Experiencia negativa: Least professional rental company I have had the displeasure of dealing with. Expect AI powered answering machines that cant answer any questions. And them rushing to sell/lease out properties from right under your nose

Since taking over a few properties, there hasn’t been any meaningful improvement to the units themselves, yet rent has increased while appliances and overall quality remain very basic. Management tends to emphasize fees, tenant responsibility, and cost avoidance instead of proactive maintenance or long-term property investment. It feels less like a professionally run operation and more like short-term management focused on minimizing expenses. If you’re looking for quality, effort, or well-managed properties, I’d recommend looking elsewhere. This may work only if low price is your sole priority and expectations are minimal. There’s a noticeable disconnect between online ratings and day-to-day management. Be sure to ask detailed questions before relying on ratings alone. Good reviews don't make up for poor business practices.

Experiencia fantástica: I can't say enough good things about Madeleine Solidum. She's been absolutely incredible throughout this whole thing. She really went above and beyond, and honestly, having her support took so much stress off me. From the start, she always responded quickly, and was genuinely invested in helping me work through a complicated situation. When things got overwhelming, she just stepped in and handled everything with such care. Nothing fell through the cracks, and the clarity and peace of mind she gave me over the past few days has been huge. What's impressive is she's obviously a total pro, but what really makes her stand out is how much she actually cares. She didn't just check boxes, she took real care of me as a client. Experiencia negativa: These people are HORRIBLE!!!! DO NOT rent from them. After they took over management ofthe apartment house, they ruined everything! Changed the lease midway and everything. Did not fix anything and treated their tenants like garbage. Out of a 4 tenants, including us moved out! We bought a home to get out of there. They proceeded to file a eviction on me, even though their Lawyer was confused because we bought a home. I did EVERYTHING for that apartment house and they NEVER reimbursed.me! I had a 1800 dollar deposit and and to be nice, told them to use it for my last months rent. Which they lady agreed, but then they did this to me. The BBB will be contacted because they are CROOKS!!! BEWARE of them!!!!!!!!!! WISH I could give -stars!!!!

Experiencia fantástica: PMI staff are great to deal with. I would definitely rent from them again and recommend them to others. The owner of the house however doesn’t seem to value good tenants. Been here 3 years without missing a rent payment or being late on rent. Yet he dragged his feet for more than a week before approving something that should have been approved within 24 hours or less. Not happy about that at all. Raised my rent at start of current lease and then leave me without hot water to shower for over a week. Yeah I’m salty about that.

Experiencia negativa: If incompetence could manifest itself into a rental company it would be PMI. From their unprofessional contractors to their basement dwelling office staff. Their roofing contractor caused over $10,000 in damages to our shop equipment and customer's vehicles. They also made a game of waiting to toss debris off the building until someone tried to enter the building. The roof leaks worse now than before they replaced it. Their HVAC contractor damaged the wiring in the attic and left half the heat ducts unran, I had to go behind them and fix the wiring and finish installation of the heat runs. Their office staff in complacent to this and is only concerned about how to add more fees to the base rent.......update to the owner a settlement was reached with the roofing for damages. The roof still leaked less before they did the work when there was actual piles of debris from the upstairs demolition on the roof. I would like to know exactly how exactly I'm tossing a 100lbs German shepherd 20 ft in the air to land on the roof to poop too. These guys are pathetic

German Peno, the tenant, has no merit to this review. We have worked with this roofing co. for years and they are extremely professional. If there was any merit to the $10,000 in damages why was a claim not made with the roofing co.'s insurance or a suit filed. There is an apartment that has roof access, they throw their trash up there and they were allowing their dogs to go on the roof as well. We have found dog poop, chicken wing bones, thumbtacks, glass bottles, all kinds of stuff on the roof. And we have pictures. One of the roofers was also attacked by their dogs. The owner is aware of this situation as well and how they have been. The same goes for the hvac which was fixed over a year ago. As for as German Peno and additional fees, the only additional fees we have charged him are late fees as per his lease agreement because he was late with the rent.

