Negative experience: If you can avoid living at a property managed by this company I would. Unprofessional office staff and they are very non responsive. When you bring concerns or issues to their attention they will find ways to retaliate and will even bend and break the rules to evict you from your home. They discriminate against certain households and especially ones that are outside of their demographics of people living at their properties.

Negative experience: Their manager told us we were approved for a 2 bedroom apartment. We got a walkthrough and was told what was going to be fixed inside the apartment. She told us to wait for a phone call so we can pick up the keys and know how much deposit/rent we need to pay. Days go by and I give her a phone call, she said “I didn’t want to call you and disappoint you, but your application was denied the second time due to new rules being applied” it cause me severe depression because we were going through so much and got my hopes high for no reason.

Negative experience: I live at Lumen Apartments in Everett Washington Rat Infested Apartment Beware! I moved in march 2nd by the 27th I caught 3 rats in my unit management and maintenance are not very helpful. There is a big hole in one of my drawers in my kitchen that they are coming through. All they did was patch it put two traps one in the kitchen one in my daughter‘s room fast forward to April. I can hear them chewing through the walls maintenance comes back and caught 2 more! The two ladies that work downstairs Tabitha and Deanna Keep telling me there is nothing they could do that. Their regional manager told them to tell me that I have to pay $6300 to move out $6300 to move out of this rat infested unit. The maintenance man pulled out the dishwasher and the rats chewed through the tubes so my dishwasher doesn’t work and he will not replace it my dishwasher or I have to wait. You want proof ? I have pictures and videos Slum lords!

Positive experience: Sonrise Apartments is the best I’ve found in Marysville for the price, space, and distance to everything we needed. Our family moved here in March 2024 from out of state and Amy has been such a fantastic help from beginning to end. She was so friendly and easy to communicate with. We never had any issues with our unit (or if we did, it was minor and fixed right away). The visitors parking could use more spaces, but we didn't have visitors often. It was such a lovely complex and I’ll miss it! I would definitely rent here again in the future if I could. 9/10 would recommend this apartment for anyone looking to rent in Marysville.

Negative experience: horrible company. if you find out this company manages a property, you're looking at RUN to the next place. Edmonds Highlands current manager is an incompetent person who can't handle being talked to. she gets frustrated and says " you're picking at me" when I try to get help with the parking here. she allows anyone to park in the handicapped parking spot and won't do anything about the illegal parking. Of course, if you park in the spot that's NOT meant for the office, she will tag your car and tow it. she told me she follows the rules and the law to a T but 3 months later she's picking and choosing what she wants to follow, and this place continues to go downhill. I have gaps in my windows, and she refuses to fix them. my kids keep getting sick because they have the heaters right under the windows, so the heat just goes out the window, and the cold air comes in. I had a woman poop in my front area of my unit on camera, and they still let her live here, then she tried to have a restraining order put on me and tried to get me kicked out. I have had another tenant try and assault me and threaten to have me killed right in front of the cop and she still lives here. The manager never leaves the office EVER and she spends a lot of time "out of the office' or leave early all the time. I always here from her " I don't have time for this" even though she's just sitting there doing nothing. ive been living here for 7 years and we have had 6-8 managers and this one is by far the worst one. she needs a safe space because she can't handle confutation.

Negative experience: Trying contact them is near impossible via text and phone. Been trying to look at a townhouse but goes straight to voicemail and then their voicemail box is full. Can't imagine how they treat there actual residents but by their many one star reviews I would say not well.

Fantastic experience: Coast took over my apartment building from Waydmeyer in late December of 2025. Since the change there have been major improvements such as the lighting is getting better on the inside of the building.and the lighting on the top front steps is 100x better as well as the lamp is now turned on for extra light and safety. They also respond to emails in a timely manner and very professional in their response. I don't always like their responses aka with the dumpster situation. I suggested that with owner approval that they build a wall for the dumpster with a gate that gets locked up at night and no roof on it so that the city of Spokane can still service the dumpster but that was meet with "call crime check if the dumpster divers return" I have been doing that. it doesn't deter them. They don't seem to care about crime check seeing as they don't always come when you call. I would like management and the owner to think of something because I would like to be able to sleep and pay rent on time. That's the only reason way I pay late- that's where things can improve- but overall I'm happy with the staff and I'm happy with Samantha who very much keeps things professional- which helps me stay professional when talking to them. I hope and I pray that the owner keeps them for a long time because things are moving in the right direction. They are here to manage the property and they are moving things in the right direction. The dumpster may well be a lost cause (I hope not) but I do want to stay longer than I wanted with the previous management. I am starting to feel safer living at this building now with Coast as the property management company. To the owner of Westminster Apartments who sees this, I hope you keep them because they are protecting your money and making sure people are happy.

