Experiencia negativa: As a renter, I had very negative experiences with HCM from 8/2025-11/25. I had similar experiences to other 1 star reviewers. Pay attention to how HCM responds to negative Google reviews by discrediting and changing the narrative - this is how they will respond to you as a tenant or landlord. HCM included their Director of Operations in emails where they threatened unwarranted financial hardship and used other coercive practices, which to me suggests a larger issue with this company that isn’t isolated to one employee. I reported them to BBB and several other outlets due to inappropriate business practices and treatment of their customers.
Kelly, you state that HCM “discredits” negative reviews and “changes the narrative.” That is not what is happening here, and it is important to clarify that.
When we respond to reviews, our intention is not to dismiss anyone’s experience. It is to provide the full context when key details are left out. And that is exactly what we are doing in this case.
You lived at the property for approximately three months and did not report any leaks, mold concerns, or health issues during that time. After obtaining your own mold test, you requested to terminate the lease early and demanded $6,000 for relocation and alleged furniture damage.
Despite this, the owner agreed to allow an early lease termination, returned your full security deposit, and offered $1,500 as a goodwill payment toward relocation or furniture cleaning. That offer was declined.
After move out, the owner conducted additional professional mold testing. Limited mold was found in two small areas, remediation was completed promptly, and the property received a clear mold test within one week.
Providing these facts is not “gaslighting.” It is transparency. People reading reviews deserve to understand what actually happened, not only part of the story.
We stand by how this situation was handled and by the information shared above.

Experiencia negativa: I initially had a good experience getting into the property, but everything went downhill after that. Maintenance requests took forever, especially during move-out, with little to no communication. When I broke my lease, HCM did not relist the property for the two remaining months, charging me full rent and a lease break even though I finished my initial lease. They also sent me inspection requests post move out even though I didn’t have the keys, which made no sense. Their portal repeatedly double-charged me, and the company is nearly impossible to get ahold of to fix billing or maintenance issues. Overall, extremely frustrating and disorganized. I would not recommend renting through HCM Property Management.

Experiencia negativa: I used HCM Property Management for over a year, and the experience was absolutely terrible from start to finish. During their management, a major water leak occurred that ended up costing me over $30,000 to repair. HCM claimed this was due to “long-term wear and tear,” but I seriously question this explanation. A problem that requires $30,000 worth of repairs should never happen without any prior warning, inspections, or preventive notice. Their oversight and monitoring were completely inadequate. Throughout the entire process, HCM only protected the tenant’s interests and provided little to no protection for the landlord. If you are a property owner considering using them, this is a huge mistake. Things became even worse when I decided to stop using their services. They failed to properly inspect the property, yet still sent me a final “repair list.” They gave me two options: 1. Pay the money myself, or 2. Let the tenant handle the repairs When I chose to have the tenant fix the issues, their attitude immediately turned hostile. They simply said they would deduct the money and stop dealing with it, which was NOT our original agreement. The property should have been returned to its original condition — that is basic responsibility. Even more unacceptable: • They completely missed a pile of trash dumped in a corner of the yard during inspection. • The tenant did not pay utility bills, and those bills arrived after the keys were returned. • When I contacted HCM about this, they told me to go chase the tenant myself. This company is extremely irresponsible, unprofessional, and unreliable. I am writing this based on real, firsthand experience. I strongly advise any landlord or property owner to stay far away from HCM Property Management. This is a company that simply should not be used
This review is not an accurate or honest representation of what occurred and raises serious questions about timing and intent.
HCM has not managed this property since 07/31/2025, at which point management was terminated at your request because you planned to move back into the home.
Regarding the water leak, when the tenant reported water coming through the ceiling, a licensed plumber was dispatched immediately. The source was identified as a failure in the shower pan and drain assembly that had been improperly installed prior to HCM’s management. Because the issue was behind tile and waterproofing, it would not have been visible or detectable through routine inspections. This was addressed appropriately once discovered.
Regarding turnover and repairs, you explicitly chose to handle all repairs yourself using a personal contractor, stating that you did not want HCM to proceed. As a result, HCM did not perform, coordinate, or authorize any turnover repairs. We prepared the Security Deposit Disposition, charged $551 for approved tenant responsibility items, and remitted those funds to you so you could move forward independently.
Claims that HCM failed to inspect the property are incorrect. Exterior trash was documented during the move-out inspection and photographed. No outstanding utility bills were ever communicated to HCM during the management period or after move-out.
What is most concerning is that at no point were these alleged issues raised with HCM while we were managing the property or during termination. We were never contacted to resolve concerns of this magnitude. If these issues truly existed as described, the appropriate and reasonable step would have been to raise them directly at the time, not months later through a public review.
We urge you to be honest because this review does not reflect how events unfolded or the decisions you personally made during and after our management.

