Experiencia negativa: SPM rented my property to a person who died 4 months before the lease agreement was signed. The criminals who used the property completely destroyed it causing over $60,000 in damages. The police contacted me regarding the unauthorized people living in the house SPM did nothing to help get them out. SPM is not responsible for the people they rent your property to. Do not use this horrible company. The customer service is terrible. They don't care just want to collect the fees. Do yourself a favor and never use them. They failed at every level.

Experiencia negativa: Worst property management company I've ever had to deal with. There is no professionalism whatsoever. We moved in and there was no refrigerator, which was specified in the lease it comes with one. We had to wait almost a month after move in to receive one, and when we called and fussed about it, it got to a point where they were straight up ignoring our calls. My boyfriend called them off a fake number app and they answered almost immediately. After getting ahold of them they realized who they were speaking to and hung up mid conversation. They're quick to call us about our rent and making sure they get that but can't even accommodate our situation let alone even offer to compensate us for the troubles. When you try calling about anything they'll just transfer you off to someone who has no idea about your situation. If only 0 stars were an option

Experiencia fantástica: The leasing agent, Arleth, was very responsive to my emails and answered all my questions. She even let me into the property prior to move in so I could take some measurements to see if our furniture would fit. The whole leasing process was as easy as this sort of thing could be. Experiencia negativa: Do NOT use this company to lease your property. My tenant ended up hunting me down and I had to personally resolve many issues because she could never get hold of anyone at Specialized. If she did get hold of someone, they were unhelpful and unfriendly. As an owner, they NEVER communicated about any requested repairs. They can charge up to $300 without your permission but I never got noticed of ANY repairs regardless of the amount. Specialized has zero communication and zero professionalism. Might as well light your money on fire if you hire them.

Experiencia negativa: The rental house smelled like dog piss because the previous tenant's dogs peed all over the carpet. They refused to replace the carpets, and the professional cleaning made the smell worse. Completely unlivable. They did not clean up after the previous tenants moved out. They do not take care of the property and they do not care about the tenant's well-being. I do not recommend them for renters or house owners. The house will get trashed and they don't care.

We would like to address the concerns raised in your review.
At Specialized Property Management, we do not permit any tenant to allow their animal to soil the property. According to our records, our maintenance team dispatched a professional contractor to assess the floor and carpet. The contractor reported to both the owner and our team that no urine smell was detected within the home.
Please understand that while we manage properties, we do not own them. As such, we require the owner's approval to replace items like carpets. In this case, the owner approved and funded a full carpet cleaning and deodorizing after the assessment.
Our leasing and maintenance teams worked diligently to communicate with you regarding your concerns. Furthermore, the owner approved your request for early lease termination with a penalty of two months' rent, not three as stated.
We regret any frustration you may have experienced and wish you all the best in your future endeavors.

Experiencia negativa: I am a renter. I have been in my property for more than 3 years however, it has been definitely a challenge working with this company. My house has flooded 2 times in 1 year ruining some of my furnishings and Specialized went silent when I started asking who was going to pay for the damage. A year later no reimbursement. I have a licensed service dog and I literally had to threaten legal actions for them to stop harassing me about my dog. I pay monthly for filters that I wasn't receiving until I started complaining. They received a notice from the HOA regarding the yard because it was brown. (During the dormat season) I have a landscaper cut and weed the grass on a 2 week bases during the summer, provided proof to specialized, purchased a water hose hooked to a sprinkler that i use during the summer. The owner decides to Saad the yard and bill me for it. I have been disputing the charges however to no avail. Specialized put the $1,200 on my account and now I'm forced to pay the charges or the online system will not allow me to pay my rent. I have called, text, and emailed informing them that I have the rent money and I need to pay my rent. However now they have filed an eviction for non payment of rent. I am currently suffering with ovarian cancer and honestly don't have the energy to move but I have decided to hire an attorney. I understand that the attorney fees will be more than the $1200 but it's the principal of it. I did everything I could to maintain the yard and I don't feel like I should pay for saading at a rental property that I don't own. I'm so frustrated, with this company. They are actually the worst!

According to our records, the unfortunate and unexpected flood at the property was managed by the owner and their vendor. As the property management company, we are obligated to follow the owner's decisions, as we do not own the property. Additionally, the owner approved a $500 rent concession for you, even though tenants are encouraged to obtain renters insurance to protect their personal belongings. Regarding the concerns about your dog, our office did not harass you. We were simply following protocol to obtain the necessary documentation for your service animal and to have a pet addendum in place, as the original lease did not include one. We apologize for any frustration this may have caused, but this is part of our policy and procedures. As for the grass issue, our records show that the HOA violation was communicated to you via Meld. According to your signed lease agreement, lawn maintenance and watering are the tenant's responsibility. Our maintenance team notified you of bare spots in the yard that needed to be addressed to prevent potential HOA penalties for both you and the owner, as outlined in your lease. Unfortunately, you indicated that you would not address the issue without a valid reason. After several attempts to resolve this matter, the owner had the yard work completed, and the cost was applied to your ledger, in accordance with your lease agreement. We regret any frustration this has caused, but we must honor the lease and the terms agreed upon between you and the owner.

