Fantastic experience: These people are the easiest management company to get approved with. This is not good if you’re the homeowner. I was a roommate in one of their properties. My roommate who got the house had been evicted out of like 20 homes from all over California. They gave my roommate the home and never even called my roommates job to verify employment. They actually called no one. Everyone apply here they won’t check nothing. All you need is a good credit score. Lol

Negative experience: Well i dont like the fact that they charge money if you want to see a property then they charge 45.00 per person to apply for a apartment to rent that's just bull shit.
We are sorry about your experience but we only take a cash deposit to give out keys to view units and it is refunded once you come back with the keys. If you want to self show without the refundable cash deposit, you can use our self service portal and all you need is a valid credit card. The $45 app fee is very standard, we are charged fees to run credit and background checks so it is offsetting those charges.

Negative experience: I am convinced this property management is paying for their good reviews. They don’t even deserve one star! They don’t care about their tenants but sure are quick to collect, deposit, rent and any other ridiculous fees they charge. If you decide to rent from this unreliable and dishonest company beware of them keeping your deposit for absolutely no reason. This is the absolute worse property management in Visalia!

Negative experience: BEWARE of this property management! They are the worst management to rent from. They do not care about your needs, and will keep your deposit. This is the absolute worst property management I have ever rented from! Completely dishonest and unprofessional!!
Negative experience: This is the most shady management I have ever seen! My sister rented an apartment through their management for a year, she paid her rent on time every month! And left the apartment clean, just how it was given to her. They simply tell her to send over the pictures and videos she took when she first moved in and when she did, this was the response she got. This is completely ridiculous!! I cannot believe a property management can be as unprofessional as they are!!
Fantastic experience: Equity group is one of the best places to rent from. I've been renting property through them for 4 years now and never had an issue when it comes to clarifying grounds rules or fixing issues. Ronnie was excellent! The maintenance guy who comes out to fix the problem and actually fixes the issue instead of trying to bandage everything up. If you're a good tenant, they're a great rental property group. Negative experience: Equity Group is a scam, they are untrustworthy and very shady! I rented an apartment from them for a year, paid my rent on time every month, and left the apartment exactly how it was. So of course I was expecting my deposit back. I kept pictures and videos of the property before i officially moved in. And when I sent it to them like they said to, their response was “the property has been sold and nothing we can do about it.” Very unprofessional and deceptive.
Fantastic experience: I’ve been renting through Equity Group for a few years now. I’ve never gone through an agency and I had my hesitations at first. They have been a great first experience so far. It took almost a month for us to find a place through them, but in the end we love the house and neighborhood we’re in. They’re very quick about any maintenance issues that arise, and we have no complaints about them or their service whatsoever. Would recommend to family or friends looking to rent through an agency. **Update** Anthony came out today and fixed an issue we were having and put in an order for what he wasn’t able to do. He was efficient, polite, and got the job done right. We don’t really have many maintenance issues but once again this one was taken care of in a timely manner and were very satisfied with the work done.

Negative experience: This property management is very untrustworthy and unprofessional. I would highly recommend avoiding this management. I rented an apartment from here for a year took photos and videos before officially moving in. I was on time with my rent every month. And when my lease was up, i did leave the apartment cleaner than how it was, and they said for me to send in pictures and videos of when i first got the apartment and when i did they said the property has been sold and kept my deposit. Even though the property has been sold if that were even true or not, the old management is still responsible for anything that happened during my lease with them. Saying they can’t help cause the property has been sold is a way to dodge responsibility and they were just hoping i’d give up. This property management is definitely incompetent and shady. Be careful here but i do recommend completely avoiding this management.

Negative experience: Very horrible ..won't answer questions for you they want you to do everything for yourself.. Don't pay the money for the application untill you know all your questions my husband and I got charged 90 dollars for no reason. Rude and horrible customer service. Do not go through this company for any reason at all!!!!! I wouldn't give them one star if I had that option.