Experiencia negativa: *Updated* I wish I could give them 0 rating because they were very unprofessional and unresponsive. I stayed at their location on 38th and Central when I first moved to Indianapolis last year. We had a good experience when applying but afterwards is when we started noticing the red flags. I tried to combat the charges they tried to make me pay for a paint job that was not my roommate nor my fault. As well as some other petty charges. Before we moved in we did a walk through and one of their employees noticed their terrible paint job and mold that was growing. The mold issue was fixed but the paint job wasn't. We did not have any issue with the paint job since we were not making any major changes to the apartment. We even had issues with getting maintenance to come fix certain things. So everything was the same the day we moved in to the day we left. We provided them with evidence and they stopped responding to us. I even took the matter to the president, received one response and never heard from them again. Called them on multiple occasions and it seemed as if no one was ever in the office as no one ever took my call. We lost our security deposit because of them not responding. The people currently renting from them be cautious. The people considering renting with them DON'T! They are known to take your security deposit and falsely charge you to gain extra revenue. I have spoken with a lawyer regarding this situation. They have backed me up notifying me of the many issues with PMI. That they dealt with, with other clients that have rented here. If you look at the other negative reviews. Look at their responses to them. Should tell you everything you really need to know. This is the first time I had to write a negative review against anyone.

Mr. Allen did damage the apartment and we were justified in charging him what we did. This is another case of someone abusing social media in an attempt to make us pay their security deposit back. If Mr. Allen was correct, why has he not pursued this legally? If Mr. Allen is correct then a court of law would resolve this matter in his favor not social media.

Experiencia negativa: Placed an application on a home that had multiple applications on it due to customer service telling me to go ahead and still apply. $65 dollar app fees for both adults. Took 7 days plus a weekend along with me reaching out everyday to Connie for an update. To be told the unit was already pre leased. Time is sensitive when moving for everyone. Taking in multiple application fees for one unit is a SCAM!! Also called and tried to speak with Spencer and never had a returned phone call. & I think the reviews speak for themselves, an owner replying to a review and being nasty tells it all! & giving people money for reviews. Whewww sounds like we dodged a bullet. If I cannot get the proper responses just as an applicant I can only imagine how tenants feel!! 10/10 do not recommend!! Don't waste your money!!

Experiencia negativa: Update: Google randomly asked me to leave this company a review, thus why I doing one two years later because the trauma this company left my family still haunted us to this day. I wasn’t planning on telling my story, but I feel like I have to now since they responded, trying to paint me as a “bad tenant.” Unfortunately, Indiana is a landlord-friendly state. I lived in a property managed by PMI Midwest, and the conditions were terrible. I was without heat, and the roof was severely damaged—both of which were major issues covered in my lease. There were numerous problems with the property, including a mice infestation, a break-in that left a broken window (which they never repaired), a hole in the roof that was supposed to be fixed but never was, constant plumbing issues, and no heat for months during the winter. I called maintenance multiple times, and it took them weeks—sometimes months—to address these problems. The final straw was a gas leak. The Citizens Group shut off my gas and instructed maintenance to fix it before it could be turned back on. They refused. I had to call the Housing Department Agency just to force them to handle it. On top of everything, I was hospitalized and lost my job, which caused me to fall behind on my rent for the first time ever. Before that, I had always paid on time—sometimes even ahead of schedule for the first two years. Instead of showing any compassion, they charged me an $80 late fee plus $10 per day after that. They refused to work with me, likely because I had already reported them to the Housing Department. Ultimately, I was evicted, but it’s not on my credit report because I filed for bankruptcy. Now, let’s talk about the move-out charges. The house was completely cleaned out, yet they charged me $800 for the broken window (the same one I reported after my break-in, which they never fixed). I left one bed and a few miscellaneous items on the curb—yet when I drove past the property in March 2024. Those same items were still sitting there. And for that, they charged me $2,000. $2,000, guys! Even their own legal team at the eviction trial was shocked by that price. In total, they billed me almost $8,000, when my past-due rent and late fees were only $1,600. Of course, I lived in Wayne Township, where the judge was just as corrupt as the landlord. I’m sharing my story because no tenant deserves the kind of abuse I went through. You can clearly see they pay people to leave fake five-star reviews. Thankfully, my niece and I now live in a beautiful, affordable apartment in a nice neighborhood—with a leasing office and maintenance team that actually care about their tenants. It took me almost a year to find this place, but I’m telling you all: AVOID PMI MIDWEST AT ALL COSTS. In fact, avoid ALL PMI franchises! Shoutout to Jennifer, the only kind person in that office who actually tried to help me. My advice to PMI Midwest: If your clients can’t afford to maintain their rental properties, it’s best to advise them to sell rather than letting them ruin your reputation and business. WHEN I become a landlord in the future, I will never partner with a company like yours—one that preys on people who just want a safe home for their families. Thank you!