Experiencia negativa: I don’t typically leave reviews - but If I could give zero stars I would. As a home owner, using Specialized to manage my property, they have been TERRIBLE. No one ever knows what is going on with our property! They took a ridiculous amount of time to “inspect” the property and come up with a “make ready list” where the fees for the services offered were horribly inflated. It took them MONTHS to find us a tenant. We were charged ridiculous fees and when we tried to inquire about them they would pass us around from person to person - no one ever knowing anything about our situation. We were charged for several “vacant lawn maintenance” services that weren’t preformed as it was winter and the grass was dormant. Then they continued charging us for services not rendered after the tenants had moved in. Now, as we are ending our contract with them, they had no idea that tenants were not out of the property when they were expected to be and 5 days after their lease was up, are still occupying the property and in the process of moving out! They also installed deadbolts on every door that can only be unlocked from the inside!! Essentially, COMPLETELY locking us out of our own property. Here we are 2 weeks after our tenants were supposed to be out and we still haven’t heard from the company. We went by the house ourselves found they had put the house key in a combo lock box that was left OPEN and the backdoor to the house was WIDE OPEN!! Thank goodness we went by when we did. And don’t get me started on my sister’s situation with the company. Hers was a complete nightmare. Her tenants never paid a full months rent, and didn’t pay at all for multiple months while my sister fought to have them evicted and they completely trashed her property. Specialized’s vendors quotes to make repairs were astronomical and then they didn’t even complete the jobs she asked them to do! Then she found out that they never even collected a security deposit from the tenants!! I will NEVER recommend this company to an owner looking for a property management company. NEVER EVER EVER.

Experiencia negativa: Attention Home Owners - I strongly advise personally inspecting your properties, rather than relying solely on management reports. While the property management company conducts biannual inspections, the reports provided do not accurately reflect the actual condition of the homes. We just had a vacated one of our properties following an 8-year tenancy, we discovered the house needed extensive renovations due to severe smoke damage. Unfortunately, the tenant was not held accountable for violating the no-smoking policy. This property management company failed to adequately manage our home. Reading through the reviews we've had very similar experiences as Isabelle Engler's. I strongly recommend considering a different property management company for your home.

I work in real estate, so I purchase and rent properties on a daily basis and in all of my 20 years of experience this is the worst place I’ve ever come across upon. Not only were we booked for a tour, but the 15 codes that they had on file did not work along with that no one ever got back to us. It took three weeks of consistent reaching out in order to even get someone on the phone. It wasn’t until I called today at the property that we were looking at has now gone under contract. Will be taking my business elsewhere. This place does not deserve the time of day.

Experiencia negativa: Unsolved issues from multiple staff before and during the tenant placement process. Escalated to Ari Lund, the licensed broker and COO of the company but the company chose to ignore our calls and emails. Examples: Staff told us that they had been getting vendor quotes for blinds on 1/30/24. As of 2/27, there is no progress on this even after us following up multiple times. We finally heard back of a quote asking us to pay over $1500, but without any spec, style, photo, or details about the type of blinds to be installed. Unacceptable- is this a scam? Garrett, the director of tenant placement, and his team: Whoever does the showing in our property spilled water all over the kitchen counter and left a huge mess on the bathroom floors (noticed this across multiple visits). Very unprofessional. Stephanie Well and leasing office: They do not pick up phone calls. Even with Owner's open questions, they will ignore your written questions and sign leases without your approval. Example: We asked to review lease template before they send to tenant and asked for additional questions. They did not answer our questions and proceeded to sign a lease with Tenant that was never reviewed with us. They allowed the Tenant to sign a lease without security deposit. Staff will deny anything discussed verbally over phone calls. If you are stuck in working with them, make sure you get everything in writing. Incompetency and unethical business practice is what we have experienced so far. I tried giving them the benefit of the doubt, but after escalating to the leadership at C-level, still nothing was addressed. Avoid this company for property management.

Experiencia negativa: I'm confused - are they property managers or are they selling bitcoin? Just found out they left a $0 judgement on my son from 4 years ago who never received any documentation or notices on this. I've been trying for 3 weeks now to just get the details so we can resolve it. I was given an email address to work through. Other than one response saying they would get right back to me, they have not responded to any of my additional emails. No one, and I mean no one, regardless of the department you choose, answers the phones. The reviews online are horrific from property owners as well as landlords. Beyond unprofessional and shady.
Experiencia positiva: It has been a good venture for my living here. The neighbors and most of all the neighborhood are cordial and pleasant. I've liked living here where there are great eateries, good schools, and a quiet calm block.

