Negative experience: Terrible to rent from. Misinforms, mistreats, overcharges. I could go on and on, but I am not wasting my time. Just say no, just look elsewhere. No one can be desperate enough to rent from them. I cannot wait until my lease is up.

Negative experience: Maintenance tickets take weeks. And they knock and leave rather than call for permission to enter. An 8 hour window on a weekday they expect you to sit home and wait on them. No one does than not even the cable company. Rent is always on time so I find this to be unacceptable. Fridge is broken now, 9 days for them to fix..6 hour window they want me to be home. Who paying me to just sit and wait for them to show up weeks later! No one. Ridiculous maintenance issues since they were bought out. Just chaos and emails.

Negative experience: The most irresponsible rental agency. They set up viewing appointments on different days at different times, but no one shows up, and they don't even warn you that no one will be there. When you call them, they never know anything.

Negative experience: Horrible. Stay away from their run-down properties. They will add fraudulent charges to your ledger and rent. I paid my rent and they filed an eviction against me because I wouldn’t sign another lease. Magistrate Slyman will attempt to rule in their favor although he knows Vinebrook does not follow the Ohio Laws. Vinebrook Homes are Predatory Landlords.

Negative experience: I haven't rented from this company, but they have an employee by the name of Melissa Fletcher, who I was in a land contract with for an address in Clayton, she took $16k from my family, we had to find a new place quickly when we was already in a bind bc of where we was moving from to this new address. We received information that she wasn't paying the mortgage since June of 2024 even with the money we had given her, the home was already in foreclosure process as we signed this contract thats not valid, this employer of theirs is using their company envelopes whitening out their company name and putting her information on it and sending me letters that she had no reason to. But I just want to make others aware as I have heard nothing and seen so many bad reviews about this place. So if you have had to do anything with them I am so sorry. I just want to make other aware!

Fantastic experience: Ashley was great to work with this fall (September 2025). We looked at several rental homes, and she was the only person to call me back from any of my attempts to contact rental properties. I was looking on Trulia and Zillow, as well as directly contacting other property management companies. Ashley made time to take me on tours of multiple rental homes before we made our decision. She was helpful and friendly during the entire process, and worked with us as we submitted applications and got the keys to the house in a timely manner. We sent her an Existing Conditions report along with pics of anything we noted as we moved into the house. Ashley made the process as easy as possible. Negative experience: To Whom It May Concern, I am requesting that a follow-up inspection and remediation be completed regarding the ongoing mold issue in my home. For the sake of thoroughness and our family’s health, I am specifically requesting that this follow-up be conducted by a licensed, independent professional and not by staff or contractors directly employed by the company. Despite previous attempts, the issue has not been resolved properly, and we continue to experience concerns. Because of this, and due to the impact on our health, I want to be clear that we are actively making plans to relocate. We intend to move out before March, when our lease is set to expire, once we secure another home. Please confirm when a professional inspection can be scheduled. Negative experience: 0 Stars if I could current resident trapped by slum lord company; never fixes anything, never does upgrades, unreliable maintenance & customer service, can never get a hold of anyone & when you do it's a call center & they won't get back to you in "5 business days"... Incompetent employees literally had our lease so screwed up they had no idea until I brought it up because of "extra fees". The only time they want to communicate is when they're trying to get their money on lease renewals. Stay Away

Negative experience: Not a good company to rent from. Prices soar. Maintnance does not complete jobs yet marks complete. I've raised tenant health concerns multiple times. Please dont reply with I am sorry to hear this. Please email with concerns. That is over played and not genuine at this point. I do not forsee vinebrook ever caring for their tenants and doing what is required. I've owned a home pre divorce and took care of everything. Negative experience: Maintenance team is awesome! Dalton in particular was very polite, knowledgeable and efficient. I was pleased with my service from him and thankful that he fixed my plumbing issue very quickly! Clarification: this comment is ONLY pertaining to the specific maintenance person that came to assist me for this issue and is of no reflection of anything else pertaining to my experience staying here, which was drastically different.

Negative experience: On behalf of my parents who rent from this horrible property management company: If I could give zero stars, I would. We've been living in a nightmare thanks to VineBrook Homes. Our air conditioning has been out for almost two weeks during an intense heat wave. We’ve had to spend our own money on four window AC units just to survive the unbearable temperatures. That’s completely unacceptable and inhumane. VineBrook did send a maintenance worker, but all he did was remove the fuses from the fuse box and leave it open and exposed, which is not only negligent but also a fire hazard. He also left trash near the outside AC unit and completely failed to follow up. No communication, no update, nothing. This kind of disregard for tenant safety is outrageous. To make matters worse, we've had a recurring mold issue that has never been properly addressed, despite multiple complaints. At one point, even one of their own maintenance workers admitted to me that “VineBrook are slumlords” and that they don’t care about their tenants. That says everything you need to know about this company. They are quick to take your rent money, but when it comes to actually providing safe and livable housing, they completely disappear. I’m now seriously considering contacting an attorney and I truly hope a class action lawsuit is brought against them. No one should be treated like this in their own home. Do yourself a favor and stay far away from VineBrook Homes. This company is the definition of negligence and mismanagement. Tenants deserve better. We are actively looking for somewhere new to live and will be ending our lease early due to these recurring issues that remain un-addressed.

