Experiencia negativa: Sad to say I’m really disappointed in this company I’ve been having serious problems in my unit SUCH AS SHOWER BEING CLOGGED FOR 30 whole days ! This company is terrible ! They had people move in an apartment that wasn’t even ready for move in still haven’t fixed my issue in 30 days ! Also the apartment I stay in trash outside no one comes to clean I can go and on well I guess I be the first to say this COMPANY REALLY PLAYED !

Experiencia negativa: UPDATED REVIEW TO THEIR REPLY: Gave my money in late November. They said I needed to "onboard" which I paid the money and met with them on the phone. They did not collect or attempt to collect rent until January! Beware of these people.... ORIGINAL: I am extremely disappointed with Progressive Urban Property Management. What I expected to be a professional, reliable management experience turned into a nightmare as a landlord. Communication was consistently poor. It often took days to get return calls or responses, even on time sensitive issues. More importantly, there was little to no urgency or effort when it came to collecting rent that was months behind. As the owner, I felt like I was the one pushing for action, instead of being supported by the management company I was paying. A major reason you hire property management is to protect your investment, handle tenant issues, and enforce collections. Unfortunately, that did not happen here. The lack of follow through and accountability cost me both time and money. I would not recommend this company to landlords who want proactive management, strong communication, and firm rent enforcement.

Experiencia negativa: Unbelievably unprofessional and unresponsive. We have been living in one of their Ohio City properties for 8 months. When we moved in, the unit was filthy and the washer and dryer not hooked up. WE had to clean the mess left by the previous tenants that had only worsened over the 7 months that the unit was left abandoned. Since then we have had countless maintenance issues that have gone unsolved. It took them over 4 months to repair a leak in the roof, and the water damage inside has still not been addressed. Three different people have come to look at our furnace that stopped working and none of them were able to find a solution to the problem. It took them almost 2 months to fix a broken light socket. Our water, along with the adjoining apartment's, suddenly turned off (we haven't missed any rent payments) and we were told it wasn't an emergency and the maintenance team scolded us over the phone. You can contact whomever at this management company and you will not get a response. They do half-assed work and then ask for a 5-star review on Google. Amy Pierse, the operations manager, reached out to me when these issues first started but has since ignored any correspondence since. These people do not care about their tenants, let alone their properties and those properties' owners. Do NOT rent from Progressive Urban Property Management.

Experiencia negativa: Avoid at all costs, if you’re able! They really don’t care about their tenants or their property. Our old landlord sold the duplex we live in and this company bought it. First few months we spent fighting with them trying to overcharge us after being told by multiple people are rent would not change once ownership was transferred. We finally get that figured out after MONTHS of back and forth with the office. Then, right after we sign a new lease with them we have new neighbors move in below us in the duplex who smoke cigarettes inside stinking up their unit as well as our entire unit. I am severely allergic to cigarette smoke, management simply doesn’t care. I left a note directly to our neighbors as well as reported them to management every single time I smelt cigarettes coming through OUR vents into OUR unit. They say they deal with it but the neighbors continue to do it with complete disregard to us and our pets living above the getting secondhand smoke. Our lease has a huge clause about smoking and how its terms for lease termination, yet 6 reports later I am still waking up to cigarette smoke coming into our bedroom through the vents. For FOUR STRAIGHT MONTHS! They don’t care about their property CLEARLY but the lack of care for tenants is where I get frustrated.

Experiencia fantástica: I had a great experience with Leon (technician). He recently fixed my kitchen stove and now it works fine. He was also helpful and nice. Faye received my maintenance request and I got a response within hours. She was nice and submitted the request fast. Thank you!. Also, Bob came this morning to installed a doorbell and the lock on my screen door. Everything is working now!. I didn’t have to wait long for my maintenance request to be submitted either.

