Will make sure everyone in Indiana knows they took money that should have went to his family to beef up there bottom line SLUM LORDS SLUM LORDS SLUM LORDS SLUM LORDS I am writing to express my deep dissatisfaction with the management of the apartment complex located at 10301–10291 Medallion Drive, Indianapolis, IN 46231, where my late father-in-law resided. My father-in-law passed away on February 7. Since then, I have been in regular contact with the management regarding the return of his security deposit. As of today, May 7, I have yet to receive it. Despite daily emails, the responses I receive are inconsistent and the reasons for the delay keep changing. I have documented all correspondence and am willing to share it if needed. Additionally, the condition of the apartment was unacceptable: Water Leaks: The first-floor units frequently experience leaks. The entire building smells of mildew, and the odor lingers on personal belongings. Appliances: The refrigerator in my father-in-law’s unit malfunctioned multiple times and was never properly repaired. Pest Infestation: There were ongoing issues with mice and rats. Spraying one unit only caused the pests to move to another. I have photographic evidence of the conditions and am willing to share it with anyone interested. In my opinion, the term “slumlords” is too generous for this management company. I strongly advise others to avoid renting at this location and urge the management to take responsibility for their properties and tenants.

Experiencia negativa: Signed a lease 3 weeks before the move in date. Expressed a few issues that I wanted resolved. Lou told me no problem he would handle it. That was a lie. Lou told me they do long term leases. That was a lie. At move in the property was nowhere near ready. He said it was cleaned prior to move in. That was a lie. The trash cans were full. He said that would be taken care of. That was a lie. Lie after lie after lie. After this lease I will not go back to a red door property. If you are a home owner I would list your property with someone else. Update. 1/30/26 Moved in and now one shower doesn’t work and the other leaks through the floor. Update 2/8/26. They came when I left the review to look at the leak. Cut a hole in the ceiling said yep it’s leaking then left. Still have a bathroom I can’t use and a hole in the ceiling. If I owned this company I would be ashamed of how my employees treated tenants

Landlord tried to charge us up and above our deposit. We fought back, red door agreed with us. They went up to bat for us. We're now get a refund. Thanks red door.

Last minute changes when we’ve already taken time off of work to be at the house for delivery. No apology or show of consideration for our time, and our fridge has been broken for about 2 months. Really disappointed in the care and attention we have been given.

Experiencia fantástica: Update:: After dealing with IPMG when the owner of our home switched, we stand FIRMLY on the fact that Red Door has been, by far, the BEST property management company out there! They were attentive, quick, and made sure everything was fixed immediately! Even after us not being with them, Chris has been incredibly responsive to requests i have needed for verification purposes! I truly miss Red Door! It's the ONLY place we will look to rent from in the future! Red Door has been the most attentive property management company I have ever dealt with. The only issue I have is when someone came out for a home inspection, which they kept scheduling on their time, not taking my schedule into consideration (i handled that quickly), they took a list of maintenence issues, some urgent, and said they were putting in their own work orders and ensuring they would be dealt with immediately. We never heard back from them on any of the matters, for months. Once I figured out how to contact maintenence, they put their own notes in to said inspection team and sent me a link to put in the work orders myself. We recently had a leak in our foundation that leaked in to our kids bedroom. I put the work order in on Friday and requested they come Monday and they seen it as urgent and came the same day I put it in. They handled what they could and done a phenomenal job. We are just waiting on the owner to approve the rest of the job to finish it out, but Red Door handled their part immediately! We have no further complaints for Red Door!

One of the aspects I truly appreciate is their use of scheduled video inspections—both interior and exterior—as well as detailed move-out inspection videos. These allow me, as a remote owner, to clearly see the condition of my property and how tenants are maintaining it. This transparency is especially helpful when deciding whether or not to renew a lease. The one area where I remain a bit on the fence is the repair process. I've noticed that the quotes for maintenance or repairs can be higher than what I might find if I sourced contractors myself. If the company has in-house maintenance staff and buys materials in bulk, I would expect those savings to be passed along to owners. When a tenant moves out, it often costs owners thousands of dollars to repair and prepare the unit for the next rental—so finding ways to reduce that financial burden would be a welcome improvement. With the technology available today (e.g., Thumbtack and similar platforms), it's easier than ever to find affordable, reliable repair professionals. Unless Red Door can make their repair services more cost-effective, they may lose appeal to out-of-state owners looking to control expenses. That said, I still consider Red Door a fair and reputable company, especially compared to others I've dealt with in the past. Their communication and documentation practices set them apart, and that's why I’ve continued to work with them for several years. Hoang Nguyen

Experiencia fantástica: Michael's place was great. Extremely clean on arrival. Plenty of room to stretch out and relax. Everything was in working order. Clean towels and washcloths waiting on each bed. Although we didn't cook, there is plenty of cookware and dishes if needed. A full supply of K-cups for the Keurig in the morning. The house is on a corner with high bushes to the neighbors side making it very private, even sitting on the front deck. I would highly recommend this place. We hope to be staying here on our next trip.

They do a great job of communicating, and they also routinely send out maintenance to check up on things we would never think to ask about. They maintain their properties well and are very kind!

