Negative experience: RWI managed a property for me and signed for a time sensitive certified letter, but never notified me. This resulted in me incurring a significant financial penalty. They said, and I quote, "It’s regrettable that the prior letter was not relayed to you. I’m not sure what happened and I would’ve liked for a team member to have done so. Were we in continual management of the property I absolutely would want to step up and cover that cost for the mistake. I am not however willing to accept financial responsibility for this failure when it months after our agreement was mutually terminated." It hadn't been "months" and personally I feel that a company with "integrity" wouldn't basically admit that the employees didn't handle it correctly, refer to it as a "failure" but not want to take accountability. Their "failure" prevented me from having the opportunity to resolve the issue. So if you sign an agreement with this company and anything trickles in after the agreement ends and they clearly mishandle it or make any mistakes, you'll be left to deal with the financial damages on your own and be left to deal with the consequences of their admitted failures.

Negative experience: After almost four years of living in a property that rent with integrity manages, Danielle, the Property Manager had the worst attitude with me during the move out inspection. As someone who is also a well know Property Manager in the area, I am kind and polite to my tenants know matter what I am going through personally. I could tell she was trying to get a reaction out of me by being rude and condescending, even insulting me. I am fully prepared to take legal action against Rent with integrity & their Property Manager Danielle if warranted. I highly advise anyone looking to rent through them, be sure to take pictures of your ledger in the portal, pictures of the home upon move in and move out, and screenshots of all policies! These property management companies are predatory and they try and pray of on the weak. Luckily for me I know the law regarding landlord tenant, Proceed with caution when renting through them

Negative experience: This rental company is not a professional one. I scheduled and confirmed a tour of a property only to arrive and find out that it was already rented, that a tenant moved in the day I was scheduled to view. I received no communication from the company in the week leading up to the appointment to notify me. If I was a local then it would not have been a big deal but I’m not local. When I called the wknd office contact, I was all but called a liar because the representative claimed they only offered weekday tours, the property was already rented and of having no record of me despite my emails and texts confirmations of a 2/28 @ 1130am viewing and having uploaded my ID. I work M-F, 3 hours away one-way, so a weekday appointment is as ridiculous as being able to schedule a weekend spot on their portal that they didn’t bother to check! This company wasted my time and money but a nonchalant “sorry for the confusion” suffices I guess. I also received a post-visit survey at 11:55am via text for an appointment that apparently didn’t exist. Don’t waste your time with these people because they aren’t serious.

Positive experience: 4 stars because, on a few occasions I would call the office and there was no answer. However my property manager, Danielle gets 5 starts, very professional , responds pretty quickly, although its better to text her rather to call. She takes care of my property, every time someone moves out she does an inspection, when new ppl move in or there is a new application she checks in with me before going forward. I do feel like she does her job really good. Thank you, Danielle. ❤️

Fantastic experience: We used RWI as our property manager after we moved out of our home and to another state. From the beginning, I felt like they were looking out for us and our property as well as balancing the best interests of our tenants, which seems like a tricky line to walk but they did it with ease! We worked with them as our property manager (specifically Danielle!) for about 2.5 years before utilizing them to help us sell our home. The transition process was smooth and easy and they handled everything for us on both sides (prop management and selling). Their rates are super fair and it was so nice not having to worry about coordinating contractors and service repairs ourselves from an entirely different state. Honestly can’t say enough good things about this team; we’re happy we chose them to work with!

Fantastic experience: Laterrian was extremely helpful from start to finish. He took time in giving me a full tour of the property that I was interested in. He was knowledgeable, professional and personable throughout the entire process. Laterrian listened carefully to what I was looking for and wanting to see. He answered my questions. It would have been helpful to have had a tape measure available to give accurate measurements of room dimensions (length, width, heights). He followed up with me later to see if I had received emails from him, and if I had any questions.

Fantastic experience: I just did a tour on a few houses a few days ago with this company . One house was a self service , it was very nice and easy to access . The other few houses , my tour guide was Laterrian. He was very knowledgeable about the history and structure of the house. He lead the tour so smoothly , made sure to turn on every light in the rooms and followed me in section of the home so if I had any questions he was there to answer. He has a great personality and great professionalism . When I toured other homes with other companies , the tour guide was inattentive. While I was touring the home, they’d be on their phone or wouldn’t have much information on the home. Laterrian knew every home like the back of his hand , and that’s why I’d love to rent a home with Rent With Integrity . I love companies who care about their tenants & pay attention .

