Negative experience: This place is bad for bussiness. I went there to fill out a app.for a 3 bedroom house. The girl behind the desk was not very nice. My son is only 18 and she said we dont rent 3 bedrooms to 3 adults. I asked why and the reply i got was because we dont. He still a kid. No explanation.

Negative experience: With all the 1 star reviews I highly suspect the 5 star reviews are all fake or they were asked to do them. Took my deposit and denied my application saying "background information" was the reason for the denial without any explanation. There needs to be a class action lawsuit about this company especially because they love to take application fees and then they deny you after collecting over a hundred dollars for the whole family applying. HUD needs to send testers to this company (people posing as people looking for a place to live but they are actually undercover testers to see if a property manager is discriminating against prospective tenants). Oh and anyone who gets turned down without a specific reason - check out the fair credit reporting act. There might be recourse to sue them for not giving you a specific reason for the denial. And Iowa is a one party record state. Only 1 person has to agree to recording a phone call or in person conversation. I recommend recording every single interaction with Kelly property management. Their practice of charging application fees and then denying tons of people should be investigated by law enforcement or the courts. I think if there's a pattern of taking people's money for application fees and systematically denying everyone the ability to rent there is something fishy going on and it might not be legal. And they don't tell you what qualifies as the best credit, average credit and low credit with the 3 different rent prices upfront. It's a guessing game and I don't think they have any real criteria just who they like and who they don't like. And asking for reasonable accommodations is a joke. They ignored my asking for reasonable accommodations. If they ask you if you have a service dog or service dog in training on the rental application that's illegal. That's asking you medical information which they have no right to do. They shouldn't be asking you for any information about an assistant (emotional support animal) either. It can be used against you as a screening tool for the properties that are "no pets,". And if they turn you down for a past eviction, look up Disparate Impact and file with the Iowa Legal Aid or HUD for housing discrimination.

Negative experience: DONT DO IT. Extremely rude and hostile. The general manager for some reason hates “young people” and his staff is unwelcoming and disrespectful. I literally needed simple information and everybody acting like they didn’t know what I was asking for or that I couldn’t pay but that wasn’t the issue. I only needed information about the lease and the pro august rent before I signed. Kept talking over me saying I had to pay so when I finally raised my voice to tell them paying isn’t a problem they hung up multiple times. Tried to talk to the manager about how rude the employees were and he acted like it was my fault and that I didn’t have a reason to talk to him. I wished I read the reviews before paying my deposit but I won’t be here long.

Negative experience: WARNING Do not recommend applying or ever suspecting the lower rate (even if credit score is above 800) also I recommend closely reading the FINE PRINT before paying the $59 application fee UPDATE: I recommend if your trying to get the lower rate, and they do bait and switch on you after paying application fee. Be sure to use credit card. I believe they have to legally offer you the info on your background check after they decide what your rate is. I fought it with my credit card and they couldn’t offer any info (could be because it was a scam) but it was conveniently refunded to my card (they didn’t offer documentation as needed to the credit card company). But in general stay away from this place!

Negative experience: Extremely predatory, they say they accept with with low credit, then you pay them the fee and they say you can't be accepted without a cosigner with "800 credit". Don't trust them. They just want whatever money they can get.

Negative experience: i’ve been renting through kelley property for over 2 years. getting them to do any maintenance work is an absolute joke. my dishwashers been broken for well over a year, no screens in 3 windows when i have a small child. screen door handle been broken since my first day living here, screen door held together by duct tape. kitchen counter not secured and lifts completely up. my heat went out for over a week during -40 weather and they didn’t even offer me space heaters. ended up fixing it myself and buying 3 space heaters just to keep me and my *autistic* 3 year old safe from freezing temps. currently been waiting 4+ days for them just to get someone to plow our driveway that multiple cars have been stuck in for hours while neighbors are helping get them out. steps aren’t being shoveled, we’re doing it ourselves and paying for our own ice melt. security door to our apartment has also been broken for MONTHS and even though they’re aware of me being a DV survivor they have yet to fix it even after me expressing my concerns multiple times. it’s exhausting putting in request after request and phone call after phone call just for no one to do anything. honestly the worst place i’ve rented through but the rent is cheap and my apartment is huge so i’ll be staying, suffering until i leave iowa.. everytime i talk to my neighbors about concerns they say they’re treated the same. took them a month to fix my neighbors light in her bathroom, she was peeing in the dark, showering in the dark… just look at google reviews, facebook reviews and look at the eyes and ears page for cedar rapids. tells you all you need to know about kelley property.

