Negative experience: We live at the Shadydell location. We can never get ahold of these people. Maintenance is always bumble gum fixed and usually leads to bigger problems that’s if you can get them to fix anything in the first place. When we were viewing properties many of them had mouse droppings and huge roaches! They didn’t even bother to clean up. We had problems with getting the water in our name because apparently they owed the water company money. We’ve had issues with the neighbors smoking inside which has lead to our family having health issues we continue to reach out to the property manager but nothing is being done about it. We payed to move in early waited all day to be let into the place because they never had the keys there for us. We had to wait months to get a mail box key. We still haven’t received a second key. The shower and toilet upstairs leaked when we moved in that caused our water bill to be through the roof since it took them forever to come fix it. The toilet was flooding the upstairs. The place was hit by lighting we were without electricity for days. Now a couple months later the toilet downstairs flooded SEWER water everywhere down stairs and damaged a great amount of our property! We weren’t able to shower or use the water sinks for dishes toilets for over a week! The temperature of the shower water is barely warm I’ve asked them to fix it but of course haven’t heard anything from this. This place is terrible at managing property’s and the place we live is a nightmare. Imagine going through all of this in just 3 months. I cannot wait to move and will NEVER recommend this company or this place of residence to anyone. It’s really unfortunate to be going through all of this and wouldn’t want this to happen to anyone else. Newest update been without hot water for ten days now and the water heater is leaking all over the place currently and of course can’t get ahold of these people even tho it’s been reported ten days ago. Truly pathetic excuse of a leasing company. Now without water completely and more of my property damaged. Lets see how long it takes them this time Praise God! they will no longer be running this property about time slum lords have ran it down long enough

Negative experience: Remote owners: proceed with extreme caution (Edited on 2025) I hired JR Grace Realty in February 2024 to manage my property remotely and ended the relationship in May 2025. I originally found the company through BiggerPockets and was encouraged by the reputation of the owner, Patrick Pendley. My initial property manager was Lacy Torres. At the beginning, when things were easy, the experience was positive. They placed a tenant who paid on time initially, and communication was fine. However, once issues started, the quality of management deteriorated quickly. Starting July 2024, the tenant became delinquent every single month. At one point, JR Grace reassigned my property to Nikki Ly, who was actually very communicative and proactive. Unfortunately, she was let go without any notice to me, and Lacy resumed managing the property. From that point on, communication became extremely inconsistent. Months went by with delinquent rent and little to no updates. I repeatedly called and emailed Lacy and even attempted to contact Patrick directly—none of my calls were returned. At one point, the tenant was over $7,000 behind in rent, with no clear action plan communicated to me. When I did get responses, the explanations were that Lacy was sick, her family was sick, or she was overwhelmed with 60 college move-ins. While I can sympathize on a personal level, a professional property management company should have backup coverage when a manager cannot perform their duties—especially when significant financial risk is involved. Eventually, I was informed that the tenants had broken the lease and vacated the property, leaving me with ~$6,000 in unpaid rent and ~$8,000 in property damage. The process of terminating the contract and handing the property over to my realtor was also unnecessarily difficult. This company performs fine when everything is smooth. But when problems arise—late rent, tenant issues, or urgency—this is where they failed me as a remote owner. Buyer beware. Original Review when Nikki was managing - A good PM is hard to find these days. Nikki has been a great property manager. Her communication is on point, timely and proactive. She provides update instead I having to ask for the update. Above and beyond. I would highly recommend her and the team to other owners looking for a PM.

Fantastic experience: I had a serious issue dealing with a problem and when I called Ms Lacey immediate act up on it she was wonderful I couldn't ask for anything else better than Jr Grace Realtors thanks for being the best as acting up on my problems thank you Miss Lacey you're the best

Negative experience: Im a vendor called from Dallas to service Waco lol. Now I see why they can't gey help locally. Enclosed are pictures of a unit i inspected service call place by Laci. There were severe amounts of growth and black mold in the airhandler where the air travels through to their duct work. Mind you a 6 month and a toddler is right in front of me. I showed the tenant the overwhelming concerns and then went to another property in grosbeck . Same issue and shared with the tenant. When I reported to Laci omg....I caught the full 9 yards. And that I wasn't certified in mold why would I bring it up . Lol pure unethical business here for sure. No way could I just close it up and not show them why did you call us out for service? Poor tenants i feel very bad. Wow Jr Grace really....Laci really 6 month baby and toddler. Have some integrity.

Fantastic experience: I contacted the office with an urgent service issue at my apartment and Lacy had workers out within the hour. They were extremely helpful and professional and the issue was fixed right away! Thank You All!

