Experiencia negativa: Wilmoth had a chance to make it right and they flat out refused. The tenant the placed stopped paying one month into their lease and Wilmoth refused to honor their part of the contract with me that stated that if the tenant had to be evicted within a certain period of time, I believe 3 months, that I would get my tenant placement fee returned. And there were other issues, but they are not interested in making anything right.

Experiencia negativa: I scheduled a viewing of the Willmoth Group, property at 1131 North rural Indianapolis Indiana 46202 There was a sign posted on the door to beware of rental scams I done what they asked me to buy being there on time and trying to get the code for the lock box nothing worked. I took pictures of everything so that I could tell them what happened but nobody will answer the phone.b it doesn't matter what number you push, you can't get anyone!!!I sent them emails they were all returned by the male demon I sent them text messages it's all automated there is no one at the other end of the line Also the apartment guide that I got the information from I tried to form a complaint with them and I got that mail returned as well Please beware of the Wellmoth group they are not what they claim to be and because that poster was posted on the window about rental scams I'd imagine that they tried to get other people and that was the warning!!! I've reported them to the better Business bureau be safe!!!

We are sorry you had this experience. The lock-box system indicates you were a no-show so that is the first indicator that possibly you were at the wrong house. Also, since your showing was 2pm on 2/12/26 our office was fully staffed and the next question is did you attempt to reach the Operator or leave a message? Also you state you used a text message but the system shows you denied receiving text messages so that likely eliminated the ability for anybody to respond to you. Finally there have been 3 successful showings at the address given since your "no show". So, we would love to assist you in getting this figured out so you could reconsider this review.

We also have attempted to reach you in all the contact info that you registered but you also selected "Do NOT CONTACT" so we are no longer able to reach out to you. Maybe you will read this response. Also, Apartment Guide is not related to our company but a publication that obtains available listings and publish them for the purposes of their publication.

We would love to assist you further but you have blocked us everywhere because I assume you convinced yourself we are not a legitimate company. We have over 30 years of experience leasing Indianapolis homes and would love to serve you.

Experiencia negativa: This is the most ridiculous application for a place like this. I have been working on it like I am trying to buy a house and they want email addresses and the most ridiculous things I've ever seen and this is the worst application I have ever done and I have excellent credit. I'm so frustrated I decided never mind and that probably explains why this has been empty for so long and it's filthy inside. SMH 75% of these Property Management if not more or just absolutely trash in Indianapolis. Not to mention they're damn near impossible to get a hold of according to the reviews unless it's Matt whoever that may be. This application is like you're trying to rent a mansion LOL what a joke

Our tenant screening process starts with your application. We utilize a third-party vendor called Findigs who services over 500 different property management companies nationwide. Our application, and the screening completed by Findigs may be unusual to you but it commonly utilized by rental management companies.

If our process seems to complex we apologize. We are following an accepted protocol for third party management companies who have a fiduciary responsibility to our property owners.

We also have multiple methods to communicate with us including telephone and email. Both systems are managed during business hours and emergencies are processed outside of business hours. Not sure "who" was hard to get hold of but sorry you were unhappy with this process.

Experiencia negativa: There were many minor repairs to be done to the property I was interested in, they called it move in ready. Submitted an application and found they only took the 60 dollars. I have rented elsewhere without issue, but a low end quadplex needs a perfect credit score. Their response, "We always encourage anyone applying to take a look at the FAQ on our website before they apply as the application fee is non-refundable." Keep your distance. Leasing agencies are leeches.

We are sorry you did not review the FAQ before applying. One of the comments there is if you have any doubt please ask before submitting your non-refundable application fee. Upon our review it was clear you could have saved your money if you would have asked. The fee goes to our 3rd party screening company so we have no interest at all in collecting these fees from anyone who may not be approved. We are happy you do have other places to rent and apologize for this confusion.

