Fantastic experience: Dean is excellent. He was professional, patient, and extremely thorough. He took the time to walk the property with me before move-in and showed me every detail of the home, including how all of the appliances work. He answered all of my questions and made sure I felt comfortable and informed. His attention to detail and clear communication made the experience smooth and reassuring. He is amazing!
Negative experience: These people do not answer the phone. They have no issues leaving you a fine, and when you have a scheduled hearing they do not show up, then proceed to penalize you. I have no access to the community page and can't talk to anyone to rectify because they refuse to answer calls, nor show up to the scheduled hearing they scheduled.

Fantastic experience: Dean did the walk-through for the rental I’m moving into on my first day, and he was excellent. He took a very thorough set of photos, explained everything clearly, and made the whole process easy and stress-free. On top of being very informative, he was also funny and personable, which made a big difference. He even helped me right away with an urgent maintenance issue. Great experience overall. Dean really went above and beyond. Highly recommend!

Fantastic experience: Our 90 day inspection was done by Armondo. He arrived on time, was very courteous and explained what he was doing. Upon showing him a leak we found that morning, he immediately turned it into management and was getting us a resolution. The crew showed up in under 2hrs from the call and got it fixed. Armondo was kind enough to follow up at the end of the day to make sure it was taken care of. Armomdo was very concerned about our issues and made sure to properly submit them to get us some resolutions. His attention to the details and follow through was Top notch. Thanks Armondo for being on top of it and caring about the fact that we want to maintain our rental property as best we can for the homeowner. 5 Stars for sure!!!!

Negative experience: If 0 stars was an option that’s what Nicklin would get! They were left in charge of my elderly parent’s property for 14 years while they left to take care of their own elderly parents, and they came back to a destroyed house, full of animal urine, hair, mold, leaks, broken exterior stucco, a ton of HOA violations and more. Nicklin neglected the house and only reimbursed the $2300 tenant deposit. Absolutely criminal!!!!
Positive experience: Shannon and Steve are the best, they were super helpful and made my move in experience enjoyable. Shannon was on top of things and answered any questions or concerns I had and Steve performed a very thorough walkthrough of the property making sure I knew where everything was like important shut off valves etc. **The only issue I had was my inspection report failed to show any of the issues/damage pointed out during the walkthrough so I had to take photos to cover myself and send them in to be put in my file. Not one issue of damage was listed?...maybe just an oversight! **

Fantastic experience: Called Patty Tumminello at Nicklin Propery Management with 2 repairs that needed to be done. I was very pleased with the speed at which they were done. They were both completed by the next morning and job well done. Thank you for the quick service and professionalism in taking care of these problems.
Fantastic experience: Dean is great. I recently moved into an apartment but could not access the mailbox due to a gate surrounding the mailbox area. I initially tried the keys given to me but they appeared not to work. I let Dean know and he immediately contacted the HOA to make sure that I received a key to the gate. Eventually (because the HOA were slow to respond to him), he came all the way to my apartment and tried the keys himself. He used my key and was able to get into the mailbox area. I suppose I need to do better with using keys. Either way, Dean was great. I really appreciate what he did for me.

Negative experience: Worst move out experience ever!!!! They ignored maintenance requests before I moved out. I was charged me for pre-existing damages despite photo proof, and communicated poorly. Dean was rude and even raised his voice at me. Very unprofessional !!! Avoid renting here. Greedy landlord want to keep your deposits. You’re better off renting somewhere else!!!

Fantastic experience: I am renting from Nicklin Property Management and they are all ABSOLUTELY amazing. Tamara and Sydney are my favorite!! Sydney is a little bit quicker at responding to emails tho ;) but other than that, they both are wonderful. Any maintenance I needed, Sydney jumps on it right away! Let me tell you, 3 hours later, my air conditioner is getting fixed and not even 24 hours later, my sink is fixed. She makes sure my family is taken care of and we are living comfortably. I appreciate this Team so much, they are the best!! Thank you.

Fantastic experience: I had an incredible experience with Mr. Dean from Nicklin Property Management. He met us at our rental for the move-in walkthrough and clearly went above and beyond beforehand. Dean meticulously inspected the home prior to our arrival, making note of every detail and ensuring that anything in need of repair was already addressed. He even came in over the weekend to deep clean the showers himself! What really stood out was his proactive approach: he noticed the A/C wasn’t functioning correctly and had already scheduled a technician for the next day. On top of that, he arranged for the refrigerator and stove to be replaced all before handing over the keys. I’ve never experienced this level of care or professionalism from a property manager. Dean’s attention to detail and commitment to tenant satisfaction were truly impeccable. Highly recommend!