We do not ask for “intrusive” information, nor do we collect or use information for any purpose other than lawful rental qualification. All documentation requested during the application process is standard, disclosed upfront, and directly related to income and identity verification, in full compliance with applicable laws and industry standards.
The accusation that we are “stealing information” is false and baseless. That claim alone crosses the line from a review into a serious and unfounded allegation. If there were any improper request or misuse of information, there would be evidence. There is none.
What actually occurs in these situations is that an application does not proceed, often because required criteria are not met or inconsistencies arise. That outcome does not justify making inflammatory accusations about criminal or unethical behavior.
This review misrepresents our practices and unfairly attacks our integrity. We strongly urge you to remove it, as it does not reflect reality and violates the spirit of honest, factual feedback.
Experiencia negativa: Very non professional, I don't understand why they would ask for my retirement and investment details, when my paychecks clearly sure I was over 5x what the asking price was. The women who I worked with, did not respond to any calls I attempted, and was very short with her emails. Don't recommend.

At no point are applicants asked for retirement or investment details arbitrarily. Any documentation requested during the application process is standard, lawful, and directly related to income verification and qualification requirements. Providing pay stubs alone does not always satisfy underwriting criteria, particularly when additional verification is required to confirm stability or consistency of income. This is clearly outlined in our application process.
The claim that our staff was unresponsive is also inaccurate. Communication occurred through documented channels, and responses were provided within normal business timelines. Being dissatisfied with the outcome of an application does not equate to unprofessional conduct.
This review appears to stem from frustration over not receiving the result expected, rather than from any improper request or behavior by our team. Vague accusations without facts or specifics do not reflect an honest or accurate account of the process.
We urge you to be truthful about the circumstances and remove this review, as it does not accurately represent our practices or professionalism.

Experiencia negativa: Unfair Charges, Poor Communication, and a Lack of Reasonableness Our experience, especially at move-out, was incredibly disappointing and financially punitive. From the start, there were issues: we were even asked to pay the owner's default internet bill from our first few weeks in the home, which we had to proactively deduct from our next month's rent. This set the tone for a relationship where the burden of proof and payment was always unfairly on us. That pattern culminated in unjustified move-out fees. While we accepted legitimate charges (like a forgotten HVAC filter), the company levied several unfair fees that show a complete lack of goodwill. The primary issue was being charged for builder defects. We were charged $66 for a screw in the kitchen island that was left by the construction crew a fact that should had been documented during our exit walkthrough when we identify nails and screws exposed. We reported multiple builder issues (like windows that were improperly sealed, which let in excessive dust and made my family ill). Despite this history, our concerns about the builder's screw were completely overlooked at the and we were charged $66 for one screw. Tell me why would some need to place a screw in a kitchen island. The most egregious charge was $426 to repaint the entire home because we missed one small touch-up area. This is disproportionate and feels like a money grab. The person that came to do the repairs to the cracked walls several times give us the paint we became friends because he spend a lot of time at the home. Reason we were confident that our touch of paint would blend right in but because we forgot that one area they needed to repaint the entire home and charged $426 which is 40% of the amount. Bottom Line: Be prepared for aggressive charges, poor initial billing, and a refusal to acknowledge context or pre-existing issues. Document everything, but know that reasonable explanations may be ignored. We felt zero sense of fairness or justice.

