Experiencia negativa: Terrible experience. I reached out multiple times beforehand (via text, phone, and email) to clarify rental requirements and received no response. After applying, we were told we would not qualify for any of their properties solely because I have only rented from family in the past, despite my co-applicant having over 12 years of solid rental history. They refused to consider our combined income, combined credit, a co-signer, proof of significant savings, or even the option of a larger security deposit. There was no willingness to review our application holistically. This was especially frustrating given that we have applied with other property managers without issue and have never been told that my rental history alone would automatically disqualify us. Based on this experience, it felt like applications were being denied without fair consideration. I also have concerns that our denial may be related to my co-applicant having an ESA animal. I would strongly discourage others from wasting time or application fees with this company.

Experiencia fantástica: I’ve had a great experience working with Christopher Phillips at Sac Delta Property Management. He has been consistently professional, patient, and very responsive throughout my tenant’s stay. Communication has always been clear and timely, and all rent payments have been received on time without issue. Christopher has been genuinely helpful and reliable, which has made the entire process smooth and stress-free as a property owner. I highly recommend him and Sac Delta Property Management to anyone looking for dependable and attentive property management.

Experiencia negativa: Terrible and misleading experience. This company wasted an entire month of my time while constantly saying my application was “processing.” I followed up almost daily and every time I got a different excuse. My application was fully complete from the start. No credit issues, no rental history issues, no income issues. Nothing. Instead of being honest, they kept dragging me along and blaming “other applications,” then suddenly told me the house was rented AFTER A MONTH. If you already chose someone else, say it clearly and stop playing with people’s time and stress. Zero transparency, unprofessional communication, and exhausting to deal with. If I ever see this company’s name again, I’ll stay 10 feet away and I will make sure my family and friends never deal with them.

Experiencia negativa: Very poor communication and lack of transparency. They take a long time to process documents and are not clear about requirements upfront, which wastes your time and resources. Calls go to voicemail or are ignored, and timelines like "48 hours" are not respected. After weeks on the waitlist and reviewing our application , they scheduled a tour saying it was only for approved applicants, then later denied us due to my newly immigrated parents not having rental history. Extremely frustrating and misleading experience.

Experiencia fantástica: We personally have had a great experience with Sacramento Delta Property Management! We were at a property managed by them for three years and in that time all of our concerns were addressed in a timely manner and you could tell that the owners and Shelby (who we were typically in contact with) cared about the integrity of the home. Plus, Shelby and anyone was hired to do work on the home was always so friendly to our pup, Olive, which is a big plus for us! :)

Experiencia negativa: Over the course of 8 years failed to do meaningful repairs. Until one month before "owner moves in" withheld security deposit except for 110.00 after move out. ( i had place professionally cleaned). When I finally deposited check...it bounced.

Experiencia negativa: This company is making me go through hell. A month ago we applied to rent a home that “we had qualified for”. The house ended up not working for us and the realtor told us she was going to have something else available in about 3 weeks. She gave us a tour, we liked the house and everything was going well. We were given a 2nd tour and a date to sign the lease. I have my movers working early that morning to be ready to move and we get a call from the realtor and she tells us we don’t qualify. The same day wer supposed move!

Experiencia negativa: Property Owner Review: Wow, poor communication. Their structure was not explained clearly at all. Seems like a nice family style organization but really just another large corporate giant where you are just a number. I had asked for and was promised good clear communication. However, after two months of not finding a qualified application and the without explanation of what an SHRA form was. They simply cancelled the management contract without explanation. After forcefully inquiring higher up the management structure I did get a good explanation of an SHRA form but was too late. : Ok, now I understand, I'll sign it. : Sorry sir you had your chance. We will not rent your property. Bye. ....Wow....

Experiencia positiva: Overall good presence in the market which means they have access to highly qualified tenants. Administratively, they are slow to respond unless they are chasing a tenant repair. My property manager takes 2 days some times 3 days to return my calls. Not cool.

