Negative experience: I usually try to be patient and reasonable, but my experience with this apartment management has been unacceptable from the beginning. Immediately after moving in, I submitted a maintenance work order because multiple light fixtures in the apartment were not working on the day I received the keys. These were not bulbs I burned out, they were already non-functional at move-in. Despite this, I was charged for replacing those lightbulbs. I understand a lease may say tenants are responsible for most of the maintenance, but tenants should not be billed to make an apartment livable when it was not properly prepared before move-in. Charging a new resident for fixing pre-existing issues is unreasonable and gives the impression the unit was not inspected or made ready before handing it over. The situation escalated yesterday and honestly confirmed to me that management does not handle emergencies appropriately and does not care. My apartment key suddenly stopped working and I was completely locked out of my own home. I had the key in my hand, I did not lose it, forget it inside, or lock myself out. The lock itself would not open. I immediately called the office and clearly explained that I could not access my apartment and needed urgent assistance. I was transferred to maintenance and no one answered. When I called back, I was told to submit a work order. A resident being locked out due to a malfunctioning lock is not a routine maintenance request it is an urgent access issue. A work order could sit for hours or even days. I asked if someone would be coming soon and was told they did not know. I was then advised to try spraying lubricant into the lock and warned that if maintenance came out, I could be charged. I have never lived anywhere that a tenant is threatened with a fee for maintenance responding to a broken lock preventing entry into their own residence. This was not negligence or user error! The lock failed. Expecting a tenant to troubleshoot a property lock outside their door and possibly wait indefinitely to enter their own home is unacceptable and unsafe. Since moving in, there have also been charges added to my account and accusations made toward me without proper investigation or clear explanation. Instead of assistance, communication has often felt dismissive and unhelpful. Because of these repeated issues charging for pre-existing problems, lack of emergency response, and poor communication will absolutely not be renewing my lease. I cannot recommend this property to anyone looking for reliable management or basic resident support. I look forward to moving to a community where residents are treated fairly and maintenance concerns, especially urgent ones, are taken seriously.

Fantastic experience: Skyblue rentals has wide range of apartments through out the rio grande valley. Four plexes, houses, and town homes
Negative experience: This is the worst management I’ve ever had to deal with. First off, about a month after we moved in we had a leak that was happing over our kitchen floor. We sent in a service request, yall wanna know what happened? They called in some random who took one look at it and said “oh yeah, it’s leak” and then left. That’s fine but guess what happened next? THEY CHARGED US 80 DOLLARS. Nothing was fixed. Nothing was accomplished. And they got EIGHTY AMERICAN HARD WORKING DOLLARS, ON TOP OF OUR RENT. We said okay at first and then brushed it off right. Next, our AC gets busted and yet there we go again foolishly sending in another service request. Same thing happened yet again - Oh yeah your AC busted. BOOM. ANOTHER 80 DOLLARS. Just gone. Mind you we have a baby on the way right now. But now let’s gets down to the best part. Every time you pay your rent. Guess what? They’re gonna charge your THIRTY EIGHT DOLLARS TO PAY YOUR RENT ONLINE. THEY CHARGE YOU. YES YOU. THE TENANT THAT ALWAYS HAS TO PAY THE RENT, THEY CHARGE MONEY TO GIVE THEM MONEY.

