Experiencia negativa: DO NOT RENT from Strive, calaluca property or at 128 Ruggles St. !! As a content creator and a social media influencer, I will make sure this will go on every platforms as well! So others are warned !! If I could give zero stars, I would. Please be aware that many positive reviews here are paid for or written by their own staff to hide the truth! The negative ones are actually accurate. This management company engages in illegal self-help evictions and shows a complete disregard for state law. They have already had two eviction cases dismissed due to illegal rent balance errors (adding late fees to rent balances is an automatic grounds for dismissal). They are more interested in chasing fraudulent filings than fixing broken washers or basic appliances. Pics below . The Facts of My Case: Illegal Self-Help: I vacated the unit between Feb 6–10. On Feb 26, as I receive a tip from the neighbor that Strive agents entered without a court order or Warrant of Removal after I left. Where he messed up was after he cleaned up the unit he then went and filed a 3rd enviction which is illegal ! The property has been handed to you . ( if they claimed they didn’t know I left that was the reason for the filing then why was the unit cleaned and my other things left behind on the porch and thrown out ? ) • Theft/Conversion: During this unauthorized entry, $5,200 in cash secured in the unit went missing. • Evidence: I have time-stamped video evidence of the unit cleaned out and pictures with my items out side .including my child’s furniture into trash bags. Fraud on the Court: Despite having already seized and cleaned the unit, they had the audacity to file for a March 13th eviction hearing. They are hoping tenants don’t know their rights so they can get "default judgments" to ruin people's rental records. They are currently trying to move new tenants into a unit that is still the subject of an active court case. This is fraud on the court system. As a former legal assistant, I am fully aware of their games. Joseph changed from strive to calaluca property due to the sheer volume of violations against Strive! Save yourself the legal headache, the harassment, and the loss of your property. STAY FAR AWAY. They over priced rent for dumps..lie about parking . Snow removal as it stated in the lease . Snow storm ? U will never see strive or Joseph! Leaving you with expenses in tows, and parking tickets. Parking??? they charge tenants $500 per parking and then deprive you from parking your car for a place you are paying rent! They move you in with dirty filters and broken washers . There’s so much red flags with this company ! Scammers! Videos will be posted on IG and TikTok . This is the filter I had when I moved in to cause my AC pipe to freeze ! Plzzzzz save your self and RUN as fast as you can !

Experiencia negativa: Don’t rent from the property company that doesn’t follow or understand Rhode Island tenancy laws. They do not communicate AT all. Not communicating with your tenants doesn’t mean you can just ignore the issues they’re presented with. They are extremely unprofessional and rude in conversation, not something I would expect with a company that owns a significant portion of housing in Providence. Maintenance requests are delayed and not met. There is no inspection with someone physical upon move in/move out. And they will take your security deposit unless you take photographs. Even with them they will still try to make legal arguments about taking your money. Housing is already expensive as is, we don’t need large companies making it more difficult to live. Your company needs to be retrained in how to deal with PEOPLE, not money. Because I can guarantee that your reputation becomes more and more tarnished every time you try to screw people over.

Experiencia negativa: By far the worst experience. i have been renting with Strive for 6 years now. I have done work to property( I have all the recepits and before and after picks so I am prepared) I got a text Jan 8th to renew my lease In March I agreed- Fast forward to yesterday Mind you I have a disabled 6month old baby as well as other young children in the home and they now tell me they are not renewing my lease due to demolishing the house ( which is a lie) there has been no previous discussion with me on this. Int he world we live in today it is almost impossble to survive as it is and house and apartment shopping is almost impossible to find the right place in such a short time. When I rent my previous apartment I was there for almost 7 years and left because the house got SOLD I am a great tenant and to get treated this waay is unfair - Know your rights as a tenant. DO NOT RENT WITH STRIVE!!!!!!!!! I pay so much money a month and my house is not even an updated house and I was still content doing work in the hme to make it better. STAY far away from this reality company. Mind you my THEY CLAIM TO DEMOLISH BUT MY HOUSE IS ALREADY LISTED ON APARTMENTS.COM FOR RENT FOR $2600

Experiencia negativa: Booked a showing, they canceled, rescheduled, and in that time they increased the price of the apartment by $300/month without informing me until I figured it out myself AFTER coming to the showing, where the agent didn't show up.

