The firm consistently updates itself with most recent rules and ordinances. With a complex rental environment, especially the new regulations added recent years in California, such experience and practice is extremely valuable. Negative experience: Since you took over from Jody, I haven't heard anything from your end — no updates, check-ins, or reports. I'd really appreciate being kept in the loop about what's going on with my property. I'm also realizing it's been over three years since a walkthrough has been done, which has me a little uneasy. I have no way of knowing the current condition of the home or how things are being maintained, and that peace of mind is really important to me as a property owner. I don't want this to become a bigger issue — I'd just love to get a walkthrough scheduled and establish a better communication routine going forward. Looking forward to hearing from you.

Negative experience: Been a tenant for over 10+ years and Cal West had never been out to inspect the property. Since this company had control,the building, repairs, and upkeep is next to nothing. Contacted owner to let him know the property is subpar based on his criteria

They consistently keep us informed about property updates, maintenance, and general care. Whenever an issue arises, their online portal is easy to use and the best part is their quick and reliable response time.

Fantastic experience: Our unit had a problem due to a leak on the roof. Cal West was not getting a fast response from the HOA and let me know. I called the HOA fixer upper managers, and they started getting serious. The HOA kept in contact with CalWest and let them know repair status and CalWest kept in touch with me. The HOA doesn't always work at the speed of light but that is not on CalWest obviously. Wouldn't mind if some CalWest people were in charge of HOA repairs.

Positive experience: We have been mostly happy with Cal West's management of our property over the many years we have had them as our property managers. They do a good job of taking care of the repair issues reported by our renters. Our main issue with Cal West is that we are not sure they preform periodic inspections of the property in order to ascertain anything that is in need of or will soon need maintenance.

Negative experience: I was a tenant for more than 3 years at an apartment they managed. This is the worst property management company I have ever met as a tenant. 1. My car got hit in the apartment parking lot 2 times. When I came to them and asked for help, got nothing. 2. There were so many issues with the apartment, leaking here and there, toilet, appliance. Whenever I asked for check and repair, their response was very very slow, or not even responded. For the leaking, they never fixed until I reported to the city, but eventually they just re-painted the leaking area. 3. They would find a way to overcharge the tenant. I had never received a gate remote (showing not on the contract list), but they charged me when I moved out. In addition, they charged new carpet installation, painting, and more with no reasons when moving out. In short, this is a very bad property management company, treating tenants like nobody. If you are looking for an apartment, wish you to avoid them so do not have the same trouble and unreasonable cost like me.

They listen carefully to our needs, always responsive, always to the point, always on top of things, proactive in handling issues, and a pleasure to work with. I feel fortunate have found them.

Negative experience: Impossible to get a hold of. I had a scheduled viewing for a home and the kid never showed up. Multiple voicemails left and no response. Emailed and also no response. The absolute worst experience in dealing with a property manager. This must be Martin Picazo’s first job ever because he has absolutely no idea what he is doing.

Fantastic experience: Cal West HMS is a competent, capable, and professional asset management company that helps landlords and their tenants achieve their leasing goals and objectives. As a landlord, I have been relying on their competence and capabilities for over 15 years. They helped me stabilize occupancy, retain good tenants, address adequately appropriate maintenance and deal successfully with building code issues. Most importantly, revenue and NOI continue to trend in the right direction. When COVID-19 pandemic impeded some tenants from working and therefore no paychecks, they worked well with my tenants and developed a payment plan that works for the landlord and the tenants. As a result, there was no rental loss or headaches collecting the delayed rental payments. They also help me collect back rents through Housing-is-Key and another state program. I'm so grateful for their foresight and property management skills. My tenants are happy and staying - reducing turn-over costs. Cal West HMS have several capable and diligent professionals that timely respond to tenants and landlord's needs 24/7. I am glad they are my management company. Thank you Cal West HMS. Fantastic experience: I used other agents before. I think Cal West HMS is much better. They took care of everything, been with them for many years, thorough and reliable. Particularly on house maintenance, they try to find a reasonable maintenance/repair service for you, compared with some other companies that just try to make money from you for repairs. The repair quality is also good, saves a lot of trouble later on. Tenant turn over process could run a little faster, but above average still. Robert gives good price also. I highly recommend this company.

Fantastic experience: Nothing to complain about - Rare for me - Happy about the service.

Negative experience: I'm concerned about the lack of service we have rec'd in the last couple of months and years. CalWest has not returned any calls, provided requested service and frankly didn't even have us on record as a "Customer". Here's a list of the most recent issues that are still open: 6/3-Power outage-225 and 227 called in and "Harsh" didn't even have a record of us. even after we gave them the tenants name/address, SJBC name address, Hukilau.....it took 3 calls for them to 'find' us. 5/4-225 Jackson had yet another leak over their food prep area. The tenant called several times during the day and rec'd zero replies. She followed up on the next 2 days with the same result....nothing. 4/22-227 jackson-had to replace his door lock after it failed. i emailed and rodney did too. NO response

Positive experience: Cal West has managed my 3-plex for around 6 years. They have been responsive to my needs and those of my tenants. I don't ask too much of them and I do some of the maintenance myself, but when I need it their maintenance vendors are reliable and skilled which assures me that my tenants will be well supported in all circumstances.

