wanted to move, they didn't force me to sign a new lease or rush me out of my apartment. They were understanding, patient and caring with me. They even showed me a few apartments they had so I could stay with them but unfortunately those just didn't match what I was looking for. When it came time for me to get my security deposit, I did have charges deducted but they were very fair and detailed with the explanation of those deductions so there was no confusion. I'd highly recommend RPM to anyone and would consider renting with them again in the future, should I ever find myself in the market again. Thank you for an amazing 4 years!

Experiencia negativa: They won’t even answer my texts, I asked 2 ppl (Tina and Ron) beforehand about my credit with no answer desperate for an apartment I applied. They told me they would let me know if I needed a co-signer and denied me without telling me I needed a co-signer. I received an email that said all I needed was to make the three xs the rent income and that I could bring 500$ the reserve the apartment with no mention about credit or background. I sent all of my income before applying they called my landlord and verified. I even called to ask the credit question and the lady on the phone said she could not answer that. Definitely a waste of time and money. I told the lady that she didn’t tell me I needed a co-signer and I was denied before being able to add one and no response I passed everything except the credit which I asked and made them aware. Paid 50$ and gave lots of personal info for nothing AGAIN these places are taking advantage and it is truly sad!

Experiencia negativa: Scamming people out of application fees , I told them my credit score before I applied they said it was fine as long as my landlord gave a good reference , called me saying they did my application but needed my husband to also pay their fee to apply , 10 minutes later calls and sends an email saying I'm denied for the apartment because of my credit score when I told them what it was in advance so they had me pay them $50.00 knowing they were going to deny me anyways ! Reply ; I didn't qualify on any level ? lmao I have no crimal history , I have good rental references and never been evicted & never been to court for any housing situations , yous denied me based on my credit which I already told my score before hand & yous don't even take the credit scores from sites like credit karma and experian which i was told all I have is a car loan and one card on my credit that's all just don't lie to people and have them pay for applications knowing they will be denied , yous ran mine before calling asking to have my husband pay his knowing I was already denied .

I'm sorry to hear that you were denied for the apartment and were unhappy with the application process. We do not charge an application fee. All applicants have the option of providing their own credit report and background checks. You did not provide that, so we did need to charge the fee for those reports. I can appreciate as well that you may have verbally expressed your credit score to the agent. But we do need to see the credit score from an actual report. We found that this score can often widely vary from what an applicant verbally provides. Again, if you had provided your own report, we could have used that report and you would have not paid for the credit report fee.

We do look at the complete application as well and take many factors into account. Unfortunately, you did not meet minimum requirements on any level. Feel free to respond here or call the office directly for additional information.

Experiencia fantástica: Despite the multitude of clients and properties Mark and hos team manage, having only a single property handled by Real Property Management- Providence team’s dedication and commitment to customers makes me feel as if I am their only client. This was clearly evident in the recent dealings with the tenant in my property and the unfortunate situations that needed to be addressed. Although these situations will happen in the course of the rental business, the communications with the RPM team was always prompt and direct, at times involving a few staff members working together to help resolve the issues at hand and made a quick turnover of the property for new occupancy possible. In a time when some service providers often do the bare minimum (if that) it’s good to know there are still others that truly are focused on quality.

Experiencia negativa: Tried applying for apartment guy knew nothing blamed it on my first time here card .. ok fine maybe it was ....after having to pay outta pocket for background check ext wich is fine I can understand that ...but no communication then when I inquire they email me wrong person info! as a response...correct that issue.. then just make a lame excuse about why being denied when I make 3 times the rent and have solid rental history ((never late ))) for 5 years ......denied only after I had to play run around to get a response point is run cuse I whould not trust them with my money if they can't even figure out who is who

Since they have managed my apartment I feel less safe at home, and they give out my apartment code and cell phone # to workers without my consent. Experiencia negativa: Update- they are posting fake listings on zillows as well be careful. One their website and zillows the listings are fakeeeeeee These people are the biggest scamming realty company I know. Also when I had called them a few weeks ago the woman said after you pay the application fee you have to wait 60 days until they reach out to you these people are a joke The fact they want you to pay them any money before anything is beyond me you pay a application fee $25 per adult. What if they don’t even pick you are you just out of the $25 fee ? I’m looking for a apartment and don’t have time or money to waste and looking at these reviews have me scared to even give them my money. I’m glad I look into them before anything cause all I hear is bad things and this place is not far from me

I rent an apartment from them and have been complaining about issues that need to be fixed because it's affecting my health, my girlfriend's and kids health also.. I have had mold growing in the apartment for several months now and all they do is clean it with bleach and that's it then a few weeks go by and it comes back. I've had to throw some of my belongings away do to mold growing on it. Have a sewage smell in my bathroom sink and now have sewage backing up into the basement that I noticed today June 26, 2022. I would honestly give zero stars but can't..

