Summit at the Villages of Waco Apartments

Negative experience: I visited my family here over the weekend. Who every manages, owns or places people here should be ashamed of themselves. My family had not hot water and NO A/C. She is trying to cool her 3-bedroom unit with 1 single window unit. There is trash everywhere. Rodents running around. Squatters in vacate units.

Negative experience: Yall need to upgrade these kids park. Yes I understand in can be pricy and yes I understand they dont want to because they think the kids will damage it but truth be told i think I will allow the children in this community to actually have that experience as a child to be able to play on a new play ground and have fun with one another and actually experience Fun. There's so many red flags here and plenty of law suits to go around. Fix this park or risk being sued if a child gets hurt. Just cause people here are in a lower financial bracket tier and consider this the hood. Doesn't mean to neglet its people and their children. A small child can literally suffer sever laceration anywhere on there body due to many hazardous damage.

Negative experience: Because everyone stuff always ending up gone here and some of us ride the bus and I hate the bus as well but these are great apartments just not great for when you want to introvert and keep up with your own materials also the lady in the very front office smells like rotten cheese it's

Negative experience: If you ask me I would tell you don't ever move here it's a nasty place to stay they don't fix anything and the people that supposed be in office don't even show up half the time the tolit in my mom apartment has been flooding her apartment for 2 weeks and when we called emergency maintenance the people in office talking about they not sending nobody out then when maintenance does come out they say its fixed but floods again I wouldn't even won't a homeless person staying here it's so bad

Negative experience: first of all let’s get started on management . POOR ! let’s talk about how the unit we live in has had a bedroom door lock on our FRONT door since we’ve moved in & how they refuse to come and fix anything . how we’ve been living with a big hole in our bathroom wall since december , that THEY did , mind you we have children . our 5 year old is scared to use the restroom because of how big the hole is . let’s talk about how a resident was murdered in his OWN apartment . let’s talk about the infestation ! let’s talk about how the rats run this complex , at this point we might as well pay rent to them . how this is supposed to be a “ family “ community but all you see is drugs , fightings and shooting almost everyday . i would never recommend someone move here unless homeless and on the street with no other options , but even then homeless people deserve better than this humpty . management does NOT care for the residents nor their health . we’ve had mold growing in the ceilings and they’ve still yet to do anything . the cops literally live here too because of how high the crime is over here . please save your buck and find something more suitable for your family because these apartments are NOT it . HUD needs to investigate as soon as possible , the pictures on the website gotta be from before anyone ever lived here because it’s straight up false advertisement!! DO NOT MOVE HERE PLEASE , THERES SOMETHING BETTER JUST KEEP SEARCHING !

Negative experience: Well I been living here ever since I was little we had roaches cockroaches spiders a whole bunch of crickets I'm just so glad to get out of these apartments the shoe almost every single night they smoke like everybody says they have drug dealers we had bad neighbors who played music every night AKA loud music just don't move here God bless everyone

Negative experience: I HATE IT HERE!!! first apartment(2br) had a plumbing problem. Both sinks leaked and the foundation was terrible. I would literally step on holes covered by tile. current apartment(3br) I have rats the size of cats, black mold that is literally making us all sick, No air the entire summer, and noway of getting a window unit because the electrical is non existent. Only thing this apartment is good for is storage. they fix nothing and instead give tips to try and make it more livable. I have had to buy things that should be provided like best control, window units and fans, and a toaster oven because the rats chewed up the cord on my stove.

Negative experience: Been living here for a few years and it’s indeed one thing after another. It literally affects my mental health sooo much. Rents cheap though ‍♀️

OMG nothing much more to say 7/15/2024..OMG when are yall going to do something about the roaches..Omg really..Yall Should do better!Walls are falling in cracks in the wall..Yall should be closed down.Yall should be Ashamed Of your selves.

Positive experience: My old apartments I grew up in and now where two of my uncles reside. They like the apartments and the spaciousness of them compared to their former apartment.

Negative experience: They just need to give there existing residents move vouchers and tear down the whole complex because on top of all of the structural problems,the maintenance problems the complex is infested with rats and roaches VERY UNEXCEPTIBLE

Negative experience: These are horrible apartments to live in, the maintenance don't fix anything that needs to be fixed in apartments so they hire individuals who live over here to work under the table for them to do maintenance job. They steal rent money, the lady that's in charge in the office tells everyone business to other residents around here. She tells everything as far as individuals income sources she tells problems that she's been facing with other residence basically she tell confidential information to other residents about others in their units.

Negative experience: Low income housing bad rat problem bees in the walls. Fights all the time not a safe place for kids to grow up.