Negative experience: Don’t go there… they are scammer they take your money for application and you will never got apartment from here I expended $130 for application because of cheap rate apartment but they take your money and said it’s already rented for someone else please don’t trust on them they are scamers

Negative experience: Please treat your tenants with respect and dignity. I was about to rent from this place but after I saw what happened to a tenant that the property management decided to charge him $2600 I was really shocked and they said it's because of curry smell. Wow what wrong with you? Are you telling us not to be proud of our ethnic food and you really want to choose what we have to eat come on this is so ridiculous. I withdraw my interest.

Negative experience: I currently live in cal west property apartments. The current issue is no electricity in the laundry room consisting of only one washer and one dryer for (4) units. Cal west wont answer their phone but they have the ACS electric contractor contact me to schedule all the work that needs to be completed. I don’t get paid by Calwest to do their jobs for them. Please, get electricity back in the laundry room and stop attempting to schedule work through me.

Positive experience: They are very fast in returning phone calls and have actual real estate agent speaking with you directly. In my opinion , this company was offering the more reasonable, basic , budget friendly rentals than that of other local property management companies

Negative experience: Absolutely terrible experience. As I was interested in a unit they was providing. I put in an application immediately after viewing unit. After my application was submitted I was contacted by Sandy and was told that my secondary applicate needed more information. Doing the footwork to get this resolved I thought myself and agent was on the same page. I contacted Sandy Nelson via email and phone to reassure her that we wanted this place. When we spoke I was told there was no interest in the unit and my application was the only one. “This was done on Thursday” and was told just to wait on my application to get approval with the information is required. Hence I never been turned down from renting a unit because my background and income are in good standing. To my surprise Monday comes around and out of no where my application was rejected with no explanation and was told that the unit was rented during their supposedly off hours.

Negative experience: To any tenants planning to rent a property here, PLEASE DON'T. Cal West wrongly charged me two extra days of rent when my lease ended in August and til this day I still have not received my money back. All broken promises like "you moved out, we needed to ask the owner to send back the money, we can't do anything." To be clear, it was you, your accountant made the mistake, and you should own it up. I have kindly emailed every month and they ignored me.

Positive experience: We are very happy with our experience having Cal West manage our rental property. We appreciate that you take care of emergency repairs (i.e.. sewer problems, water leaks, etc.) but would like to know after the repair is done instead of at the end of the month when a work order appears on our statement. Another issue we are concerned with on an ongoing basis is: Are preventive maintenance actions being performed on certain items (i.e. house/heater filters being inspected/cleaned/replaced) on a regular timeframe? We want to have as little interaction with tenants as possible and would like for you to perform a walk through (inside and out) noting any potential issues with the property. I know you have done this in the past but think maybe doing on an annual basis would be good.

Fantastic experience: I have been using HMS Property Management Service to manage my property at San Jose since 2004. At the time, Ms. Sylvia Hill was the president of the HMS Development Inc. Around 2013, HMS and Cal West Property Management service merged and Robert Collins became the new president. Their service has been outstanding throughout these years. Recently, during the transition of tenant, after many years, my property required complete remodeling. The work involved selection of contractors, finalizing scope of work, executing and supervising the remodeling work, and finally, screening and selecting new tenant. In spite of the pandemic, the work was completed by the Cal West Team in a short period of time. Manuel Dominguez managed and supervised the work with great care and attention to details. I am extremely satisfied by their services.

Negative experience: I have been living on my apartment for less than two months and I already have a TERMITE problem. I reported the problem two weeks ago and there hasn't been much progress to adress my case. I had to call the vendor multiples times for two consecutive days to get in contact with them. I haven't heard anything from Cal West since then. This is beyond any reasonable person's patience limit. I'm not sure if Cal West will provide with a place to call home and live stress-free.

Negative experience: As property owners, we have had a TERRIBLE experience with Cal West. They are fine as long as there are no problems but as soon as a tenant becomes difficult, they stop communicating and basically do nothing. We had tenants who would not move after the lease was up and they did nothing. Those same tenants damaged our garage door and Cal West DID NOT charge that damage back to the tenant and, instead, kept our deposit, citing a "mistake." I strongly suggest that property owners look elsewhere for their property management needs.

Negative experience: I was contacted by a employee from this company to do home repairs? After agreement I went to property and completed the task agreed. Sent plenty of photos of completetion and invoice for payment. Didnt hear back from them so I called and texted. Employees told me she was sending info to another employee and he would make payment. I asked for his info only to be turned down and told to wait. 3 hours and no email or call or text. But before hand during job they were prompt everytime I contacted. Now I get no answer. I did everything asked and expected the same. Poor communication and honesty

Negative experience: Worst company I have ever rented from!! constantly ignored our requests for repairs. When they finally did they would send people who wouldn't fix anything or make it worst. Repeating and braking the same thing again. Their Gardner stoped showing up and bland us by deducting our deposit. Under no pretenses blamed us for something other tenants in their other properties did and tried to yell at everyone on the house. They also refused to pay the neighbor or contribute anything when the fence got old and broke. Ignoring all the calls and emails from us and the neighbor regarding the matter. Absolutely the worst!