Move-out charges were not issued arbitrarily. All assessments were based on documented inspections and standard property management procedures intended to return the home to its original condition. Items identified at move-out were evaluated individually and in accordance with the lease and property condition.
Regarding utilities, there was an outstanding balance identified during the move-out reconciliation process. Responsibility for this balance was under review between the owner and the residents, and the matter was actively being addressed through normal accounting channels. This was an administrative issue, not an unfair or punitive charge.
Claims that charges were for “builder defects” or that context was ignored are inaccurate. Any reported issues were reviewed, and decisions were made based on documentation and professional standards. Repainting, when required, is based on overall condition and uniformity, not on a single isolated spot.
We understand that move-out charges are frustrating, but frustration does not mean the process was unreasonable or unjust. Communication occurred throughout, and explanations were provided when requested.

Experiencia fantástica: We have been with the smaller agencies for more than 10 years. This time we thought we should give HCM Property Management a try. We live in Australia and it has worked out brilliantly for us. We really enjoy and prefer the process driven / corporate approach to managing properties. eg. Renting and maintenance. Experiencia negativa: Our deposit was $3460 and once we turned in our rental we received $410 back. When leasing with this company you can kiss your deposit good bye. We took care of the property and paid on time always. Instead of carpet cleaning they opt to charge you for new carpets etc , hefty cleaning fees and hefty repair fees.

The deductions from your deposit were for documented damages that went well beyond normal wear and tear, as well as for required cleaning and partial carpet replacement. Photos of the property’s condition were included in your security deposit statement, clearly supporting these charges. You were also provided instructions on how to dispute any item, yet as of today, no dispute has been submitted. Accusing our company of “theft” is false and misleading. We urge you to be honest and reconsider this review, as it does not accurately reflect the service, transparency, or professionalism that we provide to all our tenants. We stand by our documentation and remain available to review it directly with you at any time.

Experiencia negativa: They have no telephone service. I went to a house 2 times and there door lockbox system did not work. They never contacted me to help. How can they run a business like that?
Brian, our records show that an appointment was scheduled and a lockbox code was provided for the property, which is set up for self-showings. Our team was not available for in-person viewings.
We also noticed multiple appointment requests were submitted even after it was clearly explained that the property is self-show only. Sending repeated requests without new or valid inquiries creates confusion.
For reference, the lockbox was fully functional—there were 9 viewings in 4 days, with no reports of any issues.
We would appreciate it if you could update or remove your review so it reflects an accurate and useful reference for other users.

Experiencia negativa: ⸻ Also report this company at the BETTER BUSINESS BUREAU. WARNING: Do NOT rent from HCM Property Management. This company is an absolute nightmare to deal with. Their rental practices are shady, their communication is pathetic, and their professionalism is nonexistent. Renters beware — HCM will nickel-and-dime you for everything they can. In my case, I was renting from someone I considered a friend, who later brought HCM in to manage the property. From that moment on, things went downhill fast. Now they’re trying to charge me for damages and issues that were already present when I moved in. I provided photographic proof — dated and documented — but they blatantly ignored it. They can’t prove the damage wasn’t there, yet they continue to withhold my money. It’s a disgusting way to treat tenants. They refuse to have a real conversation. And here’s the kicker: they charge you just to renew your lease. Yes, you read that right. A renewal fee — even when rent increases. They also expect you, the renter, to do all the legwork — take the pictures, document the condition, submit reports. Meanwhile, they sit back and rake in fees. I’ve never dealt with another company that pulls this nonsense. Maintenance requests? Mysterious ones kept popping up in the portal — things I never submitted. And when it came to inspections, I saw ONE person in two and a half years, and he was in and out in less than five minutes. That’s the extent of their so-called property management. I’m beyond fed up. I’ve documented everything, and I will be taking legal action. If you’re considering renting a property managed by HCM — run the other way. Take photos, take videos, record every conversation, and prepare for a battle if you ever expect to get your deposit back. This company is dishonest, disorganized, and disgraceful. Rent from them at your own risk — but don’t say you weren’t warned. Response to the Owner: Let’s be clear—the property owner selected the move-out date, not me. I was fully willing to stay through the end of the lease, and I have text messages to prove it. I did take photos and submitted them through the required online form. If your employees failed to properly process that information, that’s on your team—not mine. I still have all the photos, and the owner is not being truthful. I even checked in on the handyman during the work—his performance was sloppy at best. As for your so-called “good faith adjustments,” check your math. You sent me a $36 refund, which doesn’t even begin to cover the inflated and unreasonable charges. Those fees are absurd. Lastly, HCM absolutely lives up to the reputation it’s earned: dishonest, disorganized, and disgraceful. I’d also add deceptive and misleading to the list.

