They lack empathy, sympathy and most basic human emotions as they sit in their office and judge people based on life decisions they know nothing about. I would NOT recommend them to anyone who is trying to provide a better life for their families because they simply do not care.

Experiencia negativa: My landlords recently changed to this company. The lack of communication is terrible. Also, I submitted repairs months ago and still no repairs completed. No one has even come out to provide our landlords an estimate. We had a terrible smell coming from our garbage disposal and our dishwasher was having issues. The smell was so bad it went throughout our home and it was miserable to live in. Maribel came over and did our walk through since they are our new rental company, she smelled it and said yes we will get that taken care of. Months later she called me and said we will get that smell taken care of. Could you imagine me living with that smell for months? By the time she called to try to get it taken care of my husband already fixed it because we weren’t comfortable living for months with that terrible smell. Our kitchen light is now broken, we’re cooking dinner in the dark because the sun goes down so early. I submitted a Maintence request. I waited a few days. I called, the lady said Maribel wasn’t in but she would call me back and I left a message in regards to what I needed help with, it’s been over a week and we’re still cooking in the dark. No one has returned my call. If you’re a landlord I wouldn’t recommend this company. There’s a huge lack of communication, it seems repairs will never get done with company, let alone anyone even call you back.

I asked multiple times to come into the office and bring all documents. You refused. Told me no. I asked why I can't come into the office and I was told because that is not how it works. Go online. If you would of offered or allowed me to come in. I would of been in and there would have been no issues. Instead I was told 3 times no I can't come into the office. Then you want to lie about it in your response. SMH super horrible. Funny how your horrible service continues not surprised reading these other reviews. Im sure there be more. Unfortunately your review is provably false. When you called and spoke to our application department, you were refusing to complete the online application, because you felt you shouldn't have to upload your documents. You then proceeded to tell our employee we should accommodate you and you should not have to follow our application procedures becuase of your high level of income. Our employee then told you that everyone has to submit an application in order to be considered no matter their income status, she even offered to have you come in to come into our office and help you through the application and uploading process, an offer you denied. The only one not doing what is required of them was you.

Experiencia negativa: If you’re looking for a rental property, you’re better off finding another company. If you’re with them now, beware especially if your tenants are not perfect renters. This company does not immediately serve a three day when payment is late and sometimes you have to tell them to do it. Their annual inspections are not being done on a timely manner, and they do not perform a drive by inspection. If there’s a damage done by renters, they will not enforce for repair. They might tell you that they will ask for repairs, but they don’t! Don’t bother reading the contract between tenants and Realty Round Up, they don’t enforce it. This company will not protect your property. You need to diligently manage this company to avoid financial loss.

We have been managing your homes for you one since November 2014 and the second since February 2015. If you were so disappointed with our service, why didn’t you cancel management?
First property. Yes, we did have one ideal tenant, paid on time, maintained the home great, since 2014. You actually sold that property to them in 2024.
Second property. Tenants started out great. Moved in May 2020. Paid their rent on the 1st of each month until January and February 2024. They were assessed late fees in both months, which they paid. They were late again in December 2024. They were served a 3 day pay or quit notice, unfortunately they did not pay. You had considered going to eviction but chose not to because the tenant said she would pay before the end of the month. They did not pay but vacated as per the 60 day notice to vacate, that you instructed us to serve. We performed 4 annual inspections during this tenancy period. They did not maintain that home in the manner that was expected. Our manager would point out to them what they needed to correct. They still did not follow through on the necessary cleaning. We issued several work orders from the annual inspections. I would agree that there should have been better follow up on a few of those work orders with the vendors, as well as the tenants, since they were not completed. Unfortunately, this tenant did leave your property very horrible.
Annual inspections do get scheduled routinely, but many times we must reschedule and reschedule due to the tenants schedule.
Tenants are billed for maintenance repairs that are their responsibility.
We serve 3 day notices within a few days after the 5th of the month.
You filed a Small Claims action against us for tenants rent and damages. The Judge did award in our favor on August 14, 2025, that we are not responsible for tenants rent and damages.

Experiencia negativa: Worst people ever Debbie hung up on me when I was told lies about the deposit being for any repairs.It was just a way for them to get payment for not getting properties rented.Horrible I hope I do not ever get this problem again.Maribel was the worst no communication and only called me when I called her.I felt like no one cares and as long as they get 300 bucks out of u thats all that matters.All I can say is I thought they were there to help me but I never heard from her until I called her to ask what was going on.She has the nerves to smile at me when giving back the keys.They are horrible people just look at the reviews wish I did before I went there.I thought she was a nice person looks like I was wrong.

