Fantastic experience: Darlene has been a great help throughout the years. I have owned my property for 20 years and just want to thank you for all the support.

Fantastic experience: Review Update: I did a short review just over 15 years ago. I have now been with RHB*PM for over 30 years. I am an out-of-state commercial rental property owner. I have had Evans Property Management/ RHB*PM managing my duplexes in Visalia for over 30 years. You could not ask for a more professional property management company that pays attention to every detail. They have handled all the monthly rent collections, repairs, yard service, inspections, as well as filling all vacancies in a very timely manner with solid, reputable tenants. The staff, especially Debbie, and previously Dona, have been extremely helpful whenever I call. They always get back to you. I recently sold the last duplex and Ron Bryd, the Owner/Broker of RHB*PM also acted as my seller’s real estate agent. He already knew the property which made it much easier. He listed the property, contacted the tenants, when necessary, showed the property and sold it within a few months while fully occupied. If you have a rental property, and you need it managed or sold, Ron Byrd is the man to contact!! I have been using Evans for over 15 years now and have always found them to be timely, on top of repairs and tenant concerns and equally as responsive to me as a landlord. I live out-of-state and fully trust them to manage my properties like their own.

Negative experience: My experience with this rental company was marked by poor communication and a lack of transparency, particularly regarding the handling of my security deposit. After moving out, I was required to follow up to obtain basic documentation and explanations for deposit deductions. Several charges, including cleaning and carpet-related fees, were excessive and did not reflect the condition in which the unit was left. Communication issues extended beyond the move-out process. Notices regarding services, utility shut-offs, and parking access were frequently inadequate or inaccurate, causing unnecessary disruption. Supporting photos and information were not provided proactively and were only shared after I disputed the charges. Based on my experience, I would not rent through this company again and strongly advise prospective tenants to document everything thoroughly.

Negative experience: I called Bruce Evans property management Monday January 5 while in search of a property management company. Due to the fact that my home is not in Visalia or Tulare county, I confirmed with the man by providing my address, that they could service my area. He scheduled me a phone appointment with Ron for Wednesday January 7 at 2pm. I received multiple texts and emails up until 1:45 pm Wednesday to remind me of our appointment. 1:45 I received a text that stated "I will be calling in 15". Being as though this text was different then the other obviously automated texts, I assumed this was Ron texting me personally. 2 pm comes and no call. I wait until 4 pm and still hadn't received a call. I sent a text stating no one had called yet. Minutes later I receive a phone call. The man introduces himself as Andres and informed me Ron was out of the office sick and every text I recieved was automated. We then spent the next 15 minutes discussing terms and next steps. Andres informed me they needed to come out to my home to do an inspection first. He scheduled an appointment for me for the next day January 8, at 3:30pm. I agree. Upon getting off the phone Andre sent me a text stating he needed to reach out to a property manager to ask some questions about rent price and to check if they service my area and he would be getting back to me Wednesday night, if not Thursday morning. I relayed to him that I was told my area was serviced and that is why I proceeded to even book the phone appointment with Ron in the first place. To no surprise I don't hear anything the rest of Wednesday. Thursday morning comes and still no text. I call and text to confirm our appointment for 3:30pm. No answers or responses. I waited around and not shockingly, no one showed up to my home. This morning, Friday January 9 I receive a text from Andres stating that he was out of the office yesterday and that they actually won't service my area and good luck to me. They wasted an entire week of my time. Absolutely terrible communication skills with the public as well as in their office. I cannot imagine how terrible the service would be if it was to have worked out that they managed my property. All in all horrible experience. Don't recommend them!

Fantastic experience: Manager Darlene is friendly, helpful, knowledgeable, and highly professional. She handles all aspects of rental management with care and consistently goes above and beyond to meet tenants’ needs. I highly recommend Evan’s Property Management Company!

Fantastic experience: I've been a resident of one the properties Darlene has managed for many years. There is NO ONE you'd want more to take care of everyday problem's, minor catastrophe's other issues than Darlene! She's a level headed problem solver with a great reputation in the industry.

Negative experience: Awful and lazy only there to take money not to help. The vacant house next to us burst a pipe and was shooting hundreds of gallons of water putting both properties in danger and you offered no help. Refused to come into the office to help and had your message passed through a 3rd party. Your company showed a complete lack of urgency and didn’t even pretend to care a little bit. So that’s what all this money we pay gets us. That and annoying pictures for the heinous crimes of parking cars and having bark blow away in a storm. Get your priorities straight and actually do what you’re paid for, and save the fake concern days after the emergency.