Negative experience: Usually they are great at fixing the problems that arise when I call. Not so much this time. I have had a huge wasp problem, maintenance came out sprayed the nest and left. They didn’t knock it down or make sure it was gone, now the wasps are back and I feel attacked each and every time I come and go out of my home! I reported and asked the bushes be trimmed because I seen snake skin ( which my cat was bitten by) and I’m afraid of some creature jumping out on me! The bush is LITERALLY taking over my front door! I was told the problem would be taken care of 3 months ago with no resolve! My neighbors bushes are trimmed every time the yard people come out, every two weeks but not mine! I don’t get it I pay my rent on time and even before it’s due date faithfully each and every month but I get left with no resolve to the MAJOR problems I have!! they fix the minor problem quickly though! YIKES

Negative experience: AVOID LEASING WITH JR GRACE AT ALL COST! I have lived in my unit for a year now and I LOVE my place. The only problem I have is with JR GRACE. When I first signed my lease I had signed with Brothers Management until the property was transferred to JR GRACE. No big deal lease was the same I was fine. In unit washer and dryer was advertised prior to signing my lease. Upon move in there was no washer dryer. I contacted multiple people and every time they either came up with an excuse or out right ignored me. After two months of living in my unit with no washer and dryer, I sent them another request for a washer and dryer. They then tell me that it was never included. That’s funny because my neighbors moved in after me got 2 washer and dryer deliveries, one didn’t fit and the other they kept to use. When speaking with my next door neighbor she said she had the same situation, signed with brothers management and moved in no washer dryer. Mind you I moved in WAY before them. JR Grace proceeds to tell me they won’t bring one unless I provide a screenshot proving it was advertised. THIS PROPERTY ONLY HAS 8 UNITS why would some have them and the others not? After giving up I finally rented a washer dryer from a third party company for $60/month. AFTER A YEAR I am resigning my lease (I really love my unit) my NEW lease states I should have a washer and dryer for convenience. I have texted JR GRACE the screenshot that they were asking me about last year and now CRICKETS shocker!! IF YOU CAN AVOID LEASING WITH THEM AT ALL COST

Negative experience: I feel they do not take the time to to speak with or to return calls, everything is pushed to an overseas operator is what it sounds like. Come and pick a paper application up it said in their website, but in Waco, there’s no such thing as an office. I tried plenty of time to try to reach out to rent a property from them never once did I speak with anybody that was knowledgeable all calls and all phone numbers led to the same person answering the calls of some type of service that couldn’t answer any questions. Only something about a lock box. very disappointed I really wanted to rent property from them and this was my first time trying to rent A house very disappointed

Fantastic experience: We really liked it. There are some screens that look like they need to be replaced but other than that it was a very homey feeling place

Positive experience: Lacy and her husband have been amazing to work with! They are very responsive to questions and concerns and do it with grace and understanding.

Fantastic experience: You can't necessarily judge a company by how they handle things when there are no issues, but how they rise to an occasion when issues occur, and they always do. JR Grace was speedy in processing my application, they accommodated a move-in date on short notice, they were exceptionally responsive to a plumbing issue I had, and their groundskeeper, Bailey Joe is thoughtful, thorough, and so kind. The place a person chooses as their home is such a huge part of their happiness and their life story. JR Grace gets it, and I feel so grateful to have found them and their property.

Negative experience: To the person that shared that they live at the Shadydell Dr. Property. I also live here to and yes you are right about JR Grace Reality. I have lived here for 16 years. JR GRACE REALITY took over about 3 or 4 years ago. The management that we had prior for about 12 years was great. Now since JR Grace took over nothing gets fixed in a timely manner. No communication at all. I have begged for my carpet to replaced upstairs it got to at least 20 years old. But they do nothing. Begged for someone to cut a tree the limbs was hitting a window and was on top of the roof. It took about a year for them to do anything about it.This place has become very bad...Poor maintenance. They do not keep it clean on the outside either. But they make damn sure they get their money They keep raising my rent but do not keep this place up. So sad for someone to call this their home for 16 years. I have put in work orders and they check it off saying it's done when no one came and fixed the issues. I have delt with so many issues one being a fire hazard. They did not care the problem got fixed about 3 months later. I freaked out due to being a fire hazard. I have pictures I have sent to them saved screenshots of e mails and work orders that they never reply to. No communication at all. I have never dealt with a unprofessional management company in my life.

Positive experience: I was able to schedule an appointment and do a walk through on my desired day and time. Easy to receive information and instructions via cell phone. I was pleasantly surprised. Very thorough. Awesome experience here. Thank you

Fantastic experience: Miko the maintenance guy that came out of nowhere and showed up at the house and found out what the problem was with the breaker inside. Come to find out the electrician before him had doubled up on the wires on one breaker and that's why the breaker kept tripping! I'm definitely recommending Miko for any other issues at the house over here!