There were no lies told to you about the owner reserve we require from landlords. We looked through Maribel's texts and emails to you, she always repsonded in a timely manner. Our staff does not work 24/7 so they will not be responding to you at 11 pm or weekends when they are off. When you first inquired regarding management services, you asked about the full-service management option where we told you the reserve is kept for repairs of your property. However, you ended up choosing to go with the tenant placement only management option we offer, Exclusive Rental Listing Agreement. On the agreement, on page two, section 17, it explicitly states: "In the event Owner cancels this contract, the Owner agrees to pay Agent $300.00 cancellation fee. This fee is to reimburse the Agent for all fees and costs associated with renting the property, including but not necessarily limited to professional rental sign installation/removal, advertising costs, showing of the property and administrative fees. This fee applies even if the property does not rent in the contract time period." The only thing we could not fulfill was install a sign at your property due to the HOA not allowing it. Your property was not renting due to your asking price; your property manager advised you that your price was too high and urged you to lower your asking price. You only began to lower your asking price after weeks of inactivity and only lowered the price slightly, continuing to go against what your property manager advised. You opted to cancel management services weeks before your contract was due to expire; your property manager again suggested that you lower your rent and see if we receive more interest over the remaining weeks. This would have potentially allowed you to receive applications on your home and avoid you having to pay the cancellation fee since your contract would have expired.

We are sorry but this is our company policy. Luckily there are plenty of other property management companies in the greater Sacramento area, but there are also plenty that have the same policy.

Experiencia negativa: What an absolute scam. They charge you to submit an application then you never hear back from them again. I tried calling and emails never to get a response. Might as well just threw away the application fee. I have been a home owner for over 30 years but because of a divorce I had to find a rental. I went through a few other rental agencies and had pretty much the same experience as this. I did find a rental property but it was through the home owner. I hope to never have to deal with property management companies again, especially this one.

We went through our application system to try and find your application and find where the breakdown of communication occurred. We could not find any applications nor prospective applications in our system with your name on them, which means we never received an application from you, nor did you even start the application process in our system. I spoke to both of our application processors and neither of them had emails from you nor did they have any missed calls or voicemails. We also checked our general inquiry email and there were no emails from you. The only thing we could find with your name were three guest cards that were submitted on July 15th and July 18th. Guest cards are not applications, they are just a general inquiry notification that our system receives. Once received, the system responds with an email that contains instructions on how and where to apply for a home. If you submitted an application through a third-party website like Zillow, then we never received it nor any application fee that you may have paid. Our system does not accept third-party applications, you would have to apply directly through our website, which would have been stated in our email response to your guest cards. If you submitted an application and application fee through a third-party website, we recommend that you contact that site directly about their refund policy.

Experiencia negativa: I speak from personal experience when I say that Realty Roundup is, without a doubt, the worst property management company in the entire Sacramento area. Their entire profile is a web of lies, starting with the claim that they won the "Best of Elk Grove" award, which doesn’t even exist. A quick glance at their Yelp profile, filled with numerous negative reviews and a dismal 2-star rating, tells you everything you need to know. The application process is painfully slow, the lease agreement process drags on, and their maintenance response times are abysmal. Expect to call, text, and email them countless times before you see any action. They consistently ignore urgent requests and dismiss concerns, leaving tenants in frustrating situations for extended periods. When you do manage to get through to them, prepare to be gaslighted and attacked. They consistently deny any responsibility and turn the blame onto tenants. The level of incompetence displayed by this company is astounding, and it’s baffling how they’re still allowed to operate. In addition to the points mentioned earlier, they may also attempt to retain your deposit by imposing unjust cleaning fees and other similar charges, like they did with me and other people I've known for years. Getting your deposit back can be a real challenge. As a landlord, it is important to be aware that they will delay the rental of your property for months and then create a narrative about a shortage of potential tenants, all the while neglecting to advertise your property. A particularly troubling aspect is the behavior of the company owner, who responds to every negative review by gaslighting and claiming she doesn’t recognize the reviewer. This blatant lack of accountability is infuriating and unprofessional. Do yourself a favor and avoid Realty Roundup at all costs. They will waste your time, your money, and your patience. Beware and trust the negative reviews. They are 110% legit.

I see your reviews on here, Yelp and the Better Business Bureau. Unfortunately, your name nor email comes up in our system. I would be happy to respond more specifically to your claims about service or charges if I could reference the property you rented from our company.
Our company works very diligently to provide good service to both our tenants and owners. I will agree with you on the application process, if you applied prior to January of this year. Agreed it took took long, that is why we changed platforms for screening so we can expedite the process.
As to repairs, we don't charge tenants unless the cause was due to the tenant. Company wide, approximately 1% of tenants get billed back for maintenance issues. Most common bill back items are issued are for jammed garbage disposal and clogged toilets, which is tenant responsibility to pay for.
When we do security deposit refunds we compare to the original move in condition report and photos to the move out condition. We bill tenants deposit based on this information and invoices we from vendors.
As to the Best of Elk Grove it is very legit. Here's the link: https://elkgrovesbestofbusiness.com/. Voting for 2024 is July 1 - July 15 if you want to vote for business, restaurant, etc in the Elk Grove area.
As to my responses on prior reviews, it's been matter of fact.
So please get me more details so I can respond more specifically.