Negative experience: The maintenance supervisor Claudia continues to mark our service request completed when no one has come to fix our issue, we continue to be told we’re going to get a call back but no one ever calls or has come to fix our issue, this has been the worse renting experience, I would not recommend to rent here. Negative experience: Horrible management, maintenance continues to give me the runaround. I have been reporting an issue for months and have not had any success getting anyone to fix something in my apartment. I would highly suggest looking elsewhere to rent
Negative experience: BEWARE ‼️‼️‼️‼️‼️‼️ STAY AWAY ‼️‼️‼️‼️‼️‼️‼️ Extremely disappointed with this management company. They kept over half my deposit after leaving the apartment practically spotless. I have photos and videos for proof. I spent time deep cleaning and still got charged for it. Upon move in, I made requests that didn’t get attended to all year. So to be charged for the stuff I got charged with, is ridiculous. The apartment is made with very cheap material. I fixed something that got damaged and I got charged for that as well. I left it better than we received and we were the first renters so that says a lot. I would rent somewhere else unless you don’t care about getting your deposit back. I would definitely not clean anything either when moving out. You will be charged regardless.
Negative experience: Be aware that you will NOT get your deposit back and they will charge you for extra things that you will have to pay for after you move out. I always kept the apartment clean and it was hardly used since I was always working out of town. Yet, they charged me $110 for “cleaning and deodorizing.” Make sure you FULLY INSPECT AND REPORT ANY DAMAGES PRIOR TO YOU MOVING IN or not you will be charged for anything and everything.
Hi Amanda, thank you for your feedback. Our deposit and move-out procedures follow the lease agreement, and all charges are based on documented condition reports and vendor invoices. We only deduct for items that are beyond normal wear and tear and never mark up cleaning or repair costs.
We always encourage residents to complete a detailed move-in inspection so that any pre-existing issues are fully recorded. This protects both the tenant and the property owner.

Negative experience: This is the most disorganized Property Management company that I have ever been involved with, and I have done Marketing for numerous within the Rio Grande Valley. Thankfully, the property owners of our house broke their contract and moved onto another property management company. In doing so, SkyBlue failed to remediate the months of rent and deposit we had paid in advance to the new company. Now I am left sifting through cashier's checks and bank payments to ensure our account reflects the numerous months of rent that we had paid in advance. Do not be fooled by their office with their fancy furniture, if you are looking for a respectable and responsible property management company, this is NOT it. Go to their reviews and select the 1 and 2 stars, those are the ones that genuinely reflect their approach to property management. Do not be sidetracked by the fake employee reviews. Update: Since I posted this review, they disabled my access to their online portal. Jokes on them. See you tomorrow with my receipts, kindly relinquish my money to the new property management company.

Negative experience: This company has shown a serious lack of empathy or accountability toward tenants. Maintenance issues take weeks or even months to resolve, even when they affect daily living. They never return calls, often hang up, and make promises to “follow up” that never happen. It’s clear their priority is money, not their tenants. If a repair is needed to attract a new renter, it’s done immediately..but once you’re in a lease, you’re left waiting indefinitely. It’s disheartening to see the same complaints from others again and again with no sign of improvement. Tenants deserve better. Please start treating residents with the care and urgency they deserve.

Fantastic experience: I had never come across an Agent as good as Diana Garza, she was extremely patient with us, answered every question in detail and helped us throughout the entire process. You can really tell she is willing to help a family out with finding what they want and need. Negative experience: Stay away! Put in multiple work orders for over a year and never had anybody come out for repairs. Every time that I called, they'd say that they didn't have them even though I'd get emails saying that Claudia closed them out. So I'd send screenshots of the work orders to the email they'd tell me to send it to and they'd never reply. Every time it rained, our entry ways would flood because they didn't install the weather stripping correctly. The neighbors had a pitbull mill even though the contract stated no bulldogs and they'd let them out with only a 4 year old as the one watching the dogs. Neighbors played crazy loud music and they never did anything. They never fumigated, had a spider infestation, they left us without a fence for 3 months after it fell over with no responses to it being fixed and only fixed it because we were moving out and they wanted it ready for the next tenant. They also charged me for damage that their repair guys did. Not to mention, they sent repair guys for the empty apartment next door but gave them our address and they tried opening my door because somebody gave them our key. Horrible company and will tell every person that will let me tell them.

