Experiencia negativa: Keyrenter property management is a terrible and predatory business. If you are a renter, I would avoid this company at all costs. If you’re a landlord, just know they’re doing a horrible job managing your property and communicating with your tenants. During our tenancy we had a multitude of issues. At the time of move-in, the management company failed to provide a unit that met basic apartment and lease standards. Not only were we delayed access to the unit because nobody was available, but when we finally did gain access days later we had no mailbox, no access to our balcony, and no water to our washing machine. Management was unresponsive and passive aggressive during the process of us moving in. On top of our terrible move-in experience, the property was in substandard condition, including improperly painted floors and walls that chipped and peeling immediately. There were many structural issues including separating floorboards, holes in the window frames and glass, and a kitchen island that was coming off the wall. Throughout our tenancy, management consistently demonstrated negligence by canceling our maintenance requests and were extremely difficult to get a hold of. They have a predatory lease that requires a Monthly Resident Benefit package (that we’re still being notified of many months after moving out) and require a forfeiture of your security deposit should you want to move out early. Their property managers clearly don’t understand their leases because they fail to explain certain aspects and get angry and upset with you when you ask questions or challenge them on certain clauses. We have specifically had bad experiences with Michael, the head property manager, who has been completely unresponsive and unreliable, passive aggressive, and unprofessional and rude. He was supposed to be our main contact throughout our tenancy and never managed to respond to our calls or emails within 48 hours. Our terrible experience has not ended since we moved out. Multiple days after moving out and returning the keys, we were contacted by Keyrenter to gain access to the unit since they did not know the key code to the apartment. Over 40 days after our lease ended we were contacted about a remaining balance that should have been zeroed out. We never received an itemized list for our security deposit. We are still being notified about the Resident Benefit Package air filters being shipped to the apartment and have had continued issues with getting these things resolved. If I could give them -5 stars I would. I feel like I’ve been taken advantage of after renting from them.
We take feedback seriously; however, this review contains multiple inaccuracies and omits important facts.
First, we have no record of a tenant by the name listed on this review. The residents at Floyd Avenue were Benjamin Stern and Allyson Derting.
Regarding move-in: there was a brief delay in access due to a keypad code issue. This was acknowledged and corrected, and the residents were credited for July 4th, 5th, and 6th. The balcony key was delivered via lockbox, and the mailbox had already been ordered and was installed shortly thereafter. When they followed up about the prorated rent credit, it was promptly applied.
Throughout the tenancy, maintenance requests were addressed. In December, multiple items were consolidated into a single work order and completed, including adjusting a door latch, sealing exterior gaps, repairing a window screen, and securing the kitchen island. Pest control was scheduled under warranty, but the vendor was unable to access the unit and did not receive follow-up to reschedule. Additional flooring and drywall items were quoted but not completed because the residents elected to terminate the lease early; these items did not affect the habitability of the home.
It is also important to clarify that the concerns now described as “uninhabitable conditions” were never presented as such during the lease term and are factually incorrect. The issues referenced were routine maintenance items that were addressed or scheduled, and none constituted a failure to provide a habitable dwelling under Virginia law. The characterization of the property as “uninhabitable” only arose after a waiver or adjustment of the early termination fees was requested and denied.
Regarding early termination: the lease clearly outlines the required charges, including two months’ rent and forfeiture of the security deposit. These terms were communicated in writing. While the residents requested that we reduce or waive these charges, we applied the lease exactly as executed. There is currently a remaining balance of $160, which reflects the difference between what was paid and the full early termination amount required under the signed agreement.
As for the security deposit, the disposition was handled in full compliance with the Virginia Residential Landlord and Tenant Act. The accounting was completed within the statutory timeframe, regardless of when the resident states they reviewed or received it.
We understand that relocating can be stressful. However, enforcing clearly written lease terms and addressing documented maintenance requests does not constitute predatory behavior. Keyrenter Richmond operates strictly within Virginia law and the agreements our residents sign.

Experiencia negativa: Went to tour a couple of properties that this management oversaw. Saw them yesterday and today the property we were interested in is no longer under their management. No one let us know that this was a possibility. We called to ask about applying to rent the property yesterday and no one responded. I only found out when I decided to apply anyway and couldnt find the listing. Very disappointed in the lack of communication. My speculation is that they were fired from managing this particular property but to not inform a potential renter that it would no longer be an option and to show no communication on that or another potential unit tells me I may have dodge a bullet renting from them. A very frustrating experience.

