Experiencia fantástica: My brother passed away unexpectedly in September 2025 and my Mom and I found ourselves owning a 4 unit apartment building in Old Town Alexandria and we each live out of state. Wilkinson PM Owner Patrick kindly met with us and immediately felt like family as we chatted and signed paperwork over coffee. It meant so much that he was so compassionate about our loss and wanted to be of help. His kindness was special and his pride in the company was palpable. I was especially impressed that there are NO HIDDEN FEES! How refreshing! And the fees are extremely fair in my opinion. Our Property Manager, Lorraine, has followed Patrick's steps as far as being caring, kind, willing and taking pride in the company. Both Patrick and Lorraine have kept me calm with their even temperaments and can do attitudes. They ALWAYS try to help if they can and have positive attitudes. At times, I have worried if I have asked too much, but they have always stepped up to help without complaint. I highly and confidently recommend Wilkinson Property Management.

Experiencia negativa: not responding at all i follow the post on the craigslist and i called the office three time but no one get back to me . the lady always telling me the same answer which is "the agent he is not in the office yet would you like to leave him a message ?" i did twice for almost nine days and he is never responding . very poor communication . i don't recommend this company for any person who is looking to rent a house ( do not waist your time).
We are very sorry that you had this experience. We are proud of the fact that we have a live person in the office answering phones weekdays, with no phone trees or waiting on hold. We also take phone calls on weekends for inquiries on our properties. And, in fact, when we do not have enough staff to assist potential renters, we have a list of cooperative agents from other brokerages that assist with showings of our listings. It is possible that the agent you were trying to reach was on a break or at business conference. Please call us back at 703-971-1800 and ask for the manager, letting the receptionist know what had happened. We will definitely get you a showing if you are still interested. (Alternatively, you can use an agent from any real estate brokerage to show you our properties - by doing that you have someone that is specifically representing you. When we show properties to potential renters, we still represent the landlord, our client, and the potential tenant is unrepresented)

Experiencia negativa: As a home owner that lives in a different state and relies on Wilkinson for peace of mind, I would say they failed miserably. Property managers churned so fast that I can’t keep track of who my current one is, though what I know is that none of them responded timely at all, They would literally leave questions unanswered for months. Oh and they stopped paying our landscaping contractor for no reason until the guy emailed us to say that they can’t take this any more. They also made mistakes in the bills so watch out (like charging utilities to us when the tenant paid late). Literally feels we are paying 8% fee for 0.5% of job done.
We are sorry that you feel this way. While we did have a property manager quit in the Spring, which caused some confusion, at all times we made it clear how to reach the new property manager. It is our office policy to respond within 24 business hours to emails and phone calls. Our new property manager did say that he missed an email from you and also sent an apology letter. We have been in touch with you regarding other issues such as the landscaper not getting paid - something like that is highly unusual for us, as we pay contractors twice a week, so if something isn't getting paid, a call to the office can get that taken care of quickly. We feel quite the opposite as you regarding the rating you gave us. Fortunately, we have hundreds of clients and tenants who also disagree (see reviews). At Wilkinson Property Management we are always striving to be the best. Yes, we make mistakes occasionally, but we always try to learn the reason it was made and change our policies so that it does not happen again.

Experiencia negativa: I think Ive just had bad property managers but no my experience with them has been very untimely. A dryer not working for 7 months, an ac unit not working in summer for 2.5 months. Ive had other issues fixed in a timely manner ( door handle, light switch etc) I wish I could give a better review but it seems when it comes to essentials of the unit they dont help. I would choose a different property manager if possible or a different unit to rent. Ive had other non important issues fixed
This was definitely not a typical situation for us here at Wilkinson Property Management. A few things were going on that contributed to the two maintenance issues. Regarding the A/C it has been an unusually hot summer, causing the contractors to be busier than usual. On top of that, because so many people were having A/C problems, our contractor had much longer than normal wait times for the parts they needed. And, unfortunately, the property manager you had at the time decided to take a job at another company, and some of the things that were supposed to be addressed were not known; specifically the dryer problem. We would like to express our apologies for the inconveniences you suffered, as this is truly not something that happens often at Wilkinson Property Management. Fortunately your landlord was understanding and tried to make this situation a little better by refunding $2600 of rent. Please know that anytime you are not getting a quick response from your property manager, a phone call to our office is the best way to get taken care of.

