Negative experience: The customer service we have received has been unhelpful. There has been no follow through after multiple emails and calls back and forth with the representatives for the company. I moved in 7 weeks ago and still have not had anyone come out to unclog the tub that was known to be clogged prior to my move in. We noticed various insects in tge house shortly after moving in and contacted regards info on if there was pest control in place and was told someone would come out to assess and no one has. Every time I try to communicate with the reps, I’m not sure they fully understand English. Its very frustrating that we have had no communication with anyone and don’t feel there’s any support locally.

Fantastic experience: Happy Doors have been doing a great job managing our property for over 7 years. I would like to thank Rae Gran Jean and Claire for assisting in renting out the most recent property within a matter of a couple of weeks. They have all been great in keeping us in the loop during the entire process. They have all been very responsive to our emails/texts and just very satisfied with the level of communication we receive. There are also many other members of the Happydoors team that regularly update us or respond within a timely manner to any questions or requests we may have throughout the year. Negative experience: SIX MONTH UPDATE: All repairs are still not done. Most are, but now the company is threatening us and charging us an additional $25 for not scheduling a property inspection. We have sent THREE EMAILS and left a voicemail to attempt to schedule, but they say WE are unreachable and will be charged an additional $25 for every notice sent. Money grab, or just incompetence? Also, they wanted to do a full inspection only 3 months into us living here and expect a full deep clean or another charge $$ to come back. Never in my life have I experienced something like this. The place was filthy when we moved in, but they literally want you to clean every blind and baseboard before they come. ONE MONTH UPDATE: This company does NOT CARE about their tenants at all once the contracts are signed. WARNING!! We have been told multiple times in writing that repairs would be completed after move in, and none have been even confirmed or scheduled. I am pregnant and enduring a moldy bathroom that just keeps getting worse. I’m worried about my health and baby’s health. The light fixture is covered in mold, and the tub will not drain, continuing to accumulate more mold. There has been no effort/priority made by Happy Doors to get these basic safety repairs made. Now, we are looking into the Landlord-Tenant Code. It also took an entire WEEK before we got mail keys because they lost them. On move in day, we had to pick up our keys from a lockbox in a shady parking lot, even though it was during business hours. No one was available to meet us, or they didn’t have a legitimate office? We chose to live in Mililani due to the amazing community resources. However, we have been here a MONTH and they still have not completed (or even replied to) our request for a Transfer of Privileges Form. We are not able to join the community or enter any rec centers. We now have to look for somewhere new to live in just 11 months. Such a shame, because we love the layout of this unit and Mililani. The owners and this property management company are just downright lazy and irresponsible. Our first review below, boy were we WRONG. Don’t be fooled like us.

Negative experience: For the record, I have not spoken to anyone so this is just in regard to the processes they must have in place. They Have left properties on listing sites that aren’t available. The ones that are actively listed I have tried to view seem to have no urgency to show to potential tenants. I have yet to be contacted to set up a viewing, and it has been a week.

Negative experience: Move in & now move out experience has been a nightmare. I feel I am purposely being ignored by the property management team. They offer No follow up and No support with addressing issues regarding end of lease.i even went without hot water for a month. Now i have a few days left until the end of my lease and I’m not even sure if I am even going to get my security deposit back. Please do yourself a favor and use a different company like locations Hawaii, oishi property management, horalty realty… etc. seriously will save yourself the stress with dealing with these guys.

Negative experience: The stress of moving alone ! Now Sunday morning. This is 2 times with Happy Doors I made showings and they did not show up. Drove 40 min, waited over 30 outside front door in the heat of 400 keawe st. No way to reach anyone, all automated, no calls to tell us not coming, nothing. Very disappointing day.

Negative experience: We were supposed to move into a rental on Ewa Beach today. Assured the house would be move in ready. We waited two weeks for them to get the house ready. The carpets are filthy, the walls are disgusting, there is grime on the patio from grill droppings, pubic hairs and pee stains on the toilet, mold under the sink, rodent droppings, etc. Told by neighbors that nobody has been to the house in two weeks and previous tenants had to contact the owner DIRECTLY for repairs because Happy Doors was so slow to respond. Tonight we were planning on sleeping in our new home, but instead we’re now in a hotel until remediation happens.

