Fantastic experience: I would recommend Real Property Management for the management of residential rental properties. They know how to take care of the properties and keep things running smoothly from maintenance to tenant calls. They are proactive about maintaining properties and growing the investment value. They are very knowledgeable about what they do and also connected.
Negative experience: I am a former renter. I rented 9715 Independence Dr, Unit B308, and had a very poor experience with Real Property Management. The unit had no heat when I moved in, and the furnace was temporarily rigged instead of properly repaired. Later, the blower failed, taking over three months to replace. I also went about three months without a working washer and dryer, and there was visible mold on the curtains. Maintenance requests were often canceled, and repairs required landlords approval, causing long delays. Overall, this was one of the worst rental experiences I’ve ever had. Future renters should be aware of these ongoing maintenance and management issues.

Negative experience: ***SECOND EDIT*** AVOID AT ALL COSTS. BOTH RENTERS AND LANDLORDS. Following yet another incident in which several hundred dollars were withheld from my owner disbursement on the 10th of October, I reached out to understand the reason why. I was told the money was being held for a pending work order. A work order that I had received confirmation on the 22nd of September that had been completed and was covered under the warranty of the previous repairs to my gate. I'd like to assume this is not a malicious action but this does then suggest that their business processes are so severely inadequate to manage any property that they are incapable of properly tracking active work being performed on the property. This is not the first time Ive had this exact issue of funds being held for a work order that was completed weeks ago. Despite efforts to work directly with my property manager to suggest ways to improve and a chance to work on ways to address these shortcomings no memeber of their team has attempted to reach out regarding any of my concerns. ***EDIT*** Since posting my original review Ive had a couple of incidents that have seriously led me to doubt the ability for RPM to manage my property. This includes lengthy delays on repairs that have required either myself or my tenant to find our own vendors to do the repair work in a timely manner and an attempt to bill me for damage to previous repairs that failed prematurely and should have been under warranty. These issues have been compounded by a lack of regular staus updates, requiring me to repeatedly reach out for information about the status of a work order. I dont know if this is a result of inadequate business processes or a lack of care on the personnel side but despite voicing these frustrations and being told someone will reach out to discuss potential solutions no has yet to do so. I would hesitate to recommend RPM to any property owner at this point. ---Original--- I've been using RPM as a property manager for a little over a year at this point. Overall, its been a positive experience, and I would recommend them to others. There has been several issues regarding tracking and reporting on work orders, monthly reports, and other details. Their current system makes this information difficult to find or in some cases does not provide a way to view certain items. However, their overall responsiveness makes up for many of these minor issues, as they are quick to respond via all forms of communication.
Fantastic experience: I’ve been using RPM since 2014 and I’ve gotta say that this current managerial and staff are amazing. Never a terrible company, but they’ve gotten much better with owner communication. I would recommend them any day.

Fantastic experience: We have used these guys over the years; they’re always transparent, detail focused, and looking out for our best interests as an out of state landlord, which can be challenging to do without a team who has your back. They are excellent at finding good tenants; and effective at dealing with “problem” tenants, and quick to alert you of any issues to maintain property. We will continue to use the RPM team for years to come!