Experiencia negativa: Thank you Strive, you taught me an invaluable lesson! Deceit all around. The other recent reviews will tell you all you need to know about Strive. Sort from low to high and you'll see what I mean. I should have listened as a junior in college when JWU students warned me about Strive. Rented through Strive for my graduate year at PC. The rental property had three floors and a finished basement, my unit was the basement combined with the first floor. Therefore, kitchen and laundry was shared between six tenants while the third and fourth floors each had their own kitchen and laundry while paying the same rent as us. Despite returning the unit in better shape than it was rented in, charges were deducted from our security deposit without an explanation. I disputed the charges and requested proof of the damages but was ignored. If I was not utterly blown off by Emma, I probably would not have been inclined to write this review. Pros: Maintenance is prompt, friendly Provides a dumpster at EOY (although everyone in the neighborhood uses it so there probably won’t be any room for your stuff) Utilities were included in my rent (although they refused to turn on the AC at the end of the year until two weeks before I moved out) Cons: Say goodbye to your security deposit unless you have the time and resources to pursue action in small claims court Shame on Joe Colaluca for exploiting college (PC!) students. I should’ve expected that a college rental company with multimillions in revenue was not going to cater to a student such as myself. My suggestion: Save yourself the hassle and find an independent, local landlord, and rent a room/floor.

Experiencia fantástica: I contacted Zef this morning with some issues in my apartment and he was over within 10 minutes! Such great help!

Experiencia negativa: UNFAIR SECURITY RETURN: Make sure you take videos of the entire apartment before moving any furniture in, so Strive can't take money from your security deposit. My daughter lived in a Strive apartment for 2 years and paid every month on time, even when they added a fee to pay through our bank (Strive broke the lease). We didn't complain with the fee or when they would take weeks to fix an appliance that was not working. My daughter said the tub never felt right, a divot could be felt. It was there when she moved in, but because she has no video evidence the group of girls was charged $300 for a sub par repair to a leaking tub. Over the 2 years, some girls moved out and received full security deposits, but when my daughter left, her group had to split the tub charges. This tub problem was not new and it is unfair that this group paid the price. Strive employees mentioned financial troubles, is this why some of the security deposit was not returned??

They have attended to our every need in a timely and professional manner, especially our leasing agent Emma. Since moving into our apartment, Emma has gone above and beyond to make sure we are well situated and comfortable in our new home. Overall, we would highly recommend considering Strive (and Emma!) in your rental search!

Experiencia fantástica: I have been in contact with Emma and she has been great! She has helped me find a place for the last month and has been very helpful throughout the process. I asked to move in earlier and they were very accomodating. I had some last minute conflicts come up the day I was suppose to move in and they were very helpful in accommodating to a late move in time. To add, I had a drainage issue in my shower and they came on memorial day when it was an off day to come fix the issue.

Experiencia negativa: Had multiple problems with the house that were not fixed in a timely manner. Had rats running around the house and it took four weeks to finally get someone to come. Didnt have heat working in the winter and took 3 weeks to fix in freezing weather. I literally woke up shivering multiple times to find the thermostat at 50 degrees because that's the lowest it could show. Joe kept coming to fix it because he is too cheap to get a real HVAC electrician and after a couple of weeks he thought heaters would be sufficient. After multiple "fixes" he finally got an electrician. He then blackmailed my roommate saying if we didnt leave him a good review he would not send the leasing history to his new realtors.

Experiencia fantástica: The team at Strive responded within an hour after our initial maintenance request submission. Damien arrived shortly after and went above and beyond our initial maintenance request! He assessed the issue, told us his next steps, and gave us a rough estimate on how long it would take him to resolve the issue. He even fixed our door handle on the way out!

You would think a company that's gentrifying the entire city of Providence would flip buildings without faulty wiring, and actually install proper amenities before allowing tenants to move in. Experiencia negativa: They are taking over my neighborhood with college housing. They threaten people with violence and pay people to take down bad reviews. They don’t care about you, they just care about money.

Experiencia negativa: Strive is known for stealing money from college students’ security deposit and I should’ve known what I signed up for when I signed my lease. Our house was completely disgusting when we moved in. Cabinet doors were missing, blinds were broken, the fence in the front yard was completely torn down, and the basement was on the fringe of being a waste hazard with leaks and trash. Our landlord Joe said that the garage would be cleaned out when we toured the house originally, then lied and said he never said that. They claimed they “hired a cleaning company” but the house looked completely the same when we returned. They then proceeded to take $500 from our security deposit when we moved out for “cleaning fees” even though our house was probably cleaner than when we originally moved in, and $250 for bulky item removal when there wasn’t a single thing left in our house Strive Realty are slimy and sneaky people. Do not trust them and do not rent from them.

Joe Amen has been very helpful in helping me find a place to live that fits what my preferences are. I also am very satisfied with the maintenance man Zef who has not only helped me with multiple issues (not caused by strive) but had additionally helped me to be able answer my calls when i needed assistance after hours. I have not had much experience with the other employees at strive but based on Joe and Zefs willingness to help and there amazing answer time I am sure the company as a whole is just as great!

Experiencia fantástica: In the course of 6 hours, Joe from Strive helped identify several units that fit my needs, took the time to facetime me to show them all (I live outside of the area currently), and made the process painless for my girlfriend and I. I am pleased that Joe made the process as painless as possible and helped us match every need we had. I highly recommend getting in touch with him if you're looking to rent in the area!