These guys , Especially Don and Ann-Marie are two of the most honest , straight foward professional leasing managers I have ever had the pleasure to deal with . Within the last year we have implemented new software to help everything run even better. The cutting edge technology we have introduced made an immediate difference in day to day operations. And being in this business for over 35 years has taught us to hold onto the traditional company values - human interaction with our property managers, and someone to answer the phone every day!
Experiencia negativa: Ignores complaints about faulty appliances and other issues with the house. We had to tape the fridge shut every single day to keep the fridge from beeping (LOTS of lost sleep). We were inconvenienced with a deck renovation where we had stored our patio furniture/grill inside all week and our dog could not use the backyard. Ended up being charged $100 for having pet waste in our yard that was supposedly in the way of the contractors who didn't even bother notifying us even though we were home. They expect you to cover all maintenance on the house while also requiring you to hire professional services to clean/restore for the next tenants. They give 3 hour notice when potential new tenants will arrive at the house with no regard to your schedule. I had to reach out multiple times to have our security deposit sent back, but it didn't really matter because they took half of it anyway to replace light bulbs, air filters, etc. These people do not care about the comfort of your stay or the quality of the home… but deeply care for your money.
We are really sorry to hear that you were unhappy as a tenant in the house. We diagnosed and replaced the washing machine within a week of notice, and were unaware of a refrigerator issue, as you, the previous, and current tenants have not mentioned it. Regarding the deck, this was an upgrade to a nicer composite deck, but the work cannot be done with anything on the deck. The lease requirements regarding what you are responsible for (changing lightbulbs, hvac filters, carpet cleaning, house cleaning, gutter cleaning) are very specific but were not completed at move-out. There was also an HOA violation for the small patch of grass and mulch bed which was not maintained as required. It’s important to know that Wilkinson PM does not make any money at all from contracted work on the house, and specifically at the end of the lease. In fact, whenever work needs to be done because of what are considered ‘tenant damages’, it adds extra work for us but with no extra income. We love it when tenants follow the lease and leave the property in the same condition at move-out as it was at move-in (less normal wear and tear).

Experiencia negativa: READ IF YOU WANT TO BE WARNED - Former renter, first time renters. Had to settle with WilkensonPM property because we were waiting for our new house to get built. If you have the time to look around, LOOK AROUND! They obviously have bad reviews from renters here for legit reasons. They only care about house owners cause duh they make money from them. Did a move in inspection with Anne Marie and Don. They had informed us that the previous owner did not take care of the house very well and they were well aware of the imperfections, even stated on their move in check list: there were stains on the walls, carpets were stained/smell/wrinkles, scratch marks and dents on walls and floor, bathroom walls had urine stains/water marks and showers had molds. The dryer was making loud noise, it had foul smell and mold in the dryer which they had failed to inspect and inform us before our move in. We requested to have a new dryer placed. They took weeksss to respond to our email and to address the issue. Anne Marie and Don apparently wont respond to renters email unless the house is burning. After weeks, they finally decided they would replace the dryer after we had send videos of how moldy and loud the dryer was. Mind you prior to us moving in we had requested for a receipt of professional cleaning service that was done to the house (since the lease stated they want a professional cleaning receipt and 10 other receipts to be provided before moving out) they claimed the house was professionally cleaned but it didnt appear like it was professionally cleaned. We would walk around bare foot in the house and our feet would turn black, there were dusts on the floor, window and the base board, carpets were stained and smelly. We followed up via email for the professional cleaning receipt prior to moving in but nothing, crickets, they werent able to provide anything. When we had moved out we provided receipts for professional cleaning service and other service they required of us. BUT THEY HAVE THE AUDACITY !!!! To charge us EXTRA for cleaning when we had moved out! When we moved in they didnt even have a professional cleaning service done!! We followed everything on the move out checklist to the T! OH! Another thing that erk my nerve, when we moved in the lawn was not up to parr either the bushes were not trimmed, no mulch, there were weeds (even had a photo of the outside house before we moved in with that description and showed Anne Marie) BUT they wanted us to to trim the bush, pull the weeds and place mulch regardless. We basically left the house WAY BETTER than how we received it.
With all due respect to our fellow human beings, this review is 100% inaccurate. These tenants began complaining about the property on day one. We require a professional cleaning from each tenant at the end of their lease. This tenant (The Domingos) said the house was not cleaned, which is false, and strangely, actually left the house in terrible condition at move-out. There was dog hair everywhere and the appliances were dirty. We have proof of this because we take meticulous photos at move-in, and at move-out if there are damages we will charge for. Regarding the condition of the property, we rent our properties "as-is" at the time of application. Renter's agents know that if they want something done to the property, they have to ask for it in writing when applying, and after that it is up to the landlord to accept that contingent offer or deny it. These tenants wanted many things done after signing the lease that the landlord was not responsible for. All of the properties that Wilkinson Property Management rents are in clean and habitable condition at the beginning of the lease, and all appliances and systems like HVAC and plumbing are in good working order, with necessary repairs taken care of as quickly as possible. Tenants are instructed to contact us if they do not hear from a contractor within 48 hours of the maintenance request. Putting that aside, we did address multiple items the tenants complained about. They said the washing machine smelled, so we had it professionally cleaned. That still did not make them happy, so we ended up replacing a perfectly good unit. After that, the tenants complained that the dryer was ruining their delicates and they wanted that replaced. These people even attempted to break their lease because they were having a house built. It doesn’t work that way. Regarding yardwork, tenants are responsible for mowing the lawn, trimming shrubs and basic weeding. What anyone would do with their own home – and it’s part of the lease requirements. When these tenants moved out, the yard work was not kept up – there were weeds and overgrown shrubs. Once again, we have photos. Regarding the lease and damages to the property, this is what the law requires: “tenants must leave the property in the same condition it was at move-in, less normal wear and tear”. All of us at Wilkinson Property Management wish there was never more than normal wear and tear because if there is, we have a lot of extra work to do, for which we do not get compensated. Any damage repairs that are completed is a direct cost to tenants, and no income to Wilkinson Property Management. We have no reason to charge tenants for damages, except for the most important reason in our business: By law we are required to do what is in the best interest of our clients. Please check our reviews because we have dozens from tenants that were very happy with our services. Something we continuously work to improve.