Experiencia fantástica: Very nice staff to deal with, always friendly, responsive, and promptly address normal situations which arise while renting. The interview process was uneventful and Management made a decision to offer us the condo in a timely manner. Maintenance when requested responded promptly, arrived and took care of the issue. Experiencia negativa: Horrible company. Do not rent from them. I lived in an apartment for 2 years and kept the property and my unit in perfect condition. Nothing was damaged or broken whatsoever... Since there was some condiments and a pack of ground turkey left in the fridge, they took some out of my security deposit. I can already foresee someone from RPM commenting on this review trying to justify their actions... Seems to me they are just trying to nickel and dime you and will hit you with any BS charge in hopes of keeping as much of your security deposit as possible. Not to mention I left a nice piece of furniture for the next tenant that costs me $150... I recommend checking out Premier Rental or RentProv!

Experiencia negativa: This company allows discrimination against those living with a disability. I have lived with a chronic disability for 20 years and have a service dog (has appropriate paperwork from my healthcare provider) that helps keep me alive and safe. When I called and told them about my service animal the women would not even offer an application saying "oh no pets" and despite saying that legally they cannot discriminate against an applicant for having a service animal she said oh it's not discrimination we just don't allow pets at this place. Under the Americans with Disabilities Act that is exactly what discrimination is when having a service animal. Other "no pets" places have had no problem with my service animal who I provide paperwork for.

Experiencia negativa: I currently rent an apartment in North Attleborough that has now switched into property management control due to my previous landlord is selling the house I could write a novel of how many issues I’ve had since they have taken over the first day that they had their workers here one of the workers ran over my son‘s bike and destroyed it at first they really try to say that in the lease it says nothing in the backyard like my 12-year-old son is going to look over the rental agreement mind you we’ve been living here for three years before they came and my son always put his bike in the backyard been through arguing they finally paid for that Next I wake up one morning to the whole house vibrating and they have these guys downstairs smashing out columns in which hold the whole house up No permits permit or anything Then magically The following day the basement has 7 inches of water destroying a lot of our stuff we have in storage in which we had permission to keep down there it gets better I told him about black mold that I see in the basement with their concern is getting the new apartment rented out next-door and it took me calling them several times to have them remove it then the most recent thing is I see one of the guys going upstairs with a new sink and toilet right above my apartment then the next day I come home from work and my back closet is flooded right below where they installed the toilet and sink when I brought it to their attention they were accusation all as if I destroyed my own property and was trying to scam them but when the worker came he even told me that they didn’t tighten one of the water pipes enough so it was leaking everywhere causing us over $1000 in damage then they tell us we need to go to our renters insurance in which we have $1000 deductible and we get penalized it’s been going on five months with me continuing to pay rent and no results then today I see your property management sent out a notification saying that you’re raising our rent I swear I think they’re on drugs I would not believe any of the high reviews at all I am going to the Board of Health and the attorney general

Mr. Suprise, we are sorry to see that you have had such a negative experience with our office. I do know that the contractor reimbursed you for the damage to your son's bike. We did also have to speak to you multiple times about keeping too much junk in the yard. All work at the property as well has been completed with proper permits and to code. The water in the basement was due to excessive rain and ground water. The sump pumps have since been updated. Anytime a tenant has damage to their belongings, we always encourage them to file a claim with their renters insurance. The owner's insurance unfortunately does not cover tenant belongings. Similar to auto insurance, it is always best to balance your deductible according to your risk tolerance. You may want to look at a lower deductible. Thanks, and hopefully your future tenancy and relationship with our company will be better.

Experiencia fantástica: Real Property helps me to manage a 4 unit in Providence. I work full time and have kids and live south of the city. Their assistance is a huge help. Whatever the cost is pays for itself in my quality of life and efficiency (which makes for happier tenants). I’m really grateful I got over the costs associated with worthwhile help.

Experiencia fantástica: Having worked with real property for many years I can confirm they are a very professional, organized and well run team. The transition to having Real Property manage my investment property was seamless. All requests and questions were addressed promptly from the onset of the relationship all the way thru to closing on the sale, and this period covers many years. All prospective tenants were properly vetted and the units were never vacant. Cant thank them enough. They eliminated all the stress associated with being a long-distance property owner.