Experiencia negativa: They are very unprofessional, and I check all the boxes beyond what they need. I Make 4 times the rent have prefect rental history, no eviction, 701 credit score. Nothing on my credit but yet they say I was denied, I called and they stated it could new mistake I reached out to Mr.H Unprofessional tail. Just for him to be so very rude. Like not answering questions is not apart of his job, fill the application out at midnight at 8 o’clock the next morning I discovered all they did was took my $60. I don’t think they did anything. The office just opened like do yall really care. The house has been on the market 30 days yall are in Indianapolis, This is not no where special rent the house already

Experiencia negativa: Hands down the worst property management I've ever had to deal with. Will be doing everything I can not to have to rent from them again at the end of my lease. Straight up hid damages in the apartment while calling it move in ready. Reached out directly to them months ago to fix things, never did. Edit: if there were any plans to repair anything, it would've been done months ago. I'm not posting this to debate it with a company that clearly doesn't care. I'm posting so people who are looking for a home can know the apartment was so poorly maintained that lawyers recommended that I send in a letter about it. There's no doubt in my mind that I'm justifiably unhappy and ashamed of the home Wilmoth Group promoted for move in. There's no doubt in my mind that I will never be renting from these people again. This is the worst apartment I've ever lived in. It's actually hard to live in here and I can't wait for my lease to end. I wish there were more tenant protection laws in Indiana so that we didn't have to rely so heavily on reviews so I do not write this lightly as I understand the how important a review from a tenant can be. As stated in the original message, I have reached out to Wilmoth directly about damages already. Sounds like they have multiple people with damages they refuse to help with if they don't know who I am.

Experiencia negativa: Is complying with Indiana code difficult? The answer may surprise you. I lived at a Wilmoth managed rental for a year. For the most part during our stay things were fine. I was expecting inspections of the property throughout the year which is normal, but it was nice that they didn't bother with any of that (for us at least). Upon moving out though our troubles started. It has been almost 60 days and we have not received our security deposit back. For the last three weeks I have been calling and emailing, I have heard it all. The check was sent, but nobody knew when. Over the course of a few days I was given 5 different dates of when it was sent leading me to believe it never was. I have tried to be patient but I never receive a straight answer from anyone I have talked to. Finally, today I was provided with a screenshot of when the check for our security deposit was cut. Well that was a over a month ago and it hasn't come. I was also told by another person over the phone that a second check was sent on a different day. Still nothing. I have checked and re-checked the forwarding address, it is correct. After a while you just start to believe the check was never sent and you are being given the run around. It shouldn't be difficult, but apparently it is. In the current situation Wilmoth Group is (in my eyes but not theirs) in violation of I.C. 32-31-3-12. Security deposits must be returned in 45 days otherwise they must be returned in full. I am not sure if they just don't believe in it or if they think a screenshot of some accounting software is proof enough, the accounting software doesn't have hands and can't mail a check. In addition to all of this they charged $1000 for "painting touch-ups" which came straight out of our security deposit, which I was willing to overlook if I had ever received the check....They seem to at least do a good job of responding to these posts so I will end it with this. Their solution to this is for me to come pick up a check from them or they send someone to drop it off. Security deposits should be mailed. I am sure this will garner some snarky response but maybe someone can at least learn from this. Wilmoth Group's mistakes can't be passed on to their residents. EDIT FOR RESPONSE: This is exactly the problem, Wilmoth Group is again lying, and publicly too. You knew the check was missing for 3 WEEKS not one. In that time you provided 5 separate dates that the check was sent on and also stated you had sent another check, this was clearly not true. THEN, instead of just mailing it certified mail you made the decision to drop it off at the forwarding address in person and proceed to hand the check to someone who was not me or leave it on the door. What on earth are you talking about? You have a call log and emails you can reference. I did choose to make this a public issue as you all have not been honest at any step of the way. Plus, it is clear that you ask people to write reviews all the time and name drop employees so I imagine this will get buried under all those anyway. Everyone makes mistakes and I can understand that, but it is not necessary to waste my time with lies.

Niko-we are sorry that you chose to post a 1-star review for something that we did that complied completely with Indiana law. Apparently the check was lost in the US Mail. We did confirm with our legal counsel that we are fulfilling the security deposit return laws by mailing them. Picking the check up is also an option, but few chose to do so. Forwarding addresses and mailing the check is a process that we complete several hundred times a year with no issues.