Negative experience: If you are a contractor - please stay away. Our small family owned company was hired by these frauds to inspect and fix a dishwasher at one of their properties back in November of 2025. They ignored our invoices and continious reminders to pay balance for the service call. Finally, 2 months later we received an invitation to become their vendor but WE HAVE TO PAY FOR IT! Can you imagine? I am flabbergasted by their way to conduct business and hope they will close eventually!

Negative experience: There’s no option for 0 stars. Beware to all investors who are looking into hiring Coast Property Management to run their portfolio. It’s not a fluke that the company has all 1.0 reviews from tenants and vendors they contract with. Only five star reviews are from their own Coast employees. They hire property managers who do not know or follow Washington state law. A huge liability especially in today’s economic climate. Ex: My mother lives in a low income apartment complex they manage.. My mother’s last property manager (she has had about 4 different ones during her tenancy there), Deborah, served her a 30 day notice because she wasn’t sure what rent had or had not been paid. The notice listed non-consecutive months of rent not being paid for 2024. Their policy is that any rent accepted goes to the unpaid balance, so the months listed on the 30-day should be consecutive. All months (7months) listed on her 30 day notice were actually paid and we brought in proof of payment to the office. But before providing proof I asked why was she served this notice? How does the office not have record of her payment and where did the money go if it wasn’t applied to her account? You send out 30 day notices expecting the residents to reconcile your books for you? Deborah was unable to answer me. Furthermore, Deborah’s tone was rude, told us she didn’t have time to go through it all at that moment. Deborah also said she wouldn’t speak to me due to confidentiality because I am not the tenant. My mother was in the office with me at this time, she asked me to come and advocate for her. I’m a real estate investor myself and well versed in tenant landlord laws, which is why I showed up. Deborah told me I needed to sign a form to be able to speak on my mother’s behalf and ask questions (even though we came into the office together). She told me she didn’t have time to get the form now but she would email it to us later. Later? You served someone a 30 day notice, this is time sensitive! She said the last property manager before her left the place in shambles so they were trying to recreate peoples ledgers, she needed my mother to provide proof of payment for almost the entire year to avoid eviction. Additionally, that she couldn’t comment on what managers before her did…. Excuse me, what? Absolutely not. We had already spent time reconciling previous payments made through bank statements and money order stubs, before coming into the office to talk. Provided proof to Deborah. It is not the tenants job to reconcile ledgers when there has been mismanagement in the office. She rescinded the notice then and there due to proof of payment. She wasn’t able to say why their records show no payment. HUGE red flag! I am concerned about embezzlement. Mind you, we came to the office during business hours. The door was locked, no sign saying why or how to reach anyone, so we knocked. Deborah came to the door. We wanted to talk about the 30 day and she said she was processing rent payments so she didn’t have time to review it with us. Isn’t that what a property manager is for? I took the day off to be present to advocate for my mother during this time. We had previously tried calling but no one answers the phone (as all other reviews listed below mine, corroborate). We pushed to speak about it right then and she let us in the office. Since then they’ve hired another property manager, Marci. Same kind of issues again with the new manager… This is one very small glimpse into how they run their properties. Unprofessional. There have been a myriad of other issues and there isn’t enough space to leave it all in a review. And yes, we spoken with upper management, same run around. This is property offers low income and affordable housing for people who are not financially stable or literate. Their mission is to reduce homelessness and poverty for residents of Snohomish County. Except I see the exact opposite of that happening…

Negative experience: Worst property management company out there.. Im a contractor who has done work on some of their properties for years.. They have went down hill in the last year big time. I have invoices that they have NOT paid for over 6 months, totaling tens of thousands of dollars!! A couple weeks ago they finally cut a check for a very small portion of what is owed to me... I deposited said check only to have it returned NSF days later. So now my bank account has been charged hundreds of dollars in NSF fees for all the purchases I made during the days between depositing that check and it being returned from coast's bank. This company has no morals, no integrity and no respect for other business'. Think long and hard before doing any work for this company on any of their properties!!!

