Experiencia negativa: The worst company in my experience. I would give 0 stars if I could. I have tried emailing and calling with no response or solution to my problem. I have been trying to make a payment and was unable due to their system and ever since that they’re just racking up the bill. Makes no sense to me. If I try calling the phone just rings so I leave a voicemail and I never hear anything back. I WOULD NOT recommend anyone ever going through this company. Look else where.

Experiencia negativa: Recently purchased new construction home Paying 2 HOAs and their customer service is not the greatest. Since living in the home they have changed parking rules and even how to use the homes garage. Crazy to think they can control the garage.

Experiencia negativa: Absolutely awful Property Management company. It’s a joke trying to get ahold of any of them. They are never available! My husband and I recently purchased our 1st home. Every thing was in the making just before this Global pandemic hit. We closed escrow on April 13, 2020. May 30, 2020 my vehicle that was parked in front of my home was towed. It cost $417.50 to be released. The reason for the tow was, “ no permit.” I have been calling the parking patrol company hired by this property management company trying to obtain a permit. I have sent every single document requested by Brianna Miers ( Manager to my community ) and Lindsay Stein ( Vice President of the parking patrol company ). They both acknowledged and stated that my vehicle will be safe listed for an additional 30 days as of May 24th when my current safe list expires. Yet, my vehicle was still towed. Even though they have proof of ownership, proof of residency and proof of registration to both of my vehicles that my husband and I own. They said they must do a garage inspection before a permit is given to my husband and I. My husband and I were given one option for time of inspection. 9pm to 10pm at night. I told them that time does not work with our schedule as we have two young children. They avoid my phone calls. When they do take them they are extremely rude and unprofessional. I have requested numerous times to be put in touch with Brianna Miers supervisor Debbie Evans. I left several voice messages and she has not called. This company is extremely unprofessional. When I saw their ratings my jaw dropped. They are everything a property management company should not be. *** UPDATE Tuesday, June 30, 2020 *** I am calling out Brianna Miers my property manager of my community and her supervisor Debbie Evans. Powerstone Property Management Company is extremely unorganized and unprofessional. They may or may not respond to any of your issues and concerns and definitely not in a timely manner. Hi Ms. Debbie and Brianna PLEASE SCHEDULE MY IDR. I put in my request on Friday, June 26, 2020 UPDATE *** Powerstone Property Management is a joke My experience with Powerstone Property Management has been both unprofessional and deeply troubling. Their conduct demonstrates a disregard for homeowner rights, a lack of knowledge of applicable California HOA law, and a consistent pattern of bias and harassment. As a homeowner, I have the right under the Davis–Stirling Common Interest Development Act (Civil Code §§ 4000–6150, including §§ 5200–5230), as well as my HOA’s governing documents, to access association records, receive fair treatment, and have complaints addressed in good faith. Instead of upholding these obligations, Powerstone has: • Dismissed legitimate and lawful requests for records, improperly questioning my “purpose,” despite Civil Code §5230, which only requires a purpose reasonably related to my interest as a member. • Allowed board members to engage in harassment and abuse of authority, while siding with them rather than remaining neutral. • Failed to communicate with professionalism, courtesy, or transparency, often responding in ways that were dismissive, hostile, or misleading. The property manager and staff’s lack of legal knowledge is not only evident but damaging. Rather than ensuring compliance with the law and fiduciary duties to homeowners, they have perpetuated unfair treatment and undermined the integrity of the association. Homeowners deserve a management company that acts with impartiality, professionalism, and competence. Based on my experience, Powerstone Property Management fails to meet these standards. Their mishandling of this situation has created unnecessary conflict, wasted resources, and placed homeowners in a position of harassment rather than service. I strongly urge any HOA considering Powerstone to carefully reconsider entrusting them with management responsibilities. Their pattern of unprofessionalism, abuse of authority, and failure to respect homeowners’ rights under California law speaks volumes.

Experiencia negativa: The worst company/organization that operates as an "HOA'. Their website portal SUCKS and you can't even download the billing statements. They have ridiculous late fees and I had the horrible experience dealing with Deborah Serrano regarding my late fees, as she implied it was my fault because I didn't enroll in ACH. Hope she gets fired for her terrible customer service. As far as those late fees etc. We will see what the "board' says. I will be updating my review once I get an update...

Experiencia negativa: I am having the worst experience with this company. They took over management of the condominium complex where I have two rentals. In the process of taking over the association they have not credited my payment for association dues. The payments are sent automatically and one was credited and one was not. I tried emails and was told to wait, that the payment would be credited yet each month now it has not been. Now I have a late payment fee. I tried calling and no one called back. I called and yelled at voicemail, no one called back. I sent emails asking for the person for service of process and no one answered my emails. This is the worst experience I’ve had with a professional service I’ve had in recent memory. I would personally never hire a company that treats people in such a careless manner.