Negative experience: Dishwasher and sink has been broken for almost a month now. It has also been 3 days since the AC went out and still no one here to fix it. On top of that there is a heat advisory so it's almost 93° in my home. Stay away from vinebrook. It's absolutely awful.

Negative experience: Horrible experience this year. Been 21 days since the work order was put in for air. Took 19 days to get a new unit. Do you think it’s hooked up and working? Yeah…. NO. Even though the maintenance team has been at my house 3 days in a row. 2 people were here today and still nothing. I’ve called customer service and it’s a complete waste of time. This company does not care about you. They do not call back, they do not reach out. But if ya don’t pay the rent, that’s another story. Horrible company, horrible customer service. Only one phone number that transfers you to a call center. No one has ever called me. Maintenance shows up unannounced, they don’t call when they show up, they don’t call when they leave. Update: they still haven’t called or reached out in any way. Ac works, water heater still has a drip. Trash was left behind, all around the new central air unit there’s wiring nuts, cut little pieces of pipe etc, also left trash behind. It can’t be this hard to just call a tenant can it?

Negative experience: If I could give negative stars I would. The current house I rent from them is a DISASTER. They know it is and refuse to fix it. Even the maintenance men (who have desperately tried to advocate for us) say that it’s horrible and that they have tried to get them to pay to fix it but they just won’t. It has horrible water intrusion issues which has led to our basement being covered in mold. They won’t fix the water issues (they have used bandaid fixes that are outright insulting) and their “mold remediation guy” was some guy who showed up with a spray bottle of bleach. This company is an absolute joke who should never be allowed to rent out properties. STAY AWAY FROM THEM!

Negative experience: After 2 rent increases and no home repairs we moved from vinebrook homes. They will never give your deposit back. Don't think you're moving out on the day your lease is up, not without 30 days notice. They charged me another month of rent at increased rent price, and kept my deposit to repair the cheap flooring they glued down to the concrete floor. The flooring i asked for them to repair after living in property for 6months. Floor was curled in every room, electric is not updated no grounded outlets, all 3 sinks leaking, as well as a leaky toilet seal. Don't waste a dime on Vinebrook

Negative experience: Will take your rent money, won't adress issues with maintenance or properties, and will leave you hanging on the line when you call. Raises rent 7-10% every year on the basis of "rising inflation". Generally rude and unpleasant to deal with.

Negative experience: Me and my fiancé moved into our house april and ohhh boy am I glad we broke the lease that house was sooo beautiful on the outside it’s the inside that was the problem we first moved in the house was DISGUSTING I HAVE SOOO MANY VIDEOS AND PICTURES ETC OF HOW DISGUSTING THE HOUSE WAS they didn’t “professional” clean anything I couldn’t move my kids into that house until it was clean so I had to clean it all myself first red flag second red flag The lady who signed the lease with us, she was responding to all of our emails all of our messages and all of our calls before we paid her the money for the house. Well, after we paid her the money for the house we proceed to text her and ask her hey how do we set up our stuff for to pay our bills never response they don’t respond to anything you can’t get a hold of anyone they don’t care as long as they’re getting their money. well, anyways, third red flag they don’t check anything before anyone moves in so when we moved in, we didn’t have any hot water. We called maintenance to ask him to come fix it. The guy came to fix it and all he did was turn up the water heat to hot and looks at me like I’m dumb because I didn’t turn up to hot because what is turning it up to hot gonna do on the water heater is gonna still not be hot and I was right it still didn’t get hot so I called them again and I say hey the guy came he looked at me like I was stupid when he turned up the water heater and the water is still not coming hot they came back the next guy that came out. He was very sweet. He was very nice. He did what he needed to do and etc. well we eventually had a spider problem a bad spider problem like an unlivable spider problem. We had spiders in our bed. We had spiders in our kids bed. I didn’t feel comfortable with my kids sleeping in their own beds at night. My kids couldn’t even play in their own room because of how many spiders that were in their room me and my fiancé couldn’t even sleep in our own bed. We literally slept on the couch we literally couldn’t even SIT ON THE FLOOR BECAUSE OF SPIDER Oh, and don’t let me forget about the roaches yeah there was roaches in our house too, and all the guy did for the bugs was pour some powder outside of our house and said yeah the job is done there’s not gonna be anymore and there was a bunch more and he never came back to do the inside. He lied and said that he came he never did so from that point we finally said heck no we called to try to break our lease or even try to get a lower rent payment because they wanted us to pay almost $1400 for a shitty house. The lady said no she couldn’t do that and the only thing we could do is pay them $4000 to break our lease so from that point we said heck no we waited for them to send us a paper in the mail saying we have three days to get out as soon as we got the letter we drop them their keys off and went on our way . I would not recommend anyone to rent under Vinebrook I don’t even care if it’s the last place that will approve you unless you wanna go through all of this stuff I don’t recommend it at all and if you do, there’s so many red flags you need to look out for and don’t be like me and keep your mouth shut because I did that and it got me nowhere. Make sure you really inspect the house before you say yes I want it.. and also the final red flag of it all a week of living in the house. I had the person who used to live in my house come to our house and told me out of her own mouth that she felt so bad for us because how bad Vinebrook actually sucks and she moved out of our house because Vinebrook wouldn’t fix anything and all she could literally say is I feel so bad. I feel so bad and I’m so blessed and so grateful that I was able to get out of there and I don’t regret it so don’t take these reviews lightly. Because 10 times out of 10 nobody is lying in these reviews

