Experiencia negativa: The HOA management company is increasing our fees in the Bold Spring neighborhood, but there are a multitude of issues with the neighborhood that have yet to be addressed: -Several street lights aren’t working -The lights at the basketball court aren’t properly installed, and the wires aren’t buried -The park’s trash cans rarely have trash bags in them, so trash gets everywhere -The park pavilion is not maintained despite a significant amount of money being budgeted for it. There are wasps everywhere, so much so that a resident had to take of the issue himself rather than wait for our useless “building maintenance” that the board spent $1,350 on. -The walking trail in the neighborhood is not maintained. There are downed trees blocking the path and it’s covered in mud. Even though our hoard spends $60,000 on landscaping. When we emailed Sylvia about our concerns, she sent a cookie cutter email pretty much saying this is the board’s decision and there’s nothing the homeowners can do until we take over. The HOA board needs to demonstrate that they can be good stewards of **our** money before they try charging more fees. As of right now, I would never recommend living in any neighborhood managed by this company. They overcharge HOA fees and provide nothing in return.

The representative assigned to us is rarely at work, does not visit her properties, and does a horrible job communicating repairs and updates. If you live nearby your representative, things may be different. However if your community is not within 30 minutes, don’t count on being served.

Experiencia fantástica: As a real estate agent, I struggle to get accurate information from HOA's for my client's both seller and buyer side. This is incredibly impactful to know community insurances and the "health" of their current neighborhood. Most HOA managements suck and never get back to me which makes me look bad and is also just bad to the neighborhoods they service. Fieldstone always gets me relevant info and is helpful to my business and actually manages their HOA's.

Experiencia fantástica: I am a homeowner in Ellis in Marietta and our HOA contact is Ally Venable from Fieldstone. While many residents post issues on social media sites, they don't often notify the right person to assist, Ally is that person for us. She has set up a simple contact process so we can ask for support, like when there were trees blocking our trails, and once notified she acts quickly to get the issues fixed. She is responsive and clear on what she can do to help and quickly accomplishes it. Thanks Ally!

Experiencia negativa: Not really sure what this company does... we started using them and they are worthless! if you call with a complaint they tell you to handle it. Isn't this the whole point of having a "property management" company? Our water bills are never included in our portal to pay by the due date each month so you have to keep checking back over and over to see if you owe anything and then if you somehow missed something you did not even know was posted they send you a late fee email. High turn over too, we have already had 2 different Reps in two ish years... they do not communicate with you or the neighborhood at all. Neighbors yards still look like crap and no one does anything. They charge you 3 more dollars extra to even pay your monthly bill. Adding this company to our HOA did NOTHING. Such a waste of money! They don't do anything!

Experiencia negativa: I have been a homeowner since 2020. I have had my deck finished only once since I’ve been here and it’s chipping bad my neighbors as well. My wood is rotten due to water leaks. I do have a pet that goes out on the deck that is not allowed to go out because I’m scared he will fall through the rotten wood. I also have water damage in my garage along with water damage on the inside of my home due to cement cracks that weren’t sealed. I’ve had water come into my home and wake up from a rainy night with puddles of water in my home. I did try to caulk what I thought was the problem myself, but after having Lennar Holmes come out and other professionals come out to evaluate the issue they told me this is a HOA issue and they’re responsible for this. I have not gotten any good resolutions or results yet the property manager I believe his name is Chris have contact me and told me to visit the portal. I visit the portal but being that I am a new homeowner. I’m not quite sure what I’m looking for. I have contact Fox five news channel along with legal counsel just awaiting for someone to contact me back For these issues. Mr. Chris had Tower roofing come out they said they can seal the holes and clean my gutter being that it has not been clean that one time since I’ve been living here he seen the tree limbs hanging over and there’s another leak on my roof because in my closet I have water damage coming from my light fixture again. Mr. Chris have not given any recommendations besides me going to the portal and I don’t know what I’m looking for hopefully legal council in Fox five news channel can help me. I am truly frustrated and I spent out lots of money being that I am a single mom to save up this kind of money to purchase a place only to feel like I’m being scammed. My only recommendation is if they get pleasant people to work for them because I feel Mr. Chris is a little rude and Insensitive to the issues that occurred from the upkeep that they didn’t do

Experiencia fantástica: On 7.10.25, the Heatherwood Manor community held it's virtual annual meeting hosted by Sonya Avila. I can say that since 2020, this was one of the best meetings with Fieldstone that I’ve participated in. Ms. Avila was not only thoughtful in her responses; she was professional in her manner and obviously came prepared to answer the variety of questions from the residents; many of which she was not previously made aware of. Ms. Avila came prepared and at all times was respectful of her audience and the value of their time. In my opinion, the meeting could not have gone better.

Experiencia fantástica: I have been working with Bryan Combs for over 4 years. Unfortunately a year ago he was replaced with another person who has since left Fieldstone. Recently, Bryan was reassigned as that persons replacement and the Board could not be any happier. Bryan is very knowledgeable about HOA rules, always provides timely responses and is a trusted resource to consult with for all HOA issues. We are lucky to have him as a member of our team since he makes our jobs much easier !

