Negative experience: I’ve been with this property 4 years this year! I can’t lie any time I’ve had an issue and notify the property it’s been handled but what I don’t like is any time you do call with a concern or questions Jerrell always has attitude or acts like your dumb for being concerned! I’m actually the ideal renter! I pay on time never late and I do mean never late my entire time being here I’m not destroying the properly and I actually treat my apartment like it’s mine! Yet their policy for renewal in unacceptable the treatment like your not paying YOUR MONEY IS UNACCEPTABLE! how do expect a resident to find placement in three weeks! You wouldn’t want a three week excuse of rent being late or three weeks to fix an issue etc DO NOT RENT FROM HERE IF YOUR EXPECTING RESPECT OR ANY REAL COMMUNICATION! Or UNEXPLAINED RENT INCREASE OR A DECENT BANG FOR YOUR BUCK! From 1000-1200 in rent with nothing new or revived other than a kitchen paint that I’ve requested since YEAR 1
We are aware of super friendly communications up until now. We did recently offer an additional week extension to sign the renewal lease as well. Deciding on staying at your current place for another year can be tough in a market where many rates are on the move. We do understand and hope that you find the value and the right fit moving forward.
Fantastic experience: I have rented from TLH Realty for three years, and they have been great to work with. I put in a work order yesterday, and TLH Realty's team contacted me today and they sent someone to do the repair this afternoon. When I go home, I met Jacob, who just fixed the kitchen light. I shook his hand, and he told me that he was the same person that replaced the dish washer last year. Both times he's been on a maintenance job, he's been prompt, and I should add, now that I have met him, that he is kind. Keep up the good work TLH Realty team!