Experiencia negativa: Former renter. Kept up with maintenance, fully cleaned the home upon move-out, went above and beyond to keep the property in excellent condition. Security deposit was halved upon move out, and we were given no reason until I reached out. That may seem like no big deal until you realize this is Northern VA - rent is almost $4k. They replaced the AC system and blamed us for the failure. After move out. Zero notification. AC blew cold in all 3 levels of the house until our departure. They stated they could have pursued damages but did not. The owner / operator / person in charge is not pleasant to deal with on the tenant side. Very blunt, very curt. I'm sure he is the perfect type to shield the owner from having to deal with things, but it was not a pleasant experience. Not a helpful business for me and my family during our short-fused military move. I have to move every two to three years, and this was the worst scenario I've dealt with in 17 years.
Wilkinson Property Management is always very fair when it comes to charging tenants for damages. We have no reason to charge a tenant for something that is not actual damage as we make no money from the charges. 100% of this goes toward the repair. It is in our best interest to have no damages at all to the properties we manage. It is beneficial to the property owner and time-saving for our property managers. Regarding this post, the actual rent was $2,550, and the A/C system was not replaced it was cleaned due to lack of care required by the tenant. The HVAC filter appeared not to have been replaced for many months, which allows dirt and debris into the system. This all needs to be removed to ensure proper function. In point of fact, this tenant was not charged everything that could have been charged, such as utilities that were turned off before the lease was over. Here is a breakdown of the charges to the security deposit:

Experiencia negativa: *Note the Owners response where they failed to take responsibility. He simply cannot explain why the tree fell onto the house when they were instructed by the owner to remove it. Lack of accountability and refusal to do the right thing: Wilkinson Property Management! They don't care about you, just your money Look at the profiles of the "people" leaving 5 star reviews. They've only ever reviewed one company. Clearly the owner has gone through some effort to keep his companies reputation high, instead of just hiring people who are competent. Why not improve your company instead of creating fake profiles for fake reviews. I had an issue with this company and I took to the review board to air my complaints. The owner came to the defense of his company and we were at least able to start dialog. I'm writing this review despite the outcome of my predicament because I am impressed with the owners ownership and his ability to be level headed, even when I wasn't. Either way, they worked with me so that's really all I wanted. Update They made everything right and at least stated that they would see about returning my late fees(which are warranted, I should pay). Surprisingly, they took care of the issue without me having to follow up and before my next rent payment was due. Either way this horrible experience has turned out quite well. I'm grateful. Update, i had a picture of a tree that fell on my house. The owner removed it and replaced it with flattering pictures of properties that you WILL regret renting or asking them to manage. The tree was asked to be taken care of months before it fell, the property manager, Mary Healy denied the conversation that the landlord, she and I had about the very same tree. Also this company treats its lesser clients (renters) like children. Avoid *I have never left these chumps positive reviews and the response to this review is obviously a response to some other unsatisfied customer, because that situation that the owner responded with has nothing to do with a tree thru your roof after the owner instructed the property management company to remove it. Looked her right in the eye and said remove it before it comes a problem. The owner is as incompetent as the personnel he employees. The simple fact is that Wilkinson is so terrible that I will continue to update and fight to keep this review and the pictures up for as long as Wilkinson is in business. The owner has gone out of his way to not accept responsibility AND had scoured the internet attempting to remove my reviews. "he gives bad reviews when he doesnt get his way" My way was not having a tree fall on my head in the room I was occupying at the time. You put my life in danger. I simply will not allow you to control the narrative.
One can see that this tenant has gone back and forth with his reviews as well as ratings. He gives bad reviews when he's done something wrong and doesn't get what he wants. He gave us 4 stars after we were successfully able to negotiate amenable terms with his landlord that benefited him financially. Since then we have received a voicemail to our office full of profanity and threats which deeply concerned some employees for their safety. Wilkinson PM, Inc. abides by all laws and regulations and prides themselves with going above and beyond what is expected. We manage properties for landlords and by contract must get approval for non-regulated issues before proceeding. Tenants are always treated professionally and fairly. (written by company owner)