Experiencia negativa: I'm a property owner who has been very unhappy with this company. When I signed up, I requested quarterly gardening services. They were very responsive and helpful until the contract was signed. Then, they began billing me monthly for the quarterly gardening services. I complained three months in a row! Got apologies and promises to correct each time. After four months, they reversed one of the charges. Then, in December, I was re-billed for that reversed month AND they were still coming monthly. I emailed the office: no response after a week. I called the office and left a message: no response after two business days. This is ridiculous. Edited to add: After an email and two phone calls (over eight days), I got a response from Tracey informing me that they had waived some management fees due to the over-charging for gardening services. Tracey was very helpful and kind. Property management is a tough business, but I still feel that the chronic non-responsiveness I've gotten from this company is unacceptable, but based on the communication I received after posting this review, I've increased my rating from one stars to two. Edited one more time (four months later): After canceling services with Realty Roundup, I received a final accounting from them, and... they deducted the payment for the gardener one last time (even though I canceled the gardener six months prior). I called and left a message with accounting. No response. After several emails, I was reimbursed. In passing, I mentioned that I'd done a drive-by of the property and it looked like a gardener had never visited at all, and I was told that the last bill was an accounting error. So, after four months, it seems there are still issues with their accounting department. I'm pretty sure I've spent more time managing Realty Roundup than they spent on my property! Bumped my review back to one star. And, hopefully this will be the last edit!

Experiencia negativa: I can see why these people have so many poor reviews. I applied for a property at 9861 Burrowing Owl way. Tyronda contacted me on a Monday to ask if I was still interested. I told her I was, and I called the office to pay my $80 application fee. SEVEN days later I was still waiting to hear what the landlord decided just so I could and see the house, and it was like pulling teeth to get information. They text you to death, and if you call the office to speak to someone and clarify things no one is available by phone; and then they text you back again. Absolutely amazing! By the way, I have excellent credit (score >800), income that is more than 3x the rent, excellent rental history, and I am a homeowner in another state. I had to contact them TWICE to get a response. Even when Andrea finally told me I was approved I was not given days or times to view the property. I can understand wanting to do some sort of pre-screening on potential renters before showing the property; but for the life of me I can't understand why their process is SO SLOW, inefficient, and frustrating. You want to find people that have the ability to pay rent, are likely to pay rent, and will take care of the property. They should have a tenant screening process that should be satisfactory to most landlords. I shouldn't have to be approved by the owner/landlord to just VIEW the property. Are you telling me that they contact the landlord for each approved person/family that wants to view the property??!! That's why they are being paid. What a waste of time and energy. And with as slow as the applications department is, owners homes are going to sit vacant much longer than they need to. Landlords/owners would be better off using Zillow to screen tenants. And still, how come I don't know the date the house is actually available? How come I don't know days and times I can actually see the property? This is basic information that should be forthcoming and answered by Tyronda and Andrea. As a renter I would be very hesitant to rent a property listed with them, because if there were any issues or concerns while renting, I would not want to deal with the people I dealt with in the application process. ______________________________ To have to be approved by the owner, in order to view a property is a bad process. While that may be difficult for you all to admit that publicly, you have a broken process which needs revising and improving.

To start, per your application that you signed and agreed to, it states that the application process takes three to five business days. We received your application fee on Monday 3/13 and sent off all of the inquiries the same day. By Thursday 3/16 the only thing we were still waiting on was your reference from your landlord who was not responding. We reached out to you that morning asking if you could get proof of payment history since they were not responding, you sent us the proof that evening after we had closed. Your application was put together for the property manager and homeowner to review on Friday 3/17, so at that point your application had been processed within three to five business days. We did not receive approval from the homeowner until Monday 3/20, homeowners are allowed to take some time to review and decide if they want to rent to you. You were notified that same day that you were approved for the home. You were given two different times you could view the home on Tuesday 3/21. Next, we text since most people are busy, this allows them to respond at their convenience instead of having to drop what they’re doing to answer our phone calls. Whenever you called the office, the staff answered you as best they could, if they could not and the person who could was not available you could either leave a message or respond back via text or email. Our process is in place so that only qualified and approved applicant(s) view the home instead of showing the home in mass to potential renters who would not qualify. The homeowner’s are not contacted for every person who wishes to view the home since we only show the approved applicant(s). The homeowner’s we manage for are aware of this process and are okay with this, hence why we manage for them. This is our process we have used for previous applicants and will continue to use for future applicants, we do not alter our policy for anyone no matter how qualified you believe you are.