Negative experience: As a renter, I can confidently say that this company is a complete nightmare and a scam. They make you jump through countless hoops at the end of your lease, only to withhold a significant amount from your deposit. We initially paid a $2,800 deposit, and upon moving out, we only received $2,093 back. Why were there $700 in deductions, you might wonder? It was for smoke detector batteries and adjusting the plunger rod on the master bedroom sink drain. $700 for that? This was after we invested over $2,000 to have the house deep cleaned and the carpets shampooed. It’s utterly unacceptable! Also when you call them for any issues the call goes to what I can only assume is a call center because the people barely speak English and when you finally get through to them they either never take care of the problem or take months.
Negative experience: My son rented a property managed by this company for two years. During that time, they consistently ignored his maintenance concerns. However, when he moved out, they charged him for repairs which he had previously reported and that were never addressed. Some of the charges were questionable, yet he was denied access to any photos or documentation of the alleged damage. To make matters worse, my son is in the military and had been relocated out of state at the time of this dispute, making it difficult for him to contest the charges in court in Alaska. So he had no choice but to give them his money. I believe this company took advantage of his situation, and I fear that other tenants may face similar treatment. I strongly caution anyone considering renting from this company.
Negative experience: I’m very surprised at how many good reviews there are - unfortunately this will not be one. I sometimes stay over at my partner’s apartment which is managed by this company. He’s lived there since February and on his SECOND day of moving in the apartment got flooded! He couldn’t live there for about 2 weeks while they were clearing it out and not once did they negotiate a pro-rate; he had to fight them for it which they finally agreed to. Additionally, he has been unable to park in his true parking space since he moved in because the management won’t get the dumpster removed that is in his spot, so he has to park in the neighbor’s spot every day. Additionally, last month we were watching a movie in the living room when a loud crash happened in the bathroom - part of the ceiling fell where you can see the pipes. He has requested TWICE for someone to come look at it and they keep cancelling his request. Additionally, there is black mold under the staircase that is next to the entrance of his apartment: ADDITIONALLY, there is now a roach infestation. The current management I guess is selling the property to Vested (another PM) and now they’re not answering his requests and it seems like it’s just because management is undergoing the change but should not negate the fact that they are STILL the current management and should treat this as an emergency. Pictures can be provided for all the above-mentioned occurrences, but this management obviously does not care. I think because of where this property is located and the side of town its on they think they don’t have to pay it extra attention, but that’s downright despicable. DO NOT have them manage your property. Absolutely clowns to work with and should be inspected.
Negative experience: Updated: I have been renting for about 15 years now and have always gotten the vast majority (if not all) of my security deposit back. I am a great tenant and take pride to keep my living space in good condition regardless of ownership. RPM will charge you parts AND labor to replace anything in the place at a mark up. They apparently dont do pre inspections or else they would catch pre-existing conditions that they will blame you for. If you inform them of light fixtures or electrical outlets that are faulty during your lease, your request will be denied. If your heat goes out you will only be listened to if you call a maintenance service yourself and they in turn call the property owner. I paid in rent alone for a quarter of the value of the property, but still get fleeced at the end for a microwave light bulb. You will have to pay thousands to just be allowed to move out at the end of the lease. Since I’m the one paying for the new window screens, I hope they get really nice ones. Oh wait, they wont cause its a rental. Also, me spending a home down payment in rent didn't exactly help me buy my own place.
Fantastic experience: It has been 6 months since we’ve been tenants with RPM Last Frontier and they have been great and easy to work with. Getting my husband added to my lease was quick and easy. They didn’t give me a hard time at all. John C has been a great help as well.
Fantastic experience: I worked with Kevin at showing, and he was on time and very pleasant to work with. After the showing, RPM was very prompt in processing my application. Daniel, one of the property managers was very understanding of my situation, efficient in updates and work alongside with me to get into the unit. I thank RPM for their level of service.
Fantastic experience: My partner and I had a positive experience working with Real Property Management Last Frontier in managing our homeowner’s association since they’ve taken over. They handled taking over our old HOA’s duties that was struggling with other past poorly managed property management to the best of their ability. (we’ve changed hands 3 times in our two years of ownership) They inherited our challenging roof project and handled it with professionalism and communication throughout the process. Given the unexpected complications that came up, Nathan and the team at RPMLF did their best to stay on top of multiple contractors and made sure the work was completed efficiently. I appreciated their responsiveness and ability to manage the details, so I didn’t have to stress. I would recommend them to other property owners.
Negative experience: I have mixed feelings about real property management. I do feel like there is a lack of communication but overall they do seem to be in the clients best interest. They are the type of rental company that they will literally take care of everything for you. My review has changed form a 1 to 3 star after taylor called me and cleared things up for me. We will see how the rest of the year goes and go up or down from there for rating purposes. Update I want to proceed by firing you and start that process. You guys have been a headache since day 1. Ive had problems all the way from adding you onto my insurance and you guys talking very poorly of statefarm who i dont even have as an insurance company and then when you realized i have allstate then you spoke very poorly of them. Ive had problems on problems what took me 3 days to get someone out here to look at the window and get it fixed took you 2 months. Hot water heater i can only imagine. I got permission to hire my own vendor and after i had people come out and pay one of the to see the problems they then said had to be approved through them. I dont recommend this company.