Negative experience: If I could give zero stars I most definitely would I moved out the beginning of December as my lease was coming to an end and living in there run down apartments was not ideal for myself and 3 babies t hey would refuse to fix anything that went wrong the first month in me living there my Kitchen floor was flooded because they taped plumbing underneath the sink and refused to fix it correctly my dishwasher broke and they refused to replace it so I purchased a new one out of pocket after saving up now that I have moved after paying full rent for December and not living there they are refusing to give me my rent money back and deposit and not returning my calls or emails would not recommend renting from them if you could help it especially if you are on a budget

Negative experience: I stay at a property that they are now managing and when I tell you NO ONE i mean NO ONE ANSWERS THE DAMN PHONE!!!!!! I have had a work order be closed out now to my knowledge that was NEVER EVER talked to me about as far as even a scheduled appointment. And now I have water all on my floor because they have failed to come and fix my Garbage disposal that is not causing my dishwasher to leak. I swear this is ridiculous and I wish they would have kept the old management company. If your on hold for to long the phone just will hang up for EMERGENCY MAINTENANCE like WHAT THE HELL!!!! DO yall expect for us tenants to do when something really happens. WORST MANAGEMENT COMPANY EVER!!!!

Negative experience: Review of Theodore Apartments & Their Property Management I am a current resident at Theodore Apartments, temporarily relocated within the property due to plumbing and mold issues in my original unit. While I appreciate the effort to move us during construction, the unit we were placed in was not move-in ready by any professional standard—and the conditions raise serious concerns about health, safety, and management priorities. Upon entering the temporary unit, it was immediately clear that it had not been properly cleaned or inspected: • Mold was visibly present around the toilet rim, dark and embedded—not surface mildew. This is a clear sign of long-term neglect and a failure to follow basic sanitation protocols. • The duvet left behind was stained, dusty, and showed signs of fungal growth, which is both unsanitary and unacceptable in any unit labeled “renovated.” • Paint was peeling in several areas, revealing multiple layers and patchwork attempts to cover deeper issues. • Spiders and debris were scattered across the floors, and the sink was already clogged within four days of occupancy. As someone with property management experience, I know what a proper clean-out looks like. This was not it. The unit appeared hastily patched after construction, with no attention to hygiene or habitability. During the construction process in my original unit, the power was shut off without notice. No communication was provided about food removal or preparation, resulting in the complete spoilage of my groceries. I was issued two gift cards—one with a zero balance and the other with $15. This response felt dismissive and inadequate given the financial and emotional impact. To add insult to injury, I had just returned from a trip for my grandfather’s funeral when I was told I had less than 48 hours to relocate. No time to retrieve food. No support. Just pressure and chaos. I want to acknowledge that Bri and Kayla, the on-site managers, have been kind and responsive. However, their efforts are overshadowed by upper management’s decisions that prioritize surface-level upgrades over real safety and sanitation. A new stove or vanity does not erase mold. It does not make a unit livable. I strongly urge Theodore Apartments and their management company to: • Conduct full mold and plumbing inspections across all units • Implement professional cleaning standards before any relocation • Provide clear, written communication during construction or emergency moves • Offer fair compensation for losses incurred due to mismanagement Until these issues are addressed, I cannot recommend Theodore Apartments. Residents deserve clean, safe, and respectful housing—not just cosmetic fixes and empty gestures.

Negative experience: From the very beginning, my experience with Coast has been fraught with frustration and disappointment. It’s deeply unfortunate, considering that Housing Hope—an organization with a clearly admirable mission—entrusted Coast with overseeing property management. I have always believed in the vision and good intentions of Housing Hope, and I truly support their efforts to assist individuals and families who need a fresh start. However, the reality of working with Coast has, in my experience, fallen far short of what Housing Hope stands for. My journey began in October 2024, when I applied for a ground floor unit due to my mobility challenges. Despite this clear and documented need, I ended up moving into a second-floor apartment in December, much later than my original move-in date of October 31, 2024. Throughout this process, communication from Coast was consistently lacking. My emails and requests for updates went unanswered, and when responses did come, they were often empty apologies that felt more like an attempt to brush me aside than to address the problem. What made matters worse was the feeling of being blamed for issues that were not of my making. Even when I provided email evidence to back up my claims, the accountability seemed to vanish, replaced by a repetitive refrain of, “I’m sorry,” which, over time, began to ring hollow. It felt as if sincere efforts to resolve my situation were replaced by a pattern of avoidance and, at times, even retaliation for my persistence in seeking answers. Now, as of July 8th, 2024, I find myself still entangled in the same cycle of disregard and unmet promises from Coast. Despite my patience and repeated attempts to communicate, the response has remained unchanged. The contrast between Housing Hope’s inspiring mission and Coast’s lackluster management could not be more stark. In sharing my experience, I hope for a future where organizations like Housing Hope are represented by partners whose actions reflect their values, where communication is open, and where those seeking stability are met not with indifference, but with understanding and real solutions. Until then, my story remains a testament to the need for accountability and compassion in property management.