Negative experience: I’ve housed with TLH for about 2 years now and everything was going ok even though 2 of my maintenance requests were ignored but on top of that I had an awful experience with Malory who could not seem to articulate the issue we where having at the time which was that the portal was trying to charge us 50 dollars for the insufficient funds but it’s because we where told that we where no longer aloud to use that service and we have to give money orders. We had no issue with the money orders but when the next due date came for the rent to be paid I pulled all the money orders I would need but they still charged my card after I was told I could use that service anymore. All Malory did was get emotional, started yelling and causing a scene. She is extremely unprofessional, and it sucks that we can not have any issues for so long then one hiccup and she acts like this.
Negative experience: This is the absolute WORST reality group ever. They would show up to the property I was renting without any notice. The landlord, Patrick Darden, is extremely rude and disrespectful. His property manager malloree was never at the office to answer my calls and assist me in any way whatsoever. I subleased the property I was renting because I had to move across the country due to a family emergency, and they made the process extremely difficult and almost impossible. Once I got to my new location, I emailed malloree in regards to my $1,100.00 security deposit and she said that “it would be processed soon”… whatever that means. So I followed up a week later and she said it has been sent out. So I finally received it just for it to be a statement saying that I would not be getting any of my money back because of “termination fees” which just so happened to be the exact amount of my security deposit. These people are shady and rude.
Negative experience: The property I rented looked pretty decent minus all the palmetto bugs infesting the place.. The only issue i had was when my lease was coming to an end. They think only one party has to sign a joint lease renewal for it to be valid and thought it was ethical to try and hold a guarantor hostage on a lease after their term they agreed to was fulfilled. After that the customer service was horrible and my assigned property manager had the worst attitude. I was ignored by Patrick the whole time and he’d act like he wasn’t in the office regardless of his car being outside. I would’ve rented another property from them in the future but that experience has turned me away from them as a company altogether. They seem like they take advantage of the fact that college kids don’t have much rental experience. I’m thankful for the lawyer that I was able to get legal advice from, but I couldn’t imagine how that situation would’ve turned out if I couldn’t get counsel.
Fantastic experience: I have been renting through them for a little over 5 years. Communication has never been an issue, even if unanswered i got a call or email back the next day. All issues were handled in timely manners, even having repair people out the same day as calling about issue. Ms. Elle has been super nice and sweet and just all around great to deal with!
Fantastic experience: I rented through TLH reality for two years, and I never had any issues! The neighborhood and property itself was nice, maintenance responds quickly if I ever had issues! Communication was great from the office whenever I had questions. Elle was my landlord and she had a fantastic attitude and always made me feel like a priority:)
Negative experience: If I could give less than 1 star, I would without hesitation. Worst company in business -- Darden does not care about your health, welfare, personal security, or anything else you could think of. Darden wants your money, and will screw you over in any imaginable method to get it. Roach infestation upon move-in? They don't care & Patrick Darden himself insisted that " we were NOT GETTING OUT OF THIS LEASE" because we were "ignorant children who had no clue about the law or what a judge does." Yes, he did scream at us over the phone when we tried to be reasonable with him. He also set off 5 or 6 bombs in a single 800-square-foot unit that my roommate and i walked into because we were uninformed that they would be there. He and his cronies walked into our rental without any notification multiple times in the week we "rented" from him. And, on one occasion, they left the property unlocked. Good thing they give keys to your dwelling to anyone they feel like, right? We were informed that we were "not allowed to contact the office" anymore either in person or over the phone with our requests for maintenance, because apparently tenants aren't worth tending to. Oh, did I mention they charge you for any maintenance visits? At any time, regardless of whose fault it is or if it was pre-existing damage? They will barge into your house up to weeks after your request was submitted when you've completely forgotten about them even showing up! Imagine feeling safe in your home until suddenly your lock starts turning. Your kids might home alone, or maybe no one was there in the first place to watch over your belongings. That's Darden--they give no notice because "if you called the emergency line, youre giving them permission to come into your residence *whenever they want to*" And good luck getting your security deposit back! Theyre grade-A crooks! Save your sanity and don't bother with Darden. With 10+ outstanding BBB complaints, he should go under soon. I'm 90% sure that any positive review (especially ones without pictures or any history) is the staff of Darden Properties trying to save this sinking ship.
Fantastic experience: Alicia and Erin are a great team, they are prompt in responding to our tenants as well as the property repairs and issues. I highly recommend TLH for your Property Management needs.
Fantastic experience: Moved into a condo through them a few months ago and everything has been going greattt I have no regrets my landlord is the best yet which is the owner Mr.Patrick he goes all the way out for his tenants to make them happy any problem I've had he's fixed it within the same week if not the next day!!! Not to mention we are loving the space and the neighborhood itself very peaceful something I've always looked for !!! Also Mallory his assistant at the front office gets the job done she is amazing as well !!! I say 5/5 rent from them you won't regret it !!! Thanks again
Negative experience: I spent weeks chasing them down to get an application to rent for a property that they listed! After weeks they sent me a link to apply and I did so along with $60 ! They never Ran the application and I never heard back from them! Nor did I receive my $60 back ! I have requested a refund and will update if they give me the money back, but I am not optimistic! I am glad I found another property ! I wouldn’t trust Jerrell or this property management company to rent from !
This application was started on 10/16 and 2 of the 3 criteria were checked quickly. Unfortunately, we were unable to get a rental reference. We followed up to inform of this. We followed up with a VM to ask the applicant to reach out to the previous landlord directly. The customer opened the rental reference email and so did her landlord but no neither reached out or responded. We are sorry you missed out on this home!
Fantastic experience: Had some new move in issues with the property, The maintence man Jacob came right over the next day and had everything fixed up perfectly in an hour flat, everything runs smoothly. Definitely recommend if all their maintence crew works this well.
Negative experience: Property manager, Jerrell is not trust worthy, he hides holes in walls by placing framed picture over them instead of fixing, he also signs leases 4 months in advance even when knowing the homeowner is selling the property. I had other incidences with THL management: they painted over rotten ceiling, giving a roof replacement estimate at 7500, when in actuality the cost was 13,000 because of the amount of rot that was hidden
Negative experience: Renters and property owners beware!!! This is that company that will steal from you!! ( Watch your belongings when they come in your house for random inspections.) No. They do not have the right to enter your home without your permission or knowledge, but they will. As renters and human beings, you all have rights. All homes must meet federal and state minimum housing requirements. If there is something installed in your home,( Appliance air conditioning, dishwasher outlets, etc.) it has to work properly, if property management and the property owner Patrick refuses to fix, Call your local code office for inspection to be corrected by state.. If it's installed, it has to work no matter what it is. If your water is contaminated or other health issue of your home, contact your local health department for inspection. When the property owner and property management threaten, or demand money and Medical records for an ADA tool from the sick and disabled contact HUD. The property owner and property management of this company will refuse to fix everything. They will steal your money and will not give you your deposit back no matter how you leave the condition of the home. Patrick and the property management were found in the wrong by HUD for threatening the disabled and attacks on ADA Tool as the service animal ( This will be in public records). In this case, we asked Patrick to have his people not drive their vehicles in our yard due to us having to pay maintenance on it. As they continued to leave large tire ruts deepin the ground we sent an email to Patrick and the property management about the issue asking thim to stop. Patrick Refuse to discuss the issue and retaliated by demanding the service animal to be removed in 7days from the property or we give them fees. Continued with harassment and letters of fees for 6 months. It is stated in their contract clearly( and checked by HUD that )Service Animals Welcome, as it was not by this company. Patrick and others were ordered to take a 4 hour class on this issue and pay fines. The major issue over the water went as followed. When we moved into the property day one, that night we went to put a pot of water on boil to start dinner. As the water temperature went up the water changed colors with metallic residue on the top.We sent photos to Patrick and the property management, alerting them of the issue. Patrick's response was ( Is Water Safe Anywhere.) Then Patrick and TLH Reality continue to ignore us and refuse to handle that situation. We had private testing conducted which proved the drinking water on the well was contaminated a full of bacteria. We reported our findings to Patrick and the property management as they still refused to handle the situation. When Patrick and the property management moved 2 families with small children onto the property with the contaminated well we Immediately reported it to the Health Department. You just don't endanger children! The Health Department came out to the property off of Fred George and found the well to be contaminated and full of bacteria.( This information can be found in public records at the health department. ) The health department made Patrick and property management do immediate corrective action and remove other homes off of the well. Sadly, this only happened after Patrick and the property management, knowingly and purposely endangered families and endangered children. We moved out because Patrick and the property management had many code violations on the house as they refused to provide the minimum housing requirements.( This can be found in public records at the code office.) This did not stop Patrick or the property management from continuing to charge us thousands from when we did not even live at the home and stealing our security deposit as they refused to provide basic housing requirements. We never missed a payment, and we Always paid early.. There are many more illegal acts just no space left. Keep your families and your friends safe. Stay away from this business.
In this case the tenant did not identify an animal being kept on the property. Management inquired about this animal that turned out to be a service animal. The tenant became very adversarial on any item that came up after this including giving access to the property for any reason. With plenty of notice, we decided it was best to part ways with the tenant to better protect the property etc. This was not a good fit however we were able to give a positive payment history reference and the tenant now has moved. We hope that they have found a better rental and sorry this one did not work out.

Fantastic experience: Had an electrician/contractor from TLH Realty fix my dishwasher today. He did a great job for me. His name was Jacob Taylor. If I could give him more than 5 stars, I would. I would strongly recommend you ask for Jacob if you need anything repaired in your home.