Negative experience: I am very disappointed with the way this HOA treats its residents. There’s absolutely no consideration or flexibility — especially regarding their ridiculous parking rules. If you leave your car parked for just 3 days without moving it (even if you're on vacation), they’ll tow it. No understanding, no basic respect for the people who actually live here and pay their fees. On top of that, they don’t allow parking of commercial vehicles. If you drive a company vehicle for work and bring it home, you can’t park it here — it will be towed. This policy is completely unreasonable and shows no regard for people’s needs or livelihoods. Instead of creating a peaceful and supportive community, this HOA enforces strict, out-of-touch rules that only create stress and frustration. I do not recommend anyone to move here — if you’re looking for peace of mind, you won’t find it. Just stress

Negative experience: Owners pay 2 separate HOA companies, which is ridiculous. Nicklin is the most expensive of the 2. Three times the cost of the other. I am not sure what they are doing with the money. All I ever see is landscaping being done with the noise of leaf blowers and hedge trimmers starting as early as 7am. Also, there are signs on the property saying there is surveillance. I worked security in both the public and private sectors. Not only are there no cameras anywhere there are no security patrols either. But, here is the deal. I am an original owner. Since 2006. They seem to zero in on seniors, especially those that cooperate with their so called violations. Once you cooperate with their so called violations they continue to hound you. I have had to repair my roof 3 times costing me a tremendous amount of money. On the last roof repair, the roofer showed me a picture of the roof of my building on the side I am not responsible for that was badly damaged. I have not seen any repairs being done since that time. I believe this is an example of the HOA zeroing in on me. Now they want me to pay to have the building painted. My part of the triplex looks just as good as the day I bought my unit years ago. Also, they want me to coordinate with the other 2 residents of my building to pay for the painting. They failed to realize that many residents are NOT owners and will not pay for improvements on something they do not own. Also, some of the units are vacant. The building next door to me has a unit that has been vacant for 6 months. I refused to cooperate with their unnecessary work.

Fantastic experience: Our walk-through today with Dean Asbell was professional and thorough with congeniality. Most folks realize how relocating anytime to anywhere becomes such a chore, especially when one encounters disrespect or insincerity, so how refreshing to be welcomed into our new home with a genuinely warm reception, which means the world to new renters!

Negative experience: I have lived at a property managed by Nicklin for several years and I have to say they are the absolute WORST company to deal with! Our 'property manager' Lorraine does not help in any way, shape, or form. There's absolutely no regard for enforcing any sort of rules or guidelines. My property is literally like the Wild West of condo complexes. I wouldn't recommend these do-nothings to my worst enemy.

Fantastic experience: I have 2 rental properties that are managed by Nicklin and I no longer live in Las Vegas. They have managed one of my properties for 25 years and I have had nothing but great experiences with them. Fran who takes care of utilities has every T crossed and I dotted. If there is any problems what so ever, she is in contact with me that day and it is instantly resolved. One of the properties just lost a tenant of almost 13 years. The property was damaged and in bad shape and required about $16,000.00 worth of repairs, maintenance and applliances. Kerry who was our project manager was as professional as you could get. He was in constant contact with me on updates and situations that came up during the stages of repairs. The contractors they use are extremely good and very reasonable. I felt I got a great deal on the prices and quality work. Kerry's eye for detail and choices in colors are spot on. If you need a property manager to manage your rentals, ,I would highly recommend Nicklin and his team. I have had an excellent 25 year relationship with them. Amended review. Just got off the phone with my property management leader Kerry, I see a lot of bad reviews about Nicklin and all I can say is that as a property owner, they have been doing a fantastic job for me. I am sorry about all of the folks that are renting through Nicklin and are not happy about how they conduct business. If you are a rental property owner, give them a chance. I have had a fantastic 25 year relationship with them.. Update: One of my rental properties just became vacant after 10 years and required some repairs and modification. We decided to go with desert landscaping in the back yard. Full on nice upgrade. Sydney Edwards is in charge and I must extend my gratitude and praise for Sydney's handling and execution. She paid attention to what I wanted, got all the estimates in place and past on all the information to the vendors that I wanted done. This was all done in less than 5 business days waiting for my approval. The work was to begin the next week. Sydney's attention to detail and the communication that she conveyed on a daily basis was extremely reassuring. I was extremely impressed with the entire process and the price she found for all of the work. Kudos and thank you goes out to Sydney. Dealing with Nicklin property management for over 35 years now Mr. Nicklins attention to detail when hiring employees has never ceased to amaze me. The same house that became vacant Dean became my project manager for the repairs and maintenance that needed to be done. Dean was all over it from the minute the tenant moved out. Dean did the inspection the next day and had a list of suggestions as to what the property needed. Within 2 days of my acceptance Dean had comprised estimates for the repairs and they were executed the same week. It was amazing how fast the entire process happened and the communication that was conveyed to me. I have nothing but fantastic experiences and great things to say about Nicklin property management and his entire staff. Thank you for all you do.

