Experiencia negativa: Be wary renting from here. It is the first time I have not gotten a security deposit back and in fact was charged more than our security deposit. I rented a townhome for 3 years and at the yearly check in I was repeatedly told how nice we kept the location. When we moved out however, I was hit with absurd charges for repainting entire walls due to using screws rather than nails. Repatching a screw hole requires the same work that repatching a nail hole does yet somehow a few screw holes cost me over $1600. They will do everything possible to keep your security deposit so just be warned.
Experiencia negativa: I was referred this company by my Boss. They have amazing Rentals. And I will say that Nigel is very nice and informative, and I think if you were to just deal with him it would be a really great experience all around! However, I scheduled two house tours at two houses that were in the same Neighborhood. That day I got a call from David, and he left a voicemail and wanted more information about my Pets and Credit Score. I gave him a Call back and my Credit Score was too low. It was 607, and with it being that low, I’d need a co-signer. Off the top of my head, I didn’t know of one. He didn’t even explain other options or let me think if I could even get a co-signer. He told me he was just going to cancel the tours. I was REALLY looking forward to making ones of those houses my new home. I’m STILL looking forward a new place to live. I was really hopeful and had a great feeling because Nigel had been so nice and told me that if my credit score was a little low, we may need to be extra to move in. Which I was fine with. However, I feel that David really needs to have some compassion working in this field. To just cut someone off that quick? It really hurt my feelings.

Experiencia negativa: ----- Update 09/19/2024 ----- The business owner, Brian Schambs, was kind enough to reply to my initial review my releasing confidential information from the background check we 3 applicants had to go through as well as our names. Called 4 times back to back and got no answer so left a voicemail the 5th time informing Brian Schambs that there was an urgent matter that needed to be addressed and needed him to call back as soon as possible. He called back an hour later and I informed him that he had posted sensitive information that I needed to have adjusted or removed from the reply to avoid any type of privacy breach of which included names that were not publicly available, and information gained from the background check. The information from the background check that was mentioned was past rental history and credit history, which again is not publicly available. I got as far as requesting the names be removed from the review as that is, at the very least, against googles ToS at which point he started to dismiss me in an aggressive manner, but did agree to adjust the names from the review and was trying to dismiss my concerns and was cutting me off before I could finish making my formal request. I had to cut him off to prevent him from hanging up on me and informed him of the confidential information he posted from the background check that I would like removed as well as a formal request to remove any and all information he has on the 3 of us who applied to have our background check ran. He, eagerly it sounded, informed that I am "not his boss and doesnt have to do a thing." Which is partially correct, I am not his boss but I am pretty sure when you formally request your personal data be removed from a companies data base they have to comply. I could be wrong but that doesnt change the fact of the matter that I dont want my, or the other applicants information in the hands of someone who is willing to post such sensitive information on a public site so flippantly. He did however point me in the direction of the company that ran the background check which I will be reaching out to next. ----- Initial review ---- If you have any type of checkered past avoid this terrible company. I dont undterstand how I was approved for a town home that was nearly TWICE as expensive as the home I applied for with these people. The property manager from the TOWN HOME worked WITH me and communicated with me AND the property manager to make sure everything felt right for the both of us yet here was this 'local' company that doesnt care at all about your situation or circumstances. My family passed on the town home because we found a perfect house that was less expensive that we wanted from this company just to be told "We need to make sure we approach our property owners with the safest client possible." ..... we make 6x the monthly asking price for the homes rent.... how much safer do you need than that? ON TOP OF THAT they "expect everyone of the age of 18 or older to be FINANCIALLY RESPONSIBLE for the property." So... if your 17 going on 18, good luck Chuck.... youre on the hook now. Dont go with this company. They dont care about you, they only care about their reputation that they have been "Working on painstakingly for 20 years and are trying to keep it that way." All quotes are direct quotes form people I spoke to in person, just a heads up. They dont care about you, they only care about your money. Absolutely PITIFUL that an OVER SEAS COMPANY treated me better than a LOCALLY owned business. Absolutely shameful, I hope your "reputation" is worth it, I hope people see this company for its true colors. The negative reviews dont shock me at all after the interaction I've had.
Experiencia fantástica: This house was perfect for me. It had a nice back yard, the inside was beautiful, hard wood floors with an open floor plan. The location was great. The neighborhood was quiet and nice. Schambs Property Managment was honest, quick to resolve any issues, and easy to contact. I would highly recomand this house or any house Schambs has on the marlet for rental. I want to thank Brian Schambs personally, for the professional way he handles his end of the business.

