Experiencia negativa: I have been a reliable and loyal tenant for the past 5+ years at Hyde Park townhomes. The past year is the only time that I have ever had this many interactions with Hyde Park townhomes and Alexander property management since I’ve lived here. I’ve lived in the same apartment for all these years, besides transferring now to a duplexe the communication has been horrendous, unexplained fees, un-prepared move in, unresolved issues, and may I add again poor communication. There is not a way to efficiently be able to contact a manager of the company on any webite without an inquiry of investing or regards to the app. Hyde Park townhomes has been less than superb this year. Nothing has been organized, and it has left me to every day frustrations when moving should be seamless, especially for a tenant who has never been laid on rent, never complained, and has been nothing but great. Disappointed.

Experiencia negativa: I am an asset manager for 157 units and AFI was managing when I took over. What a mess they left the property in. Although they helped turn it over before I was the AM, they had so many back bills when I gave them notice. Many late fees, collections, etc. I have so many examples and so many issues. One big one is they didn't have the tenants put utilities in their own name and we have been stuck with over 50k (maybe as high as 70k) of uncollected utilities. I also discovered unpaid water bills with over $5000 of LATE fees. They did end up getting those removed, but if I hadn't discovered it, we likely would have paid all of those without knowing. Also, they went through 3 on-site PMs in the last year. Their accounting department is not local and they are very weak and could use a rehaul. Ask anyone who has been with them awhile about their accounting. They charge for EVERYTHING! They charge for uniforms, payroll taxes, marketing, advertising, app-folio software, training for employees, employees vacations, etc. When they turned it over to the new PM, we also discovered more vacancies then they had been reporting to us (about 5-8 more!) It was such a bummer and very disappointing. Tried to resolve with their top people also with hardly any response or care in these matters. I had to post to help others considering AFI, but i do hope they can fix some internal systems to get better for their other customers.

Experiencia negativa: The regional Sonia Lopez in Texas is a very bad person she screams,lies and curses a lot and very unproffesional. Please make sure if its a manager position she tells you they pay monthly.She will promise than switch everything around. And her property manager Airieth Rodriquez is lazy and inexperienced. Since I got to those properties I felt bad for the residents and the owner. They took over in August by the time I got there I had to step up with my experience I step up beacause no apartments were ready. Both offices were nasty. Its a slow season for leasing but I tried my best to get applications and do a lot of marketing. She lied that I wasant doing my job just beacause I ask for teamwork help and wanted me to sign and agree or if I did not agree I would loose my job. What a very hostle and bad micromanage person to work with.

Experiencia negativa: The property manager at Aero24Twenty in East Point GA is VERY unprofessional. Not friendly at all. I won't go into details of my situation due security concerns. But I will never be renewing my lease here again. Ive lived on this property for over 5 years, and since this new manager came in, I've had nothing but PROBLEMS! Oh, and don't try to email or contact anyone over his head about a issue or concern, that won't work at all. I cant wait until my current lease is over.

She was very friendly and she was making sure my friend was doing ok in her new apartment. I really appreciate seeing a landlord that cares about their job and making the tenants happy. Experiencia negativa: I was hired by Alexander Forrest Investments to provide cleaning services for their Stonebridge property in Missouri. From the start, everything was handled through email, with the property manager and other personnel CC’d on all communications. They required me to list their company on my business insurance, which I did, and provided deposit information to set up payment. I was originally quoted $1,085 for the work, but once the owner got involved, the rate was suddenly reduced without reason. Despite submitting before-and-after photos proving the job was completed, I was accused of needing someone else to ‘clean up after me’—which was false. In the end, I was only paid $390, far less than even the reduced amount, and I’m still owed the balance. For months, I have called their corporate office, but it only routes to an answering service. No one has ever returned a call, and the owner ignores my calls as well. This has been a complete runaround. Based on my experience, Alexander Forrest Investments does not pay vendors fairly, does not honor their agreements, and does not manage their properties with integrity. If they treat contractors this poorly, I can only imagine how tenants are treated. In my opinion, properties like Stonebridge reflect this neglect—it feels like ‘slumlord-approved’ management. I strongly advise anyone considering doing business with this company, whether as a contractor or a tenant, to think twice.”

