Experiencia fantástica: I'm a 22 year resident of Horizons, and it's truly one of the best places to live in Downtown San Diego. The building is beautifully maintained with extraordinary views and a perfect location - just steps from the Gaslamp, Petco Park, the Convention Center, the Embarcadero, Ralphs Grocery. and easy access to the trolley and train. What truly makes Horizons, special though, is our outstanding management team. Brian, our building manager, and his assistant Catherine go above and beyond for the residents every single day. I've had several situations where they have been incredibly responsive and kind. When I couldn't reset the fob for our new front door, both Brian and Catherine came right away and resolved the problem on the spot. When the shelves in my closet collapsed and everything spilled everywhere, Brian not only came to personally to check the damage - he helped pick up the items and even connected me with someone that same day to replace the shelves. When my dishwasher suddenly leaked and sprayed water, Brian temporarily repaired it so it wouldn't cause more damage to our unit and the adjoining unit. When I needed air filters changed, he came within minutes and had them replaced in the wink of an eye! But what meant the most to me was when my husband suddenly collapsed. My usual helpers weren't available, so I ran to Brian for help. Without hesitation, he came immediately, gently lifted my husband onto a chair, found a wheelchair, and helped me get him to the car so I could take him to the emergency room. I will forever be grateful for his compassion and calm in that moment. Brian truly leads with his heart - following not just the letter of the law, but the spirit of it - and Catherine is a wonderful support making sure the staff are appreciated for keeping the residents safe and the building kept spick and span. Together , they make living at Horizons a real pleasure.

I am an original owner of this building and have seen many changes in management through the years. Experiencia fantástica: I own a condo at the Breeza in San Diego and the Breeza is managed by Alma Galindo. Alma is one of the main reasons I bought at the Breeza. Alma is fair and manages strictly to the HOA bylaws. She's has a great rapport with all residents and is a great communicator. Thanks for all you do Alma!

Experiencia fantástica: I have lived in the Electra building for 14 years and I am quite familiar with the management company First Residential Service. Elle, Michelle, and Nora have done an outstanding job managing a 43 story building with 250 units. They are up to date on all the complexities and day to day operations and management and they are superb problem solvers. Just as important they are kind and respectful to the homeowners. Always available to listen and help whenever possible. Without any reservation I would recommend First residential services for property management and anyone planning to buy a unit in the Electra building would be lucky to have Elle, Michelle, Nora, and the rest of the excellent people who take the finest care of our beautiful property.

Experiencia fantástica: I have been a proud resident at The Electra for 13 years. The beauty and historic history of our Conservatory, as well as our tremendous views and private location attracted me to this building, but it’s the people who have made living here HOME. Our staff is always welcoming in a very personal way. Small acknowledgments like a wave when driving up, or a door opened when leaving on foot are very much appreciated. The tremendous service starts at the top with Elle and Michelle who make it all tick with harmony. They have a very open door policy and are willing to listen about any subject, no matter how much lower than their pay grade. They are seen around the building every day observing the staff with an attitude of teamwork. They set a tone for professionalism that is still very friendly. This attitude definitely carries over to our Ambassadors. The current staff is the best ever. Their uniforms are very professional, as are they. The front desk staff often makes my day with their cheerful inquiries and quickness to grab a cart, a package, or help with anything needed. I would also like to add specific kudos to our wonderful housekeeping staff. The building really is spotless and every one of them has a smile and a nod for each resident. They seem quite happy with their jobs which says a lot about management. I feel valued as a resident always.

Experiencia fantástica: I live at Breeza in Little Italy, and have been pleased with First Serivce’s response times for emergencies. This was something our last company wasn’t as good at. Response time is key to secure our building and try to save money by not prolonging the issue. In addition, the personal response, time and attention our General Manager Alma Galindo has provided, especially in an emergency has been exceptional! She even worked with us to ensure we were good after she was off work and that is so appreciated! Our staff is well managed and prompt to respond to work order requests. The building is kept immaculate by a dedicated housekeeping crew and in working order with such an helpful and diligent building engineer. I love living at our building!