Negative experience: I've been living here for 4 years and the carpet is the worst carpet I've seen been paying to get clean and they won't replace the carpet you have to pay for the filter and my toilet is been rigged up I'm 6'1 and I need a higher toilet. Negative experience: I've only been in a little house for over a week. There was a leak and a pipe that was backed up which flooded the bathroom. We had standing water underneath the title when you pushed on it water would shot out. Also, black mold underneath the kitchen sink. All these problems where here before we moved in. Unaware, and wasn't told about the problem. I have small children and black mold is very serious. Vinebrook did not do anything about it besides saying they'd have someone out within 5 days. Told them they are aware this is an emergency and they understand the dangerous condition . They said yes. Sent two people out that just came in looked at it and walked out saying they'd have someone come out Monday. That's another 3 days on top of the 8 already. Monday someone else came out and didn't have the tools. So here we are almost 14 days out and nothing is done. Nothing is addressed. My children are coughing and their breathing is being effected. All I know what to do now is call the news and the BBB Cause these people do not take care of their homes and rent them in unsafe conditions.

Negative experience: Another Bad experience with vinebrook New request: AC is not working. it’s been over a week since I requested maintenance, they didn’t show up yet. Room temperature is 89 degrees. It’s an urgent matter. Why don’t you guys come and fix it ? Old request: I requested a service for the garbage disposal under the sink, it was leaking. Instead of fixing the leak or replacing the garbage disposal. They took the garbage disposal with them and installed a straight pipe. Which means I don’t have a garbage disposal anymore. I called the guy who came to fix it but he refused to provide information and then he hung up on me. Next day I called vinebrook and they just took my information to call back but they never called me back. Please help make this right. An update: That’s what I received from customer service Good Morning Husam, Thank you for your inquiry. VineBrook Homes is not replacing garbage disposers, as they become inoperable, the sink will be plumbed as a standard sink. Please place your unused foods into your regular trash for removal. It doesn’t make sense that you guys take something that I already had in my apartment and replace it with standard sink. I’m sure I’m gonna be sending clogged sink service requests soon. I don’t recommend Vinebrook to anyone and I’m gonna start with my friends and let other people who are willing to deal with vinebrook in future see this

Negative experience: Please do something about the neighbors in 8003 mount hood! They are extremely loud, they play loud music everyday all times of day, it shakes walls, they never stop, they never turn music down, police have been called over and over again, please! These people are driving me crazy! This is most noisy neighborhood ever!, this music is a nightmare, they play day n night!, they don’t respect anyone’s sleep or peace!!! Please no one will make them stop this!

Negative experience: Sincerely, do not rent from them. I have rented from them for two years now. It is a pain trying to need to contact with anyone, the customer service line is not a direct line to Vinebrook and therefore you will be passed around between people. The customer service agents are extremely rude and unprofessional. I called in about placing a work order, and was told that regardless of how I felt somebody would be coming in my house to do the work order without me being there. I tried to let the representative know that I was dog sitting a large dog this week and they simply said will the maintenance person can put the dog up. Completely unacceptable as a business.

Negative experience: The Achilles heel for this company is maintenance. The guys come out unannounced for starters. One guy came over at 8:30am without notice. When they do look at the issue, they do more to NOT repair the issue than actually just doing the work!!! It's almost like a directive. I have called about the same issues several times and just get pacified that all is OK and no repairs are needed. One guy came over and just wanted to waste time on the clock and dragged out the repair a few hours longer than needed. He then took a phone call on SPEAKER in my unit without a care to me having to listen to his phone call. All this being said, I have had a few decent maintenance guys come over and actually do the job. Sometimes it just takes multiple requests to get the job done. I have just taken to completed some small tasks myself. It's just easier and I don't have to hear another excuse as to why something can't be done.

Fantastic experience: I lived in my house for 3 years, and I only had one problem my furnace went out but they got it changed and installed a temporary ac unit for us due to it being summer for the time it took to the get the new and then to install . I was scared to rent from vinebrook due to the hate that they get but I had a very good experience with them.

Negative experience: Terrible maintenance! I had backup in my bath, kitchen sink, and it took them a month to get it finished. 've had a leak since Oct, and no one got on it, so my bills were 2.5 times as much as my regular bill. So they care? No! Instead, they send a lease renewal to sign with an increased rent of 100 more per month. The house needs me flooring, which should have been taken care of before I moved in. After mopping a free time, it started coming up because they used cheap glue and made a mess at that. Now they requested i move everything out so they can put me flooring in. I'm a 59-year-old woman with health issues. How the heck am I supposed to move everything? I have no help. This corporation knows it's hard to find a place to live and the expense of moving so they know you're trapped. I've been a renter for 40 yrs. And this place is the worst company that I've ever rented from.

