Experiencia negativa: Zero accountability once money is owed back to the tenant. After vacating a commercial unit in good condition, I formally requested my security deposit on January 1, 2026. The deposit was not returned, no deductions were itemized, and no communication was provided. A separate written request for CAM reconciliation was also ignored entirely. Nevada law requires security deposits to be returned or itemized within 30 days after move out. That statutory deadline passed with complete silence. No explanation, no response, no professionalism. As a result, a formal complaint was filed with the Nevada Real Estate Division, followed by a small claims court filing to recover the funds. This review is based on documented dates, written requests, and total non response. Business owners should think very carefully before trusting this company with large sums of tenant money.

They haven’t even gotten back to us about the $420 they withheld from our deposit, claiming “touch-ups.” To make it worse, they are literally breaking Nevada state law and seem to think nothing of it. According to Justia Law — Nevada Revised Statutes § 118A.242 (2024), if a landlord withholds any amount from a tenant’s deposit, they are required to provide an itemized written accounting that shows exactly what was deducted and why. We were never given one. So if you want to deal with a company that disregards you as a paying tenant and disregards Nevada law, this is the company for you. Otherwise, save yourself the time, money, and frustration and find another one.

Experiencia negativa: Stay away from this property management company! They are the perfect example of why the laws changed October 1 - to protect renters like us. From the start to the end of the leasing experience, they are unprofessional, deceitful. Morrisa - waited one week before we moved into sent the lease agreement. At that time, we were notified extra fees that was not discussed when we first sent the deposit. We had to have a place to live so we paid them. At move in - we picked up the keys at the office and asked the front desk and wanted to know things like what mailbox number - we were told to call the post office ( should all this be on a spread sheet if they are the property managers). Arriving at the house for the first time. There was poop in the upstairs bathroom, no batteries in the thermostats, dead bugs in the kitchen, and mail box full of mail - contacted Morrisa and received a "oh sorry", We were automatically enrolled in a "residence benefit package" $45.00 a month that included a filter for the AC every three months and it was our responsibility to change. Picture attached, I dont think it was ever changed before us. Move out. We left the house cleaner and in better shape than when we moved in. Had it professionally cleaned and carpets done also. Never hung anything on the walls or even used the stove. I knew this company was going to be a problem, so I scheduled a move-out walk-through so there were not any "surprises" or extra fees. The employee said we were good to go, took pictures of us all and said we would hear from the office about the return on the deposit. We received our deposit back with a handwritten note (picture attached) -$420.00 for "touch-ups". I have contacted them to see what the touch-up included. No response. I have called and emailed to discuss this with Morrisa, William (the owner). No call back or email response. I truly hope this review helps anyone looking to use this company for property management.

Experiencia negativa: From the beginning, it was evident that their management style was lacking, and this became increasingly distressing throughout my time as a tenant. One of the first issues I faced was the use of unlicensed repair vendors. When I reported maintenance problems such as a broken AC unit and plumbing leaks, the company sent out contractors who had questionable credentials. Not only were the repairs poorly done but I also felt uneasy knowing that the people handling significant issues in my home were not properly licensed or insured. This lack of professionalism extended to the quality of work, which often required follow-up visits to fix the same problems repeatedly. The communication from Faranesh was poor. If I managed to reach someone in the office, they were often unhelpful or dismissive. Emails went unanswered for days, and phone calls ended with long hold times or being redirected without any resolution to my concerns. Their lack of communication left me feeling frustrated and ignored, as urgent issues were left unresolved for far too long. Their employee (Morrisa) is horrible at her job.she neglects her responsibilities and is full of lies and excuses.she made the 5 years I lived at Ridgmount town homes the worst. Moreover, the company openly engaged in overcharging practices. I noticed unexplained charges on my monthly rent statement and unexpected fees for repairs that were either unnecessary or not performed. Every time I questioned these charges, the explanations were vague at best. It felt as though they prioritized financial gain over tenant satisfaction. As my lease came to an end, I was met with more complications regarding the move-out process. A final walk through was not done communicating about any issues or repairs was not clarified and they attempted to charge me for "damage" that was initially added to my Move in list that they never fixed I provided proof of everything and pictures and still no communication.Their unprofessionalism in handling my move-out was the final straw in a long list of frustrations. I strongly advise anyone considering renting from WASIM FARANESH to tread carefully. Their failure to employ licensed vendors, poor communication practices, and questionable billing methods led to an entirely unsatisfactory living experience. Look elsewhere to ensure that your tenancy is handled with the professionalism and respect it deserves. when we first moved in to the town homes they where teamed up with Black and Cherry Real state. They separated and WASIM FARANESH completely Failed.