Erin, the manager on property worked odd hours not consistent with the office hours posted and then quit her job without informing tenants three weeks into our lease, the only reason I found out was through the maintnence guy while he was telling me that he would get to me eventually. Upon move in , the fire alarms were going off with no help to get them fixed and eventually when the maintnence guy came to do it, we discovered other issues. There was sitting water in the washing machine, the dryer doesnt fully work, there was mold in the master bathroom, and the dishwasher doesnt work at all and also had sitting water in it. A month and a half in and none of these issues are actually resolved besides the fire alarms. I have respectfully been trying to communicate with the maintnence guy regarding the dishwasher and have been pushed againa nd again before recently he completely shoved me to the side, entirely not ok. When trying to get this addressed, I only have coast management to contact because Erin is gone and has not been replaced. Coast does not answer any phone calls and if you can even get to someone, they will only say someone will give you a call back, and then dont. The apartment isnt even that nice to be having all these problems for the cost. Do not move here. Biggest regret of my adult life.

Negative experience: Worst company I've ever dealt with.They are nearly impossible to get a hold of. My apartment manager is absent more than present, works her own hours (that are different than posted hours) and never notifies what those hours will be. The area manager rarely responds to messages, and when she does, it is so rude and unprofessional. The phone number the company tells you to call only gives you an option to leave a voicemail (spoiler: they never call back). It is so disappointing and disheartening to have to deal with them.

During our discussion, Kevin stated that your legal counsel had been in contact with mine. However, my attorney has confirmed that this information is inaccurate, as neither I nor my attorney has received any communication from your representatives as of Thursday, May 8, 2025. Today is Monday May 12, 2025 and I still haven't received any responses. I am writing to express my concern regarding the lack of response to the incident in which I was injured on your property February 19,2025. The stairs didn't get fixed until April 2025. It is my expectation that when a resident experiences an injury on the premises, a timely response would be initiated. I would appreciate it if you could ensure that someone from your team contacts me or my attorney as soon as possible to address this matter. Negative experience: Please do not rent from any property that is owned by this company. Unfortunately, my boyfriend and I have been living with bed bugs. After realizing what we were dealing with due to getting bit, we reported it to management. It took a week for an alerting canine to come and confirm an infestation. Once confirmed it took another 2 weeks to even get a treatment. However even though a heat treatment has a 90+ percent success rate, it was unsuccessful and we notified management again who could only offer us an apology and that they are working towards a solution. It has almost been a week with no notice or plan to get rid of bugs that violate health codes. I am losing sleep because I am paranoid about being bit because I am allergic to the bites. Not to mention our sink is leaking. I put in a request but our management hasn’t been in office to attend to it. I also found another bug to which I do not know the name of but it is one problem after another with no resolve. I wish I could blame myself however we are as clean if not more clean than the average. We sweep, vacuum, mop, shower, wash laundry, take out trash, and clean dishes every day. We even take shoes off at the door. We take every precautionary measure and yet we are stuck with bugs due to other tenants and management ignoring the issue instead of coming up with a solution. I am extremely upset and disappointed with my experience and I shouldn’t have to pay rent to live in an infested and broken apartment. I wish I could get out but I can’t because who has the money to break a lease or afford a hotel. Ugh. I would never recommend this management company.