Negative experience: I do not recommend Rent With Integrity Instead of them treating they tenants good and appreciate the time being a tenant for 4 years, they would Ignored the fact I moved into this apartment where the company didn’t hire a good company to paint the apartment and they actually threw paint on the walls… Ms.Teresa, Em told me they will make sure my house get painted the proper way and they promised me this… Yall people be very careful because these people are about to put me in the credit bureau over some things they didn’t never do… They go… oooopps she doesn’t got any proof They are some real life scammers too… My first week in my place they came after me We need $358 more from you, but couldn’t never tell me why… I had caught Covid and due to the fact an Agency paid for anything I owe…They do not like to replace things that on them. I lived in their place for almost 4 years with babies kids under five years old and they had a townhouse full of mold and Mildew… let’s be clear termites was in the inside and outside of our townhouse $1700. They had me paying an extra $50 a month talking about some insurance that they was gonna take care of roaches and ants insects. I never seen them sprayed. I had a house full of roaches. They give you late fees you don’t even know anything about.. they are not a good company to rent from if you have any kids because they don’t care anything about you being sick. Are your kids being sick due to mold and mildew they don’t care anything about that. All they worry about is money and overcharging people …We didn’t have any holes in the walls are any damage… The walls just old and needs to be painted, I will be taking them to court In that matter of the paint they are charging me $1700, but I fine out they really charging me because I moved out and the landlord wasn’t paid and they rather play like they are charging me for paint damage because by law in Florida if you stay anywhere from 2 to 4 years that the landlord is responsible for Paint thank you y’all have a blessed day 1285 Rumba Ln Apr B Tallahassee Florida… I’m giving yall and update on what they charge me with… Which I came into the local office and this man told me that I was charged with wearing and tearing… He told me I left a bucket outside and dis is why I was charged

Positive experience: I rented with them for one year, would not rent with them again. Read the lower reviews and see how they reply to tenants. My main complaint is poor management. Contacting the office is near impossible, the property managers seem to avoid answering phone calls to only reply in texts. If you are calling to express concern or a complaint, they are either a) nowhere to be found or b) rude. I think your experience depends largely on the quality of the property you rent from them - if you are touring and notice any severe damages, either make sure you are okay living like that or move on.

Negative experience: Do Not Rent Here – My Experience at 662 Liberty Street I had a very difficult and unprofessional experience with this rental company. I moved in March 2024 and paid a $1,500 deposit. From the start, the unit had serious issues: mold, roaches (which appeared within a month after move-in), garbage always all over the outside ground from tenants with baby diapers and other things tenants filled the dumpsters with. Cats everywhere from a neighbor that constantly fed them that ran into my house, a refrigerator that was broken for over two months, and a bathtub that required a screwdriver to use for nearly 10 months. Maintenance was extremely slow to respond, and repairs were not addressed until I mentioned them in court. Despite these conditions, I paid my rent early every month until December 2024. That month I underwent surgery and fell behind for the first time. I tried daily to set up a payment plan, but communication with Joann (the office staff member) was nearly impossible. By the time I finally reached the office through a neighbor, I was told my account was already in eviction proceedings. They lied and said I was behind two months when I was only December. She claims I owed like 100+ in November. Which I was unaware of once again communicating with them was terrible. When I asked why was I called they said nothing I would been happy to get that squared away quickly. When I spoke to Joann for the first time, I made it clear I would not be renewing my lease (which was set to end in February), but I wanted to pay for December and January. Unfortunately, due to miscommunication, she processed it as if I was renewing, causing February rent to post as well. Throughout the process, there was zero understanding or compassion for my situation, even though this was my first time ever being late. Meanwhile, I felt they were quick to pursue eviction but slow to provide basic livable conditions. Afterward, trying to resolve my account became another nightmare. Calls went unanswered for months. When I finally spoke with Danielle, she was sarcastic, dismissive, and rushed me off the phone. She claimed notices were mailed, but the address they used was incorrect—another result of Joann’s poor communication. Danielle refused to confirm which email address they had on file, and when I pressed for clarification, she accused me of being rude. I want to make clear: I am not upset about the eviction anymore. I understand it happened and I take responsibility for my part. All I want now is to pay my debt and clear my record so I can move on. However, the lack of professionalism, communication, and basic respect I experienced at this company has made this process far harder than it should be. Please be cautious if you are considering renting here. The units have rodent problems, pest control is not provided, and the management is unprofessional, aggressive, and unsympathetic to tenants.