Negative experience: Worst experience ever with sky blue management. Would not recommend any one to sky blue management. Very unprofessional staff. Since day one had problems. Got the wrong water meter number and account causing me to over pay $250. Called them multiple times about it and they said they would take care of it. Took them 4 months to get issue sorted out but cause me to have to go and complain to north Alamo water supply and keep nagging sky blue management until finally issue was fixed 4 months later. Then our refrigerator stopped working. Called Diana our property manager with sky blue management and she would always just give me the run around. Every single time I called about refrigerator she said she was actually on the line with technician and she would call me right back. Never did she call back when she said she would. I would call back and ask for her and conveniently enough she was gone for the day. Took 7 months giving us the run around for our refrigerator to get fixed. Also the entire fourplex light were out (backyard and parking). Our complex in the entire neighborhood was the only one in darkness. Let them know about it. Got no reply from Diana. Checked on work order and Diana had marked it as completed. Did work order again second time. Same thing Diana marked it as completed. Lastly don’t expect to get your deposit back. We left apartment extra clean. I had done holes on the walls for tv mounts but I filled up the holes. They charged $400 dollars for cleaning fees when I left apartment cleaner than when we first moved it. They charged trimming paint and other things. Conveniently adding up to the $750 deposit. I think they just click what to charge to add up to the $750 so they keep the deposit. I emailed them for detailed pictures of what was being charged and of course no reply. So beware of sky blue management. Very very unprofessional and would not recommend them to anyone.

Negative experience: My son is having issues with mold, broken stove and now a broken refrigerator. Management doesn't seem to care!! I would advise not to rent from this property!!
Negative experience: Horrible horrible unprofessional customer service, the apts are new and spacious but they don’t mow the lawn in a timely matter or take care of pest control and forget about them taking accountability on any issues with apt first week in and my apt flooded with someone else excrement the whole room flooded and ruined furniture among other expensive new items. After I had to get plumber for emergency they tried to blame me saying it was wipes that built up lmao I had been less than a week in and no one lived before also plumber confirmed that was not issue. The electrical is also whack if I turn my light off or on it messes with my neighbors light. It’s a shame we pay 1400 a mth and they don’t take care of the issues and on top of that Act rude

Negative experience: Along with most other people who are writing reviews i would STEER CLEAR of giving these people a chance. Management is absolutely HORRIBLE, we've had washer and dryer break (took them a month to replace) water damage under the sink from shotty work done (to to fix the pvc pipe myself) we've had mold that they swept under the rug and said wasn't mold. And now recently our stove/oven broke and it has been OVER A MONTH and no one has fixed it no one has brought us a new one we are having to buy food because we cant cook i even bought and electric stove so we could cook smaller meals, have they reached out? No have they offered to take off some of the rent because of the inconvenience nope. Oh but if we didn't pay our rent on time they would definitely be calling us then (we've never been late with rent) not to mention when we first moved in the "backyard" was filled with cigarette buds i mean hundreds and hundreds and the apartment was INFESTED with cockroaches starting to think that's why they never let us tour the apartment they just wanted us to sign which we did because we thought from the pictures it was nice it's not these places suck for being built in 2020 it sure doesn't seem like it. I also replaced almost every screw in this place because they used the smallest screws they could find for every cabinet and doorway in this place and that just shows you how little they care that they couldn't be bothered to spend money on actual good screws. This whole place is a joke and we can't wait to get out of here when we're able to. So to reiterate stay away from this place please don't fall for it like we did there's much better places out there. Skyblue Management, DO BETTER!! Editing review. If the stove breaks in your apartment be prepared to buy a new one for them because it is and I quote "Your responsibility" to buy THEM a new stove. Also finally had someone come and "fix" the attic area which as we knew had mold but had someone look me in the face and tell me it wasn't mold even though we bought mold tests and it turned out to be mold. The vents in the attic have been broken and who knows how long they have been broken. We could've have been living like this for years all the while my daughters have stayed sick. I'll post pictures and you be the judge. My wife and I are currently weighing our options on what action to take.