Experiencia negativa: I really wanted to give this company a chance. We're currently living in the worst home with the worst property management company, and we were looking for somewhere else to live. I say Schambs had great reviews and houses that fit our needs. First off, the home viewing process was terrible. You had to go to an "open house" that only had one time available one day. If you missed it, oh well. I went to the open house and applied within the hour, we were told me and my fiance could be on the same application. We ended up paying $150 in total for application fees (because we all had to apply separatey). I got an email 3 days later saying our application couldn't be considered unless we have a co-signer. Me and my brothers credit is in the high 700's and my fiances is 640 (according to his banks credit check). I replied to the email from Dawn asking for information on that, and providing proof that his credit card is always paid off, it's just new. She never replied. After 5 days I called Dawn, and David (the property manager for that unit) and got no answer. I then called Brian and he was very rude. He kept interrupting me saying I had to go through the resident research to get the credit report. And that he had "bad credit" not "new credit". I asked about the co-signer because it didn't make sense that me and my brother didn't count as co-signers. He said we had to have someone else -- not residing in the house -- to apply as well (another $50) for my fiance. Their company policy is utterly ridiculous. I wasted 5 days of my life and $150.
Experiencia fantástica: I was a tenant through SPM for three years and it was by far the best rental experience I've had. Their team is responsive, transparent and helpful. Work orders were completed quickly and I got my full security deposit back upon move-out. Highly recommend!
Experiencia fantástica: We had a great time working with Schambs - they provided some of the best service we've had renting with an incredibly easy to use portal and it was always easy to get in touch with their office. We ended up needing to leave our lease early due to our new construction being done and they were flexible enough to work with us to add an early termination addendum to the lease (for just the cost of the legal paperwork and the cleaning of the place for the next tenant) and had the place rented back out within less than 2 weeks of when we left. I'd happily work with them again as a rental partner and am grateful we went with them for making it an easy process!
Experiencia fantástica: We sold our home in 2023 and moved into a rental managed by Schambs Property Management Group, Inc. As longtime homeowners we were a bit worried about dealing with a landlord and handling issues involving a home that we did not own. Schambs Property Management was fantastic to work with. They were very attentive to all our needs. When repairs were needed, they contacted the maintenance team and often the issue was addressed and resolved within a few days. They were prompt in all their communication. Overall, we had a great experience working with their organization.

Experiencia positiva: My family stayed at one of Schamb's properties for two years. The application process wasn't difficult, and they were very attentive in answering all questions. Also, the credit check fee was reasonable. The management company was responsive for the most part, but the owner was sometimes slow in responding to repair requests. The only downside is we wouldn't get responses if the owner decided not to repair something. We would have to reach out again to see if anything would be done. Overall, it wasn't a bad experience living in one of their properties.
Experiencia fantástica: If you are looking for a rental, I highly recommend Schambs. They are a small, local company with wonderful, caring employees. We didn't have many issues with our rental but when we did, they took care of them immediately! We had names, numbers and emails of each of the employees if we needed to communicate with them! Great customer service and beautifully kept properties.
Experiencia fantástica: I spoke in depth with Brian when I was considering whether to rent or sell my property here in the Triangle. After meeting with several other property management companies here, this company made me feel the most comfortable about the tenant placement process, management items, and fee structure. Brian provided me with all of the information I needed when making this decision about my property and answered all of my questions. Due to some other factors on my end, I decided to sell rather than rent my property out but I would have gone with SPM if I decided to rent my property out to help me manage it. It's hard to find a trustworthy company when it comes to handling property management, but I am glad I found one for the future. I will be recommending them to all of my friends and family for any property management needs.

