Experiencia negativa: We are property owners and have used this company for over ten years - we started with them when they were much smaller and operated under H2 Property Management. Since transitioning to Propert-T their service has declined rapidly and is very disappointing. We entrusted them our property to their care and we feel let down in multiple ways from disregard to the upkeep of our property to charging us unreasonable amounts for recent repairs with very poor workmanship. We currently have an accounting mess that continues unattended for months and we have been underpaid rents because of their messy accounting. Property manager and his supervisor are not responsive and I just can't wait for current lease to be over to change management company. I do NOT recommend you entrust YOUR REAL ESTATE INVESTMENT to this company unless management gets their act together and stops promising and start delivering what they are getting paid to do.

Experiencia negativa: I moved into my unit on October 27, and within days I experienced some of the worst property management I have ever encountered. First, at move-in, Property T Management attempted to overcharge me for a full month of rental insurance, even though I only lived in the unit for 5 days of that month. I immediately notified them and requested the correction, but no one has contacted me to resolve the issue. I have never spoken to a property manager, despite repeatedly asking to speak with someone higher than the office staff. Due to their lack of communication and unwillingness to correct their mistake, I had to serve them with a formal written complaint. Then, today, things got worse. The unit they moved me into has a known history of sewage backup, which was never disclosed to me. After a full day of rain, I heard bubbling in both toilets. When I went to record it, raw sewage began pouring from underneath the toilets and filled the bathtub, flooding the bathroom with contaminated water. This is a severe health hazard and completely unacceptable. Neighbors later told me the previous tenant had the same issue and had to shower at a gas station because management never fixed the problem. Management’s neglect, lack of transparency, and failure to maintain the property have made this entire experience a nightmare. Because of ongoing safety issues and their refusal to address any concerns, I have already submitted my notice to vacate—less than two weeks after moving in. Future renters: stay far away from Property T Management. They do not communicate, they do not maintain their properties, and they do not take responsibility for their own errors. I would not recommend this company to anyone.

Experiencia negativa: I have no idea how there are so many 5 star reviews present for Proper T. They look fake if you actually read them. They never answer the phone, they never answer emails, maintenance gives you no updates, and this is all after they rebranded from H2 or got bought or whatever happened. Maybe my homeowner was so stubborn that ProperT got a bad rap, but the communication was so sparse that I would never know any better. I had 3 or 4 different property managers over the 2 years I lived at one house, and at least 2 or 3 different maintenance coordinators. Numerous promises about property repair and upkeep prior to AND during the lease that never occurred. They completely ignored requests to repair the rotting and hole-ridden wooden porch, and made very little effort to patch the hole in the roof which was letting squirrels into the attic. The sliding glass door opened poorly and didnt lock despite 2 separate maintennace requests to repair it. My biggest issue was that the pool we had was being maintenanced/paid for by ProperT for our first year on the lease, but they stopped paying it early when a repair was required and the pool became unusable for the entire second year of our lease. At least we got to see turtles living in the pool :) It's also been several weeks past when they promised to return the deposit, and I still haven't seen it even after I got in contact with them (after the third attempt). If you find a nice property to rent, good luck. Just keep in mind that you are on your own and they are only out for your money.

He went out of his way—multiple times—to help me with an issue that most property managers would’ve ignored or dragged out for weeks. From the very beginning, George treated my situation like it mattered. He actually listened, asked the right questions, and didn’t give me the runaround. Instead of canned responses or excuses, he gave me clear steps, followed up when he said he would, and handled everything with a level of professionalism you just don’t see anymore. Experiencia negativa: My roommates and I have had such trouble with this company. When renting from them it really doesn’t feel like they’ve got your back. We’ve been dealing with a horrible smell coming from our vents from under our home for quite some time now. It was “fixed” once but the smell never went away. Now, plumbers came to fix the pipes under our home, and informed us that our pipes were quite literally deteriorating, and that’s what the smell is. We now know that’s why we’ve had issues with our sinks clogging as well. We were promised that this would be fixed about 2 weeks ago and it is now being delayed until next week, again. It’s exhausting to deal with this. We can’t even have people in our home and we can’t use our kitchen. There is no urgency.

