Experiencia negativa: had a very concerning experience with this property. Two maintenance workers came to my workplace multiple times and their behavior made me feel uncomfortable and unsafe. Additionally, I returned home one day and noticed signs that my apartment may have been entered while I was away, which led me to call the police. I reported these concerns to management, but they denied any involvement and did not provide a solution that made me feel safe. Overall, this situation left me feeling unsafe and unsupported as a tenant.

Experiencia negativa: *You’d think with all these garbage reviews that they’d actually start doing better by addressing the issues… another thing to prove how little they care about the tenants vs. property owners. Most rental groups are nothing to rave about and neither is this one. They are not upfront about how their payment retrieval system works, especially when paying by check. took 10 days for them to deposit a check because “accounting waits till they have a substantial amount” - with no regard to how that may affect the tenants, given that most people live check to check. I gave them the check 4/1 and it bounced from my account 4/10 @ 2a, right before I received a deposit. I was informed that they don’t know if their system will try to pull it again but if it doesn’t then i will be locked out of my online portal/app from making payments - payments subject to asinine fees, ya’ll charge enough in rent considering the properties… I was still honestly not that mad until i tried expressing my complaint as follows: “i just think the tenants should be made aware of the processing time if it’s going to take that long”. she responded with “well i’m not in accounting so i never know when they do it”. i said “right, i understand that but that is still information that should be shared with the people paying because this sucks and had i been aware, i could have avoided this”. no apologies, no concern in her voice. she just repeated again that she would call me if it bounced and note the account. how kind, helpful, and understanding. They also called me within my first month of renting under them to threaten me with eviction for $750; $150 of that was due, $600 wasn’t due for another week or two so eviction was not accurate. she didn’t read the due-date record properly before she called to let me know “this is when we typically start the eviction process”. i won’t even go into the state of the property itself; landlord special guaranteed, though the cabinet space is nice. based on the pleasure of interacting with them and the condition of the property, i get the sense they don’t care about the tenants the way they do the people having them manage their property. can’t wait till monopolizing rental companies get a taste of the crap they put people through. this is a living situation, not a car. have some compassion or start giving money to the homeless because that’s what you promote. wish i had more positive things to say but that would require positive experiences which they put no effort towards. i am starting to understand why the previous tenants didn’t renew their lease.

Experiencia negativa: I live in the Athens buildings. Just heard that they are raising prices is which is ABSURD. I pay over 900 for my apartment, and I am up every night until 3 am listening to blaring music from across the street at the new bar. My WALLS SHOOK last night because of the bass bumping. The washer and dryers only sometimes work and I have felt horribly unsafe walking back at nights and has been even worse the past 2 weeks because the door hasn’t been working. Do not recommend this building specifically.

Experiencia negativa: We lived at 1021 Southpark for one year. Price-wise, it was relatively affordable and the location was convenient. We originally signed our lease with a different property management company, but a few months in, the building was sold and RPG became our new landlord. Our neighbors were friendly, and we often helped each other out. Maintenance was typically responsive during weekdays and would address most issues quickly. However, maintenance was also one of the key reasons we decided not to renew. While the staff generally meant well, they simply weren’t the brightest at times, their lack of communication and professionalism became a major issue. On several occasions, maintenance entered our apartment without any prior notice or explanation—sometimes even after a ticket had already been resolved. In several cases, we explicitly stated in a ticket that no one should enter, yet someone still came in. If you have pets, be aware: maintenance workers ignored multiple signs asking them not to let our animals out. One of our cats ended up outside near a busy street and nearly got hit by a car due to their negligence. On another occasion, I stepped out briefly to speak with a neighbor and returned to find myself locked out. Maintenance had stopped by unannounced and locked the door behind them. I was charged $75 for the lockout (they initially wanted $125). Now, regarding the apartment itself: it felt cozy at first, but it became clear that the building had suffered from years of neglect. We experienced two floods during our lease—both on weekends when “emergency maintenance” was unavailable. Their so-called emergency line simply routes overseas, where nothing gets resolved. The floods were caused by ongoing building issues that should have been addressed long before we moved in. Administrative support was hit-or-miss. Some staff were helpful, while others felt like talking into a void. A standout example was our bundled internet service through Mediacom. One day, the internet just stopped working—both ours and our neighbors’. RPG initially said it was a maintenance issue, but Mediacom told us that RPG had failed to renew their contract. After two weeks of mixed messages, we were finally told that RPG would no longer be providing bundled internet and that we were now responsible for setting it up ourselves—despite it being included in our lease. It ended up costing us more out of pocket. This was especially stressful, as it happened during a family emergency—my wife’s mother had just passed away and we were out of town for a week. Ironically, around the same time, RPG sent an email warning of “suspicious individuals” around the property. We had a security system, but with the internet down and us being away, it was offline—something we didn’t have time to fix before leaving. Additionally, in the months before your lease is up, RPG will begin aggressively scheduling apartment tours. They’ll also pressure you to renew your lease well before the date stated in your contract. As an additional heads up, you will not get your full security deposit back. At first they tried to charge us hundreds of dollars and ignored our letter we sent asking for our security deposit back. According to a staff member, someone was trying to charge us for the last flood that had happened. Eventually after calling, I was able to get half back which I was ok with but not happy with. In conclusion, while this wasn’t the worst living experience we’ve ever heard of, but I would not rent from Real Property Group again, and I wouldn’t recommend living at 1021 Southpark—unless it was free. Please just pay more and don’t rent from a RPG property.