We understand that dealing with security deposit disputes is frustrating, but it’s important not to confuse personal dissatisfaction with mismanagement or wrongdoing on our part.

- Lease Break and Waived Penalties: You chose to break your lease four months early. Despite that, the property owner—who, as you mentioned, was your friend—decided not to hold you responsible for the full lease break penalties. That was a decision made out of goodwill, and it significantly reduced what you were legally obligated to pay. We could have pursued additional costs, but we didn’t.
- Move-In and Move-Out Documentation: You never completed the required move-in inspection, which left us with no formal documentation of the property’s condition when you arrived. On move-out, however, we conducted a full inspection and found the property in poor condition. Based on photographic evidence and confirmation from the owner, charges totaling $981.68 were applied to your security deposit.
Good Faith Adjustments: When you raised concerns, we reviewed them. In fact, we removed the kitchen drawer charge because there wasn’t enough proof it wasn’t pre-existing. We also worked with the owner, who agreed to issue you a $75 refund. However, due to outstanding dues, that amount was offset—and unfortunately, no refund was issued in the end. This was all communicated clearly and transparently.
Communication and Professionalism: All of our interactions were handled through standard and trackable communication channels—email, phone, and your tenant portal. This isn’t to avoid communication, but to maintain a clear record. Suggesting we’re “hiding” is simply not accurate.
Fees and Responsibilities: The lease renewal fee and property condition documentation you mention are standard in the property management industry and outlined in your lease. These aren’t hidden fees or “nickel-and-diming”—they’re part of ensuring accountability and protecting both parties.
We understand you’re upset, but to call our team dishonest, disorganized, or disgraceful is completely unfair and untrue. We followed all proper procedures, remained professional throughout, and even made accommodations on your behalf.

Experiencia negativa: I’d give 0 stars if I could. I showed up to do a tour of one of their properties when they informed me that it’s available for viewing at 1:00 pm on 12/08/2024. Me and my roommate showed up to check it out. I sent the code to the HCM text thread in order to get access to the code for the lockbox that holds the key. I got an automated response text saying that I’m not authorized. After calling 3 different HCM numbers and the line ringing for 3 minutes each call, I gave up and left. Upon giving up, I get an automated text from them saying “thank you for viewing the property.” Which is ironic because I’ve been here for 30 minutes and still haven’t seen it.. Poor first impression.

Experiencia negativa: I am extremely upset and frustrated with the service provided by HCM Property Management. Upon moving into the unit, I encountered a severe water leak in the bathroom, which subsequently affected the neighbors below me. During the investigation, HCM discovered extensive mold, which they claimed had spread everywhere, necessitating the complete replacement of the bathroom stall. It is hard to believe that the mold spread so rapidly solely due to the recent flooding; it seems likely that the mold was pre-existing and not properly addressed before I moved in. HCM Property Management insisted that my insurance should cover all the repairs, adding to my financial burden. The repair process has been excruciatingly slow and poorly managed. It took them two days just to remove the bathroom stall, and they placed dryers to dry out the wood, which took about two weeks. During this period, the workers only showed up for four days. The day before the insurance adjuster was scheduled to visit, they hastily removed the tub and the rest of the bathroom, then disappeared for five days without any explanation. When I contacted HCM Management, Ana informed me that they were waiting for the insurance payment. It has now been over five days since that conversation, and I have not received any updates or calls from them. I have been living without a functional bathroom since the beginning of the month, far exceeding the initial two-week timeframe they promised for completing the repairs. I have been forced to use the bathroom at the community clubhouse, which is incredibly inconvenient and unacceptable. The lack of communication, the slow pace of repairs, and the overall mismanagement by HCM Property Management have caused me significant stress and inconvenience. I would not recommend their services to anyone based on this experience. They have failed to provide even the most basic level of customer service and have shown a complete disregard for the wellbeing and comfort of their tenants.