Experiencia negativa: I reported a water leak 2 weeks ago, which is getting worse and worse, and it still has not been addressed. Email after email, call after call, I’m being ignored. The only response was “this is not an emergency”. Meanwhile mold is being spread, water is damaging the home, and their clients property is being ruined while I’m being forced to live in these conditions.
We are very sorry for the inconvenience. Some of the delay was caused by an employee issue and this has been taken care of. If you ever have a problem getting a response from your property manager, please contact management at our main office in Alexandria. We understand that the issue was caused by a clogged A/C condensation line. This is best avoided with regular furnace filter replacement.

Experiencia negativa: The worst PM company ever! We had the Carpet professionally cleaned before we vacated the property and cleaned up the house. They took all but $95 out of our entire deposit and we were there for 4 years. I asked for actual receipts to be produced for the work and some things we were not responsible for. I'm waiting for those. Like smoke detectors they have someone to come out there and check those every 6 months so if it's old that's not our problem. I could see some repairs but $1650 worth ridiculous. Don had the nerve to tell me that my home was filty! And he didn't apologize for that! I was so offended! Don't waist your time with them!
We beg to differ with your opinion of Wilkinson Property Management. One very important thing for you and anyone reading your review to know, is the fact that we do not make money from charging for damages against your security deposit. It is our greatest wish when it comes to our valued tenants, to give 100% of the security deposit back after their move-out. This means that we do not have the extra work of getting repairs done. We do not receive extra compensation from our clients (landlord) when there are damage repairs; this is included in their management fee. But, it is our job to make sure that all damages are accounted for, fairly and accurately, which is also what our clients pay us for. We have a thorough orientation with tenants during the lease signing, setting all expectations in advance of starting the lease. Before move-out, we send reminders of these expectations in the form of a "move-out package" so that everyone understands the expectations, which are laid out in the lease. We hope that readers of this response will also read the many excellent reviews we have received from our tenants over the years, and come to an independent decision regarding our services.
Experiencia positiva: Update: The previous PM left the company, and the new PM was much more responsive. Not sure if he was fired. Old: Getting a response from them is like pulling teeth. Literally ridiculous. Never before in my life have I found a company so unresponsive and hard to deal with. Even after multiple emails and calls, there are things still broken in my apartment since moving in after MONTHS.
We are sorry you are not happy with the service we provide. Your property manager has taken care of all issues as quickly as possible. Items that could be repaired quickly have been and others, like the gas fireplace, were not able to be repaired quickly as there was a lack of parts available. Also, some repairs that are more costly require us to get approval from your landlord before we can move forward, slowing down the process. Our office policy is to respond to calls and emails no later than 24 business hours and we strictly enforce this policy. And emergencies are responded to immediately. If for some reason you are not getting this response time please contact the office and ask for a manager. At Wilkinson Property Management, during business hours, a live person in our office answers the phone every time. Not only that but it is our goal to take care of each caller when they call in, not put the call through to a voicemail.

Our current property Manager is Keith Rudisill. In the past few years, he has helped us manage our property from afar when we have had to deal with finding new tenants, repairing damage caused by fallen trees, and other general issues involved in renting out one's property. He has always been responsive when we have had a problem and helpful in finding solutions.