Experiencia negativa: Been trying to contact a human being, via phone, no luck. Have had email contact with an employee to sign contract for fence replacement. Apparently, they are so inept, they cant manage to email contract. Poor customer service. If I had a rental property, I wouldn't use.

Experiencia negativa: lived there over a decade in NorCal... absolutely a nightmare experience. Though to be fair when I needed something it they got to me fairly quick on scheduling help. But the help was horrendous and they tried to charge me for a botch job the contractors did! The worst part is when you move out of the place. I cleaned the entire house, then hired professional cleaners to come in and they still took over half my deposit for the same thing and to power wash a driveway and house that were clean, no oil etc. That isn't even a charge they should pass on to us! I could see if it the place was damaged or not taken care of ,but it was very well taken care of.

He is very authentic, personable and professional; unlike some property managers where you are a "number" and they can't be bothered. Highly recommend him for your rental needs in the Sacramento area.

Experiencia negativa: Having been a very un-stellar Management group, with a high level of un-professionalism and un-certainty in making any educated or professional decisions in a housing market that is struggling to keep people housed. However, Sac Delta eagerly works hard at keeping good honest people out of vacant homes even when they are overly qualified. Let's discuss the overly scrutinized application process, we had documented an income of 6.5x greater than the monthly cost of the unit. The Sac Delta Scammers required both adults living in the apartment to apply when only one individual was truly needed, just power collecting $40 over and over again, day in and day out (I am smelling an employee of the month certification is coming soon for JESSICA). Appreciate the lackadaisical and un-courteous replies, I'm going to take a shot in the dark and say that this is most likely the reason Sac Delta is NOT getting their vacant apartments filled. From living in SF, Folsom, Mid-Town, Reno, Tahoe and Rancho Cordova the length in time to get proper correspondence and addressing application issues was never done in a timely manner or fashion. From the looks of it, Google reviews is a great place to document how horrible companies like Sac Delta are and if they took the time in Reviewing all of the 1-Star reviews they would take action within their company to be more transparent and user friendly. It's apparent Reviewers don't lie when it comes down to just warning others to NOT make the mistakes that they may have done by using a company that isn't in tune with making the housing market as successful as it should be, from the application process to general maintenance. Trusting your housing agent or Property Management company needs to be taken more seriously, scamming applicant for $40 is really a low point in any industry. I understand that the $40 illustrates your interest in the property, but I don't think you need to double that interest by taking another $40 when the first applicant was overly qualified. Be a little MORE professional and less scammy if you ever want to end the 1-star onslaught of reviews. Therefore, when looking for another rental space, I'll have to decline my interest if it's managed by Sac Delta again. Lastly, my roommate has 3-kids, two by one father and one by another person. It's a rarity that the three kids have ever shared the same space at one time. The one child may come over during the week for dinner and the other two children on the weekends at most. JESSICA stated that there is a 2 person per room limit, which is understandable. However, we were just being transparent on our end and stating who may be in the apartment at times, not necessarily all the time. If there was a chance to clear this up via a call, it would have been done in a more professional manner. After Jessica took her time in returning a decision in our application status, thankfully we already moved on and found a place that processed the application and set a move in date. So, for anyone looking to have better success in locating a vacant place to readily move into, make sure the property management company is NOT Sac Delta and I am sure you'll do fine. After I got notification, my application wasn't accepted, Sac Delta lowered the rent from $1495 to $1350, that would now put my income closer to 7x greater than what was needed in qualifying. Jessica you gotta do better girl, you just lost $145/mo for passing up on an overly qualified applicant, which ends up being $1,740.00 during a 12-month lease. Maybe you're not cut out to be a part of the Sac Delta Scammers Team. Hopefully you can make up for it with all those $40 app fees....

Experiencia negativa: I’m trying to give this company the benefit of the doubt because they have some very nice listing and I am very interested in scheduling a tour HOWEVER I can never get a hold of the person who does the tours for the houses on JuJube Lane. I have left quite a few voicemails and I never hear anything back. At this point I don’t know why I am still trying to reach them but it really sucks because I was really really interested in their properties. Welp their fault!

