Fantastic experience: Pepzee Realty is an amazing landlord in my personal opinion. The property is nice and cozy and any issue(s) I may have Pepzee Realty does a fantastic job of addressing and successfully solving it. My calls are always returned, and I have never had a negative experience with them. I am proud to be a tenant of Pepzee Realty and during the holidays they always send cards that offer an extension of their care. That means a lot to me and all of the hard work done by the entire team is recognized and applauded. I look forward to many more years with this professional, goal oriented company.

Negative experience: First off, I want to leave a bit of very important advice. IF you are going to leave a review about pep-zee. Make sure you do it with an account that doesnt have your actual name. As you can see, They look into whoever leaves a bad review and will retaliate against you if possible. (Just look at some of the reviews and how they as a company handle them.) Have a friend who left an honest review 1/5 Explained their experience, which i can vouch is true. Exactly one day after this they were hit with some bogus charges from pepzee. this friend had already moved out of the place and had been out for quite a long time There are many horror stories from people who have rented pepzee units aside from my friend, hers isnt the only one. In short, this company tends to do unnanounced maintenance visits claiming they are emergency when they never are. its usually as simple as taking pictures or inspecting something, etc. Its very common for them to lease a unit that needs repairs still, not do the repairs or barely work on them, then try to charge you for damages after you have left as a tennant. Doccument everything! They are not very considerate or understanding. Have another friend who lived in a unit years back. They tried telling him he couldent put a lock on his back yard gate (provided he sent copy(s) of the key) Eventually they had to double back and urgently inform him he could in fact put a lock on that gate (Provided he sent copy(s) of the key) So here they are with a tennant that is having issues with tresspassers and they care more about having the guy they pay to mow, not have to unlock a gate before doing the back yard than they care about the tennants personal safety. i have a third friend who is still currently renting from pepzee. I would love to share what she has gone through, but she asked me to too because pepzee will target her if i do. It appears pepzee does everything in their p1ower to combat bad reviews, using these tatics #1 Attempt to Discredit badreviews or deny the accusations. #2 Try to get bad reviews removed #3 Target/Intimidate those who have left bad reviews. Even a clock is right twice a day. Even a bad fast food location is going to have happy customers from time to time but it appears the majority of people here havent had a great time and im honestly concerned some of these 5 star reviews are just tennants who are being intimidated into leaving 5 stars. still they are rated low for a reason dont rent from these guys (now watch as they reply to this review trying to discredit claims, call me out by name, say theres no records of this or that, etc. LMAO)

Negative experience: Don’t rent from these money hungry scammers. The pictures they have don’t look nothing like the apartments when you finally get to see them. Also when you see them they are filthy and smelly with dead roaches and mice droppings. They claim they do spraying twice a year but that’s hard to believe. They also keep your deposit when a few days later things happen and you find out you won’t be able to rent the place from them. They are ignorant and rude people. They play with the wrong people and don’t realize that playing with someone’s money could lead to consequences. Like who shows apartments that’s are nasty and smells. It’s ok. They can have it. They probably needed it more than I do. Lesson learned. But what goes around comes around

My best friend rented with them and had no issues and recommended me to them when i was lookimg for a place to live and i have had no issues in the 9 months ive been here. They always fix any issues I've had with my apartment regarding maintenance. The staff is always friendly and respectful. They keep up with the maintenance of the property. The rent is very reasonably priced for what I got. They are all around a great company to rent with!