Was very informative and very good at keeping up with our multiple renters in multiple houses. Keith had a good repour with us as much as he did with our renters. Experiencia negativa: So-called Property manager, when asked about the leaves in the gutter, said "We'll get those done." When subsequently asked during move-in and with the gutters still overflowing, said, "The gutters have gutter guards! Yay, right?" Okay, but they are still overflowing. "It kind of piles up this time of year...but as it dries it, it will probably just fall off." Okay, so not responsible for them. "Nope." Imagine the surprise when this company vindictively tried to charge me for a gutter cleaning. Moreover, they attempted to do the same for myriad other issues, most of which were raised prior to move-in and all interactions recorded and can be substantiated. In short, if you HAVE to use this company, I strongly urge each and every one of you to RECORD EVERY SINGLE WORD UTTERED by them, take countless photos and videos (I took more than 1,200 and have hours and hours of videos and voice recordings); otherwise, you, too, could be forced to file ethics complaints, moving for a hearing with the state Real Estate Board in Virginia, and forced to seek being made whole by the courts. I cannot stress this enough—would never due business with this company or any of their agents again. I will revise this review with a URL to a website being created to substantiate each and every single aforementioned claim, as they are now attempting to call me a liar. Unbelievable.

Hello Nancy, thank you for your review, but we must respectively disagree. It is a high priority at Wilkinson Property Management to respond to our customers as quickly as possible. In fact, that is one of the most important parts of our jobs here. We are excited to be able to tell potential clients and tenants that, during business hours, an actual person answers the phone - no phone trees! Also, when sending an email, our policy is to respond within 24 business hours. If tenants do not receive a call from a contractor for repairs within 48 hours of making the request, we ask that they contact their property manager. Your property manager spoke to you about your review today and it sounds as if our contractor may have dropped the ball, but that now things are back on track. We hope that we can get you to change your opinion of us, as we work very hard to be the best in the business. Please know that our livelihood depends upon this!
Experiencia negativa: I previously posted a review before completing moving out as Wilkinson solicits you for reviews before you have completed your move out process. I'm returning because of my awful experience during my move out. I was never notified of a date for the move out inspection. After 30 days I received part of my security deposit refund with deduction for carpet cleaning (which they had already required me to pay upon moving), and charges for cleaning and trash removing. I have photos and video that the place was left cleaner then when I moved in (I moved in having to clean because it was filthy...I documented that as well). Larisa Martin, the property manager accused me of maybe taking the photos at another date. She's obviously behind on technology if she's unaware that these new smart phones time stamp everything. I'm now in the process of taking them to small claims court. It may be a small amount but I have been a great tenant being very patient with them on a lot of issues for the 3 years I was there...including living with a shattered balcony window for over a year while living on the 1st floor with a 4-5 year old for over a year. Not to mention they increased my rent during the COVID crisis without the authorization of the owner! Once the owner was informed of this he requested that they refund me! Since they claim I left the place unclean...below are a few photos with the time stamp showing the main areas being cleaned as of June 30th at the end of my lease. I have more photos of the rooms and other areas as well showing no signs of trash and a clean unit. After 3 years of course the wall needs painting but it's clean and free of trash.
Dasha, we are really sorry to hear that you are not happy with your move-out charges. We send emails to our clients and customers looking for feedback of all kinds. This is very helpful for us to improve our services. Wilkinson Property Management and our client truly appreciate your tenancy. We hope that you do not sue your landlord (our client) but we have many photos documenting the condition of the unit when you moved in and when you moved out. It is very clear from these photos that the house was not properly cleaned. All charges against your security deposit were appropriate and can be proven. It is important for you to know that Wilkinson Property Management does not generate any income from charges to the security deposit. In fact, having any damages to a property at move-out increases the amount of time we have to spend at the property, with no additional compensation to us. We LOVE when properties are returned in the same condition (less normal wear and tear) for this reason. Regarding the balcony window - this was not something we could take care of. The condo association's contractor broke the window while working on the balconies in the complex and unfortunately took a long time to get it repaired (apparently trying to find the correct match with the other units). We have a receipt from you regarding the carpet cleaning, but they were not cleaned to our satisfaction and there were multi-colored stains that we hoped would come out, with the professional company that we use (we send recommended carpet cleaning company contacts to tenants for this reason - we know and trust their work). Wilkinson Property Management has been taking care of properties for over 33 years. We are very good at what we do and also honest and ethical with our clients and customers. We encourage the reader of this review to also read some of the many good reviews we have received from our tenants over the years. Thank you

Experiencia negativa: My housemates and I were looking at a property that is managed by Wilkinson Property Management. We were working with Lorraine. We applied on a Monday. We were told we would hear something within 2 days. The days passed and we received no updates at all. We continued to reach out and consistently received false deadlines. We would call and receive no call back. Response time was days later. The communication was poor and unprofessional. Our application was complete on Monday. However, she reached out to one of our housemates on Thursday night to verify employment information. How can you say that we would have an answer days before but yet verify days later. She works with Keller Williams Real Estate agents who are also not responsive. These agents are more concerned with receiving commission more than truly helping you. The entire process felt very shady and lacked transparency.