Fantastic experience: I had a faucet leak and they came out immediately and fixed it. They showed me exactly what they did so I would know it was fixed and if I had any problems to call them immediately back. Not only were Ronnie and Alex professional they were really kind men willing to fix the problem and con erns I have. I highly recommend them as repair men and renting from The Equity Group. Fantastic experience: Rented with the Equity Group for a little over a year. At first things started a little rough and I had a few issues with one of the employees but ever since that point I have had nothing but a positive experience. Service calls were handled quickly and professionally by both the Equity Group Staff and third party vendors. When I was ready to move out I was given a full list of things necessary to get my deposit back and had a walk through with Ali. She was prompt and easy to work with and processed my move out in a timely manner. She was also very quick to respond to inquiries via email. I would recommend the Equity Group for renters if you want to live in well maintained properties. Thank you for such a positive renting experience!

Negative experience: Very, very expensive for rentals. Equity Group definitely is not recommended by me, nor is it a reputable real estate company. EDIT: Equity group hilariously responded to my original review: "Equity Group takes pride in operating in integrity and professionalism." You charged us for a doorbell that was already broken before we moved into the house, and also for a kitchen faucet that had worn out before we moved there. Not to mention you jacked the prices right after we left for that slum. One of the neighbors there was always harassing us and was a convicted felon, roaches all over the place, and you raise the prices on that place exorbitantly. Spare me your platitudinous jargon. Your places are overpriced and you are indeed a very unprofessional and unethical real estate company.

Negative experience: Stay away from this company. A leasing manager by the name of Crystal takes truthfully negative reviews personally and will lie to tenants claiming its the owners fault, while telling the owner its the tenants fault. When called out on her lies she will retaliate. I was a tenant, then trustee to properties under their management. The home we rented was in terrible condition and infested with rats. We were explicitly told a number of issues would not be addressed by maintenance including the infestation. The home had to be cleaned multiple times with no resolution because it was never properly cleaned. The home owner had to step in to force them to do their jobs. They pride themselves on their slumlord management practices and lie to cover up employees incompetence. Like having their employees or contractors install a broken toilet and charging the owner for two brand new toilets for their own negligence. Because my husband called Crystal out on her lies, she crafted another one. My husband is neither a trustee nor a beneficiary of the trust, but Crystal decided he was co-owner of the property so she could retaliate against him. She was completely aware the trust owned the property trashed by tenants they rented to. Drugs everywhere(unreported), rodent damage(from their pet), mold on the walls, electricity tampered with so half the home had no power, unapproved maintenance and modifications made by tenants, broken appliances, broken toilets, breaker box not in compliance with 2023 regulations, destroyed landscape and sprinkler system, animal excrement, and the home covered in grease. The maintenance manager Aly claimed they had not checked the property in at least a year. Crystal's lie caused equity to defraud the trust and violate the contract. I was forced to be responsible for their incompetence and negligence. The maintenance manager Aly was given the true facts and chose to back up Crystal's lies and aid in the fraud. When confronted Steve covered for his employee's calculated retaliation by claiming it was a misunderstanding. Yet all three of them were well aware of the actual situation. Both Crystal and Aly are still currently employees even though they defrauded a trust with properties under their management. They do not manage they properties under their control, they allow them to be destroyed and claim innocence when they never upheld their end of any contract they have. Whether owner or tenant you will end up paying for their negligence. I'm unsurprised that the response was lies. This is an accurate description of factual events. Its sad when companies lie in an attempt to cover their own negligence, incompetence, and unprofessional behavior. Its funny how you had nothing to say when my husband had a similar review with pictures of both homes in the state you gave them to us. You had no public response anyways. Instead you all were scrambling trying to beg my husband to take down the review. I could post pictures, unfortunately voice recordings cannot be uploaded. Also, Steve blatantly told me I shouldn't be surprised, considering the history, that when Crystal lied that my husband co-owned the property, they they wouldn't want to uphold their contract.