Experiencia negativa: I stay at Dogwood Place in Chattanooga, I’ve live there Since January of 2024. The unit that we moved in was not cleaned at the time of move-in. I have photos proof showing dirty refrigerator, stove , carpets, washing machine, tubs , bathroom etc. I made multiple attempts to contact the Property Manager at the time but no response. Also, less than 2 weeks of living there we had new property management. I just sucked it up and cleaned the unit myself. Fast forward to this year, on April 19 I put in a maintenance request for my air not blowing cold. I put in like 3 requests. After the first request maintenance came and replaced the filter and stated that our unit was froze and that we had to let it unthaw and then it will blow cold air. The air was cool, but it wasn’t getting cold so that didn’t work . During the second notice which was submitted on May 21 , I received and portable ac unit, still no air. I’ve bought in total 4 fans to keep my apartment cool with a 4 year old and 3 month old . No help at all . That request wasn’t finished until July 9 . That’s when HVAC came out and stated that the outside unit was frozen. The air was working for about two days max then it went out again. I finally put in a note to notice on July 11. Still no AC just a portable unit and four fans with the house reaching up to 89°. The circumstances were unlivable to the extent of us having to get a hotel just to cool down. My air was finally fixed on August 1 . During these 3 to 4 months, I continuously pay the rent , hoping someone from corporate will reach out to me regarding a discount , an apology or something. I was told by the property manager that someone will fix my account ledger then I received a 10 day notice to pay rent or to exit the premises. I feel as if that is 100% unfair due to the circumstances that we had to live in. The property Manager Brandy who I was in communication with is now gone and corporate is now filing for an eviction.

Dont live at a property they deal with or work for them unless you like disappointment and enjoy following up many many times for resolutions. ESA pet forms somehow seem to rarely make it to the corporate office in Columbia Missouri causing many many tenants to PAY FEES and PET RENT that might not be due due to the procedure they have in place. Experiencia negativa: I live in a property in the Texarkana area and I’ve had issues since they changed to AFI. The mangers are rude, they don’t care about their tenants, the rent is constantly increasing with no improvements to the apartment. Yesterday a maintenance man gave my key to a contractor and let him come in without my permission while I was at home. I reached out to the management and tried to get something done and doesn’t seem like they’re going to do anything. I’m highly upset..

Experiencia negativa: I do not recommend living at Stonebridge Meadows Apartments. The on-site manager, Michael Carr, and their corporate office (Alexander Forrest Investments) are completely unresponsive and unprofessional. We moved out of state in May and followed all proper move-out procedures. Despite this, they are claiming we owe rent for June and are now threatening us with eviction—even though we no longer live there. We’re seriously concerned about how this could affect our credit and are prepared to dispute it with legal counsel. We also plan to report this company to the Better Business Bureau. Michael Carr does not answer phone calls or texts and refuses to provide an email address. He is almost never in the office and makes it nearly impossible to get support. I have photo evidence of multiple unanswered messages. On top of that, I’ve called corporate several times and spoken to agents who say someone will follow up—but no one ever does. We also dealt with major safety and health issues during our lease. The smell of marijuana would frequently come through our vents and was affecting our toddler’s health. We were approached by people loitering outside and no longer felt safe living there. For what they charge in rent, this is unacceptable. I strongly urge others to look elsewhere. I see the company commenting here to reach them by phone. I have reached out to them multiple times and no one follows up. THEY WILL NOT RESPOND. I strongly urge people to not do business with this unethical and incompetent organization.

Experiencia negativa: I recently moved from the property of aero2420 in east point ga. Moved out went to the leasing office to meet Jazmine the leasing agent to do my walk through. She goes to tell me that’s she’s changed the locks and I can’t get back into the property. She never called or reached out to let me know that I had a balance. The apartment flooded from the time I moved until the day I moved out. The bathroom upstairs tub started leaking to the kitchen to the point I had to use towels and rags. I only moved to this property because my brother was murdered and our last residence and they were the last resort. For me to have to deal with this is so unfair and she not being honest. She harassed me constantly even denied my star c rental assistance checks to pay my rent up.

On the very same day the issue was reported, Elijah not only had a technician on-site that morning but also ensured the problem was fully resolved before the end of the business day. Experiencia negativa: The Avery Trace apartments that I clean has not been compensated for Shawn Jones(which she quit before it was done then said the other one wàs responsible )/ Sonja was aware I have the documents for these apartments that I cleaned. Since, may 8 I have spoken with both of them and neither is trying to resolve this issue. The management out here is so unprofessional,rude, and not handling this issue is something serious.

Experiencia negativa: We were excited to be moving in to a 55+ plus community. South Ridge Apartments in Bellevue, NE is what we thought we needed. We have needed a new door on this apartment since we moved in. The bottom handle does not latch, causing us to have to lock the deadbolt to keep the door from opening. The deadbolt is not aligned so the metal strike plate was removed. There is a half inch gap at the top of the door, causing warm and cold air to flow through. Currently, I wedge a chair under the door for security. I have been told excuse after excuse as to why we haven't gotten a new door yet. Please don't make us regret moving here. We just need to feel secure in our home. Thank you for your help with this.