I wouldn't know though because even though I've called various different times over various weeks Monday-Friday, and different times on Saturday all during their open times only to be sent to machine. I personally feel comfortable with talking to someone in regards to purchasing, and I understand that you may not always be available all the times you say you're open, but then at that point, don't say you're open if you're giving the same service as if you were closed. It's a shame because you have nice homes, but not an easy enough access for tenants to start the process as I've been calling to inquire about the same house for a week and a half and never was spoken to, and all communications were made during open hours. Honestly save your time if you need something urgent.

They have other houses with dogs that wander around without leashes, issues with mice, garbage laying around the property. You get told different things from different people. I really wish I knew what I was signing for when I signed my lease. Providence college shut down for covid, my house is blocks from campus and yet my neighbors are throwing weekend parties with tons of people showing up. The only good thing is off street parking, hardwood floors and nice paint

Experiencia negativa: If you are a college student or a parent of a student I would look elsewhere for a rental company. As a former employee, and a tenant I’ve seen first hand how unprofessional & unorganized they are as a company. They thrive off the vulnerability of college students. Strive does the bare minimum. They don’t genuinely care about their tenants, only a rent check. If you ever need to contact them about a problem, they give excuses and delay it as long as they can. Expect any issue to not be handled promptly. My experience, as well as many others, is negative.

They withheld part of our security deposit and claimed things that they have no evidence of, even when my roommates and I had video and picture proof that we had left the apartment clean and spotless. After the ordeal, it was hard to get into contact with anyone. We filled out a dispute and it was denied. There are better rental companies out there than Strive who will not abuse their power and take advantage of you.

Not sure how they are even in business, people should be aware that this company does not follow any rules of the Federal and State of RHODE ISLAND fair housing laws. They need to be investigated

Experiencia fantástica: My partner and I found a beautiful house rental along a river in Smithfield, RI after looking at only one other place. Being a new renter, I was nervous to commit to signing the lease without seeing other rentals. However, our realtor Joe Amen showed us why it was the perfect spot for us and has worked with us along the way to make it feel like home. We’re extremely happy with our decision and we’re very happy to have Strive as our landlord.

Experiencia negativa: My sister lived in a home that was rented through Strive. Strive abused their position of power and did everything they could to try and scam my sister and her roommates. If you rent through strive, make sure you document everything because they will try and take your security deposit through shady methods.

They don't clean in-between renters, also don't fix things that were broken before move in. To top it all off they charge you at the end for the things that were already broken before move in. My roommates and I had a horrible experience.

I felt as if I was the only consumer dealing with them given how much attention I received. I never experience that anymore. I specifically dealt with Ariana Falcone and she went above and beyond to not only give me the best service, but to give me tailored and personal advice. Her warmth and excitement towards this showed me how much she actually cared. It was so refreshing. My life has been made easier and better by the strive team, rather than other teams only devoted to selling.

Experiencia negativa: An absolute sad excuse for a rental agency, from breaking contract agreements to not fixing many maintenance requests all our time living there. But nothing puts the icing on top more than the CEO of Strive punching and putting his hands on his tenants what a disgrace!

Experiencia negativa: I cannot believe how this place is ran. Not only does this business allow malicious and unethical land lords to work there, they allow this same landlord to assault and mistreat tenants. A day early to a friends eviction day, the land lord went into said friends apartment and threw all of their valuables from the third floor window. This included expensive furniture, electronics, clothing, etc. This land lord left their valuables broken and in a public street. On top of all of this, the land lord took everything they didn't throw out the window, destroyed it and threw it around the apartment. Lastly, the land lord left the window open and my friends cat got out. The land lord and the people who allow these malicious actions to occur are grossly unethical in their practices. Do anything you can to avoid this business.

Experiencia negativa: Do not Rent, I wrote a review last year but looks like they rebranded in order to get away from a bad reputation. Our house only had a lock, the door knob was just a knob screwed onto the door, so if the door was left unlocked the wind would blow it open. Our steep staircase leading to the second story had no railing we had 3 friends fall down in the time we were there. Whenever there were issues we mentioned to them they would not come however young college students that showed romantic interest in the owners of Strive would have things get fixed right away. The basement would flood often, ruining all of our things, there was a viable crack in the foundation where the water was coming in which was also never fixed. I would've never written another bad review but I saw photos of other college girls that had all of their belongings thrown from the 3rd story window a day before eviction and thought I would mention my experience again. If you have a college student (especially a younger girl) keep them away from Strive.

Experiencia negativa: Gave my friend a one day eviction notice, punched her roommate, threw ALL of their belongings from the third story window. Even their mattresses were left on the ground outside. Everything was smashed. We have photos and videos as well.