Negative experience: Wsiting on an HOA community managed by this company for over 6 months for our gates to be fixed. It creates a safety hazard for all families here. Everytime i call they say the same thing,, that the Board has not voted on a date to fix them.
Fantastic experience: I'm new to the area and was in need of renting a house. After looking at several in the Henderson area, I settled on a property managed by Nicklin Property Management. I completed my online application and Michelle Holden, Administrative Assistant sent me a very nice email letting me know a bit more of information was needed. Rather than just taking my application fee and running, Michelle detailed the additional information that was needed. After learning a short time later that I was approved for the property I applied for, I received a detailed email from Tamara Federico, outlining the upfront funds that were needed to secure the property. I had an office appointment just a few days after I was approved. Tamara reviewed all of the documents in detail and made sure I did not have any questions. A few hours after signing necessary documents, I met with Dean Asbell at the property. Dean was super friendly and my walk through was great. He answered all of my questions and even researched some information I needed. Once we completed our walk through, he remained in touch just to make sure I was settling in okay. Nicklin has an online portal for tenants where all of my documentation is easily accessible. I can also make payments online as well (there is an additional cost, even when deducting it from my checking account direct. It's convenient and the site is easy to navigate. I will update my review as needed after my 90 days initial inspection, which I was informed of when I signed the documents. As a tenant I'm responsible for more minor maintenance than any other places I've rented. But again, specifics were identified up front so there were no surprises. The team was very professional and helpful and I again appreciate Dean's willingness to help and for checking in on me. There is always a bit of stress when moving but dealing with Nicklin Property Management was the easiest part of my move.

Negative experience: I totally wish I could give zero stars. I’m super frustrated with this company ! Yes I have called with frustration in my voice and was even a little rude due to my frustration of not receiving a call back after callin for months on end, Leaving messages and staff telling me they would deliver messages ! I never received a call back after two weeks of trying to reach whomever I needed to reach to complete a job at my home. From the start of all this the Nicklin property management staff has not done anything to help me after they tore down my walls ! Every lady in the office I had spoken to had also gotten just upset with me as I was callin and you should remain profession no matter what’s om the other end of the phone being that my frustration was solely due to your lack of care for customers !!!!! Should rally consider the way you handle people . One lady I must say actually calmed me down and was very helpful to me she was the only lady who understood my anger and actually helped me to get answers her name was ADENA! I undeesnd the company hires these people to come on but the way in which they did everything was so backwards after the lady called me back who’s name was Lisa ! She was even more rude and huffed and puffed on the phone and told me since I called so much and called her staff names she wants to get it over with ! Who does that I asked her was my callin frustrated he to which she cut me off and said I’m talkin you asked me a question let me answer !! She was rude ! I wouldn’t even leave a review had I not been callin for weeks that’s turned into months could have been handled ! I’m over it I hope the lady Lisa loses her job for how unprofessional she
Fantastic experience: I just recently rented a property from Nicklin Property Management and from start to finish the whole process was amazing. After submitting my application I had to communicate some changes. I spoke with and emailed with Michelle Holden multiple times. Each time she passed the information along and was so helpful, polite, and quick to get back to me. I worked with Tamara Federico when I went to sign all my documents. She answered all of questions and was super helpful. I did my move-in walk through with Dean who was super helpful, explained everything to me and answered any and all my questions. Absolutely amazing group of people, I am super excited and looking forward to enjoying my new home. Thank you all so much for everything! Edit: I have now been at one of Nicklin property management homes for 90 days. I just completed my 90 day walk through with Drew. He was polite, courteous, and made the whole process relaxed and easy.