Both properties you toured on January 7 were actively listed, under our management, and leased shortly thereafter due to high demand. They did not leave our management, and we were not terminated or “fired” from managing either property.
Our team responded promptly at each stage of your inquiry, including assisting with scheduling, manually setting up showings when automated tools declined your showing due to you not meeting minimum qualifications, confirming tours, and providing access instructions. Communication occurred consistently leading up to and during the showings.
Applications are processed on a first-come, first-served basis. No application was submitted prior to other applicants being approved, and the homes were no longer available by the following day.
While we understand that it can be frustrating when a property leases quickly, the statements in this review do not accurately reflect the availability of the homes or the level of communication provided. We appreciate the opportunity to clarify the record for future readers.

Experiencia negativa: Fake reviews on this page. Fell for it, lived with them for a year. Awful landlord, refused to fix things that were their responsibility, and stole our security deposit. Do not rent from them. Edit: Many of the things you stated here are preexisting, others were paid for during tenancy at the property. Grocery carts already on property upon move in. Landscaping left in similar condition as it was upon move in—awful. Cinder blocks already on property. Trash in the street? Keyword: in the street, how would that be our problem? Screens were damaged and paid for during tenancy after painstaking negotiations with you all trying to charge us for two that were damaged upon move-in. Would have taken your company to small claims court if I wasn’t dealing with other, more pressing matters at the time Pathetic excuse of a property management company, with an unsurprising response. Howdy Gabe! Been a while, hope you've been well. I checked the move out inspection from July of 2023 and it was extensive. Since you didn't provide any details, I'll take a moment to list them here in the event you may have forgotten:
- Front & Rear Landscaping wasn't maintained
- 2 Grocery carts in the back yard (Why!?)
- Miscellaneous trash (shirts, rags, books, paper towels, boxes, pillows...) and trash bags on street
- Front Door cleaned (what did y'all get on the door?!?!)
- Front Porch Screen re-attached
- Cinder Blocks removed (What were they for?!)
- Closet Door Painted
- Toilet Seat & Handle Broken
- Multiple burnt out light bulbs
- Kitchen Island wood work damaged, repair and painted (We also needed to remove the food splatter that was caked on it...)
- Food Splatter on walls, countertop and cabinets (The whole property got a professional clean, but I thought it was worth pointing out you guys leaving food splatter everywhere)
- Removing miscellaneous bottles and cleaning supplies from home
- Painting of window sill from damage
- Adhesive strips removed from walls
- Outlet plate replaced
- Bathroom cabinet door broken
- Tub Splash guard broken
- Toilet paper holder broken
- Carpet replacement due to pet damage
- Whole property needed a professional cleaning (per your lease)
- Carpet areas that weren't replaced needed professional shampooing (per your lease)

Somewhat sheepishly, I requested a little extra prep to the rental property I recently leased through Keyrenter Property Management. I have asthma and having my environment exceptionally clean is part of my reality. I asked the team if they could do a touch up cleaning before my arrival & they scheduled it for the very next day. Once I arrived to the home, I noticed the lawn could use a touch up as well, and again --- no hesitation from Keyrenter to provide the service. When the cost of living, particularly housing, is so high today, it was so refreshing to have a management company that doesn't find excuses NOT to serve. I applaud this team for making me feel welcome and put a great "first impression" on my new community. Excellent throwback to CUSTOMER SERVICE not often found today! Thank you Keyrenter team!