It's important to understand brokerage representation when reading our response. We represent the owner of the property and are obligated by law to "represent their best interests" when marketing and leasing their rental property. This relates to your concerns about being offered representation by another firm, that will represent your best interests. For properties we have listed for rent we ALWAYS represent the landlord, and assist potential tenants with the application process, but do not represent applicants. During the last 2 weeks, the rental market has exploded, with an intense amount of interest coming in for a lot of our listed properties. Not only are the agents here listing properties, processing applications, writing leases, and performing move-in inspections, they are also managing many properties, and have a very full plate this time of year. The property that you and your roommate applied for also received several other applications simultaneously, all of which needed to be considered at the same time. Our office policy is to respond to all calls and emails within 24 business hours, and we are very sorry if that was not happening. Due to the pandemic our main office has been at less than half-staff and not all the calls are getting properly routed. We encourage readers of this response to look through some other reviews about our 32+ year company to get a true picture of our us

Experiencia positiva: Overall, an average experience. The Fredericksburg area leadership was sometimes difficult to reach, and on a few occasions never returned messages or phone calls. Additionally, certain issues that arose with the home took a long time for them to address, and some were never addressed. This was likely due to poor communication, or lack thereof, with the owners of the home. On a positive note, the pricing was fair for the amount of land and size of home we were leasing. Update: In response to WPM's reply below: I'm more than willing to provide records of calls/messages that were not returned. There was supposed to be a rebuilt fence after pool removal, broken items in the home that the property manager took pictures of during lease renewal (due to normal wear and tear that were never addressed, and later charged to me during move-out), the removal of a pergola in the back yard that was never covered with grass seed (leaving a massive mud pit), and a water leak in the garage foundation that required me spending lots of time with a shop-vac. Ended up taking the initiative to caulk and prevent further damage. In retrospect, these are not emergencies, but certainly affected the overall quality of life and experience during our tenancy, thus leading to my initial review.

Our policy is to respond to emails and phone calls within 24 business hours. Also, whenever a maintenance request has been set up we ask that tenants let us know if they do not receive a call from the contractor within 48 business hours (for non-emergency repairs). The property manager that was working with you believes that all calls for maintenance were quickly taken care of. We do not have any record of your problems with communications, either with the property manager or his supervisor, and if you were still a tenant at one of our managed properties, we would certainly address your concerns after a call to our main office if there was any issues with your property manager.

She was kind, professional, responsive and reasonable. Over the course of 4 years a variety of strange and not-so-strange things required us to interact with Beate to solve issues with the property. She made it all smooth and easy. I can only guess that our landlord's experience interacting with Wilkinson from the other side of the transaction was just as positive. Keep up the great work!

Experiencia fantástica: I have had only good experiences with Wilkinson whenever I've had an issue. Keith is always very responsive. On a very hot day, the AC system stopped working. The entire system had to be replaced. Even in the best of times this can take up to a week. With COVID slowing everything down, I braced for the worst. Not only did Keith promise immediately to have it fixed, he made sure that it was done the very next day. There wasn't a single hassle. I have been extremely pleased with the attentiveness to other issues in my unit as well. There are so many horror stories about management companies, it's hard to find one that treats tenants with respect. I would definitely recommend Wilkinson Property Management to a friend looking to rent one of their homes or apartments.