Has the nerve to try to strong arm us into over $3,000 in fees for carpet and such that was in great condition and that they legally have to replace after 5 years as landlords. Court will be fun! Bought a new house and will be doing everything to warn the community about these scum bags.

Fantastic experience: I rented through Kelley Property at Monarch Estates for over four years and just recently moved out only because I purchased a house. They have been very accommodating, affordable rent, always fixed any problems that would arise, kept the property maintained and clean and gave notice for repairs. I thoroughly enjoyed my time at the complex and felt as though it was my first true home. They do a great job screening potential renters and I always felt safe at the property as well. I can never thank them enough for providing me a safe space where my neighbors felt like family.

Fantastic experience: We have rented a house from Kelley for 8 years. Always fast and friendly when repairs are needed. We have had an excellent time dealing with all employees. Update: we recently purchased a home and moved out of our rental. 9 years, and they were never difficult to deal with and we got back our entire deposit. Pay your rent on time, take care of the rental and clean when you leave. If you can do those things you will have a good experience with these guys.

Our building always reeked of weed. They charged me for cleaning when we returned the apartment cleaner than we originally received it. They are a joke, find someone else to rent from if you can.

Negative experience: If I could leave them 0 or less, I would. The home was an absurd amount for deposit which I paid, and the house was DISGUSTING when we moved in. It smelled like mold and the carpets were wet. There was also some sort of insect feces on the counter. At MOST they cleaned the carpets and that was it (and they were still extremely stained). Half of the home was falling apart before the derecho. Their manager (basically the owner - no one higher up) hung up on me when we were "discussing" my deposit return because I was being charged a stop fee (which they are charging $75 for! Most stop payments are $35 at most.) for the check they say they sent, but I did not get. I could go on, I was only there for 8 months - and I ALWAYS paid on time, but the issues I had are uncountable.

Negative experience: I'd leave no stars if I could, it's been 3 days of 84 degree temperatures in my apartment. I made a service request days ago just to be told today they arent fixing them yet because it's not hot enough. Well I would say 84 degrees is hot enough to warrant some sort of help. I was told to open the windows. The windows have been open this entire time and here I sit in an 84° apartment. Oh also if you dont like bugs i wouldnt live in their apartments.

Negative experience: My experience with Kelly Property Management. I called their line and had to explained that they housed a tenet who had borrowed 200 dollars from me and fallen on hard times. The tenant would not answer the door and turns out to be a known drug dealer at 2800 A Ave me apt 17. Named Dillon. I asked the property manager to meet me to see if they would help me gain access and my 200 dollars, on the individuals pay day as agreed, this has yet to happen. Kelly Property Management does not care about the quality of a renter and safely houses known drug dealers and does not seem to care, preferring the occupancy over a quality individual. Fantastic experience: Definately good experience for me, I rented a two BR duplex with garage for 18 months. I thought rent was very reasonable at $655. Called for maintence related issues 3 times, they responded within 24 hrs. When my pipes froze during last years cold snap they were there within two hrs to repair. Upon vacating i recvd $715 of my $745.00 deposit back..(I did give apt a thourough cleaning)...What more can you ask for....I would rent from them again.

Fantastic experience: I have lived with Kelley properties for 3 years now at wonderful different locations. Each location has been simple with a little character which I love. Rent has been extremely reasonable at each one and they have always been amazing at getting my service requests done. The place I live is currently with them and I love it. Also all of the office staff has been amazing when ever I’ve had to stop in. So kind and willing to make it work as long as your being respectful. I wanted to spread a little goodness in these reviews because I feel like most people aren’t compelled to write good ones only bad ones and Kelley property is worth checking out especially if you’re on a budget. They have a place to live that fits the needs and price ranges of all people.

Negative experience: Went to view 2 apartments the 1st building both dishwashers didn't work the 2brm was not clean the carpet was so dirty the kitchen was a mess and still had the previous renter things in there the bathroom tub and toilet was clogged up and really nasty both rooms had holes in the wall. The 2nd apartment was just as bad and it had dead bugs all over. The 3rd apartment was nice. I bet if i picked one of the 1st 2 they would have accepted my application they want the black people to stay in the slums.They denied my application saying I have a eviction from 2012 even tho i had a receipt with it paid in full.

Negative experience: (1) Came home midweek, half the kitchen is flooded under an inch of water. Mgmt stressed the inconvenience of calling in maintenance @ 5 pm. (2) sub-contractor comes in to fix faulty outlets while we are out, leaves back door open, cash missing from desk drawer. Mgmt doesn’t care. (3) upstairs neighbor’s kitchen pipes on same drain as ours, they clog it. Mgmt response to status check 3 hrs after initial report: we’ll get to it when we get to it; drain the sink with a bowl until then.