Negative experience: This is the worst management company. They strung me along and encouraged me to apply. I have an 800+ credit score and make 6 figures. Somehow I was overlooked for a place that was only $1,4K. Even though they told me that I was already accepted. Then the guy contacts me after and tries to get me to rent a place that’s more than double then the place I was looking at. You will never get a hold of anyone because the people on the phone are from the Philippines and you can only get a call back never direct to anyone. You’ll wait for an email at least a few days. High turn over. I talked to 3 different people through the process. Also they hire some stranger to open the home and she had no clue about the property. Everyone is kept in the dark. Sound sketch to me.

Negative experience: MILITARY AND TENANTS BEWARE! 1. HappyDoors almost certainly pays for fake reviews on Google. Look at how generic and similar they all look. It is more expensive to fake reviews on other sites- look there. 2. HappyDoors places nearly all routine maintenance costs on the tenant. Read their tenant handbook- you will see that you will be responsible almost everything (A/C servicing, pest control, etc) 3. Happydoors charges homeowners a fixed price every month, meaning they take on as many homes as possible and cut costs by any means necessary. 4. He doesn’t hire kamaaina, instead hiring cheap labor in the Philippines. All HappyDoors customer service/leasing employees are based in the Philippines and provide terrible and frustrating customer service. Once they get you into a lease, they will ghost you whenever you need help. 5. Their leases are predatory and unfair to the tenant. Everything in the lease is there to take advantage of you and keep your money. Be careful. 6. When moving out, we left the house in better condition than when we moved in. They still kept $636 for cleaning costs and gave it to their friend’s cleaning business. Make sure you take photos before you move in or they WILL rip you off. 7. Brent Foster, the owner, threatened to continue charging me rent and make me pay to find new tenants AFTER the lease had ended at the agreed date and I had surrendered the keys. He harassed my family for over three weeks before he agreed to comply with the original move-out agreement. 8. Brent Foster and his company HappyDoors is predatory and takes advantage of the people of Hawaii and the Military. Because I stood up to his unfair and illegal business practices, he demanded my commanding officer's contact information TWICE, threatening to call him and complain. What a coward. Can you imagine the entitlement and ego to demand that? Before signing a HappyDoors lease, please keep looking for a little bit longer to find a home not managed by these scumbags.

Fantastic experience: EDIT: We had some repairs that we needed done and Michelle handled it promptly with follow-ups and the repair technician professional and did a great job. Thanks Michelle. Just had a great viewing of 2134 Kanealii Ave with Regina Hubbard. She was on time, professional, courteous, and a pleasure to work with! Regina was honestly the first property manager we met with that has actually been responsive, could answer all of our questions, and gave us extra helpful details to help us understand if this unit would be a good fit. Negative experience: Potential clients BEWARE - unless you'd like to experience the PINNACLE of INCOMPETENCE. This company: - Lied about fixing things that they promised to fix but never delivered (oh and they still charged for it) - Tried to send multiple invoices for other work that was already paid for (clearly poor record keeping) - Replaced the deadlock when the prior tenant left, but NEVER GAVE A SPARE SET TO THE BUILDING SECURITY (property management 101) - Repeatedly were asked to send keys to the owner - took 2 weeks to simply go to the post office and send the keys. - Then when the owner showed up on move-in day, it became evident that HappyDoors SENT THE WRONG KEYS. - After hours of trying to get a hold of someone at the company, it then became obvious that the property manager LOST THE RIGHT KEYS which equated to almost 2 days of delay. - They also REFUSED TO PROVIDE A DIRECT SUPPORT LINE when trying to resolve the issue. - When the keys ~magically appeared~, management REFUSED to meet the owner at the address to take responsibility. Seriously convinced that everyone we worked with at HappyDoors including the owner is brain dead. The only redeemable individual working there is the customer support agent, who I felt bad for because he had to represent and apologize for the company's COUNTLESS shortfalls. Disappointing experience. Pathetic company. Would NEVER recommend.