Negative experience: I do not recommend Rent With Integrity. My roommate and I paid rent on time every month without issue. Maintenance requests were submitted with proper notice and took anywhere from two weeks to several months to complete. Your experience may vary depending on the actual property you rent from. Upon move in, the property was not in move-in ready condition due to overall neglect of the common areas and exterior, including mildew/water damage. I was told the front door would not be repainted despite the extensive peeling as it was deemed cosmetic. The back door frame needed to be replaced and took several months and maintenance requests to complete. At one point, the water heater broke while not in use (in the attic) and caused a ceiling leak in one bedroom. We immediately put in a maintenance request. The emergency contact phoneline was slow to respond, to the point that the ceiling had extensive water damage. I slept in the living room for two weeks because the ceiling repair had not been completed which even Oleg had agreed had taken too long. (See attached email screenshots.) The actual employees such as Ms. Joann and Mr. Oleg are cordial and professional, hence the two stars. However, whomever they outsource their maintenance to are extremely unprofessional. During repairs, they even caused minor damage to the property. Each work order often needed a follow-up request to resolve the actual issue. I'm grateful that moving out had no issues and I did get back my deposit without deductions. I left the place looking better than I found it in common areas such as the kitchen and bathroom. The overall property had signs of years of neglect (I have rented in several states over the years, so I am familiar with home maintenance). Because of this experience, I would not recommend renting any property from RWI due to the chance of having a similar experience.

Positive experience: The ownership of my complex switched over to this leasing company a few months ago and ever since the switch, my experience as a tenant has been really great! I’ve submitted three maintenance requests since the transition, and every single one was taken care of by the next day. That kind of quick turnaround is super convenient and definitely not something I take for granted. Jacobi and Laterrian are the property managers of my complex and they have been great to work with. They’re responsive, easy to talk to, and always make sure things get handled. One time, Jacobi even managed to coordinate a pretty big maintenance job to be done all in one day, which honestly surprised me in the best way. Negative experience: I wouldn’t even give this company 1 star. Some close friends of mine had an awful experience with Rent with Integrity, and after seeing what they went through, I would never recommend this company to anyone. Their property manager, Danielle, was extremely unprofessional and disrespectful. My friends rented out their fully furnished townhouse—clearly advertised and agreed upon in the lease as “furnished.” However, when they later checked on the property, they were shocked to find all of their furniture and household items—some of it irreplaceable—discarded and left outside to be ruined by the rain. No permission was given to remove any of it. When they contacted the company, the response was basically “oops,” with no attempt to make it right. At the end of the lease, my friends requested that only the trash, fridge items, and one mattress be removed. Instead, almost everything was gone. We’re talking antique family heirlooms, brand-new yard tools, and full furnishings—all trashed. The only things left were a TV and two lamps. Danielle outright refused to sort through the items or allow them to retrieve anything. To make matters worse, the business owner, Kenley, wouldn’t return any calls, and Danielle was nearly impossible to reach. It was a complete lack of accountability and care from start to finish. I think the Better Business Bureau needs to get wind of the terrible lack of response, especially when a contact was signed. If you value your property or your peace of mind, I’d strongly advise staying away from this company.