Fantastic experience: I rented a Cedar Rapids apartment from Kelley Property Management for two years and experienced nothing but wonderful services from the office, maintenance, and other staff. They made renting easy and answered all my questions (on the phone and in person) in a knowledge and fair way. When I had issues with a leaky sink or battled an invasion of ants, they quickly dispatched service crews to help me out -- all while taking into account that I worked third shift and set up appointments when I'd be awake. I would highly recommend renting with Kelley Property Management. If you're fair and reasonable to them, you can expect wonderful customer service and a great apartment from them.

Negative experience: DO NOT rent from these people. They are very rude. They told me my rent came out and then I get a note on my door the next day saying it did not. Would not wave late fees when they gave me false information. One of the ladies told me she was going to hang up on me if I wouldn’t pay. She also interrupted me when I would try to speak. All they do is try to get as much money out of you as they can. They also raised my rent after living there for 3 months. Terrible landlords.

Negative experience: I don’t know where to start. The people in the office are actually pretty nice. Besides the office manager who’s a women, she just acts like she’s pissed off. She acts like she doesn’t want to deal with you. But, Rocky, the front receptionist, is amazing! So, thank you for that. This company however does not fix anything. We sent in multiple maintenance requests, because there was giant hole in our wall when we moved in! And our dryer exhaust wasn’t even attahed! So, every time we used it, the exhaust just went into our house. Eventually, we just had to go into the office and ask them in person to fix it. So, if you want something fixed, I would suggest going to the office. Also, they aren’t up to code. All the fire extinguishers in our unit were 10 years old! And of course, that giant hole, the city made them fix that. But, when we asked them to fix it, they told us it wasn’t effecting our living. They also will enter your home without telling you. We were woken up as early as 7am to people walking in our house. Because, when they decided to fix the stuff, they would enter our house multiple times to fix it without the 24 hour notice. And of course, then they failed the city inspection and had to come back multiple times to fix that stuff. Again, fixed it without notice. So, we had to deal with that. And then when would ask the maintence guys to tell Kelly’s Properties to give us a notice, they told us that they probably wouldn’t do that. If they would have done it one more time, I would have reported them to the city. Oh, and one time we came home to a ghetto looking mix matched colored van in our drive way with our front door wide open. We thought we were getting robbed! No, it was this dumb property management company fixing, yet, another thing without notice. I was dumb, I didn’t pay attention to reviews because I thought it was something tenants were doing. But, seriously, please listen to me. Listen to what I just said. Don’t rent from them. There are other companies and other units out there in Cedar Rapids. Please don’t go through hell like we had too.

Positive experience: I am grateful for my apartment. It is clean and mostly quiet. I haven't had any big issues. But once when the hallway lights went out and were out for several days despite calls to management. It was very unsafe. My garage is in horrible condition. Before I moved in I asked that the dead bird and the thousands of bird droppings, leaves, dirt, etc, be cleaned from the garage. I asked more than once and I was ignored. I eventually cleaned the garage myself which is still not in good condition.... walls, of garage and roof. Fortunately, the apartment itself nothing has broke down. My rent is reasonable though. Again, I am grateful for my apartment but I would not give this organization high marks. I am afraid this is normal for most Property Management Companies.

Negative experience: No pets allowed on literally every property they lease, not even a simple housecat. Do we not live in 2017 or something? People like to have pets.

Fantastic experience: I rented a townhouse through Kelley Property Management for almost 7 years, and I've got to say that my time and experience with them was wonderful! If I ever had any problems or issues, they were very prompt about coming over to fix whatever it was! They were great and easy to work with!!!! Thanks for everything KPM!!!

Negative experience: Stay clear away from here if you can help it. They will use every excuse in the book to try to rip you off. I gave it a star because that is the least I could give it. I've had to interact with them in helping people. Their employees are usually very friendly though but whoever decides their policy is a pirate. They're probably used to dealing with low income and expect to get ripped off also (that's the best I can do to give them the benefit of the doubt). My overall advice, only use them if you absolutely have to and cover yourself with everything you can. Follow every little thing the contract exactly and don't expect your deposit

Fantastic experience: I lived in the Monarch Estates on C St in Cedar Rapids for 6 months and I loved my apartment! It was a quiet area and my neighbors were really nice. Everyone in the office was nice and they made moving in and out really easy! I never had any issues with my apartment.

Fantastic experience: Awesome.the appartements are clean and very large for two people.i have just settled and I feel very fine.