Negative experience: Renters beware! Evergreen residences branch in Everett, WA is no better. I have lived here exactly 28 days and nothing I have requested to be repaired has been fixed, they just mark it as "complete" on the website. Most things are a safety concern. The maintenance didn't want me to do an apartment walkthrough check off list upon move in, then wouldn't pick it up to turn in to landlord. Charged me two extra days on my rent without me having moved in yet. Accused me of an extra tenant two days into moving when I was just getting my family and friends to help me move and unpack. This would risk my housing voucher, so pretty big deal and huge accusation. Everything they say is a lie and manipulation. Exactly why they do not have an evergreen residences review page. Bunch of crooks!

Negative experience: Zero stars. They literally were in breach of contract a little over a year ago. Follow up maintenance (after inspections) rarely happens. I can't remember the last time we even had an inspection to be honest. Have had so many different managers I can't count, and we are currently without one, yet again. Takes FOREVER to get anything done. Not to mention they can't even tell me who owns the home I live in. Voicemail often full. Unanswered emails. They seem to be the worst with their low income properties, so that's nice, NOT! And they do not answer the phones nor do they return calls. But see, they commented on here that I could just give them a call. And now they get to say that they tried.....please So sick of their crap!! They also should get their accounting department in order

Negative experience: My experience with Coast Property Management has been frustrating to say the least. For almost two weeks now, I've been dealing with an ongoing leak in my unit, and the response from management has been far from satisfactory. The maintenance team mentioned using a moisture meter to pinpoint the issue, but nothing has materialized. Rachelle Sims, the property manager, seems more focused on dismissing my concerns rather than taking action. There is no point of calling their emergency maintenance, as the individual on call with lie to you, stating they are coming over. Maintenance team does not have high craftmanship as issue will be a band aid fix and will break within a month. Additionally, there's a serious fire hazard with my cooking range; while I was told by the maintenance supervisor that a replacement would be provided, Rachelle claims it’s operating as intended. This lack of urgency and care for tenant safety is unacceptable. I cannot recommend Coast Property Management based on my experiences.

Negative experience: This company doesn't want to help anyone they are horrible I moved in a year ago I'm section 8 and they want lease renewal with a 135$ increase been here only 1 year I could see increase at second year mark or a less of increase no one can afford to buy or rent then they make us pay garbage same rates as living in a house for everyone who moves out and dumps there garbage that they don't want to take with them and then charge it back to the tenants that still live here vs put up cameras and charge the tenant that left from their deposit....don't tell me to talk to mangers on sight bc they always say it's coast charges and there just doing there job per coast.....coast I a money hungery company sad when they own property are over Washington state Alsaka and other states......Coast you suck and just want to take advantage of the less fortunate sad moving as soon as I can

Negative experience: This property management is the worst. I live in one of there complex’s and I’ve had some stuff happen. I had complications with my pregnancy and my hours were cut from work. I informed our landlord and we got caught up. We don’t live a perfect life, things happen in life but do you think coast cares no. They are money hungry property and don’t care what happens in life. I’ve called to talk to them about what was going on so I could get a payment plan going to get caught up. As soon as I find a different place to live our family will not be coming back to this apartment complex nor coast. But if I was you don’t move into an apartment complex with coast on it. They will scree you in the long run!

Negative experience: My family has been sick for a year. Finally after escalating the issues to Coasts supervisors I got an air quality test confirming my worries have been valid. Mold, high carbon dioxide. They're not doing anything for me or my family. My baby has had chronic respiratory issues and pneumonia on top of rsv last Christmas. We are staying in a hotel, I can't afford that! There's no response on how they plan to remedy the issues. This company is harmful to its tenants. This company should be shut down. I intend to go public and get an attorney, stay tuned as this story unwravles because this is going to rock the boat. I will fight for my family. I will fight to be heard and this is the most unprofessional company I've ever had experience with.

Negative experience: This review is from Edmonds Highlands apartment complex! I spoke with Summer the Regional Manager about contact information for there legal team and am currently waiting for a response! So today my wife calls me while she is working from home she is currently 9 months pregnant. She was complaining she was getting a headache and there was a strong chemical smell . She noticed she got extremely light headed while standing up. Come to find out they are doing TUB GLAZING in the downstairs unit below . Well they didn’t think to let the residents in the building to know this was happening. They are a joke they can’t even do a full tub replacement cheap and they wanna raise the rent because they put new signs up. This is what is says what needs to happen when this is performed! It is strongly recommended to not be present during a bathtub reglazing process while pregnant due to the potential harmful fumes from the chemicals used. I just walked in to the apartment that my wife had to leave work early 3 hours ago. The smell is was so bad we cannot sleep here tonight! Thank god we are moving out at the end of the month!