Negative experience: Edit—- I am also convinced the positive reviews are fake. Do yourself a favor and do not go through their company or rent from them! ——This has been a terrible experience working with this company. They take weeks inbetween responding to emails. They actively do not answer their phone when called (and I tried every single directory option!!) when you FINALLY get ahold of a person, they give you an answer that the next person does not. We were NEVER able to use the amenities WE PAID FOR because nobody we contacted knew how to properly give us access. And we tried for months. Inconsiderate. Inconsistent. Shady business. I would implore no owners nor renters go through this company unless u want to have a huge headache and lose a lot of money. We have lived in 7 different states and various apartments due to our work and this company has by far has been the most utterly unprofessional and difficult. —————————

Negative experience: Would not recommend renting from or using as a property manager. Had to track down the owner of my rental for Happy Doors to contact us back after emailing and calling multiple times. Had issues when moving in as they could not get the lockbox to work correctly. Also could not coordinate with the neighborhood association for us to get access to amenities in our neighborhood. Overall a poor experience

Negative experience: DO NOT USE THIS COMPANY. Genuinely the absolute worst property management “company” I have ever worked with. Horrific customer service. We had to actually drive to meet them to pick up and drop off keys……like at a public mall…. Because they forgot to drop off and give us the KEYS. So unprofessional and they actively avoid phone calls. We couldn’t wait to get out of our lease because of how awful this company was. ****THEY ALSO WRONGFULLY CHARGED US $2,000**** Shouldn’t be allowed to manage properties- I cannot explain how terrible this company is with even worse management. They operate under some shady pretenses and seriously need to be examined because I’m not sure this is a legitimate business- just take a look at the front door of a place that is supposed to be handling your property I’m also convinced that almost all of these positive reviews are fake lol.

Negative experience: Communication is absolutely impossible with these people. I’ve had countless issues during a 12 month lease that has seemed to last an eternity. NEVER. Have I not had to chase down an answer. They hardly answer the phone or call you back. Email? Forget it. I get one response to the 6 attempts. But when I do finally get a hold of them they know exactly what my issue is somehow and how long they haven’t answered for. Specifically for property 1568 Miller St. that owner apparently takes weeks to respond back and has no cares for tenants well being

Negative experience: I have not had a great experience with HappyDoors. I do not recommend this company, even to my worst enemy. When you put your trust in a property management company to manage and care for your home, they did/do not. They let a tenant move out without a thorough and proper inspection and left our home with damaged floors, floorboards, trash everywhere, rusted tub, and a house smelling like dog urine. We had to pay for cleaners to actually deep clean the home to be prepared for the new tenants (which was never reimbursed), fix what should’ve been corrected (or managed) periodically , and then pay literally over $10K to fix a tub that, by the time it was brought to our attention something was wrong, it was completely irreversible-forcing our hand to redo the entire thing. They always side with the tenants (who always seem to break everything, mostly our appliances), never keep communication open, frequent, or clear. It’s been so emotionally and financially stressful (for my wife and I - both veterans) to work with this company! Beyond disappointed to say the least.

Negative experience: It was very frustrating working with this company. I had to always be the one to follow up with them during the initial application process. I would never get a response or any type of communication unless I reached out to them. Looking for a place to rent can be very stressful and they didn’t help to make it easier. They made us pay application fees and made like we were going to get the place, only to find out that we didn’t get it after all. Later I found out that they have workers that are not licensed in the property management/real estate business. And that people have lawsuits against this company. They keep collecting rental application fees from people and not renting out the property to them. Hope more people don’t get bad business by them like others did.

Negative experience: I take my review of 5 stars back. They were quick to schedule a viewing for us. That was good. But after that Carla’s communication was terrible. On numerous occasions she would tell me she would be in contact with me in 24/48 business hours. I would be waiting for her call. It never came. Then I would send emails to ghost. I would call and call and only once she eventually answered my call. Acting like I haven’t been waiting for her call. She would give me the same story I will contact you in 24/48 business hours. And not contact me again. It took them almost a whole month to get back to me about our application. But they were so quick when they asked us to apply. Further more jeanil she was telling us that she can see our application is awaiting a response and so that’s the status. And come to find out at the end she told us she doesn’t have access to our application status. She can’t see any of that. So she was lying to us. They were so terrible. And the sad part is we really liked the rental we applied at. And we’re the first to apply. They ended up lowering the rent and making the home owner lose money because they lack in their communication skills. If this was my company I would set things straight with their employees and make sure they’re doing a good job communicating with customers. I mean we paid an application fee. We deserve some level of service. Not to be ghosted. Further more I would take the time to check on un happy customers. Because everyone customer should feel important. They treated us terribly and should feel ashamed of it.