MyLynn Alled did rent from PMI Midwest and was evicted in 2023. PMI Midwest followed all federal/state laws and statutes in pursuing this eviction and MyLynn had all opportunities to rectify this situatioin which she did not and the court awarded over $7,000 in rent/damages in favor of PMI Midwest. We can only assume why she is now leaving a 1 star review(2 years after being evicted) is because this is showing up on her credit and she cannot rent or get a loan. This is a classic case of someone abusing social media to hur the reputation of a company.

I have been renting with them for several months now & every request I have put for the “24/7 maintenance requests” have been DENIED and then I am CHARGED excess fees for requests that were tended to. If the owner can’t afford to pay for your repairs, your property will not be fixed. No professional cleaning of the carpets, appliances, AC vents, or property at ALL. Choose your home wisely when working for with them.. if it needs repairs with you enter, DO NOT SIGN .

Experiencia negativa: Please don't rent from this place they are scammers and very unprofessional. They will lie when you move out and said that you have excessive damage to the house. They said I did over 2,0000 Worth of damages. They charged me for veins that was already growing on the side of the house. The house was dirty when I moved in. The furnace had to be replaced. Roaches behind the refrigerator. Dirt in the air ducts. A nasty rug was left in the basement. They charged for everything.

Teriah Ross was simply a bad tenant. She had multiple lease infractions. She had a dog that was not allowed as per the lease. It attacked one of our vendors visiting the property for maintenance and the property is a double and the dog would constantly pee and poop on the shared front porch. The neighbors would constantly complain and send us pictures of this ( which we still have). We asked her to get rid of the dog and she refused, so, we asked her to move as she was in violation of her lease. The reason she is writing this bad review is she did extensive damage to the property (mainly from the dog that was not allowed as per the lease) and we charged her for these damages. We sent her to collections for this matter and now she is mad about that, so she decided to give us a bad google review. PMI Midwest attempted to work with Teriah but she was rude and uncooperative. She had every chance to avoid this situation and choose not to.

Experiencia negativa: I hate that I renewed my lease! I should’ve followed my first mind and left. Not only don’t they cover plumbing nor infestation. I tried paying my rent this morning and my balance was $121 more than the rent. They charged a $75.00 refilling of the lease fee! That’s dumb because nothing changed on the lease but the dates. I’ve never encountered anything like this in my life. Next July I’ll definitely be leaving!

Experiencia negativa: PMI has a friendly face but will not bat an eye at charging you for everything they can. There is no integrity here, only greed. I moved out of a house that was very clean, kept yard, and few repairs needed. I had lived there for 5 years and nothing was new or fresh when I moved in. I communicated this with PMI and the property owner. I was assured that if the house was in good condition (clean, functional, etc) then there would be no issues. However, 2 months later I received a notice that I owe $6000! for repairs. ($50 for adjusting door hinges, and several hundred dollars to paint the garage door, ridiculous charges for things that didn't need addressed AND were that way or worse before I moved in. DO NOT TRUST ANYTHING THEY TELL YOU. THEY WILL SCREW YOU ON THE MOVE OUT. NO HONOR HERE!