Negative experience: Contratan manager que no están actos para resolver quejas. Incluso fui para romper el contrato y me lo han puesto difícil tanto así que decidí quedarme los 4 meses que queda de contrato y a sido un caos. Negative experience: I have to agree they are the most unprofessional company to deal with.... But then again I understand that the job is not easy,.... It is probably mentally exhausting with the paperwork I could just imagine.... Especially having to deal with multiple properties of people. And then people also make an excuses about finances versus the people that actually work their butt off and trying to make ends meet.... So I'm going to change my rating of stars to three stars... Because I can understand that it's not an easy job. But at the same time communication totally sucks. Because when it comes to communication I'm all for it 100%. But trying to communicate with them is very difficult and again it's probably difficult for them too. Because I'm not I know that I'm not the only one to deal with.... They have thousands of people that they have to deal with and get too... So I'm going to do something different in my life time to admit that I'm not going to just blame them and probably the fact that they're low staff as well. But things need to really get up to date because if they don't want to make things harder I feel like even if if you can't pay your rent on time or something at least make it an option to do it online... But that's a whole different subject. All together the communication is just really bad.

Negative experience: Update I got a call from Capri today and she started off by saying how can she help me? Like I'm not an applicant and haven't been waiting. They let me know they don't know when I am moving in and my application is still under review. They said that almost two months ago. My coordinator reached out to them by phone and email and they act like he never contacted them. That shows you how much they pay attention to their work and her secretary didn't even let her know he's been calling. She said I was being belligerent for having a sturn tone and being put off for months on talking to her and finding out what's going on with my place. My coordinator let me know they moved two people in recently but she didn't say they started moving people in I have two kids l don't have time for games I've been patient for almost a year. I told her I made a review she said that's good for me. WOW. I'm not the only bad review here so they must be not doing something right.

Negative experience: This company is a joke paid rent on a unit in sedrowoolley never missed a payment and and get called about rent not paid even when showing proof from the bank a 2 day fiasco. Since when is it not good enough strait from the banks mouth very unprofessional staff and could not get another contact from management to contact someone who could really help its a two ring circus in the office can't belive this is a real operation going on here .. wow

Negative experience: The entire Coast Property Management's in Everett, WA are clearly have no professional liability, when it comes to their tenants or clients. They don't answers or call back to their tenants, when it comes to thier concerns. Good thing, I'm only here for temporary housing. I can't imagine living on their properties for 5 years or more. Negative experience: We have a very violent neighbor in our apartment complex, who constantly harasses and threatens others, but this management is not doing anything to stop this. Two of us has protection order against this tenant, numerous police reports, yet the management keeps saying, their is nothing they can do. They promised they are starting eviction process, but nothing is being done. Just yesterday, the manager, who is almost never here, told me, unless this tenant physically hurts someone, they can't evict him. We are very scared of him, as he is a huge, strong man with a criminal background, who also came at me last year with a knife. The police knows him very well, but they say, this is management issue. UPDATE: I keep calling this company and keep leaving messages on the district manager's voice mail, but she is not returning my call. Again, shame on this company. They produce these auto replies here to call them, which I do and also the other tenant, but of course they ignore us. The worst thing about this situation, this is a senior citizen's complex, most of the tenants are frail, elderly people with mobility issues and they allow this huge, strong man to threaten them.

Negative experience: Don’t trust Coast Property Management any farther then you can spit. They fail to return calls as promised. Fail to follow up on maintenance in a timely manner. Watch out when you move out for the want to keep your entire deposit even if you clean it to a higher standard then when you move in. They demand a professional cleaning service even though it’s note in your lease. Stay away from any property they manage.

Fantastic experience: Its the beginning of the month and today was the day I needed to pay rent. This establishment has been the drop off for the apartments that I live at. The establishment is a building on the corner of street. Outside the building it is well kept and clean. You do need to take a few steps to walk up to the front door. This establishment looks to have a door ringer/call button to ensure the safety of co-workers and others in the building. So I pushed it. I can see through a this window next to the door, the desk of the receptionist. Truly my own assumption if I am being honest. As I entered through the door I was greeted with a smile and a "how can I help you". I asked my questions that were needed and another lady from the office came up and helped the receptionist. They were very helpful and with much knowledge of what my needs were. I received the numbers needed. I had a great experience with the ladies. I handed over my rent and grabbing my receipt.