Negative experience: This company has been managing our condominium association and for the last 4 years my roof has had a leak. I was told they would fix it. They have no communication. I have been asking for weekly updates regarding the leak for the last year. When I asked them questions about why things aren't getting done or why they don't have to be held accountable for taking care of the property they tell me there is language in the contract protecting them from being held accountable. This is insane, they just want our money, they don't care about doing their job.
Negative experience: In a 12 month lease it took three months to repair and replace a dishwasher and a washer / dryer, it took two months to fix the garage door, and I had to replace the kitchen sink faucet myself after waiting to have it replaced for two months due to a leaking hose. If they were as good at properly managing as they are at drawing up lease agreements, I’m sure I’d be a satisfied tenant. However, that’s not the case.
Fantastic experience: RPM has been such a pleasure to work with. The team is professional, proactive, and friendly. They're getting our property rent ready and keeping us updated every step of the way. Their portal is also very user friendly and convenient. I trust that they will take great care of my property.
Negative experience: Two men came yesterday to clean out the gutters and proceeded to use a ladder to get to the roof and then used their hands to remove some leaves and debris from my gutter. Not professionals, no high pressure hoses, no repairs to my broken and rusted gutters that are leaking and pouring water off the roof. Very disappointing. Did not see them bag and remove the debris they removed from y gutter so it will most likely float right back in with the next rain anyway. So…Marijoy has the men returning to service my gutters and attempt to clean and repair them in the next few days. They were here to clean them, I am grateful she contacted them to let them know I needed more service than what was provided. She has been very helpful!

Negative experience: 2nd Edit: Notice how they edited their review to take out the part where they called my review vague and lacking specifics? These are the games they play... I have attached a picture of the original comment they left. EDIT: You want specifics? Okay. While we lived in a RPM property, our bathroom had a leaky ceiling from the toilet above it for 6 MONTHS. We put in numerous maintenance requests and called and emailed, but we were ignored. Later, the lock on our front door malfunctioned and we couldn't lock it. Ignored again. In both of these cases, we had to put in multiple maintenance requests because they kept getting marked as "complete", or otherwise completely deleted, despite no one coming to assess the situation. We found that the fastest way to get RPM to reply to you was to leave a negative review. They care more about their public reputation than they do about you as a tenant. This review is being made because they buried my other one as well as my roommates. As evidenced by the fact that there are three new 5 star reviews. All made within an hour of each other, all praising them for the things I criticized them for. This business is awful. They lie, and they have no dignity. Please save yourself the time, energy, and money and DO NOT work with them. Terrible. Awful. They will find a way to finagle as much money out of you as possible, then when you complain they'll blame it on the lease you signed and "you should have read the small print." Simultaneously they will do ABSOLUTELY NOTHING for you. They won't answer emails or phone calls. Maintenance requests will go unanswered for weeks. But they'll find some way to tell you it's not their fault that you're unhappy. And it will never in a way thay you reply either. (Like yesterday when they replied to a review after they closed. After days of not answering multiple emails or phone calls from that tenant or their roommates). Do no work this company RPM has only their own interests and well being in mind. They do not care about the properties they manage, or the people who live in them
Fantastic experience: Erik and Kassandra were so helpful and bent over backwards to make the whole process, from the showing to lease signing, smooth and painless. They took the time to go over every detail and their attention and communication throughout the whole process really shows how much they care. Their service should be used as an example for the industry standard as I have never had that level of service with any other property management team. Thank you guys!!
Negative experience: Do not I repeat do not let this company rent out your property. 1. The communication is awful. As a landlord your trusting a PM with your most expensive asset. I live out of state and requested keys to enter my property and they told me I'd have to wait 4 days for someone to let me in. I get to my property and the back door was left unlocked with the Alarm Off. So I was able to ever anyway. During the time they were looking over my property they used an overseas Virtual assistant to coordinate with me via text and email. Half the time he had no understanding of anything going on and would say someone would get back to me and no one would for days. They have had major turnover with staff. When I first started working with them they were great and the communication with was really good. Then it started to fade and the last year was the worst. My property stayed unoccupied for months. 2. Missing items. A tenant moved out of my property and took the Deep freezer in my garage. They told me because I signed off on the move out inspection there was nothing they could do. I had them look at them pictures prior to the move in and pictures of the move out and they clearly state they see there was a deep freezer. But because I didn't catch it in the move inspection photos it is my fault. Let me ask you, would you want this to happen to you. You want to believe you can trust the company that's taking care of your property. 3. I was having roofing challenges from ice damning by the wood over vent. They hired their maintenance team to come fix it, $3,000 later the problem still existed and my tenants moved out abs threatened to sue me for negligence and I had no idea it had not been taken care of until the complaint. They did not provide any roofing contractors bids to come out. Instead they used there maintenance team which is subcontracted out. Can you believe they allowed them to charge me $3,000 for patch up work that didn't work. Then they don't want to be responsible for anything. Imagine having a tenant in your property and this is all going on and the communication is poor. Soo poor that the tenant thought that I did not give the approval to fix the damages. 4. Brought up my concerns and they terminated my service with them. As a landlord you have to know when to switch property management companies and when not to hire them. If you are reading this and considering this company to take care of your property...Good Luck I repeat, DONT TRUST this company!!!

