Experiencia fantástica: From April 2025 until February 2026, Penny Realty was the property management company that oversaw my condominium at the Friars Pointe living complex between the Mission Valley & Grantville districts of San Diego. At times, I would deal with Emily -- but my main point of contact was Carson, who dealt with my initial leasing and was my landlord during my 10-month tenure. Sidenote: it was a 1-year lease, but due to being a Naval reservist -- the orders to my new duty station in another state cut it short. Penny Realty is the 4th property management company I've dealt with since in the 12.5 years I lived in San Diego -- with the other 5.5 years being in Riverside County. Penny is, bar none, THE BEST! Whenever I had issues with rental payments income due to the 2025 government shutdown, orders for maintenance repairs, requests for large gatherings in coordination with the HOA, having the unit unoccupied due to work/personal travel, negotiating pet rental prices: we always saw eye-to-eye as tenant to landlord. I honestly wish more property management companies in Southern California were like them and should you be in the market for a property under their banner: you MUST pursue it. Thank you! -- Cody

False claims, negligence, no reinforcement, minimal contact, the tenants' complaints mirrored the PM reports, while my concerns were bypassed even stated she would throw my keys away. I would like an immediate response from her management, not her.

This place had it all - just steps from the ocean, within short walking distance of entertainment and restaurants, and was the perfect way to unwind. Being able to walk barefoot to the beach every night to watch the waves was a highlight. The inside was clean and had everything we needed. We cannot wait to return!

Experiencia negativa: They use a really shady service for apartment showings that charges you money and won't even tell you how much the charge is until you've uploaded personal information including a drivers license. What's really weird is that the unit has been on the market for 2 months and they've dropped the price by $300 / month. Sure, showing units takes time and effort, but that's what the owner pays them for. If I were the owner I'd be pissed off at how much money they're leaving on the table.

Experiencia fantástica: We stayed at Mariner's Cove #1 in Mission Beach with plenty of room for a family of five spaced out on three floors with 3 bedrooms and a bathroom for each. Fantastic house for our Christmas holiday week-long stay. Penny Realty represented the house accurately in the listing and it was prepped and cleaned for our arrival. We had previously rented from Penny Realty, so we booked this stay a year in advance with great anticipation for a good experience. It proved better than anticipated because the experience of working with Regina at Penny Realty was fantastic in terms of pre-arrival information and responsiveness to our questions and requests for assistance. She was very prompt in replying, sometimes within a few minutes, and even on Christmas day! She helped with problem solving, suggestions for work arounds, and guidance on best methods for administrative tasks. Regina's communication was always professional, friendly, and personable. I felt she genuinely cared about our family experience, which is not always the outcome when a property management company is handling the guests and not the home owner. Regina took excellent care of us, like we were guests in her home! BTW...Lazy Eye coffee is 100 yards north on Mission Blvd on the beach side and so, so worth the visit to get some delicious coffee. That's an added value to being here in Mission Beach!

My wife and I went through some tough issues through the purchase process of our house and, as you can imagine, we were on edge about turning over care the historic house to a manager we had never worked with to operate our short term rental while my military orders took us to the East coast. Let me put it this way, I sleep very very well at night knowing that Regina is in command of the operation in San Diego. She is punctual, responsive, supremely professional, and truly embodies all of the most important qualities of a property manager, particularly when it involves a business. Penny has the ratings they have because they can back it up with powerhouse employees like Regina!! We are loyal clients for as long as we own that house. If Penny were to hire 10 Reginas, they'll be taking over the entire SD market. If Regina was in uniform, I'd steal her to serve on my ship in a heartbeat. I trust her that much.