Negative experience: They have screwed my ledger royally adding fees and charges not allowed per rental assistance contracts multiple times. They don't have "sccess" to my ledger beyond June 2021 and I've lived there since 2017. Have had 5 different property managers in my area in the past year. This management company is trash to work with and for (according to the 4 employees who quit this past year).

Negative experience: The management crew is very disrespectful and rude and can’t take any ownership of mistakes and out the blame on tenants. You can’t get a hold of them because they are short staffed, plus they pay there maintenance crew guys $30/hr who don’t have a clue what needs fixed and how to fix it because they focus on YouTube for there resource how to fix things. They employee’s who recently got off surgery was not given an excuse doctors note or give certain restrictions and property manager allowed that and kept it under wraps so the state wouldn’t know. I mean, I get it you have to support your family but at least get a doctors note first and restrictions so you can still work and perform simple job duties. The management have to get rid of people who hate their jobs, find maintenance people who can do the work 100% and efficiently, this isn’t arts and crafts with glue and some sticks. I am deeply furious what people pay here for rent with minimal fixture and keeping tenants happy and making them feel safe and at welcome and being taken care of, all they will do is take your money and not seeing your deposit ever again, excuses with these people is always something else or the same but mainly you get blamed for it. I rate this place as a one.

Negative experience: Do not rent from any property that is managed by them. Will blatantly steal your deposit then refuse to communicated about it. When I moved in my apartment was somewhat dirty and literally had several items left by the previous tenant. Then when I moved out they charged me $500 for "light cleaning". Absolute theft to charge me $500 when the place was SIGNIFICANTLY cleaner than when I moved in.

Negative experience: First off, the people in the building are good. But No manager for 2 weeks now. As the manager quit. People coming in to check on the progress of what they were promised for moving in. Coast doesn't answer phone calls , not keeping tenants informed of what's going on. The building needs repairs, but vendors aren't getting paid.

Negative experience: Horrible Management Company. No morals, completely lacking in ethics. If you want lies, evasion and poor service these are the people you want. BE WARNED! Do not rent at Salem Village in Mt. Vernon, WA. It will be the worst mistake of your life.

Negative experience: I can only judge this company by the face of it, in my case, the property “manager”. She makes up her own hours at flaky whim, is deceitful, passive aggressive but sometimes plain abusive, makes up policies as she desires, or at least enforces them that way. I’d think you wouldn’t train them to yell at us for getting locked out by accident ! For leaving a coffee cup in the sink, when the halls are a mess. When I moved in, they brought out a huge lease agreement and proceeded to sign each page without me even reading it. Varying , inconsistent “rules” about pet ownership and my car has been broken into regularly, with no cameras ever installed.Don’t you screen these people at all? ANY qualifications needed at all? Her girlfriend hangs out with her in the office IF she shows up, they lock the door and giggle away in there, ignoring us as we knock on the door. Yet she could threaten me and campaign against me for her whim of the day. One day, butter couldn’t melt in her mouth, she doesn’t care about anything, the next she’s a harpie, accusing good ,honest people of the most absurd things.Why not hire those who can speak to us without hurting us? To scream at paying tenants, with contempt and disrespect for ANY reason is immoral. It could push the vulnerable among us to harm., because these are our HOMES. (Remember that concept?) They could be professional without ruining our feelings of self worth , I think! No need on earth for abuse.A coffee cup? Hire grown up, honest folk who care about integrity, honesty ,good faith and mutual respect, please. People like her, abusing their small powers are very dangerous, and Coast property is responsible for their human rights abuses under their watch.

Negative experience: Coast Property Management is a terrible company. They took over our apartments late last year and trying to get maintenance to fix anything was a joke (the maintenance guy was nice when he finally came tho). We have since moved and 2 months out still have not heard anything about our deposit being returned. No email response and voicemail is full so I cannot even leave a message.

Negative experience: Renter beware. They're nice until you park incorrectly. They'll make sure your car gets towed with no warning. Save your $500 and find another management company to rent from. God forbid you make one mistake on their property.