At least be truthful and don’t collect the application fee you guys do not follow fair housing because if you tell the owner a applicant has section 8 they say no
It's so sad that Google allows people to write provably false reviews. First of all your name does not come up in our system at all, so the likelihood of this being a legitimate review is pretty low. Secondly we follow all Fair Housing Laws and do not discriminate based on ethnicity, religion, sexual orientation, etc. Thirdly we do not deny people just because they are on section 8. We absolutely accept section 8 as long as the applicants meets the other rental criteria which include credit history and rental history.

Experiencia negativa: I am a property owner. I contacted Realty Roundup when my house was vacant clean and ready for move in. Leah the assigned contact told me not to turn off any of the utilities because the house would rent so fast it would just be a hassle. She said the price was good and they would have plenty of applicants. The house set for a month she said there were no applicants. I offered to lower the price because we didn't want the house vacant, she said no it was a good price. A few weeks later she said they had several applicants. Nearly a week later she sent us the information and we agreed she said the applicants were no longer interested, but she would get more applicants reviewed. Over and over she would say the have multiple applicants but wouldn't send me any. When she would finally send me something she would only send one and say I can deny it and go on to the next but they would have to start over. I have never heard of anything like that. The process is usually that they get all the applicants review them and present the owner with the best applicants not one at a time and not without knowing if it is the best or worst applicant. Well this continued over and over and we would say yes to the applicants but they never got anyone moved in. After 2 1/2 months she said she had an applicant and we approved. And they would move in. 3 weeks later I contacted her to ask what happened and she said the applicant has a housing voucher and I would have to lower my rent $350.00 a month. At that point the house had been empty over 3 months so my wife and I decided we couldn't afford to continue with Realty Roundup. We told Leah we wanted our keys and garage remotes back. 5 days later I had to contact her again to ask about my keys garage remotes and the the deposit. She said she couldn't find the remotes and thought they were at the house. I had turned them into her office and knew they were there. Hours later she said she found them and I could pick everything up. We finally advertised ourselves and received nearly 30 applications in a mater of a couple days, and were able to pick a good renter. I am not sure if it is the company Realty Roundup or Leah who failed us, but they cost us a great deal of money in lost rent and over 3 months of utility bills. If you don't want to handle your rental yourself look for a better property management company. Realty Roundup is the last place you should use.

I meet with Leah regarding your review post and there are a couple issues I would like to address. Leah provided me the email exchange with you dated December 18th, 2020 which shows Leah wrote to you "I would recommend marketing the home at a monthly rate of $1,950.00. If you want to wait another week or so before reducing the rent, that is fine. I do recommend reducing the rent however, in order to get a tenant in a timely fashion." The amount she suggested was approximately $200.00 less than your asking price. She also stated that if a property is priced right, we almost always receive at least 10 or more applications within the first week. To which you replied, you wanted to wait until after the first of the year. In that same email she updated you as to where we were in the application process. The first applicant withdrew and the second applicant was fraudulent. We had two applications for the home after the first week of the home being on the market. On December 31st, 2020 Leah emailed you about an application and you approved the applicant. They withdrew their application after viewing the home in person due to the condition of the home. Unfortunately, after this applicant withdrew, we did have multiple other applications withdrawal due to them finding other homes or just no longer being interested. When you signed up for our management services you were informed of our application process, to which you agreed to and signed the management contract. We have always processed the applications one at a time in the order in which we received them. We do not pool the applications like some other companies do, in order to save our applicants from paying multiple application fees and to protect you and us from a Fair Housing complaint. As for the last applicant that was approved, they had a SHRA voucher. SHRA has to approve the rent and in this case, they determined that the rent was too high, over market value. They counter with a lower rent amount that you denied. In regards to getting your keys returned back to you. You emailed Leah after 5:00pm on Friday February 26th, 2021. She did not receive the email until Monday morning since you messaged her after hours. On Monday she began the process of closing out your account. On Tuesday she removed the lock box form the home and gathered all of the keys, garage remotes and your refund. You picked them all up from our office on Wednesday March 3rd, 2021. When Leah spoke to you regarding the garage remotes, she did ask you if they were initially left in the home, but then went check our inventory and returned to the call with her remotes in hand. We are sorry that our services did work out for you, I am very pleased to hear that you have found a tenant and we wish you the best.

Good Afternoon, I'm sorry if you feel there was a lack in communication. Our office received an application from you on September 24th, and we responded back to you on the same day that your application was received but it was incomplete. You then sent in your missing documents and we placed you in line for the property on September 25th after we received your missing documents. Unfortunately, someone ahead of you in line for the property was approved before we got to process your application. You were notified via email on October 15th that the home had been rented. The application department did not receive any other applications or switch request from you. I checked with the applications department and they show that all of your inquires during this time period were responded to in a timely manner. I am happy to hear that you have found a home!