Experiencia negativa: Read ALL the One Stars including this one (which all seem to be saying the same thing) THEN decide for yourself. Does half a star exist?. As the owner of a NEW home in a NEW subdivision I selected SPM to manage it. I only had their website to measure their professionalism against which I thought was ok. No tenant issues whatsoever. Rent was consistently deposited on time and the property was well maintained by the tenant. As long as the tenant and owner had zero questions, concerns or problems, Specialized Property Management works, but the moment a tenant OR owner makes any type of requests, one is likely left fending for themselves. They have a “ survivalist” business model - do anything at the cost of getting money out of someone while rarely taking care of anyone. After two years of them “watching” not managing my home, the conclusion is their inconsistencies are not only normal business behavior, but preferred business culture. Specialized Property Management grossly lagged on a safety and hazardous emergency. During a week of temps in the TEENS, multiple unsuccessful attempts by the tenant at getting calls or emails returned from Specialized Property Management to resolve the problem. The tenant was left without heat with small children involved for at least 3 days before Specialized Property Management notified the owner of the home via their portal system. This emergency was resolved without injury to the tenant or liability to the owner only because the homeowner got directly involved. Turned out this was NOT a homeowner induced error. Specialized Property Management never got involved at all or followed up at any point in time. They have been grievously burdensome any time any business transaction was needed and completely unreliable for two consecutive years. I feel sorry for ANYONE whose grandmother is living in a property watched by them. You better check on her. In two years the owner was assigned three different leasing agents. Agent ONE without fail greeted with a “WHAT!?” OR aggressively irritated anytime he’d pick up the phone. Agent TWO assigned to the homeowner never answered his phone and finally had a voice mail greeting that he no longer worked for Specialized Property Management. Agent ONE calls me out the blue advertising that he and his buddy just started a new PM service and he’s looking for customers. The closest business address listed on Goggle was a vacant suite. I drove 45 miles to their second address listed as their “main” office and the conditions were D-E-P-L-O-R-A-B-L-E upon entering with a coke bottle holding up the counter at their reception window. After seeing this dump, my stomach sank confirming the inevitable - that this was normal business practice. The final agent THREE I ended up with was only heard from or could be reached when the lease was about up. She will remain nameless to retain my dignity, but she preferred I increase the tenant’s rent by 200.00+ more per month the first year and 300.00+ per month more the following year. I kindly refused and only raised it 60.00 per month both years due to COVID-19 considerations. This business is without ethics, absent of morals, an appetite for money at any cost, and who’s character resemble that of a desperately corrupt organization from the top down. They MUST be running another organization behind this one… how can a business be SO incompetent over a fairly easy and routine task? Anyone rating this business above 2 stars either is an employee (job security) or ONLY had transactional experience (as in pay up/payday) which is the only word they seem to respond to. The business relationship surprisingly and weirdly ended with a threat from Specialized Property Management. They actually were silly enough to email the threat so I’d have a record for any legal action should we have to go there. I think that sums up anything else I could say further about their business practices they are quite comfortable with.

Our Fort Worth office has recently closed, and our management team is currently seeking another office for a replacement. Still, our Dallas office is open and operational for our clients. The condition of our Dallas office is in good standing, clean, and welcoming for our clients. Still, maintenance needs may arise without notice, and our staff and the building's engineer/ maintenance team work diligently to resolve any repair timely once presented. Unfortunately, the reception window shelf support broke and needed repair to ensure the safety of our visitors. A circular plastic support was placed under the shelf to provide the necessary support while the repair was completed. At no time was there a "coke bottle" supporting the shelf.
Please understand that rent rate increases are suggestions based on local rent averages and are always fair and realistic to current market trends. Still, this is only a suggestion/ recommendation, and the owner has the final decision on how our leasing department moves forward with the renewal. Our position is to provide our clients with the local averages, but it is our duty to comply with the property owner's instructions.
Again, we sincerely regret that your experience did not reflect the high standards we work hard to meet for our clients, but as you can see, the complaint is not consistent with the facts. I have called multiple times in hopes of discussing a charge on my account, and have not been able to speak with anyone. They also don’t have a voicemail so there’s no way of them knowing I even tried to call. I finally decided to try my luck at sending an email to the accounting department (even though I would much rather discuss these issues over the phone) and I still have not heard anything from them. Experiencia negativa: Ac unit in attic went out and was smoking. Took 45 mins for the emergency line to even pick up. Ac is still out and no one has reach out to even check and see if we are ok. Stressed the fire hazard issue and still nothing. Currently 24 hrs with out ac and zero contact other then a email saying home owner has been contracted. Will not advise using this company or renting from anyone using them. This is not the first issue with these guys.

Experiencia negativa: Do not recommend at all. Besides all the maintenance issues I’ve had for the last couple of years currently my lease ends in 3 weeks. I’ve been calling and calling leaving voicemails and nobody will return my calls. I’ve messaged them on their portal but just like in the past nobody responds. Rent is due but on the portal it’s showing a full month due when it’s suppose to be prorated since the lease ends mid month. Also I have not been sent a new lease so I’m not sure if the owner is going continue renting or what’s going on but the lack of communication with this company has been the worst I’ve ever dealt with.