Fantastic experience: Getting into a new home is usually a stressful and painstaking process. Especially with a tight work schedule and limited time to find somewhere to go. Working with happy doors made it a little less of a hassle. A huge shout-out to Carla for that! We first reached out to HappyDoors interested in a property that didn't end up meeting our needs. When speaking with someone about the details of the house, we were informed that they had other properties that matched our needs on their website. After a brief look, we found exactly what we were looking for. We immediately scheduled a tour (which we were able to securely do by ourselves-outside of regular business hours for most businesses). We loved it and sent our application in. Throughout our entire application process Carla had been prompt, reliable, friendly, and very patient, despite all of our questions and complications.

Negative experience: This was our first time owning a home and hiring a company to manage our property. We hired HappyDoors Property Management and worked with them for 4 years, however none of those years were pleasant. From the beginning, we did not receive the services that they promised and constantly had to follow up with them to ensure they were taken care of. After every tenant they would send us a huge bill of repairs and we would have to reference their own lease agreement for them to charge the right party accordingly. It was very difficult to get in touch with the property manager assigned to us. When reaching out, the customer service representatives would say that they’re in a meeting or out on the field and would return our call by the end of the day but would never do so. Since the assigned property manager is the only person that is in charge of our property no one else can help, so we would receive resolutions weeks to months after the issue occurred. From beginning to end, HappyDoors needed constant reminder of their own policies and procedures. The customer service from both representatives and managers were subpar and did not uphold the standards that they promised. Unfortunately, we cannot recommend this place to anyone.

Negative experience: I'm leaving this place with a 1 star because they a terrible with answering calls or having someone return calls. It feels as if they pick and choose who they wanna call back. They also aren't based out of hawaii they are based elsewhere. They mostly only do showing on weekends but allow you to choose it during the week days. Then they have terrible service. Super disappointed The property managers that show you the place are good but they really only there to show the place so they can't help you really get the place . It has to run by the person name CARLA who never did return my phone call over a week now ! Ev Time I call she's ALWAYS BUSY or JUST STEPPED OUT THE OFFICE or ON THE PHONE WITH SOMEONE else.

Fantastic experience: I am writing this review as a tenant of Happy Doors. I lived in a modern condo in Kaka'ako, over looking the business district. I sought this property in October of 2020; a time at which quarantine still existed. There were several applicants that desired this condo but as I was in quarantine, I was unable to view in person. The team went above and beyond to provide me real time videos, phone calls and what's app video calls to ensure the imagery matched the in person and confirm the state and size of unit. This really assured me and my comforts which allowed me to move forward with my application, approval and lease signing. I moved into a practically brand new condo with modern appliances, lovely fixtures, floor to ceiling windows with amazing city and ocean views. I had two assigned parking stalls. I remained in the condo for 3 years. Over such span of time, one could expect a rise in rent upon renewal. As a renter, we are normally used to seeing a $200-$400 annual rent increase. My rent increased only $50 on both of my renewals! Completely unheard of and entirely phenomenal as cost of living in Hawaii is expensive. While I did not face many issues as this was a newer condo, maintenance was always smooth and simple. I would make a request and in less that 24 hours be remedied with acknowledgement and or appointment scheduled. Those minor adjustments were AC cleaning and dishwasher replacement as the door system and start were not in sync. The surrounding area is filled with ease of access to business, grocery, 5 star restaurants, nails salons and UPS. The tower management team is absolutely exceptional as they served as 24 hour concierge. I could retrieve oversized mail at any time, buzz up food or grocery delivery. Upon move out, which included my relocation off island, Brent provided me professionalism and assistance along each step of the way. I was sad to go but very thankful for a great stay for my whole Hawaii duration.