I put in a application for a house and paid the credit check fee never heard back from them drove by the house a few days later to only see someone moving in. I contacted them to find out why they took my money and the house was already rented and they told me the was not rented yet...... ok but I saw ppl moving furniture in. This company is a scam they take your money and places are already rented.

Experiencia negativa: This property management makes such small tasks seem like they are impossible! Ever since they have taken over it has been a nightmare. I have been calling every single day now for at least 2 months, leaving voicemails etc and not once have they ever called me back. They had told me before they would take care of it and I trusted them yet when they did "solve my issue" they only made it worse by charging me more in rent rather than showing the funds I had previously paid. Thank god for my bank statements and screenshots because they obviously don’t know what they are doing!!

Experiencia negativa: Horrible property management company known for scamming both renters and owners. Check out the yelp reviews. Those are real. Dishonest and dangerous! Putting owners and renters at risk while they cover up health hazards and then steal security deposits. Stay away for not only your money but your health and safety.

Experiencia negativa: Sac Delta did not manage our house effectively in the 15yr period (2004~2019). We quitted them in 2019 and sold our Rental 2 yrs later. - Back in 2019, Kesha wrongly advised us to clear up 18' for a neighboring fence repair. Yes, you read it right 18 'feet' vs 'inches' even after we specifically pointed out the typo. 18 feet is like half of our backyard. They did not admit the error (even after we escalated to her manager). We ended hiring gardener to clear up 5 foot from the fence line. Even the neighbor said it was 'overkilling' after we got a chance to talk to the neighbor 2 yrs later. - Sac Delta was very low tech and sent paper statement every month vs. electronically. Not sure what it is now. - Sac Delta abides by 9-4ish M~F rule with no exception and not reachable/ responsive after-hours. I am not saying they should, but the service level is definitely not comparable to Bay Area Management Companies. - Sac Delta one time submitted a repair quote ~$20k to the tenants' favor. The tenants wanted as much upgrades possible from us vs repairing for functions. Anyways, we are glad we are no longer in business with Sacramento Delta and want to share our experiences.

Tess Ting-Padar, we are sorry to learn that you were unhappy for 15 years with us. If we had known sooner, perhaps we could have had an opportunity to make it right. The only thing we can say about the business hours, is that our hours of operation are Monday – Friday from 9 AM to 5 PM to allow our employees time to spend with their families. We do have an after hours on-call Manager for maintenance emergencies however. We wish you well.

Experiencia negativa: I rent with them and I love my home but dealing with this property management office has honestly been the worst. They make it so difficult to even get approved. It seems like they are determined to deny people and collect application fees. They tried to deny me twice before I was approved for my home. It was like I had to do their job for them by resending information and correcting them during the application process. They were not paying attention and kept looking for reasons to deny me until I proved them wrong.. thankfully I got my home. They’re not friendly or professional. Always got to deal with hidden fees and attitude over the phone. I try to deal with them as little as possible. Hopefully they can change my mind and maybe I’ll add a different type of review one day. Until then.. this is all I have to say about them. Happy with my home- wish it wasn’t through these people.

Experiencia negativa: Filled out an application 2.28 emailed and called no returned call. When I finally got a response March 8 from Juliette I was told I was missing my paycheck stabs. I sent them to her within 5 minutes. I sent a follow up email on 3/9, 3/10, 3/11, 3/15, 3/20. NO RESPONSE. This is horrible communication and horrible customer service. You will end up homeless waiting for a call back

Experiencia negativa: If Only no stars was an option. Horrible return calls. Voicemails after voicemail and not a single call back. Don’t expect to hear anything from Cassandra edwards. I called another worker who told me Cassandra was at her desk and that she would transfer me over to her. You guessed it, no answer. Donna smith, the assistant I suppose. She’s always rude so expect to be in her grace. Other property management agent answers except Cassandra Edwards. She’s probably hiding in the bathroom avoiding work.