Negative experience: My daughter signed a shared living lease with this property management company. Gaby Interiano property manager. My daughter moved out September 2025 and is owed a $650 deposit back . This property management company will not return the deposit. We where also informed we are to get the deposit back from the tenants that still reside in the residence . Pictures and videos where sent to Gaby upon move out. The unit was left in move in condition. My daughter requested to be present at move out inspection. Gaby stated is would be that following Saturday but was unresponsive on a time . The inspection was done that Monday with no communication about day and time . Gaby is stating we must get the deposit back from the head of household and they are not responsible for returning the deposit that was sent to this as property management company. The head of household REFUSING to give my daughter her money back. My daughter moved out due to yhe fact head of household sublease the house to multiple people and family's. collecting hundreds of dollars from people who where not on the lease . Gaby is aware of all of this and seems to be ok with the situation. So beware if you do shared living with this company..... And you hand the deposit money over to the head of household... you wont get it returned.. Unfortunately that's not how there property management handles shared living deposits as Gaby stated. Even though property management received that payment . There is so much more to this situation if the owners Ron Byrd or Matthew Miller would like to contact im more then willing to share all video emails and texts from Gaby and the head of household. Also with proof the head of household is selling drugs out of this home with children living there . Update- I'm responding to Bruce Evens at RHB Property management. Its false that my daughter could not have animals in the rental. A tenant Leilani acted in the capacity of landlord . She wrote and signed a lease agreement on behalf of your management company that allowed my daughter to have animals . Leilani did not have that authority to create a lease agreement because she is not a employee of RHB Property Management, she is not the owner of the house, and she is not the landlord of the house . Does the actual owner of this property know that Leilani is representing herself as owner and landlord of this property? I have signed copies of the lease agreement that Leilani prepared allowing my daughter to have animals .Gaby your employee at RHB Property Management was aware that Leilani created this lease agreement . Leilani had no legal authority to do so . As far as my daughter animals causing damage, I have pictures showing how the room looked at move out .Your employee Gaby reviewed the pictures and stated that the room was good and was entitled to her full deposit back . I have a screenshot where Gaby stated this . I can make pictures and screenshots available for your review. You should also be aware that Leilani again acting in the capacity of landlord, created a fraudulent cleaning invoice that was in the amout greater then the $650 security deposit. So that my would actually end up owning Leilani money. The cleaning service that Leilani put on the invoice doesn't exist in the state of California, the address on the invoice come back to private home. The tax required 2 percent and that was the first clue that it was a fraudulent invoice. I have a copy of the invoice for your review if you like . Your employee Gaby agreed this was a fraudulent invoice. A move out inspection was not conducted by Gaby until a new tenant moved into my daughter's room . I have documentation and photos that support everything I have said in this response. Any further comments that disparage my daughter by RHB Property Management or their actual employees , now or in the future will result in my contacting the California Department of Real Estate and any other appropriate agency to file a formal complaint and provide all supporting documents and photo's. Negative experience: SAMANTHA really thinks it’s okay to park like this to take pictures of my neighborhood. She really needs to get fired. This has been done on multiple occasions already not no mention how carelessly she drives (speeding). She has also been create fake fines for a lot of my neighbors including myself. Do better SAMANTHA!! Atleast have the audacity to park the proper way next time!

Fantastic experience: I have lived at Villa Monte Vista for nearly 3 years now. The Property Manager does an Outstanding job taking care of the Property, if a repair is needed there is never a delay in getting it taken care of. I have a 3 Bedroom, 2 Bath apartment with a small backyard and my own garage, each unit comes with a Fireplace, Washer & Dryer, Refrigerator & Microwave and it’s a Gated community. My son is Special Needs, he tells me all the time he loves it here, it’s quiet and he feels safe here. Rent increases are always a concern with the cost of living being so unaffordable, what I pay in rent is worth the safety & security that it provides my Son.

She is willing to make phone calls, gather information, get bids … Darlene does an excellent job reporting the minutes, and sends them back for approval, all in a timely manner. Fantastic experience: I am so comfortable in my apartment. I love the gated community life. I don't have to deal with solicitors or uninvited guests. The neighbors are quiet, polite, and it seems like everyone keeps to themselves. I'm a very social person, but I'm working so much since I moved in that I don't get a chance to get to know anyone here. As far as maintenance goes, wow! Rapid responses to my venetian blinds replacement, getting all of the overhead garage lights working, and washer and dryer repair/replacement. Weekly yard maintenance and pesticide frequency is all on point. I'm very grateful to be here, and very grateful for Bruce Evans Property Management to be running things so efficiently. Anytime I go to the office in downtown Visalia the people are so nice, very professional, and have the answers to anything I might be concerned about. Extremely awesome job by the Bruce Evans team.

Fantastic experience: I'm not kidding; I almost didn't buy my dreamy home bc of the horror stories I had heard about HOA's. I'm thrilled to be be wrong! I'm so thrilled about Bruce Evan's Property Management in general, but, specifically, I'm so, so grateful for Darlene! I have a disability and I fell and accidentally broke off a stem of a rosemary bush rather soon after I moved in. I called to inform and offer to pay for a replacement, and I was shaking (haha) from nerves to inform my HOA, but not only was Darlene understanding, she went even farther for me by requesting to the board on my behalf about taking out all the wee plants that were a tripping hazard for me. There have been other examples of Darlene being über-professional, but also warm and kind. She has made my living here even better--and it makes my heart sing to live here. I didn't want Thanksgiving to pass without mentioning my great gratitude for her. The ONLY thing I regret is not writing this review sooner. I'm not quite moved in and am disorganized, but I've been grateful for her from the beginning. Thanks, Darlene! You're wonderful!

He is fair, honest and what I like best about him is that he isn’t afraid to let me know that a decision I am thinking about is not in mine nor the tenants best interest. Kelcey my rep. Does an outstanding job at watching over the day to day things occurring at my rentals and keeps me informed.

She always goes above and beyond for my daughter and I to feel comfortable in our home and make sure we are ALWAYS GOOD!!!! The last two and a half years renting from this company has been great!! I have never had any issues and when I have anything that needs to be taken care of it doesn’t even take 24 hours!!! Thank you guys so much for being a great business ❤️

Fantastic experience: Love this company, I’ve been renting from Evans for the past 5 years. I’ve never had a problem. All the staff there are great, very attentive, and understanding with tenants. They respond quickly and always willing to help in anyway possible especially when it comes to maintenance. I never had to wait more then a day for a response and if maintenance isn’t available right that moment they will communicate and let me know ahead of time. I honestly think that’s why I’m still here cause of how good of a company they are. I highly recommend them.