Experiencia negativa: The conduct and actions by your employee and passenger in Real Property Group's truck with license plate RPG-11 today was highly uncalled for. Some of us have precious cargo with us and take note to actually follow traffic laws, not speed and drive like a normal human being in order to make it to our destination safely. I happened to be the unlucky law-abiding individual driving in front of your employee today. Character and professionalism of your company on the roads speaks to your business as well. Despicable behavior.

Experiencia negativa: The quality of the apartments is very poor, and management is extremely unresponsive. Maintenance requests go unanswered, and once you sign the lease, there is little to no support. I would not recommend renting from them.

Experiencia negativa: Raised my rent and I agreed to $800/mo for 2025, then they never sent the new lease over and instead tried to raise it to $1000. I balked and we haggle, eventually splitting the difference at $925. They do not send maintenance in a timely fashion, many issues with the property that simply go unaddressed.

Experiencia negativa: If you rent from real property group, know these things: 1. Your maintenance requests will not be answered (even if it involves water pouring from your ceiling). 2. Once you move out, you will be charged for things you put maintenance requests in for (ie, the broken AC unit you put 10+ requests for months ago). 3. Your unit will have mold. 4. The office will pick up 10% of your phone calls. 5. They will not share important property info during your tour (ie, your windows are fake). 6. They will enter your unit with < 1hr prior notice.

Experiencia negativa: These guys (Tyler Nielsen, Tyler Johnston, Scott DeYoung) are a fraud. We were told the apartment would be professionally cleaned. My son just moved in yesterday only to find hair shavings in bathroom soap dish, leaves and bug trap on bedroom carpet floor, oil dripping from oven/cook top, a pickle jar lid in cabinet. What a fraud. See pics attached. I plan to contact an attorney. Do not hire these guys to manage your property. Or for any reason.

Experiencia negativa: Truly the worst living experience of my life. Let’s start with some examples: we had no AC. They were supposed to install AC units in our apartment but never did and after many calls saying the AC isn’t working a technician finally showed up and said why don’t you guys have a C. There was also a flea infestation in our apartment the second we moved in. We asked them to send over an exterminator, the guy they sent over was immediately passive aggressive and said there was no problem while when I showed him my bites he claimed it was mosquitoes. It was not mosquitoes!

Experiencia fantástica: I see a bunch of negative reviews, but I’m puzzled as to why. My experience has been great and I’ve been renting from them for about 2 years now. If I put in a maintenance request, someone’s usually out next morning or the day after. Every time I call, the front desk lady either takes care of me, or gets me a “game plan.” Plus their property managers are just great. Megan Stone was an absolute joy to work with on finding an apartment. I told her I needed something with easy access to 63 in a quiet area, and I got exactly what I asked for, at a good price. I’ll probably be going to her for my next apartment or first house purchase when that comes along. All around great people and great company!