Experiencia positiva: Some property management companies can just be awful, but the folks at Powerstone were great. We contacted them about some tree trimming in the HOA area because it blocked our beautiful view. Unfortunately, It did take some persistence and time working with the Harvest landscaping to get things moving. Thanks to Kylie and the team managing Oso Valley, it all was done and looks great. They did a great job. Thank you!

Experiencia negativa: This property management group took over our condos maybe 3 months ago. Today we got a letter stating that we have a grill on out balcony that THEY had observed. Wrong Haven't had a grill or anything even resembling one for years. Removed our grill years ago when complex stopped allowing them. Alexandra Guerrera is the VM I was directed to since no name listed on letter. Rude front desk didn't tell me who they were connecting me with. Total morons or they make stuff up to cause conflict within the community. Either way disgusting. Avoid

Experiencia negativa: had the deep displeasure of dealing with Powerstone Property Management and specifically Robert Mireles, whose handling of my case was nothing short of unprofessional, dismissive, and outright negligent. After my vehicle was damaged due to a malfunctioning security gate at a property under their management, I reached out in good faith to report the issue and seek assistance. What followed was a shocking display of poor communication, apathy, and obstruction. Robert Mireles barely communicated, took weeks to respond, and when he finally did, it was through a cold, two-sentence denial with no explanation or accountability. Powerstone not only refused to acknowledge their responsibility for a safety hazard that damaged my vehicle while I was stationary—but they also made no effort to investigate the incident or take it seriously. I submitted detailed documentation, photos, and a clear report. It was completely ignored. This was not a misunderstanding — it was a calculated effort to dodge liability at the expense of a resident’s well-being and property. Robert Mireles, in particular, was the epitome of how not to handle a resident concern: slow to respond, completely lacking in transparency, and frankly, unfit to represent any professional property management company. His communication was vague, careless, and left me feeling like I was being strung along until they could quietly wash their hands of the situation. If this is how Powerstone treats residents — with zero accountability and hostile indifference — then I strongly urge any HOA or board to reconsider doing business with them. They are not here to support residents or maintain safe living conditions — they are here to deflect and deny.

Experiencia negativa: Megan specifically has made our lives really difficult. She refuses to be helpful and expedite communication between the hoa board and us. We have had a leak for several weeks and she has continually dropped the ball. She has no idea what’s going on in our community. She can’t even schedule things properly to open up the water heater. She is very disrespectful and rude. Starting her emails with only your first name, just to make sure she’s notifying you she will not help you and she’s not on your side. I’m very disappointing in how she is managing our complex. I would not recommend this company.

Experiencia negativa: Karen Reed Marquez has been consistently unprofessional, often taking an unreasonably long time to respond when assistance is needed. She has also handled our concerns unfairly and dismissively. This is by far the most disappointing property management company I’ve encountered. They routinely ignore homeowners’ input, misuse HOA funds on unnecessary expenses, and have increased HOA fees without providing clear justification.

Experiencia negativa: I own two properties in south Orange County that are in management of power stone one of the WORST HOA’s I have ever seen and worked with. Unresponsive, lack of communication and honestly do nothing to keep the community safe or top tear… plus 500 HOA fee for a horrible HOA for condominiums..this community looks and feels like a housing community which is sad as it is in the beautiful city of Mission Viejo.

I’ve lived in my association for many years and never before experienced such courtesy and professionalism as Ms. Kudla demonstrated in all areas of customer service. Even though I was the party being complained about, Ms. Kudla was always respectful and with her help we worked out a creative resolution wherein I felt that I, as well as the other party, would benefit.

Experiencia negativa: I was an HOA board member who vetted property management companies in Orange County, CA and we chose Powerstone. BIG MISTAKE. The first few years, we had a decent manager, but we were assigned a new manager about a year ago and it has been awful. All I hear are complaints about her poor performance. Unfortunately, I experienced damage to my condo and had to deal with her first-hand. I now understand why everyone is complaining. I actually reached out to her supervisor and had high hopes things would improve. I was wrong. From what I'm reading and hearing, it appears to be their company culture to be unresponsive and unsupportive of the members of the communities they manage. I am no longer on the board, but I am going to do all I can to find a solution to our Powerstone problem.