As you know, the water leak discussed in your review was caused by you improperly installing an after-market bidet onto a toilet, without homeowner permission and property management knowledge. This unauthorized modification caused a substantial leak that damaged multiple homes. The water and moisture from that leak undoubtedly caused the mold that has required major repairs. Both the EPA and CDC indicate that mold can develop on surfaces within 24 to 48 hours of water exposure, and in certain conditions mold can start developing in as little as a few hours. The insinuation in your review that the mold previously existed has no merit.
The delays in repairs occurred due both your actions and situations beyond HCM's control. First, you repeatedly denied access to our team and HOA representatives. We were forced to prepare and post a notice of entry in order to gain access and proceed with repairs. Additionally, your insurance has been slow to act, and most vendors refuse to conduct work without payment arrangements. Further, the property owners needed time to decide on the materials for repairs. In reality, our team remained diligent and jumped through many hoops to mitigate the damages caused by you. We have numerous documented communications highlighting our efforts to address the situation promptly and many documented communications exhibiting both your lack of cooperation and the slow actions of your insurance carrier.
We empathize with your frustrations, and we never want our clients or tenants to experience hardships. Nonetheless, we urge you to reevaluate the inaccuracies in your review. Experiencia fantástica: Candidly, when I first moved in to the home that HCM manages, they were an absolute DISASTER to deal with. My point of contact (Paul) was rude and non-responsive. He would never follow through on promises. I had countless issues including water intrusion through the master bedroom window and yet these repair requests seemingly fell on deaf ears. Management was no help. I copied my leasing agent, assuming she would help because of the representations she made prior to leasing and yet she only responded with rude condescension. The Director of Operations, Ken, an attorney like myself, treated me and my emails as though he was a "typical lawyer" battling an adversary rather than dealing with me as a human being paying a considerable amount of rent for a home and desiring things to be as-promised. Having said that, EVERYTHING changed once Renee Cubillas was assigned as my primary point of contact. The experience with Renee could NOT be any different than what I initially experienced with HCM. Renee is quick to respond, attentive, expedites necessary repairs, is polite and courteous, and has incredible follow through, always ensuring the job gets done and I am satisfied with the outcome. I do not know if the problem individuals in management remain, but I assume not given my interactions with Renee. Clearly something changed for the better around the time of Renee's hire. The previous point of contact would use excuses such as "I manage way too many properties to be able to follow up with you on a regular basis"; this has NEVER been the case with Renee. So, assuming Renee is an example of how HCM now operates, and is not an anomaly, I can confidently recommend them.

Experiencia negativa: My experience having this company as a property management has been very poor. They never call you back when something needs to be taken care of. They legally broke our lease and took money from my deposit for a plumbing issue caused by roots that was specifically detailed in the lease that the owner would be responsible for. They didn't mention anything for 6 months and waited less than 30 days prior to moving out. Because I didn't have the money for a lawyer I got screwed. I would never rent from this company again.