Experiencia negativa: Worst experience with them sense day 1. They never mentioned in the listing about a dog rent. With that being said triniti and the whole office was very misleading. We have been in the property for a 1 and we have had some issues. Let me just say if you have an issue before you move into the home make sure you check and document everything they will screw you over with oh whatever even including wear and tear you didn't mentioned tenants will be responsible for maintenance personnel that is a 125$ fee they add to your rent. They don't care and they will give you to the max of disrespect to tell you either take it or fix it yourself type of thing.

Experiencia negativa: We have been in our home since April of this year and still do not have items fixed. This home was not move in ready from the carpets being compacted with dirt, the house was not cleaned upon our arrival and we still do not have our reverse osmosis nor our water softener fixed since we have moved in 5 months ago. I have called countless numbers to the office with no response. I have emailed the maintenance department for updates multiple times with no response either. I have been told that the owner of the home did not want to pay to have our water softener fixed, however this was one of the amenities that was advertised. We finally got someone to confirm that it was broken on Aug 6th. They reported it back to Faranesh and I have yet to hear back. Seems as though I only get a response from them when I threaten to call Better Business Bureau. So now I have resorted to blasting them on Google because clearly, they only care about perception, not their current tenants. We will be leaving this house IMMEDIATELY after our lease is up. Run far away from these folks & rent a home from property managers that actually give a crap about their tenants.

Experiencia fantástica: I have worked with Wasim and his team for nearly two years. The whole team is very responsive, and have answered my numerous questions without complaint. They get the job done, whether that is ensuring tenants are paying rent and/or utilities, communicating issues, preparing a place for a new tenant, and assisting with advertising. They also have really good rates, probably the best I’ve seen by far. We have two properties with them and their online portal is also very helpful in keeping us up to date in costs. Edit: I also want to give a shoutout to the specific team members I have worked with over the years. Benjamin has been responsive with working with our tenants, especially on HOA issues. Morrisa has been active with assisting with our yearly leases and payments. Randie and Tanner has taken the worries of repairs off my back by keeping open communications with the tenant and letting me know the costs. Carrie was one of the first people to help me set up the portal and ensure payments were up to date.

Experiencia negativa: THEY DO NOT CARE ABOUT RENTAL PROPERTIES. Never answers the phone. I had multiple work orders that were never fulfilled, then when I asked about it, they told me I would need to put down another deposit for them to be serviced. After that they still didn’t get anyone over to fix it. When you finally get someone on the phone it’s some teenager who says she will get someone to reach out, and they never do. The staff have attitudes. Said they were sending me my deposit through the mail. It’s been over a month and still no check. Tried emailing wassim, but of course he doesn’t reply either. Tried to call again and it goes to voicemail. Do not leave your rental properties with this company cause they simply don’t care.

Experiencia negativa: I moved into a brand new 2024 built home that is under this management and I’m having to submit quite a bit of maintenance requests already. It has been very frustrating from the beginning when their manager Morissa gave me a hard time and said I would need to move in within a week of getting approved when legally they are required to give me 2 weeks based on their website standards. She tried to deny my approval but wasn’t successful in doing so. Now I’m having to submit documents to them that feels like should have been the landlord’s responsibility such as how many air vents and the sizes of all the vents in this home. I love the home and I don’t know if it’s the property management or the landlord that has made it difficult and stressful since day 1

I found out I was to take it "as is" AND pay a$400 non-refundable cleaning fee. So they are collecting the fees including administrative fees yet never answered one email,txt,or phone call. I had a real-estate agent finally show it. Too shady and the home has been on the market forever Sorry for the owner. BTW most reviews oddly seem too similar!

On top of that they were demanding we change our move in date from July 26th to July 22nd and offered no way to break up the $9,070. First they said $7600 then $8800. My fiancé asked for a way to break it up, they never responded and then today send a lease over to him with the move in date of July 22nd and they want the $9,070. Who does business like that?

He’s here because of the challenges I overcame and am still fighting against. Now, diversity, equality, and inclusion means that foreigners get to participate in systematic racism against me in my own country.