As discussed, your applicant wasn’t denied due to income requirements; instead, the owner chose a different applicant. All application guidelines are provided to each applicant before submission. They are asked to verify their approval by checking the approval box and by the applicant's signature, which states your acknowledgment of the terms and agreement. As a company, we do business according to the Federal Fair Housing Act and welcome all applicants, regardless of race, national origin, or other protected characteristics. The owner is allowed to review and proceed with the best-qualified application; under Texas Property Code Section 92.3515 and the Fair Credit Reporting Act, 15 U.S.C.A., Section 1681, Chapter 41, we use the following tenant selection criteria in deciding to lease a property to an applicant- credit history, current income, rental history, and criminal history. The qualified but unsuccessful applicants may transfer the application to another one of our rental homes, with no additional application fees required.
Additionally, we also may take into consideration the proposed rent amount, move-in date, lease term, and repair stipulations. If you choose to withdraw your application, although we’re sorry to hear that, it is entirely your decision to make. Per Texas Real Estate Law, we have to submit all offers to the property owner, and this is not a company policy but state law. I assure you that we are committed to providing a positive application process for every property, but as you can see, the complaint is not consistent with the facts. Experiencia positiva: SPM at the beginning did not provide the smoothest experience. The listing agent was impossible to get ahold of, no returned calls or texts for weeks. It took him accidentally answering his phone to get any communication started. After that, the communication began and the process ran more smoothly. We were finally able to tour, ask questions, and start the application process. The application process was done 100% online, it was quick, smooth, and easy. I spoke with one representative after being approved, Arleth. She was so nice and so helpful. Then I spoke with Nina who welcomed me, was so nice, and pleasant. She too was quick to answer my questions or find answers if it was outside of her department. Nina and Arleth saved my experience with SPM! I am so excited to start this next chapter in my new home!

Experiencia positiva: My experience with Specialized Property Management during the “Move In” process was smooth. All of the information that you might need for move in purposes were systematically provided to me, so it was all about a matter of patience. While working with Stephanie through leasing, she was able to respond to my emails through actions rather than response. Anything that was concerning to me was handle in a timely manner with Stephanie, but im guessing since she is a busy individual, getting responses could be a hassle. However as I stated, all of my messages were answered through work ethic. Lastly, on my last day I was able to receive a Welcome Call from Ms. Nena, in which she was able to answer any last minute questions I might have had. My entire move in experience was positive 100%.

Experiencia negativa: Our experience has been horrible since Specialized took over the management of the house we rent. They went ahead and switched our power and water off because they didn’t realize the home was occupied. If you manage property’s and don’t know which are occupied and which are not that is a . I am writing this review right now because my water was shut off today due to Specialized changed it to their name and never paid the bill. I have called every number I can find online and they all goto voicemail. I can’t even report it to them because nobody answers the phone. I would definitely not rent one of their properties, they might forget you live there and shut all the utilities off. What an embarrassment.

Experiencia negativa: DON'T MAKE THE MISTAKE WE DID This is the worst experience renting we have ever had.The first few days of our lease we had no power, no AC, and no water. Once they finally got back to us about not having any water, we realized there was no hot water. We called maintenance again and another 2 days later they came out and told us that the entire hot water tank needed to be replaced. 5 more days later they came and replaced it. Later the dish machine goes out. Same thing over again. Service agent visits and says we need a new machine. Now we are stuck for who knows how long for an approval process for the purchase, the actual purchase of the machine, and install. We are only a month in and wish we had never signed the lease....

Experiencia negativa: This company is negligent in the upkeep of their property. They recently bought a property in Houston the was overgrown with a tree branch fallen in the front yard. They put the For Lease sign but never cleaned up the yard after 6 weeks. The City of Houston has now put a violation announcement on the property. I call ed their office and Mary the concierge kept making excuses. I asked to speak with a manager and she kept trying to sidetrack me to keep from talking to them. Then she put me on hold for awhile and came back to tell me the manager couldn't take my call . I called back to get that manager's name and she couldn't give me a name because there were lots of managers. I insisted and finally gave me her manager's name, Kyle, only to tell me he wasn't available. I can't imagine how anyone does business with these people. Sad sad sad!