Fantastic experience: Scheduled a viewing time slot with Regina Hubbard for unit 95-1042 Paepae St. in Mililani. Arrived early to the viewing and Regina was already prepared for my arrival. Answered all of my questions and gave an abundance of information on the property and how to apply. It was one of the easiest showings for me by far! Negative experience: The rental application is super unrealistic, long, and practically invasive. It feels like an interrogation. I managed to get all the way to the end but did not execute for the final step because of how threatening the agreement was. They want to know so much about you, I wouldn't put it past them to hire a private investigator to follow you around before they consider renting to you. And after that, there are still more hoops to jump through. It's a really amazing apartment, the best I've seen so far, and now I understand why it's been on the market longer than anything else. It seems like they care more about suing people, putting them in jail, and taking their deposits than they do about getting the place rented.

Negative experience: They were great at first. But then they became unprofessional and slow over time. I would send an email with no response or a very late response. This has screwed me over my lease agreement which was changed from yearly to monthly without me knowing even after I sent an email regarding to renew for yearly. The slow response time was not a great experience with my move out process either. When looking for a new place to rent in the future I will avoid any properties under them.

Fantastic experience: On 9/4/23, I went to see/tour 92-1141 Panana Street unit 1404. Regina, the agent/assistant manager, arrived two hours before my appointment. Since arrived extremely early, she texted me to let me know that I could come earlier if I needed to. Regina was thoughtful, professional, and courteous. Negative experience: They deserve 0 stars. Unbelievably unprofessional, unreliable and they will leave you weeks without communication by avoiding answering phone calls or emails. I would avoid using this company to rent your property because it will only cause you a tremendous amount of stress. We have had issues that have gone months without being taken care of and when you finally get a hold of anyone at HappyDoors, they will have to give you a call back and then never do. I am not sure how they can run a company like this. The only thing they are good at is taking money and not providing any type of good service. They don’t take responsibility for their faults but will blame tenants, vendors, another associate at happydoors or entity not affiliated with the company instead of assuming responsibility as the property management company. Find another company and avoid HappyDoors at all costs!!!

Negative experience: These guys are extremely unprofessional! I do not recommend wasting your time and money dealing with this company! I inquired about a unit they had listed on Zillow and asked for a viewing and application through the app and I would only get automated responses. I decided to visited their website and my spouse and I had submitted an application for $36 each. I then was in contact with somebody through email (only after they received my money) and they seemed helpful in that moment (they didn’t state their name). They even said feel free to contact them if I have any questions or concerns while they’re processing our applications. I’ve been trying to contact them to view the townhome and check on our application status. It’s been 6 days and they will not answer a single email or phone call that I send. We’ve emailed them multiple times, submitted request to schedule viewings multiple times and left voice messages since they don’t pick up their phone and we get no response what so ever. I feel as if they’re are just scamming people for their application fees. There are over 100 people in contact with them for the same unit. You’re telling me out of all these possible applicants none of us qualify? I call bs, they’re definitely scamming us for our money! Don’t be fooled by all the FAKE high ratings, trust the low ratings. We seem to all experience the same thing. DO NOT send these people your money. I feel bad for the homeowners that pay these people to rent their homes out. 0 stars!

Fantastic experience: First of all, going a little crazy looking for apartments. Haven’t had to use apps to find a home. Regina Hubbard made this all easier for me through Happy doors Property Mgt. I got an alert txt for a viewing time, she was there on time and ready to show us the place. Regina was VERY pleasant and knowledgeable about the rental. We LOVE the place and are putting in a application. I have to add that I have looked at several places in the past week and Regina was by far my favorite agent!!!

