Experiencia fantástica: I have nothing but great things to say about this property and the property manager, Lee! This place is located in the perfect place, right in the middle of little italy, Chinatown and the financial district! It’s perfect for walking commute and has grocery stores and a gym all nearby. The units are perfect for the solo renter and are perfectly spacious enough for general needs and come fully furnished with furniture, a fully dressed bed, TV, and fridge+ freezer unit. Downstairs is a shared kitchen and the bathrooms are cleaned extremely well by the housekeeping staff who do a tremendous job. There are washers and dryers available, a lounge, and a reception on the 2nd floor for packages. The property manager Lee is really fantastic and does a thorough job of ensuring his tenants feel safe and well taken care of. He’s extremely accommodating and goes over and above to help tenants and make them feel welcome along with ensuring all needs are taken care of. His communication is top notch. For the price, this place is amazing and as far as I’m concerned can’t be beat in SF. Utilities and WiFi are included in the 1300$ price and it’s awesome. I recommend anyone to stay here is who is a solo renter. As a female, I’ve felt very safe here and I walk to and from work sometimes at 11:30pm at night and have had no issues. This is seriously a sweet spot.

What really sets them apart is their amazing responsiveness. Any maintenance request I’ve submitted (and there haven’t been many because everything is so well-maintained) gets handled lightning-fast—usually within 24 hours. The staff is friendly, approachable, and always goes the extra mile to make sure residents feel at home. They have great security team that works on site 24/7. The properties themselves are clean, modern, and equipped with great amenities. Rent is fair for the value. If you’re looking for a good management company, this is it. He took his time showing me all the common areas and the room, and he really made me feel like I was in the right place. That’s not easy to find in San Francisco when you’re new to the city! The room is beautiful, the common areas are very well maintained, and Kurt’s kindness truly made the difference—I decided to book the room. I can’t wait to move in!

Experiencia fantástica: In this review I want to start by saying I have yet to live here and this is regarding the lease signing process. Communication was extremely friendly, easy, flexible, and accomodating for what I was looking for. I am moving up to the city for 10 weeks to do an internship and they were able to prorate me a quote for the exact amount of time that I needed. Most of my communication was done through Lee, who was extremely responsive, helpful, and knowledgeable. He called me to show me around the place, even walking down the street to show me the surrounding areas. These steps combined with the overall friendliness and 'bank for your buck' made me settle here. I also want to note that in the past multiple of my friends have lived here and said it was exactly what they were looking for. The value is amazing, the ammenties are up to par, location is great, and staff is friendly are all things that I heard. The fine print of the lease was extremely fair and there wasn't anything that looked 'sketchy' or leaning extremely on the 'landlord protecting side.' On all fronts the property checked the boxes.

Experiencia positiva: We hired Structure Properties to manage our property, expecting professional representation and oversight on our behalf as homeowners. Unfortunately, our experience was disappointing. The management team appeared to prioritize avoiding conflict with the tenant rather than protecting the homeowner’s interests. When the tenant moved out, the the tenant left visible damage to several walls and flooring areas. Some of this damage continues to surface as we inspect the home more closely. The tenant reportedly declined repairs based on a misunderstanding about a potential sale, which was irrelevant and inaccurate, yet those repairs were never completed. Overall, I would have appreciated a more thorough inspection process and stronger advocacy for the homeowner’s property condition and investment.

Communication with management was excellent — Mr Tegan was very kind and helpful throughout the process. He even sent me a live video tour to show me the unit in real time, which I really appreciated since I don’t live in the area. The price was also excellent, especially for the location and the overall quality. Overall, a great experience and highly recommended.

Experiencia negativa: This company took $1400 out of our deposit to repaint practically the whole apartment when we only left scratched on a few walls. They did not assume any cost for normal wear and tear and fought us for months in a highly unprofessional manner and didn't have anything to back up that they were using our deposit legally. Do NOT rent from them as they don't care about your or experience or returning your deposit.

Experiencia fantástica: Moving is always stressful, especially when you’re new to the city — but the warm welcome and tour from Talen made everything much easier. He was very responsive from the very beginning. The building itself is great: a small private room with shared spaces that have everything you need and are always kept clean. Talen took the time to show me around and made me feel much more comfortable during my stay. He also helps maintain a great atmosphere in the house, which I think is why many residents choose to stay longer.