Negative experience: Wouldn’t even give it 1 star. My parents went through Rent with Integrity, and we would never work with them again or recommend. Property manager Danielle was very unprofessional and rude while managing my parents rental property. All of my parents household items ranging from bedding up to furniture were discarded without permission. My parents rental was advertised as a “furnished townhouse,” renter signed in agreement, and this company just said “oops” when my parents checked on their rental and saw all their furniture destroyed outside by the rain. At the end of the lease agreement, my parents requested just garbage, fridge items, and a mattress be removed and they received a message back from Danielle stating she would not take the time to piece through every item in the house (again a furnished townhouse with even a outside shed full of brand new yard equipment and antique dishes that were passed down from my grandma). So my parents arrived at their townhouse to it containing only a tv on the wall and 2 lamps. Everything else had been “trashed”. My parents didn’t even get a chance to fight for their stuff. She doesn’t have the right to choose what should be thrown away. The business owner Kenley would never return calls, and Danielle was very hard to reach also. Coming from a family that has owned businesses and also rented and had rentals I have NEVER heard of such a poorly ran agreement then this.

Negative experience: My sister rent her duplex from them. They are nice but cheap. We to request to get her sink fixed 6x and they continued sending out a drunk plumber on every occasion. Don’t address issues that she has with other neighbors and doesn’t get a comment on why her duplex storage area she cannot use. My sister was billed everyday she was late on her rent $50 that totaled up to $400 they make up fees but cannot fix the place properly. The air works when it wants to which keeps the utilities very high. She will be moving soon. This is the worst renting company. It’s all about the money

Negative experience: Not even sure where to start, if I were you I would not rent from the company the amount of maintenance request I had to put in for roaches were insane, prior to move in the roof was rotting and still is. And I vacated the premises because of it. Because my maintenance request was CANCELED! Then two months after move in they attempted to take the rent up from 1200 to 1500 out of no where. Danielle is money hungry as hell. So "see you in court" But won't fix anything 1802 falconcrest st is RAGGEDY as HELL. Out to date as HELL they told me if I want my shower head fixed I would have to pay for it myself. I thought that's what I paid rent for and I even brought a new shower head. The property manger told Danielle the roof needs to be fixed but still May 3, 2025 the roof is still rotting and spreading after being there for 11 months of living there with no intentions on getting it fixed They got the outside fixed to make it look better & it's still horrible with a rotting living room ceiling. Olgie was always kind when I dealt with him. I can say that but don't rent from these people.

Negative experience: If I could give these people 0 stars I would. I rented a home through them for about two years and first off it was terrible, I moved out January 16th of this year and I have yet to get my money back for what they didn’t use for repairs. When my husband called the lady said it was our fault, I find very funny considering you only have 30 days to get that money back to us, you know we moved out, you have our numbers and email so why not call or text us and ask for the new address so we can get our money. Negative experience: To start on a positive note, there is a kind employee who showed us the unit we rented in the year of 2024 by the name of RJ. He is cordial, caring, and understanding. I was happy to meet him and work with him. However, he does not have anything to do with property management, and we never saw him again after the showing. The house we decided to rent was in an ideal central location, being in Midtown Tallahassee, and the layout of the house was ideal for our personal preferences. Upon the viewing, I did notice a few things that needed work on and thought by move-in, they would fix it up as they took a few weeks to get the unit ready. Although the interior of the house was decent, the condition of the exterior of the house was disappointing. For example, we could not get to the mailbox as it was overrun by bushes. We ended up cutting and trimming the bush ourselves. There was a lot of shattered and broken glass scattered in the back and front of the yard which was dangerous. We thought the landscape would be cleaned up before handing the unit over for us to live. The rest of the review is organized into categories: MAINTENANCE Apart from the first week, maintenance is not a provided service. Everything is charged for, but they do not clearly communicate the information to you. For example, we put in a work order for the refrigerator which was oddly making popping noises. After many follow-ups on my end (See CUSTOMER CARE), they finally sent someone out. He unplugged and plugged the cord of the fridge and said there was nothing he could do, therefore not resolving the issue. However, we were charged for this and not notified ahead of time. Be aware that you may not know ahead of time of charges as they may just pop up on your portal. This month, we took a check to the office to pay rent as usual, and thought all was squared away. No one said anything about the refrigerator fees. Later we found out we were charged for the fridge because they said that it costs gas to send out a maintenance worker, even though the problem was not fixed. On top of that, we were charged late fees for this because even though we handed the check to them in person, they did not say anything but rather put the charges on the online portal and we did not see it in time. CUSTOMER CARE In my experience, if you need to get in contact with them, they are very hard to contact. Whenever I call the office, I have to wait on a long hold to talk to someone. If I email, I have to follow up a few times to get any response. Danielle, the property manager, is very busy. I wish she would have made me feel like a valued paying customer, but when I informed her of an issue that I was facing, she replied saying that she was busy taking care of other issues. She wrote to me that she has “500 other tenants and properties to manage.” I am made to feel like she doesn't care about me. MOLD and HEALTH CONCERNS There were severe mold issues in the house we rented, so much to the point we developed medically diagnosed rhinitis and pharyngitis. We put in a work order about having this resolved, but they never got back to us. This was a big deal, and we lost work days being sick due to mold. They ended up informing us that the property manager does not want to address the situation, so we had to live in moldy conditions until the end of the lease which was detrimental to our health. Overall, my experience with Rent with Integrity was not positive. I am not saying you will have the same experience, but I am only sharing what happened to us and our experience with this company. I have a positive hope that everyone is working to improve.