Negative experience: I used the company back when they went by Darden. Maybe they had so many bad reviews they changed their name in an attempt to rebrand. I used them several years ago to manage one of my properties. Everything was great until the long term renter left. They waited to tell me he was not renewing so I couldn’t end our agreement without them being able to penalize me. When the renter moved out he had done a ton of damage (ruined most of the wood floors, left the place absolutely disgusting) and they had nothing documented during their annual reviews. I decided I would keep the renters deposit only to find out they gave him a deal and only charged him $500 instead of the $1200. Long story short, I lost a ton of money and kept asking them to work with me and they wouldn’t. Don’t use them!
Fantastic experience: On yesterday Jacob came to my apartment to do maintenance he was very professional, respectful and more importantly on time and quick he got the job done in about 15 minutes or less and I appreciated that. TLH can send him any time for maintenance.
Fantastic experience: I just want to say that this morning Jacob and Myles came into our home today and we’re amazing! they represented themselves,as well as TLH, very professionally! they were respectful, on time (thirty mins early), and courteous. also, they were GREAT conversationalist! they even went above and beyond and completed more services than requested! truly enjoyed their services and cannot wait to have them in our home again ! thank you again Jacob and Myles!
Positive experience: I was pleasantly surprised by a new dishwasher being installed the day the plumber told TLH about the issue. The appliance technician was professional. Thank you.
Negative experience: I was given misinformation for the property in the description. I was the first person to view property and placed a deposit on the apartment the same day. I gave them all of the information for the requirements. They stated that I didn’t meet one the requirements (credit). On the website it states that if an applicant does not meet one of the requirements that they can have a guarantor or require an additional deposit. That is not correct they basically advised me that I was not approved even after I advised them I could get whatever they would need me to do. They said they chose another applicant. I had to call them to get this information. No one called or emailed me about this information. I had to call their office multiple times to get my deposit back for the property. They said they would call me back and never did. I had to go up to the office and one of the people there were very rude and had a disrespectful and disgusting attitude about MY DEPOSIT. I was cut a check miraculously right then and there. I should have been the one with that type of demeanor due to the inconvenience I was put through. DO NOT RENT FROM THESE PEOPLE. They are rude and very unprofessional. To address your response below: I did not “demand”anything. I was not upset to demand anything. I definitely introduced myself and was polite about it. That was first thing I did. Your people are the ones who were rude. You all take care.
We apologize that you recently had a negative experience with our company. The property that your family viewed for you was a very desirable property and received many inquires. The property received 2 applications and deposits at the same time. The deposit was returned to you the same day that your application was denied. We did not call you yet because the check was still in process before you arrived. We do apologize that you felt staff was rude or unkind in any way. When we came to the door to greet you, you didn’t identify yourself and only demanded a check. We were simply trying to determine who you were so that we could further assist you.
Fantastic experience: Lived in one of their condos for 5+ years. Although rent has gone up significantly, their service has been great. I put in a work order for the AC going out on Saturday afternoon of Labor Day weekend. They had someone out who replaced the capacitor that evening. I've had similarly prompt responses for other issues.

Negative experience: Look elsewhere. Just tried to rent from this place and after having a meeting with Patrick in person we filled out the application only to met with back and forth and moving goal post for requirements.
Negative experience: These guys are the worst and most unethical managers in Tallahassee. Had to get private inspector and pay out of pocket for plumber to take care of issues that as renters, we were not responsible for. Had to move our son out of place that was deemed hazardous to live in. The nerve of Darden to continue to expect rent money! Had to file suit against the company and settled case. But the company continued to harass us and attempted to ruin my son’s perfect credit score. Be warned! Find someone else to help you In Tallahassee.

Fantastic experience: I am loving having TLH realty! Everyone is so kind and they are very responsive! Someone always answers the phone and they handle maintenance requests as quickly as they possibly can! When service wasn't going to make it to me late on a Friday, Erin and Alicia were ready with ideas to help me get through the weekend!

Negative experience: TLH Realty was good upfront to get us into one of their homes, but after they get you in their is no response to emails about service and after withholding rent due to a major septic issue not being fixed they file eviction. We tried fighting it and once our response was sent finally the issue got fixed. My family had covid for a month within this time period and there was 0 willingness to come to a path of resolution. Patrick Darden also decided to show up at our door prior to the sheriff carrying out the eviction to see how much stuff would be left behind. DO NOT RENT FROM TLH REALTY
We enjoyed meeting these folks and helping them move to Florida in this renovated home. After 5 months they were unable to pay the rent timely. The plumbing repair was ordered and completed with only a small delay however it functioned during this time. The unpaid rent was a separate issue due to reduced income. In the end this home did not work out for that reason.
Fantastic experience: TLH/Darden is a great partner if you need a property manager in Tallahassee. I moved away from Tallahassee in 2011, leaving a somewhat newly purchased townhouse that was severely underwater (Great Recession effect). I couldn’t sell the house so I decided to rent it out and hired Darden/TLH. For over ten years, they managed the property and maybe of those years, the unit was empty (and so I was paying debt service out of pocket) a handful of months. I got a lot of passive income but with the increase in housing prices (COVID effect probably), I decided it was time to sell. While I was not originally pleased that the contract stipulated if you decide to sell you have to use the property manager as listing agent, I was very pleased with the final result. We got a great price offer and now I’m taking a good chunk of money to parlay into a 1031 exchange for a probably more profitable unit(s). As property managers, communication has been excellent over the years and rent statements and tax docs have been timely (no complaints from my tax preparer ever). If you need a property manager or agent, Darden/TLH is a good choice.

Negative experience: Worse property management company in Tallahassee. Not only do they think it’s acceptable to move you into a trashed house/apartment, but they will do everything in their power to make you pay for the damages/trash/etc. they left behind. Oh and they will withhold the statement you need to dispute said charges until the dispute window has ended. Completely illegal. If you are reading this, you’re better off living in your car than at any of their properties. Jerrell, the “property manager,” should be fired. That man can’t answer an email let alone manage a property.
It is unfortunate that you had a bad experience. When you took possession the property was clean and ready for move-in with new flooring. Upon leaving, the property was not cleaned, lawn was overgrown, and the flooring had been heavily damaged. We gave multiple notices that residents are responsible for lawn care when it was not maintained. Proper notice of charges was sent certified mail regarding your move out. We hope this helps to clear up your concerns.
Positive experience: I have read the reviews regarding TLH and I was a little discouraged since I just signed a lease for one of their rental properties. When I received the keys last week and went to the property to do the "move in" walk through, I noticed I had no water. I called COT and they advised me to call TLH. Erin was extremely helpful, patient, very prompt on calling me after getting in contact with them. I was so thankful their quick response to my issue.

Fantastic experience: I lived in a rental property with TLH for just under three years! My property and the management was nothing short of my expectations and was very enjoyable! Fantastic experience: I lived in a house managed by TLH Realty this past year and had a wonderful experience with their service. The staff were quick to respond and help in whatever way necessary. We had our water backing up into the house and they eagerly worked to have a plumber come and fix it the few times it happened. A special thank you to Kallie Redding for her service and willingness to answer all of our questions, she walked with us from the first day being interested in the house all the way until the day we moved out!