Experiencia fantástica: High praises for Schambs property management. I have been in my home for 8 years and the owner has changed management companies three times. The last time was the switch to Schambs. I wish he had done that 7 years sooner!! My experience from the beginning has been a series of going above and beyond to accommodate both the tenant and the landlord. Brian has been professional, attentive and accommodating. The staff is courteous and professional and quick to reply. Example: my job provides a housing allowance and Schambs changed their payment portal to receive it. My calls and emails always received a prompt reply. I did not often have a maintenance request, but each was addressed in a timely fashion. I recently moved on from renting but wanted to ensure I highlighted the excellent experience I had with my final rental company Truly did "Save the best for last" Five++ stars

Experiencia negativa: We have leased with him and everything was very professional. We moved from Atlanta and the moving was seamless. We loved the house and were so grateful for the company. Then my boys in high school started waking up with panic attacks. They hated the move. Me and my husband discussed and decided to move back to Atlanta. We have took this company in confidence and told them our problem. They told us that as per company law we can’t terminate the lease but we can put your house back in the market and until it’s rented again we are responsible for the rent. Me and my husband were actually happay about it. We asked ourselves that’s it’s a beautiful small town house and will be leased asap. After two months of leaving the house and paying rent for the house without even using it. I decided to call the guy and ask him what going on? If it keeps going like this we will be on the road and have to file bankruptcy. He was ‘Bryan Schambs’ was very loud and rode over that phone call. He said he can’t do anything about it as he doesn’t care. When I asked him to transfer me to his supervisor as I don’t want to deal with him. He proudly told me that is was that owner. Be aware of this company!!! He is a businessman and does not care about you living on a road in no time. When I asked him why is so loud he said because I interrupted him hahah is he for real.

I'm very sorry that you feel this way. We do all we can do keep residents happy, but we do have a job to do for our client, the owner of the home, and that is to enforce the terms of the contract. We are very sympathetic of your need to terminate your lease prematurely and move back to GA due to your son's panic attacks. As you'll recall, after hearing of this news, we immediately assisted you with putting in place an early lease termination agreement that would allow us to release you from the remainder of your lease term. The statutes in NC require that tenants continue to pay the rent and maintain their contractual obligations until such time the home has been rented to new tenants. This was explained to you when you initially requested the early lease termination, it was included in the lease you originally signed, and was explained again when you signed the special early termination agreement. When you called this morning and told me you were not going to be able to continue paying the rent, I notified you that we would have to initiate an eviction under those circumstances. When you then asked me how the eviction process works, I was attempting to answer your question, but before I could finish answering your question, you begain talking over me and would not allow me to finish my answer. As far as your statement of not living in the home, that is incorrect. We were left with a tremendous mess to clean up after the home was only occupied for 1 1/2 months. We immediately went to great effort to remove the trash that was left behind, repair the damaged walls, clean the carpet and have the home properly cleaned so that it would show well and allow us to rent it again as quickly as possible for you. I hope this clarifies and please don't hesitate to contact me directly if you'd like to further discuss this matter.

Experiencia fantástica: Recently moved out of an SPM property in Raleigh and have nothing bad to say about the company. The house was very nice and the pricing was very reasonable for being so close to NC State campus. During our stay they were extremely active when it came to fixing any problems that came up with the house, which cannot be said about other companies I've worked with before. They were very nice and informative during our tour, their payment portal was super easy to use and had good quality of life features, and they made the move out process very clear and easy to follow. Highly recommend anyone looking for housing to work with this company; they're great people who just want to provide a great housing experience.