Negative experience: My husband & I moved into our apartment Oct 11 since day 1 we have been without a washer. I have a newborn & dealing with a c-section. My husband works over 70 hrs a week so he’s hardly home & when he is , he needs to sleep. I’m forced to do laundry at laundry Mats so we’re paying to get our laundry done, it’s a hassle for me to even get laundry done with a newborn & trying to heal from a c-section, it’s honestly hard for me & so draining just to do a load of laundry. My husband called maintenance they said they would have someone come around 3:00 yet nobody came. The next day my husband called again, they said we had to send a picture of the washer & report it online before they send somebody, so why tell us we were going to expect somebody? After we submitted the picture, they said somebody would arrive on the 18th between 8am-5pm , Very unprofessional. 3 weeks later finally someone comes to check it out, he said they need to order a piece. It’s been over 1 month & we still don’t have a washer. There are so many apartments still vacant that they can just switch out the washers from. My husband & is have been all over Texas from corpus to Granbury, & this is the worst management in we’ve ever had to deal with. Today , I see the apartments behind us getting new appliances, that’s just a slap to my face. I barely have time to eat with a newborn so in my spare time that I rarely get, I have to waste driving & getting our laundry done. I would not recommend living here ( Sugar Mill Estates) or dealing with sky management, they are slow, unprofessional & pretend to care.
Positive experience: First Year Here: Rent will increase every year, be mindful of this before choosing to rent here. As per the office, it is up to the owner the changes made to the monthly rent and they have no control over it. Maintenance may sometimes take a while to address your needs and the location/messiness of dumpsters is not ideal. No yard maintenance provided either. Overall, decent place, spacious apartment, no major complaints or issues but SkyBlue Management could have better customer service, be more attentive to tenants needs, and responsiveness time could be quicker.

Negative experience: If you have housing, do not even bother with this company, they’ll still want you to provide 3x the rent which having housing would disqualify you from housing to provide that. They don’t work with you at all. Not even willing to give an advance for the whole year helps. Also their agents, Leesandra specifically, does not know how to read, they’ll provide you the properties with the highest amount of rental properties when the website definitely shows lower amounts. This company wants you to apply and pay the fee before you get any questions answered. ALSO I am a current tenant with this company and my backyard grass has only been cut ONCE out of the ENTIRE YEAR. Everytime I put in a Maintenance request they mark it as complete !!! When it wasn’t even fixed !!! Save yourself the trouble and disappointment and look for another rental company.

Negative experience: This management team is unprofessional. I’ve been calling to get a problem fixed for OVER a month & all they ever say is “I’ll check & get back to you” & they NEVER call back, you have to constantly check in with them. Claudia has given her word that my problem (not having a washer ) “will get fixed today “ that was a week ago. It has been almost two months since I’ve been without a washer. What’s the point of getting a brand new apartment then? This business just takes our money & disregards us. I hope we can get our deposit back because we were told the apartment came with a washer. The apartment RIGHT across from us has been vacant the entire time, I’ve offered to get the job done myself to switch out the washers in the meantime. The solution to my problem is SO SIMPLE & EASY to fix. If these people can’t seem to solve this problem, I can’t imagine them handling a whole property. Very disappointed & frustrated with sky blue management. This is the last time I’ll ever rent a property from them & I wouldn’t recommend them to friends or family. This is an addition to my previous review. Things have only gotten worse here. I have had all my master bathroom lights flickering for over a month and still nobody has even acknowledged my service request. Do yourself a favor and keep looking.
Fantastic experience: I have had such a great experience applying and getting approved for my apartment with the help of Jessica Gomez. She actually cares about what you need and works with you to make sure your happiness is fulfilled. She always answered me when I had questions even on her days off at home. I would definitely recommend going to Jessica Gomez for aid and support.
Negative experience: Went for an apartment showing and I got shown one that my family and I ended up loving but it turned out it was already taken. The next day I called and texted to see if there were any other available showings we could get and never got a response. I called the four different numbers they had and they didn’t answer either. Really need to work on the customer service.

Negative experience: Horrible experience leasing with Sky Blue. Poor communication, going on almost a week without a refrigerator is normal. Very slow to respond and communicate.