Negative experience: Equity Group in Visalia is by far the worst, most dishonest property management company I have ever dealt with. I moved out of my apartment in March 2025 and went above and beyond to leave it in perfect condition. I paid professionals to patch and paint tiny dents, buff out the walls, and deep clean the entire unit. The apartment was in better condition when I left than when I moved in. Despite that, out of nearly $1,000 deposit, I only got $482 back. Their outrageous “reasons”? They said they had to replace a light bulb and remove shower curtains. That is not legitimate — it is fraud and theft. On top of that, the prorated rent was another mess caused entirely by them. I dropped my key in their drop box, yet they repeatedly called me saying they “lost it.” After two weeks of this harassment, they finally sent me the insulting letter with bogus charges cutting my deposit in half. When I tried to get answers, I called, emailed, and even showed up in person. Every time, I was told the person I needed was “too busy” or had “just gotten the message.” Nobody ever called back. Nobody ever took accountability. It only got worse from there. I had originally signed a one-year lease with Millcreek, but once Equity Group took over, they suddenly claimed it was only six months. No notice, no paperwork, nothing. Just another shady and unprofessional move. Luckily, I was already planning to move out, so it worked in my favor — but imagine if I wasn’t? This company has a horrible reputation in Visalia — and now I know why. They are unorganized, dishonest, and take advantage of tenants at every chance they get. They raise rents sky-high, mismanage leases, steal deposits, and then dodge accountability when you fight back. FYI: When I first rented this two-bedroom, one-bath apartment, I paid $975. After I moved out, they boosted the price up to $1,300. Equity Group is not only sloppy and rude — their prices are outrageous and unfair. If you value your money, time, and peace of mind, DO NOT rent from Equity Group.

Please know that all security deposit decisions are made in accordance with California law and the documented condition of the property at move-out. Regarding rent increases, these are determined based on market conditions and always within legal guidelines. As for the claim that our company has a “bad reputation,” we respectfully disagree. We are proud of the service we provide to both residents and property owners, and many of our tenants and clients have had positive, long-term experiences with us. Fantastic experience: Been renting with Equity Group for a little over a year and the ladies in the office made my move quick and easy, any questions I have they are very helpful and pleasant. The maintenance department from submitting a request, to getting a call back to confirm an appointment and getting the job done has been awesome. I have had a few maintenance guys come and they have done a great job, 2 came today Anthony and Seth and it was an in and out job. Great Job to the maintenance department team!!

Positive experience: I see a lot of reviews of people saying the maintenance sucks for this company, but i don't think they understand how a property management works. They manage the properties for different owners. They are only allowed to fix based off of what the owner wants to financially approve. There is only so much they can do sometimes and you have to be realistic. Anyway, we have had an ok experience with them, and they always send someone out for things when we request. Of course, big things cannot be fixed or improved because its not in the approved budget from the owner. But minor things and even an occasional pest control have always been promptly addressed. They are ok in my book.

Fantastic experience: I'm so thankful that the maintenance department are very fast and work with you and your schedule. I had to get somethings fixed before a time limit and Evelin was very helpful and scheduled for the repairs asap. The maintenance men Ronnie and Lupe did all the repairs in a couple hours. Negative experience: This is the worst property management I have ever rented from. I’m surprised there are even good reviews left on here. They don’t get back to you on any maintenance issues but will charge you for it when lease is up. They charged me for damage that was already there before I moved in. This property management is a scam. I spoke to Nataly Saldivar who is extremely rude and unprofessional.

Fantastic experience: Ronnie and Joaquin just finished installing a new kitchen faucet at our place. My old ones handle broke and the mounting plate came loose from age and between the two it was in need of a replacement. They even let us install one I had of our choosing with consent of course prior that the faucet was allowed to stay with the property if we moved (which was fine with us) .Very friendly and professional guys, and did a great thorough job as well as provided some great conversation, will welcome them back anytime for repairs at my place anytime appreciate their services.

Fantastic experience: I recently had a maintenance request for my stove, and I was blown away by the service I received from Mike at M&M. He was not only incredibly fast in responding to my request but also demonstrated a level of reliability that's hard to find these days. Mike quickly diagnosed the issue and efficiently took the steps need to ensure I had a working stove.