Negative experience: The "high rating" reviewers all have left 1 review. Go look. They're fake. Submitted a maintenance request a month ago, and still have not recieved an acknowledgement of it. Replied to my own email several times about the roof leak (not a drip, think several inches of water in a soup pot) and still nothing. I called once at 8 am, and again at noon because my rent payment didn't go through and they told me the lady was "on lunch" @ 4 PM. I raised my voice and like magic she was calling on the other line. Not a good sign when they're lying to you. She then asked me to leave her a positive review on Google... They take weeks to complete action items then say "sign and return this immediately" as if they didn't ignore you for weeks. There is probably mold in the attic and they should be 'managing the owner's property'. I know if I had an investment property, I very likely would not hire them for their services. The lock box was on the door for 2 months after they said someone would collect it that week I moved in. Not happy. The water is discoloring the ceiling. I likely will have to hire a company to repair the leak, then deduct it from rent. Edit: one star. Won't return messages they send you. Won't return messages you send them. Email, contact us form on their site, leaving voicemails; no response. Case study: They wanted to do an inspection and I caught covid. I contacted them 4 different ways, multiple times. It's been 4 weeks and no response to any of those messages. The inspector showed up by the way. No one told her. Still no reschedule. They just sent me a letter asking me to pay someone to clean the carpets and that I had 45 days to provide a receipt. Within a week of the letter in the mail, they emailed me a "second request" with a disrespectful "we can charge you for reaching out twice, but we'll let it slide this time". I'm pretty sure if happydoors was a vehicle, no one is at the wheel. I don't understand how they are rated so highly.

Negative experience: We decided to go with Happy Doors back in November, but they had us wait till the next year to finalize paper work. A week ago I called to set up an appointment. I specifically mentioned that we are not available in the morning. I called in Monday and it took them until Thursday to call me, to ask if I was available within an hour, which I had to decline. I have been waiting for another call, but nothing as of Monday noon (one week later). I reached out Friday before they closed via phone and via email, but I guess they are not interested in my business. So I decided to go with a different management, that will charge more, but at least I know I will be able to get a hold of someone and not forced to leave a voice mail and hope for a call back. Would not recommend this company, if you prefer good communication and feel like you are well taken care of. Who knows how the actual management looks like, if this is already problematic

Negative experience: Avoid HappyDoors Property Management at all costs. This is my first time hiring a management for my property in Hawaii and decided to go with this management since it had a decent rating on google, don’t be fooled by this. My property has been a vacant for past 3 months, my initial rental price was set by HappyDoors management which I went with it because I believed that they were expert, but each month HappyDoors Management recommended that we low our rental rates by $100 dollars, and upon asking them why they set the price too high from the beginning, wasting our time and money, they blamed it on current market trends again and again. This company will not do anything other than lowering your rental price to make your property rented, how do I know this? Because that is what they have done to my property. I’ve asked HappyDoors Management team to update our pictures (Yes, I put in our own effort because they would not do anything on their own) to include the garage, parking space, and all the other merits that can provide a decent overlook of my property for the past 2 months, but they’ve failed to update our pictures even to this day I am writing this review of them. Upon initial conversation via phone, they’ve explained that they are unable to fulfill our needs fast enough because they are short-staffed, holiday seasons, etc. but it is nothing but a mere excuse to cover their incompetency all while they asked us to lower our price yet again. HappyDoors Property Management does not care if your property is rented in timely manner, they did not put any efforts, other than posting the rent on various websites. I genuinely feel like I’ve got ripped off by them. If you are looking for a property management please avoid this company at all costs, do not be fooled by ‘good’ reviews that they have.

Negative experience: I can finally write this review now that we are free and clear from this company. Do not, I repeat do not trust this company with your property. We had a long standing relationship with Brent, however we saw the property management service severely decline over the past five years. They were double billing the homeowners for repair work!!! So many other issues to list, but I just don't have the time to outline them all. As a homeowner, this company was a nightmare to deal with, and sounds like tenants are equally frustrated too based on reviews. We have since switched to another property management firm, and it has been like night and day. So thankful we got out of this toxic relationship with Happy Doors

Negative experience: Happy doors property management is the WORST! No communication skills at all. Iv called many times and no one had called me back . They pretty much just take your money for the application process and then thats it. They don't help you to get placed in a home or give you any other information to help you move forward in your search. I will not use or recommend this company to anyone. A business with a lack of customer service makes me wonder how they stay in business . ( I cant share this with out putting a star.)

