Since I was at work when I clicked, I really appreciated the courtesy that clicking did not mean I was immediately available. Courtesy is a word that describes everything about my experience with Mike and Fidelis. Equally as notable was Mike's 'real' evaluation of the properties that we saw. If they were disappointing, he said so. If they were spectacular - he agreed. Mike Lorino is smart. He understands that a decision to buy a property involves the neighborhood, city restrictions, condo building comparisons, etc. When an agent is knowledgeable about local restrictions, building codes, and seen and unseen perks, that really helps to maximize time spent at a potential property and helps to identify its true value. Experiencia fantástica: Mike helped us purchase our first home in Alexandria, VA in May '22 and we would gladly use him again. You will find no shortage of Realtors willing to help you at Open Houses (how we met Mike) but he stood out among the dozen or so Realtors we bumped into. We scheduled an introductory call where we discussed our goals, means, and timeline, and Mike was able to explain in great detail what our prospects were and the current landscape of the homebuying process in the area. We ended up touring about a half dozen homes together that we were seriously considering (Mike takes great effort to see any house you wish to make an offer on in-person). Mike also made sure to provide comparable sales for each touring and provide his best estimate at home values. He has a strong financial background and can back up any valuations/projections you might want to see. Mike is not just a "Yes man" and will make it known when listing prices are out of touch with reality or if you need to be saved from yourself. Mike is more than happy to take things as slow as necessary but can also move as quickly as needed, and be available at nearly all times. Ultimately, we only needed to make a single offer on a home that was accepted against two competing offers. Though this was near the peak of post-pandemic home-buying craziness, Mike helped us craft a successful offer that was about 1.5% over asking price (it then appraised for 25k over the sale price), while still obtaining a home inspection and having the owners even make a few small concessions. After offer acceptance, the partner network Mike has built out really began to shine. From preferred inspectors, appraisers, home insurers, and home warranty providers, we were impressed with each vendor Mike recommended to us. By no means are you required to use his partners, but we found they were better/cheaper than any alternatives we could find and could be more flexible or move more quickly due to their existing relationship with Mike. His preferred mortgage lending partner, Vince at McLean Mortgage, helped us secure a mortgage more than 1% below the prevailing market rate, with only a 5% down payment and without PMI. Vince and Team were able to move exceptionally quickly, even providing us the ability to move our closing date up by more than a week on an already quick closing timeframe. After closing, Mike has continued to check-in periodically and has provided local contractors/vendor recommendations for home/yard improvement. I should also mention that we also benefitted greatly from the fact that his wife, Bethany, is also his business partner and can help answer questions, go to viewings, and provide her own unique skills and knowledge during the homebuying process. I am convinced we would not have been able to buy a move-in ready home, in a desirable neighborhood, for below appraised value, at a below market mortgage rate, in a competitive seller's market, without Mike and his team. Mike was very responsive to emails and text messages which actually helped me get into my new place. Already having an idea of what I wanted and seeing a new listing pop up, Mike was able to view a new listing immediately with me. I was able to tour the condo and Mike put an offer in that same day for me. He gave good advice on how to carefully shape my offer to the seller including pricing and contingencies and I was able to edge out another potential buyer by following his advice. He even suggested a price that was spot on for the seller to choose my offer. In short, I was able to tour, have him make an official offer, and have it formally accepted all in one day (and on a Saturday). He had good connections for financing and I was able to get PMI waived by McLean Mortgage even though I put down less than 20%. Mike was great throughout the entire process and I would definitely recommend him for anyone seeking services.