Negative experience: This company is a scam. When I call to set up a meeting to see a place, heavy accent Indian people answer the phones, I have tried 10 times to see a listing and I can’t get a code or anything. Also, if you go on their fb profile under mentioned, people have said that this company are scammers!

Fantastic experience: They were very professional and thorough when it came to finding and closing on my dream property .They also explain everything when it came to buyers and sellers agreements and terms you guys are the greatest I have had three friends go through you guys I and my wife appreciate you guys stay doing great business .

Fantastic experience: Meko was professional and worked fast. Fixed my heater quickly and efficiently allowing my house to be warm again ! He also replaced a lightbulb in the hallway for me. All in all great dude and will call back with question if I have any further problems.

Negative experience: Jr grace realty does not pay the subcontractors they hire. Still have an outstanding invoice for over a year ago Edit to owner response; 1. I did everything that was asked by your agent, and sent pictures of progress as it was completed. So if it was not satisfactory then your agent should have said something when it was happening. 2. From your mouth directly “you guys must have walked in there thinking it was a blank check with this price” which we did not. I had a crew of two people on the job and we even shaved off about 15 hours off of the invoice because even we thought it was taking to long. I was also never reimbursed for the materials that we paid for out of our own pocket. 3. We drove an hour and a half out of our way with only a $100 travel fee. Did the flooring and everything that was needed on the first apartment. If we did not do a good job why send us back a second time? 4. We conveyed our concerns about the second apartment because it was in such bad shape. Had water damage, electrical issues, and the ceiling was falling in around most of the house. We told you and your agent that we did not feel comfortable repairing such a run down apartment. Yet both of you pleaded with us to get the job done. The age of the place made the doorknob installations take 3 times as long, there was about 100 feet of cracked drywall that needed repairs. 5. Upon trying to explain this to you in our meeting you stated “I don’t care I will not be paying this invoice, I will send you the money for the materials but that’s it.” Never even saw the money for the materials. You told us specifically “we have so much work that you guys don’t even need to look for work anywhere else” due to our lack of experience we believed and trusted you. You preyed on our lack of experience to avoid having to pay $4500, knowing we wouldn’t have the funds to pursue legal action.

Negative experience: Set an appt to see a house for rent. I drive 2 hours, get there and the code to get in the house isn't even for that box/house. Called and was told another 2 hours to wait to send me the correct code. But I already had to drive another 2 hours back home. Very bad experience. Just be sure you get the correct information or have hours to wait for the correct info. Very disappointed.

Fantastic experience: Need permission to turn on utilities. I am renting a room from a guy that is renting from this realtor. I have been trying to get my Internet turned on for a week. Felix Jones claimed to be the owner. Now at&t is requiring me to get permission from the owners in writing. I agree Mr Jones is responsible for the house because he is on the lease but it has to be a reasonable request. Turning my Internet on is not unreasonable. I have been waiting for a response from the realtor and haven't heard anything yet. Second installation I had to cancel Owner called me and sorted things out. After being told I could stay and Mr Jones can't evict me. I am still being evicted

Fantastic experience: I would like to express my immense gratitude to Lacy Torres at JR Grace Realty. We live next to an apartment complex that she manages. There was an issue with one of the HVAC units there (making a huge noise that cause substantial reduction in quality of living!!!). We reached out to Lacy about the issue and she solved the problem with great speed, and in general was an extraordinarily pleasant person to work with. I cannot recommend her enough.6 stars if I could!

While I have been pleased with the service I've received, I have had some inconstancies. I recently had my portfolio turned over to Nikki Ly and she has been responsive and pleasant to correspond with. She is friendly and understanding of the investments we've made and their importance to our financial plan. Do yourself a favor and reach out to her and see if she's a fit for you and your portfolio.

Negative experience: Only checked my wife's credit but never checked mine. Said it would take 24 hours to know anything but it only took maybe an hour or two to deny us an SD still charged us over 200.00 dollars.

Fantastic experience: 2 words. ☝️Beyond ✌️Expectations. The previous management group was absolutely no help. I would put in request time after time for 4 months. No results, as a matter of fact, I'm still disputing that they sent a team to throw away large dead tree. Instead they threw away my furniture and my outdoor decorations. They completely ruined my idea of property management groups. J R Grace Realty, however, was able to restore my belief in amazing customer service. 1 person specifically changed my mind, Tenia. Unfortunately I wasnt able to get her last name. She is what any good customer service member should strive for. She not only set up appointments to my current maintnance issues, but she took the time to point down and set up appointments for my previous maintnance issues that were never resolved from the prior group. She is hands down one of the rare ones who truly looks after those she is responsible of taking care of. You are awesome Tenia

Fantastic experience: Lacy is fantastic! We had a change in Property Management companies and it’s been a rough one on both of us. Lacy worked through it and adapted to the lack of responses and cooperation from the other PM company. She has been very thorough, helpful and patient through the changeover. I highly recommend Lacy and her team!