In your voicemail you stated you were displeased with our customer service and would be notifying your friends/clients about our poor customer service when you yourself mentioned why you were denied a showing. Doesn't make a whole lotta sense to be displeased with a company when you were correctly denied a showing AND you were aware of why you were denied. Scheduled a tour, took off work and was texted (not called) that we had been wait-listed only an hour before our tour Didn't talk to an actual human being the entire time, they just took our money and dipped. Seems this company only cares about the owners and not the working class people with actual jobs trying to live in these properties Edit to respond to key renters. I called and left voicemails numerous times, I emailed and messaged in countless times None of these points of contacted garnered any kind of response from you, to the point where I even showed up to your office, 3 separate times during your regular hours to find that nobody was there. You couldn't even be bothered to call me and tell me that the place I had put a 120$ application fee had been rented out. I get that people don't always get the rental they are going for, but for working class people who can only afford to rent and never own, $120 is not a small amount of cash and I think l, at the very least warrants a phone call and some direct human to human assistance at finding an alternative

The phone number does not work, when you find a number that does you can’t have anyone pick up (I’ve tried for over a week) and the staff who works the email does not respond or answer. For specifics, Myroslava is pointless. She doesn’t respond to emails or calls.

You requested a call, via email, before we were open on two separate occasions. Myroslava responded to your email within 3 minutes (you emailed at 8:55a and she responded at 8:58am) our Property Manager, Michael, called you within an hour to discuss your questions and passed along all relevant information to Myroslava, who processes all of our applications. Since you and your significant other have been employed for less than a year, we requested a Co-signer before the end of the day on Friday.
I understand you are unhappy with our requirements, but we process all applicants in a standardized fashion to make sure they are within compliance of fair housing and to give everyone a fair chance at renting our properties.

Experiencia negativa: We rented our home in January of this year, and it is a beautiful home with two levels. The most attentive the property management company was, was the day we applied and was approved since then our maintenance request(s) are never promptly addressed and when they are, we are asked if some of these requests can be, in essence, lived with. First of all, our upstairs floor stays on a scale from boiling to hell, it is almost always at hell. We have tried changing the schedule of the thermostat for the time the temperature changes and to what degree and it has made no difference. The bathroom has had a mold problem since before our residency and we've been asked to just pour bleach on it and turn on the exhaust fan, no one to come and even check to find the root of the problem. We had a hall light out since we moved in and was asked to be OK with leaving it out because it required a 15" ladder that they could/would not provide. We had to ask the hired maintenance man who came to fix our fridge if he would replace it and he did it in less than 15 mins. We were given one garage key for a two car garage and when we asked for an additional key we were told we can make a copy at Lowe's. We love our rental but for what we pay for it the property management service should be a lot better than what it is and it is subpar at best with fulfilling any type of request, but if it has anything to do with a payment they are 100% responsive.

We are glad to hear you're enjoying the home! Your review is a bit surprising. We feel we have been very attentive to the 10+ work orders that have been entered since January. Please keep in mind that this is a rental home and every request may not be granted. Of the work orders submitted, none of them mentioned anything about the temperature upstairs. If you feel there is an issue, please let us know via a work order and we will happily send someone out. After a technician took a look at the bathroom, we did recommend you clean the shower and use the exhaust fan per your lease. We can send someone to clean the shower for you, but there will be a charge. Please let us know if you'd like to get that set up! Have a great day!

The property is very clean and quiet and if there is ever a problem I’ve never had issues with getting maintenance coming in a timely manner! The Ladies in the office are also wonderful! They’re helpful, understanding and kind. This has easily been the best apartment and property management company I’ve gone through since moving to Richmond. Sad to let this place go but on to my next adventure!

The process is exhausting, trying to get in contact with anyone besides the after hour call center they use is non existent. If you need a home asap use another company, if you have 30 days or more to play around these people are great for the job.

Experiencia negativa: It’s extremely hard to get a leasing agent or property manager on the phone. The calls go to the 3rd party service they use. I’ve been asking for a call back for three days. No cards or anything left at the property to reach anyone nor any direct emails. It made me choose a bankruptcy date in order to move forward with scheduling a tour. I’ve never had a bankruptcy. The setup for renters is very inconvenient and tiring.

Experiencia positiva: Keyrenter has always been a great company for renting my property. The employees there were always easy to work with. However, Keyrenter hired new employees that are not as easy to work with. Some work contrary to my desires, as a property owner. I have spoken to the new property manager, Michael, and I hope some of the problems that I had with some of the new people will smooth over. I do not like when other people dictate to me what control I have to my property. This being said, Keyrenter is much better than the other company I have tried to work with in the past. Also the paperwork that Keyrenter gives me at the end of the year really helps with taxes, a huge plus.