Experiencia fantástica: I’ve had a really positive experience with the front desk staff at Sapphire Tower. Zach, Chris, Karlo, Bris, and Daniel are always friendly, professional, and willing to help with anything that comes up—whether it’s receiving packages, answering questions, or handling maintenance requests. Martha, Mauricia and the rest of the cleaning staff keeps our building spotless but are also warm and kind. There have been a few small delays here and there during busy times, but overall, their service is reliable and consistent. It’s great to have a front desk team that clearly cares about the residents and keeps things running smoothly.

Experiencia negativa: It seems customer service with FirstService Residential is largely based on who you get as your community manager, and unfortunately the manager of the HOA, Morada Maintenance in Rancho Bernardo, has been non-responsive and unorganized, unnecessarily delaying my architectural application for 3+ months. I still don’t have a response from the Board, which is not in keeping with Davis-Sterling guidelines. I am currently involved in two other HOAs and the Architectural Chair of one, so I know how things should run. Unfortunately this is the worst customer service from an HOA management company I have ever experienced. Luckily, after reaching out numerous times by phone, email and the online portal, I was able to connect with someone not involved with my HOA to move things forward a little, but at this point the issue is still unresolved.
I want to sincerely apologize for the delay in processing your application. We understand how important these matters are and appreciate your patience. I’m glad that since Conrad stepped in, your application was reviewed, submitted to the board, and has now been fully approved.

Can’t say enough nice things about the location, the beautiful building and the folks that live in the building. It was the was the best move for my little family. The building is dog friendly and so perfectly located to parks, the harbor and restaurants in Little Italy. The building is always clean, staff are very friendly and the building is run very efficiently. We love the building supervisor, Alma, who will always greet our dogs with treats and friendly conversation. She was so helpful when we were navigating our move from the Bay Area to San Diego and continues to support our needs till today. We are so grateful to have found our happy place.

Under the leadership of Elle and Michelle, everything runs smoothly, and their dedication truly makes a difference in the quality of life for residents. Experiencia fantástica: I have been a resident owner at Smart Corner since 2011 and have seen many management teams over the years. I use the term team loosely because the current team of Nerissa, Sammy, and Michael are the first time in my memory that we have had more than one person in management. I can guarantee you that the difference is unbelievable. Before Nerissa came here it was difficult for a resident to be able to talk with management because management was one person. Nerissa has a team that is visible, reachable, and super responsive. Nerissa works at making this building into a community, which we never really had with other managers. Also it is easy to be a GM in a cushy part of downtown where you don’t have to deal daily with the people using the building as a toilet or using the building for scrawling their artistry or have Circuit drivers drop off the homeless in front of your building. Nerissa, Sammy, and Michael are the absolute best team, period.

Experiencia fantástica: I had an issue with overgrown grass in front of our community. I was told to speak to the HOA office in our area… Del Sur. This was my first time dealing with or communicating with the HOA, and honestly was a bit nervous in doing so. I went to the Ranch House and was immediately and kindly greeted by Silvio. He and his colleagues, Emily and Andrea, were all very professional and kindly heard my concerns and offered to look into the issue. Within a few moments I received an email from Silvio confirming that the issue would be taken care of as soon as possible. I also received a call from Chad from BrightView also reassuring me that the issue would be taken care of. I went to the HOA office and also was in contact with BrightView on Friday 8/22/25. I came home from work today Wednesday 8/27/25 and the issue was completely taken care of. This was a big job… a good section of Paseo Del Sur with many outgrown Purple Fountain Grass. All cut down. Experiencia positiva: The Plaza Condominiums in Pacific Beach are being managed by First Service since September of 2024. I will say that it's a work in progress. We need a fair amount of rehab after having let certain maintenance go by the wayside for too many years. But I have confidence that we will pull it together and I truly believe for service is striving for our ultimate good. We have a stunning property here with a location that is hard to beat: 1 mi from the ocean one mile from the bay, one mile from Kate Sessions Park, and one mile from the freeway. To me the best part of FirstService is Aaron Garza the assistant manager. He is always so responsive and respectful to me, he follows up on things and he will get her done if it's within his power.