Negative experience: I have asked this company to address the mold in the restroom. Their maintenance employees have all stated" Vinebroke will not pay to address the issue only to cover it up" I have bade maintenance request with several answering services and the message is never translated accurately. Also, the rent continues to increase. I don't make a lot of maintenance request because I care for the rental property as my own. It has been an ongoing issue concerning the mold, recaulking repairs etc.

Negative experience: Started renting in December 2024 we’ve had to professionally clean the carpets 3 times because of a cat pee smell cost us hundreds of dollars we’ve caught 4 mice and nothing will be done about it our shower drain froze up because it runs under the house vinebrook said it would be a few days and it ended up being almost 2 weeks also had to solve the problem myself costing another couple hundred dollars the sinks and the showers are stained up the fence in the back yard had a tree fall on it before we moved in nothing will be done about it and now the latest thing to happen I didn’t make sure the rent came out of my account (which it didn’t) but I ended up checking my email for the first time in a couple weeks and got a “notice to leave the premises before suit” they gave me a timeline of 3days to either leave and turn in the keys, pay, or get an eviction notice hours after the email they taped a paper to my door but what would’ve happened if I didn’t see the email they would have gave me this afternoon 2-10-25 to 2-13-25 not even a whole 3 days to make rent or get out and when I brought to their attention that it was a mistake on my end and I thought it was paid and just don’t have the money now and I got an email about paying rent now my only question is where is the compensation from the improvements I’ve had to do to this house I haven’t had anything come off my rent since having to spend my own money to make it livable for me my fiancé or our 2 kids because vinebrook won’t

Negative experience: 0 stars to be exact! This company knows they are dead wrong with how they go about fixing and showing their rentals, how they are still even in business is beyond me! We looked at a rental in Kettering that they wanted, $1575.00 for and the moment we walked in you could smell a strong smell of mildew, you could tell there was water damage to the ceiling, the counters had a huge gap between them and the wall the carpets were all stained but looked like they tried to clean them which at that point should of just changed them out! It was just gross altogether, highly do not recommend!

Negative experience: HORRIBLE PLACE TO LIVE! Heater went out on the coldest day (-1°) and they told me they would most likely get it fixed the next day. I have a 2 year old who lives with me. My water lines are frozen and they do not care. They know mice live here and do not do anything. the trash people dont pick up the trash so it leaves everyones yards disgusting. this is absolutely the worst place to live.

Negative experience: Vinebrook gets 0⭐️s. The maintenance guys that came out get 5⭐️s. We have had a horrible time with our HVAC. The maintenance guys that have been out each time have been OUTSTANDING! They’re respectful & courteous of my home & family. Negative experience: One of the maintenance personnel lied on me. He almost had me arrested because he allowed me entry to the unit after it was locked. He left the lock box unlocked for me the first three were 832@. and to lock the door or he said leave it unlocked imagine that. I remembered the first three number because they were my brothers birthday but in a different sequence. .I was going to do the nice thing and would make sure it’s all locked. He acted like he had not a clue but a neighbor asked him what he was doing but was described as me. Oh but he didn’t let me in… lies. That is why the Sheriffs Department you called could not see any damages where I would have broken in the unit. I have never been to jail or have a criminal record so why would i start now. Beware 4749 Coulson will like good but it’s falling apart. I loved the years I was there when Conrex was the owners.

Negative experience: I am a current resident of a Vinebrook Homes property. I pay my rent on time every month. I had my oven go out a few months back, I learned it could have started a fire which thankfully it did not, but it took a whole month for someone to come and fix it. So my 1400 rent doesn’t warrant a timely repair? Now I have a clogged toilet, it’s been 4 days. 4 days that I can’t use my toilet. Again, shitty maintenance policy. You can’t talk to anyone at this joke of a company. Only answering service people that, to put it plainly just make you more upset. I would never, and I mean NEVER rent another property from these crooks again and I’ll tell anyone who will listen the same thing. I can’t wait for my lease to be up so that I can find a place in which the property owners actually care about their tenants and who actually communicate with the people whose rent they happily take. Vinebrook Homes is a JOKE, And this has been the worst experience I’ve ever had as a renter. I am filing a complaint with the BBB as well.

Negative experience: Folks do yourself a favor and do business with a company that actually cares about doing good business. The very poor reviews are extremely valid and the very positive ones are either an outlier or someone personally benefiting from leaving a good review. I took a risk on giving this place a try and the outcome was unforgivable. This is the absolute worst property I’ve EVER stayed in. The area outside looks like a landfill and I’ve had my property broken into on 4 separate occasions within 1 year. If you live in their apartments your neighbors have no respect for your privacy and will damage your property at will. It is truly the bottom of the barrel, you’ve been warned, this is only a very condensed version of the nightmare I experienced! And if Vinebrook replies asking me to reach out, it should not take someone to leave a bad review for you to simply answer the phone that you provide on all your marketing and residential materials. Your calls always route to a call center where no one knows anything and they can only refer you to a “supervisor” that also has no knowledge of anything. There is no actual follow-up, completely unprofessional. Once the lease is signed + money is taken you guys don’t give a crap about your residents. If I could leave -100 stars I would. ETA: just as I suspected, Vinebrook replied and CLEARLY didn’t read my actual review

Negative experience: Abysmal company. Deserves every bad review and more. It was a shame I didn't read them before I moved in. Should have taken a second look at the home as well, not that I had much time to. They covered up the urine smell by having all the windows open. I've been dealing with it for 10 months, spending my own money trying to clean it. The carpet needs replaced, it's saturated through the pad. I know it, and they know it. It's disgusting. To be frank, I hardly care about the driveway. But the urine is another story. That's completely inhumane and unhealthy. I put in a new work order for the gate. When will it be fixed? Never? Is this how you "retain" people, Rhonda? You should find a new line of work!