Experiencia negativa: Extremely disappointing experience with Fieldstone Association Management. We spent nearly four years trying to get a serious grading and mold issue resolved at my mother’s home in a 55+ community they manage (Traditions at Herrington). The problem was confirmed by both the builder and an independent inspector as the HOA’s responsibility. Despite this—and dozens of emails dating back to August 2022—Fieldstone failed to act until we were forced to pay out-of-pocket for repairs. The mold and drainage issues led to documented health problems, including respiratory illness requiring a CPAP machine and recurring infections in our family pet. After all this, the HOA Board (under Fieldstone’s management) denied all reimbursement requests, even after we offered a good-faith compromise. Communication has been slow, dismissive, and at times nonexistent. Vendors were told they’d be paid by Fieldstone, and still haven’t been. Homeowners deserve transparency, integrity, and basic accountability. We received none of that here. I do not recommend this company to any community seeking professional or ethical property management.

Experiencia negativa: If I could give negative stars, I would, as even one star feels too generous for Fieldstone. Our Board of Directors recently terminated their services due to a significant lack of communication and transparency. Both John and his manager Dan displayed borderline incompetence, relying more on arrogance than capability. If you're considering Fieldstone for your HOA management, I strongly advise you to run the other way.

But the process to gain approval wasn’t too bad and Matthew streamlined the process so I didn’t have to wait 45 days for approvals on things like a fence. As a pet owner this helped us out greatly!

Experiencia negativa: Horrible receptionist, not willing to help at all --- useless. Why would you sit her at the desk to answer calls? Horrible, awful experience. I work at closing law firm and needed to speak with someone about placing a rush on an order. Simple. Couldn't wait for me to finish asking my question. Don't try to explain this to whoever asks you about our situation because you were straight rude and you know it. "WHAT DO YOU NEED, MA'AM?" Are you kidding? I just told you. Not willing to listen when I'm telling you? Useless. Said she'd transfer me to someone - transferred me to voicemail. USELESS.

Experiencia fantástica: We’ve had the pleasure of working with Emily Bryan as our HOA manager, and I can confidently say she has been outstanding in every aspect of her role. Emily truly cares about the properties she oversees — she’s not someone who manages from behind a desk. She regularly conducts on-site visits, takes time to understand what’s happening on the ground, and approaches each issue with care and professionalism. What sets Emily apart is her responsiveness and follow-through. She communicates clearly, responds quickly, and makes sure concerns are addressed in a timely manner. It’s clear she takes her responsibilities seriously and wants to see the community thrive. It’s rare to find an HOA manager who is both proactive and genuinely invested, but Emily is exactly that. We’re lucky to have her.

Experiencia fantástica: Dealing with HOAs can be challenging as a new homeowner with no experience. I would like to specially commend Sylvia Robinson who took the time and helped us! While we had some challenges getting our fence approved initially, Sylvia guided us through the process and offered advice along the way (through emails and phone call) to ensure we met the requirements necessary for approval. We really appreciate Sylvia’s help and her time assisting us through our first HOA experience!

Experiencia negativa: Having your contact person drive-through the neighborhood every two weeks is not going to maintain your neighborhood. There are so many covenants that are not upheld. People are going rogue and doing whatever they want. So far, they have not made anyone who has created their own cheap brick border flower bed undo it and get it back to how it was. People have junk all over their patios with discarded toys, dead plants in pots, office chairs as outdoor furniture, and so much more. The pool in our neighborhood is dirty and there is trash all over that we have asked get picked up to no avail. Several mailboxes are broken, the pool gate is broken and it is just a matter of time before someone wanders in and drowns. Just because there is an HOA doesn't mean it the standard will be higher. You are just going to pay for a service with no customer service. This review will probably go unnoticed like all the other violations.

Experiencia fantástica: So impressed by the partnership of Sonya Avila!! Where do I start….as our neighborhood ventured into an important/planned improvement project, Sonya Avila was highly instrumental in engaging the neighborhood and spearheading the planning of the large undertaking. She was always open to feedback and offered various improvement ideas. Additionally, throughout the project she was always available and quickly turned-around important project deliverables (without a hitch). As we near the end of this beautiful improvement, it is plain to see that our neighborhood would not want to venture into another project like this without Sonya in the driver's seat! Experiencia negativa: We have been dealing with Ally for several years, and this company is affiliated with David Weekley Homes. They allow David Weekley to leave our neighborhood without completing all the necessary work, which leads to significant repair bills that we end up covering. Ally claims to manage our neighborhood, yet I have never seen their representatives driving through here. Our landscaping is in poor condition, and the streets are dirty because garbage trucks have spilled waste all over them without any cleanup, despite multiple complaints. We frequently encounter parking issues, with people using guest parking spaces, but nothing is being done about it. Additionally, the HOA attorney has been used to pursue action against me due to a personal grievance from a board member, who has tried to undermine my property rights and has created a significant nuisance. When I requested transparency, my request was denied. It seems the only way to get anything accomplished in this neighborhood is by threatening legal action. We are considering legal action ourselves. I would strongly advise against hiring this company.