Experiencia negativa: I lived in my rental for 6 years before they took over management. I knew then that it would only be a matter of time before they found a way of getting me out of my rental. It's the only reason why I only rent privately, Most property management companies in Sacramento, make it very hard for African Americans. Since they never saw me personally, I thought I was safe. After the first home inspection is when all the problems started. The next annual inspection was coming up and I had just started a new job. I requested that we have the inspection on a weekend and I was told no. I called and I spoke with Ms. Sullivan. I told her my situation and when I finally agreed to have the inspection in the middle of the day, she hung up on me. She contacted the homeowner of my rental and lied to him and told him, I was refusing to have the yearly inspection. Well the homeowner asked me to move out in 60 days based on Ms. Sullivan's lie. So I had to move and the homeowner sold the house two months later. win win for us. I found another home and the homeowner made $11,000.00 over the asking price. So Realty Roundup has dishonest employees that cost them a great renter and all the fees/commissions they would have made on the house had it not been sold. That's called Karma.

Realty round up states it's their policy. How unfair to single out section 8 applicants. Applicants that doesn't have a Section 8 voucher is not limit to a bedroom size 5 people to a 2bedroom is allowed. Only property management company that's confine Section 8 tenants to voucher size. That got old fast, but then the property sold, and things kind of calmed down. Maintenance requests were typically dealt with within a week. Now, we’re old news. Can’t seem to get any help. I get that the CoronaVirus places a hindrance, but I work for a home improvement company. We’re just as busy as ever, and still operating. What gives?!

First time I’ve spoken to her after many attempts and voice mails the last 4 months. She blamed me for her not having the correct rent prices on my account! That was the topper. She said she has 200+ accounts she manages she is just one person, you can’t put that on one person. YES I CAN THAT IS YOUR JOB!! Like I said I could go on but basically if you like your property manager to have any accountability or customer service Jacci isn’t the one for you!

Experiencia negativa: 0 stars. Don't dare start talking about how the most difficult and Negative experience it is Dealing with property for managers. You see people are in control of whether or not A person has a place to live tends to give 1A very big head. The 1st lady I talked to was OK she heard me for a little while until I started getting personal about property managers and how difficult they are to deal with. And the next lady comes on and all of a sudden she has a very rude tone in trying to say that she doesn't. She was being very rude and so was I. But I am not working for someone at the time and I am not the customer service representative for a company. I basically explained that I have good rental history good income long term job and references from prior landlords. But the most specific important thing to them did not have anything to do with the fact that I'm renting a property the most important thing to them had nothing to do with whether or not I can afford To pay the rent. It did not matter that I had no evictions. The most important thing to these property managers is a stupid number that says 600 or higher. What does a target card that I 0 $40 on from 6 years ago have to do with me renting a house. What does being late on a truck payment a couple times throughout the year have to do with me renting a house? It is ridiculous that is why these homes are sitting on the market on rented for months at a time period you people who are using these property managers need to quit being lazy and read the place yourself. Talk to people see how much money they make get some references to see what kind of person they are and rent the place to them yourself. All that these proper you managers want to do is make things difficult and hard. All they want to do is try to get 10 or 20 or 30 application so they can collect the fees on it. They are all heartless rude landlords who can give a ship as to whether or not someone with children has a place to live.
Experiencia negativa: As a property owner they failed me. My initial agent had health problems and left the company. The new property manager didn't know the details of the lease with our tenant. We credited them for yard maintenance. The lack of inspections left my yard a mess and the carpet looked like they rolled car tires throughout the house. The next tenant passed their background checks and ended up not paying rent for months. We just evicted them and sold the house. Oh well we're done with them but I wouldn't recommend them to any home owners. I have other friends continuing to use them but the consensus is: You have to manage them and be on top of them.

We are so sorry you feel that way. Your original property manager, Becky, retired and moved so your property was transferred to another manager in our company. We did do our annual inspections on the house except for in 2014 when we had a turn over. That is when we did a full move in report. You and the property manager decided to have the tenant take responsibility for the yard maintenance. The past tenant ended up being charged for sod replacement and bark in the backyard since they did not water the lawn properly. Your property manager made sure to let the tenant know and did drive bys of the property. He also turned the sprinkler timer back on and informed you of that. As far as the latest tenant that was evicted, he was screened beforehand, had an excellent credit score, a good income and a good rental history. We could not forsee that he would start to pay late and eventually would need to be evicted. We screen all of our future tenants when they go through the application process so we can have the best tenants in the houses for our owners. That is why we review all the applications with our owners and let the owner have the final say in who rents their house. Unfortunately, we do not live in the homes, but we try our best to stay on top of them and inform the owners of any issues. Again, we are sorry you feel we did not do the best job possible since that is what we strive to do with all of our clients.