Experiencia negativa: Worst property management company in the State. I have been emailing and communicating with them for over 2 years to fix my storage door. They have done nothing, but they are very good at collecting my association dues every month which is $481.00 monthly. I wish I can give them ZERO, but you have to give at least one!!!! if you are looking for a property management company to manage your HOA look for other company, there are plenty out there. They are in business of a collections agency and provide no service at all.

Experiencia negativa: Ross is a jerk. Unprofessional and unhinged. Definitely not qualified to be handling or dealing with anyone in the community. Yelled, over talking me, threatening to “hang up/disconnect my call because I need to be quiet and listen and let him talk first.” I have been a tenant of a Powerstone property for 6 years. I needed help that required HOA intervention.

Experiencia negativa: I've lived and conducted business in Aliso Viejo for over 35 years and I have bought and lived in several properties all throughout the southland and I cannot begin to express my utmost dismay for the utter lack of courtesy, attentiveness, response time, and care this organization has exhibited. It is beyond perplexing the struggle and unnecessary back and forth, the hours and time I have had to commit to simply trying to get very easy, honestly adolescent requests accepted and timely responses. The manager of our specific HOA, Josh Hodosh, is one of the least helpful individuals I have ever encountered in the professional ecosystem. I have no idea what he does all day, it takes weeks to hear back from him when I email him, and its a constant struggle and battle to get anything that even resembles help. When he does get back to me, he fails to address any of the issues, challenges or questions that I posed. I run 3 businesses and teach part time at the University and I never wait longer than 24 hours to return an email from anyone. If I could issue a negative numerical value for my review I would. It's as if his sole purpose, as if he would get a promotion in doing so, is to be the least amount of help possible. It is so disappointing how unimaginably unhelpful they are. it's as if we paying residents, are living in a Kafkaesque nightmare and Josh Hodosh, Chris Weaver (who makes Josh look like Jeff Bezos, I can't even begin to convey the sheer uselessness of this individual), are the arbiters of showcasing how far they can distress paying residents by outdoing each other for their consummate skill at being wholeheartedly dismissive, rude, and ultimately indifferent to us, the paying residents. There are countless examples of their dereliction of duty, too many to go into, but I would never write something like this if it wasn't so unequivocally upsetting and distressing. I am not the only one. I have discussed this with many other homeowners and the feeling of helplessness is universal and criminal, to put it mildly. I fear this will fall on deaf ears, as have every single one of our resident pleas for assistance, but I felt obligated to share. It's simply the right thing to do. Run as far as you can from this management company. THEY JUST SIMPLY DON'T CARE.

No toys in the pool, can't have anywhere to park your car when you have visitors, can't have halloween directions, can't let your child use a powerwheel. Communication has been poor, and I’ve found that issues are either ignored or take far too long to be acknowledged, let alone resolved. It’s incredibly disappointing when you’re relying on someone in her position to manage important matters, but instead, it feels like nothing gets done. I would not recommend working with her if you’re looking for someone responsive and solution-oriented.

Experiencia negativa: My experience with Danielle Hoff, property manager for Village Niguel Terrace II, and her supervisor, Kristin Hobson, at Powerstone Property Management, has been deeply frustrating. Powerstone’s 186 one-star reviews reflect the lack of care and urgency that I have personally experienced. Danielle Hoff’s attitude towards homeowners like myself is not one of incompetence, but rather a complete lack of care. She repeatedly states that she "works at the direction of the board," and it seems that everyone else’s concerns are irrelevant to her. There’s no urgency to address important homeowner issues, and her disregard for basic fairness and human decency is glaring. When I’ve raised concerns—such as landscapers working too close to my vehicle or selective enforcement of the community rules—I’ve been met with deflections and excuses. Despite providing clear video evidence, Danielle has shown zero interest in addressing these issues or treating me with respect, both as a homeowner and as a person. Kristin Hobson, Danielle’s boss, is no better. Instead of holding Danielle accountable or resolving the issues, Kristin defends Danielle's inaction, making it clear that Powerstone Property Management as a whole lacks accountability. Their approach seems to prioritize keeping the board happy at the expense of other homeowners, who are left in the dark. Powerstone’s pattern of ignoring legitimate concerns is reflected in the hundreds of negative reviews. If you’re looking for a property management company that will actually care about your needs, Powerstone Property Management is not the company to trust.

Experiencia negativa: Powerstone is a strange organization. As an HOA president, they had some definite pros, but SO MANY cons. When our manager stopped following through on their job duties, their boss took over as our manager. What a joke they both were. I actually think the latter was closer to incompetent than the former. Taking great notes, laying out their plan of action, and then executing on about 30% of the job. Sigh. This was all after they fired our original manager, who was frankly amazing at the job. That person must have been making others feel incompetent. Powerstone will do a great job for five years, but be wary after that. They all but completely gave up on property/vendor walks but would lie and say they did walk. They were very capable of managing the attrition of our neighborhood while charging us more and more in small fees. Very glad to be managed by a capable team elsewhere. Best of luck, HOAs. You're going to need it with Powerstone.

