Experiencia fantástica: We were fortunate enough to get connected with James at RISE Real Estate on our latest investment purchase. We've worked with a number of realtors in the past and it always felt like we would do all the leg work (research properties, run numbers, tell realtor what we wanted to offer, tell them what we would negotiate on, etc.) and they would file the paperwork. This was a completely different experience with James. He understood exactly what we were looking for, came at things with an investment focus, and did all of the leg work, from sending us properties before they hit the market, to running numbers, to giving us his insights on what he would/wouldn't do. Walked all of the properties both pre-offer and with inspector, introduced us to a number of other professionals (lender, attorney, inspector, insurance), as they were needed, without forcing them on us. The guy even showed up at closing to make sure things went smoothly! If you're looking for an investment property, James would be my choice as a realtor. But please don’t use him too much so he still sends us deals.

He knew all the comps in the area and helped us price exactly right. He has tons of recommendations for contractors, who were all awesome to work with. He had a guy to redo our floors and got him there exactly the week we needed. He had a plumber to help fix a major pipe that burst. He had a junk removal team who did such a great job. While we are very excited to be in our new home, the process could've gone better, especially with how big of a purchase it is. We had James Duffer as our Realtor, who is very knowledgeable; however, during the process we had wished there was more transparency and that we had been brought in on important decisions. The process of buying this home was pretty bumpy; most of which was due to the seller and our previous lender. However, had we known that we had an "out", we would've backed out of the deal. I'm not one to write reviews, but wanted to share my experience since purchasing a home is a huge expense and one of the biggest decisions you'll ever make.

Experiencia fantástica: My wife and I purchased a home with James a few years ago and as this holiday season approaches, with us getting to spend a 3rd Christmas in our beautiful home, I was reminded of the amazing experience James provided when we bought in 2022. We were living in a home we rented in Coventry RI for just over 5 years and our landlord decided it was time to sell. We loved where we lived but did not want to pay the price being charged knowing intimately all the work needed to make it the home we wanted. So we started looking for real estate agents. I am honestly not sure how my wife found James but we had a good feeling and he had great reviews so we decided to give him a call. One of the best decisions we have ever made. Before we get into the home buying stuff, James actually helped me to get diagnosed with Degenerative Disc Disease because he noticed I was walking with a bit of a limp and just asked about it. He had dealt with similar issues from his time in the military and knew others who had the same pain. I got it checked out at his suggestion and have been on the path to recovery ever since. I no longer walk with a limp because of James. And that was far before we bought a house with him. When we went into the market we were interested in staying in RI, since had live there all our lives. We gave James our list of preferences and non-starters and he got to work. We went to house after house in town after town but nothing was a fit. Too small, no yard, too expensive and in a few cases others' offers were accepted over ours. We had to expand our search parameters in some way. After speaking with some friends and family we decided to look on the Connecticut border. We've always loved driving through eastern CT so we know the landscape was what we were looking for. James showed up a handful of home that were all in or below our budget, had at least what we were looking for if not more and all seemed like a great fit. We were between 2 houses and I was leaning one way, my wife the other. James helped us make the decision and actually sided with my wife, which was ultimately the absolute best decision. When we were going through the purchasing process James and his team were amazing. Answering all of our random questions, always following up, keeping us updated and making sure we were crystal clear on the process. And when we had issues with our Mortgage lender and company last minute James was a calm consistent presence assuring us no matter the difficulty we'd figure it out together. There were a few last minute issues with our mortgage company and we were supported throughout the process and signed on our home. James has personally checked up on us on multiple occasions himself over the last few years. It has been so great to keep in touch. It's not a situation where you get the keys and they disappear, they are there for what else you need. Which honestly we haven't needed anything since we purchased but we know we can call if we need to. I would emphatically and enthusiastically recommend James and the team at RISE as a real estate partner. The market has not gotten any easier since we purchased, our friends have had horror stories to tell us. You need someone like James in your corner who knows what's coming and nips it in the bud before it becomes an issue. If I sell my home or purchase another I will be working with RISE again, without a doubt. Thanks James!

Experiencia fantástica: Full disclosure, I’ve known James Duffer for 20 years, when it was time for my wife and I to buy our first home I knew we could rely on him. A little about me, I am a 20-year-combat-veteran and am currently working overseas for the State Department. On my most recent rotation home (35 days), we had A LOT to do in regards to buying a house. We’re a young family with a 1-1/2 year-old toddler and we really needed to upgrade from our small three bedroom to our forever home which we envisioned to have 3/4 bedrooms. IN JUST 3 WEEKS Ryan helped us score a move-in ready home with 4 bedrooms, 2 bathrooms, garage space, and a deck with dream views of our new in ground pool in a prime location just what we were looking for, I really appreciated how Ryan went above and beyond to help us during every stage of the process: He frequently sent us great matches for what we were looking for. He would accompany us to see the places and, since he is so experienced, he would point out subtle things that we would have missed but were really important for our decision process. I love that he also helped me with the emotional toll of buying a place in this market. Every time I would have little anxiety attacks, he would be there for me and have the right words to calm me down. He was very patient! Once we found the right place, Ryan turned into a fierce strategist and got us the place within days of it being on the market with a preemptive offer! I still can’t believe they were able to convince the sellers to sell it to us for “under” the asking price in an area where 20-30% above asking is the average! The place was actually listed pretty low considering there hasn’t been a ~2300sq feet with that layout and perks for the past 3 years for that price, so, for RI standards, we got a really good deal! Ryan is just AMAZING! Another huge perk about Ryan is that he is also a real estate guru with many ties in the real estate community. He was able to support us during the stressful mortgage process, was an indispensable line of communication with the bank, and helped us get an unheard-of interest rate. His advocacy moved mountains! We consider ourselves extremely lucky and blessed to have had him as our Realtor! I would rate him higher than 5 stars if I could! Warren West quickly returned a request for information even though we were 700-miles away. This presented additional challenges which he was able to manage. Initially, he worked with other members of our family who found him very friendly, knowledgeable and professional. They assured us that Warren was the right agent to go with. His geographical and economic knowledge of the area was vital in picking the right community to live. He was extremely diligent in understanding our questions and getting answers in a timely manner. When I visited Providence to look for properties, he picked me up at the train station and drove me all around Rhode Island for the next three days, trying to find the right house for us. He took the time to research properties so that I would only be looking at houses which met most of our criteria. I definitely appreciated his wanting to make the most of the little time I had available. James gently guided me through the process. He never made me feel rushed or pressured. He did a lot of research for me before I even looked at the homes I sent him. He knew what I wanted and didn't want me wasting time. I went from being forced out of a rental to buying my own beautiful, perfect home in exactly 1 month to the day. We closed today, June 24, 2024. James Duffer is nothing but an expert in his field, and I will never understand my luck in finding him. I am so glad she was the Zillow agent to the area. I was hesitant but when she reached out immediately and was able to show me the home I was interested in and after the first tour, felt it was the right fit. She has booked several viewings within the first week of our phone conversation and was very patient with us as we searched for our home in Rhode Island and Connecticut.