Experiencia positiva: We love our home! Maintenance department has been great as well in responding to several move-in concerns, their communication is great. Overall - very happy with our experience living at this property and have been very pleased 1.5 months in. However, we were disappointed that, with nearly 2 months in between us securing the lease and actually moving in, there were so many items neglected of repair before our move in. Especially after the inspection called for several repairs to be made ahead of time. Zero were completed until we moved in and submitted Melds for each item we found. All items have now been addressed, however, I do wish the carpet would have just been replaced before we moved in (as recommended in the initial inspection by Red Door's inspector). The cat urine stains were extensive and the smell can still be very strong in our bedroom and my home office at times, even after the cleaners shampoo’d them and treated with ozone. I am allergic so this was unfortunate. Outside of the ongoing carpet condition, we are thrilled with our home and look forward to a great year or more here! I would recommend Red Door, + extra shoutout to Deryl, great customer service.

And raised my rent 3× the market vale for the property . Basically the same price.I could pay for a small house and this was in Beech Grove. And after I complete My lease They charge me hundreds of dollars For things after I moved out that weren't even in the apartment when i moved in !

Experiencia fantástica: We were in Indy for a swim meet, and this was less than a 10 minute drive to the IU Natatorium. Perfect for going back & forth to the pool. It was walking distance to nearby restaurants and bars, and the garage/driveway was perfect for us since we had 4 cars. The house itself is bright & open, had all the amenities and was perfect for our group of moms and teenage girl swimmers. The host was super responsive and very accommodating! Will definitely stay again!

The downstairs has 2 bedrooms (1 with 2 twin beds and the other a king size bed), a game room area, a living room area and a full bath. The upstairs has 3 full bathrooms and 3 bedrooms, dining room, kitchen and 2 living rooms. We enjoyed spending Thanksgiving together with our extended family. House was clean and Mike was very responsive from pre-reservation thru checkout! Would definitely stay again!!!

Experiencia positiva: *Many reviews are from property owners - I'm a resident* Application Process - 5/5 I applied for a property in spring 2022. Like other reviews have mentioned, the application process is thorough and requires money up-front **with no guarantee that you'll be selected for the property**. The latter was a first for me, because I'm used to paying an application fee once I've toured available units and chosen the place I want to live in (there's no question of someone else potentially getting the unit). The leasing agent contacted me 1 or 2 weeks later to let me know that I was chosen. I had to sign without viewing the house in-person, because the demand was huge and I couldn't be there before they'd allow the next person in line to have the unit (I was out-of-state). I was able to come see the property after signing the lease and before the lease began, but the agent did not give me the tour - the previous tenant did. Looking back, this seems bizarre - many agents now do virtual tours via a videocall. Move-in Process - 3/5 On move-in day, an agent wasn't present to help me get inside. The key to the house was in a padlock and the code I was given to the padlock didn't work. I was able to get ahold of the leasing agent, but this experience was stressful - I had scheduled movers and moving pods and this put my money and their time at risk. Leasing Agents - 3/5 When you call or email Red Door, you will talk to JC or Jedda (they sound like the same person to me, but maybe they're not). They're friendly on the phone, but sometimes no one answers the phone. And sometimes I've left a voicemail and no one has ever called me back. In terms of getting questions answered, the support feels minimal. I asked about a decision the property owner made regarding the fireplace and never got an answer, despite being told that the agent would contact the property manager. I asked about the lease renewal and didn't get info until 1 month before I'd need to sign or move somewhere else - normally you have more time for that decision. Maintenance - 5/5 If you need highly technical service done, Red Door works with specific vendors (AttaBoy - plumbing, Ely Stokes - fireplace, Azure - electrical). These techs tend to be friendly and repair quickly. Red Door, itself, operates with a bare bones maintenance department, when you take into account the fact that they have 2 main people supporting 200+ properties throughout Indy. When I first moved in, Arthur "Buddy" was the maintenance tech - he was rude and unwilling to do a lot of work. For example, the previous tenants self-installed insulation in the garage (aka unprofessionally) and it's falling down and exposed - this is a health hazard as breathing the air in there can cause cancer. Buddy was unwilling to remove the insulation and said "you can just poke it back up into the beams". As of summer 2023, however, there's a new maintenance guy named Howard and he's skilled at working on a variety of things (windows, garbage disposals/sinks, etc.). Howard fixes issues with care and quality parts for a long-term result. Howard is also friendly - he will listen, answer questions and openly educate about what he's doing. Mark Lim is the maintenance coordinator and is also great - when you call or text him, you will get an answer. So, service is slow, but it's quality. Property - 4/5 The house is 60+ years old but well insulated, strong water pressure, etc. Unit is clean (no experience with bed bugs, ants or fleas from previous tenants). Neighborhood is awesome (no loud, rude or unsafe neighbors). Some appliances are old or cheap, but that's on the owner, not Red Door.

It exceeded my expectations as it was super clean, beds were extremely comfortable and the location was very convenient. The host was very kind, super helpful and responsive whenever I had questions. Definitely am looking forward to coming back to stay here again!!

Experiencia fantástica: Everything was very clean and orderly. No problems at all, check-in went fine. Would not hesitate to stay there again. Very reasonable price. Just what we were looking for, close to downtown and the airport. Plenty of places to eat near by as well. Thanks Again!