When we learned last week from you that the check had not been received we offered to put a stop payment on it and even deliver a new check to you. That is not the case and we would ask you to please reconsider the appropriateness of this review and remove it from Google. It is my understanding you now (or very shortly) will have the replacement check. We did place a stop payment on the originally issued one.

Wilmoth group is a SCAM if everyone is denied with a ($50) NON refundable Application fee. there is no need to have a tenant in it. I was actual settling for this tiny, not remodeled, small kitchen with no counter tops, because it was close to my family. Paid the fee sent in all paperwork and was Denied. 3121 s Michigan st don't waste your time.

Experiencia negativa: Completely unprofessional people, trying to apply for my mother-in-law, and my wife submitted her application and was pending review I asked them how to add my mother and was told to just submit a app and then have them merge.. in less than a few days they canceled my app, I submitted hers after I got all info.. and then find out they canceled mine I contacted any and everyone I could and shrugged off.. they denied my homeless disabled mother in less than 7 hrs even after I was trying to get the 2 apps merged they allowed me to lose 50 on top of original 50 and told me thanks good luck....... I could go on and on.. You should be ashamed of yourselves.. there is plenty of other places but how can u tell me to submit and then denied b4 u honor u word like your people said on recorded line!!! Go elsewhere they don't care and will let u fill out application knowing they are gonna take advantage

Experiencia negativa: The wilmoth group is not all that it crack up to be because. They make you feel like you will be able to get a house but after you go thru that lengthy application and pay for it .it's something else because I was told that it takes three to give day for a decision and after I payed for my application they came back with a decision within ten minutes talking about credit they are just a scammer because my score is in the five hundreds and they won't score higher than that you can buy a house with a score of six. Do I just they are a joke.

It’s close quarter living there trying to fit to many people in one place. Slow to get things done when complained to. My area also floods and there are wires hanging all over the place.

Experiencia fantástica: The maintenance men who installed my new water heater were very quiet. I didn't even realize that they had come and gone and every faucet now had hot water. I was exceptionally grateful for that as I had just been released from the hospital two days before with walking pneumonia. They were very respectful when they knocked on the door and I unlocked the back door for them because that leads straight to the basement. And as I said, they came and went without me even knowing they were here and I appreciated the fact that they locked the back door when they left. Excellent service, excellent communication and just a wonderful experience all the way around.

What for I asked the guy he said let me get with the underwriting person , came back to the phone and said they are emailing you now, I open the email and it said Unfortunately we will not be able to rent are home to you, with a Thank you , NO EXPLANATION, NO ANYTHING ( ) I'm like WOW, how unprofessional can a company be, I WOULDN'T ADVISE ANYONE to apply for Wilmoth Group unless you approve of GETTING REJECTED & GETTING YOUR MONEY TAKEN. VERY DISHEARTENING & DISAPPOINTING.

Experiencia negativa: Applied for an apartment in fortville because it’s closer to my job and I like the area. I got a call from them this morning saying I needed to provide my social, birth certificate and a drivers license from the United States. Which confused me because I did provide my social and my drivers license “FROM THE UNITED STATES”. I told him I can provide any information needed. He then said “I don’t need any problems with immigrants”! My last name is Spanish but that does not make me illegal ! I can see why this property has been vacant for months !! This company is clearly PREJUDICE! They definitely have a preferred race.! SO THANK YOU WILMOTH for that degrading conversation this morning! Clearly you need to be CAUCASIAN TO RENT ANY PROPERTIES FROM THEM.