Negative experience: We live in a neighborhood where the tenant screams and slams doors at all hours of the day, has broken out all of the windows from the front of the house. The yard is well over a foot tall, growing over the curbs and in general is an eye-sore to the neighborhood. Several neighbors have had to file complaints with the Leon County Code Enforcement trying to seek some action. Code Enforcement has begun action by providing a letter to the property owners, who appear to be out of state requesting action be taken on the property. Additionally, the tenant walks down the street screaming, talking loudly to herself with statements like "Get out of my house", "I don't live here", "That's not my name", etc. Breaking windows, slamming doors, destroying property are violent actions that indicate not only a threat to property but a possible threat to others, possibly children. The TLH Realty (a/k/a Darden Property Management ??) office has been contacted by several neighbors. When I called TLH Realty, I indicated to the person who took the call that I did not understand why the tenant was still residing at the property doing more damage and possibly a threat to herself and others. (I am still waiting for a return call from the TLH Realty manager of this particular property.) To me, this appears to be a failure by TLH Realty to protect and maintain the property for the owners. My understanding from what a neighbor was told is that the lease will come up for renewal in August, and they do not intend to renew the lease. We are landlords on a small scale. Sometimes part of being a landlord is problems and problem tenants. Unfortunately, we have had to do several evictions over the years. I do not understand why the tenant is still living there as I would think an eviction is the appropriate legal remedy. Particularly, since the failure of TLH Realty to act in a more effective manner could expose them to financial and/or legal consequences. To me, TLH Realty appears to have massively failed the property owner and the neighbors in the community where the property is located. The damage to the property will cost thousands to remediate and has gotten worse with time. It is reasonable for TLH Realty to accept full responsibility for the situation, including any issues with others. I encourage TLH Realty to respond to this review.

Negative experience: I wish I could put 0 stars because this is the worst “business” I’ve ever seen. I put quotations because the lack of professionalism is unreal. Not only was my house falling apart, but they refused to fix anything that was broken before we moved in. Granted, they did “try” to fix things. And by try I mean show up 7 months after moving in and many many calls to get things fixed only to say “hey, we didn’t know anything was bRoKeN” as if they don’t have documentation from the day we moved in along with so many calls. Oh not to mention Malloree (I really have no idea what her job even is) who works like 3 days a week and is never available, but when she is not only does she give you attitude, but she WILL HANG UP ON YOU. Basically signing a lease with Patrick or Tlh realty will be a death sentence.*****DO NOT RENT FROM THEM I promise you will regret it if you do. I definitely did.

Negative experience: Completely appalling company, they only schedule tours one day a week from 10a-2p and they will straight up tell you "you should fix your work schedule so it better suits you." First of all, Do not get snippy with me when I'm trying to arrange something to benefit your company with income. Second, I work whatever I'm provided with my open availability so I can get as many hours as possible and make your ridiculous requirement of 3x the monthly rent for a "chance" of approval. Lastly, I'll express my frustration with how this company is operated from their office location on capital circle. Only being able to schedule tours for certain properties with certain people who aren't in the office make it near impossible to get schedules to line up and tasks completed. That is just BAD BUSINESS. The owner/owners need to invest in a team that can tackle all the needs of Future/Current tenants, no matter the time and no matter the property. If it's listed on your website or in a brochure, you need to have the staff, knowledge and commitment to meet the needs of your community regardless of the obstacle!
Our properties are easy to rent. If one of our agents cannot help you then any member of the Tallahassee Board of Realtors can assist with showing you the property if that better fits your schedule. We will work with them to explain any questions about the lease and property specific questions before you commit the security deposit and sign the lease. Fantastic experience: I used this company to manage a rental property for almost 15 years. I live 600 miles away, and needed a company I could trust. They did an excellent job! Recently I decided to sell the property, and they were able to manage all upgrades and repairs, and got me an above asking price offer. We closed in a month. This would have been a huge hassle if I had to deal with the details myself! Great staff and service.

Negative experience: DO NOT Rent from this company!! They will leave you with a broken backed up garbage disposal for over a week and not give any updates as to when it will be fixed. Once a work request is submitted, our staff and contractors make an effort to knock loudly, wait, then enter if no response. We are loud to announce ourself as "Property Manager" or "Maintenance". We do not want anyone to be uncomfortable or inconvenienced if possible. We are sorry this happened.

At move in my house was only half working with the a/c broken, plumbing not working, extremely outdated unusable ovens, broken doors, etc. the place was absolutely disgusting with mold on air vents and dust built up for what it looked like 10 years. The property has never been sprayed for pests and insects so you can only imagine how many fire ant hills surround the property. (Thousands) Constantly making promises that take months to be fulfilled and never accommodate the current tenants with necessary needs such as functioning doors for bathrooms or proper updated a/c units. Stay away if you want to have an enjoyable rental experience.
We are aware of the issues with this 1960s home and have done our best to be responsive.
Vendors were sent to assess or repair as soon as issues were reported to us. We also sent an appliance repair vendor for the stove but they determined it should be replaced and, unfortunately, the range at this location is a custom-built model so we ordered a replacement immediately and a temporary stove was delivered to the property until the new one could be completed. Monetary compensation for the inconvenience was given as well for the inconvenience caused. A one-time pest control service was provided to your at the beginning of your lease but unfortunately, pest control is not included for this home as noted in your lease agreement (and per discussions before leasing).
We apologize that you are now not satisfied with the agreement you signed, but we have addressed any issues in a timely fashion.