Experiencia negativa: Please believe me when I say this place is a SCAM!!! I paid their realator to show me a few places. However, I have never heard from them again. I paid w95 in application fees and was told I was denied. That was it no kind of refund, nothing. When I reached out to Morissa ( leasing agent), still nothing, and this has been since May. No money, no place, and don't even think about using government assistance sections 8. They can't tell you, NO, but it's a NO for them.

Wasim and his staff take care of everything for my rental property, from any repairs that need to be made to getting new tenants if needed. They do it all. Even though I only have one rental property, FREPM gives me the same level of service as those with multiple properties. Also, FREPM management fees are so affordable, why would anyone want to handle the day-to-day hassles of a rental property themselves? I know my rental property is in good hands with FREPM. They're the best!

Wasim assisted me with purchasing two properties (sight unseen as I am out of state) and he has managed them. I have been a customer for over four years and could not be happier. Experiencia negativa: I just got my bill from them for a move out on a house that I went over with a fine tooth comb that was disgusting condition when I moved in. Most of the bathroom light bulbs were all burned out or from different brands and didn't match. I replaced over 20 light bulbs. With no credit from them. They're deducting $500 touch up paint when there was just one nail that I missed. You can see the total of the paint job was changed to a higher number they have no proof of what they did. They just want to take money from you. I am closing the pictures of how it looked when I rented it it was horrible and the smoke detectors were not in working condition nor were they attached to the ceiling. There was outlets that were burned the floors were disgusting, the garage was disgusting, the refrigerator was leaking in the ice maker did not work . This is how they rented it. And now I have to pay $500 to a fake invoice. This house is in better shape than when I rented it. This is a total scam total and I'm going to make sure I write a review on every site I can find. They were probably upset that the house was in great shape and they had to make some money somehow so they falsified this.

I can not recall a moment where I was stressing about my rental properties. Wasim and his team delivers a memorable service that is, without question, valuable and consistent. I have not heard any complaints from my tenants. The rental income comes on time. Also, any requests I have made with his staff is addressed in a timely manner. Faranesh Property Management offers an easy, accessible platform to attain monthly statements, tax forms, etc... Experiencia negativa: As a homeowner I cannot stress enough that we have had the most outrageously frustrating experience with Faranesh. From low balling us on listing payments, charging us for things we were not informed of, a significant lack of timely responses, not sending owner statements and not returning calls when asked and today we were asked what they were supposed to do with the deposit for our property. If you are a military family that is moving out of town I highly suggest you not use faranesh. It is not worth the headache.

Experiencia negativa: Fees?! Love to pay FEES for everything, then this your property management company.l! My young adult daughter trusted this company and they have done nothing but charge her for everything! Including "key fees" that were included in move-in cost. Oh pool key? That's extra. Oh mail key? That's $375 from a locksmith you are responsible for. Oh no, two months after you moved in the kitchen disposal stopped working? There's a $90 deductible for someone to come look at it. Unsure of how to get gate keys, mail keys, parking spot...for the love of gawd don't ask Trinity! She doesn't know anything and is rude as all get out! They are honestly taking advantage of my child because she is young. Fair Housing is getting involved because of the constant fees. It's beyond ridiculous and cruel. From one decent human being to another, rent elsewhere.

Experiencia negativa: This company sucks! We had to put down three months of deposit +1st months rent. We had a swimming pool that they never fixed for over three months during the summer. I had to call the health department because it turned black and was stink. Then they had a person come by to help fix the pump, then they wanted to change my pool service from 110 to 175 a month. I said no thank you I will pay whatever is on my rental agreement which is 110 a month they try to swindle me into thinking that they can change it at any time . My grandkids could not swim in the pool during the entire summer. I had guests over and My grandkids could not swim in the pool during the entire summer. .my AC was so hot thry Would say I need to change the filters I had my filters changed once a month. I had a warm AC for months. We ill had to purchase our own personal AC for every room. The living room had to have To have two ac’s. After a year I’ve had enough. I gave them a 30 day notice now they’re giving me eviction letters. DO NOT RENT FROM THESE PEOPLE THEY ARE A NIGHTMARE Went to court about a week ago and won my case they cannot put eviction on my report . They try to give me an eviction on my record when I already gave them a 30 day notice and was already moved out. I’ll keep you folks all posted next court date coming soon because I know I’ll be getting a letter with crazy amounts of fees that is owed to this realtor when it should be zero