He made sure our needs were met when viewing the property, signing the lease and getting moved in. The app RPM uses makes it so easy to make monthly rental payments and maintenance requests. Each time I have submitted a maintenance request I have received immediate assistance resolving my issue using top of the line professional repair services from other companies with RPM following up to make sure I had been taken care of. Positive experience: We've employed RPM Last Frontier for the past several years to manage one of our properties in Anchorage. They do a pretty good job, mostly, but the contractor they use for maintenance is quite expensive.

Negative experience: If you’re an owner its great. If your renting do not. They will steal your deposit after requiring you to do professional cleaning and carpet cleaning est. $400. I have rented from 5 different places and never had my deposit withheld before.

Fantastic experience: RPM manages my HOA and I've had all positive experiences working with them, especially with Marijoy. Specifically with moving along and coordinating larger projects - including collecting work quotes for ice damming resolution and roofing fixes - she seamlessly handled the communication with both the contractors as well as all residents under the HOA. She has timely responses to my emails and is great about sending updates to keep me up to speed as things develop. This whole process has been so much better with her involvement!

Negative experience: Do NOT recommend!! Go else where. It’s not worth the headache. To start we spoke with their sales representative Kevin L. He was fantastic, knowledgeable and then some. He sold the company and showcased a product that would meet our expectations with myself as the primary contact, and explicitly told that my being the POC would be noted. We were looking to have our property rented by 1 June. He truly made all of that sound extremely plausible with timelines and attention to detail. We read the contract and thought doing business with them would be fantastic if they stood up to what they advertise. After several days of not being able to get ahold of RPM, I was finally able to get in contact with who would have been the property manager for us. She immediately started the conversation looking for my husband even though I was the POC. She interrupted and I kept trying to tell her I was the one that called and texted for information. This felt unprofessional at best. Then for three days I wasn’t able to get ahold of her. One instance I answered the phone and they hung up. I called back 42 seconds later with no avail. From here the tone of the conversation that were had, was not productive and again my husband was requested, even though I was available. This again seemed odd. If it was this hard to get ahold of the management team while we are still in AK, what would the nightmare be when we aren’t local. I called and left a message 9 days after they sent their management guidelines that we would no longer be interested in doing business with them as they didn’t seem professional and were extremely difficult to get in touch with. I then sent an email to the sales representative, with no response. I sent another email to the onboarding representative, no response. After these two emails we received a phone call days later ignoring that we expressed we are no longer interested in doing business with RPM, as if nothing changed. Another 6 days later we finally received correspondence with the operations manager. At this point in the “contract,” RPM had done nothing for us. They didn’t even take possession of the property and there had been zero monetary transactions. I spoke with the service and operations manager today as she wanted to know what the problem was. When I tried to explain she interrupted me 5 different times. One being an interruption on her end where she muted the call and then said she was listening. When asked if the conversation would be recorded, she replied yes. Great, there’s proof. She was not able to handle being spoken to directly and concisely without feeling as if the conversation was “hostile,” all before she hung up without saying a word. Again, not very professional and not someone we want handling our asset from longer distance. All in all this was a pretty terrible experience for them to do absolutely nothing within the span of 11 days and charge us for it.
Fantastic experience: Solid B Services, I am a contractor that gets hired for repairs or turnover of a unit for new tenant. Real Property Management communicates well and pays when the job done. 2 areas that are a struggle in the industry.