Experiencia negativa: HORRIBLE SERVICE!!!! My elderly mother had human waste in her unit due to an external sewage pipe break for a week before they decided to clean her unit. Their clean up person didn't fix all that needed to be fixed, broke items that weren't broken, she is still missing walls after 2.5 weeks AND the there is a significant trip hazard in her unit. UNACCEPTABLE for an elderly woman who is not stable on her feet. I have called no less than 15 times in the past 3 weeks with NO response. The dues are way too high for this lack of service. Horrible, horrible, horrible and SO not worthy of a 1 star review!!!!

Experiencia fantástica: PowerStone management took over for a proceeding HOA, management company and the results immediately showed improvement in our HOA. In particular Megan Daniel, Community manager (for The Yorba Linda Villages) in which I recently sold one of my condo units has been exemplary in her responsiveness to my questions about the process as an owner/seller. Sometimes I would see her responding to 4 PM email by 9 PM that night. What I needed to Termite Inspection, her associate Rachel Martinez was also repeatedly helpful: outlining the process, connecting me with the company that did the inspection and the estimate, and shepherding it through the HOA board approval process to get the commitment for repairs quickly, in time for the escrow agent requirements. They were also helpful and providing exact paint colors, when I was doing some updates around my units, in order to be consistent with the color schema of the association. They always call me back promptly, and I can speak highly of the quality of the information. The only improvement suggestion I might offer relates to some minor administrative details related to hoa communications, and challenges opening attachments. Especially from my iPhone. (But overall, high marks: and I’ve worked with multiple management companies at other properties I own as well.)

Experiencia negativa: Zero ⭐️ It's intriguing that they haven't even attempted to improve! After a year seeing all the complaints! My experience with this company remains highly unprofessional. When the core of a company is flawed, it inevitably leads to a continuous cycle of hiring unprofessional individuals. I am very surprised by the positive reviews, which you can't trust or validate because they only had one review, making them unreliable. I cannot recommend this company at all! I am sharing this review after few months of dealing with a member of Powerstone, Paige Fields. She is unacceptably rude, unprofessional and has no problem solving skills. She treats her client not even like a annoying family member. She is very difficult to deal with and definitely doesnt care about her clients. She has no sense of customer service and I am surprised how she is can exist in such a customer base business. I hope someone reads my comment and can help her to find a career which matches her rude personality. She is definitely in the wrong Business.

Experiencia negativa: We have been wrongfully towed not once but twice by this company. We reside in Aliso viejo at THE HAMPTONS community. Karen M it has been over a month and we still haven’t received our refund of $480. Being someone who has had prior experience in the property management world this is just unacceptable and blatant disrespect to the residence you serve. Please return our calls and emails. The lack of communication is to the point where I will have to come by the office to sort this out. No resident should have to track down the management team that they employee to get what is rightfully theirs. Update: After disagreeing with our HOA board of directors and powerstone we were blocked from any community pages for whistle blowing as well as been threatened and retaliated against with a harassment fine. We have also been advised that powerstone property management via Karen that they will no longer take our calls and concerns as well as the patrol team they hire to patrol the property. This is extremely dangerous as if an emergency occurs we need to be able to communicate with both parties. For example the shooting that occurred in our neighborhood two weeks ago. We were blocked from any communication and had no idea what was going on or that our community had no way out or in for a period of time. Because of an active shooter and police stand off. This happened three blocks from our front door. We pay HOA dues for your service and the patrol companies service. If you will no longer serve us are we required to still pay for your services ? This is extremely dangerous what is taking place for simply whistle blowing on unethical actions of the board of directors at the Hamptons in Aliso viejo. Please think twice before hiring this company. They put residence at risk over being professional and answering questions.

Experiencia negativa: To say our experience with Powerstone was negative is a gross understatement. We had an active leak in our unit for more than 1.5 years and have Powerstone to thank for the extreme delay in getting it repaired. Our property manager was rude, unhelpful, dismissive, and from what the Board later told me, did not fully inform the Board of the scope of our problem. It was only when my husband and I hired a lawyer and demanded mediation that she fully informed the Board. Six months into this disaster when she was ignoring my emails I was finally able to reach her via telephone and asked what we could do to get the leak fixed and with an extremely sarcastic tone she said “How about fix it yourself.” The origin of the leak was not in our unit and was coming from a place to which we had no access. I was shocked at how rude and dismissive she was. We ended up with significant property damage that could have been mitigated if she would have listened for 5 minutes. I suspect this is a corporate culture problem because our lawyer, who specializes in HOA matters, told us he has represented many clients whose HOA is managed by Powerstone and it is always the same, Powerstone treats the homeowner as the enemy. I was on the committee that selected Powerstone and I feel like a sucker. The sales pitch was great, but the delivery was horrible.