Experiencia fantástica: Schambs Property Management (SPM) has been managing our family’s residential investment properties for over 5 years. I have watched Brian skillfully build the business and grow the SPM team to serve both the residents and owners. With their integrity and excellent service, I am not surprised the business is growing. I just wish I had found Brian Schambs and the SPM Team sooner. I purchased my first rental property in 1981. Since then, I have had 5 different management companies and over a dozen properties. Through landlord/investor education and hands-on experience, I’ve learned property management is a specialized profession, not a hobby or a part-time job for inexperienced/timid agents. Investors may want to spend their available time evaluating investments or just be released from the responsibility of property management. If you’re looking for a firm to manage your valuable property, you probably want someone that will: • Market your property to prospects • Screen residents background to qualify residents • Maintain the property • Address your residents’ issues 24/7 • Collect rents and provide timely monthly reporting • Perform periodic property inspections (very-important!) • Manage the assets and the residents I have found SPM checks all the boxes and more. When issues arise, the SPM Team will have assessed the situation, provide relevant information and possible options. The SPM team is experienced and professional as they protect our property, fairly enforce the lease and give the residents options if needed, when possible. A few of the tools and resources used by SPM include: • MLS posts and Internet marketing on popular rental web-sites • Making appointments for open houses • Checking landlord references, employment, credit, eviction and criminal background. • Requiring residents to have rental insurance • Requiring co-signors when needed to secure the lease • Providing updated real estate leases and forms • Taking move-in and move-out pictures of the property • Collecting rents • A full-time property maintenance & repair manager with access to numerous qualified vendors to provide competitive services • Using Propertyware technology applications for residents and an owner portal • Timely and accurate financial records for tax reporting responsibilities for owners and vendors, including 1099’s, • Evictions--(but we have never had one with SPM.) The quality of the residents placed by SPM were the best by far we have ever had. The SPM team are pro-active to address the issues, and there are few follow-ups to address, if any. My partner and I lived in a townhome managed by SPM for three years and they were excellent to work with from start to finish. All communication was friendly, professional, and prompt - I truly wish all property managers were this great. If you’re a property owner, I’d say your property will be very well cared for. If you’re a renter, I’d tell you that you these folks will be some of the best group of people to rent from.
Experiencia fantástica: The team at Schambs Property Management made living in our rental townhome a breeze. They were communicative, helpful, timely, and friendly. No question or request ever went unnoticed, and they always seemed happy to help us. When we had issues in need of repair around the house, either their wonderful maintenance staff would address the problem, or they would recommend preferred professionals to repair/replace whatever was needed. They are professional, while also very personable and understanding. Brian and the team helped us communicate with the homeowners (who are also awesome) whenever necessary -- there were no hoops to jump through. We really enjoyed working with them and ultimately stayed in our townhome for three years because of the ease that Schambs provided.

I’m so lucky to have found Brian and his team to manage my property. Experiencia fantástica: We ended up finding a home to purchase a little too early and we had to break our lease with Schambs… HOWEVER, they made this process so easy for us. I lived at a Schambs property for over 2 1/2 years and they were incredibly attentive with issues and easy to work with. I would absolutely recommend leasing from this property management company. You will feel cared for in your home 24/7!!!!

She was compassionate regarding that and wished me well. We did not complete the process at the time but I wanted to let others know from her customer service I recommend this company.

Experiencia negativa: I will never rent from this property management company again. I was also charged an excessive amount for nail holes in the wall to hang up curtain rods. I was also charged an excessive amount for paint that should have been touched up, but they decided to paint the whole wall. I was charged almost $700 for this as well as to replace a carpet. When I moved in, the carpet was old and was only cleaned from the previous tenants. It was not new. They claimed there was cat urine in all the rooms and closets. They even had the audacity to say my home reeked of urine. One bedroom was shut to the cat, the closet had totes in it for storage and there was a dresser in the corner. They claimed this is where the cat peed and it soaked to the underpad. At no time did my cat ever urinate outside his litter box. They charged an exorbant amount to repair this. They also charged me a non-refundable pet deposit, but did not deduct it from the "damages". I had multiple complaints about the hvac system, and they sent one guy to check it. My electric bill was $100 every month and the place was always hot. My neighbors right next door had a bill 1/2 the amount and their place was always cool. They told me that if I didn't like their decision I could pay for my own assessment of the hvac system. I would rather be homeless than rent from this company or owner again. I also left because they were going to raise my rent $200 when I had old and outdated appliances, a garbage disposal that didn't work and a ceiling fan that shorted out the wall the first time I turned it on and multiple light switches flickered. It's old, outdated and very unsafe. Shame on you for scamming a teacher out of her deposit. Reply however you want, but it is all lies.