Experiencia fantástica: They have always been quick to respond. And I had some big ones, like a seriously leaky roof in the garage. They replaced the whole roof in a reasonable time. Also, the wall heater died. They jumped right on it and I had it replaced in less than a week. If you work with them, they will work with you.

Experiencia negativa: Their customer service for applicants is beyond terrible. It took weeks for them to process our application. Throughout that time they never communicated with us about the status or timeline, we had to call repeatedly to try to get that information and many calls weren't returned. They asked for excessive documentation, requests we responded to immediately each time. At one point they told us we didn't need something because we had other verifications and then were told the opposite by the next person we talked to. Ultimately two and a half weeks later they called to say they had already rented the property we applied for. According to their own website policies we should have been refunded our application fee but they refused to do so and defending that by saying we hadn't been approved after they had just told us we had been. Save yourself stress and time, don't work with them.

Experiencia fantástica: So far a wonderful experience dealing with Sac Delta for 2 rentals. Very pleased to have a PM as capable as Maya who provided help to prepare the properties for listing and found qualified tenants in 1-month's time in one case and a mere 4 days in another. It is true that they have many requirements (such as specific home insurance policy terms), but I believe it sets the stage for a higher standard of service down the line. Maya and her team have always been there to help residents, even in the case where an emergency replacement of appliance became necessary during the holidays (during shelter-in-place). I appreciate their professionalism and the peace of mind they offer to owners. Thank you!

Experiencia negativa: This is the worst experience that I have ever had with a rental. My boyfriend and I were approved for a rental and we submitted the deposit. We have the receipt from our deposit with a move it date and two weeks before the move in date we get a call from them saying that there was an issue that they missed (they said that there is money that my boyfriend supposedly owes from a rental from a few years ago which he never received a notice for and happens to be from this property management) and now they are saying that they are not sure that we can rent with them. How is this okay to do after they have already approved and taken our deposit money. My boyfriend has rented at two other places after the rental where he supposedly owes money from and he did not have any issues when getting approved for the other two places. I am beyond disappointed. Update: A few days after this occurred we found another rental with another rental property company and were approved in 48 hours and moved in 1.5 weeks after.

I don’t see the great customer service at all, left multiple messages to the person in charge of the property I was looking to rent. I had to call again to find out what’s going on, to my surprise this lady sounded rude and bothered. So sad to hear a profesional acting rude.

Experiencia negativa: Wow, what a horrible experience. I understand things are different during this pandemic, and we all need to have more patience with people and businesses. With that said, the staff at Sacramento Delta Property Management are rude, unprofessional, and incompetent. I was interested in a rental in the Heritage Park community and submitted my online application. 3 days later I received an auto reply stating that the home was still available, but I needed to submit an application. Ok, so I called the business. The receptionist was rude and dismissive as if I was disturbing her. I emailed Karla who was the name on the listing. Karla replied that she does not handle rentals and would have her assistant Courtney contact me. Two days later with no reply, I called Courtney and left a message. No reply. Two days later I called Karla who said that she needed my application before it would be processed and that there were already several applications in front of me. Good grief! I told Karla I had already submitted an application over a week ago. She had a long pause, and then said in a condescending manner "Im going to have you speak to my assistant, Courtney." Then Courtney got on the line and was not really sure what to do and then said "Oh, I see your application, but your attachments aren't there. She said they have been having problems with their online application link. I said, "it would have been nice for someone to have called me or emailed me." She didn't say anything. She then put me back in touch with Karla, who was rude, short, and impatient with me. She basically implied that it would be a long time before they would get to my application and it would probably be a waste of time. In my 60 years, I have dealt with a lot of property management companies, and I have never seen one this poorly managed. After this experience, how would they treat me if I needed something regarding the rental? Based on that, I withdrew my application. They clearly don't understand how to hire people or train them properly, and they clearly don't understand the term customer service. If you are someone looking for a property or in need of property management services, I highly recommend you find and different company. This one is a complete mess.