Experiencia fantástica: The Blue team at Proper-T (Cody and Kim) made the whole moving in experience a breeze. I also can’t give enough praise to Chris for being a great agent and showing me the multiple properties I wanted to see. The electronic system they have in place makes it easy to submit all the forms they require for background checks to utility verification. I never questioned if I had missed a form but also the team was super responsive to questions I did have via text and phone call. Has been a great experience and would highly recommend them.

Experiencia negativa: Absolutely awful. Upon move-in, the place reeked of ammonia. We were promised new carpet that we never received, and then they tried charging us for said carpet upon moving out. FRAUDULENT!! The place was not cleaned at all. We spent the first weekend cleaning the entire unit ourselves. We also hired professional cleaners upon move out, yet they charged us for a “deep cleaning.” Maintenance was nice, but the property management itself did not care. They used to be called H2O property management and changed names because they have a bad reputation but DO NOT BE FOOLED! They are still just as bad. Avoid renting from them at all costs.

Regarding the carpet, the visual condition wasn't the reason for the claim against your deposit, it was the smell left from your UNDISCLOSED AND UNAPPROVED CAT. That's what ruined the carpet and forced replacement. Please refer to clause 2.1 of your lease, and you will see that it is a clear violation of lease terms, and it also outlines that you would remain responsible for all damages caused by a pet, and the charges incurred when a resident fails to follow the proper procedure to request pet approval. We're sorry that you don't appear to think that's fair, but we would not be able to put another resident in the property with the odor that was left behind from your pet. We're glad to discuss things further if you would like, and we can also provide you with the our documentation regarding the presence of the unapproved pet.

Experiencia negativa: If you’re looking for a company that doesn’t care about their residents- proper T is it. When I moved in the house was a complete mess. It looked as though nobody had cleaned or painted. The floors were dirty. The walls were dirty. There was items in the kitchen sink. There were flies on the wall. The electrical outlets were missing their covers. The floorboards were messed up. There were cracks in the ceilings and the walls. And I can remember asking on move-in day if they would be painting the walls since they were visibly dirty and they said no because that was “cosmetic” issue. Attached is pictures from move in day. Immediately after moving in, I made several maintenance requests. And it took months to complete them IF they were completed. At a certain point, we just started doing the maintenance for ourselves out of pocket. There was a tornado during our stay and we had a bunch of trees fall on the fence in our backyard. And I requested for the fences to be fixed because I have dogs. They never fixed the fence so every time they went outside, I had to watch them because they would jump the fence if they weren’t being watched. We had a faucet leak in our bathtub that was left unchecked for months, even though I had requested it to be fixed as soon as I noticed it. Because they didn’t fix this leak our water bill soared. And mold started to grow in the bathroom, even though we regularly cleaned it and bought a dehumidifier to put in there. Upon move out, I made sure to thoroughly clean the house: cleaning the walls, steam cleaning the baseboards and the windowsills, wiping off the exterior of the house, sweeping and mopping the floors, cleaning off the cabinets, vacuuming up any dust, cleaning the ceiling fans and all the mirrors. I have never thoroughly cleaned a house as well as I did when I left, but yet I still got charged a $600 cleaning fee for move out and a $300 painting fee for move out even though the house wasn’t painted when I moved in. They actually sent my security deposit claim later than the legal date they were supposed to so their request was invalid according to the Florida statutes. And I had requested the security deposit claim less than a week after I moved out. But here we are after almost 2 months of move out, and I have yet to see my security deposit be returned. My neighbor actually had a similar experience where they “lost” her deposit in the mail after she moved out. I wouldn’t be surprised at all if this “happened” to me too. The management team was incredibly hard to reach and did not care at all about their residents. I would give them zero stars if I could. My “property manager” was Forrest Speake and he was absolutely useless. The only time I ever spoke to him was on the move in date and nothing good came of it. The rest of the management team seemed to follow this terrible care of their residents. The only good thing about this experience with proper T was the maintenance man we had for the house- Cleef and occasionally Rey. If I ever had a maintenance issue, I wouldn’t even put in a request. I would just text them and they would come and fix it if they could. The house was really old and it was a duplex, so it was obvious that our side of the house was quickly built and clearly not meant to be a house. So, some of the issues we encountered would require a lot of demolition, And the owners weren’t willing to pay for that. But those two men were extremely helpful through our entire stay and I would rate them five stars independently of the company. This was the worst experience I had with a leasing company in my eight years of living in Tallahassee. I would never ever recommend this company to anyone in Tallahassee. If you are considering them don’t. Find something else cause I can guarantee it will be better than them . You will regret your decision if you decide to lease with them.