Experiencia negativa: I was actually extremely disheartened with my interaction with Wilmoth group. I recently applied for one of their properties. It has been listed for well over 6 months and is honestly in a really crappy area of town, but I'm a young single mom so you take what you can get. I make well over the minimum requirement to afford the house, and my credit score, although not anything to write home about, isn't awful either. I was rejected with no further information. Assuming it was about my credit score (that's literally the only thing that makes sense) I reached out to them asking if I could provide a co-signer. I let them know that I do have the money available for first months rent and deposit fees and am prepared to move in ASAP. Their response was a simple "we will not be moving forward". I tried again, as I do truly need somewhere to go, and asked if they could let me know specifically what they were having issues with and if there was something I could do to be eligible for reconsideration. Again, just a simple response telling me that they wont move forward with the application and a link to see my credit report. The lack of communication is my core issue. I understand that as a much younger applicant, most companies write me off as irresponsible. I look forward to finding a company that is able to work with me and that I can actually speak with. This just isn't that company.

Experiencia negativa: My basement has been flooded for 5 days, and I have been without hot water for the same amount of time. There have been 4 people to come out to my house, and no one has done anything with one of them telling me he don't know what to tell me because he can't do anything about the water. When trying to call, all you get is voicemail or transferred.

While it is true that you had an unfortunate water problem, and we are very sorry this occurred, it is also true that we worked full time over the weekend to resolve what turned into a challenge. We are sorry our repairs did not happen fast enough. the back up was reported which involved a portion of the sewer line to have to be replaced. The first company called out to the job is just a drain clearing company who stated that they were unable to resolve the matter. That is when we called pristine plumbing who gave us a quote after camera’ing the line. This was approved so then permits had to be pulled and excavation had to be scheduled. Once that was completed, the basements were sanitized and the water heater was replaced


We also want to explain that when you call our main office line an auto-attendant answers that directs you where to connect to and we offer 24/7 coverage of our maintenance line. Which assisted you in reporting the problem.

We are requesting that you reconsider this review based on the above. If not, we apologize that we could not meet your expectations and will reassess the steps taken.

Experiencia positiva: Edit: this review is somewhere between ok and good, but I hesitate to choose the 4 star rating due to the experience I've had. If there's a time in the future where I can take my year lease into consideration, it might change to 4 stars. Just all depends on what happens. This has been an experience, and the rating might change in the future. From start to where I'm at now, I've had highs and lows with Wilmoth. To start, when filling out and signing the lease, verification of payroll is done by either supplying your bank or payroll information. To so directly ask for your bank information is one HUGE red flag for me. That immediately made me think the apartment I was getting into was a scam. Luckily, verifying through payroll was very easy to get done and I could sidestep the bank info. For others... there's no alternative. Either bank info or payroll through electronic means, nothing else. Next, arriving in the apartment was super icky. It looked like things were done through the ol' LandLord Special. Walls painted over but stained, floors dusty, leaves in the entry, and cobwebs decorating the inside. Nothing that can't be fixed with a rag and cleaner, but presentability was not one of their strong suits. To piggyback off this example, our bathroom exhaust fan looked like it had grown a full beard. This is such a fire hazard to let build for so long... did no one care? The one high I can talk about is communication. If you or anyone else has issues with an apartment or WILMOTH themselves, communication is a solid A+. They answer emails, phone calls, and texts within 24 hours. What's not to love about getting your answers within a timely manner? In conclusion, they're great. I appreciate everything they're trying to get done, even if I don't like the all electronic portion of it.

We will start first with a thank you for acknowledging the efforts we make to provide good easy communication with all of our residents. Glad you have experienced that and appreciate the recognition. More importantly, let us address the two areas of concern.

With respect to the application process and the request to connect your bank account as one method of verification. The bank account option is really only for those non-W2 workers where payroll verification does not apply. The entire application screening process is administered by a third party called Findigs. Findigs is a financial technology company that specializes in tenant screening for the real estate industry. They offer a digital underwriting platform designed to verify applicants’ identity, income, criminal history, and eviction records quickly and securely. This helps property managers and landlords streamline the rental application process, reduce fraud, and make informed decisions.

Their services aim to make renting safer and easier for both renters and property managers by providing fast, secure rental applications and seamless screening and decision-making3.