Fantastic experience: This is my first time renting & Nicklin Management made it all so easy & fast! The entire office is so kind and helpful and very interactive with you when you’re applying. Dean Asbell gave me my keys and he was the sweetest!!! I am so happy he was the one to give me my keys as he reassured me on any questions I had and was very knowledgeable about the property & area! Fantastic experience: Dean was very patient and understanding with us and went over everything in detail of what was to follow after the inspection. He took pictures and documented all discrepancies found in and around the property to file in his report. As the field agent for NPM, Dean looked out for us as clients, our property, and our investment. Overall, Dean is really nice guy.

Fantastic experience: ***IF YOU TAKE THE TIME TO COMPLAIN - TAKE THE TIME TO COMPLIMENT*** I have to say My Nicklin Property Management Maintenance Team is AMAZING! #TEAM SYDNEY ROCKS! This weekend (Saturday) my a/c motor went out at 3am and we know how July/August feels here especially with our heat warning/dome! I placed my work order and received a follow-up call from Sydney. Before we finished the call, my work order had been referred to the vendor. Within minutes I was having a conversation with the vendor (Comfort Air) for scheduling. The technician came out promptly, additional approval was needed and SYDNEY was on top of everything! She maintained communication, options for me and most importantly a resolution. Negative experience: Honestly, I cannot even begin to state how UNPROFESSIONAL these people are... They state that you will receive an answer back within 3-5 business days... NOPE!!! My family and I put in an application with them and had to keep calling for over a week for to see if there was any updates because OBVIOUSLY WE KNOW WE AREN'T GOING TO BE THE ONLY ONES, HOWEVER, INSTEAD OF JUST BEING HONEST, we just kept getting the run around. Didn't even bother to contact me to tell me my application was denied. I had to ask the realtor I am working with to call and get an answer for me!! SMDH! WASTE OF TIME AND MONEY!!!

Dean Asbell did an excellent job at walk-through and Tamara was phenomenal with all the paperwork and everything, these two really went way over and above.

Negative experience: Everything was good until we moved out. Roberta did the walk through but Steven did the inspection after we moved out. We were not part of that inspection. It was a large house so we had to put up over $2,400 deposit.He charged us for everything even though we cleaned well before we left. We disputed it but he said only the owner had the final say so. He brought in his own cleaning crew and charged us over $600 for cleaning. He charged us for the patio door device even though it was already broken before we moved in.,a garage door opener that we never received, pegion droppings that were not there when we left, 0ver $750 for the carpet that is already 20 years old and we even had it professionally cleaned. I could go on an on . We got back only a little over $400. Needless to say, we felt very cheated out of our security deposit. Be very careful with this company if you are a renter!!. Another problem was excessive owner demand.
Fantastic experience: Moved in today! I was late to my appointment, and Tamara was very understanding and kind about it. Additionally, Dean Asbell was especially helpful during the walkthrough, pointing out details that I otherwise may have missed. Highly recommend!