Experiencia fantástica: I absolutely love Proper-T Management Services. My son has been a resident for almost 2 years since he’s been in Tallahassee for college at FAMU. Once I had a problem with my rent being processed on the wrong bank account and I ended getting a NSF charge. By the grace of God, I spoke to Janice Santiago about my mistake. Janice was so sympathetic and professional. She spoke with the property manager Nick and he approved as a one time since I’ve NEVER been late to remove the late fees. My son is a sophomore and has two more years in Tallahassee and I feel so secure of him staying with Proper-T management Services. They’re so professional and take care of anything my son needs in his unit. I wish I could give this rating a 1000 because that’s how great this company is. Signed by Latoya (Mitch wife)

Experiencia negativa: I lived at 310 Blount Street for two years. Overall, the apartment itself was decent — I’d give it a 4 out of 5. The location is convenient, but expect consistent noise due to its proximity to a busy street. The walls are concrete but still paper-thin, so don’t be surprised if you can hear (and smell) whatever your neighbors are doing. Maintenance was generally responsive and helpful — when you could actually reach them. The real issue is with the property management team. Communication is practically nonexistent unless it involves collecting your rent. Upon moving out, I received a letter stating only $300 of my $1,000 security deposit would be returned with vague and inaccurate charges. One of the most questionable fees was a "deep cleaning" charge, despite the unit being in questionable condition when I moved in. It reeked of Fabuloso and what I later confirmed was cat urine — I even found a cat toy left behind. Walls were covered with screws, hooks, and stickers. During my official move-out walkthrough, only a light cleaning was noted — yet they still withheld hundreds of dollars. The math and logic doesn’t add up. FYI I moved at the end of April and have yet to receive those $300, it’s giving charge it to the game. And professional painting?? Lol. There were also multiple issues with towing. My car was nearly towed twice despite being parked properly with a decal. Management acknowledged their mistake the first time but never followed up. The second time, they didn’t respond at all. Nearing the end of my lease I was told there would be tours of my apartment, no regards to my schedule. 1 days notice is legal, but it is very inconsiderate. The dumpster area is constantly messy — a combination of poor upkeep, loitering, and nearby unhoused individuals — and it stays that way for most weeks. Bottom line: While the apartment itself may seem appealing, the management's lack of communication, accountability, and transparency made my time there extremely frustrating. I strongly recommend future residents document everything, go in with low expectations, and don’t count on getting your deposit back. They answer online reviews quicker than emails or phone calls — take that as you will. ***Update It’s 08/29 and I’m just now receiving a check that was “sent” on 08/26. Kim B. and Cody blamed an “accounting issue”. I reached out for months with 0 response, only to be told my voicemail “may have gone to another office.” Completely unprofessional on the companies behalf- Imagine if my rent had been 4 months late.

Experiencia negativa: Absolutely the worst property management company I’ve ever dealt with. Their communication is practically nonexistent, and when they do respond, it’s unprofessional and unhelpful. They’re clearly money hungry, charging high fees while providing little to no real service. On top of that, they turned over a house that they claimed was cleaned, but it was absolutely filthy — completely unacceptable. Save yourself the stress and frustration; I would never recommend this company to anyone.