We are committed to communicating clearly, so there are no surprises or hidden costs. Our records show our leasing department, and our accounting department has kept open communication with all tenants concerning the utility reimbursement cost, failure to transfer fee, and late fees applied to your account. Per your signed lease agreement, the tenant will pay all connection fees, service fees, usage fees, and all other costs and fees for all utilities to the property (for example, electricity, gas, water, wastewater, garbage, telephone, alarm monitoring systems, cable, and Internet connections). If the tenant fails to transfer utilities, the tenant will be charged a $50.00 fee plus the utilities' cost. Our leasing coordinator supplied all tenants listed on the lease an email explanation with pictures of the policies and outlined wherein the signed lease agreement these terms could be found. In good faith, our accounting department removed one (1) out of two (2) failure to transfer fees and removed a late fee due to a late prorate rent payment. We continually work to be accessible and provide sufficient communication. Again, we sincerely regret that your experience did not reflect the high standards we work hard to meet for our residents. Experiencia negativa: What a horrible company to work with. I am a landlord and hoped for a stress-free lease and maintenance of my property. However, choosing SPM was the biggest mistake. Their incompetency had unsuitable selection of tenants, IT glitches causing cover-up of payment issues, and they do not verify vendors work (and recharge for the same work). At this time, they are refusing to return our keys to us for unpaid invoices that they suddenly decided was owner contribution and when asked about it responded in a condescending manner to review the statements (which I reviewed by the way). If this is how they exploit landlord, I can only imagine renting for them. DO NOT GO NEAR THEM. AVOID UNNECESSARY STRESS. HIGHLY INCOMPETENT! Update to response provided by SPM: You have no sincere regret. As I have already stated multiple times in emails, you intentionally made it impossible and unclear. Please read my emails prior to posting the same exact copy paste B.S from your email response. Stop using a standard marketing line "everything was good for several months". The tenant moved in end of Feb and was evicted in July. As you stated much later in August, security deposit was disputed in March. How did you even verify all info about the tenant when they are an identity thief?? How did the tenant regain access if the house was truly rekeyed - This was not even the first time you charged me for work with no evidence of completion by your vendor. let me also explain sequence of events - you confirmed house was empty, you rekeyed the house, then you said tenant regained access, you issued writ of possession and when the constable came in the house was confirmed to be empty. So please explain how did you verify that house was rekeyed. YOU FAILED AGAIN. You havent even provided the police report yet. When there was eviction cost on my account (which per contract you are supposed to return if evicted within 10-month), you made up a story about how a writ of possession had to be issued twice. I have had to dispute every single invoice because you are not paying any attention. You are happy to threaten us for money even without getting basic property manager responsibilities completed.
I sincerely regret that you feel your issue was not resolved to your satisfaction, Pratima. We are committed to responding quickly to resolve issues like these as they arise. We apologies for any frustrations, this infrequent scenario has caused you, but Specialized did everything accurately, according to our process and as agreed by both parties. Our records show that we conducted a thorough screening of the tenants, and all rental criteria were met- at least two years of verified income, income three times the rent amount, no landlord debt, and no criminal history. Unfortunately, the tenants did not satisfy their lease obligations, but there were no red flags while processing/ screening the rental applications. In researching the tenant's payment history, I found; initially, the tenant's payment history was in good standing and on time. Only after the fact was the payments returned, either disputed to the credit card company or returned by their bank. These were not oversights by Specialized or a lack of diligence on our part; the tenant was correctly making timely payments. Unfortunately, almost all were disputed or returned later on. After the initial returns were made (several months after the tenant moved in), we immediately reached out to the tenants who stated it was a mistake and would address the issue on their end. This occasionally happens when a credit card charge isn't recognized, is disputed, and returned. Additionally, we disputed the charge-back with the credit card company to try to get it corrected on our end as well. This was done just in case the tenant didn't do as they promised to us. After having our dispute declined, we turned off the tenant's ability to make any further credit card payments. Unfortunately, by the time these disputes/charge-backs starting coming in, the tenant had already made several payments to us this way. Eventually, they were all returned – after the fact, after we had been sending you the proceeds for a couple of months. I have attached the statements that were sent to you in May, June, and July, showing the balances owed to Specialized. These are our notices regarding balances paid to or due from you. As you can see, the May statement shows $2053.90 owed to Specialized, June's statement shows $8643.20 owed to Specialized, and July's statement shows $9433.51 owed to Specialized. Each of these statements further detail both any unpaid bills owed at the time as well as the transactions, and returned payments are causing the balance. There was no issue with the vendors work regarding the re-key. After the eviction hearing, we checked on the property, believed it to be vacant, and had the locks re-keyed. Unfortunately, afterward, the tenant did regain entry, causing us to go back through the court process to complete the writ of possession when the Constable, locksmith, and movers enter the property to remove the tenant's belongings. Everything was done correctly here as well – we attempted to use the abandonment clause in the lease to get you possession faster, but the tenant's actions prevented this from being successful. After the move-out, we did file a police report on your behalf for the stolen appliances. We agree that this is an extremely frustrating situation. We all feel taken advantage of by this tenant and can certainly understand where you are coming from; however, Specialized was acting in your best interest, on your behalf, and per our agreement throughout this situation. This one tenant's acts of bad faith, as rare, extreme, and unfortunate as they were, are not an indictment of our services but are simply a risk every landlord faces despite our set policies and procedures in place to avoid them.Again, we sincerely regret any frustration this has caused you. Experiencia negativa: DO NOT RENT FROM THESE PEOPLE!!!!! Absolutely the worst company I have ever dealt with in my life. My pregnant wife and I decided to move to Texas after I got out of the Army and couldn’t look at the place before we moved due to the travel ban at the time and the problems started immediately after signing the lease. We dealt with Stephanie and on the drive down we were setting up utilities and we called to ask what we should put down the land management name for the city and she pretty much told us to figure it out. Then we weren’t going to arrive until 1am on our move in date so we asked if we could get the code for the lock a day early so we could get it before they closed for the day and she said no. So we had to rent a hotel room for an extra night because they didn’t feel like sending us a 4 digit code a few days early. Then when we finally got to the house it turns out it had been abandoned for around 6 months (from what the neighbors tell us) and the house was trashed, there were dead roaches everywhere, it smelled like mildew and there were HUMAN FECES on the toilet seat. Best part is someone from the property management had been there to leave a “care package” and saw the state of the house and didn’t say anything. Now we’re dealing with a roach infestation due to the fact that they never took care of the place or even looked at it to see if it was live able. They do not care about tenants after they have you in a lease, they just want your money and then absolutely do not care about taking care of the issues.
I am sorry about the frustration you've experienced with the unit not being adequately prepared for move-in. Per our email records, on 04/08/2020, our leasing department received an email requesting the water authority contact information, which unfortunately we do not have on file. Our leasing department directed you to Citizen Home Solutions, a third party company that supplies a concierge service to our tenants to help with all your utility needs. Citizen Home Solutions set up everything in just one phone call without having to deal with long wait times and automated systems. Here at Specialized, we understand how stressful moving can be, especially from out of state, but unfortunately, we can not grant access to any property outside of business hours. Concerning the condition of the property, I apologize for the pest issue and the state of cleanliness upon your arrival. Our records indicate, on 05/01/2020, a concession for $100.00 was applied to your account for hotel reimbursement due to the condition of the property on move-in day. In addition, our maintenance team is working diligently to resolve any pest issues. The pest control vendor confirmed on 05/29/2020, the attic was treated as well as the inside and outside of the property. The vendor assured the pest issue would be resolved timely. I have taken some internal action to ensure that your future service better reflects the high standards we work hard to meet. Please know, we care greatly about all our tenants and assure you that we are committed to providing a positive tenancy for every property we manage. There was maintenance people out and told me I had to park on the road because there is no visitor parking, although on the left side it states visitor parking, there was another incident when there was some random person dumpster diving when they were asked to leave, they left trash out of the dumpster when I put the trash in the dumpster I was then told that dumpster is not for me, and to take the trash out. The employee was Also there when I was kicking the dumpster diver out, so I assume the employee knew I was cleaning up the mess trying to help keep the place looking decent because there’s always trash everywhere, this place is maintenance very little and very unprofessional and although I don’t live there, I would never promote this place. The tenants I was visiting has also had only bad experiences with the management.