Positive experience: Overall, I consider ourselves lucky that we got anything back on our deposit because based on the reviews, I was sure we wouldn't get anything back as it seems standard that Darden Properties/TLH Realty takes money out for no reason. When we moved into our unit, the dishwasher didn't work, the front door peep hole had fallen out, and the closet racks in the master bedroom were not set up among other smaller inconveniences. Our original move in date was August 8th, but we were told that we could move in early as the unit was ready (we moved in Aug 2nd) - clearly the unit was not move in ready. Maintenance did come and fix these things promptly, thanks to Elle who is a gem. Her communication was exceptional. What we're not happy about - we lost money on our deposit for a utility turn on charge for painters to come in after we moved out. Mind you, we left no damage to the walls/paint and I made sure to take pictures of every single wall in our unit due to the reviews online. When I emailed Ginger asking about the charge, it took her 5 days to respond to me - stating "you only lived in the unit for one year and the damage was beyond normal wear and tear". I am still currently on day 3 of waiting for a response as to what was "beyond normal wear and tear". Not impressed with her communication - and she's the only person you can speak to about your deposit return. It's simply that it's an easy charge to pull out due to it being subjective. Keep in mind, on our move-in inspection sheet we had noted the shotty paint job in all the rooms. On the wood trim, it's been painted over so many times you can see the 5+ layers of paint peeling back. We also lost money on an air filter... which makes no sense to us. When we moved in, the unit had a blue reusable/washable air filter installed, therefore, we just washed and reused it every month. Prior to moving out, we washed it and had it ready to go. Pictures were taken prior to move out. We still somehow got charged. We were also charged for the stove top drip pans... which honestly should be considered normal wear and tear as it's impossible for them to not get scorched/burn marks from cooking (with it remaining even after a deep scrub with steel wool) - but whatever, that's fair. Just a tip though - go to Walmart before you move out and replace them for $3 yourself. Also, know that you have to arrange for your carpets to be professionally cleaned prior to move out (for us: $75 - stairs, 2 bedrooms, hallway) and if you claim a pet during your lease signing, you must have a flea spray done prior to move out (for us: $90, no sign of fleas). Make sure to schedule the flea spray prior to carpet cleaning/you cleaning your unit because it leaves a residue. MAKE SURE to go through their preferred vendors. I've seen reviews/heard people talk of having their carpets cleaned through a non-preferred vendor and money was taken out of their deposit for a second cleaning. Preferred vendors - Carpets: Bowden's Carpet cleaning // Flea spray: Barber's Best Termite & Pest TIP: TAKE PHOTOS/videos of everything BEFORE you move your furniture in, and AFTER you move all your furniture out for proof. We also submitted a front and back list of things for our move-in inspection, as I wasn't taking any chances with our deposit. The sheet they give you is very cramped, so don't hesitate to use an extra sheet of paper. Open all the blinds and doors when filling out your move-in inspection! Don't risk getting charged for something that wasn't your doing. ALL IN ALL, we did everything we were supposed to upon move out terms and left our unit in excellent condition, and we got 89% of our deposit back. So interpret that however you need.

Negative experience: All around terrible. WARNING!!!!! Upon move in take pictures and document exactly what the apt/house looks like. They will take your refundable deposit and claim it went towards “cleaning” and “painting” though they won’t actually do either. It will be impossible to fight it in court without documentation proving what the apt/house looked like upon move in vs. when you left. They will never answer the phone and be as difficult as possible. I moved into a 2 br apt with tampons scattered across the floor and crayon markings on the wall though they weren’t there a week before when I toured the place.

Negative experience: The company continuously announced to me that the move in day was August 7th. On the day of move in they called at 10am to tell us we were not allowed to move in. Thus forcing me to find a hotel and rent a Uhual to store my stuff in. None of the office staff was helpful and did not help accommodate me during this. If I could give them 0 stars I would. Staff gave me wrong information and management did nothing to help me. Waste of money and overpriced properties. Do not recommend.
You applied for a property we advertised available 8/10/20. The lease was signed on 7/08/20 for a move-in on 8/10/20. We followed up with an email reminder on 07/20/20 with instructions for the 8/10/20 move in. You called the office on the week of 8/3/20 insisting the keys early no matter the condition. It was clear that something changed with your planning during this time. We are sorry that we were unable to assist you.
Fantastic experience: **UPDATE** - almost a year later and I have still found them to be exceptional. They have been attentive and fixed everything needed. I have been very pleased with my experience with Darden. I am a new tenant with them but they have been exceptional thus far. They have gone above and beyond with any issues I had in my unit. After having some unpleasant experiences with past landlords never fixing things this was a breath of fresh air. So far I have found them very communicative and helpful. I work with Ginger and Elle and they are a great duo to work with.

They have very poor communication, better yet ZERO COMMUNICATION, and they do not want to fix anything. My stairway is falling and they came and did I guess what they call a "temporary fix", which it has been over a week. They did not communicate with me that they were putting shingles in the gap on my stairs. I have asked them to come and paint my apartment for almost a year, from when they had vendors install washers and dryers, they left my place half painted. They do not care about their tenants needs, well at least for me. I have been patient with them, and I have yet to hear back from them about anything I asked them about, it's always " I can't get in touch with the vendor".

Negative experience: The worst company in Tallahassee to work with. I was helping a friend out to get a rental and the rental started to have problems all the way up to having multiple emergency visits resulting in damage of health. This company did nothing except say, "If you don't like it, you can move out." Zero attention to anything. As a realtor, I will not be recommending and staying as far as possible away from directing clients here in the future.
At this home we addressed maintenance issues as they were presented. The tenants most recent claim was not valid and they refused to follow or direction on how to maintain the home. We were always responsive, provided management services as needed and suggested he follow steps, but he refused. Since the tenant was not happy in the home, the property owner offered him to vacate early so he could find something elsewhere that would better suit his needs. From time to time, certain houses do not work out for all customers. We hope that this has offered insight. Thank you
Negative experience: Tried to set up a tour of one of their properties. Patrick Darden himself set up a date to tour and then completely ghosted me. Despite multiple attempts to get in touch with him and his staff, I was getting nowhere. Then, roughly four days after he blew me off, Darden decided to finally email me back. No apology, just a two sentence email telling me to go shop for more properties at his website... Honestly, I'm just glad I realized how incompetent this company was before I signed a lease.
Positive experience: When you explain the problem, Darden responds appropriately. They had the plumber ready the same day they learned of the problem, and were flexible enough to work with me on when to get the plumber in.
We do perform property inspections periodically. We send notifications several days in advance so that those who wish to be present are able to accommodate that time frame. However, it is not required that you be home for the inspection.
Additionally, per your lease agreement - you must park in the designated parking area and not on the lawn. If you have a dispute about the window damage, we ask that you please contact our office and we can discuss the issue.
Positive experience: Student tenant here. Lived at Lafayette Apts for about 2 years. Darden was respectful and reasonable. I got my security deposit back in full. Most maintenance requests were taken care of, too. I read the reviews after I moved in and had a hard time filtering genuine ones from simple angry reviews. I guess reviews are cherry picked and not to be trusted. Do your research first-hand!