Within 4 years we have experienced some issues, maintenance issues. However, in every issue that we have had, Jim Miller is our property manager, has worked with us and resolved issue by issue in expedited time. My husband and I both worked for property management companies in the past and in our experience we have to say that Jim Miller is one of the best property managers we have ever worked with. He is understanding and accommodating. I would like to commend Realty Roundup for employing people like Jim, of course problems occur, especially in housing but to get resolution it is all that counts and in the last four years, every time there is an issue there is always resolution. Please understand that this is a property management company and in my own experience, property management companies are not the owner of the home. They’re just providing management services and most of the time it varies on the owner of the home. When we were approved we were estatic. Our apartment was small which was ok because there were only three of us. While there a few things here and there stoped working as they do, and come to find out they don't fix anything and we had to pay out of pocket for items breaking we had no control over. Then, when we moved and went with a different reality company, we learned that we wouldn't be getting any of our deposit back and actually owe them money. A 10 hour cleaning job, for a house I had already cleaned? A $300 dollor bill? Ridiculous! Beware if you rent from them! Honestly more trouble then they are worth! Never again!

I’m glad to know that my property owner is dependable when it comes to necessary work on my home. I am happy with The customer service that I received whenever I called the office. Experiencia negativa: Renters and property owners beware. No customer service. Renters Be prepared to bend over backwards to accommodate their backward policies. Also First well qualified applicant doesn't necessarily mean that you will be "qualified" to get the apartment. What happened: I was told to make an appointment for 8am on a weekday for a open house. The listing looked nice on the apartment. so I made it work and asked for the morning off. I got there at 7:55 and waited till 8:25 then left and drove 20 mins home to get a few things done to try and salvage my morning off work. I called when their offices opened at 9:05. Talked to the same lady and she said that I was mistaken and my appointment was for 8:30 so I said is he still there I'll go back. she said "no he left when I didn't show and that I needed another appointment for the next day.." This company's policies need some work. her tone left much to be desired. They try to make you the customer feel like a supplicant begging for their time and approval. If I was a property owner I would not want them to rent out my apartments or home. Cause all their lack of customer service does is tick off the well qualified which leaves the adequately desperate or the saintly patient as their pool of possible tenants to draw from. On a side note I got some information on their application process. They may already have multiple applications in for the same property. whomever meets minimum requirements are then given to the owners for final selection. So forget equal opportunity housing. Also Forget about getting your application fee back. I wonder how many people with good credit and adequate income have been told by this company that they did not "qualify" when the reality was just that they had to pick one of the five well qualified applicants.
Hi Bradley, Can you tell us who you talked to? I would like to work on the customer service because that is not what we strive for. Sorry for the miscommunication. As far as our policy, we do a first come first serve process. We only process one application at a time so we do not take application fees from multiple people. We do take back up applications in case the first one does not work out, but we only take the fee once you become first in line. This is stated on our applications as well as. If your application is processed, it is good for 90 days with our company. We are in the middle of a heat wave and I was told that it's a amenity and California law is that they don't have to provide ac. You would think they would want to keep their renters happy but of course they don't .I have little children 2 with asthma and all they could say was try to stay cool!! You did not have some one magically apply and get approved today. If is was a possibility that someone would have it today why didn't you say so at 10am this morning when I called? Also make sure you do your jobs and call people back so they don't waste their time.

The whole time I thought I was paying utilities with my rent until I got a huge lump some bill at the end of the year! I feel that is poor management. Experiencia negativa: Because this company has a lot of rentals in the area I am looking to move into, I wanted to have them run an application so that I could be "pre-qualified" for houses when they become available.... They don't allow that. You have to schedule a time to view a specific property first, and then you have to apply for that specific property. If you are approved for a specific property and another rental becomes available before you have signed a lease, you'd think they would let you switch your application to the other property... They don't allow that either. When I did find a property I was interested in viewing, they told me they don't do showings after 4 pm. Apparently they only want people without jobs to view their properties. Oh well, if they want to waste their labor hours showing properties to unqualified tenants, then fine, I guess I'll do it their way... I made an appointment to view a property, and scheduled time off of work so that I could make the appointment. I drove out to meet with their agent who would show me the property (mind you I do not currently live in the area). When I got there the rental agent did not have keys to the property and was unable to show us the rental. The agent apologized and said she would call us to reschedule a time to view the property... Its been three days and I'm still waiting for that phone call. If this is how they run their business, I can only imagine what kind of landlords they would be.
I am sorry you have had a hard time finding a home. I do want to clarify a few things though so you would be able to find a house. We do not show homes after 5pm, not 4 pm during the week. We also show houses on Saturdays from 10-4 for those people who work during the week. If you do have an application in with us, you are always more than welcome to switch it to another home if you like that one better. Once you sign an offer to rent and pay a deposit is when you would have a harder time switching to another property. As far as the agent not having keys, I am really sorry about that and that should not happen. Jamie is super awesome though and they are very friendly. I just don't like the way they do things. Seems very weird trying to find a house in Sacramento. I think we may head more south or north. If you have the time I guess they are ok. They do have the best selection of houses, you just need to be ready to compete and push and shove like Black Friday.
Experiencia negativa: Let me first start off by saying I gave Realty Roundup one star because they have nice listings or else I wouldn't be giving them any stars. They had a listing I was VERY interested in and it was currently occupied and was going to be available in a month. I was excited to be put on a contact list for when the house was going to be shown. I expressed I was ready to rent the one property and was told I will be one of the first contacted with information on the showing. I was in contact with three different people from the Elk Grove location and they all three sounded unhappy and rude, which is not a great start for future business. That aside I was on their website two days after being put on the contact list and noticed the house I wanted was no longer listed. I called them immediately and inquired about the removal of the listing and was told it had been rented. I was extremely upset (and yes I'm aware that great houses go fast) at the fact that no one called me to let me know it was taken AFTER I expressed great interest only TWO days prior. They wasted my time completely and let me down. I find that really unattractive and highly unprofessional. Needless to say I will not be renting through them and I will not recommend them to anyone I know. This unfortunate rating could have all been avoided with better communication and some professionalism when dealing with something as sensitive as people's time and living conditions.