Negative experience: I’ll like to advice everyone trying to rent with this people!! They are irresponsible and their appartments have cheap as utilities.. washers are cheap and damage your clothes, apt cheap everything breaks apart and fridge damages in less than your contract expires… and when something is damage they just put you on hold and don’t care about you.. but when it comes to charge your rent if you don’t pay on time they are happy to charge you extra with no mercy i think they should have more efficient and organized team because they just DON’T CARE ABOUT YOUR SITUATION AT THE APT..

Negative experience: When we moved in the apt was dirty they do not clean the apts as they claim. And our rent went up the 3 yrs we were there. I've seen it gotten worse. They don't funigate and we had roaches in our apartment. The first time I complained they did do it. The second time they said it had to come out of my pocket and they also told me they wanted me to tell the company that they had to spray between the walls. The man that came in said he had never seen a cleaner apt than mine. So supposedly the cockroaches were coming from our neighbors. Oh and be careful because the area is a flood zone. The maintenance was not that bad back then. But we did have issues with the air conditioning because it was always leaking. They would come and they said they fixed the issue but it was never resolved. When we left we didn't get our deposit back. Even if the apt was left clean. When my neighbor moved in across from my apt. She told me the apt. Was super dirty and they had to clean it before moving in. So if you all rent there demand your deposit back or just don't clean the apts or let it semi clean because either way you won't get it back. Just putting this out there to anyone who wants to rent there. Good luck. And customer service was the worst I see it hasn't changed. When you leave return your key or they will report you to credit bureaus that's what I was told and they are going to charge for the keys. I would never rent with them again.

Negative experience: They only care about filling rental properties. Not actually managing the rental properties. I’ve had issues with my washer, refrigerator, parking space, and water leaks. Nothing is done within reasonable time, or done at all 0/10 do not recommend unless they are your last resort seriously look elsewhere
Negative experience: Since September, we have been experiencing issues with a dryer that has been malfunctioning. It is important to note that these apartments were not event a year old at the time the dryer malfunctioned. We have been contacting the maintenance department since September regarding the dryer issue, but we have consistently received conflicting information. Each time we call, it appears that the previous call has not been recorded, resulting in a lack of communication within their team. Despite their promises to provide timely responses/resolution, the issue has not been resolved. We have visited their office in Mcallen and were promised resolution as well but up to this point the issues have not been addressed. My wife called their maintenance department today and the same lady was being very unprofessional tell her she needs to wait because we do not have warranty. Regardless of warranty it should be their responsibility as paying tenants to repair any appliances that malfunction. We have been needing to go to the laundromat paying an extra expense that should not be needed when our main purpose for moving to these apartments was the washer and dryer. The rent is increasing in 2025 but the lack of service is poor at best. They appear to be kicking the can down the road each time we call. We are simply needing our malfunctioned appliances fixed and that responsibility lies on Skyblue. The apartments are nice however. Wish the service matched. Y'all want to charge more but not offer the services to match. The BBB has been notified.
Fantastic experience: I was in search for an apartment and Tiffany was able to answer all my questions she was very patient with me and got me the best deal she could! I recommended several of my friends and they also had a great experience with her customer service! Very professional I definitely recommend!
Negative experience: The worst experience. I had a gut feeling I shouldn’t go through with signing the lease and so glad I did not. I viewed the unit and placed deposit. Sent pictures to the agent of all broken things. She claimed a note would be placed right away. This was December 2. Unit to be ready for move in December 13. I sent a list of questions to the agent with no response. I showed up to the office Dec. 13 to ask if maintenance fixed the unit. Was told a note was never placed. I sent letter of demand for my pre prorated amount along with deposit. Management finally responded claiming they wanted to keep $100 which I didn’t argue. Was told to pick up check and Johanna did not want to release. Signing and making all kinds of facial expressions. I should have gone through with the DTPA suit Office reception rolled her eyes and gave the nastiest attitude. If she can’t handle customer service she needs to find another job. So annoying