Negative experience: Updated: Elle is very good about managing the townhouse we rent. I thought I would give the company a chance after reading online reviews, but the other reviews were pretty much on point. We have only just recently moved in and everything was still being cleaned, but it still wasn't clean after. They also don't reimburse you for the electricity and water they use. The cockroaches are still alive and crawling after two weeks (which means they didn't try getting pest control before we moved in). I've tried calling the property company twice and no one picked up (but maybe it's a busy season). Only sign with them if you have a high tolerance. *Followed up with email after review was posted. Management has been good with responses.

Upon the inspection of the property after move-out, there was a lot of paint damage on the walls from furniture markings and/or drawing on the walls and cabinets in the kitchen. The carpets were not cleaned and there was multiple bulky furniture and additional trash left inside the property once the residents had vacated which had to be thrown out. Additionally, the property had not been cleaned.

Negative experience: Horrible Property Management Company. No Leasing Office at any of its complexes. No full time staff dedicated to repairs/maintenance on site. As a result, they threaten charge residents to check on basic repairs.
Negative experience: I am disabled and a single mother and have been renting a house in Eastgate for almost 3 years. I paid an entire year up front and have never been late but the management company will not fix issues not maintain property and defer many issues and problems to the homeowner who doesn't want to repair house and has sent unquestionable men to my house at all hours without appointments and I have a teenaged daughter. There have been multiple flooding issues where water comes into house through the sliding glass doors, multiple plumbing issues, mold, leaks outside of house and inside that caused my water to go on tier 2 costs and they would not compensate me for it.. the gate to back door has never been fixed properly so I have to bring the lawnmower through the house to get to my back yard. The electric and shower and bath in master bath has not been working for over a month and they still not have repaired, mold issues and wood rot, old windows and dont have screens for windows, old appliances where knobs have fallen off. They put screws on my air filter where I need a special tool to remove filter and they have not changed it although I told them over 3 weeks ago. Fence in backyard was over in neighbors yard for over two weeks and I have a dog.. They have zero integrity, lie and are so unethical , I dont know how they sleep at night. I am going to pursue legal recourse as the homeowner of this property and Darden have many unhappy clients they have mistreated and have violated their own lease agreements.

They prey on college students who do not have the funds to combat their illegal practices. Our house on Desiree Court was infested with cockroaches and rats upon move in. We had to surrender our $1500 deposit with no adequate description as to why. The receipt they gave us said verbatim "Misc Fee's". Please, please, for your own health and financial security, do not rent from this coward.

Fantastic experience: I will try my best here to convey my family's experience with Darden without sounding like a shill, but I'm sure some will be skeptical. We have had a very different experience with Darden than the other reviews here. We have been tenants of our current place for nearly five years, and every interaction we have had with Darden and our property managers has been positive, clarifying, and/or pleasant. They've been attentive to the needs of our rental property, with quick responses to repairs and replacements. If there ever was any confusion, our property managers (Elle and Ginger) were patient with us or understanding of what we were trying to convey. We are sad to leave our home here in Tally, but we are moving out-of-state for new employment.

Negative experience: Now that I have finally, after almost two months, got my security deposit, which of course deducted charges for cleaning despite my leaving the apartment in the same condition as I arrived at, I am ready to write the tale of my one year of experience of Darden. I am someone who does not write reviews normally, heck this is my first Google review I believe, and I can tolerate a LOT, but I have never seen a company that gave less care than this one. Moving from West Virginia, I had no idea what I was in for. The one bedroom apartment I ended up renting was dark, unclean, cockroach infested, and horribly, horribly overpriced. Had my apartment flood multiple times, emailed about it, got it dried out once, but they never structurally repaired the building, which is duly necessary. I feel bad for the person who decided to move in to that cell afterwards. As a doctoral graduate student at FSU, I was expecting professionalism, attention, and care. I essentially had this company blacklisted on the graduate student social media pages because NOBODY should have to deal with this kind of inattention. Look at the other reviews; it is clearly a pattern of unacceptable behavior. These harrowing accounts are NOT anomalies and DO NOT rent from these people.
Negative experience: Renters beware! Do not rent from this company and if you do, you will not get your full deposit back. Take pictures, lots of pictures before you move in and especially when you move out. Patrick Darden will not look you in the eye or talk to you face to face after you sign the lease. Don't expect to get your security deposit back. We were charged for screen replacement even though I have pictures of the screens off the windows and lying on the ground the day we moved in. Don't bother cleaning or having the carpet cleaned because they will supposedly have it cleaned again and take it out of your deposit. They will charge you for repainting even if there is no damage to the walls or paint. My first and last experience with Darden Property Management. I would not be as negative if they had the decency to talk to me or my son face to face regarding the reasons for keeping part of my deposit. One star is too many.
Negative experience: If I could give a half a star I would, better yet no stars at all. They lie to you upon first moving in about the process when you move out. They will charge you redundant prices on things and you won’t get your full deposit back no matter how you leave. The property is not the best at all poor ventilation, poor appliances, everything not up to par etc etc.....They come when you’re not home and don’t give atleast a 24 hour notice that they will be there. Never rent from them as you will regret it and your experience which you call home. Your electric bill will be high because of the ventilation and told them about the problems and they pretty much say you are on your own. By far the worst place I’ve ever rented from. They don’t care about their renters and customer service and professionalism is lacking.
We are sorry that you feel this way but want to reiterate that we do care and intend to maintain professionalism. We do not want to take people’s security deposit money and we try to avoid situations like this. In advance of the lease expiring, we provide a detailed document on “How to Get a Full Security Deposit Refund.” In the move-out inspection we found that your property did not meet these standards and we documented the conditions with photos.
Additionally, utility cost at some two-story townhouses with open stairways can be higher. It is a challenge for even heating and cooling. We encourage potential customers to look at the past years' data on talgov.com as a guideline.
Negative experience: Never rent from this guy. In all the years I've been renting, I've never met a more pathetic excuse of a landlord. You'll notice the only positive ratings are from owners. He treats his tenants like dirt. I rented $2100/mo home in Southwood and have many examples I could state, but the latest is that there were 2 instances where the sprinkler system where I was renting failed and I incurred over $200 in expenses (see attached water bill). I've called or emailed over 10 times. He refuses to dignify even 1 response. He just hides like a coward behind his employees who refuse to give out his phone number. I have all the documentation. I will continue until I get paid. DON"T GET UNDER A CONTRACT WITH THIS GUY. You will regret it.