Negative experience: Warning: This company will take every action they can against anyone who leaves a bad review. They retaliate against previous tennants whom leave bad reviews, regardless if it was years ago that you were with them. They will make up something to try to hit you with. Make sure you document everything before and after moving out if you have mistakenly signed a lease. A common tactic of theirs when dismissing a tenant is to ghost you, wait months to years and after other tenants have been living in your previous residence then try to hit your credit with some random made up fee related to you having previously stayed there Ok first and foremost, pepzee will likely respond to this comment in an attempt to "salvage" their "good name" Nothing is going to change the fact that these guys are slumlords by definition There is a very good reason they have a 3.2 and the only reason it's even that high is because they very likely pay people off to say good things. These guys are the literal definition of slum lord. Rented a unit from these guys for quite a few years, when I moved in the unit had an issue that Had a pretty serious issue that was causing a ton of mold to grow, throughout the years the never fixed the issue even when asked many times I had some neighbors move in near the end of my stay that constantly harassed me and filed false police reports and the police were sick and tired of them, told them if they continued they would press charges on THEM. They would throw partys, be up all night, constantly complain to pepzee, etc They even came over and kicked my door as hard as they could one night at about 2:00P.m. Worst neighbors I had ever had and the worst company I've ever rented for. They preyed on me, waited til the day after I had a surgery to send someone in to "inspect" the unit And penalize me because I didn't have the ability to having everything absolutely spotless after my surgery. They loved to send people without any notice I had issues with tresspassers, needed a lock for my back gate and they told me I was not allowed to do so, they quickly had to retract that as Ohio law states I am 100% allowed to put a lock on that gate so long as I provided a spair key. We always paid the rent on time and when we finally had to move out, they couldn't even be bothered to give a reference. The company I was going to rent from felt really bad for us, said that was very unprofessional, sketchy, and that they had evidence that pepzee takes rental application fees for units that aren't even available. Thus they gave us one heck of a deal because of this fact, something pepzee would have never done. They don't care about you in the least, the bottom line is money for PepZee I am very thankful to be away from dealing with Pepee, I owe an obligation to the people to let them know how this company had acted towards me over the years. This place is the absolute worst, I emplore you to explore your options very heavily before ever considering going with these people, you will likely regret it in the end. They will gladly throw you in a unit that could make you very sick and do as little as possible to remedy the situation

Fantastic experience: Recently moved into a nice clean apartment with Pepzee. It was a delight working with Natalie through my leasing process. She is patient as I arrived late and straight forward with any questions I had. I was very pleased to have my maintenance request quickly processed of the bathroom door being placed on the other side of the frame that way I would be able to close the door in my wheelchair. As a tenant I feel taken care of and welcomed, thank you Pepzee staff.

The maintenance crew is a hardworking team that comes in and gets the job done right with impeccable timing. Shout out to Natalie helping me move at a time when I desperately needed to.

Negative experience: This company has some seriously weird policies. I was told I couldn't tour the apartment UNTIL I did an application and paid the $50 fee?? They had the nerve to suggest I Iook at the pictures and drive by the area... Yeah, like that's gonna tell me soo much about the inside of the apartment Why should I have to do that if I don't even know what the apartment looks like first? Pictures mean nothing when you can clean up really quick, snap a couple decent pictures or even Photoshop it to look good (not saying they do but it's possible). There is truly no logic behind this, just a way to scam people out of money for an apartment they might not even get approved for or even like. What would happen if I did the application, paid the fee and when I get there it's disgusting & not as pictured? I'd be screwed out of $50. What a joke!

I am so impressed with the level of service and care that they've provided my family during an impossibly difficult time. I highly recommend leasing or renting from PepZee. Negative experience: Fraudulent organization that steals from renters. $50 non-refundable application fee per adult without guarantee of getting approved for their stanky rodent-infested old units. Had a friend who lived in one of their units. They make money from unusually high application fees. Avoid avoid avoid avoid like a plaque.

Fantastic experience: I am writing a review for PepZee Reality actually the review would be for the Maintenance Dept. I have lived and leased off of PepZee Realty for seven months now going into my my 8th. When I first moved in there where a few minor problems that they addressed and fixed promptly. Since then I have had a few more minor problems and always spoke with a sweet and kind lady named Natalie in the Maintenance Dept. After speaking with her everything was fixed in a timely manner. Any emergency I had (only one) was taken care of within a few hours I give this Maintenance dept 5 stars quality maintenance workers and Awesome communication with Natile. I highly recommend PepZee Realty for your next place to live.

Positive experience: When I first signed with Pepzee I had some hiccups, because of some issues with the apartment but they came thru quickly and responded to my requests really quickly. Natalie the maintenance supervisor has been great and very attentive I would rent from them again.

Negative experience: don’t be fooled by the website! they claim they “believe in second chances and credit doesn’t matter” , however this is not true! they most likely say these things just so people apply and they can keep the application fee! i’m bummed i fell for it honestly. edit: i see in the response that you said requirements must be met, however i make over 3 times the rent for what i applied for, and i have good rental history and been at my job for 6+ months. in my denial letter from peepze it stated that my credit affected the decision and choice to deny me.