Negative experience: My partner and I resided with Rent with Integrity for 3 years, I’m not sure where to begin with the amount of issues we’ve encountered. During the inquiry/move in process, communication was on par, management responded to emails and texts very quickly. Although Theresa was very rude and snarky, I did not see that as a red flag at the time. When it came to any concerns, especially during the move out process, Danielle the property manager would not return any calls, emails, or texts especially regarding the outrageous charges they took from our security deposit and then the overages. They charged us $300 for “Cleaning”. They would not specify what exactly needed to be cleaned. After reading reviews from previous tenants, we moved our stuff out of the house 2 weeks prior of the move out date, slept on an air mattress, cleaned and scrubbed everything down to ensure we would not encounter the same negative experience as previous tenants. The only thing that would cause the house to need cleaning afterward was the dust from ducts that needed to be cleaned, and BLACK MOLD that we were made responsible for. Mold accumulated so fast in that house due to the windows that were so old there was a constant draft, and was the reason we had to move. The mold issue was brought to the attention of the staff, to which they said there was nothing they could do about it. We were charged over $900 for the paint job, again, was also not specified, but I can assume it was for patching nail holes, and natural accumulation after 3 years that is to be expected when you use flat paint. The homes that Rent with Integrity manage are thrown together as cheaply as possible. Cheap flat paint, old windows, soft spots in floors for some homes, and inefficient HVAC/windows (causing high utility bills). I can say that is not just in my experience, but after seeing some of the other homes they manage, it shows they are proficient in the “Landlord’s special” with a lot of their properties. Please save yourself the money and the headache and continue your search for a home elsewhere.

Fantastic experience: Absolutely a blessing from God. I was able to view a property Tuesday, sign a lease Thursday, and start moving in on Friday. All while over Christmas week. This team is incredible and helped me be able to make this possible. Customer service 10/10, made me feel welcome from when I walked in and through the entire process. Also, they are animal lovers which is not always the case when dealing with property management companies. Actually gave me a hassle for not bringing in my Husky to meet them. (All jokes!) All in all, I definitely recommend them based on my experience so far!

Fantastic experience: Rent With Integrity is a great company to rent with. We have rented with them for over 4 years in two different rentals and have no complaints whatsoever with any of their services. Danielle, the property manager, is great with communication and assistance with anything that we need and maintenance is completed timely. In our current rental, the kitchen cabinets and counters were worn down and coming off of the wall and needed to be replaced. Thanks to the owner of the home and Rent With Integrity, we had all of the cabinets and countertops replaced with brand new versions. The whole job was completed in only a little over a week and it looks great. Electricians, plumbers, and maintenance techs were all called quickly to get the last details finished so we were not without a kitchen for long at all, which was so greatly appreciated. Definitely recommend renting with them if you have the opportunity!