I'm sorry that you were upset about the charges to your security deposit. We wish we could refund all deposits, but we do have an obligation to protect our client's homes, and enforce the terms of the lease. At the end of your lease, the home was left with a very strong cat urine odor throughout. This was confirmed by a restoration contractor that evaluated the property with a black light, showing multiple areas in the home had experienced cat urine damage (the report was included in your deposit disbursement package with pictures attached). You didn't pay any non-refundable pet deposits due to the fact that the cat was not classified as a pet, but if you had, the purpose of a non-refundable pet deposit is not to be used at a later date for damage done to a property. Your security deposit was charged a total of $689 for damages exceeding the limits of allowable wear and tear and breaches of contract (such as screws in the walls). The handyman charge was $290 to remove all of the carpet and padding as well as the damages to the 5 walls and 1 set of broken mini blinds. The property restoration contractor charged $399 to have the urine-soaked areas of the subflooring underneath treated and painted with an odor-blocking coating. The owner paid $1,500 out of his pocket for the cost to install new carpet and padding because, as you mentioned in your review, the carpeting was not new when your lease began. Had you taken occupancy of the home with a pre-existing cat urine odor, this would have been mentioned when your lease began in August of 2020. With reference to the HVAC system, we discussed this when you posted your prior negative review for our firm in June of last year. The HVAC vendor informed you when he visited that weekend that you needed to close some of the vents downstairs so that the upstairs could receive additional cool air during the summer months. We received no further complaints from you regarding the HVAC system, so we could only assume the issue was resolved. Experiencia fantástica: I rented from SPM for 2 years and had a great experience. All emails and questions were answered within the hour by SPM. The move in and move out process was very clear and fair. Maintenance was always prompt and professional. Our AC unit went out over the weekend and it was repaired the same day!
Experiencia negativa: Schambs Property Management Group handled the return of a security deposit unprofessionally and unfairly to a tenant that never missed a rent payment and followed all of the tenant responsibilities and instructions regarding the move-out policies, except for the use of some screws rather than all nails in walls.The cost of the deductions from the security deposit was very excessive for screw holes (a charge of $645) due to four television wall mounts. Moreover, the charge also included a deduction for the cost of paint, which would be considered "normal wear and tear" after a three-year residency. When I requested an in-person meeting in the office, I was told their office is closed to the public, yet we could schedule an in-person meeting. However, when a follow-up phone call about the meeting was made, I was denied the in-person meeting and then referred to their attorney. I will never use or recommend this management company again.

I'm very sorry that you are upset about the deductions to your daughter's security deposit. We wish that we could refund all of the security deposits to prior tenants. However, as Property Manager, we do have a duty to enforce the terms of the contract. Please note that Crystal contacted me on July 31st and asked if we could meet in person at my office. I told her in an email that evening that I would have to get back to her after the 1st of the month as I was going to be inspecting vacant properties all day the following day. I understand that you and your wife subsequently visited my office on August 1st and spoke with my staff requesting to visit with me. Of course, I was not present. Please note there was no appointment scheduled. Yes sir, our office door is locked for security reasons due to the nature of our business, and since I'm frequently out of the office on appointments, "walk-in" meetings are not possible. We have referred this matter to our attorney and Crystal received an email from our Counsel yesterday evening. With respect to the security deposit deductions, at the time of lease termination, we discovered 14 total walls had been damaged. 13 walls and window frames with screws driven into them and one wall that was left with 19 nail holes. At the beginning of Crystal's lease, the property had fresh paint throughout. The lease forbids screws in the walls as well as excessive nail holes. When we sent the security deposit letter to Crystal, we included a copy of the page of the contract that clearly states screws are not permitted, pictures of all of the damaged walls, a copy of the invoice and check used for the payment, as well as a picture of the reminder note specifically reminding tenants to not put screws into walls that was left on the refrigerator at the beginning of Crystal's lease. We understand that sometimes residents don't always carefully review their contracts in the haste of moving, so we're always sure to leave this note on the refrigerators at all our properties at the beginning of every lease with the hopes this will be read and that we can avoid these sort of unfortunate situations. This note reads, in part, "the installation of wall anchors, TV mounts, any kind of a screw, lag bolts, or any device other than a small nail is not permitted. If, at the end of the lease term, any evidence of these unpermitted fasteners is present, it will result in deductions to the security deposit as the damaged wall will require patching and painting from “corner to corner” in order to properly repair. We wanted to specifically and proactively address this particular subject at the beginning of your lease with the hope that we can avoid deductions to the security deposit at the end of your lease!" I truly hope this email has shed some light on the circumstances related to Crystal's security deposit. Should you be in need of anything else, please feel free to call me at 919.803.7789 x 6. Experiencia negativa: I've never had such a hard time reaching someone when I had money in hand. They just quit answering my calls after inviting me to view the house and me telling them I want it. I left messages with Brian after Nigel told me he wasn't in the office. It takes days to get texts back with any info. Maybe they just didn't want my business or maybe someone else got the property but they could have let me know. Every other property management company answers their phones during business hours and answers my texts in a reasonable time too. Very bad communication but nice when I did speak to them. I would not recommend compared with the other companies I dealt with
Experiencia fantástica: We've been renting through Schamb's for about 5 years now. It can be hard to find a good landlord or rental company but they take care of you here. Very courteous staff and quick responses. We've had a few issues living here with our AC and heater and each time they've assigned someone to fix it immediately as well as providing heaters if necessary.