Experiencia negativa: Front desk was very rude, I had some very rudimental questions such as where to send a check to and I kept on getting interrupted and eventually hung up on. I was clear, calm and concise and all I got in return was treated like trash. They also charge you $10 to pay rent per person ever since they bought out the other property management company that used to not charge anything. I have kept a legal call recording as proof.

I only wanted to rent not buy the place. There way of getting $ 41.00 dollars out of the less fortunate. Do not go there. And I am also a senior citizen. They have no respect for the elderly.

Experiencia negativa: This is what bad publicity looks like. We called and setup a lease for one of their hundreds of parking spaces available, with the understanding that we could cancel within 7 days. They would not set up a month-to-month rental there was no choice except to sign a lease for one year. Knowing that the school is overcrowded due to a large influx of students, this group decided to take advantage and charge $1,456 per year for an outdoor parking space next to a dilapidated building. After calling several times the next day to say never mind we're going to cancel, they refused to return my call. So, I notified them in writing via email per lease agreement that I no longer needed the space and I would like a refund. Finally I did get a hold of them that second day after and spoke with one of their representatives who told me there was no way they can refund me my money despite it being in writing. I called their attorney's office representing them and they said they would get back to me, and assured me that they would be able to figure something out. They just chose to ignore me as well. I would not do business with this group at all. They will take advantage of you and fail to uphold the terms of the agreement. I think the only course of action is now to spend time taking them to small claims court.

Experiencia negativa: The apartment was nice but Real Property Group does not care about their tenants. Someone who was already renting from RPG had leased the same apartment for 5 years and was clean, quiet and never late on rent wanted to take over my apartment because RPG had rented his out before he told them he wanted to stay. I had never been late on rent, kept the apartment clean and was a good tenant, I had to forfeit my deposit to let him take over my lease, then they made him sign a year lease for $140 more a month! Besides that, even though several of us complained about the carpet in the elevator and common area being stained and smelling bad they never did any about it. It was embarrassing having guest come up the elevator and walk through the hallway. I would not recommend renting from Real Property Group.

Experiencia negativa: this is by far the worst property management team i have EVER dealt with. i applied to a place back in april, and i was waiting to hear back from them. i never heard back from them and then i found out that the property that i wanted was taken by someone else. i spoke to someone on the phone who said that i could get my money back or that it could be applied to another place. so i toured one more place and asked them to hold off on processing it until i toured. well i just called today and they said that they processed my application and now i can’t get any of my money back. SUCH a disgrace. i’m extremely angry, disappointed, and saddened this is how they treat other.

Experiencia negativa: Never live at 400 s 9th street. The building is infested with ticks, mice, bats, and whatever else is in here. Called maintenance and it took them two weeks to come in and still they did nothing, I woke up with a tick in my bed earlier today. Real property group is a real slime ball operation and whoever runs it should be considered a slum lord. My roommates ceiling is caving in and leaking onto the floor, we called, nothing was done. The A/C goes out multiple times a year and they never fix it until about after the fourth time they come in. The water is dirty and unpredictable when you turn it on (hot is cold and cold is hot). I couldn’t be more dissatisfied with the way this company is run.

Experiencia negativa: I've rented with RPG for about a year, and have gotten to know many other people who rent with them. I think the the main theme is that this is a company that makes money by doing the absolute legal minimum. Don't get me twisted, some of the maintenance guys are chill, and some of the folks at the office are friendly. But the company as a whole could really care less. It would almost be funny, if it didn't suck so much. I'm writing this sweating in my apartment, whose AC has been busted for about two days. The emergency maintenance line is a joke. RPG, being RPG, decided to go with the cheapest possible option and outsource it. It's kinda strange talking with someone on the opposite side of the globe about my apartment in Columbia, Missouri. Maintenance can be very slow and has a tendency to do the minimum. Renovations are shoddy. Common areas get dirty. So dirty. Mostly, I just want my AC back. C'mon, RPG.

Experiencia positiva: Updating after 2 years of living here: Maintenance requests are slower to be fulfilled (usually 1-2 weeks), depends on what the request is for. I also wish they would have the lawn mowed more often (once every 2 1/2-3 weeks). I still haven’t experienced a rude person or unkept premises, and would still recommend them. Initial Review: This is a great property management company! Everyone is always very friendly and they are super responsive to maintenance requests. I would absolutely recommend them. I don’t understand the negative reviews that have been left. Everyone has been very professional, there have been no unkept promises or any rudeness about anything. Like I said, maintenance requests (I’ve had 3 now) have been fully resolved with 24-48 hours. I couldn’t be happier with them.