In researching your complaint, I have found that the dumpster belongs to the four-units across the driveway, which we do not manage. The units we do manage have been directed to place all trash by the roadside for pick-up. In addition, our records show each unit is provided one parking spot, and visitors are asked to park along the street to avoid towing. Experiencia positiva: Update: After living at the property for a year and moving out, we were very satisfied with our stay and experience! Didn’t have a single problem with ending our lease, moving out, or getting our deposit back. (Got back WAY more than we thought we would be charged for!) If we didn’t have to move due to other circumstances, we would have definitely leased with the company again! Tenant experience: My family and I have been working with this company for about two months. Overall and in the end, we are very happy (so far). It was a big struggle at first with communication before and after we signed our lease until move in, but things have been patched and cleared up mostly. Our leasing agent Miled never spoke to us, called us, or emailed us back until AFTER we signed our lease and only because we had squatters in our home and had to call her again. (Squatters were another situation and irrelevant.) We were never satisfied when speaking with her. Another leasing representative we worked with, Stephanie, failed to let us know she was going out of town for a week (in the middle of our move in/squatter mess) and had to guess who we were supposed to talk to next without notice. (Apart from miscommunication, she was kind.) Our next point of contact, Glenda, was wonderful and handled the situation very smoothly. From that point on, Glenda, Brenda (receptionist), and James (maintenance) were absolutely terrific and we were so happy to work with them. The vendor they used for move-in clean did a pretty bad job and was lazy. We ended up cleaning it ourselves for a charge adjustment. (This does not reflect directly on Specialized apart from that vendor being who they chose to work with.) While it was a VERY messy start, we are happy we chose them in the end and would do so again (with a different leasing agent). Updates may come again at move out.
Experiencia positiva: When I contact Specialized Property they are always quick to respond and very helpful. The maintenance group works with the property owner to get issues resolved. This last maintenance issue I had someone out that day and everything resolved by afternoon.

Experiencia negativa: I would NEVER work with this company!!! I had a complaint about a property next to me (duplex) that I reached out to them for assistance with lack of property maintenance. I was told that the " Tennant's" under their contract were to keep the property maintained. I received a email, not a single call, from one of their Property Maintenance people. I was told that they would contact the tennants and owner AND get on the problem taken care of asap. This matterer has yet even to the slightest BEEN ADDRESSED TO THIS DAY! NOT EVEN A FOLLOW UP ON MY COMPLAINT. Seems they don't even do a "drive by" to inspect their properties, just wait around for complaints. They definitely are not an upstanding company to work with!! All I can see is they take owners money to provide service and do absolutely nothing in return!
I sincerely apologize for any frustrations you have felt regarding lawn maintenance issues at a property we manage. Please understand that as the property manager, we work to provide the tenant with a safe and pleasant home to rent, but do not own the property itself. While property owners do have an obligation to repair/ correct certain items, there is other repairs/ maintenance that the law leaves to the owner's discretion. In either situation, we work to respond quickly to requests, identify the issue, source affordable service providers, seek the owner's approval, then coordinate the maintenance with the tenant and the service company. However, in this particular situation, the tenant per their lease agreement is responsible for lawn maintenance at the property, and the owner requested the tenants handle the repair personally, and as the property manager, we are obligated to comply with the owner's wishes regarding their property. Regardless, we understand such issues can be frustrating.
In researching this issue, our records indicate that on August 9, 2019, we received email communication from yourself concerning the dead grass and overgrown trees at a property we manage- We had the tree trim work completed on August 22, 2019, and have issued a violation notice to the current tenants along with working diligently with the owner to resolve the grass maintenance issue. We assure you we take complaints seriously and are in direct contact with the property owner regarding a resolution to the dead grass issue.