Positive experience: They have been very helpful in dealing with our landlord and getting work orders in quickly for repairs. I've always been able to get ahold of someone for support when I needed to.
Fantastic experience: Tried other property management companies and found them severely lacking. RPM actually manages everything from yearly inspections to minor or major repairs. They always communicate and offer various options for either do it yourself repairs or have them do everything for you. RPM has always been professional and reliable for all of my property management needs. Their prices are reasonable compared to other reality management companies but the service is noticeably better for RPM.

Fantastic experience: Property Management is a thankless, and sometime ruthless game. In a country where laws are changing every day and every penny counts, owners and tenants alike frequently use property managers as scapegoats. Honestly, there are a lot of bad ones (Property managers). This company is head and shoulders above the rest. They do the work, the research, the long hours, and they strive to make all parties happy. I have worked with this company and few other franchises that are associated with them for years as a vendor/sub-contractor. I have never seen the attention to detail and the unwaivering effort to put out a good product for both owners and tenants alike. They also treat their subs/vendors fairly too. A++. Highly recommended.
Negative experience: The most unprofessional company I have ever had the misfortune of dealing with. Good luck if you want maintenance done, or have any kind of questions that require RPM to get involved. They use AI to respond to emails so they don't have to read them and it's impossible to get someone to contact you back for anything. Even Weidner wasn't this impossible to coordinate with. They'll also charge for bogus fees that nobody can explain where they came from, and when you ask for more information, you'll get a snobby voice on the phone telling you "i don't know what you want me to tell you" to every question you ask. I've told them multiple times now i never received any notice about a fee they're trying to charge me, and the only reply i ever get back from their office is "we sent you an email", even after stressing multiple times i never received an email. deceptive, greedy people hoping to wear you down to take every penny they can from you.