Experiencia negativa: I have never been more dissatisfied from renting one of Real property Groups properties!!! In just 10 months of living in one of their properties my roommate and I dealt with all around uncleanliness, MICE, plumbing and electrical issues, ants/bugs coming through windows, cracked ceiling that leaked in bedroom, holes in walls, mold, and numerous gas leaks. We put work orders in and made multiple phone calls about our issues, which they would give ridiculous excuses on why it took so long to get maintenance to our place to fix the problems. It took them over 5 months of us calling almost weekly to fix the leaking roof. They took weeks to fulfill any work orders to the point where we stopped putting maintenance requests in because we knew nothing would be done. They are super unprofessional and clearly don’t care about their renters well being. There was a problem with the furnace which caused them to turn off our gas so we went 6 days without heat or hot water in the MIDDLE OF WINTER. We have had to call Ameren 4 times this year because our pilot light stove (which is 45+ years old) kept going out and caused gas leaks. Renting from them has been the most stressful and disgusting 10 months EVER. It seemed like every week there was a new problem. I have never regretted leasing a place in my entire life and seriously caution anyone from renting one of their properties!

Experiencia negativa: This company is what the Better Business Bureau has nightmares about. They didn't even have the decency to finish renovating the unit before we moved in. There was leftover paint cans to accompany the splattered paint job on most walls, unfinished flooring, mold, bugs, trash everywhere, homeless people breaking in, no working cameras, broken washer & dryer. A whole year and over twenty maintenance requests later- nothing has changed. Except when our floor boards in the living room molded away from water damage that RPG never inspected or warned anyone about. Being a first level unit, the soggy floorboards led to a straight 6ft drop to the basement, which was really fun to maneuver around everyday. It only took a swift 4 months and all of our units' parents calling about the potential living hazard that broke our tenant rights did RPG send anyone out to come out to fix it. Because of all the luxuries RPG offers, they raise rent and parking ANNUALLY. RPG has even hit-and-run my car. When I woke up to five missed calls from RPG and a text from Megan (an RPG employee) asking me to move my car, I felt bad that I wasn't home and able to move from the spot I pay $2,000 a year to park in. I go out to my car and the taillight is falling off and my whole right side has been dented and scratched. I call RPG to ask if they have any information on who was out by my car that "needed me to move", and they hung up. The police didn't have any issue getting information from them a little later though. Nice location, but truly terrible employees, units, and overall "company". If you choose to rent with RPG, get ready for a rough year. (Tip: avoid talking to Megan or Savannah at all costs)

Experiencia negativa: I rent from them currently. We have had issues with maintenance requests taking ages. When we moved in nothing was clean, the water heater had been leaking and not working for who knows how long, and our dryer was not working. The water heater was fixed the next day, but the dryer took FOUR WEEKS. There are cracks in walls, ceilings, along baseboards and trim. The circulation sucks so there is definitely a dust and mold problem. We were promised vinyl flooring when we moved in, and there wasn’t any. We have expressed our concern to them for our health because my partner and I both have dust and mold allergies, and she has asthma. No one seems to care. There was a hole in our wall for 2 months because a pipe had leaked into the apartment below. I called maintenance a few days before I was having company over because I had had enough and wanted the wall fixed. Then someone comes at 7 at night while I have said company over looking to fix the wall. I have had a clogged toilet on a Saturday (the only toilet in our apartment) and it took until Monday to have it fixed. I had called Tyler J, one of the owners, about it Sunday and he said that was not an emergency so I will have to wait for Monday. The whole weekend we had to drive to a bathroom. Also, my current rent is $800/month and I have seen another unit in my building (same layout and everything) advertised for $950!! That’s insane. DO NOT RENT FROM RPG.