Your review fails to accurately convey the facts. As you recall, you requested that we send a plumber out to address a clog, and the plumber determined that the clog was serious and required hydro-jetting. We informed you that if the clog was tenant-caused, you would be responsible for the charges. On the other hand, if the clog was due to bad plumbing, roots or other maintenance issues, the owner would be responsible.
The estimate to hydrojet the plumbing was $1450. Because it was so expensive, you begged us to get the owner to commit that she would agree that both parties (owner and tenant) would share equally in the cost (50%-50% or $725 each) no matter who was responsible. The owner was originally not amenable, but after numerous conversations, she eventually agreed to the 50%-50% split. We informed you that the owner agreed to your terms, and you were very happy. Subsequently, the hydro-jetting was performed, and the plumber determined that roots caused the clog, which was the owner's responsibility.
After finding out the clog was not tenant-caused, you refused to honor the agreement and pay your portion. Per the valid agreement that you initiated, you owed $725 for the hydro-jetting. We informed you on numerous occasions that you needed to pay your portion of the bill, but you repeatedly failed to pay. That bill remained on your ledger until you moved out of the home. (Your claim that we "didn't mention anything for 6 months" is completely inaccurate.) When we reconciled your deposit, we were required to pay that bill with your deposit money. We conferred with legal counsel, and we were informed that you did owe the $725 pursuant to the agreement initiated by you. Note: if the situation were reversed, and the clog was tenant-caused, and if the owner tried to renege on the agreement, we would have charged her $725. We understand the importance of clear communication and adherence to agreements, and the agreement was valid.
As for your statement, "They never call back when something needs to be taken care of," it is also inaccurate. Going through the 5 work orders you placed during your tenancy, we responded immediately on each occasion, and we maintained communication throughout the completion of each work order. Additionally, our records show that each email and text you sent to our representatives was responded to in a commercially reasonable time and manner.

Experiencia negativa: As the property owner, I had a terrible experience with HCM. They allowed a tenant to cause $10k+ in damages, break the lease early, did not collect rent or penalties, lost track of the tenant, and unreasonably withheld important information to me. There were huge failures with HCM from the beginning starting with the background check. The tenants should have never been approved to rent the unit from us, but HCM somehow pushed them through. They tenants broke the lease and did not pay rent and HCM never notified me. The tenants left 10k+ in damages (~4 months rent) and HCM took no responsibly for it and somehow allowed the tenants to just leave without collecting any additional funds. They did not even tell me that the tenant was not paying rent or that they caused all the damages. HCM refuses to send them to collections or take any legal actions to recover funds. Even getting my keys from them was a disaster. They had the incorrect key counts and gave me a key that said unknown. From my own personal experience, they will put bad tenants in your units and then do nothing for you when things go completely sideways. Please stay away as they are horrible at their job. They will cost you tens of thousands of dollars in the long run.

Experiencia negativa: I had the unfortunate experience of dealing with Gabby, and I must say it's been quite frustrating and horrific. My move out date was in April and it's been about 3 months, and the situation is still unresolved. Communication was ok while I was a tenant and maintenance services were quick and easy to accomplish. Luckily most things were through a portal. I've been a great tenant for over two years; paying everything on time, reporting anything that needs service, and being a good neighbor. This review is for after the move out though After my move out, communication dwindled and it was hard to get a response in regards to my security deposit despite multiple follow-ups. When I finally did get a response back, it was to say, "I'm surprised, your SD should have been sent out last month." - which I still haven't received 2 months later after the supposed send date. On top of that, they had me contact the water management company to pay my water bill that was left over after move out (which I did but was waiting for proof of payment), and then charged me again for it by deducting it out of the security deposit along with a postage fee for sending me the check (which I didn't agree to). When asked why I was being charged for it, she said she "assumed" I didn't pay for it. We all know what that word signifies. Serious lack of communication, professionalism and accountability Glad that I'm almost done with dealing with them. They supposedly sent my check out yesterday without confirming if I had paid yet and if it was ok to charge me for postage or if I wanted to come pick it up. I tried being nice in the beginning but some people just walk all over you if you're too nice I would NOT recommend working with them if you are a renter. They could care less about you

Dianne is very efficient in leasing, and we were very happy that she found a tenant in a short time. In the future, I hope to give us more advice on dealing with the problems between landlords and tenants. This may be more fulfilled. Then we came across this property, and had checked it out since we was just up the street from it. We then contacted Gabby to view the home. Experiencia fantástica: I was so very impressed from start to finish about the professionalism and convenience of each step. Signing up for the in person viewing was quick, all via text, with a very professional verification service. The visit was quickly followed by a check in text asking if we wanted to apply, which we did. Transition from automated service to person was fast! Dianne Carlyle is fantastic!!! She helped guide us and was incredibly responsive. She was also kind and funny, which is not necessary, but certainly a plus that put us at ease. Also, the property is obviously everything we wanted at a great price point. We saw two other places with another property management company the same day and the contrast between the two was stark. The other places had serious defects that I felt were not acknowledged because the asking price was still high AND the agents were not as good as Dianne. Total process was from viewing to approved was 2 days and now we are happy as clams!

