Experiencia fantástica: Consummate Professional. Having bought or sold over a dozen properties, I know the agent can make or break a deal... especially as the seller. Online research, lead to a hand full of Agent interviews (first property I've sold in Sac market)... and ultimately chose LuAnn. Every other agent arrived at our initial meeting with the usual: fliers, literature, market comparison etc, and before we even meet... determined what our house was worth. They hadn't seen the inside yet, could be trashed, old, or remodeled. Anyone can print fliers, and list on the big online marketplaces. I was looking for that personal touch. What differentiated them. Luann was different from the moment we meet. I recognized she was interviewing me as a client, as much as I was interviewing her. LuAnn now knew the homes background (rental since new), and we were interested in it's value AS IS, as well as with minor, or full remodel. She provided comps based on each potential scenario. With a plan for a full remodel to meet local tastes to compete with both resales, and nearby New homes, we started into a multi-month rehab. LuAnn check in with us regularly. From prior experience I wanted a R.E. team approach. With each person on the team focused on certain parts of the sale process. Unlike some RE teams, LuAnn isn't just the face of her team... she is the primary contact, using her team in the background. While at first a concern, it was untimely the cherry on top. I was interested in a newer listing feature: 360 walk-through. LuAnn said she found better success using personal walk-through videos. I was a little leery, til I watched a few examples. While I had already decided she was the realtor for us, that sealed the deal. It was so personal, it made all the descriptive words in the listing, come to life. Rather than more photo's of a home in a new format, it was a warm welcome, a personal invitation if you like, to come see the home for yourself. When looking for a Real Estate Agent, I knew I was looking for someone that was the right “fit” in terms of personality, professionalism, and the way they carry themselves.  For me, the real estate agent would not only represent me, but be an extension of me personally.  I knew after our first conversation over the phone, I had found the right person that I didn’t need to look any further.  If you search for her social media presence, and her youtube channel, you will see her wonderful personality shine through and have a feel for who she really is. I was fortunate to have LuAnn sell my investment property, a duplex. The advantage of working with LuAnn is her extensive knowledge of the real estate industry, best practices, and available resources that she has on hand. She has an incredibly professional team that works around her that can do renovations on your property and are willing to work with your budget.  Unfortunately in my case, I had an eviction with one of my tenants and lost 5 months of rent, and didn’t have as much disposable funds to put into renovations, yet LuAnn understood my situation and was still willing to work with my budget.  Her team was able to deliver a light-weight, yet high quality renovation at a cost-effective, reasonable price. This was extremely beneficial and incredibly stress relieving because I did not have to spend hours upon hours googling and finding the right people to do my renovations and research whether or not they were reliable and trustworthy.  I can’t tell you how much time it saved me and how much stress it removed off my shoulders in being able to trust LuAnn and let her team take the lead. Once the ball started rolling, she and her team worked incredibly fast.  They were able to complete renovations within 2 weeks, and have the property listed on MLS across all major real estate websites (ie:  Zillow, Redfin, realtor.com) the following week after. In that I got over the asking price, and got multiple offers, and that we listed and closed in 5 weeks, start to finish. One thing I wanted to point out with LuAnn is being able to trust her.  She will make suggestions on getting certain things on your property fixed, with the purpose of benefitting you as you try to sell your property.  She really wants you to get the most out of your property. And then there was that first listing that I thought, oh that's priced to move, I really wish I had an agent right now. I knew of Luann from my friend who had purchased with her recently and spoke very highly of the experience and so l texted her that night. She was able to get me set up with her associate agent Trent and in to view the property next day. While that first property wasn't the one I went with, I really appreciated the hustle. Homes move fast and every time I texted over something I wanted to see Trent was able get me in same/next day - which was no small feat with my rather terrible work hours. Luann put me completely at ease walking me through all the paperwork and negotiation process. You're definitely going to appreciate all her industry connections as well - I had great experiences with her referred mortgage broker Frank who came in with the best rate offer (believe me, I shopped around) as well as her recommended home inspectors, etc. I was in contract on a listing in under a month and closed in 15 days! - as a first time buyer. We listed on a Thursday, had a very successful Open House weekend, and by Tuesday, had multiple cash offers. By Thursday (1 week!), we were in escrow and 11 days later, we closed the sale at a price that was $26k over the original price we had discussed with LuAnn. Our situation was 16 months long --- sorting, cleaning, going through a lifetime of parents’ memories and possessions --- kept us busy for months. During all that time, LuAnn kept in touch and when we were ready, she brought us viable options on how we could best move forward. Ultimately, we decided to invest in fixing-up the house, rather than selling it “as is”. Experiencia fantástica: Goes above and beyond LuAnn is an amazing realtor. She was incredibly helpful, attentive, and kind. She's super attentive to texts and calls and you'll feel like your her only client, even though she's of course super busy because she's just such a great agent. I was helping my mother sell her home, and LuAnn was great! Because of the age it took a few months to get it into shape, but then once it was on market, it went super fast. LuAnn was very helpful in her repair referrals and she was totally right about what price to list our house at, and how to show it etc. The house was on market for a week, and escrow closed 7 days after that way above the initial asking price. It was a whirlwind. If you're selling a house, do yourself an favor and choose LuAnn!