Negative experience: Went and applied for a home. Drove past the home and noticed that there was a lawn mower outside along with what seemed like personals…as if someone was still occupying the house. Also there was a white vehicle in the driveway. A few weeks later (after I paid a deposit) I get a letter in the mail saying my application was denied. I had already moved on from that home, but have been pass that house several times and notice the same exact car in the driveway daily. I don’t think the house was ever really for rent. Please stop taking peoples money with no real intention. Everything is already extremely expensive and some of us are truly looking and don’t have hundreds of dollars to waste on fake applications or time.

Negative experience: I submitted my rental application and they called to leave a message saying I was approved. I have called back several times and have yet to have anyone call me back. Wish I could give them half a star.

Fantastic experience: PepZee Realty had made my move from Kentucky to Ohio super easy. Melissa and Natalie have both been very professional and helpful at answering my questions and working with my schedule while coming from another state. The rental process was so easy, I filled out the application and was approved in less than 24 hours. Within 4 business days I had my key and was able to start moving in. This is the fastest rental process I have ever experienced.

Natalie at PepZee was so helpful to find a place that worked for me and my dog after the original rental I looked at was scooped up. They also worked with me around my work schedule! I really enjoyed the on boarding process.

Negative experience: My visit to Pepzee reality was interesting to say the least. I entered the small breezeway around 9:00 am intent on applying for an apartment only to be met by defensive and unwelcoming people. Once I was able to disarm the situation enough to be treated a little better than a common criminal, I did manage to start an application until a woman in the office decided to tell me i had to leave because there would be 'no one there to take my application' once I finished it. They are cheap realtors with cheap places, and they deal with you in that fashion.

Negative experience: I am here to warn other people about this housing company, I was told an apartment was still available just for them to hurry up and take the application fee. I get a call from a man telling me the apartment wasn't even available to begin with. False advertising, and the woman in the office straight lied and said it was available and took our money. Do Not trust this realty. It seems cheap and all great at first . But we basically paid for an apartment that hadn't been vacant for years. And of course the money is non- refundable even though it was their fault for specifically saying it was still available. Ridiculous company! In my opinion they could have at least gave us the option of renting a different property .. the application fee would have been the same price. False advertising!!!

Negative experience: Stay away from this place they make you pay 35 up front before even showing the place your trying to rent . I was denied for no apparent reason even though my income was 3x the rent and my credit is 700 I think they just do this to make extra money off places they have already rented very shady and unprofessional if you ask me

Negative experience: shady business practice to ask 35 dollars for a application fee, before you get approved or can even see a unit. What’s more scary is a housing authorities letting them do this. i only have one income, i dont mind paying a fee if im approved first. Im not giving nobody 35 dollars for nothing. they are predatory its the black side of town and low income area.

Negative experience: They have a predatory practice of making people apply to houses before viewing. Why would I spend $30 to look at a house if I may not want to move there or if you decide not to approve the applicant. I wonder how many times they've taken $30 from some poor soul just to tell them a house is unavailable. Despicable.

Negative experience: This place acts like there all nice and everything. But really there just people that try to get over on people. When my husband and I tried to get a place they said we didn't make enough. Were like how's that and were both managers. So we said it's because were a black and white couple.

Fantastic experience: LeShea O. (Leasing Agent Asst.PM)was awesome in helping me with the process of moving into my new place. She was friendly and efficient which I greatly appreciated. Brenda (Maintenance Manager) listened to me in regards to my concerns when I completed my move in check list. She even did an expedient follow up email. Thank you

Negative experience: HUGE scam! They make you pay $30 for an application fee AND before you can’t even tour the apartment until you’re approved. I did my application in person and they said they’d get back with me within 3-5 business days. I reach out in 2 days and they claimed they “called me” because corporate didn’t approve the application. I’m self employed, paperwork like that takes time to look over so how? Never received a phone call about it either and their attitudes are nasty af in person. Definitely wouldn’t recommend.

Negative experience: Walked in to apply with my husband and cousin and was told that each of us would have to individually qualify... Mind you none of us make 3x the rent alone (we make more than enough together to meet the 3x requirement though) not sure how they expect low income families needing a big house to qualify if they're going off each individual... I even emailed to try to clarify because I was certain it was a miscommunication but have yet to get a response... We only have a week left until we're homeless and Pepzee seemed like the only hope we had left...

So, they operate this business as if they were an amusement park and you cannot ride the rollercoaster until you buy a ticket? This is a bit shady?