They assign people with zero experience and overwhelm them to a point where they stop responding to any homeowners. Then they assign a new person and start over. Some managers start lying once you get a hold of them just to please you for the moment and then they stop responding again when you follow up on their promises. We tried to sell our property that was managed by powerstone and it was a true nightmare. They didn’t send documents on time and we had to chase down different staff just to get what we needed to close escrow. Please read all the reviews before hiring powerstone and understand that your property will get neglected and you will only receive fake promises. Idk where the clean out or the vent is. Idk if the on call called the partners. Like what do you know then? And get me someone who actually know something!!! This guy doesn't answer any emails, doesn't even have his work VoiceMail set up. He simply doesn't care about even responding to your problems, let alone addressing them. Which is outrageously disrespectful, since their job is to take care of the Home owner's issues. You should go to your HOA meetings and request to change your management company. Maybe after they start losing business in mass, they'd start to care for their customers, and actually do the job for which the charge you a lot of money. Vote with your money. There's a ton of more respectful Management companies out there, that would actually care about doing their job.

Experiencia negativa: I was pretty disappointed they couldn’t tell me the exterior paint color of our condo complex. I made about 5 requests to McKenna who directed me towards Eric to figure out the paint color to match parts of the exterior that had chipped and degraded. Eric never responded and McKenna finally just told me to paint match it. Which didn’t come out perfect. We pay a lot per month for HOA fees to not be able to get a simple answer from management.

Experiencia negativa: I don't think PPM gives two cents to these reviews but typing out the pain they bring can be cathartic. Staff seems friendly enough for the job they have. They are very cheap with repairs and services so don't expect quality work. Often they will deny work which is within their scope. This is a property mgmt company and they are not in the business of making residents happy. Kinda odd, huh? I wouldn't recommend them and look forward to selling the condo.

Experiencia negativa: Absolutely horrible! Powerstone is by far the worst property management company around. They manage The Villas South property in Aliso Viejo, CA. There's a known rat/mice problem throughout the entire community. The bait traps get marked that they have been baited, when in fact they haven't been. How do I know this? I had to call Orkin to come out and take care of these rats and mice. The Orkin exterminator checked multiple bait boxes that were placed outside by the Powerstone Property Management pest control company. The boxes were marked November 2023 but there was no bait inside. Orkin advised it takes 2-3 months for entire bait block to be eaten. This proved Powerstone wasn't doing their job. Powerstone is responsible for the exterior of all the buildings and grounds in the community. I won't mention the name of the lady who manages Villas South. She knows who she is and so does Powerstone and every owner in Villas South. The Orange County Board of Health has been made aware of the rat/mice problem. Since Powerstone Property Management won't take care of the rats/mice, the Orange County Board of Health will make sure they do! The sticky traps in the photos are from Orkin, who I paid to come out. Shame on POWERSTONE PROPERTY MANAGEMENT!

Edit: The resources that this company gives to homeowners are basically non-existent. Where are the HOA meeting notes? Where are the community announcements? My neighbor had a leak that went untreated for weeks and now our building is subject to roaches and we were told to cover any further maintenance costs. I cannot believe we pay this company.

I wish I could be as bad at my job as they all are and still be employed. Been waiting for repair work for 6 weeks with no usable living room, exposed walls and wiring, and a hole in my exterior stucco and they have no sense of urgency. If you are looking for a company to waste your time and patience, then look no further.

The people from the Irvine office handling the leak in our unit, Jonathan and Wendy, are by far the worst people we have ever had to work with. It took 3 months for a small leak to be fixed and things were still left unfinished. The restoration company they hired lost and damaged parts in our kitchen, left the job unfinished and we are being told nothing can be done about it. They were incredibly rude, unprofessional and did not respond to emails nor calls. It is truly unfortunate that our HOA board has chosen to work with them but if you have the choice, DO NOT USE POWERSTONE PROPERTY MANAGEMENT!