Negative experience: If I could leave zero stars I would. I had nothing but issues from day one in my rental at 4263 woodcliffe ave. There are leaks EVERYWHERE. On top of it customer service at Vinebrook is terrible. I will say the maintenance team is amazing and super caring but stretched thin. But the office staff is impossible to reach and if you have issues dont hold your breath. I was late on rent twice and was evicted with zero budge on a move out date or allowing pay to stay. If you want to live in a rental where the houses are bandaided together and you can only call a 1-800 number everytime you have an issue then Vinebrook will be your dream come true.

Negative experience: THE WORST PLACE TO RENT FROM!!! We have been living in this property for almost 6 years.Moving out is unfortunately not an option at the moment because of inflation. This company makes it no better! We pay almost $1300 a month and yet we constantly have problems with the AC and Heating unit every year !! We have a 2 bathroom home but one of our bathroom sinks doesn’t even run water and it only comes with a bathtub which you get hot water from for 3 minutes and then it’s back cold. This is so inconvenient due to the fact that the other bathroom constantly has problems with the shower drain almost every month!!!! There is always a fault/problem with this property without fail! Our current problem is our kitchen sink is leaking both from the faucet annd the pipes underneath the cabinets and won’t turn off and it makes our upstairs bathroom sink that doesn’t run water, leak! This are all inconvenient for residents. The only thing that would make us stay is if they knocked down our rent. JESUS!

Negative experience: This has been one of the worst living situations that I have ever experienced. My son and I rented a house. Out of the goodness of my heart, I allowed a friend of mine to stay with us and be added to the lease. However, the situation became volatile, and the roommate was not paying his fair share. He refused to move out although nearly everything in the house was mine. My 7-year-old son was crying and afraid because the roommate was cussing and acting crazy. We had to move out for safety reasons after calling the police, who said that he could stay if he was on the lease. I attempted to contact the manager who caused nothing but more stress, and acted completely heartless and unprofessional. I told her that I had to move out for safety reasons for my son and me. However, there was no concern at all. All they care about is getting their money. I moved out back in June. Why would I continue to pay for a place that I'm no longer living at? The roommate can live there now but he cannot afford it and was only mooching off of me. I hope this helps someone. I had just paid off my old apartment complex to move here and now have to deal with this again. This is absolutely insane.

Positive experience: I'm leaving 4/5 stars. I've been here since November of last year. There have been issues that are mostly resolved now due to putting pressure on the company. I pay my rent on time,, and these units are on the older side, so some TLC and "higher" cost items are going to have to be replaced. I would love if Vinebrook would paint my building the same color, doors/garage door/shutters on the unit so it looks more nice. Paint is pretty cheap. What do you say Vinebrook? Maybe later this summer or fall? I would volunteer to paint the outside of my own unit door/garage (not getting on a roof sorry!) A Beautify the Neighborhood program :)

Negative experience: HORRIBLE!!! I have unfortunately lived with a VB Home for going on 4 years now due to the inflation going on. But this is the worst company in the WORLD to rent from! We have had nothing but issues with this home. We have had to fix our own issues because they take to long to fix/repair things in a timely manor. Our air conditioner has been out for 72 hours now will no response from VB or Anyone! We can't even stay in the home we pay 1300 a month for due to its 90° outside which makes my home almost 100 inside and I have 3 kids who can't live in these conditions. If you are looking for a place to call home Vinebrook isn't it! They will take your money but never put money back into the HOME! UPDATE: We are going on 84 hours with no contact from ANYONE! We have called and called to make a record of us calling so we have proof if need be! We had to go out and spend $500 on a portable AC unit to keep our home somewhat cool so my kids could be in the home I pay WAY to much for! Counting down the days till I'm free of VB!