Negative experience: Feel sorry for property owners who have hired this firm. I tried to get a tour of a recently listed rental home at 5153 Holly Trace. Called the listed number numerous times only to wait on hold in the "queue" for 30 minutes at a time despite prompts telling me I was next in line. Eventually after waiting on hold each time the line would connect to the "receptionist" voicemail, where I would leave a message. Also requested a tour and call from the Zillow listing. After 4 days of contact attempts which number more than 10 I received a boilerplate text telling me to "review their website and let them know a good time to reach me." I am a Federal Attorney, and have never had to work this hard to take a tour of an MLS listing in my life. Every other property manager I have contacted in the last 4 days either took my call in real time or called me back personally within 24 hours. No way I would ever recommend doing business with this firm. Completely unresponsive. Update: Appreciate the information. Will say that nowhere on the MLS or Zillow listing does it state that the property is not available until December. This maybe a posting or staff error, but there are screen shots I can post if this is contested. Likewise, many businesses small and large have staffing issues. This is unavoidable. What is avoidable is returning voicemail messages and other inquires in a timely manner. Having a receptionist call out is not an excuse for following-up or or returning messages within 24-hours. This is the bare minimum any property owner should expect from a property manager both for existing tenants and prospect clients. Wish this firm well. But everything in this review is truthful, and based on fact, personal experience, MLS/Zillow data, and phone logs, and can be verified if need be.

Negative experience: Terrible property management company! Do not rent from or trust these people to manage your property! We're a military family and my husband recieved orders to temporaily relocate, being that I am pregnant and we have a baby and a young child we didn't want to be apart for that timeframe, so we decided not to sell our home since it was only temporary hence the decision to rent it out. We made the mistake of trusting Rent with Integrity to take care of and manage our family home. They neglected our house and didn't even check on it and ignored my efforts reaching out to them to see how the house was doing. Finally, we asked my family (who already had spare keys to the house) to check on it instead and they discovered the lawn was in disarray and that there was an attempted break-in with the lockbox and items inside the house were broken. Rent With Integrity completely neglected the property. This company demanded we pay $650 for a list of maintenance items, including fixing an outlet, 1 blind, and applying touch-up paint, the other items they charged us for they never did the work for yet they gladly took the money. They took the money and left the inside of our house with mismatched touch-up paint, a taken down blind, and instead of fixing an outlet they just covered it up. Pictures speak for themselves! Do not trust these people. They are super shady! They have had so many other issues, the list goes on! Feel free to contact me directly if you want more details.

Negative experience: We rented from them for 4 years. They weren't terrible, but they were cheap. When appliances broke they were replaced quickly, but with bottom-of-the-line models. They once had a contractor out to check for things to fix. However, they didn't like what he suggested so they brought in a second one. This second one agreed with the first, but they didn't want to fix things so they just didn't. We also had to wait more than 3 months to get our security deposit back because they sent it to the apartment we just moved out of, despite at least 4 emails providing our new address (this kind of shows you how well they're run). I'm guessing that they have some kind of giveaway to new residents if they leave a review which is why you see so many recent 5-star ones. I'd suggest disregarding all of those and looking at any that are 1-4 stars. In short, they're a property management company. They're here to make as much money off of you as possible. They'll raise your rent, make as few repairs as they're legally required to, be kind of a pain to deal with, and try to keep your security deposit. But, they could be a lot worse.

Positive experience: Rent With Integrity LLC manages* 738 Gold Nugget Trl. Just sending a friendly reminder that Gold Nugget Trl is a private road and the property owners must maintain the road. The road is in really bad shape and could use some help with maintenance. In response to your reply, the leon county property appraiser's site says you are the contact for the address, sorry I confused you for the owner. Either way, please let the owner know they need to help out, they have owned the place since 2017 and have not contributed any maintenance.