Experiencia negativa: Truly awful experience living as a tenant of this company! As a tenant I have never experienced such disrespect from any other management company! Do not live here, the property managers do not care about their tenants! Communication to tenants was never timely and concerns went without response more often than not. Maintenance requests went ignored until they became emergent - our washer/dryer was faulty for months and did not get replaced until it flooded our unit. The company sent myself and my roommate an email stating that we were being evicted in 45 days and then immediately after followed up saying it was an "accident" and that we were not getting evicted (how does that happen?!), and then after eventually selling our building to a new property management company stopped responding to tenant communications all together, even though the new company would not be handling tenant issues until the start of the following lease term. The to-do list for tenant move out was sent out three days AFTER the lease ended, and as a result we were charged for things we were not made aware needed to be taken care of. Everything listed above have been management-caused issues! I have been attempting to get in contact with Clay for WEEKS regarding the return of our security deposit and have not received a response - I resorted to calling and after being told he would "circle back with me tomorrow" but he never did. I would love to move past this experience now that I'm moved out but the company is making that extremely difficult due to their lack of direct communication, which is something they claim to value on their website. I need answers and have not received any.

Experiencia negativa: One of the worst experiences I have had with a property. Just moved out after 2 years of being in one of their properties. The property was in an awful area - that’s my bad for not knowing. But, after my car and home had been broken into multiple times they refused to help replace certain things. I pay for maintenance services that I had put multiple work orders in for and they never would schedule or show up. At the end of my leasing term, about 6 months to closing, they eventually just stopped doing maintenance when I requested. When moving out they charged me $980.50 instead of fixing it when I requested through my PAID FOR maintenance services. They are horrible with communicating these things to you. At move out I requested a walk through multiple times and they never reached back out to schedule - instead they just charge me for things that were not broken to begin with. They say I NEED to schedule a walk through then they say the property manager will do it on his own. Nick P. not helpful in any way. When reaching out he was snippy when I expressed they are not communicating effectively after my door was kicked in and I asked why I was charged for it being fixed. Mind you, I did not mind paying for the fix - it was the fact that they told me it was covered under what I pay for for maintenance and then without warn charged my account and threatened me with extra fees if I did not pay. I signed a lease with certain amenities and they don’t compensate when it’s not provided. They change their name from H2 to Proper-T, but the company remains unresponsive and inexpressibly terrible. Please do not lease with this company.

Experiencia negativa: Absolutely Horrible Experience – Roach Infested, Filthy Apartment and Dishonest Management If I could give 0 stars, I would. Moving from Michigan, we signed our lease online because we trusted the property management. That was a huge mistake. The very first time my boyfriend walked into the unit, he immediately smelled a strong roach odor. He voiced his concern on the spot, and the property manager, Clay, completely brushed it off. That same day we found roaches crawling in the kitchen. The apartment was filthy when we moved in, and to make it worse, we discovered roach traps and spray already under the kitchen cabinets. They clearly knew there was an infestation and tried to cover themselves by pretending they “had no idea,” even though the evidence was right there. This has been the worst experience of my life and my first time dealing with something like this—especially with 2 small children. I kept reporting the infestation, but they did nothing. Pest control barely came, and when they did, it didn’t fix the problem. Management clearly didn’t care. To make things even worse, they refused to let me break my lease even though the apartment was unlivable. I ended up moving out early just to protect my kids, and still had to keep paying rent on an empty, roach-infested apartment to avoid ruining my credit. And even after moving out, they kept charging me. They even keep changing their company name to hide all their bad reviews—from “H-2 Property Management” to “Proper-T Management”—so future renters won’t see all the terrible experiences people have had. Moving to Florida was supposed to be a fresh start, and instead it turned into a nightmare. If you value your health, sanity, or money, do not rent from this company.