Negative experience: If you were to go back to a toxic ex it would be a better situation than living in this godforsaken companies houses. they are GREEDY and VILE ultimately DISGUSTING individuals. they said “if you’re late let us know so we can work something out” that “working something out” is them telling you “thats crazy we’re gonna continue with the standard process as if you never told us”. when i told them id be late the very first time was because i FELL out of BED in my SLEEP and landed HEAD FIRST on the CARPET THAT LAYS BARE ON A CONCRETE SLAB which resulted in a concussion and an ambulance trip and they told me “you should've laid a rug down” WHEN I DID. they raise rent every year and will void your lease when they dont agree with the lease amount you did sign. this is not a wholesome company, theres literal lawsuits against them for their predatory practices in cincinatti. They kicked me out and put a TRESPASS NOTICE on me for any of their properties and i guess im not the only one according to another prev tenant who wasnt told by their previous landlord that they sold to vb and got a call from them 3 months later saying she was “late” when she never signed a lease with them. they lack in basic empathy and understanding they only understand money being deposited in their accounts. their “call service” is not knowledgable of any policy and procedure because “we just answer the phones”. they can never explain why they increase rent yearly they just pretty much say “tough” and move on with their gluttonous day. Crystal? she doesnt listen at all shes annoying and had a horrible tone. and to be all the way honest thats the entirety of vb anyway. just horrible. attitudes.. when i asked them questions and dates i got scoffed at and smacked lips followed by an response that didnt answer the question or just said “i dont know”. but if YOU dont have answers and dates then they become so annoying and try to strong arm you to give them a favorable answer. but that doesnt matter because theyll harrass you anyway. my main drain backed up they never sanitized the carpet. so i ended up with earwigs in the home. doesnt matter though because you would be responsible for pest control. youre pretty much better off buying a house because youll be paying a mortgage and paying for lawn care,ALL utilities, pest control and you barely get maintenance. they suck. go live somewhere else

Negative experience: This is a review for the repair man Ryan, who came to help with the A/C problem today. He was professional, did a good job, and immediately solved the issue without needing to dig into the air system. Ask for ryan if you guys have a problem i know alot of us have gripes over vinebrook and their service but this guy was a champ EDIT: you guys now are trying to charge us 75 dollars for something that doesnt warrant such a thing, totally tarnished the whole experince this is why you guys are so frowned apon

Negative experience: If it were possible to give less than one star, if only! Vinebrook homes does not deserve a single star. I can go on for days as to why, not sure how many characters I’m allowed! 1. I reported mold and got ignored over and over and over. I was having nose bleeds and terrible headaches. My boyfriend would get them too when he stayed over. The way the washing machine had to be hooked up caused leaks every wash. I reported many times. No one cared. The baseboard showed water damage from way before me so assuming they had know this for a long time, didn’t care. My guess is that is where the mold issue came from. Water would run behind the cabinets each time you wash. Disgusting and dangerous. I had to rent another home before my lease was up for my health. They would not allow me out of the lease, or fix the issue. So, for my own safety, I had to pay TWO rents for awhile. 2. They keep moneys from your deposit for BOGUS reasons! They charged me a days rent, when I was out ON TIME. They charged me for my remaining water bill, but did not pay it to the water company… so I still owed the water company even though they took money from me to pay it… did not pay it. 3. You can NEVER EVER speak to a human. You cannot TALK to anyone about your concerns. You call the number and get an answering service that will not connect you to anyone. They will take a message. I would never get a return call. The only time they acknowledged me is when I threatened a lawyer and to call the Health Department. SAFE YOURSELF ALOT OF HEADACHE AND DO NOT RENT FROM THIS COMPANY.! It’s shocking to me that they have somehow gotten TWO stars… RUNNNNNNN!

Positive experience: So this was a hard one to rate. Vinebrook is extremely difficult to deal with when it comes to maintenance, the fact that residents are allowed no contact with maintenance is crazy to me. After calls every other day for almost two weeks because we had no climate control in our house...Karl showed up and spent all day installing and repairing our unit. Karl has come out in the past and has always done a thorough job when he is here. He really seems to care and that goes a LONG way after being told every other day "someone will get a hold of you very soon" by the call center over and over. So to Karl, thanks! To Vinebrook customer service...a little follow through would go a long way. We pay our rent early or on time every month and only put in a maintenance request when we need it, a little common courtesy and a phone call to let your residents know when they'll get taken care of would be nice. Truth be told I should be getting some sort of credit for being without an AC for 2 weeks...

Fantastic experience: I have been a resident with Vinebrook Homes since Don Wright sold my home in March 2022. I have never had any issues getting maintenance request handled in a timely manner. Someone even came out on Christmas Eve to get our electric back on. I would recommend reading your lease so you understand what is expected of you as a Vinebrook renter but I would recommend them to anyone.