Negative experience: Don't rent from these people. TL;DR they will misinform you about availability, leave you to get severely ill from mold poisoning, not communicate with you, and then have the audacity to claim a huge chunk of your deposit for non-receipted "cleaning fees" no matter how spotless you leave the place. Now, the details. I wanted a townhouse after I got my first full-time job and could finally afford to leave student housing. When I applied, everyone--the listing, the agent, the receptionist--said the property would be available on the date I selected. Since I had two months left in my cheap student housing (which, combined, cost less than a single month at the place I wanted), I was required to terminate that lease before they would consider me for this. I did as they asked and selected a move-out date that would give me 2 weeks to get everything moved and settled. Danielle then called me up and said actually it wouldn't be available when every single person had said, but instead a few days AFTER my move-out date, and did I "still want it?" Considering I'd just selected the day I would be homeless and this was my first time renting non-student housing, I panicked and said yes. Luckily my student apartment was very accommodating and allowed me to stay those few days past when I said I would be out. This was the first red flag and I should have said no. I would have saved me a lot of grief. On move-in day they did not contact me and as the morning wore on I started to panic. Eventually someone called me to inform me that the agent who should have been there to give me the keys and walk the property with me had quit and no one would be doing it at all. I got the code for the key box on the door. That was my second red flag. The house was not clean and it was VERY clear the carpets had not been professionally cleaned as they stank of dog and filled my vacuum with tons and tons of dust. This despite a clause in MY lease that said I had to get the carpet professionally cleaned or they'd charge me for it (spoiler alert: they did). Apparently they didn't hold the prior tenant to the same standard. Third red flag. Workers showed up to both do general maintenance and later to replace the AC unit. I was not informed about either. Fourth red flag. Under the sink flooded. I put in a maintenance request that was overlooked for months. Fifth red flag, though that one seems to be an honest mistake. All other maintenance was done quickly and well. My best friend moved in with me. Within a month she had mold poisoning and went to the hospital twice. We had to pay for (very expensive) mold testing. The 3rd party report included the phrase "Samples confirm mold spore contamination," and had levels well over the safe PPM thresholds. Somehow, this report was reviewed by the broker and the property manager wherein both concluded "no evidence of mold." At that point we were done. The house could quite literally have killed my friend and was going to make me sick eventually, because that's how mold works. We got a lawyer, followed FL law, and issued a 7-day notice. The receptionist's comment upon being handed the report was "That's cute." Unacceptable lack of professionalism. Thankfully they were "nice" enough to give us a retroactive lease and termination agreement, so we've avoided court. My friend is still severely ill from this, by the way. Today we received the notice of claims against the deposit, and they want 375 for "cleaning fees." The 75 for carpet cleaning I can forgive, but 375 when I busted my butt to clean that place spotless to avoid exactly this scenario? 375 and no receipt, no itemization, no justification? It's just not worth it to fight, which is a shame, but frankly I wouldn't wish what I've been through in the past 2 months on my worst enemy. By the way, we did a follow-up mold test on the unit before we moved out. The levels had more than doubled and now there are extremely dangerous target molds present, the kind that do permanent damage to anyone regardless of mold sensitivity. "No evidence of mold" indeed.

Fantastic experience: My experience with Jessica Noble-Nolan has been a pleasure. She’s incredibly fast in responding to messages and handling proceedings. I was more than pleasantly surprised when I got a call back first thing in the morning the following day, when I first reached out via voice message on a holiday. It only took three business days for her to schedule my initial tour of the rental to signing of the lease. I cannot thank Jessica enough for such a fast and frictionless rental application experience.

Fantastic experience: I had an excellent experience with Jessica during my tour with her. She made me feel like a person rather than just some random client, was definitely something I enjoyed and felt was just awesome! She was also very friendly and outgoing, and helpful. it was like she was more than just an agent, but a friend! Definitely recommend her for anyone needed a tour when wanting to rent/buy from here! 10/10 recommend!

Negative experience: they sent a balance to collections that they never notified me of. when I called they said "it's not our legal obligation to notify you". biggest bunch of randown hicks i ever encountered. update: they're insured by Hunter Warfield, their chosen collection agency, meaning that as soon as you have a balance and they send it to collections, they receive full payment. They have absolutely 0 incentive to attempt to collect the balance.

Fantastic experience: My girlfriend and I had a tour with Jessica. I was thoroughly impressed by her knowledge of the unit, her politeness, and her vibrant personality. We have been on a few tours to different places and out of all the places we’ve been to. She was definitely the best tour person mainly because she was focused and engaged with us through each and every step.

Negative experience: Recently had to move out of one of their properties due to the overwhelming presence of mold in the air + walls, including black mold. I was so sick from it that I ended up in the hospital twice, and couldn't live in my own place for over a month! Absolutely nothing was done to remediate the situation and I was even told that there was no mold that needed to be treated in the house, despite obtaining a professional report stating otherwise. The property manager Danielle never returned my numerous urgent calls, voicemails, or emails-- 0/10 communication. Absolutely would not recommend.