I applied for a house at 8:00 AM after visiting the house and see the availability on the website. same day by 9:30 AM, I got an email that Home is no longer available. On the website, Home was available for two more days. They did not refund my application fee or did not even respond to emails. Be careful, Very - very unprofessional experience, and it seemed to be a scam to me.

Experiencia negativa: Moved into my new place a month ago and I am already fed up. You call, they don't answer. You leave a voicemail, they don't return your call. The place I live allows NO parking outside your garage overnight, even though they have lots throughout. Signed the lease without being informed of this. My gf has to uber to my house or I have to pick her up if she wants to stay the night! Otherwise they will tow her car.

The first time I was with them for four years. and they were bought out by another company we left and came back to this management company. Brenda is awesome!! If something needs to be done She is on it so quick and will get the problem resolve. Stephanie did all of our paperwork very polite and efficient. Tori, I have contacted by email several times and She always gets back in a timely matter with the answers I am needed. Kim has an open communication line you can always get ahold of her. My only downfall is the past couple of times when I called maintenance it's like a third party outside is taking the calls and have no idea what is going on. Then I just call the maintenance line to get it solved. I enjoy everyone that is working at this company. My Lease just expired and we resign an extended lease this time. That should tell you how we feel about this company. I would highly recommend this Management company.

They try to charge me every year when I'm renewing a lease which is crazy. I always have to contact the owner. They are a nickel and dime company who try to get money out of you any way they can. Fortunately for me I have contact with the owner of my rental. If I didn't I'd imagine my review would be worse than this.

Experiencia positiva: It's been a pretty easygoing experience with renting from this company. You can always get in touch with someone if you have any questions. Transfering our utilities was a breeze because they provide you with a company that helps with that. I love the house although there are still some things that are in the process of getting fixed. My only complaint is that the whole process is very impersonal. Everything is done online or over the phone. While this is convenient it can also make you feel like "just another tenant". Overall the customer service is great and the process stress free.

Experiencia positiva: My husband and I have been leasing with SPM for the past almost 4 years. From the beginning (with the initial application and approval), the process has been relatively smooth. There was an issue with us being able to access the home on the day of the lease, and to compensate, SPM pro-rated the next month's rent. Emergency maintenance issues (like when the heater went out in the middle of a cold spell in Texas) were resolved quickly. Other maintenance issues that have been reported during the initial and subsequent inspections have either not been resolved or taken some time to be resolved, but this is not the fault of SPM; they can only dispatch contractors when the repair is approved by the property owner. We've been OK and will remain OK with that as long as we're not charged for any damages not repaired as we did not cause these damages. Lease payments, non-emergency maintenance requests, and overall communication (leasing documents) are handled efficiently via the Portal. We haven't had any communication issues with anyone in the management office... from Tori and Stephanie in leasing, Mark in maintenance/inspections, or even Ms. Brenda from the QA department... everyone has been readily available. The newly added renewal fee is a bit expensive, but if this is what makes the renewal process so efficient and smooth, we're alright with paying it. Overall, it's been a good experience with leasing with SPM.

Experiencia fantástica: We have been in our property for a week now and they have been amazing! Day 4 in our new home the sewage was backing up due to the weather and we called at 10pm on a Sunday night. By 11:45am the next morning a plumber was here and got us all fixed up. Amazing communication and service.

Experiencia fantástica: I've been renting through SPM for two years, and have had a great experience. My initial application and renewing my lease annually have been easy. Although, the lease renewal fees are expensive. There should be a renewal incentive for "good tenants" to renew their lease. My overall experience, especially with their maintenance response, is excellent.

The lease renewal process is one that takes quite a bit of resources and provides benefits to both the residents and the landlord. The most significant cost is the time necessary to process the renewal. Our team prepares/processes/reviews the legal paperwork, and facilitates communication and negotiation between the residents and landlord.
We also have some third-party costs associated with each lease renewal. We use a software to allow convenient and clear delivery and signing of the paperwork, as well as insurance and other administrative costs.
We also provide some benefits to our residents, which are paid for, in part, by these fees. We provide residents with access to our discounted landscaping, housekeeping, and other resources while in the property and even after they move. We also provide letters of recommendation, where eligible, to future landlords, mortgage companies, or property managers.
Only a portion of all of these costs are covered by the fees we charge to the resident and the landlord to facilitate the lease renewal process. We feel that it is fair to split some of these costs between the resident and the landlord since benefits are provided to both. Please reach out to our team if we can be of any assistance. Experiencia fantástica: A had a great experience with the process of renewing the current lease for another year. My overall experience with Specialized for the past 8 years have been great also. Experiencia positiva: We've been renting this house for a little over a year, and been working with Specialized Property Mgmt for maybe a little less than a year (our property owner switched over shortly after we moved in). So far, our experience with SPM has been very good. The maintenance co-ordinator, Mark, has been very friendly, and our two issues were resolved quickly with good communication. The vendors they used (we had an electrician come out once, and we had an A/C guy come out once) were quick and professional. We even paid our rent to the wrong property management company when the changeover happened, and they resolved the issue internally. What a relief! The only complaint I have is the online portal you can use to pay your rent online and contact their maintenance isn't the best... it works, but it's a little confusing and broke-looking, and not the most user-friendly. The last place I lived in used a better software portal. But that's my only complaint. So far they seem to be good people trying to do a good job.