Experiencia fantástica: Dianne was extremely helpful and accommodating! I went and saw a condo on a Thursday and told her I needed to sign a lease immediately and move in that weekend and she was able to get everything done in that 24 hour window. Dianne was very nice and answered all questions. I would definitely recommend her.

Experiencia fantástica: Have been with HCM since March and have been very happy with their service. Had a horrible experience with a non paying tenant and a property management company that did not know what they were doing. Switched to HCM once tenant was out and very quickly found what seems to be a very good tenant so far. They have been very professional and easy to work, and not to mention cost effective with their management fees. This has meant a lot after having gone through the previous horrific experience. Would definitely recommend them!!

Experiencia negativa: RENTER BEWARE: The most frustrating, nonsensical experience I have ever had in dealing with a supposedly reputable company. After my application was accepted, I was instructed to pay a $1,000, non-refundable fee WITHOUT getting a copy of the lease and the terms. What?? When I asked for the lease and terms before I sent money, Gabby, the agent, told me I should just go find another property, that she had spent enough time with me, and that she would be re-listing the house. What a way to do business!! Extremely unprofessional. After much texting with Lenny (the Director of Operations), the lease agreement was finally sent. And it was 34 pages. Again, what?? Also, for the privilege of them renting the house to you, will pay a $190 "document preparation fee". Not to mention they represent an owner who doesn't have gates up leading to his backyard pool (it is a law), provides no storage and would not allow any on premises, and would have you maintain the yard, watering and mowing the grass! And none of the utilities paid by the owner. Unscrupulous!
Experiencia negativa: BE AWARE, HOMEOWNERS! Don't choose this if you are looking for a trusted company for your home! This company can fabricate the work order documents and charge you incorrectly! We worked with HCM as a tenant home in Irvine. When it is time to move out, we follow their guideline and schedule professional cleaning and carpet cleaning companies. After both professional cleanings, we walked through with their company representative, who approved the total refund and said he never saw that clean home as "move out." It took 22 days for them to return the deposit, which we kept following up. On day 22, we had to go to their office to pick it up in person. They had an "invoice" ( not a receipt) from the company for power washing the garden wall, lubricating the sliding door, and patching the two small nails. The estimation was 255$, and we got charged 190$ for patching work. I called the company to ask about each item should be billed separately, so I am responsible only for nail patching work. They told me, "THEY DID NOT PERFORM THE JOB," so there is no receipt for completing the job with the address I provided. I followed up with Gabby Lopez and made a deal about it.I asked for the "receipt" . After a minute, she created another Invoice for only the "paint job" with the charged of 190$. This incident proved how they created "invoices" and added any number they liked, either charging the tenant or making the homeowners believe what they charged! Homeowners, stay away if you are looking for a trusted company for your home!
Hula Sarah Odabas, HCM strives to deliver a great living experience for our residents. When our residents move out, we are always fair when it comes to reconciliation of their security deposit and we would like to return the full deposit whenever possible. Unfortunately, in the case of your property, the damage you left to the drywall was above and beyond normal wear and tear. As a result, HCM needed to dispatch a technician to the property to complete drywall and painting repairs. The cost of those repairs was $190 and was deducted from your security deposit. Again, I wish we could have returned you full security deposit, but the condition in which you left the property would not allow for that. We wish you the best of luck in your future endeavors.
Experiencia fantástica: Luisa brought clarity and accuracy to many transactions that were previously confusing on our owner statements. I appreciate her reorganizing the year to date statements as prior statements were choppy in dating and numbers were off! Please pat yourself on the back, Luisa, because this is much clearer in understanding for me as an owner and for our CPA.She is an asset to her role.