Findigs takes several measures to ensure the security of your bank account information when you connect it to their system:

Data Encryption: They use advanced encryption methods to protect your data during transmission and storage. This ensures that your information is secure from unauthorized access.
Fraud Detection: Findigs employs built-in fraud detection mechanisms to identify and prevent fraudulent activities. This includes automatic analysis of bank statements and paystub PDFs.
Secure Verification Process: The process of linking your bank account for income verification is designed to be seamless and secure. They use reliable methods to verify your income without compromising your sensitive information.
Compliance with Security Standards: Findigs adheres to industry-standard security protocols to protect your data. This includes measures like 128-bit or 256-bit data encryption, which are commonly used in online banking.

These steps help ensure that your bank account information remains secure when using Findigs for income verification. Still, we understand where there may be concerns and we do try and address all of them at our application site and Findigs also does at their site. We appreciate you sharing your concern but want to supply all of this information to clarify that our application process is quite the opposite from a scam.

With regard to the condition you found the property in upon move-in. This is embarrassing to us and we immediately went to our system to review the Move-In inspection completed a day before your move-in. We do have a complete set of images of the condition along with the inspectors grading of the condition. We have discussed with the inspector the report and steps we need to take if a property is found to be in less than move-in condition. We apologize the apartment did not meet those standards but want you to know that systems are in place that this should not have occurred.

Again we apologize for not meeting our standards but do appreciate the recognition that in some cases we are achieving our goal of being better than standard. We look forward to what we hope is a long, successful residency for you at your new home.

Out hot water heater went out on our first night in our new home and Wilmoth had someone out the VERY NEXT MORNING to replace it. Beyond happy with the location, price and maintenance. Experiencia negativa: I have been trying not to do this but I figure it's not defamatory if I have video and picture proof. I've only been living here for 2 full months and it's been hell. I had to call the health department in them within the first month living here. I've dealt with a kitchen floor full of maggots due to something dying in my walls. So the maggots made their way from under my baseboards in my kitchen. I have Trypopgobia and if you don't know what that is please look it up. My "new" refrigerator has been leaking for over a month now and I've been promised a new refrigerator for over a week now. Still haven't gotten it. I'm allergic to spiders and have advised them of this but yet and still my house is infested with spiders. This place had roaches and earwigs when I first moved in. They came and sprayed and it did nothing. I had to spend my own money to attempt to exterminate. The spiders have gotten worse. Twice I've had to use my pen to avoid dying in my sleep because I woke up to my throat closing from a spider biting me. I clean and mop and they form spider webs within an hour. I shower twice a day and every time I have to clean out spider webs like I don't live here or don't take showers. On top of everything else, they charge you $30 to pay your rent on their portal. The other option is to inconvenience yourself and go to Kroger or somewhere else to pay. I've started repacking my things so that as soon as my lease is up. I can be out of their hair. They will only get 12 months out of me and that's it. I would not suggest renting from them at all. Just my honest opinion.

Experiencia negativa: Wllmoth was managing my rental while I was in California. I kept getting letters down the city for code violations for minor reason such as tenants throwing trash outside etc why they don’t communicate with the tenant and let them know about this I don’t know. But I got tired of getting these letters. Also the maintenance calls and cost were ridiculous. When tenant complain about small stuff like caulking around the bathtub will cost $200. $50 job 4 times the cost. I had to go separate way because of all these issues.

Experiencia negativa: If I could give these people 0 stars I would! WilMoth group took over the Jefferson apartments in Franklin and when they bought out the place they didn’t contact anyone personally to tell us how to pay rent or what the place was even called. Some guy just came around with a magnet and was real cut & dry and acted like he was in a hurry. Anyways to the bigger issues, I’ve discovered black mold in 3 different areas on my apartment and when I had called and left a voicemail because you can NEVER get ahold of anyone from there, I got NO response and I still haven’t. That was 3 weeks ago. In the meantime my kids and I have all been sick from this and it’s not like I have money to go stay at a hotel or family to stay with cause if I did, I would. I’m doing everything I can to help with the situation until someone answers me about this issue! They don’t have anyone that comes regularly to cut the grass, me neighbors and I end up doing it ourselves and then someone will come and mow over what we already mowed after it got so high. Maintenance is nonexistent, and they will charge you for random things on the tenant app and not even make you aware. I paid rent one month and was trying to add everything accordingly but they already had next months, water, waste water and gas on there, I was off by .30 cents and was charged 10 dollars a day after that until I noticed. Sure that may have been my fault but communication would be great for literally anything at this point! I want to move but that’s easier said than done w/ 3 kids and being a single parent. Do better better WilMoth group!