Experiencia negativa: This place is looking for any reason to deny an application. I have excellent credit, and a decade history of home ownership, and a history of long term employment. My significant other and I have lived together for over 11 years, he has paid his fair share of the bills and house payment for the entire time we have been together. He ran our 24 acre organic farm for the past 4 years too. We have money in the bank to cover the whole year lease no problem. We both have verifiable job offers from excellent companies in Sacramento with pay rates that far exceed the minimum requirements for the place we applied for. Sac delta has denied us a rental because they say my significant other can't use his history of renting from me as rental history. My Significant other pointed out how can he establish a rental history if the property management companies wont allow him to rent? The first lady we spoke to Gina was great, but her manager is a rude, arrogant person who refuses to work with people. I wouldn't recommend anyone to spend there hard earned money with this company or trust this company to fairly and reasonably manage their property.

(We have a years lease and plan to extend) The process to get in was very lengthy but showed me that they will not rent to just anyone! It gave me faith in the home Owners being good and trustworthy! Alaina Green is who I have worked with directly as well as her boss Jason! Both are amazing. Alaina is the direct contact and anytime anything has been wrong Alaina has been a great help! Recently we had some issues and it’s been during this Covid19, Alaina is working from home and still has been on track with everything! :) thank you so much Alaina for all your hard work! The application process was simple and quick and the few maintenance requests have also been addressed quickly. I like that they employee small business owners as vendors for things such as locksmith and simple repairs. All of their vendors have been prompt and courteous.

Experiencia negativa: A nightmare experience! No hot water, no heat, mold and asbestos! I moved in November of 2018. My unit had no hot water in the kitchen, very limited in the shower, and no heat at all. The hot water took more than 6 weeks to get working, the heat even longer. Our property manager Sarah Laroa was non responsive to our calls and emails. When we asked the city inspector to help, she finally responded but was incredibly rude, condescending, and suggested we find a different place to live. We discovered mold in our bedroom in June. Sac Delta told us they would not be cleaning it because there was no mold, even though the expert at PW Stephens told them there was. I was forced to clean the mold myself since my wife was pregnant. I was also forced to pay for a professional mold test to prove to Sac Delta that there was mold. The test showed levels up to 4x higher than legally safe. Finally by the end of September they agreed to clean the mold. We had to leave our apartment and pay for the machines electricity. Four days after it was finally cleaned, Sarah gave us a 60 day notice to vacate in retaliation for us asking for the mold to be cleaned. After fighting the illegal notice to vacate, we discovered mold again in December, 2 weeks after bringing our newborn home. The mold this time was cleaned in a timely fashion, but the bedroom was left completely uninhabitable, and asbestos dust littered the room and hallway. The wall was never fixed, forcing us to move out. We could not use our bed or bedroom for the entire month of January. Our newborn could not use her bed. Due to the missing wall in the bedroom, the entire apartment was freezing. This was an incredibly difficult time being forced to live like this in the winter with a newborn baby. Finally, we moved out and found a much better place to live with a much better and nicer property manager. When we moved out, we were not given any move out instructions, any walkthrough. We reached out to Sac Delta on the 1st of February asking what to do with the keys since no instructions were given. On the 3rd we were told to drop they keys off at the Sac Delta office. On the 5th we dropped them off. When we received our deposit, 5 days of rent and utilities were deducted since we returned our keys late. I have reached out to Sac Delta asking for that money back, but they refuse to return it. I put a complaint in with the city. Let this review be a warning to all what you may experience.

Experiencia negativa: Delta (if i could say one word to describe delta managment ) SCAMMERS. They just want your fee. And after you render the fee they dont bother with you. Maybe thats why theres so many homeless people in ca. Its bad enough the rent is so high. But now you have to pay all these management places just to fill out an application. Not one per household they make husband and wife pay seperate fees. They need to relize thay are the problem. Especially when you both pay and they dont help you find a place. Karma

Experiencia fantástica: Very professional property management company. They answer my emails promptly. Having them manage my rental was an easy process and they got a renter for my place very quickly so I was happy about that. They handled any repairs that were needed to my house and the prices were fair. I get a detailed report with pictures about my rental yearly so that’s very helpful since I can’t visit my rental all the time.