Experiencia negativa: Absolutely horrible customer service and just a poorly run company overall. They completely lack any basic human empathy for situations they cause. Their buildings are riddled with mold, holes, and cover-ups of past mistakes, yet they still have the audacity to charge $500+/person. It honestly wouldn’t be that big of an issue if you were able to split the rent with all the bats (yes BATS) that live in the walls. Our bathroom window was broken for 2 weeks during a cold snap which resulted in everything in our bathroom freezing and leaving our apartment stuck at 55°. We submitted multiple maintenance requests that they ignored until I called the main office at my wits end begging for something to be done. They sent someone over the next day and he duct taped the hole and said, “Good luck.” This is a common theme though of them ignoring problems until the last possible moment. That being said, their washers are almost always broken and they don’t provide enough per building to make washing clothes at home worthwhile. It takes them weeks to respond to any maintenance request regarding the washers as well. I could keep listing all of the problems I’ve had with these people, but I’m getting worried I’ll reach a character limit. All of this being said, they have the audacity to raise our rent a third time without so much as an explanation as to where they think they can charge us more while offering no services that increase the value of this borderline condemned apartment building. This is the second property I have rented from them and I am 100% positive it will be my last. I have never left a single review on any company ever but I HAVE to warn people about this dumpster fire of a company. If you have the option to live somewhere else, TAKE IT!!!

Experiencia negativa: Although I loved living at Menser, management is not responsive. I moved in August and asked for my curtains to be cleaned (there was a visible pizza sauce stain from the prior tenant), and there wasn't anything done about it until January. When they brought the curtains back, He complained the whole time that they were so expensive to clean and it was ridiculous because they were Italian drapes. Honestly I didn't care what kind of drapes they were I just didn't want pizza stains on them. He also hung them back up so poorly they continuously fell off the rod for the remainder of my lease. They toured our apartment while we were still living there. It was fine for a while when they would give us notice, but there was once that they told us they were coming 15 minutes in advance, and I had an online interview at the same time. I was the only roommate home, so no one else would be able to show them. They knocked and knocked on the door meanwhile my dog is barking, after telling them I could not show the apartment as I had an interview. Luckily I still got the job. Throughout college I was a lash artist and worked out of my apartment. There was one time I had a client in my room and management wanted to come inside to hang a marketing/leasing sign in my window. They asked my roommate first and she said no because she knew I had a client in my room. They proceeded to walk into my room, whilst the middle of my service. I couldn't believe it. They will not notify you of pest control coming. You will have random men knocking on your doors and you will have no clue why until you open the door and they tell you. Huge safety issue, it was a gamble opening my door. Oh also, they charged me $500 for having 22 people over for a birthday (4 bedroom apartment). This was in September (the beginning of my lease), the rest of my lease every time someone else had people over they were never fined (we had a group chat and talked about this as residents). Security is only there to make sure you don't break the rules, not to make sure that people don't get in. On top of that, they charged us $900 for paint off of our security deposit after telling us we would receive the full deposit back. It took me months for someone to answer my emails and calls, and the guy who eventually responded was not helpful - Scott DeYoung.

Experiencia fantástica: I am a mailman here in Columbia MO. I deliver mail to a lot of Real Property Groups properties. I have found them to be more than delightful to work with. Especially Megan Stone, who goes out of her way to answer questions regarding vacancies and status of properties. I highly recommend that if you are needing affordable rental housing they are tough to beat. The staff will go the extra mile, and will definitely help you meet your needs.

Experiencia fantástica: These people are amazing. I moved in August 2023. I have had several maintenance issues that have been taken care of UNBELIEVABLY fast. They got me a new doorknob in about two days, a new dishwasher in three, and a new smoke detector the SAME day. They were also very willing to let me out of my initial lease with them last year when I was diagnosed with cancer last year. They have continously been super willing to work with me. If I can afford to stay in my unit for all 5 years of my PhD, I definitely will.