Fantastic experience: Excellent team to partner with. RPM took on our association on short notice have we have been served by their very proactive and dedicated team. Extra shout out to Marijoy and Nathan! They have helped our board navigate a variety of challenges both structural and financial and we know we can count on RPM. They have stepped up and in to make a smooth transition, plus the day-to-day management of a large HOA. Nathan Hull is our designated property manager, and he has been diligent and flexible to help us keep the show running smoothly! It's not an easy task to keep so many happy. Fantastic experience: We have been working primarily with Nathan Hull since Sept. 2024 when RPM suddenly took over the management of our HOA. All I need to say is he's a breath of fresh air from our previous experience. Very thorough, thoughtful and detail oriented. He and the rest of the RPM staff are doing a great job.
Negative experience: Absolute waste of time. Scheduled a showing for an apartment online, got a confirmation email, so far so good. Got to the property to tour 5 minutes before scheduled time. Waited for 20 minutes after scheduled time and no one showed. I attempted to call the number I got in my scheduling email and only ever got a virtual assistant. I called that number every 5 minutes until I eventually gave up and left (it was below freezing out). I did some digging and found a different number for their main office and after some menu navigating and patience I got a live customer service rep. Nice enough guy, but he couldn't help me without contacting another office so I was put on hold for quite a while. When the rep came back he informed me that the guy who was doing the tour, Eric, had gotten to the property 5 minutes early, waited 10 minutes for me, then left because "I wasn't there". I was floored. Either we were at 2 different addresses or Eric is a bold faced liar. I double checked the map RPM sent me and I was 100% at the correct address. This Eric person never once tried to contact me by email, text, or call. Absolute waste of time and highly unprofessional. If their communication is THIS bad before even being a tenant, I can't imagine how horrible renting from this company is. I do not recommend business with RPM in any capacity. EDIT | In response to the person who responded to my review: I also came in from the Valley. I commute to Anchorage daily; this isn't at all relevant to this issue. I've attached photos to this review featuring my Google Map travel log (with time stamps) and my phone log (also with time stamps). The events went as followed: I arrived at the property at 3:28pm. I was the white jeep you mentioned in your response. I didn't want to take any resident parking, so I parked to the far right of the lot where the assigned parking stop, in front of a small brown building. I was standing at the front door of the building that said 5140 by 3:30pm. I was wearing a green/red Christmas elf hat and a black coat. I watched the gentlemen running the orange dump truck for a while. When they tried to leave they got stuck on the ice; they had 2 guys push on the front of the rig for a while until it was able to turn and leave. At some point, a resident of the building exited through the front door and walked past me. He got in a black car that had "Dark Matter" painted on the side and left. At 3:39pm, 4 minutes after my scheduled time, I called the number supplied in my email. I only ever had an automated response, and after selecting the "I'm here" option it told me it would let you know. By 3:45pm, I was cold so I went back to my jeep to warm up for a minute. I then called the main office number for RPM, but wasn't able to connect to a live person. Between 3:45 and 3:50 I got out of my jeep and went back to waiting by the front door. The gentleman driving the black "Dark Matter" car came back and went inside. Besides him, a few kids dropped off, and the orange dump truck team, I've seen nobody else. At 3:50pm I call the number in my email again. This time the automated system told me I had "missed my appointment" and offered to reschedule. At this point I had given up on waiting and decided to leave. On my way out, a large truck pulled up behind me. I slowed down for a second, thinking maybe it was the person who was supposed to tour with me just now arriving, but decided that since we were now nearly half an hour past the appointment time and I had yet to hear from a live person that it wasn't worth stopping to find out. From your review response, it is clear that we were indeed at the same place since we both encountered the same orange dumptruck. What I don't understand is how you missed me. I was standing outside for quite a while, and one of the only people outside for a long period of time. I don't know if you're shy to approach people or just truly did not see me, but regardless I'm no longer interested in doing business with RPM.
Negative experience: This company is by far unprofessional and to say we should be charged for our whole deposit and then some is outrageous. We spent $500 for cleaning and shampoo cleaning. And then to go charge us $2k in cleaning and wear/tear plus additional $250 where we had no significant damages even in the report. I understand if the cleaning isn’t up to par for their standards but not what we were charged. We had no pets, we did not even hang picture frames on the walls because we didn’t want to mess this place up because we knew it was short term and to think we should be charged our whole deposit is not right and this company knows that. When the shampoo company shows up and even says don’t be surprised if they call us back because RPM is known for it, that is a problem. Pivot also did an annual walk through and told us that the louvers are common for breaking and he said not to worry about it cause they’re cheap to replace but we wouldn’t be charged for it, but we were. We kept the email exchanges and they even denied our initial lease agreement when we asked for it. We have received guidance after several people reviewed the report and they agreed these charges for cleaning, replace light bulbs, changing out batteries in the smoke detector (which we did prior to moving) do not add up to charge our whole deposit. On top of this all when we moved in we reported rodent droppings and they had a maintenance guy come out and just set up traps. This issue continued during our stay where they had to come back out because we reported it again but it still didn’t seem to fix the issue because we found droppings everywhere when we were cleaning for move out. We will be taking this to small claims court to show how wrong this company is for the charges they placed on us.
Fantastic experience: Veno L. took my call when I had several questions and concerns for my property manager. Veno L. said that my property manager was unavailable, but that he could help me in the meantime. And a big kudos goes to Veno L. who went the extra distance to research my concerns himself, and follow up to answer all of my questions. Veno's diligence and responsiveness is a model for what excellent client care looks like.
Fantastic experience: My friends that I basically have known forever live in an HOA near UAA and RPM took over a few months ago.... it's crazy how different the attitude seems altogether. I'm impressed and I don't even live there! Last time the maintenance guys came through they were extremely professional.

Fantastic experience: Real Property Management has been a delight to work with. So far, we have worked with Erik and John. Erik was professional during his showing with us and gave us amazing advice as to the housing market. He was also quick and punctual when it came to our application and signing our lease. He was also kind enough to walk through the lease and answer any questions we had right there. John has been the guy I’ve spoken over the phone with many times. He has helped us navigate the app and answer any questions we have had. He has also been understanding and patient when we were getting the necessities of renting, such as insurance. Really property management has been wonderful to work with so far.