Although I’ve lived in Del Sur for 10 years and always heard about the Ranch House, I never attended any events there, yet alone host my own event. Emily was so responsive and always answered the many questions I had. I must have come in every other day to look at the layout, and she never once made me feel like I was bothering her. She even welcomed me back in the evening since I wanted to make sure I got our lighting right. After the event, she called me to remind me to get my deposit back. She was super friendly and helpful. Experiencia fantástica: I’ve always been skeptical of HOAs and similar organizations, but Nafisa, Kyndra and the rest of the team at FirstService that manages 3roots has really won me over that an HOA is not always something to fear. Whenever I see an issue, usually I get an email addressing it the same day and the solutions are always reasonable and community focused. They have a great understanding of the CC&Rs as well as how to effectively enforce them respectfully and reasonably. They also do a great job planning events which I know really sets my community apart. My main observations of their work is that they’re professional, dedicated, hard working, and caring.

Experiencia fantástica: My husband and I bought our unit about 30 years ago when the Plaza was being converted to condos. Over the years we have enjoyed the location and the amenities. However, the management companies have varied and large, costly projects like roof replacement, termite control and gas lines to some buildings to name just a few have been deferred. We are very fortunate that our new management team is working very diligently to address all the postponed maintenance and financial issues to get us back on a sound basis. Aaron and Annette are both doing a great job. While working on the larger deferred projects they have addressed a number of visual, quality of life issues like regular carpet cleaning, trash cleanup and property security. Aaron is always available and will listen to and answer questions. He is friendly, professional and knowledgeable. I feel like we are in capable hands and look forward to enjoying our condo for years to come.

Silvio, Darren and Chad went above and beyond to help remedy all the issues. They were very personable and knowledgeable. Chad and his Brightview team were kind and professional. Chad even helped us with scheduling issues during his PTO. We are very appreciative of everyone’s time and hard work. We are very lucky to have the Del Sur Community Association looking after us. Experiencia positiva: First Service Residential is the premier property management currently handling The Village By Robinhood's 222 unit community. The professionalism and effort their team consistently provides for the HOA board as well as the homeowners is first rate. First Service is great at coordinating with contractors, overseeing repairs and advising our HOA board on current budget issues. One item of concern I'd like to see First Service return to is having an assistant working directly with each Community Mgr. Having that assistant available to help alleviate minor issues and concerns made my job as a HOA board member much easier, and I'm sure helped our Community Mgr.

But just in case, we stopped by the Del Sur Ranch House, and to our surprise, they had it safely stored! A staff member working around the pool turned it in to the office before anyone else could take it. Thanks to the amazing team who are always working hard behind the scenes, we were able to get it back. It reminded me once again how lucky we are to live in such a safe and honest community. When we initially reached out to FirstService Residential, the individual on the phone provided us with an address and guidance to submit our project to the HOA. It turns out that the individual provided us with an incorrect address that delayed the project for weeks. We placed several calls and spoke to several individuals that weren't able to help us with this problem. Finally, we came in contact with Mr. Johnny Howard. He turned a very frustrating situation into a painless process. Johnny quickly spear-headed the effort by providing us with the CORRECT mailing address, he identified web sites that we weren't even aware of that not only allowed us to electronically submit our documents, but it afforded us the opportunity to track the status of queries by the HOA and the final approval. Throughout this entire endeavor, Johnny was upbeat, cordial, and proved to be VERY knowledgeable about the entire project submission process. My wife and I are very grateful that Johnny Howard was there to reduce our stress levels by helping navigate the minutia of paperwork towards completing our project. After all, it was starting to feel a bit overwhelming and it almost made us not want to submit any projects in the future. Experiencia fantástica: We were new in the community, and I have had to reach out to James Quiett our First Service HoA Manager multiple times for different questions/problems. Interactions have been very pleasant with James, and he always goes above and beyond to help solve it for us. We had not received our ballot as it went to the previous owner. James helped coordinate with the ballot office, and helped arrange another ballot for us to be able to cast our vote just in time. We had an issue with our billing, and James was also very supportive in helping resolve that as well.
Experiencia positiva: First service has been excellent in the last year primarily because—I think— they end up finally recruiting an outstanding manager for our Electra Condominium in San Diego! Things have been on time, attention to details and listening closely to what home owners have to say. Compared to the previous manager, the new person is a “breath of fresh air” a joyful person and capable and smart! She managed to reign in our rampant yearly increase in HOA fees and working closely with the board and home owners on many issues related to flawed constructions costing us millions of dollars. I hope the FirstSevice along with the new manager could help the board and members to address efficiently and economically the issues facing the Electra Unit.