We spoke to Jim this morning and even though there was not a showing scheduled today, he allowed us to come in and see the house and put in our application. We turned everything in within 2 hours of seeing the lovely home, and are crossing our fingers we are accepted as the competition is tough and we only have a few more weeks to move. The home we are currently in is being sold and we have to move.

Experiencia negativa: As a property owner, Realty Roundup has greatly underperformed in managing our rental property and charged us over and over again for damages done by our renters. They rarely bid the work out telling us no one else but one vendor was avaluable to fix the damages and charged us for all the work and not the renter. Our property manager treated us very poorly. We gave Realty Roundup our business for many years, but after they changed our property manager from bad to worse, we have left this company for another and we wouldn't recommend Realty Roundup to anyone. We gave them a chance even though they didn't have such good ratings, but they let us down and it cost us, their clients. P.S. Read your contract well. It's all in their favor.

I am very sorry you feel that way. I would like to address a few things with this review:
1. Anytime the tenant had any maintenance issues you wanted the tenant to pay for them even though is was not tenant damage. You wanted us to add that the tenant pays for all maintenance to the lease whether it is their damage or not. We are not allowed to do that nor would we want to. We make sure tenants are only charged for damage they have caused.
2. You cancelled your management contract because you were selling the home. You used your vendors to do the turn work and you did provide us with receipts. The charges were high. The tenant is now disputing the charges that, you as the owner charged from your vendors. We sent you the tenants dispute email and wanted us to resolve it.Those were your vendors so as the owner of the property who has cancelled the management contract with us should resolve those issues.
3. The property manager you had did a god job explaining to you the issues at hand. There were other issues as well. For example, one month you came in upset asking why you did not have your proceeds in your account on the 10th. The 9th & 10th fell on Sat & Sun and your property manager explained that the management contract states that the proceeds go out on the 15th and we send them early as a courtesy and that month is was not possible because it was Sat & Sun.
I am sorry we were not a right fit for you. We hope you have found a management company to fit your needs. We try and accomodate the needs of our owners, but when it is not possible or goes against law, we cannot.

I get to the property and wait 5 mins after the scheduled showing and no one showed up, I called and they said I made an appointment for a completely different house at a different time. She was so rude and even hung up on me when I tried to ask why I would be put down to view a house I never even mentioned I wanted to see. Not sure if it was the galt office or Sacramento office.

Experiencia negativa: Very unprofessional agency. We made two appointments to view their properties. The first, we were outside waiting for the agent when they called less than 5 minutes before our appointment to inform us that they could not show the home because it was being painted. How were they not aware of this fact ahead of time? We should have been notified before we drove 30 minutes out of our way. The second appointment, they did not show up for and when I called to inquire they put me on hold for a while before coming back to claim the showing was at a different time. Either they lied to cover their error after-the-fact or provided the incorrect time to begin with. We will not be renting through this agency.
Experiencia negativa: My family and I paid $175 for our application fee, the property management company accepted our applications, however, failed to inform us that the owner had separate requirements. The owner denied us bc we were moving from a 2 bedroom apartment in south sac paying 960 to a 4 bedroom that would have been 1450. The owner said it was too big of a jump in rent prices. But there's obviously going to be a significant raise in the price if we are moving from a 2 bedroom apartment to a 4 bedroom house! We made more than 3x the rent & added 2 people to the lease, even our credit was approved but still got denied. Realty roundup should have informed us of this before we wasted almost $200 just for applications. I was very disappointed and the receptionists were very rude everytime we called. They also made us wait 3 days just to tell us we were denied!
Hi Natalie, I am so sorry you did not get the house you applied for. Unfortunately, the owner is extremely picky and the application department did not know that. It can take up to 72 hours to process applications. We would love to show you other houses you may be interested in because your application is good for 90 days with our company and you will not be charged another application fee. You would just sign a switch form. Please give our office a call on information about other properties.