Fantastic experience: This is an edit of my initial review. I just ended a 12 year relationship with Nicklin, because the owners of my unit decided to sell. I needed to include an additional individual that I feel needs to be acknowledged as well as the others that I mentioned in my initial review. I had my move out walk through with Dean Asbell Saturday and I was thoroughly impressed. This guy is amazing! He was on time, very good at communication, and flexible. He was super easy to talk to, did not make me feel like I was just a number, and was very personable. One thing I loved was that he was totally honest and direct with me regarding anything that needed attention. You could tell that he loved his job and wanted me to leave with a good opinion of Nicklin. He succeeded in that regard and made me feel at ease. He was incredible to deal with and I feel as if he went above and beyond with his service. He even helped me get a few remaining items to my car. Absolutely wonderful! So thankful to have worked with such a great group of individuals throughout the years- and Dean was the "icing on the cake" for me. Miss Mary always has a smile on her face over the phone that I can hear in her voice and makes me feel like I am her only customer and a true priority to her. She always goes above and beyond in every situation. She is detailed and thorough and always follows up to make sure things went as planned. In fact, there have even been non maintenance issues that have come up and she was always right there to assist me. Fantastic experience: My daughter and I have been renting a home from Nicklin Property Management for almost 2 years. The Nicklin team has been professional and attentive from the start to the present. For example, just this last week, we had troubles with our HVAC system; Sydney, our maintenance POC, was extremely supportive and made sure all was fixed asap. We highly recommend Nicklin to anyone looking to rent a home from a stable and trustworthy property management company.
Fantastic experience: Meeting the people that work at nicklin property management has been great! Adrian did our walk through the house and went above and beyond with helping with the application process and any issues we had with that! We then got the keys from Dean who was super helpful and knowledgeable. All our questions were thoroughly answered that day. Fantastic experience: So far, so good. Lease signing experience was very pleasant. We are very much looking forward to a amicable experience with Nicklin PM. Update #1: We had an unfortunate incident involving water damage that required everything in the kitchen from ground level to about 4 feet up to be removed and replaced. The Owner, Tamara, Sydney and all Nicklin's vendors (Keystone Services & Xtreme Home Maintenance) were extremely helpful, professional and expeditious in resolving and correcting all of the issues.
Fantastic experience: Dean stepped in at the last minute and was really helped me out. We talked about the issues with the house, he took pictures, and was very friendly. I hope he is assigned to me for the next home inspection later to come.
Negative experience: Phone rep has poor communication skills. Unable to text her own website properly.. Management response to this review was to ask me to call them so they could look into it?? Now I know the source of confusion. It starts at the top. It ends with cheap talk and cheaper properties with poor selections. I chose elsewhere to seek a place to call home
Negative experience: I’m the homeowner. I was overcharged in landscaping fees that were put in 5 months late, they respond to my emails late (if at all), forgot to process a refund that was confirmed to be owed to me 5 months late, and expect me to happily keep paying them? Save the trouble, find a better organized management Company.
Fantastic experience: The great customer service provide by Dean was second to none. He was polite and generous with his time. Going above and beyond to get answers to questions I had and a potential customer and as an agent! He took the time to get me in touch with the right people. Negative experience: It was back in 2021 and I was a single mom with a two-year-old. I never gave Nicklin Property Management any trouble. I was a pretty quiet tenant because of my work schedule. However, the worst thing that could happen in Las Vegas during the summer happened. My AC broke. I made sure to call Nicklin property management the same day to try and get it fixed. I had not receive a response for 24 hours. No problem, we had a ceiling fan that could hold us over. I decided to send over a polite but urgent email to them in hopes to receive a response. After three days passed, I had to stay with a friend until I heard back from the property management. Unfortunately, the stay was too long. When I tell you that I waited an entire month to get a response, I am not joking. I had heard absolutely nothing from them until, finally, I delivered a hardcopy to the management company notifying them that if they did not respond within 24 hours, I would sue them. I was called thirty minutes later from Nicklin Property management. The lady was so rude and I’m pretty sure that she was in charge of that department. Suffice it to say, I will never work with this company again and I suggest that you don’t either. They had no regard for a hazard that involved a young toddler. I don’t wish good things on this company and I hope that this reaches the right people. Save yourself the trouble.

Fantastic experience: We just had the properties water heater fail so we called Sydney the Maintenance Coordinator at Nicklin Property management and informed her of the issue. Her response to our service request was the very excellence of execution! She worked doggedly for a solution, conducted herself professionally and actively communicated between all parties concerned from the owner, tenants, repair technicians and even third party contractors in order to resolve the issue as quickly and efficiently as possible. Her work ethic is first rate and as a direct result of that, the water heater was replaced and restored within 48hrs! In a world where skimp-flation, quiet quitting and poor customer service is everywhere, Sydney is the exception not the standard. Best of the best.

Fantastic experience: I had a really good experience with Nicklin when I rented my condo back in May. Tamara was excellent at keeping me in the loop on things, and I appreciated her promptness in response to my emails or any questions/concerns that I had. Dean was very thorough during the walkthrough and kept me well-informed of everything he noticed about the place before handing over the keys- he also gave me some very good tips as well! Overall, I had a much better experience with Nicklin this time around then when I rented through them before covid. I will definitely be keeping them in mind next time I am looking into renting/owning in the future!

Michelle is extremely responsive and has made the transition from my other property management company to Nicklin easy.