Negative experience: I enjoyed living in my own house, however the neighbors sucked we were constantly being told something different as a complaint I never thought I’d rather live in a rv the a house in my life. Then now we moved out and it’s difficult to get the security deposit back because they don’t do it for the primary renter they do it for every single person on the lease, even if we are the only people that paid. And we’re the ones who did the security deposit before we had roommates, so now we have to get everyone’s signature when we don’t live together. And corporate took me a while to get a ahold of. Very happy to be out of that place now.

Negative experience: I reside at one of their properties in Kodiak, AK. This property needs to improve. Secondhand tobacco smoke is toxic and deadly. If you to like open your window, to step outside the building, or walk around the property grounds without breathing in secondhand tobacco smoke, don't move here.

Negative experience: Literally the worst property management we have ever dealt with. They are very unprofessional, nonresponsive to calls, emails even the onsite office is always closed, with a do not disturb sign on the window asking people to call if they need assistance, yet they never answer calls!!!

Negative experience: If I could give a zero star review, I would. I will never rent a property that is managed by Coast Property Management. The assistant property manager was a nightmare to deal with the entire time we lived there and very unprofessional. They have horrible, well no customer service at this point and are completely unresponsive to emails and calls in regards to our deposit. Looks like we may need to get a lawyer involved. Beware of this management company.

Fantastic experience: As a former tenant at a property managed by Coast, I can say from personal experience that their staff will go above and beyond for their tenants. There wasn’t a single issue I had that wasn’t addressed immediately! I took it for granted when I lived there, and now that I’m at another property that isn’t managed by the same company, I can see just how good I had it.

Negative experience: I regret dealing with this company, I rented an apartment that was managed by coast management. Constant rent increases, the landlord who was my contact for the unit was ruthless with rent increases, showed no mercy, and complete disregard for people in the lower income bracket. Negative experience: It seems as thoughmanagers here are hired for life. I live in a buolding manages by this co and the manageris neglecting the property s, dicriminatsd and harasses anyone who questions her. We cannot use the washer and dryer because she will not make a phone call, the building is a pityful mess. It has not been cleand once in the three years i have lived here. True insanity. The worst part of it is that we are sipposed to be epart of the art community and we are not allowed to be creative and make our place beautiful. The manager wants it plain. Oh, and she gets free rent and $20 !+ an hour. For nothing. Only collects rent and that can be paid online

Negative experience: Beware!! Worst experience with the management. We rented an apartment in Washington state which was taken over by Coast. For 10 months they haven't returned our deposit, won't answer calls, emails, and registered post. They were not available in person during normal business hours and even changed the local office phone number and wouldn't share it. They had the audacity to claim we owe them $3000 for complete carpet repairs when in fact they owed us about $1600. We have all records and paperwork but it has been a nightmare getting on back since we had to move out of state. Recently I heard that that particular apartment complex is now under new management.

Negative experience: Living at a property in Lynnwood called Meadows at Martha Lake was great when I first moved in, with an awesome manager named Tyler. Management changed and things went downhill, this place is very spacious but not kid friendly, very unprofessional, rude management staff. I will be relocating very soon.

Negative experience: I was treated like I was wasting her time. Two tours, earned respect in Martha Lake for 11 years and Naomi had the worst customer service skills ever!!! I have spent 27 years in F&B. Know customer service. Snobby, almost to the point of being racist!!

Negative experience: I’m not sure if it’s this place that is responsible or if it’s the manager that manages my complex either way, someone isn’t doing their job! I moved in to my place about 8 months ago and it’s had ants from the beginning I told management about it. And they gave me these stupid little $1 store ant traps that didn’t work. I told them again and they gave me the same exact traps! I also had mold in my apt and they said I was responsible for the mold but it was here before I got there! It’s even in my lease saying it’s my responsibility! I hate this complex and the management company I can’t wait to move! Do not move to Millwood estates it’s horrible! They don’t care about their tenants or anything! So many run down apts

Ants are checked every month, two to three times in case of special circumstance which we then spray for if traps are not deemed insufficient. Fantastic experience: I live in a beautiful condo in Portland and I have been in a dispute with my HOA for a very long time. Finally, I have received news on a claim I had and with the help of my agent at Coast, Melissa. Negative experience: After moving out of my apartment, they attempted to only refund me $250 of my $500 deposit. Now, no-one at either Coast Property Management or my old apt. complex will return my phone calls. I have called them every day, after waiting three weeks for my refund. I hope I do not have to settle this in small-claims court, but that is looking more likely every day.