Experiencia negativa: As a landlord you'll never make any money working with them. You'll lose money actually. I was a landlord and had hire this company because of the 'great reviews'. I had to move on from them less than a year later because every month there was 'fees' and 'maintenance'. They want to only hire their workers and contractors so they can hike up the price whatever they want it to be. I found another contractor myself, that was a fight trying to do that. They were saying that they will have to charge me extra to supervise him. I said that, 'that's not necessary I trust him I had his confidence from another friend of mine that owns homes in Cleveland as well. Come to find out all those maintenance and fees they were charging was for NOTHING just a way to pay their employees of however many ppl they got working with them. Also the exterminator they have working for them didn't do anything either. I went to the home myself and spoke to the tenants. They said this company did nothing they claim they did on the Buildium app you use with them.

PUPM keeps exceeding my expectations from them, and I wanted to give credit where credit is due. I have been working with them for less than a year, and their team is phenomenal. Their process are perfectly streamlined and even where their is a issue, the level of care the team has is impressive. Without going too much in details, I wanted to give a huge shout out to Neonna, Regine and Yvone for being phenomenal. I know there is a whole team that supports them and fosters a culture of go getters, and they also need credit too. Keep up the great work everyone. Experiencia fantástica: We have been with Progressive Urban Property Management for a few months now and they have really done a great job. Faye is always on the ball when I contact them and my issues are resolved in very timely manner. Two nights ago my furnace was making loud sounds and kept turning on every 10 minutes. It got me concerned so at 7am the next morning I emailed Faye about this. By 9:am Faye responded that Steve would be contacting me this day. At 10am Steve was ready to come to the house. He arrived shortly after and checked out the furnace and had it fixed and maintenance and thank goodness he did as my furnace was about to BREAK but Steve saved it now it is working great and not running bad!!! Thank You Faye for being so kind and efficient! You are always so fast at getting back to me and I appreciate you so much you and Steve saved our furnace! Thank you Steve for being so punctual and thorough and explaining everything you did in words that I could understand! You guys really have a great work ethic! Again, thank you and Happy Holidays

Experiencia fantástica: Once I was finally added to PUPM Company. Monique walked me through joining the system and she was able to get work orders left behind by the previous owner submitted by their maintenance guy Bob, who arrived the following day. Bob was very nice and completed the repair needed for my bathroom sink and he also bought me a new filter for my furnace. I really appreciate him caring enough to complete the job. I was really surprised that Jam reached out to me and asked if I was happy with the service that I received, that made my day cause most management companies don't bother to follow up with the tenant to see if there workers completed the job. Experiencia negativa: I did not have a good experience with this management company. And it gives applications fee scams. I’ve done my research, so they are indeed a real company with good reviews. Actually to many Good all 5 star reviews But my experience was a waste of time and money. I did the application as asked. They seen and received it. I screened shot the receipt of doing so. When it was time to move forward to screening something happened with them sending me the proper link. All morning We text back and forth to try to resolve it..but I kept receiving a link to redo my entire app and pay another fee. I then called in and when I spoke with the manager she was short and nasty as if I they didn’t receive my fee and implied the problem was in my end.I asked for a refund. she said that’s not how rental application work if I don’t want the place just say that. Well I do want the place or I would not have paid for an application. But if I can’t use the application fee through your app.. what exactly am I paying for? The unprofessional and careless attitude about someone else hard earn money is diabolical. She then said you won’t get a refund but you can come in because it’s been working for every one else like I’m lying about 35 dollars and the rental I’m applying for is 1350. She ended with if you want help I can come in. This online application is your process and as the manager if you can’t handle solving these issues choose another position. I hope the 35 benifits this company I will cut my loses. Be careful with these management companies these are not the owners and probably have know idea that they are scamming people and over charging for application fees. I understand we have to pay this for back ground credit ect.. but we are paying your not doing me any favors and as a customer I don’t owe you anything. This young lady was a poor representation of this company and any good experience before it. Steer clear

Experiencia positiva: I've never met Mr Bob maintains person. But after urban property took over i made a call for maintenance my call was answered within 24 to 48 hours and in 72 hours my problem was addressed by Mr Carlton. And repair done within a hour. Mr Carlton suggested something else that would make me feel more comfortable living in my apartment. I have to say even living in large 100 apartment building I am satisfied staying in my apartment now. I have had very fast response to my request and so cooperative with me Thank you Urban property management