Experiencia negativa: Rent here if you like not having phone calls ever answered angry employees and to have your questions answered so vaguely that you waist $1000s. They enter your apartment whenever they want without permission despite legality issues. Truly a disgusting company to leave your life in the hands of. When they tried to rectify the issues they created they told me to call the bank. So happy to not be renting through here anymore. You might get lucky depending on your renter but this 3rd party host is the worst.

Unfortunately we are not sure who you are and the problems you have experienced. We are sorry whatever they are that they drove you to submit this review. To clarify a few points. We have a customer service team that are devoted to being friendly and helpful. If somebody responded to you harshly we apologize as that is not how they are trained. 2. We make every effort to coordinate access to rental with the tenants. When tenants fail to respond, or cooperate with inspections, we will post a notice giving them 24 hours notice that we will enter to complete an inspection or resolve an issue. The only exception is an emergency that requires immediate attention involving loss of life or property. Since you reference being directed to call your bank it appears you are referring to a payment issue. Residents are provided a portal for payments or setting autopayments. For security we do not have access to your bank account or what you have set up. If a payment issue arises you will need to coordinate it with your bank as you, through your portal, established the instructions the bank is using for whatever action they have taken.

Again, sorry your experience was so poor. We strive to not have people have this type of response.

Experiencia negativa: My family and I live around the Lebanon high school and there is Millerwood apartments managed by Wilmoth Group. They have tenants living in an apartment facing the tennis courts at the high school (who also have a punching bag hanging outside). These tenants also have two 70 plus pound dogs. One of the dogs is anlways unrestrained by a leash or tether; instead, the tenant decides to use an e-collar with remote as a leash. Essentially, if the dog walks too far away from him (sometimes six feet, eight feet, ten feet or more) he zaps him using the remote and the dog is supposed to know what that means. This man also uses this method to walk his dog throughout town, the park and the school. He and his female partner will also shout obscenities at the dog if the dog doesn’t properly read their minds as to how far it should be away from them. More than once, I have witnessed the dog run aggressively at adults and children. The police and local neighborhood groups have been made aware of this. Maybe eventually Wilmoth will receive a notice about this public nuisance. If something happens to one of my kids or my dogs, I will be seeking damages from Wilmoth group for not enforcing their 20lb pet policies (see screenshot from their website).

Thank you for making us aware of this issue. A few items we should note.

We took over management of this building last fall from the Owner. A significant number of tenants have not yet been converted to our lease. They are in the Owners lease so the referenced pet policy is not relevant. In addition, this is the first complaint of this nature we have received. We have heard nothing about these dogs from the residents.

We agree with you though that this would feel threatening and uncomfortable. We can only do so much without more information.

Therefore, last week we undertook exterior inspections of the entire building and also the specific units in front of the punching bag. While there are signs of dogs, we have yet to find anyplace keeping two 70lb dogs. Our first step is to identify which unit they are residing in and then review the lease for that tenant. At that point, lease violations might be able to be cited or we would just have a conversation with the tenant. Unfortunately, we have not found the unit with these dogs. If more information can be supplied, we will be happy to more specifically investigate. The units in front of the punching bag have also been served notice of interior inspections. Those will begin tomorrow.

Unfortunately, we can only address this complaint once we know where the dogs reside. Is it possible they belong to a temporary guest? That is also a possibility. Any information you might have we would be happy to continue our research. Please just email: [email protected] and we will pursue.

For now, please know we are doing everything we can to try and resolve this uncomfortable problem. Our pet policy will become fully in place once we have successfully been able to have all of the residents in that building sign a WILMOTH Group lease.