Experiencia fantástica: There is notion that approvals take a while , well over months, but to my surprise, i submitted a modification request for a fence yesterday(Sunday) and to my surprise , i have approval on Monday morning 11 am! this is some pace!! 5 stars!!

Experiencia fantástica: I am a Resident and Landscape Committee Chairperson here at Reunion Golf and Country Club. As a resident John Albano has been a positive influence in our community. I feel that he is fair when he oversees the community standards. As a volunteer for the Landscape Committee, we work close together in decisions and budgets for my department. He often goes above and beyond his duties by offering to help with projects and a facilitate necessary repairs within our community. He is a great asset to Reunion and I am very happy to work with him.

Experiencia fantástica: We use Fieldstone Association Management in our neighborhood. I can't say enough great things about them. I have been involved with the HOA of my current neighborhood and also in my old neighborhood. I have seen and dealt with several different association management companies over the last 15 years and I can safely say that Fieldstone is by far the best association management company I have ever delt with. I work daily with John Albano, our local on site agent with Fieldstone and he is a pleasure to deal with every day. He works hard to do everything in his power to make our community run smoothly and effortlessly. He is a huge asset to our neighborhood. I highly recommend Fieldstone Association Management to anyone looking to have their neighborhood run and managed in the best way possible.

Experiencia fantástica: Tim and I moved into the Tate Reserve 6 months ago. During that time Sylvia @ Fieldstone became our liaison for approvals for the HOA. Sylvia was so patient and helped us walk through the process so that we had all the necessary paperwork in the format needed to forward for approvals. She was very efficient in that she would check our paperwork before forwarding to make sure all necessary documents were included so they would not be returned for insufficient documentation. Trust me, we made several phone calls and sent several emails regarding the 3 projects sent in for HOA approval and she always responded with a positive attitude, usually chuckling. Tim and I cannot thank Sylvia enough for her help in this process and such a pleasure to work with.

Experiencia fantástica: We had an issue we brought to Pulte's attention early on with our sales representative prior to move-in. We waited and it fell through the cracks until I contacted Jennifer Matthews alerting her of said situation and Jennifer replied immediately the same day although her email indicated she was out & in the field for the day. I was shocked but relieved. She directed us to their department which handles such concerns, I waited 3 days with no response from them. I contacted them again with Jennifer included in correspondence and she took the ball in her hands to ask a representative to address our concern the very same day I sent another email. I just wish more people had the tenacity, responsibility and promptness to do a job with excellence as she did. I'm grateful for Jennifer or I'd still be in limbo with no response again. Experiencia fantástica: I imagine whenever Ally Venable, our dedicated Community Association Manager for Broadview Place and various other communities, hears from a resident, it’s most likely a livid complaint, a critical issue or an urgent plea for help … which all translates into NOT a good thing! So, I believe I can safely say being a “Property Manager” for any Community is probably a challenging and “thankless” job. Therefore, let me take this opportunity to recognize Ally for her relentless dedication and outstanding customer service. Here is a huge THANK YOU for all the help and guidance I received from Ally since becoming one of the homeowners in the Broadview Place Development from the beginning of time - February 2018! From my interactions with Ally through the years, she has always been responsive, professional, effective and committed to promptly handling email requests, calls and addressing residents’ concerns. She has done an impeccable job keeping everyone at Broadview Place informed of revised parking rules, water billing updates, landscaping enhancements, HOA meetings, and even facilitated the publication plus distribution of our first and very own Broadview Place Newsletter in January 2025. I especially appreciate that Ally is easy to work with and understands “Time is of the essence” when dealing with items required at a property closing. Previously, I had to reach out to Ally for assistance when refinancing my home loan in 2020. Now, my townhome is currently under contract as a pending sale, and as recently as yesterday, I had to seek Ally’s help in addressing some minor repairs to the roof and exterior walls revealed in the Buyer’s Home Inspection Report. She wasted no time in sending my request over to the community contractor to rectify once I shared the inspector's findings with her. FieldStone is indeed fortunate to have an exceptional employee like Ally. Keep up the good work and Kudos for a job well done!

Ally Veneble was incredible in getting our request approved and back to us. She has helped us with other issues and has provided great, beyond expectation support. Experiencia negativa: Boy oh Boy do I miss Dawn Scarborough. On Dawn's email list her extension and direct phone number. I have email Sylvia R. several times asking when a good time is to speak on the phone. She only replies by email. (which does not have her direct contact information.) However, I am not getting direct answers which I stated in the email and voice message. My email is dated Jan.31, 2025 as of today I am no closer to a resolution. To be fair and honest, Sylvia called me Friday, March 7th@ 4.17pm, when I was getting Lab work. I called her back @4:30pm, of course the call went straight to VM. Yes, I left a pleasant message, asking her to enjoy the weather and explained the reason for me not answering the call. One would think I would've received a call today, however I did not.