Negative experience: Don’t rent from these people. They are unprofessional, disorganized, and dishonest. When they make a mistake, they don’t apologize and correct it, instead they try to wrongfully blame the tenant. I leased an apartment from HappyDoors for one year and it was a bad experience. The unit was nice and the location was perfect but dealing with HappyDoors was a huge headache. The unit was a downstairs apartment in a house with two other units and they lied about the occupancy status of the other units. My boyfriend and I were harassed multiple times by a relative of the property owner, who was introduced to us initially as a friend of one of the property managers. When things needed to be repaired, it took weeks and multiple times contacting HappyDoors before anything was done. They also tried to overcharge us for electricity and refused to show us any of the HECO bills to justify the additional charges. At move out time the documents showed that there shouldn’t have been anything deducted from the security deposit, but they deducted extra fees for electricity usage, again without providing any documentation to justify this. When I questioned this, they neglected to even respond. Don’t rent from this company!!!

As someone who has hired Happy Doors, I BEG you as a property owner not to hire this company. IT TOOK THEM MONTHS TO FINALLY GET A TENANT IN! They are slow to do anything. Having paid extra for the upgraded package, it took many weeks later to get photos up of the rental units. Their “professional” photos look like they were taken on a phone and It took them over a month just to schedule a walkthrough. We have lost thousands and thousands of dollars because of them. PLEASE SAVE YOUR MONEY, YOUR TIME AND STRESS. They are complete garbage at their job, nobody ever seems to know what going on. They are painfully slow at fixing problems, terrible at communicating, and charge you outrageous prices on things they supposedly fix and they can never provide a detailed invoice. PLEASE FOR THE LOVE OF GOD DO NO HIRE THIS COMPANY. Ive been trying to end the contract with them but they avoid my calls. I have left many voicemails and emails, but they have yet to acknowledge any of it. Again, PLEASE look somewhere else if you are looking for a property manager!!!

Negative experience: Everyone I have talked with at happy doors has been kind and helpful throughout communication. However, the unit we moved into was NOT CLEANED prior to move in. Hair and dead bugs on floor, in bathroom, marks all over the walls, stove top definitely not clean - covered in grease, oil, and hair, windows not clean, AC units very dirty as well. A proper walk through of house was also never given to go over things like trash, mail, damages, etc. Email system that is used to communicate has given multiple problems for my and all roommates as well. It seems like priority was placed on filling unit quickly but didn’t give much care into cleaning unit or caring for unit and tenants set up.

Negative experience: WORST MANAGEMENT we have ever used while renting. We lived at our unit for two years, horrible communication the entire time. Our washing machine and dryer were coined operated, They had several issues and ruined hundreds of dollars worth of clothing but per the lease agreement we had to use them… We eventually used the laundry mat after receiving no help from the company. We also left 3 AC units in our house after moving out, along with 1,000 dollars worth of window blinds in our home that we received 0 compensation for. Per lease agreement, you have to have your home deep cleaned before the last day of your lease, which I agreed on. To later find out it can only be the company of their choice. The company we paid charged us 715 to clean an unfurnished house, and our home was spotless before the clean. As well as carpet cleaning by a company of their choice. We spent close to 900 dollars just to move out of the property… Isn’t it the property manager’s responsibility to get the house ready for the next tenants and not the previous tenants job? This company only cares about one thing and that’s is your money. I would never recommend this company to anyone.

I came to them with a tenant ready to move in and after almost a month of dragging their feet to schedule the initial inspection they came up with an outrageous price of items they wanted to replace, most of which were cosmetic and unnecessary. I asked for a quote that outlined what exactly each item cost and they failed to provide it for over an additional month, and tried to tell me that if they get a quote it would “be more expensive” because they don’t contract with specific companies. In then end my spouse and I decided to go with someone else, however these people STOLE a full months rent and security deposit from our expected tenant while we were in the process of breaking ties and have yet to return a single cent. On top of that they expect me to pay them over $1400 for their “services” so far. I strongly encourage anyone looking for a property management company to look elsewhere as these people can’t be trusted.

Fantastic experience: HappyDoors was very easy to work with. I received email updated all thru the process. Lynn Andrade was very helpful. I'm looking forward to working with them again.