Experiencia negativa: THE WORST PROPERTY MANAGEMENT COMPANY THAT I HAVE DEALT WITH. The owner is polite and delivered a professional brief when I handed over my property for rental. However, the individual property manager is total incompetent. Twice this guys failed to charge a tenant for major damages and after realizing that it was an oversight on his part. He offered to pay half of the damage. Meanwhile, I am losing money. This company managed my property for two years and I should have fired them after the first year. I was happy to see them go.
Wilkinson Property Management has been in business since 1989. We are a licensed real estate brokerage in Washington DC, Maryland and Virginia. We have 100's of very happy landlord clients and tenants that we work with, and 1000's since we first opened for business. You have accused the wrong tenant for damage to your home which was pointed out to you when we took over management from another company. Because you were unhappy we refunded some of your management fees. It is unfortunate that sometimes tenants cause damage to properties, even more so that your previous property manager did not catch this damage, as well as a leak that could be seen as a stain on your ceiling, which Don pointed out to you on more than one occasion. Wilkinson PM will always takes responsibility when we make a mistake. This is a 100% guarantee. What homeowner clients need to understand, is that we are always working in their best interest - even when that means helping to keep them out of court by not wrongfully accusing a tenant for something they didn't do, and charging them for damages from a previous tenant. Experiencia negativa: We have been renters at a Wilkinson property for 2 + years. Never never late on our payments... after the lease was up , we asked for 6 more months and the rate went up $100 (which we agreed to)... We paid the rent but forgot about the extra $100 and payment wasn't accepted. By the time we realized this, it was the 5th of the month and paid the new amount. However payment didnt go through till the 7th (5th was on the weekend). The property manager insisted on a late fee $190. I couldn't believe there was no understanding or leeway... I mean please , we have NEVER BEEN LATE FOR 24 MONTHS! THIS TECHNICALLY WASN'T LATE EITHER! Also we had an issue with our kitchen sink flooding and the plumber said it had nothing to do with us- it was an old part that needed replacing... The property manager still insisted we pay . We got a second opinion from another plumber - who also verified it was not our doing. After several WEEKS of calls and emails- we finally got them to fix it! It was an awful experience! We dread if anything might go wrong , having to call them for help! They just keep it cold, and nickle and dime you for everything! Cant wait to find a new place and new landlord/management! Worst experience I have ever had! Would NEVER recommend this company to anyone! Just saw the response. No your website didnt accept our payment within the grace period because it was on a weekend. Chris Kroll (whom is no longer working for you) was the property manager at the time of the plumbing issue - eventually (after two months of harrasment and games) he agreed to cover the charges because it was not our fault! We been star Tennant's for 2+ years and you treat us so coldly and with no respect! It's obvious by your answer below... Terrible!
We are very sorry that you feel this way, and we truly appreciate your tenancy. However, rent is due on the first of the month, late on the 2nd, and there is a 5 day grace period before a late fee is assessed. You paid your entire rent on the 7th - the rent by the way only went up $50.00, not $100.00. As you know Wilkinson PM has a very convenient online payment system, which you are using. This system can be accessed 24/7 and can even be set up to pay automatically on the first (which is what we suggest our tenants do) so that rent is always paid on time. Regarding your concerns about the plumbing charge, we always go by the professional opinion of our contractor. If our contractor tells us the damage was caused by the tenant we charge the tenant. If it was not caused by the tenant the landlord pays for the repair.

Experiencia negativa: I had been emailing back and forth with Christine and we had decided upon a time for her to show both my roommate and I a townhouse in Alexandria. My last message to her was confirming the date in which she agreed to, she asked what time and I responded back. After my last message I heard no more from Ms.Hines, the day of the aforementioned scheduled property tour I still had not gotten a response so I reached out yet again to which I received no response. My roommate and I decided to just go and look at the neighborhood anyway. Horrible professionalism, like where is common courtesy nowadays. We definitely will look elsewhere to professionals who actually want our business.

Hello Matthew and thank you for your review. We read every one that we get and always try to make improvements to our business whenever possible. Our policy is to respond to maintenance requests within 24 business hours, and immediately during emergencies. Regarding repairs, since we are the "agent for the landlord", we must have approval for repairs from our landlord clients. We promise to every single tenant though, that we will maintain every property we manage in a habitable condition. Any client that will not meet this legal standard with us will not remain a client. Also, during our inspections, we make a note of all existing issues that need to be addressed and forward to the landlord with recommendations. We completely agree that we don't want to put something off for later as it very likely will get worse the longer it's put off.