Experiencia negativa: I was a current resident with them on 25th and Sherman for 4+years. They do not know how to respect their tenants let alone fix the things that are within the problems of their housing they have cockroaches ants spiders and other pest control that they feel like they can pin on the tenant when it's their responsibility of the property to make sure that there are no pests I have never met a management that are lazy and do not do their job correctly I've been through this with them multiple times and now had to terminate a leasing information due to their incompetence. New Update: still looking to move and citizens gas cuts off my gas again I'm legally funded by a program that does not support inhuman living quarters. so far that I have lived here I don't understand why theou this time that citizens gas just cuts my water off every year but now it's the second time last time I remember citizens told me wilmoth is in debt but for this to go on for five years I'm srry but it's time to go I do have the ants under control thanks to my team and the program backing me for this but I'm disappointed that over the course of 5 years a week and some change has been taken from me because citizens gas hasn't been paid by wilmoth I'm just putting two and two together I will be doing and emergency move soon.

We would prefer to discuss this off-line with you but for purposes of this response we will need to state that our lease gives tenants 15 days to identify if there is a pest condition that we need to address. As is common with most landlords, after the move in period, the pest control responsibility is on the tenant as they control the living environment and pest entry to the home. If a pest is entering for reasons that are not the resident's fault (ie a hole in the wall caused by an event of nature) then of course we will seal up the wall and deal with any pests who have entered.

In your case, you lived at this address a very long time. Prior to this review being completed, we had agreed to address the ants. Not sure why you submitted a review where we are actually taking care of a matter that the lease states is the tenant's responsibility. We apologize for this misunderstanding and would ask you to consider removing the review.

You were sent a 45-page document that showed your Move In Inspection and photos 4/22 and your Move Out inspection 4/2/24. This settlement was emailed to you on 4/25/24 and you acknowledged receipt. The charges were itemized and clearly represented not leaving the property as it was originally at move in. These charges against your security deposit included removal of trash, cleaning the unit, repairs to drywall and drawers and replacement of damaged, non-operable mini-blinds. Our Security Deposit Administrator has offered to have the photos you claim exist reviewed and reconsider if there are any needed revisions to this report. The most recent request for you to produce the evidence was made May 20. Your responses seem to indicate the photos you are referring to are actually the ones in the move-in and move-out reports. If there are other ones, we remain open to review of the settlement. As it stands, after all the items were repaired and replaced (invoices were also included in the package you received) you actually owe the owner $210 after applying your security deposit.

During your 2-year residency you submitted 13 repair requests. All requests were remedied promptly. No threats found of taking us to court. They may have existed in an email but not with the maintenance correspondence.

Would you care to be more specific as to your complaints that led to the one-star rating? Happy to review your situation closer but these are the facts from within our files.

Experiencia negativa: Wife and I put in an application on a Friday afternoon and was sent a denial email Monday morning(4/29). I wanted to ask specifics on why we were denied and to see if we could resolve the issues. I’m a disabled veteran and I have some credit issues but I meet their income qualifications and my wife has good credit. Since receiving the denial I have called and left multiple voicemails and have sent two emails and have received no responses. We spent $100 in application fees and I would just like a little communication and follow up.

In general, our application underwriting team works M_F 8:30am to 5pm. Experiencia negativa: Don't be fooled by this place. They can try and refute all the negative reviews of their company by stating we have over 500 5 star reviews. The reality is they are in business for themselves, greedy and their #1 priority is the owner putting owner above, way above the tenant. I'm not even going to bother listing all the grievances, lack of response on their part( or they respond after repeated attempts to get them moving on an issue) with issues pertaining to their rentals ours in particular. 1. We have succeeded to stay in business, providing housing in Central Indiana for 30 years. If we were just in this for ourselves we would not have employed so many, given to many, shared with organizations supporting housing, and maintained our family name as the name of our business. The claim is just not true.
2. We carefully negotiate all of our Owner/client relationships by asking them to agree to our Standards of Habitability. Other than the duty we owe them to collect the rent, the accusation of favoriting the Owner seems off target.

Experiencia positiva: I havent rented very long from this company, but I love where I live at their Pike St. Location. The rent is maybe a little higher than what I would like, but my unit is still more affordable than other places. Sure, the place has small issues, but over all I think it is a good place for me. I recently hosted a community cook-out, I just adore my neighbors.