Negative experience: ****Stop never, ever ever ever ever rent from Vinebrook properties in Columbus Ohio***** Head office in Dayton, OH. We are currently renting a home from this company in Columbus, Ohio. They're the worst company ever as soon as my lease is up. I'm leaving. NO ifs, ands or buts about it. We didn't even move into the house. We got a bill for 3 days for $65. I literally reached out and out to the electricity company. And I said Hey, we haven't even moved into this house, They say, "Well, something in your house is pulling a lot of power." Come to find out. It was the heating unit. Here's my email to vinebrook properties that I recently sent. Because I got no answer when I called and left messages. Email Reads Good morning, Ms. R. M. Attached below are all my bills from AEP so far. From Dec to Current April. When I receive my first bill of $65 for 3 days. I knew something was wrong with something in this home. (Address to the property) I then reached out because the home was not getting warm. So they sent maintenance. And I explained to maintenance. "Hey, we haven't even lived in the house, and our first bill was $65. We haven't even moved in yet. Yes, we had possession of the keys, but none of our belongings were there, and the house was warm, so we couldn't even move in." Precision company was sent out, and they were telling us. Nothing was wrong with the heating system. The following month, we got that$700 and something dollar light bill. I requested then to speak with the property manager actually back in December, and no one ever reached out to me. He didn't call me until like February. Our bills just kept getting higher and higher. I think this problem was finally fixed at the end or mid February. That's why this last bill that was for April is saying that it is only $200 and something dollars. When I reached out to AEP, the very first time I set up this account. They said the person on the phone said. The average bill in the winter months will be like 250. See dollars so when I got that first bill for $65 for 3 days. I knew something was wrong, so I called back AEP, and they're saying that Something in the house is pulling a lot of electricity. I explained to her. We weren't even moved in the house. So can you please look at all the emails I sent to Mr. Henry Rector about this issue Because a credit of $600 is not enough for the amount of money. This heating system cost us. They also sent out an electrician. His videos are attached below. Saying that it's the heating system. That's pulling all the power in the house. Mind you, I even explained that from the place where I lived before. Yes, it was an apartment. Yes, this is a house, but we had a washer and dryer, which we currently don't have. And we never paid a light build over two fifty. And yes, I wash clothes, basically every week. Oh yeah, they threatened to put us out if we didn't pay a rent by March 11th. I have a letter on my door and an email with that. We have several things that need to be fixed in this house. They came. They did a survey of it, but they never came to fix any of it. Our bathroom floor is literally sinking in two places. There's things in attic from old tenants. There was a hole in the roof. I don't even know if that's fixed. It's just a mess.

Negative experience: Rental increase was over $100, and nothing new is being done to my place. I've had repairs where painting had to be done and they used the incorrect color, leaving my ceiling looking crazy. They've had to fix my AC unit every year and used duct tape to attempt to fix the issue. After that didn't work, I've been left with an extremely loud motor, which I didn't have initially. I asked for new carpet and was denied it. I only wanted it for my downstairs since it was obviously old and worn when I moved in, and was denied. I asked for my window to be fixed and was given small wooden blocks to temporarily hold the window open, but they never come back to fix the window. You can't talk to anyone in the office, only an 800 number where you speak with someone, not from the local office, who takes a message, and one must wait for someone to hopefully return the call. Did I mention the overpriced rental increase?

Negative experience: Worst place to ever rent from. Should have listened to my wife who rented from them prior to our union. Negative experience: This place is a joke. All this money and you have to fight to get something fixed. The maintenance techs they have come in smelling like they just smoked before walking in And leave with your house a wreck. They also leave with your front door wide open and won’t tell you they are done. Some come in with attitude about their job. I do give a 5 star to Karl and Joey V. They two maintenance guys that care about their job and the renters. Took Vinebrook over a year to fix my toilet Andy I have 3 plumbers come out and say that was the issue. They still wouldn’t fix it. I called and went off. Joey came out and brought me a new toilet and fixed my issue. The company sucks, but they do have some people who care. Applied for a home, they called and told me since I wouldn’t be moving until mid February they would cancel my application, They stole my application fee, and I have called multiple times to see if they would apply it to a new application. Negative experience: Do not rent from here, we've had nothing but issues since moving in. From constant issues with the plumbing causing the bathroom to flood multiple times to having paneling on our eaves falling off from not being put in properly. That's just the issues we have with the house itself, but now I went to pay our rent on time and it took them 3 days to check the payment and it doesn't go through then I get charged for the error. Negative experience: This company is deplorable. Definition of a Slum Lord. DO NOT rent from This company! RUN don’t walk RUN! Rented a home from Them. 1 day after moving in, found a hole in the walll behind the stove where rodents were entering and living in the stove. Finally got ahold of someone to be told they would bring another stove on Jan2nd which is 5 days later. They expected someone to live with that in their home. Day 2, woke up with whelps on ankles. Pull the base boards and find a bed big infestation. Allegedly the flooring is new. This means they laid new flooring on top of this disgusting mess. Garage was filled with dog feces. Day 3 we have removed ourselves from the disgusting place. Have complained, left message after message and filed requests online to no avail! No response. This is disgusting and we have sent emails and have left messages with the city code enforcement to have the property looked at. We have left a message with code enforcement, health department and other agency’s. Next step is to notify the attorney general and the city of Fairborn along with the surrounding neighbors. No one needs to be living in this property. It needs to be condemned! It’s a shame there are companys out there that have zero regard to the homes they are renting to people. Do your research! Take a look at the google reviews and BBB complaints for this company! Save yourself from the loss of money and time. DO NOT RENT FRON VINEBROOK HOMES!

Fantastic experience: This review is for Jack in Maintenance. I have been a resident for over a decade. Everytime he comes out for a service request, he's very polite, pleasant & caring. Today my heat was out, he came out quickly & was able to fix it on the spot. While here he noticed I never had carbon monoxide alarms installed because they started installing them after I already moved in. He installed them for me & also noticed I needed a new smoke detector & he replaced it as well. Negative experience: This is by far the worst company that I have leased from they constantly increase the rent without upgrades and when you ask about it the representatives are insensitive and just plain nasty to their tenants. When you call in there is an answering service that takes a message and someone calls you back. Tiffany from Vinebrook called back and says “yea I’ve heard this complaint from all of our tenants and I’ll tell you what I’ve told them… we won’t do upgrades wile your in the home, it’s just not going to be done as long as it’s functional we won’t replace it! “ I wish I had it recorded because it’s really just the delivery. Meanwhile they keep spray painting the tub (which constantly chips) and are charging crazy prices for a home with 1960 appeal in not the greatest of neighborhoods. If you can, avoid this company!!