Negative experience: Went to view a property that said move in ready for rent. Interior had trash everywhere. Writing on the wall from a toddler. Broken cabinets. Possible mold in several areas. Once I saw my first few full sized roaches I called it quits and didn't finish the tour. Didn't bother looking at other places from the company as this one was posted as move in ready had me questioning the response times for management if I signed in another property or requested maintenance as this was very sub par.

Fantastic experience: I am so grateful that we have new management here. J R Grace Realty has been extremely kind, answers any questions, and have made the Addison much more presentable!

Negative experience: I currently lease from JR Grace. On November 13th, I submitted a service issue. There are 3 deadbolts on the front door - I don't know if the foundation shifted or what, but none of the deadbolts will properly lock. I have called a minimum of 3 times, being told that they will send someone out. Fifteen days later, still no repair to the door, this is a safety issue and I don't feel safe. I won't even mention the other service issues.....

She helped us find and buy our dream home, she went the extra mile in every aspect and made a process that can be long and hard short and sweet. If you are looking for someone you can trust to help you find your dream home she is the one!!

Fantastic experience: There’s no picture to add. But the tech was very nice and thorough in his work and was very open to explain why the electrical issue happened. And what he did to repair. He also was helpful with my extra request and he didn’t hesitate to fulfill. Very satisfied

Negative experience: I’d give zero stars if I could. Worst management company you can go with. They lie to you about repair prices and refuse to give you an itemized list of what the charges are for. They will also charge you for making unnecessary changes without the owners consent. They don’t follow the contract and when you try to get an explanation and answers they won’t answer or respond to anything you ask. Terrible communication and terrible business practices. Do not go with the company.

Fantastic experience: Fred "Perry's Handyman" does GREAT work! He came in and fixed several things the RIGHT way! He is kind/patient when answering your questions and he displayed EXCEPTIONAL professionalism!

Ive been renting from jr grace for almost 4 years now. I’ve been working and dealing with ms lacy since she came to jr grace she’s there for me to help me out when needed and I would definitely recommend her . She’s great , awesome. I give her 10 stars instead of 5.

Negative experience: I usually do not leave reviews, but I just had to with this one. Maintenance was inconsistent, it took weeks for things to be fixed. When my sister was residing here she was back and forth to their office for the smallest issues. Months ago we went in the facility everyone was just sitting around. Made her feel like she was bothering them. Money is all they care about not the tenants.

Negative experience: Terrible management company. The duplexes I have rented for years has gone down hill quickly since this company took over. I have turned in my notice to move they won’t even respond to an email. They said that that don’t prorate rent if you are here a couple of days after the first. First class company if you are in the market for manure.

Fantastic experience: Courteous and professional staff that addresses issues and takes care of its tenants. They battled with the ownership of our property to ensure our living conditions were appropriate and satisfactory. Maintenance technician named Meko went out of his way, commuting multiple times and multiple hours to get our unit back to working order and maintained great communication with me about the situation!!!

Fantastic experience: A professional, efficient and caring staff has been my experience with J R Grace Realty! We encountered a minor hiccup during the leasing process for my son and Lacy along with the Broker Patrick prioritized our concerns and handled it with a sense of urgency, humbleness and yes, GRACE, no pun intended. Thank you Lacy for taking the time to go above and beyond! Your beautiful attitude is so contagious! Thank you Nikki for striving to provide clear communication and good customer service. Fantastic experience: I been in my home going on 2 years, and I must say I am very please with u guy's. Every time I have a service issue, y'all most definitely send someone with an a day or 2, y'all all are very professional, friendly, and know how to treat y'all tenants. Miguel and the hold crew y'all are amazing.

Fantastic experience: The Team made sure I moved into a clean home! They followed up with me, the same I moved, to make sure everything was in order and if anything else was needed. Ruth is definitely the person you want to talk to in regards to order and cleanliness!

Negative experience: Too bad when it gets to the end of your lease year they start ignoring you and don’t bother answering calls or emails, they also put the rent up without notifying you then when you question them they send you letters stating the landlord does not intend to renew your lease, this after you told them you will need an extra month or 2 to get your plans in order. The communication from them is non existent.

Fantastic experience: Miguel, is a lifesaver. He went above and beyond to get me in my new place at a time I was at my lowest point of Mental Wellbeing. He is a gem and needs to be properly rewarded for going that extra mile. Everything went the way that he said it would and helped my get in a place fast to have a roof over my head.