Experiencia negativa: The agents were rude and short with us. I also have never been required to provide all of my information and copies of my documents while turning in just an application. While I have great credit, perfect rental history and an income that easily surpasses the 3x required rent, I felt disrespected and will never rent a home through this realty company.
Hi Roxy, I am sorry if our agents were rude to you. We do not strive for that kind of customer service. If you could let me know which agents you dealt with, that would be greatly appreciated. As far as documentation, we always require pay stubs, drivers license, social security card, etc for a completed application. That is how we do all of our verifications to make sure prospective tenants can qualify for a home. That has been our policy ever since we started our business.
Experiencia fantástica: Trust and Responsibility. These are the two attributes that I expect from my property management that they seem to come each and every time. Perhaps some of the negative reviews on here are because of folks that have not hooked up with the right person to manage their property. We have Bill and he is always helpful and responsive and takes care of business. I can not think of a better company that I want to manage my property as I rarely have the time and live too far away to do things myself.

Experiencia fantástica: I have been using Realty Roundup (specifically I use Tracey Sullivan) since apx 2000. They do an excellent job and if any error should occur (which is rare, but we are all human) they correct it right away. I wouldn't use anyone else.

Experiencia positiva: I have been using Realty Roundup for my rental property for over a few years now and they have been doing a decent job so far. They seem to be responsive when there are repairs to be made. I am always in the loop as well. That's what you look for in a property manager right?

Experiencia negativa: I am writing this post on the behalf of my mother. My mother is trying to relocate to Elk Grove ca. It has been over 10 years since she rented a house so everything is rather new to her. She decided to go though a property managment company in hopes that her chances at finding a really decent place to live will be greater rather than doing it all on her own. So with that being said she found Realty roundup. The 1st house we saw i would not want my own dog living in there it was sooooo gross. Then we went and seen a different house much better so her and my uncle put in an application. Guess what she did not get the house do to bad credit. My uncle ends up backing out because he knew that he could find another place without being shot down. She was notified that she has GREAT rental history and that her current landlord does not want her to move. Tyronda suggested her to write a letter explaining her bad credit. she did applied for another and was the 1st application on the property and with a new roommate ( who has amazing credit) but guess what.... No HOUSE. a young lady by the name of Jordan has helped alot. If it was not for her they would be shut down. It seems that the people who have homes for rent are more concerned about how excellent the credit is and less concerned about rental history. it has been a month since my mother has been with them and she still has no home... it makes no since to continue with people who do not help. my mother has raised 5 children 2 of her sisters and my self and my 2 brothers and she owes no one money in the recent 10 or so years. she has medial bills. But who in america now a days can afford to raise children and pay off thousands of dollars in medical bills without going broke? I know alot of people can't . AND another thing for the home owners out there just because an individual has good credit does not mean your house will be kept in the manner in which you like. just food for thought. I Know the lady who reads these from reality roundup is not going to thank me and its fine. You guys are allowing applications to stack up and are not trying your best to find homes. And property owners lower your standards on credit or you will be paying double house notes and find your own selfs in the same situation other people are in. just remember do not i repeat DO NOT be shocked when that shoe starts to fit.
Hi Carlissa, we are very sorry your mother has not found a house yet. The rental market is very crazy at the moment with our very low inventory. Our owners make the final decision in who they have rent their homes. That is our policy. We do have many applications right now with people looking for homes and we are doing our best to try and get them homes. With our extremely low inventory it will take longer than normal. We have checked with other property management companies and they are having the same problem. Please be patient and keep trying! We are in the office to help. Your mom's application is good for a total of 90 days with our company. Please do not hesitate to call the office if you see something come available. Experiencia negativa: They manage nothing.The only thing they "manage" to do is take their fee. No inspections, no reports, no repairs, They could not even find the key when I came to visit the property. It's in terrible condition and I am going to sell it. Thanks Roundup

I am so sorry you feel this way. When we started managing your property, the tenant was already in place and we were not given a move in condition report. I am sorry the tenants did not take care of the property. We had to re-key the property because the tenant changed the locks on the property. We also did inspections of the property and we had to give notice to the tenants because they had unauthorized pets on the premises. We had to take care of that. If we did not do an inspection, we would not have found that. I am so sorry you felt that we did not manage your property well. We wish you luck in selling your home. Thank you.

Experiencia fantástica: Realty Roundup has been handling rental property for me for approximately 7 years. I have always been happy with their service and their ability to find me good tenants. It's my top priority to make sure my property is kept in good condition for my tenants and that any issues that do come up are handled immediately. I live 2000 miles away from my property but feel that it is in good hands with Realty Roundup. I'd definitely recommend them, and have!