Derek Weaver was a tenant of ours. His lease ended on 9/30/2023 and his security deposit was processed in October. PMI Midwest has a process if a tenant wishes to dispute their deposit which Derek did not do. In addition, if we did, 'screw him on his move out' as per his review he could have also pursued legal recourse, which he did not. Actually, this if the first we have heard from him for over 8 months when he moved out. Derek caused over $6,000 in damages and we have proof to back it up. I can only assume that the reason we are seeing this review over 8 months after the occurrence is Derek now has a judgment against him and it is affecting him in some way.

Experiencia fantástica: Hello, We had rented a home from PMI Midwest for the last 7 years. Just recently we relocated to another county and had to leave PMI for a different property management company. Overall, PMI Midwest was a very good experience for us. There maintenance team was punctual, and the office was attentive to our requests. We only had a few issues in our time with them, but they were resolved promptly with a positive outcome. One scenario we ran into was upon moving out we spent a great deal of time repairing nail and screw holes in walls, cleaning, and making sure that the property was in better condition than when we moved in. So 30days later we were surprised to receive an invoice that not only didn't return our deposit but instead charged us an additional sum. Being such, we were highly dissatisfied with this result. We followed the proper dispute procedures set forth in our lease with tenant relations, shout out to Jenn Tate! In the end, we were patient and communicative with the staff, as they were us, and were able to attain a positive outcome to our dispute. Resulting in our refund as requested. I do have to give praise to the office staff there, Jennifer Tate, Jennifer Preston, and Kira Preston. These ladies have been phenomenal to work with. They were attentive to our needs and requests at all times and showed great professionalism in our interactions with them. Overall, we were highly satisfied with the service received. Experiencia fantástica: PMI Midwest has many homes for rent in different price ranges that makes it affordable for anyone needing housing. The home we decided on is absolutely perfect for my son and his children. He needed to move back to Indy from Florida so all of this was done working by email with Connie. She’s amazing at what she does and coordinated everything so that all the paperwork was done in a timely manner. Apartment living has so many cons and PMI has the solution. Connie was fair and honest and made us feel very comfortable during the entire process. My son picked up his keys and to his amazement the home was even bigger than expected and clean from top to bottom. I like that there’s online access to maintenance and anything else needed. Everything was explained to us including all fees so I don’t understand some of the comments about hidden fees. I would definitely recommend PMI Midwest to anyone needing a clean well maintained home to rent. Thank you PMI Midwest and especially Connie G. for making a thousand mile move seamless. My son is finally home.

Thanx PMI for my quick move as I was desperately searching to get out of my old place and into the new. But your pictures also doesn’t look like the apartments. Apartments are so small. I guess you all got mad cuz I looked at 3 of them and didn’t t like them so pmi didn’t respond when I wanted to look at others. Just got impatient with me I guess.

They couldn’t even get my house rented for 3 months and it took me 1 week to do it from California, which I’ve never done before. They charged $60 per application so they were just collecting money while my property sat vacant. Don’t do business with them. Shady shady shady!

PMI Midwest did manage a property for Trevor and yes it did sit on the market. When he bought the house we advised him that the home was not ready to market(rooms had multiple colors - yellow, orange, etc, along with other issues). We provided him a line item quote to get it to market condition - the quote being in the $4-5,000 range. Trevor choose not to do any of the work, which we advised we have an impact in renting the property. We did go ahead and market the property in the current condition. PMI Midwest provides a weekly report on how many inquiries, scheduled showing, actual showings and feedback on the property. Based on these we proved weekly feedback and recommendations. Trevor ignored all of our recommendations. So, the property did not rent.
In regards to the $60 application fee, yes that is what we charge and that is right in line with the market average. This fee is charged to cover the cost of runnning the application. PMI Midwest takes the application process very seriously, we pay companies to run credit checks, background checks, confirm job and rental history. We even pay to verify their identity and confirm bank accounts. Any seasoned investor understands this and the cost involved.