The property you were originally shown was leased the weekend prior to you visiting our office. The second property we had available similar to this was leased the same morning before you arrived at our office to initiate the paperwork. Negative experience: I was sleeping and A/C repair man was standing next to my bed in my room SCARIEST scenario I've ever encountered. I'm honestly traumatized. Also EXTREMELY rude they do not care about their clients they just want you to sign a contract and everything else goes to hell. We were always a week early with payment and still they were extremely rude, sucks to be them having a job that streesful still doesnt give one the right to be rude with people you're in business with. Trust me you DO NOT want to make business with Darden Property, My family lawyer insisted on suing them but We subleased the apartment and just moved on since they were the only problem in my life and to no surprise 2 months later those people subleased to another set of victims. I also left a review with BBB then 2 months later they tried to lie and say they had no record of us in business with them I then sent actual documentations with Dardens name and signature as well as mines and the post was not removed. I was lucky enough to reach the actual landlord and we discussed things that were never brought up to the landlords attention. Luckily I've graduated from FSU and have not had to deal with them ever again. I will make sure to read reviews from now on. GL Best advice I can give READ THE REVIEWS. When you have 90% of reviewers with 1 star you don't want to ignore that. PS when i was looking for apartments to lease i would ask to look at a property and within 10 mins will be at the door step he will knock and walk in, peoples private stuff were exposed and im sure they were never notified. Specifically regarding our contractors - they knock many times loudly. once they enter the home they announce "Maintenance, Hello Maintenance". If no one answers, they proceed to fix the problem that was requested by persons on the lease - ordered by the property manager or support staff.