Experiencia negativa: This company is the worst property management I've ever dealt with. My parents rented with them last year and are now having to take them to court because of absurd and down right wrong extra service fees after they moved out only to fix and clean NOTHING before they put it back on the market. Now I am trying to moved and I emailed and called for 2 WEEKS about a property and heard nothing back, even though this place had been on the market for MONTHS, only to wake up to them taking it off the market today. I was blatantly ignored and treated like i didnt exsist. Learn how to deal like professionals.

Experiencia negativa: This property management company obviously does NOT care about the properties they manage or the tenants living in them. For one thing, you NEVER get a live person when calling the number they give for the office and the answering service are just that, they simply answer the phone(i am specifically speaking of the answering service for maintenance issues). They have no knowledge of the properties for which they are answering the phone for. Which really isn't a big deal for minor things but for major things, like what my mother in law is having to deal with right now, they are useless. For nearly a week now she has had raw sewage coming up through her toilet and tub and wheni mean coming up, i mean up and out and flooding the floor and it is the ONLY bathroom in her residence. I am trying to get her to file suit against this company for unsafe and unhealthy living conditions. I wanted to respond to specialized property management response and the plumber you said was dispatched today NEVER( it is now 6:57pm) showed up. The toilet just exploded AGAIN so there is, once again, raw sewage covering the bathroom floor. And the tub is COMPLETELY FULL OF THE SAME. I have tried to upload photos but to no avail. There must be some sort of block to keep people from doing so. And the number You gave to contact is still an office number and no one answers after five and some people are unable to make personal calls while at work so still the problem remains and still NO plumber.

We are very sorry that your mother-in-law is experiencing plumbing issues in her unit. We would like to take a moment to respond to your complaint. We reviewed our records and found the following:
• 8-16-18: work order for the plumbing was reported
• 8-16-18 @11:11 a.m.: plumber was immediately dispatched to the property to investigate the issue
• 8-19-18 (Sunday) 8:04 am: second work order for plumbing was reported
• 8-20-18 - plumber was dispatched again to the property to work towards a resolution of the issue
All work orders have been responded to within the guidelines of the lease, and we are diligently working on the plumbing issue that has taken place at the property. We have been in contact with the HOA on the property, and are working with them to resolve the issue that is affecting multiple units at this time. We would request that your mother-in-law contact our office Maintenance Department for any follow up inquiries at 469-458-7784.

The plumber was on site to locate the source of the issue, though he may not have entered her property directly. The sewage pipe clog was resolved yesterday morning, and a cleaning service was dispatched to thoroughly clean the bathroom in her property. Our office hours are 9am to 5pm – we do ask that if you do connect with our voicemail that you leave us a detailed message including name and phone number so that we can return the call in a timely manner, as our maintenance team does spend a good part of their day speaking with tenants, vendors, and owners. We do apologize for any inconvenience the plumbing issue in her building has caused her with her unit, and hope that our future interactions are of a much more positive nature.
Experiencia fantástica: Long Term Tenant - I have been a tenant of Specialized Property Management for almost 6 years, renting a single family detached home. I can say, with equivocation, that this has been a trouble free experience for me. Repair issues have been resolved quickly, and any rent or charge issues have been resolved even faster. If I knew companies like SPM existed, I would not have sold my prior homes, instead keeping them as rental properties. As a owner or renter, I recommend them completely.

Experiencia fantástica: I’m on my 2nd year of renting from them. I have had a great experience with them so far. Brenda Agurs has always been really helpful and professional as well as all the other people involved in managing and leasing the properties. As a licensed plumber that works for a national service company I appreciate their maintenance hotline is available 24 hours a day and I usually get maintenance problems resolved within 24 hours that’s great service. There a great company to rent from and I would rent from them again and recommend them to my friends.

Experiencia negativa: If your looking for a company that keeps lines of communication open, responsive to both customers (owners and tenants), and doesn't just take your money without much follow through. Then keep looking! This company is about their bottom dollar and should have their brokers license or property Management license revoked. I have been both a owner and renter before (not with them), and trying to get Ms. Gonzalez to update me and inform was like pulling teeth. It took her 4 days to inform us, whereas other places it took within 24 hours. But bright side is we found a way better looking place and was approved with 7 hours!
Experiencia positiva: There were a few set backs with moving in but every time they were quick and assertive answering my emails. Tori in particular has called me to clear up problems and set me on the best path to solutions. Ive only been in this home a short time but thus far I would absolutely recommend them.
Experiencia positiva: All in all the process was simple to apply, get approved, and provide deposits. The property inside was clean when we moved in. The backyard was not maintained while no renters were in the property. They have been good about fixing repairs as we did not cause the damages.