Experiencia positiva: Today was supposed to be my move in day. When we looked at the property, the upstairs window was broken but nothing else appeared to be wrong. It was a nice little house for an affordable price so I put in an application and was accepted. Upon turning in the application, I informed them of the broken window and was told repeatedly that it would be fixed before my move-in date. Today, I get into the house to start moving my things in and the window still isn't fixed. On top of that, the pipes are all frozen solid & there appears to be no heat in the house. It's completely unlivable and maintenance's response was simply "the property manager put in the work order a while ago" and we'll create a new one for the pipes. But they can't give out any contact info for the property manager. Now i've got no where to stay and no one will offer any help other than "we've submitted a maintenance order". If i could give them zero stars i would. If they can't even make a house livable for a new tenant, it scares me to think about how they'll handle future maintenance requests. to anyone considering renting from wilmoth: DON'T. P.S. I've never left a negative review for a single business in my entire life until now. EDIT: Wilmoth has done a decent job of getting everything fixed (i still can't take a shower or use my kitchen sink but someone's coming to fix that tomorrow). I understand the weather played a part, but it certainly wasn't the entire cause of the issue. The furnace was out and the house was well below freezing with icicles hanging out of the sinks. I understand that this can happen in a matter of a few days, but given everything else, i'm skeptical. The reason the window was never fixed seemed less due to a miscommunication and more due to lack of any communication at all. The person they sent out "fixed" the wrong window because they were never told where the window was, and I feel like someone should have come out to inspect the house AFTER the work had been done, not just prior. And if someone did in fact do that, why was I not informed that the house wasn't move-in ready? A broken window during such cold weather is a pretty big deal. We also weren't allowed to do an inspection of the property ourselves prior to move-in to make sure things had been fixed (i've been able to do this everywhere else i've rented with no issue). I don't remember the reasons they gave for this but they made little to no sense. After doing some research and speaking to people Wilmoth has worked with in the past, it seems they have a history of letting tenants move into homes that aren't ready to be lived in, without first informing them. I got lucky because I still had somewhere warm to stay for the next couple nights, but I still feel it's worth warning people looking to rent from them. All of that being said, I will be changing my review from 1 star to a 3 because they have been good about getting people out here to get things fixed in a (somewhat) timely manner. But here's some advice to anyone wanting to rent from them: get absolutely everything in writing and don't rely on being able to move in on your exact move-in date.

Experiencia negativa: Wilmoth offered a $250 gift card drawing for 5-star positive reviews. The majority of the positive reviews are from this. Wilmoth is terrible at maintaining their properties. I have lived in a Wilmoth managed home for 6 months. We had at least a dozen maintenance issues when we moved in - many of which took them weeks to respond to.

We tried to contact you several times since you published this review to address your comments. We have now spoken to you about your concerns. We have no maintenance requests from you for the last 3 months and the last one was a water softner pilot light that was out. It is disappointing that you insinuate that people who give us positive reviews are not doing it honestly.

Our goal will remain to try and see what we need to do additionally to change your opinion of our company. Hopefully you will give us that opportunity.

Experiencia fantástica: The application process with Wilmoth group was thorough and fair. The property is nice a they are listed at a fair price. My previous landlord was a huge national company that had no idea who I was. Whenever I need help/maintenance with the rental I can text, email or call and a local person will get back to me and have the issue resolved!

Experiencia positiva: Its been less than a year since I have moved in, however I will say most if not all my concerns have been addressed in a timely manner. Makes you feel good to know your concerns are as important to them as it is to the tenant.

Experiencia negativa: These guys are absolutely slum lords by definition. Their maintenance is a joke and properties are not move in ready. They are lucky the board of health doesn't go through these walk throughs. UPDATE - NO, I'm not with any group up in Lebanon and REVIEWS aren't where you should come to address other concerns. This is where the public can share information and experiences. You seem to have a response & excuse for everything. Maybe if you spent half the time running & caring for your properties as you were playing damage control on Google you wouldn't be as bad.