Experiencia fantástica: We tried to sell our self-managed rental property but did not find a buyer for our required price range and we wanted to find a property management company to take over all property management responsibilities, because we lived out of state, from us until the market would improve and we could sell the property. We interviewed several companies and selected Scott DeYoung from Real Property Group. He found tenants within our target monthly rental range and a two-year lease which we were happy with. Scott is also a real estate agent with Rockbridge Real Estate, and he gave us advice about putting the house on the market at the end of the two-year lease. The market was not so good and things were going really well with the Tenants and Real Property Group, so we decided to renew the lease for an additional two years based on Scott's recommendation. Scott recommended selling the property at the end of the four lease and he found a buyer for us within our target selling range and deadline. Scott handled all issues like replacing the refrigerator, dishwasher, garage door opener and mitigating plumbing issues that were related to the tenant's neglect, etc. during the four-year lease period. Rent deposits were always on time except for once or twice and he handled those situations to our satisfaction. We really enjoyed the "no-stress" position of being a landlord with a property management company handling any problems. We highly recommend Scott and Real Property Group.

Experiencia negativa: Edit 9/10/2023: Received less than half of my security deposit because of cleaning fees, carpet cleaning fees, and replacement blinds. I provided 2 replacement blinds for them. I vacuumed and steam cleaned my carpets and cleaned the apartment before I left. I spent my own money making sure this apartment was in better condition than I received it in. Find whatever loophole you can to break your lease and get the hell out. DO NOT TRUST THE GOOD REVIEWS. THEY ARE EITHER PAID OR FRIENDS. Worst rental experience hands down. I was promised a move in ready unit. When I arrived in august the register covers throughout the entire apartment was caked in black mold, the popcorn ceiling in one of the bedrooms was flaking off in 2ft sheets, living room ceiling was not painted, overall the apartment was a mess (crumbs, dirty sink, holes in wall from mold and water damage) and there were holes in doors from nails. Okay, maybe they missed one when they were cleaning. He said that have over 800 units. I told Scott I was not paying rent until this health hazard was removed and the apartment was finished to move in standards. He said that was fair and I tried to move on. Nope. Fridge broke three times because they refuse to invest in new appliances, just put bandaids over things for quick fix. Laundry was unusable for the first month of school. Mold came back because they did not treat the underlying cause, just the surface mold. Does maintenance work without letting tenants know. They added more washers and dryers (thank god because we only had one each for 40 people) but didn’t bother to turn on the keypad again after work was done so it’s two weeks later and we still can’t do laundry. These people do not care about you if you are a college student. They take advantage of you and bank on the fact that you will be too busy to take care of things and press them to do what they are supposed to do. If you’re older than 25 and pay them $1500+ a month then you might have a good experience. Other than that STAY AWAY.

DO NOT RENT WITH RPG! they doubled the price of my parking spot without telling me and the agent just texts me “sign the lease sign the lease it’s all good i sent it to you just get it signed or else we will sell your spot to someone else” and just blatantly never told me the parking spots went from $75/mo to $120/month while giving the rest of my roommates a parking spot for $90/month. i wish i could get out of my lease to never give this scummy agency another cent but they do not care about their tenants or their tenants wants. they didn’t do anything illegal but just real real scummy and terrible communication, most likely on purpose because no one was buying spots after the price went up (seriously, my parking lot was full last year and now there are barley any cars in the hitt street lot) so they just resort to conveniently not mentioning their price hikes. real nice! scummy activity but what else can you expect from a property management company.

Experiencia negativa: I rented from real property group for almost 2 years. They were fine upon starting the lease (other than not cleaning the house or it having heat when moving in in November). But when moving out the deducted $500 from the deposits despite thoroughly cleaning every square inch better than when we moved in. It took 2 months before we got the check back for the rest of the deposit (which is illegal in Missouri). I have called them 6 times to dispute the charges and get an itemized list of the deductions, but either get hung up on or told that the manager will call back tomorrow, which she never has. I would not rent from this company again or recommend that anyone else rents from here either. Please be advised that there are better property management companies in Columbia that don’t steal your money and actually respond back like Callahan and Galloway or A and B (I have rented from both with no issues). Good luck on the rental search!