Experiencia negativa: We have multiple issues throughout our townhouse property and no real solutions. Employee turnover is high with Powerstone and the managers never have enough time to actually tackle the outstanding major issues around the property. We have had a run down pool area with broken fence and entry gate for over a year. At one point in the past 5 years, so many strangers had the pool key, our pool almost turned into a public pool, we begged the powerstone manger for a digital key system and after 2 years finally got a new hard key. Now the gate is totally broken for over a year and anyone can waltz right in, just bend the latch post back any the door swings right open, and don't mind the rusty hinges that are totally shot. Door needs to be replaced as well as the whole fence. We had possums living under the clubhouse for 3 years and they took no action after being reported multiple times. I must admit, it was fun watching the possum family climbing out from under the clubhouse and through the trees to go out for food, so I guess varmints aren't that bad. The clubhouse has an active leak from the roof and after a few months they sent someone out but the repair failed, and it still has a leak and possibly mold inside. Our tennis court wall has been cracked from overgrown trees for 5 years, finally after we brought the issue up, they chained the court for 3 years with no action, then they figured out the trees impeding our property which were breaking the wall around the court were ours not the neighbors. Great, the trees were finally removed after 3 years and here we are 9 months later still with broken wall, and no fence around the court (unusable). Serious safety hazard as well. We have had emergencies with flooding from the pool area and sprinkler system on numerous occasions after 6pm. Luckily they have an after hours emergency support number you can call to report an emergency but turns out this is just an answering service that takes your number down then you may receive a callback the next day. One time the pool pump had a leak and was making all kinds of noise and overheating, called emergency but had to leave a message while the system destroyed itself. 2nd time, we had a underground water pipe explode in the courtyard and flood the grass area, called emergency and had to leave a message. I finally got a call back on the water pipe 2 days later and the guy was asking me for the details and where it happened. I thought that's what you paid the money for with property mangers??? They are supposed to be like the property owner and actually react like they gave a damn. I don't know too much about property management but I am sure we must be paying them 1000s in HOA each month and I don't see professional management. The managers are generally nice and try to help but I think this company may have issues from the top brass. They probably can't get anything done because the big bosses won't let them spend the time and resources on the customers. I am going to suggest we move onto a different management company as I think we are not being treated fairly.

Experiencia negativa: I’m really not quite sure where to begin on how absolutely terrible this company is. Both my landlord and I have been communicating with Daniele Magier for about six months. The home that I am renting, had a broken water pipe after being without hot water for approximately two weeks. We had holes all over our townhome, in order to dry out all of the walls that have been damaged Danielle approved the project to be done six months later. Let me emphasize that we live in Calabasas and outside of our home we have had numerous rattlesnakes spotting’s. When I emailed Daniele he stated that he would only communicate with my landlord. My landlord was the one who gave me Danielle’s email because Daniele does not respond to our landlord. When I sent pictures to Daniele showing him the wildlife that resides outside our home. He became very rude and abrupt and said he still didn’t believe that. It was an emergency to have my home fixed and he felt that it was completely reasonable to have my son and I living in a house for six months with holes all over the walls. Think twice before doing business with this company. My experience has been extremely unprofessional.

Experiencia negativa: I live in Madera, CA. Powerstone took over as HOA last October. I've contacted the HOA manager multiple times regarding a $200 fee. I was told that they had to look into what the fee was for. Multiple phone calls and emails. Still no answers but plenty of late charges.

The emails are answered in a curt, unprofessional manner. The Property Manager defends the HOA Board like they are his/her parents, the rest of us are treated like trash. Voicemails left with no response. Tasks left unfulfilled. This has been his habit since I moved in over a year ago. I wish I had better things to say but it’s just been consistently terrible communication and little to zero follow up, and no clear reasons as to WHY. Basically, my experience with him (and Powerstone by extension) can be summed up as totally unprofessional and careless. If you are considering hiring property management or living in a new to a community, avoid this company.

Experiencia negativa: Yesterday The company with huge trucks cane to trim the trees at my court. I was cleaning my garage and heard something is hitting so hard several times to my garage door! I ran out and saw the guy is cutting the heavy part of the trees and they falling off the tree without him paying attention. I sstart yelling at him and he finally stopped i have all the pictures of he dropping unprotected piece of the woods all over him without paying attention. Terrible experience. Alll heavy parts were dropped on my walk way bushes. Horrible experience.

Every time she reach outs to her, she faces a very unpleasant experience with a very unprofessional and unacceptable behavior from this rude lady. She is not even rude, she discriminates people by their writing style and she repeatedly mentions she doesnt understand them which is not acceptable. She intimidates peope to avoid serving them. She sent her a violation letter few month ago without having any proof of the violation and she said: someone told me ! How unprofessional and irresponsible you can be to make such a claim without any evidance. Avoid this unprofessional company specifically Paige Fields. She is racist and when you have a emergency she repeats saying she doesn't understand what you are saying and she sends you violations because of her racism mindset.