Negative experience: 1. The apartment was not properly clean when we move in. 2. Located in the wolf creek community and our backyard does not have a fence so during the winter season, deer, bears, possums, raccoons and giant armadillo infest the yard at night. They knock down everyone garbage receptacles outside. 3. During the summer, around the house gets infested with wasps. I was informed before signing the lease that pest control was included at all the properties but when I called them about the wasp which kept on making a nest in the front door strip, they said that the pest control doesn't cover wasps. 3. Lawn care is included but only to cut the grass. Any weeds or plants or vines running on the house, you are responsible for that. 4. The property managed by Darden are overpriced. The rent for the unit is currently $1050 for a 3/3. I was offered $75 to resign the lease. Now the rent went down to $990. Others renting similar properties pay less than $900 monthly. 5. I`ve reported to Darden Properties about a bad dish disposal several times. It wasn't replaced until there were a flood leak and water collected under the sink. It took Darden Maintenance about a good 2 weeks to get that taken care of. Eventually, there was a build-up of mold under the kitchen sink, which I called them to get it treated and replaced the wood. I was advised by maintenance to spray bleach on the area which they only put a sheet of wood to cover. (pictures are below) 6. Upon move in, I reported all the damages to the house and everything that needed to be replaced. Toilet seats needed to be replaced (still hasn't been replaced), blinds, leaking vents, (other stuff that wasn't so important) upon move in. But the closet doors needed to be replaced. One fell out the hinges and it literally fell on me, hit me in the head. The apartment definitely wasn't ready for move in!!!!!!!!!!!!!!!!!(pictures are below ) 7. Darden Property Management started house tours from January 2018 after 5 months of moving in. (move in was August 2018). Once I missed a call from Darden about a scheduled tour. They called (once) around 4:30 pm . If you are unlucky like me a group of strangers rang my doorbell the following day @10 am saying they were there for a tour (Darden representative wasn't present) so I inquired. I asked for them to reschedule and they reply saying that they are only required to give me 12-hour notice. Previously they would call me and give me time enough time to confirm! I paid a two month rent security deposit upon move in so i didnt have to deal with all this bull. so lets see if they are going to find some excuse to not give me my security deposit because all the previous negative comments are true so far.
The property was fully painted, professionally cleaned and had new carpet installed before your move-in. Unfortunately, the area/woods surrounding this neighborhood houses wildlife which is beyond our control. Signs are posted around the development to warn of this and you are advised to take preventative measures on your own to secure your trash can/belongings. Our staff does not determine rental rates or overprice homes. The market determines the rental rate. You agreed the price of your unit when you viewed the property and signed the lease. We informed you that pest control was not included at this property (including wasps). The HOA maintains the grass but not the bushes. We informed you that we'd be glad to trim the bushes periodically at your request. We have not received a request from you. We replaced the disposal after repairing the leak and repaired the board under the sink. We responded/repaired all items requested within a reasonable time. We would like to continue working together. Thank you for letting us know your concerns.
Negative experience: Awful people clearly just trying to take people's money. Extremely rude over the phone when we called and said that our AC is broken. It's 89 degrees in the house, and they tried to tell is it's no big deal. They also started showing the property 4 MONTHS before our move out date, showing up without more than an hours warning to show strangers around our house, often times without any of us present. Bill Bowers has always been really nice to us, but everyone else in the company we've talked to or dealt with has been borderline hostile. Avoid any property under this company
The resident reported recently that they set their thermostat to 72 and the house would only get down to 78. We contacted our AC contractor and he told me it’s an 18 year old AC. It just has trouble keeping up. He told me that he had recommended to the tenants to get an energy audit. We will get the owner an estimate to replace the AC system. Tallahassee has had near record heat this summer and many AC's are wearing faster. We do our best to stay on top of this issue.
We have now pre-leased this property for August and will not be disturbing the tenants with showings.
Negative experience: "Hmmm. Just run. Never rent from Patrick Darden. His staff is great but the policies and fines are absurd. They do not care about you or your home, they care about $" EXACTLY ..... My room had a flood halfway through the semester. The carpet got ruined and moldy. They had to make a huge whole in my room to solve the plumbing which they never fixed. My room looks and smells destroyed and Patrick Darden LEFT THE COMPANY. NO ONE FROM DARDEN CAN HELP ME. I cannot comfortably live in the room I pay for for an entire half of the semester. thanks Darden!
Our contractor could not reach you to repair a hole cut in the drywall. He has left messages. We have also tried to reach you by phone and email with no response. The plumbing was re piped at your house and it is normal to have some holes cut in drywall. We will be glad to do the repair work ASAP. Please help make this possible.
Negative experience: Workers will use your bathroom whenever they feel like it when you aren’t home. You don’t get notice when they come to fix something you didn’t even ask to be fixed and Patrick Darden’s response to complaints is (and I quote) “I must remind you that when you do not own your home that periodic entry to your home by others is a must.” (Especially when the urge to deficate hits). No respect for you or the law that states landlords must give 12 hrs notice. Totally creepy knowing someone was in your apartment while you were gone and Darden said there were no work orders for your complex that day. So, if something was stolen they wouldn’t even know which vendor had used their key that day to take a dump in your toilet. It wasn’t the pest control guy, he at least puts a note on your door giving you 12 hrs notice. Didn’t you read where I asked which vendors were on property that day and was told no maintenance was scheduled? That means someone with a key decided to let themselves into my apartment to use my bathroom. It’s disgusting and your attitude is condescending.
We are sorry that this happened and you were alarmed. Our pest control provider mails notices the week before or posts them on doors the day before, each time when servicing the property. They are a licensed and insured provider that has provided great service 20+ years. We did research this incident immediately and discovered that this company was in your home that day, in December 2016. We relayed this to you right away. This still made you uncomfortable and you chose to break your lease. Although unfortunate we did our part to work with you during this transition and minimize your final charges.
Negative experience: I'm a current resident at a Darden property. I will first say the positive- our place is attractive and the rent is a good price. Now for the negative- Darden never fixed what was broken in the townhouse (blinds, lightbulbs, sliding closet doors) as recorded on the form turned in right after we moved in. But the real reason I'm writing a review- We were told when we were touring our townhouse that pets were allowed for a pet fee, this is also reflected in the lease agreement. However, just as I'm about to adopt a beautiful kitten, I am told by the humane society that my property doesn't allow pets. I call Darden, and they say that even though there is the option to pay a pet fee on the lease that my specific location can't have pets. They don't offer any reasoning or sympathy. It would be different if they told me this before I moved in, but they did not. I'm heartbroken not to be able to adopt the kitten. On a side note, they also don't offer any pest control.
Thank you for your positive comments. We will contact you about these repairs right away. We are sorry that you did not realize pets were not allowed. It was noted on the lease you signed on 5/12/17 before your 8/7/17 move in.
Negative experience: I would never rent from this company again. If you want to rent from people who do not care about your safety, then this is your best choice. The houses they have near FSU get hit with break-ins every single year (multiple times a year) and they do not inform you of this and more importantly, do not care about the issue.
We received your report of a break-in on September 5. We sent out emergency maintenance to secure the residence ASAP. We took appropriate and timely action. We will continue encourage residents to research potential rental areas ahead of time before committing to a lease. We are sorry that you had this experience.
Fantastic experience: Darden Property Management has managed my rental property for some six years now with no vacancy and all tenants have been very happy. Even though I live in Tallahassee and a top 3% production real estate professional, I feel very comfortable with DPM handling everything from advertising, tenant screening and leasing. Any repairs needed have been handled promptly and cost effectively. It is confusing to see tenant reviews so low, possibly unrealistic expectations?

Negative experience: I agree with the person who said they are uncaring about people. They do as little as possible to help. This is my first time renting from a property management agency and dealing with my assigned rep is worse than my worst landlord.
Negative experience: Darden property has been my worst renting experience. They replaced the carpet at our request since we have a baby, so things started out great. Once we moved in we had several things that needed fixed. We emailed and called them several times and nothing got done. One was an open fence to the backyard which had a pool ( obviously breaking the law and putting others in danger ). When we moved out we paid to have the carpets cleaned and followed he move out cleaning requirements, making sure it looked better than when we moved in. (we had to do a lot of cleaning when we moved in.) we received 10 percent of our deposit back.. it cost more to clean the carpets. Darden charges for normal wear and tear. We got charged for painting the entire house ( there were only a few marks from normal living) charged for replacing a screen, which was broken when we moved in and for cleaning the carpet in a room we had the carpet cleaned AND a bed and rug covering the whole time we lived there. If you want you want to live somewhere that they take care of their properties and want any of your deposit back DON’T rent with Darden.
Positive experience: I rent an apartment from Darden and so far I have had no problems with them. My refrigerator went out on Tuesday and they had Lowe's deliver a new one the next day. Other issues have been corrected in a timely manner also.

Negative experience: I would not recommend renting from Darden Properties. They are incredibly difficult to communicate with, which results in unwarranted fees and fines. For example, our dumpster wasn’t emptied when it should have been causing the trash too over flow. Instead of addressing the issue with the city, the party responsible for emptying the dumpster, darden fined all residents for trash being outside of the dumpster. We’ve also been waiting on a work order for a month.
Negative experience: the most unprofessional property management company, and horrible communication.
Negative experience: Literally the worst property management company in Tallahassee. Moved into the house with broken windows, and seals and they where notified on the first day and never got to it still to this day our one year lease is over now. They never seemed to answer mine nor any of my roommates calls as if our numbers where blocked. Do not have your student live in one of their POS rentals. Rooms had mold growing all over them and they tried to blame it on us.
The specific issue here was a lack of follow thru by the tenant on cleaning and maintaining a livable house at all times. A mold evaluation was done at this home and it was determined that the home was not getting enough ventilation. We notified you that you would need to run the air conditioning more frequently to prevent mold growth along with regular house cleaning. The tenant was not compliant.