Experiencia fantástica: I've used a number of property managers in different cities. I find this company to be among the best. They don't mark-up the invoices from vendors, they answer the phone, they lease the properties fairly quick, the property manager will visit the property as necessary, they respond to tenant work order requests, and their reports are complete and accurate. That's what I need in a good property manager and they do it.

Experiencia negativa: Would prefer to leave negative stars, because even 2 years after having lived there, THEY ARE STILL THE ABSOLUTE WORST. Trying to rent a house from another property mgmt company, who is trying to confirm rental history with them, but they are saying they have no record of ever managing this property. Weird, because I sent them checks for about two years, and somehow managed to keep documentation indicating that I lived there. There is a statute of limitations regarding document retention (4 years from date of property vacation), which they are DEFINITELY not complying with. I know the rental market is rough, but please be advised, if you move forward with this company, keep all your records of everything, and track everything they do. I would be willing to bet that at least one of their actions while you are a tenant (or after you are a tenant) is illegal. Know your rights, fight back.

Experiencia positiva: They do a good job of collecting rent and take care of the tenant's need. Other than that they don't enforce rules or go after the tenants for damages. We had a tenant that totally vandalized our property, but the annual inspection report didn't say anything. The damages were way more than the deposit, yet the tenant still got most of the deposit while the owner was hung out to dry. They should look after the interest of the poor old landlord, but this duty falls far short. Other than that they're pretty nice folks.

Experiencia fantástica: As a former tenant of approximately five years, I felt that Sac Delta always treated me well and was responsive to any maintenance issues I brought up. My experience as a tenant in comparison to other local property management companies was so good, that after I became a property owner and had to leave Sacramento, I chose Sac Delta to manage my house as a rental. Sac Delta has been managing a property that I own for just over five years now, and I've been quite pleased with their attentiveness to me and my tenants. My property manager is easy to contact and attentive to my questions and requests. The only detriment that I can note is the fact that accounting statements are still mailed rather than delivered electronically. It's 2018, save a tree, save a dollar, and go green!

Experiencia fantástica: Sacramento Delta Property Management has managed my Folsom single-family rental home using a number of property managers for over 20 years, and I have been very pleased with all of them. They know the area and provide good advice. They are professional and ethical, looking after my interests as well as balancing those with fair treatment for the tenants. They provide prompt payment and provide a detailed and easy-to-understand accounting report (I used to enter revenue and expense into my own Excel spreadsheet so that I could have good tax input, but I work directly from SacDelta's reports nowadays.

Experiencia negativa: I have a property in that's in need of some cleanup and minor repairs to get it rental ready and listed on the market. Since the longer it's vacant the more it attracts squatters so I need work to be done ASAP. I thought I might get help from Sac Delta since they seemed very professional on the phone, but their agent took a look at my property and refused to work with me. They told me they don't take units that are not "rental ready". What a cop out! They probably were only looking to service units that take as little time as possible and just rake in the management fees every month. Another management company I called was very enthusiastic, went to my property the same day and sent me a list of things that should be repaired, as well as guestimates for cost. They had no problems taking my listing. Now that is professionalism! If Sac Delta treats prospective clients like this, I don't want to know how they deal with real issues that come up during a renter's tenancy.

Experiencia fantástica: Our property manager Kesha has been very helpful and has kept regular communication with me over the past two months since signing on with Delta. She has pointed out ways to better showcase the property and has kept me updated on a weekly basis, regarding how many responses and subsequent showings of the property. Prior to contracting with Delta, I looked at and spoke with a couple other property management companies here in Sacramento, and discovered that the typical costs we're closely comparable amongst the different companies. However, the personal attention to detail by our property management representative, has been exemplary.