Experiencia fantástica: I’ve been using their services since August of this past year and truly can say that their support has gone well beyond what I was expecting. They’ve been worth every penny so far and have helped with projects such as putting a driveway in and things as simple as replacing the battery of a fire alarm. They’re responsive, thorough, and genuine...highly recommend for any property owner. I’m not sure where my properties would be or the experience my tenants would have without their assistance, and a special shout-out to Amy for helping me whenever necessary.

Experiencia negativa: Absolutely HORRIBLE. Would give negative stars if I could. We viewed an apartment in Attleboro and were given wrong information about deposit amounts and pets by the property manager Ron. We were told the unit was ready to live in (there wasn’t even a lock on the back door and the radiators were disconnected), we were told that it was only first month and security deposit due at signing (and later told that it would actually be first, security, and LAST), we were told that we could have a cat (and then later told they’d have to check on it). We were told our application was accepted (I still have the voicemail that says our application has been accepted) and we submitted a $200 deposit and started packing our bags for our November 1st move. When we confronted the company regarding the above issues we were given the runaround for a week when we were promised answers 5 days ago. Today we got a call saying that our application was actually rejected. Tina denied ever saying that we were accepted (even though I still have the voicemail that clearly says we were accepted for 93 High Street) and an hour later the same unit was posted on multiple websites for $100 cheaper/month. Complete disgrace, very deceitful, will say anything that you want to hear. DO NOT RENT THROUGH THEM.

Experiencia fantástica: Real Property Management is the Real Deal I have been with Real Property Management Providence since they started, roughly 10 years, and recommend them wholeheartedly. They are knowledgeable, professional, and respectful. Mr. Russo, the owner, is running a full service management company with bill paying, tenant marketing, and maintenance contracting. Knowing your property is being managed properly is important if you want peace of mind and to be able to sleep at night. He and his team do just that. Since I have contracted with Real Property Management, rents have stabilized, income has increased, and the property’s appearance has improved. Thank you!

All they want is your money, $25 each application, then when they have taken as much money possible from as many people as they can, they deny you,! Scam!!

Experiencia fantástica: They have managed my rental property for over ten years. In the giant flood that ruined Warwick Mall a few years ago, they were right over to my house, which was flooded. When all my neighbors couldn't get the fire department to pump them out, Real Property Management was able to get it done, and for free. They have been consistent, attentive and caring and they find good tenants. I recommend them highly.

Experiencia negativa: Had an issue with management I moved in to an appartment with a lot of issues Heating issue was the worse. I spent 5 to 6 days without heat, due to an oil leakage ran the whole oil which caused the furnace to overheat, no portable heater was provided with 3 kids in the house below 0 Temperature and a week later after it was fixed a got a bill from management. Had to go back and forth with Marc to have it canceled.

Experiencia negativa: Terrible company don't ever rent from them. They will not fix anything that is wrong and in the end they will steal your security deposit and claim it was for basic cleaning reasons.

Dan, I am sorry to hear that you feel that we stole your security deposit funds. I believe that we withheld a small amount for cleaning of the unit. Believe me, nothing makes us happier than to return the deposit in full when a tenant moves out. It is less work for everybody involved. Unfortunately, in your case, the apartment was left in a condition which was beyond normal "wear and tear" as far as cleaning goes. We provided you with very detailed instructions as to how the apartment was to be left when you moved out. It was not properly cleaned, and it is not fair for a new tenant to move in to an apartment like that nor for the property owner to be responsible for the additional cleaning. There are always a certain amount of cleaning and updates required, that are owner responsibility, when a tenant moves out. But again, in your case, it was beyond that level.

We tried to work with you as well and asked that you provide pictures to support your argument. You did not have any, nor did you ever return your tenant move-in sheet that is used to document the condition of the apartment for security deposit purposes. Our office did however provide you with pictures and a very detailed breakdown of the charges.

Again, I apologize that you are not happy. I assure you though that we did not steal your money. We acted according to RI landlord/tenant law, and we were very clear as well with you throughout the process.

Experiencia fantástica: I would recommend my closest relatives to rpm they are very understanding and loyal to the tenants. Any issues i had they sent some one with in minutes. Ron is an awesome rental agent he's the guy that shows the places love that guy biggest heart. Amy is a sweet heart.mark runs the place he's a class act down to earth. They are very reasonable in there rentals and have thousands of rentals to chose from. If you are looking for reasonable clean apartments our houses for rent this is the place. So when i see reviews of people bad mouthing them then i suspect they were the kind of tenants that didn't pay on time and just damaged stuff and now there bitter. Cuz i always treated fairly and none of my concerns went unanswered