Communication was poor from the start — messages and emails often went unanswered for days, and when I did get a response, it was vague and unhelpful. Sonia came off as unprofessional and dismissive when I raised concerns about the condition of the apartment and maintenance delays. Instead of trying to resolve the issues, she made excuses or shifted the blame. It felt like tenants were just a number, not people who deserved decent living conditions and respect. If you’re looking for a place where management actually cares, I’d strongly recommend looking elsewhere. Dealing with Sonia was the biggest source of stress during my time at Avery Trace.

This not only damages the quality of life for those who pay to live in this building but also fosters an atmosphere of mistrust and anxiety. It is deeply troubling when a position of authority meant to maintain order and resolve issues instead perpetuates frustration and dissatisfaction. The lack of accountability and the persistent failure to fulfill even the most basic duties are unacceptable. Every interaction with this manager feels like a test of patience, as they seem indifferent to the responsibility they hold. The impact on residents is significant—not only in terms of the tangible issues like maintenance delays and poor communication, but in the emotional toll of constantly feeling unheard and unvalued. Ultimately, an apartment manager’s role is to ensure that tenants feel safe, comfortable, and supported. Unfortunately, this individual(Sonia Lopez) has consistently fallen short of that, leaving tenants to suffer from the neglect and poor leadership that should have no place in any living community.

Experiencia negativa: I went through the entire application process and paid on my deposit, I never signed a lease or moved in. I asked for my deposit to be returned by the Landlord. The company doesn’t accept checks as form of payment for DEPOSITS but how does it make sense to refund a Deposit through check then you deactivated my account without paying me anything back!! If I paid via Card I should be refunded via card why wait for a check in the mail when you didn’t wait for my deposit that you were so eagerly calling about. It’s the lack of concern, when you want our money it’s ok but when we want OUR money it’s on your time! Not to mention Im living with Mental Illnesses and I literally gave you everything I had! That was $350!!!!

The man told me he was the boss and refused to give me upper management’s information to file a complaint when they entered my apartment (stating I don’t have to be home) Keep in mind I haven’t signed a new contract with this company and we agreed on the next day to enter my home.

Experiencia negativa: I'm an apartment investor with experience in owning over 6,000+ rental units. I've worked with many property management firms, and AFI is one of the top 3 WORST management companies I've ever worked with. They talk a big game about how they outperform other management firms & that's why they charge obnoxiously high fees, but 3 of my properties ($40M of assets in multiple states) were in far worse condition, both physically & economically, after a year under AFI's management than when they took over. I completely regret hiring them, and I would never do it again.

She had stated the issues she’s had with upper management and the reason she would informed us that she was leaving. Insert new manager Audriana Who is a complete wreck of a manager incompetent very rude and knowledgeable. God how does she even get this position? Is she family?? We have a new maintenance man. It seems every month the always a filthy and nasty. I’ve sent her pictures of the hallways. I have seen pictures of nasty elevators. I’ve sent her pictures of our nasty trash shoot on our floor and all she says is thank you. I informed her we will not be signing our lease back in May. We are out of here. I feel for anyone who looks at these atrocious apartments. Corporate does not return your phone call What a joke for a community.

He went above and beyond finishing assignments prior to deadline, directing other staff assigned with him to stay on track and delivered incredible results. He is truly an asset to the AFI traveling maintenance team.

The grounds are well kept up, the neighborhood is quite, and the location gives us a great access to most of Columbia. We're looking forward to the next year of our renewed lease.

Experiencia negativa: Not worth the price of rent ($1500 + Utilities). Pool was open 0 days this season. We also got robbed and they refused to rekey our locks. Maintenance requests can take up to 3 months to be acted on. 2 weeks for a dryer to be replaced. Dishwasher doesn't work even after a maintenance visit. Cross Creek Villas. Looks like a nice place but I do not recommend it.

Experiencia negativa: I would give zero stars if I could. My experience working for this property management company was an absolute nightmare. As a single mother of three, I relocated for a position they promised would be stable and secure. I was told that if I didn’t like the property they had for me after training, I could transfer the next quarter. That never happened. Once I arrived at my assigned property, I quickly realized they had misled me about the job. Not only were the responsibilities completely different than what was discussed, but they also left me with no support. They acted like they never had answers for me even though they had another property in the area and should have known how to help me. All they cared about was the other property while my property failed. I literally lost sleep about how those tenants were treated. Eventually I received a call that advised me that the contract with the owners was ending and my last day was in 2 days. Although they had known about this for 30 days prior. With no proper notice, I was stranded, in a new city, with three children to care for, and no way to make ends meet. The lack of communication and accountability from this company is appalling. They took advantage of my trust and uprooted my family’s life for their own benefit. I was counting on this job as our livelihood, but they left us in a dire situation. I would never recommend working for this company. If you value honesty, integrity, and your well-being, stay far away.

My leasing managers (Kendra and Noah) are very easy to work with, and I’ve never had any issues with my online portal so you won’t hear any complaints from me!
