She inherited quite a situation after the previous purge and I think she has done a commendable job with it. Always professional, polite and responsive. I feel that I am being listened to and not "yessed" to death or condescended to. I appreciate her people skills and follow-through. Experiencia negativa: A company is only good if the people they hire are exceptional in their jobs. At our condominium we should have a revolving door on how many have quit or were fired. Now we have Trever Mrachek who sends out an email to all the residents stating the east fire stairway will be inaccessible for approximately 5 days and to use the west stairway as an alternative. I sent her the fire laws and also tried to explain to her that if a fire was in the middle of the hallway the people on the east side would not have an escape route. She did not comprehend nor did she understand the fire codes I sent to her. After many discussions and emails that were ignored, I took my right and called the fire department who came down and informed her that you cannot close off a fire exit. Is this not common sense? This is what AKAM sends to manage a property? I was yelled out for calling fire department when in fact I did it for safety !!!! I tried to explain to her my fears as well but I was ignored. AKAM you need to know what is going on and I can send you the emails.

He took the time to listen to my issue, he reassured me that he would look into it. In 48 hours the issue was resolved! I’m not only satisfied, but very grateful for his time & efforts. Experiencia negativa: At Pine Ridge North 1, we have had several property management firms over the years but AKAM is the worst. The only thing that I can compliment them on is that all of the management people that we have seen drive late model premium vehicles. They have never sent out a newsletter, we haven’t had a state required financial audit made available to the owners since 2022, we haven’t had a required quarterly board meeting in a long time, none of the documents required by law have been put on the association web site in over a year, they don’t let owners talk at the few meetings that have been held, they were holding board elections every 2 years even though the Bylaws specified 1 year terms, etc. Maintenance is almost nonexistent. They now have 2 full time maintenance guys in addition to a 3rd half time janitor. You typically see the 2 maintenance guys riding around on a golf cart together picking up trash with 1 driving and the other getting out to scoop up some junk. Is a chauffeur really needed for trash pickup? One worker for the price of 2? We had a lot of 15 foot palm trees planted last year but because the maintenance guy didn’t want to water now half of them are dead but haven’t been removed. There are document rules that prohibit certain types of vehicles on the property, no parking on the grass, etc., but we pay for a late night security/parking patrol and even on the nights when they are here when there are violations they never boot or tow – just put a sticker on offenders. Since the security patrol uses licensed agents the association could legally have them tow/boot but management doesn’t want to. Rules are never enforced, we “save money” by just doing spot building painting, grass is dead everywhere and the place looks terrible. They hired a maintenance guy with multiple felonies, assault with a deadly weapon, etc. and during his time here all of our tools disappeared. The property manager almost never leaves the office and the maintenance people do what they want. The board needs to share some of the blame but AKAM should do better. UPDATE : 18JUL2025 - I forgot to mention that the staff takes a lot of time off. They get 12 paid holidays per year, birthday off and the property manager has also taken at least 4 weeks off in the last year. I heard that the property manager has been bringing a disabled relative to work with her and I have noticed that her car is frequently not in the parking lot. I heard but can't confirm that she has started working some days from home. You really can't manage the property remotely in my opinion. When the property manager is out another AKAM manager covers for her. However, the person who covers is only here an hour or 2 per day, you never know when they will be here and based on my experience they can't do anything other than take notes for the property manager.

Experiencia negativa: This is for the Wellington, FL branch in particular - Poor experience overall. The service and communication from this HOA management company have been disappointing. They showed no respect for homeowners and took no accountability for their mistakes. An error in their application process caused my paperwork to sit untouched on someone’s desk for two weeks before they even requested additional information. As a homeowner in this community for over 20 years, I expected far better service and communication from those who are supposed to manage our neighborhood.

Experiencia negativa: Hello, I am writing to express concern regarding the lack of response to my official records request, which was submitted over 10 business days ago, as outlined in Florida Statute 718.111(12). I have been informed the Enumerate system is down, but no alternative access or mailing option has been provided despite multiple follow-ups. I am out of state and willing to receive the documents by mail or email. I have also requested a supervisor's contact and have yet to receive a reply. This lack of response is disappointing and concerning, especially given the legal obligation to comply. I hope this issue is escalated and resolved promptly.

Daniella Ehrlich goes above and beyond my expectations in caring about the complex and individual units. As soon as an issue arises she contacts me and discusses options. If I cannot be reached she uses excellent judgment in handling the problem. She is very professional and pleasant in running the office. She also gets along well with the owners and the staff..I am very comfortable and confident that the building is in good hands.