Experiencia negativa: The absolute worst place to live in all of Columbia. Do not rent thru these people. They will give you the run around and hold your deposit longer than they are legally supposed to after you move out! They won’t even respond to let me know what’s going on with it. Also the apartments are TERRIBLE. AC constantly goes out, they send someone to fix it and they don’t fix it, you can hear thru walls extremely easy. This place is a complete joke. It smells god awful in between the buildings, the place is just old and should truthfully be torn down. Also they shut off the water randomly several times, probably 5 + for “maintenance “ it’s clear that these buildings are old and a POS. The appliances randomly break, fans randomly break, mold in the place. DO NOT move here

Experiencia negativa: Apartments are old and outdated not to mention a serious health hazard for the tenants. There is visible mold not only in the individual units, but in the building itself. Emergency maintenance is useless. Old and broken appliances are recycled through units. Landlord special is given to all the units before move in. It is a affordable price point, but you can find a cleaner and safer place to live with the same price point that is probably closer to campus. Would never recommend that anyone live in the east campus units.

Experiencia negativa: Updated: 4 out of 5 property tours fell through completely. Very disappointed. First tour never made it into the schedule. I'd taken time off work for the tour and had to reschedule for the next week. Things happen, so I shrugged it off as a fluke. Second tour, no one showed up. I went to knock on the door to see if maybe they were already in the apartment; Tenant who lived in the unit answered via their ring doorbell - still in bed and had no idea there was a tour today. I called the office and they sent someone out to show the unit, but we didn't know which bedroom the tenant was in so we stayed out of those. The inside actually looked fairly decent, but the stair case outside was steep, narrow, and made out of wood. While there were solar lights that had been installed at intervals, there was virtually no traction should weather make things slippery and the main parking area has such an awkward connection to the road that you are almost guaranteed to scrape the bottom of your vehicle. Third tour never even made it into the apartment. Showed up and before we went in, they mentioned that the apartment wasn't available until August, even though I'd told them my lease ended last day of April. I found out on their website when I got home that the one next door was available beginning of June, yet it was never offered as an option when I asked what others they had in that area. The staff themselves were kind and apologetic. The poor gal who gave the last two tours had her vacation forcibly cancelled because they were so busy, but there are some serious organization issues that leave a lot to be concerned about. It turned out they also managed two other properties in the area I had been considering. I shouldn't have bothered. The first apartment shown was an in-ground/half-basement style place that smelled of mildew, the door had an *actual* chain and padlock for the security chain, the layers upon layers of paint indicated cheap repair work, the bathroom tub was so dingy, you could see the floral print of the non-slip stick-ons someone had used previously, and the front entry not only smelled just as bad - it was propped open with a bucket with cigarette butts in it, along with another full bucket of the same further down the steps.. The second in that area also fell through. The agent said there was a unit that was being remodeled and that she'd see what others they had by my move-in date so we could look at them all the next day. When I texted this morning to see what time, they said they it wasn't confirmed, so there was no appointment. I love the area, but this is beyond ridiculous.

Experiencia negativa: I made an appointment to see a property and they said they would text a confirmation text but I never got it and when I asked about it the night prior someone the morning of said it was still at that time and that should have been the confirmation. Then when I called because no one had shown they said that I'd never confirmed and they had no one to show the property! They closed an hour later and they couldn't find an agent to show a potential renter a property!? This whole thing was unprofessional and wasted my time.

Experiencia fantástica: David is the best maintenance man I have ever worked with at Real Property Group. Every time I have needed anything, he is friendly, professional, and gets the job done. He also never makes me feel uncomfortable or unsafe, which can sometimes happen when having people in your space. He has fixed my water heater, my toilet, my floor drain, and anything else I’ve needed. He also offered to look at my personal washing machine when we thought that was the source of the leak.