Experiencia negativa: Inefficient communications and incompetent services. My community recently changed to Powerstone management, and it only proved to be a mistake as the poor services provided. First, the manager for my HOA is never available over the phone, and she claims no voicemail received after I left a good number of them. Second, they are slow and make intentional delays in responding emails. This was admitted by the maintenance person on their team when I finally got a hold of her within 2 weeks. She said they would intentionally delay or ignore certain inquiries if they subjectively believe them to be unimportant. So when I inquired about the HOA meeting detail, they never responded. This is unethical and unprofessional.

Experiencia negativa: Working with my Property Manager, Jessica Oakes, is like pulling teeth. She rarely has the answer, or the info she gives me is only a partial answer which I then have to research the full story myself to get ALL the info I need or, the answer is wrong. I have been in property management for decades and a Property Manager should give all the information up front; the “who, what, where, why, when” on issues in which the homeowner should be informed. Not easy to work with; seems to say “no” first, then she looks into it further, per my request, and what do you know… we get to the bottom of things… like pulling teeth.

Experiencia negativa: I have had direct dealings with this company for many years. It is my opinion that they are either understaffed or they are hiring managers that are ill equipped to handle the common problems that come up in a community. This may be reflected in the high turnover rate of managers that have been assigned to us over the years. There appears to be a lack of HOA guidance, lack of attention that has lead to untimely problem resolution, and communication that too often appears non existent to residents. If you are searching for a property management company to serve your community be very cautious and skeptical of this one. I am a fair minded person with reasonable expectation levels. My assessment as it pertains to our HOA is indeed accurate and now feel these concerns need to be addressed publicly.

I think that's enough messages to get a hold of someone don't you think? While fiercely defending themselves while not addressing complaints properly as you can see from other reviews, yup, this company is in trouble and has lost its customer centric ways. Here's a tip, try to weed out the bad apples and start doing customer service the RIGHT way and maybe the reviews will go back up. It's not rocket science, it is simple really.

Provide unqualified property managers of the type of communities managed, over bills, no board over site. Sometimes homeowners misunderstand our intent as we cannot change a board's decision no matter how persistent a particular homeowner is. We are simply the messenger, not the decision maker.

Experiencia negativa: As you can see in this picture, the only door for ADA accessibility to enter the pool and clubhouse has been locked with different locks for many years. The first time it was a chain, the second time it was a bicycle chain and now the HOA Association board decided to put a lock on. The door has been all the time and I have not had the opportunity to go to enjoy the pool. Well, yesterday I want to bring this issue up to the board, send William an email asking him why the door is locked all the time, he had no idea and he didn't have the key to open the door either. After a few hours someone came and cut the first lock, I was able to get into the meeting, so around 10:30 pm the meeting finally ended and I want to leave. Surprise!!! the door has a new lock and I couldn't get out. This time William was there, he asked another board member if he knew the combination of the new lock. he had no idea, he called someone else and the person had no idea. He then called the security company and they didn't answer the phone, 'until minutes later he was able to reach someone. This is ridiculous for this HOA and the member never knows what they do.

I am so sorry to hear of your experience. I am glad our employee, William, was there to assist you. This is a decision that is made by your elected board of directors, not Powerstone. Associations are generally not required to comply with ADA requirements as they are considered private property. That said, if you make a request to your board for a reasonable accommodation to allow you to access the facility the Board will definitely be able to consider such a request.

Experiencia negativa: Please let them go bankrupt. Overpriced, negligent … my home in Newport Beach has had dead landscaping surrounding it for almost a year and they try to create litigation by creating problems versus solving them . See photos. Want this around your house while paying $550 a month and the HOA paid over a million for landscape in an 8 million dollar loan. Is this what you want to wake up to? Negligent, and nasty to homeowners.

Powerstone takes direction from the Board and does not make the decisions that affect your community. Experiencia negativa: The level of incompetence and lack of responsibility is fairly significant. This company along with their property managers should focus on communication and accountability rather than negligence and profitability. There is a complete disregard for residents and their personal property in refefrence to pruning trees in the middle of the summer which is 6 months past the recommended season to do so by reputable arborists. Not only do you expose the trees to harmful insects and pests during the summer months, you take away essential shade from surrounding plants and risk the trees from blooming in the coming seasons. I'll be sending them a bill for the complete detail of my car and the scratch I just discoverd since they neglected to notify us in regards to this poorly timed and mismanaged matter.

