He guided us every step of the way and had a lot of patience with us while I looked at every possible option I could. Ultimately, he pointed out the best house and even wrote a hand-written letter on our behalf to the sellers which was what allowed the sellers to choose us over the other offers. I could not be more grateful as this has been our home since 2017 and we have been incredibly happy in it. The second time was with a sale of a condo which proved to be way more complicated and difficult then we had anticipated. Despite all the delays and things that kept coming up, he stayed with us and kept us optimistic and hopeful when we were getting discouraged and frustrated. Again, it was he who was able to write and explain to the buyer’s lenders all the information that they couldn’t seem to understand in order to get everything processed and approved. Out of state buying is intimidating, but Tyler and Julie (Transaction coordinator) really made the process smoother for me, i.e finding an inspector, a company to handle radon, maintenance person for repairs, lender, and having streamlined communication with title company to ensure we stay on track for targeted closing date. Kudos to Tyler and Julie !! I'm very impressed by their knowledge, professionalism and responsiveness. I am looking forward to working with them again in the near future.

I first came across University Realty through a Google search after repeated failures at trying to purchase a home in the Gainesville area. I'm so thankful that I reached out to them. From the moment we connected, Tyler and his team were such a breath of fresh air to work with, and they were there for me every step of the way until we closed - and believe me when I tell you that this transaction was not an easy one and I am sure that I was not the easiest to work with given the stress of everything! First and foremost, it was a miracle that Tyler was even able to get my offer accepted in this insanely crazy market. I credit much of this to his skill as an agent and his knowledge - he knew exactly how we needed to structure the offer in order to get me the best deal yet at the same time actually stand a chance against all those all-cash buyers out there. Next, when the inspection turned up issues and when the appraisal shockingly came back 23K lower than the purchase price, Tyler always had my back and went to bat for me. With the appraisal especially, I couldn't be more grateful for him - he helped me successfully challenge the appraised value, which is a rare feat in itself, and got the seller to lower her asking price. And finally, when we missed the close date due to my lender's delays, Tyler once again jumped in to marshal all parties and keep the deal on track, and we just recently closed on a beautiful townhome in Sorrento. Finally, Tyler is just a really nice guy, and it was a pleasure to work with him. I would recommend University Realty to anyone, and I will definitely be using them for my next purchase/sale.

We had many items on our wish list such as; on the bus route, 2+ bed rooms with private bathrooms, newer than 2000 building, in a good neighborhood, then on the top of that we of course had our budget. I happened to run across their website which has an excellent overview of condos around UF and Josue reached out to me to help with selecting a property. He was very helpful and prompt with his responses. As I was unable to come in person to view condos, he recorded walkthroughs for me and gave guidance on placing offers. A great bonus for him (and others at University Realty) is that they are relatively well known/have established relationships with clients and would have insider information for properties going on sale which made them able to give previews prior to the properties going up for sale (meaning you can place an offer before the place is even listed)- which was also how I finally had an offer accepted. He was also there to help with any hiccups with the loan process/condo approval. Ultimately I was able to complete my purchase without even coming to see the place in person until after closing (getting the keys was also painless). Overall I am very satisfied with my purchase and Josue did an awesome job. I would highly recommend Josue and team to anyone buying property in the Gainesville area, and I plan to use them again when I decide to sell the place.