Experiencia negativa: Had no issues with them except for the fact that they started asking me to sign my lease for next year SO far in advance. I literally moved in end of August, and by October (not even 3 months later), they sent me a request to re-sign. They said, if I did not sign, they would start showing my house to other potential leasers. Which means, I am now less than half way into my current lease, and I will have people in my house touring the place. It feels invasive and pushy considering how far out I am from the end of my lease. Also, that means that if I do not want to sign (literally 8 months in advance before my lease is up), someone else can sign before me, and I will not get the house next year. They said it's because the owners don't want vacancies. This is really an unrealistic expectation for your renters. How can you expect someone who JUST moved in to already know if they want to sign for next year? I was originally going to sign for next year, but this experience has rubbed me the wrong way. I do not want to lease with this agency anymore because of this. To the agency, consider this, your turnover rate might not be as high if your business model had your renters in mind. I get that you want to make money, but the whole situation is unreasonable, tactless, and inconsiderate. As a current renter, it is frustrating, and I feel like I have been cornered into making a decision within an unrealistic timeline. Now, I will have people walking around my house with all my things in it until the lease gets signed, which could be for the next 7 months. That is not a good feeling. It's upsetting and intrusive, and I have no power over it. Edit: I wanted to add something I find ironic about this situation/policy. Their website boasts (towards owners looking to lease out through them) how their properties stay on the market on average two weeks. If that is the case, why are you scheduling so many viewings in my house 6 months before my lease ends? It’s just so invasive. I know I’m leasing, but I should be able to enjoy most of my time in this house without people walking through it. Also, the new lease they sent (which I won’t be signing) the rent is raised $50/month. However, I checked the listing on their site, and it is the same price as when I started. They claim to raise rent based off market value. Why raise rent on reliable tenants, but have a lower price listed for new tenants? Just saying if you sign with them, keep these things in mind. Read your lease closely. Ask questions. Think about how you will feel once you move in dealing with similar issues.

The management took over the resident I lived in for over 5 years in August and have ever since been very supportive, caring, and professional. I have dealt with two other managements before who were not responsive and couldn’t care less. I can see that the Real Property renovates every resident soon after they vacant the house.

Experiencia negativa: I bought a house in the middle of my lease and let Real Property group know 3 months before closing. They promised to list my rental and help me find a replacement or sub lease. I called a week before closing and they acted like they had no idea and they would start looking for a replacement. I could never find the rental listed online, and when it did appear, it was listed as available after my lease. I paid rent for that entire period I was not in the house (approx $5,000), but I did store some items there and they would come in without warning and leave the doors unlocked and leave the heating/air on ridiculous temperatures while doing maintenance. When I received the rental there was black mold that I paid to remove and there was filth under the appliances, but they still took most my deposit for carpet cleaning which they said, contrary to my lease, that I could not use a third party. I left the rental in great condition, but at this point I did not argue, because I was totally done with their disorganization and lies and wanted to move on.

Experiencia fantástica: Amber and The Real Property Group, in our opinion are unparalleled, we rented our house site un seen from California,. Amber represents herself and her company with stellar professionalism, she quickly and appropriately responded to every text and email, she made my wife and I feel very comfortable with the process where we were able to rent the property prior to arriving in Missouri. And after taking possession of the property and becoming a client of the real property group, we were treated with upmost kindness from Amber and every maintenance member who came out to your property to fix any issues they’re very courteous with inconceivable mannerisms, and respectful. We were spoken as if we were friends, they went above and beyond to make us feel comfortable and addressed every issue promptly. My wife and I are immensely grateful for Amber and the real property group welcoming us to the state of Missouri with kindness respect and with mid western hospitality that we have never experienced before. I would highly recommend this company in regards to rentals and or purchases

Experiencia negativa: This property group took over a Duplex I was leasing off Danbury Ct. in Columbia MO. Afterwards it took days and even months to get Maintenance work done. It took 3 months to get someone out to my unit to replace a toilet flapper! Even after they were there for other reasons. When my foundation was leaking water in my bedroom, they came out to clean the carpet but left the water damage on the walls and did 0 testing for mold. I actually called the city and had an inspector come out to check it when they wouldn't. Lastly upon moving out they gave me almost none of my deposit back! I actually left them my washer and dryer that I paid for! I could have sold that to someone but left it for the next tenant as a courtesy. Even after thoroughly cleaning my unit before leaving. They also had the nerve to charge me $150 to rekey the unit because I left my keys in the apt (like they told me to) and then locked it when I left (By exiting through the garage door). Yet all of their Maintenance staff have keys to access the property? I called to dispute some of the charges and they didn't care or work with me at all. If your tenants take the time to try and clean their unit, you should respect that and give them back their deposit. This is pretty terrible. *** UPDATE** After attempting to contact Tyler Johnson multiple times he finally called me back to dispute my deposit refund. He said he would talk to the accountant and get back to me. He did not but they did refund some more of my deposit. Originally they gave me $150 of my deposit back, this time they gave me another $150. Regardless it should be have been over $500 of my deposit back, I'll update my review to 2 stars since they at least did something.