Experiencia fantástica: I am reviewing this company from the view of a board member. Powerstone has been a great business partner. My main contact has been Michelle E and she has worked diligently everyday to make sure our needs are met. She has gone above and beyond many times by seeking out additional bids, working with our vendors on maintenance issues and always being available to our board members and our homeowners. She has been on the property numerous times, even on Saturdays to ensure that scheduled work is completed. She keeps our HOA informed of any upcoming responsibilities and ensures compliance in every aspect of the many rules and regulations required of an HOA. I value her partnership with me and would recommend Powerstone to anyone looking for a property management company.

Experiencia negativa: I am currently in escrow on one of their properties and spoke with Lena Scott. She seemed super irritated that I was asking questions to get more information. Called back again today in hopes of speaking with someone different. Unfortunately, it was her again and she was even more rude than the day before. Now, she decided to tell me that she is not able to give out any information since it’s private. Well, why did you give me some information yesterday? I don’t understand why someone can talk to a compete stranger that way.

Hi Jake, I apologize if Lena came across has harsh in any way. Unfortunately, we do recommend that potential buyers seek information about an association from the seller who is the current member of the association. I suspect Lena was attempting to provide basic information as a courtesy the first day she spoke with you and then was unable to provide additional clarification due to disclosure issues. That said, we do train our staff to interact politely and cordially to any inquiry and I'm sorry if the tone you received was less than pleasant.

Experiencia fantástica: Powerstone has been able to assist me each and every time i’ve called or walked in to the office. The billing dept was super easy to work with. It took some time to get my issue resolved but I was kept up to date through out the process and my account was credited appropriately.

Experiencia fantástica: Powerstone Property Management is the creme de la creme of HOA property management! Our HOA has been working with Powerstone for about 3 years now. I serve on the Board of Directors and there is a huge difference in the level of service we receive from Powerstone versus our previous management company especially in terms of financial guidance. Michelle Burge, the company's CFO has gone far beyond my expectations as a client in that she has helped prepare a long term financial solution for our deferred maintenance issues. For 11 years now our HOA has been struggling financially and we desperately need our roofs replaced and our units repiped. Michelle was able to get an approved loan for us to finance our much needed improvement projects. In the long run Michelle is saving us approximately $160k per year in water damage repairs. Lena Scott, our community is the best manager. We used to have a board packet 2 inches thick and we as a Board could never make decisions as a team and meet our goals. Due to Lena's leadership and experience she has helped guide us in our decisions. Lena has reduced our board packet to less than 20 pages long! Also, Lena found an expert project manager for us to hire to manage the roof replacement and repipe projects. Finally, our Board of Directors is able to accomplish it's long term goals all due to the expertise provided by Powerstone Property Management. If your Board is unable to get anything done or has financial issues, I highly recommend Powerstone Property Management to your HOA.

Their managers are knowledgeable and professional and always make our end of the job easy. Michele Rossi and Cynthia Meza are quick to return phone calls and answer any questions that may arise. For our specific HOA, Alena Norman has been the best account manager we have had. She has great organizational and follow up skills. She is always prepared, timely and responsive.

Experiencia fantástica: I have had really good experiences with Powerstone. I don’t have to reach out to them often, but I needed their help when I decided to put solar panels and there weren’t many homeowners in my neighborhood who had done it so it was uncharted waters, but they came through and made it painless. I recently had to ask their help with my neighboring community leaving a bunch of debri from roof replacement project and they were quick to respond and assist. They also manage my mom’s condo in Lake Forest and are well maintained with good reserves. I am actually a real estate broker and deal with property management companies all the time and can attest that Powerstone is very customer-service oriented and I would highly recommend them. It’s rare to have a prompt and positive experience when dealing with management companies which is why I hold Powerstone in high regard.

Experiencia fantástica: Powerstone Property Management, Inc. has been extremely supportive of the Irvine Swim League and hosting the Westpark Marlins at their San Marino pool. They recognize the importance of this program to the local community. They are responsive, considerate, helpful in resolving issues with the facility and eager to see the local kids enjoy the pools in the area. They also support CTI Aquatics running their year-round swim program at San Marino, ensuring more kids are water safe. Thanks go out to Karina Reta and team.

Experiencia fantástica: Powerstone Is a class act. From my vantage point, I can really see how they provide value for their clients. They work with the vendors to ensure that the end HOA client is taken care of and receives the most benefit, but at the same time they work as a team with vendors to find positive solutions. Experiencia fantástica: If you have had the pleasure of working with Karina Reta, you know that she always gives superior service. I have known her to drive, after hours, to meet with a homeowner who was having trouble completing her architectural application. She has recently relentlessly pursued a homeless intruder who had a master key and was vandalizing the facilities. Her tenacity and graciousness define her work ethic.