Experiencia negativa: I toured 3 of their units. Two apartments and a townhome. The first apartment was okay, but the complex was trashy and smelly. The second one was plain nasty, they didnt even bother to sweep or mop the floors before allowing viewings. doors without handles, cracks in the foundation, ripped up wires, just a plain slum the 3rd place was by far the worst. 10 units above commercial buildings, the entire hallway was filled with roach traps and dead roaches and it stunk of marijuana and cigarettes. i did not even step foot in the apartment it was so nasty. if PMI doesnt care enough to make things APPEAR nice for prospective tenants, i can only imagine how they treat real tenants. the only reason i give them 1 stars is how easy it is to get information or book a viewing, because of this i was able to notice quickly how nasty these places were before wasting more time and money on a slumlord

PMI Midwest took over my portfolio (10 single-family low-income homes in Indianapolis) in April 2023 after I terminated my relationship with two poorly run property management firms that let my portfolio diminish in value and signed leases with unqualified tenants. January 2024 marked the first time in over 18 months that my entire portfolio has occupied tenants, and even more impressive, 96% have paid January rent in full, with the remaining rent paid in February. A special thank you goes to Rusty, Director of Turns, who took my portfolio with deferred maintenance issues and ensured that the homes were comfortably rent-ready. To Becca, Director of Owner Operations, who has been very patient, professional, and responsive to all my requests. And the entire PMI Midwest team, from the CEO to the maintenance crew. PMI Midwest delivers as promised, providing incredible value to its customers (both owners and residents). Cary Jackson CTG Investments My original review neglected to add the outstanding customer services provided by: John Perez, Tenant Relations Specialist, does a fantastic job setting expectations for the owners concerning rental income status and diligently working with the tenants to ensure a win-win for both tenant and owner. I have learned to trust John's insight into the tenant's financial status and their commitment to paying past-due rent. John's insight has been crucial when determining the right time to start the eviction process, which is the last resort. Andrew Montgomery, Maintenance Team, works closely with the tenant to solve maintenance issues effectively before they become major repair issues. Andrew has been great when determining the best cost-effective solution and contractor to work with for maintenance issues. Alex Btac, Turns Team - as a long-distance owner, I relied heavily on Alex's assessment of the required work to get a home ready for a new renter. Alex has helped me make value-added repair decisions to ensure quick turnaround, occupancy, and high market rents. In my business, I have worked with over nine property management firms in Indianapolis, Chicago, and California. PMI Midwest is head and shoulders above all my current and past property management firms. Working with every PMI Midwest team member is always a pleasure and has been financially rewarding.

Experiencia negativa: Terrible communication. Only open two days a week and can't get ahold of them other than for 4 hours during those days. Its been 8 months trying to get things fixed as a tenant and still getting the run around and no follow up. Countless phone calls, repair submissions, and voice-mails with absolutely terrible communication. Don't expect a call or text back unless you initiate the communication every single time.

Experiencia fantástica: PMI Midwest is a great property management company. Specifically, Jenny Marvel at the office has been so responsive and flexible with my ever crazy schedule. She made move-in possible for me and continued to go above and beyond to get the answers to all my questions in a timely manner.

Experiencia fantástica: As a renter, I've feel like PMI Midwest is one of the better companies to rent from. Maintenance usually comes out the very next day after submitting requests. Adam has helped me out the last couple of times I had a maintenance request and he's always been friendly, efficient, and knowledgeable.

Experiencia fantástica: I've always had good experiences with Maintenance. Adam was super friendly and helpful last time he came out. He noticed my sink was clogged while working on a separate issue and helped with the sink too.

Experiencia fantástica: I’ve rented a home through PMI Midwest for over 10 years, and I’ve found them easy to work with and responsive to client needs. Jennifer Preston has been great when renewing my lease, and Mark Jones has responded when I’ve reached out with a problem. Yeh, my rent goes up each year, just like any other rental, but the increases have never been outrageous, unlike other properties in the Indianapolis area.

Experiencia fantástica: I recently signed a lease with PMI and Jenny Marvel made this process super easy! I had a lot of questions and concerns and Jenny was very patient and informative on helping me through the process. I would recommend PMI and working with Jenny.