Experiencia negativa: Akam has been the worst management company I have ever encountered as a resident. They consistently fail to answer their phones or reply to emails, and they never get back to you. Their automated email response is outdated, stating the manager will be in the office in November 2024, despite it being 2025. The building's representative acts inappropriately, and disrespectfully always parking his vehicle right next to the entrance(where it says NO PARING" , even though guest parking spaces are available, which has encouraged other residents to do the same, creating an unsightly appearance like a car dealer. Their staff lacks knowledge regarding property and insurance documents. Took me 3 weeks to get simple document after I was ignored by them for 10 days. Upon Akam took over our buildig management, they prematurely charged some residents who are on an autopay, resulting in a double payment for the first month. They did not credit the overpaid amount, forced me to use it for the following month payment. I strongly advise against dealing with this company. Find a company that respects and cares about you and your building.

Experiencia negativa: If I could leave a negative review I would. Akam took over in my neighborhood in Palm Beach County, FL in August 2024. They took a very long time to get my account onboarded so I could pay my HOA fee. It made me nervous because I typically pay at least 2 weeks in advance. I ended up paying twice in September, once for the month of September, and then again for the upcoming month of October. Starting 2025, Akam has been charging me a late fee, despite me continuing to pay in advance as always. On 02/18/25, I spoke to agent Jared DeVries, who claimed that the prior management company said I was late, and therefore the late fees carried forward. Upon his request, I sent proof of my on-time payments for the entirety of 2024. He said he would look into it. It's been over a month since then, and I've heard nothing, despite calling. I will have to have my legal team contact them to get this resolved.

Experiencia fantástica: Yanique is the Manager of the Terraces at Turnberry in Aventura. I met Yanique in November when I moved back to Florida for the winter. I have been very impressed by her communication and management skills in my frequent dealings with her. I also must compliment her in her dealings with issues during community meetings and in office encounters. I have been most impressed by her consideration of suggestions and problems that arose within the building, and her taking corrective actions on a timely basis. Yanique is a pleasure to work with.

I am a residential contractor and often do remodels in multi story buildings and often find the work environment difficult. At Venezia we took on large scale renovation with multiple trades and design challenges. The key to our quick finish was an ease of use environment thanks to the management staff. Everyone from the Manager Amanda to the maintenance staff were attentive and helpful. Lowering the stress of a remodel in a multi story building for my staff and clients is a key to our success. Amanda has a winning team that makes life for outside contractors and residents better.

They are attentive when answering the phones and genuinely interactive when walking by with my dog or after a long day of work. I especially appreciate Adam and all he’s helped me with over the last few years. He has gone above and beyond helping me with room reservations in our building and is always a friendly face to see when arriving home!

Experiencia fantástica: I live at Akam managed property, Nu River Landing Condos in FTL and the management has been fantastic. The employees are incredibly friendly and also knowledgeable and helpful dealing with any issues that should come up. Adam at the front desk is a pleasure to see multiple times a day walking dogs and always have nice conversations and keeps me informed on anything happening at the building. Jason and Mariela in the management office are also very approachable with questions/comments and suggestions.

Experiencia negativa: AKAM hasn't even been in charge for even a year yet and so far their service response is horribly unacceptable. In October of this year my AC went out. One of the faults was the AC refrigerator lines that run thru the building were bad. This was when temps were still in the 90s. After contacting and then waiting almost over 2 weeks with no follow up reply I had the AC company do the work. My wife had to spend a week after spine surgery living in a condo with internal temps of 98°! Next issue. The condo association installed a new roof on the building this past summer. Today with the heavy rain I wake up with water on the floor of my bedroom and water stains on my ceiling. Called AKAM around 10 am and was transferred to another number to leave a message. Have yet to hear any response.

Experiencia fantástica: I live in Pembroke Shores. I would like to convey to AKAM and to our Board of Directors what a gem we have in Lilian, our compliance manager. She does her job admirably under difficult circumstances. She is fair with all of the property owners. We all should know that a well maintained community only makes our investments here more valuable. This is very different than the circumstances with First Service. That compliance manager was a bully, and if you questioned him, he singled you out. I had that experience with him personally. It is refreshing to have someone in that position who does not play favorites. I have made friends with Lilian, and I must say she is a lovely person. It is unfortunate that so many in this community do not value her work, and instead treat her like the enemy. She doesn't deserve that. We all live by the same rules.