Experiencia negativa: This firm, the owner specifically is very unprofessional. My encounter is likely not what others have encountered, as a POC. Brian Scambs was very condescending, defensive, & unprofessional; so much to the point where he & I had an argument over the the phone & I asked him to only communicate with me by email because he's very disrespectful. During my leasing process our exchanges were very unpleasant & I will never rent any property managed by his firm. Beyond that, I got the feeling that he had an opinion about me with out meeting me or knowing anything about me, outside of my current credit score. He also spoke on things/made comments that were off limits about my relationship with my co-signer. I was also charged a fee related to having to have an electrician come out after the property manager's team was unable to tell me how the bathrooms were GFCI/GFI protected. Both their team & handyman gave me misinformation, told me that the outlets terminated at the breaker. Knowing this was unacceptable/non-compliant, I pushed the issue & they sent an electrician out, who provided me the correct information. However, that came with an almost $200 charge that was added to my rent ledger & I'm unable to pay my rent without paying the fee they believe I owe. Very disappointed with the interactions & wouldn't recommend them to anyone. Go with a firm that respects all people, not just those that he believes is worthy. I will admit that every other member of his team has much better customer service & professionalism than the owner of this firm.
Experiencia fantástica: I DO NOT praise easily, especially if it's unearned. We had a fantastic * nearly 10-year experience * with Schambs Property! Yep, 10 years!! Brian and his team were impressively responsive, professional, caring, and attentive. I always felt comfortable contacting them and Brian was always straight-up with me offering sound and objective advice. He connected me to people to take care of certain issues OR his team took care of home issues such as extermination, yard care, repairs, and HOA follow-ups. Brian even guided me through a NC tax error and worked with me on maintenance payment plans when needed. I trusted his team the entire time and felt my home was in good hands. A recommendation is to improve home inspections to really pay attention to those easy-to-miss areas to make sure potentially shocking issues don't come all at once. We came away satisfied from all of the interactions we had with Brian Schambs and his company. They were very responsive and helpful in dealing with a couple of HVAC issues we had during our stay. My first impression when dealing with this company had me thinking that it might be better to be the owner of the property than a tenant, since this company went through a very thorough process in capturing the state of the townhome prior to us moving in, but now I realize that such an inspection is really intended to serve both parties. I hadn’t been a renter for a long time, and this detailed inspection had me worried that when we moved out, even though we took very good care of the home, that somehow it would be used to deny us being refunded our deposit. We not only received our full deposit back, but Brian thanked us for taking such good care of the home. I’d recommend Schambs Property Management to both owners and tenants, since in my experience they do a good job looking out for both.

I spoke to 4 different property managers before beginning this new endeavor of becoming a landlord. I narrowed it down to Brian and one other property manager. I liked both of them equally, but Brian was super RESPONSIVE to our many questions so we went with him. Brian knows all the rules and regulations when it comes to renting a place out to tenants. I was impressed! We did have one semi-serious issue with tenants causing unintentional damage to our home while we were renting it out, but Brian handled it quickly and very well. We are grateful that he was there to help us out during that incident. Renting out a property is super stressful, as it's probably the biggest investment asset most people own! I was happy to work with Brian and if I end up renting out my home again, I'd gladly hire him back.

In the 2+ years of working with Brian I always felt I was getting fair value for the price and had complete trust that everything was being taken care of. We had very little downtime and it was all a very easy process. We are now selling that house upon early move-out of our tenants and once again they have been amazingly helpful.