Experiencia negativa: If you are looking for someone to manage your property... I would NEVER RECOMMEND DON PETT. If you are an active duty marine who may deploy or get sent TAD, please make sure this man isn’t the one responsible for the house your wife and children are in while you are away. The amount of stress he has caused my family these last 2 months has been unnecessary. Don Pett is the property manager assigned to my family. He is rude, unprofessional, and displays chauvinistic characteristics which is very uncomfortable to myself and my 16 year old daughter. He uses our situation to his benefit. He steps above the line of communication, leaving me out, and proceeding with his intentions. He has shown up unannounced and has been verbal to me in front of my children. I have spoken to 2 different people “above” him, and the man still gets away with his behavior. Don just does his own thing and the people in charge don’t seem to care. 5 months ago I wrote a nice review because I was told I’d get a Starbucks gift card and if I did a Yelp review I’d get an amazon gift card as well... I never received my gift cards and that really isn’t the reason for my 1 star.
We are sorry you feel this way. Over 5 months ago, on this review site, you had very good things to say about your property manager. But after we contacted you about your rent check being returned for insufficient funds, we received this new review. Please understand that we take every employee complaint very seriously. We find out from each person involved in the incident their understanding of what took place. Also, if we see this type of negative behavior happening with other people, we know there is a problem, and take care of it quickly. One last thing - we never give out gift cards for giving a positive review. We have given them out in the last year to people that have taken time out of their busy day to give the review. And they can say whatever they want, positive or negative. The gift card is sent automatically once the review has been completed. If you did not receive it, please check your spam folder.
Experiencia negativa: Overall, its an ok company. Although I wish it could be better in certain parts. First, when we move it to one of their properties, they gave us the house VERY DIRTY. Refrigerator, stove, floors, air vents were full of trash. Smoke detectors looked like if they were housing cockroaches. Cobwebs in every ceiling corner of the rooms and closets. Cabinet under sink was a complete trash disaster. I GOT PROOF. When we moved out, 2 years later, we left the house very clean compared to how we first got it. I might have missed some spots but still, NOTHING compared to how we first got the house, again, I GOT PROOF. Now, turned out my deposit ended up paying for professional cleaning servies, when it was very clear that the house was worse when we moved in, and they did not pay anyone else to get the house clean. My wife ended up cleaning the house because they didn’t do their job. I even discussed the issue with the manager via email and he just decided not to reply back after I sent him the pictures of the house when we moved in. Very unsatisfied with them. And I wish they would approve this review so that other people can see their ups and downs, but I highly doubt they will.
Hello Mr. Contreras: We are sorry that you've had a bad experience. It is our goal to give back 100% of all security deposits every time. None of the charges we take from deposits comes to Wilkinson PM - all of it goes towards repairs. As you can imagine, the best situation for all parties: tenants, landlords, and property managers is for no damages to occur in the house. One of our most important jobs as the agent for the landlord is to document everything at move-in and move-out and assess for any damages. The lease specifies the property must be left in the same condition at move-out, less normal wear and tear. We also give our tenants up to a week after move-in to document any damages not on our report, that they want us to be aware of so they are not charged at move-out. Management has looked into your complaint and has not found evidence to support your claim. Once again we apologize that you are not happy about this situation. Wilkinson Property Management has been in business over 30 years and have an excellent reputation among tenants, landlords and fellow real estate professionals. And, we continuously work to improve our performance so that we can be the best property management company in the DC Metro area.

Experiencia positiva: They were attentive mostly. We were amazing renters and took such great care of the place, but they acted like anything that went wrong was something we had done. When we were moving out, my roommate was upset because she felt like her number should never have been provided to realtors to coordinate for people to come see the place, because it should have gone through the property management.
Thank you for your feedback, and we are sorry you were not happy with the service provided as a tenant. It is our goal to exceed expectations during your tenancy. We rely on our contractors to let us know, in their professional opinion, if a tenant caused the damages reported. Because we have recurring problems of the same nature, we have an idea on certain issues, such as a clogged garbage disposal, which is usually caused by putting something down the drain that doesn’t belong. Also, it is important for readers of this review to know that at lease signing we go over all aspects of the lease and what is expected from tenants. Every part of renting from move-in to move out is explained in detail, and a booklet provided for reference. This includes instructions on the last 2 months of the lease when the property is marketed. In your household there were multiple unrelated tenants and some changed over the course of the lease. The original tenants were given a thorough explanation of our policies and procedures but perhaps the newer roommates were not. We will take this into consideration in future homes we rent out with that situation. And to address your last point, when a Realtor wants to show the home to a prospective renter someone needs to contact the current tenant to let them know they are coming. We feel it is much simpler for the Realtor to call the tenant directly instead of calling us, and then we call the tenant. Please feel free to contact a manager at our office if you would like more details or need to bring anything else to our attention.

Experiencia positiva: We have been renting for 2.5 years. We love this neighborhood and renting has been a good experience overall. I have rented from several individuals/management companies and this has been my best rental experience yet. We have had our basement flood two times. While the issue was resolved, we did not have any remediation after the fact. We have purchased our own humidifier which is run constantly and emptied multiple times a day. I had hoped that someone would come in to check for extra water and mold, but it never happened. We have had a screen less window for our entire stay and one window that does not open at all. I believe these issues were more with the homeowner than the property management.

They were quick to respond to my questions and concerns and were able to address my issues very quickly. For example, my sink disposal had to be replaced and they had a company contact me right away. They are up to date with the latest technology and made paying rent very easy in their portal. They have always gone above and beyond in their efforts. I am always a happy tenant.