The apartment is an eight-minute walk from the school and is in a very safe and pleasant area. Carson handled the entire process of renting and handing over the apartment. He was extremely attentive during the rental proceso, clearly explaining the costs and serviles included in the rental. Carson was always available to address our concerns and questions and inspired a great deal of confidence. Carson was attentive to my son from the moment his plane landed, and once he arrived at the apartment, he showed him the building in detail. Experiencia positiva: Alex made the process of touring apartments and signing documents pretty easy. He helped me find a nice apartment in my price range. I rented a studio at B Street Apartments in Hayward. It was nicely appointed, updated kitchen and bathroom. Big windows. Maintenance request could be a little difficult to schedule but I had no problems getting things taken care of. Alex was especially easy to work with. The windows didn’t have screens, so that’s something to consider, and unfortunately that area of Hayward needs some attention from the city, but the apartment itself was great. I would rent it again.

Even though I'm not sure at this point if I will be able to move into the apartments, I was very impressed with the affordable rental price of around $1400 a month for a studio. That's unheard of in San Francisco and even in the Bay Area in general. Lee was punctual when I arrived for a tour of the apartments. He was kind, and I could tell that he really cares about the maintenance of the apartment building, and the well being of the residents.

Experiencia negativa: I’d give 0 stars if I could, for the thieving that they do. My deposit return is overdue by 4 weeks and they haven’t returned it. Every time I call, they bounce me around between different extensions with NO resolution whatsoever and the same story the next day. Keith from front desk says it’s accounting, accounting says it’s Ty the property manager. Ty never answers his email and they won’t provide his phone. Will you or will you not return my security deposit?

Experiencia negativa: Structure Properties supposedly bought 279 Dolores from Vybe Living - which unfortunately has left me in the middle of a security deposit mess. It has been over 80 days since I moved out in early March from an Vybe Living Property and I still have not received my security deposit. I have tried calling multiple times with no answer. The only person I’ve had any communication with is Kate Wheeler, and even that has been delayed. Now Vybe is telling me that the new property management company, Structure Properties, is responsible for my deposit. I called Keith at Structure Properties and he told me it is Vybe’s responsibility. I am stuck in the middle of a complete mess with both companies pointing fingers and no one taking accountability. This has been an incredibly frustrating and time-consuming experience. I would not recommend working with Vybe. Unprofessional, disorganized, and zero transparency. Rent somewhere else if you can. I’d like to give both Keith and Kate the benefit of the doubt here, but starting to feel like this is a bit “scammy.”

Experiencia negativa: I recently vacated a rent-controlled apartment in San Francisco managed by Structure Properties, and| urge others to avoid this company. My unit had serious habitability violations, and the management's response was negligent at best- and possibly ilegal. 1. Rodent Infestation for Years: For years,I reported a persistent rodent problem. Structure Properties failed to resolve it. They used temporary traps instead of properly sealing entry points or exterminating, leaving me to live with rats long-term. This is a clear violation of habitability standards under California and San Francisco housing law. 2. Unclean, Unrepaired at Move-In: When |moved in, the apartment was filthy and clearly hadn't been cleaned or properly prepared. Nothing had been replaced or maintained-fxtures, appliances, and surfaces were worn or dirty. I had to clean and repair it just to make it livable. 3. Unsafe Conditions: The unit had visible fire damage, including charred blinds, and other safety concerns like exposed wiring. Structure failed to make the unit fully code-compliant, and repeated maintenance requests were delayed or ignored. 4. Utility Overcharges: I was charged excessive utility bills for shared services because Structure failed to report the correct number of occupants in other units.|raised this for over a year with proof, and they eventually acknowledged the error-but refused to refund me properly. 5. Improper Refund Practices: Instead of returning the money they overcharged me, they attempted to apply it to my deposit, which is illegal. Utility overpayments are not part of a deposit under Civil Code $1950.5, and must be refunded directly. Their refusal may also violate California's unfair business practices laws (B&P S17200). 6. Deceptive Behavior: Structure Properties avoids accountability by burying tenant complaints, ignoring valid concerns, and misusing funds owed back to tenants. Their practices are irresponsible and undermine San Francisco's tenant protections. Document everything, and know your rights. Attaching photos of the condition of the unit at move in

Experiencia negativa: I lived under structure properties for one year. The building was always dirty, the manager would clean the shared bathrooms once a week and do a sloppy job. Shared bathrooms should be cleaned daily. It was disgusting and my rent wasn’t cheap. They are also greedy and took half of my security deposit for the walls to be “repainted” when they gave me the wrong shade of paint!! That shouldn’t be deducted on my part.