Experiencia fantástica: Progressive Urban Property Management has done an outstanding job managing my 19 units in Cleveland. George, Amy, and their whole crew are not only great at what they do but also an absolute pleasure to work with. When I came to PUPM in early 2025, I was working with a different management company, and my properties were frankly in a bad state. I'd had one manager who kept back information for years, followed by another company that charged vast sums of money for mediocre work. I came to PUPM knowing that my units had significant deferred maintenance to handle, and over the past six months, PUPM has gotten things on track so that I am in a position to make money while also taking care of the properties for the long term. PUPM's online system for tracking repairs, payments, etc. is extremely thorough and easy to use. Everyone who works at PUPM is responsive over email, and it's always possible to set up a call to discuss issues. Another thing that really sets PUPM apart is that I know they are also respectful and responsive with my tenants. I've had problems in the past with other companies that treat tenants poorly and charge them baseless fees. PUPM works well with tenants. This is the right thing to do, and it's also better for me as an owner because happy tenants are more likely to stay. Property management is a really, really tough business. I think a lot of companies aren't as great because doing it right is hard. Other companies are dishonest and abuse trust. But George and Amy are people with integrity. They really know their business, and no one works harder than they do. They have been professional, patient, methodical, and kind to both me and my tenants. I couldn't recommend PUPM more highly.

Experiencia fantástica: As a landlord, I cannot say enough good things about PUPM. I came to PUPM after a terrible experience with previous property management. I have now worked with PUPM for over 6 months and can safely say they are the best in so many ways. They will always send you your funds and not hold onto them. They are responsive and actually pick up the phone and respond to emails within a day. They are a fantastic team. Roman heads up a great maintenance team that will take care of your properties. Melissa is a very responsive and friendly bookkeeper who will send your funds every other week, with breakdowns if needed. Monique and Ella are great with working with rents and will jump on the phone with you if you ever need to. Cristina is super sweet and will help with all sorts of things even though her job is utilities. George is a great leader and very honest. And I can't say enough good things about Amy. She really knows how to solve all problems and is so friendly and kind. She is the best property manager you could hope for. She is honest and incredibly hard-working. All I can say is I came from a previous horrible situation with another property management company which she quickly remedied personally and saved everything. Amy, I cannot thank you enough. Experiencia negativa: Went to view the 2872 west 11th townhome. Its listed across many websites as 2 full baths and a 2 car garage. The woman showing the home not only wore leggings low enough that I knew she was wearing a body suit, but she tried to convince me that 1.5 baths were 2. That a 2 car garage was the same as a one car garage with a driveway. Not once did she take accountability for showing a place that was falsely advertised. Not once did she say it was wrong. Instead she tried to convince me that the en suite primary bathroom that has a tub and a stand alone shower, technically has "two" places to bathe, so it counts as 2 bathrooms. She wasted my time, insulted me, and embarrassed herself.

The maintenance man dom was polite and professional and had it all finished in a few minutes. Experiencia negativa: Stay away from these people, they only care about their money, your safety, and your well-being will be screw up. Also, if you rent with them, they will want to include a rule that only exists with them, witch is a property insurance.

Experiencia negativa: This company is an absolute NIGHTMARE. They have taken on way too many properties and clearly can’t manage a single one properly. Repairs? Forget about it. If they even bother, it takes FOREVER. But the worst part? Our building flooded from the THIRD FLOOR to the BASEMENT, and they did NOTHING—no attempt to stop it, no repairs, NOTHING. We had no choice but to move out, and now we just found out they’re renting it out again. That place is 100% covered in MOLD, MOLD, MOLD!!! If you’re even considering moving into 14724 Clifton Blvd, RUN. And to top it all off, we’ve been waiting over THREE MONTHS for the insurance money we’re owed. This company is a JOKE. STAY AWAY.
Experiencia negativa: Previous Tenant - Be cautious when dealing with Progress Urban Property Management. After multiple instances of water damage, we had water rain down from the ceiling for hours while living at their 14724 Clifton Blvd property. They happily said they would cover our insurance deductible for all ruined possessions and everything would be cleaned up in 2 weeks. After about 6 weeks we decided to move out for the fear of mold and getting sick. This was just one of many issues when dealing with PUPM's incompetence.