Negative experience: Meh! Typical fixer upper that looks okay, but is REALLY old, out dated and run down. Not to mention, spider infested! It served it's purpose though. We were just in from another state and out on the streets if we didn't find someplace fast. So we rented with them. Best believe I was out of there, once I had a new place to go. Finally, they get you with the deposit. I was told I did not have to pay for the stained carpet, that was a water stain due to the air conditioning. I even have the email saying so. But, they charged me anyway and for many other things. Like I said, I'm just glad I was off the street and it served it's purpose but, I would never recommend them to anyone!

Fantastic experience: I’m giving a Vinebrook employee, Tiffany Stinson, a five star review - not so much the company. Vinebrook’s operating policies make it hard for a resident to get the info they need in a timely manner. It’s obvious they want residents to make a mistake so they can charge us fees or take our deposits. I can only imagine how hard it must be to work for a company with such policies. Employees must get yelled at every day, all day. Tiffany, on the other hand, tried to be as helpful as the company policies would allow. Negative experience: Terrible company to rent from. In order to get ahold of anyone you have to call an outside answering service who takes a message for you. You spend 5 mins each time you call, giving your name, address, phone number, etc. They don't want to spend money to do repairs. We were without an upstairs sink for months with a newborn - it was leaking so bad we had to empty a bucket multiple times a day. Our neighbor told us the previous renters had an issue with that sink as well. We would submit tickets to have it repaired and nothing would ever happen. A windy storm came through and knocked down a bunch of limbs on the road. We reported it and nothing was done. Then when we moved out, they had the audacity to charge us $100 for paint touchups. I also fell through the step on the deck, luckily I wasn't holding the baby at the time. All they did was put the step back in place rather than repairing it with better support. Also, if you go to their office location, they won't let you use their bathroom. Even if you're 8 months pregnant. Don't rent from them!

Negative experience: When my lease started I told the leasing agent I had a dog but it was staying with someone until I was settled in she said just let me know we can add him when he is back. Two weeks later I got my dog and I texted her (she was texting me initially) well she never responded and I left it at that because I have other things in life like kids and a full time job. Time went by fast forward to today I received a breach of lease email that I have an unauthorized dog in the home. I have proof I texted vinebrook employee to make the adjustment in my lease. Well I called them and she said it doesn’t matter because that employee doesn’t work there anymore and it’s my fault so they are charging $150 extra. Apparently I have to keep up with The employees that work there or not . The homes are not kept, trash outside like furniture sitting there for weeks, they do not enforce trash cans areas because they are everywhere and they do not come right away for work orders. Do not rent from them all they care about is money and they are rude. Also I heard from multiple people that rented and warned me that they do not return your deposit doesn’t matter how clean is the 1890 homes. They try To warned me I should’ve Listened so maybe you can listen to me and do not rent from them. Take your hard earned money somewhere else. Edit: based on the response from the owner I did call and spoke with Tiffany Stinson. The violation fee stands for $150 for something I had no control over. She said “ it doesn’t matter that Desiree Powell it’s no longer employed by us and there will be an inspection November 8 and the violation fee stands.” WORST CUSTOMER SERVICE SO UNPROFESSIONAL! Never been late, no loud music no issues overall a great tenant and this one time thing can’t be wave?! If he wasn’t added by your employee then add him now but why I have to pay a violation fee when I did communicate it in the first place! Never again I will rent with this company Thank God the lease expires soon.

Negative experience: The definition of slumlords upstairs bathroom is full of black mold cabinets are falling apart the water heater literally had to rust out and fall over for them to come and replace it takes weeks for them to come do any service if they come at all. Fantastic experience: Our ac unit went out a week ago. We were defining worried it would be a while before it got fixed. But Karl came out next day after filing work order. He was so polite and nice to my wife. He diagnosed the issue(needed a whole new ac unit) and gave us a temporary window unit within a few hours. Then a week later Karl came back out and install brand new unit. We are so thankful for Karl and his crew! He even saw an issue inside our home and put the work order in himself!! Negative experience: Would give less if I could. As others have said, RUN from this company. They only care about profit. Have seen multiple horror stories from others, please read through them. For others who currently rent in these conditions, learn your local and state laws for escrow. We filed escrow against them for neglecting several property issues including no electricity, a massive sinkhole on the property, foundation damage, etc. and won. I urge others to do the same, please help put these people out of business or force them to change. They were up in arms when they didn't recieve rental payments but without a care in the world when we reported major issues that went unaddressed for months and then left either unaddressed, incomplete or 'fixed' as cheaply as possible which resulted in further failures. Impossible at times to contact and treat your concerns as routine dialouge. You will be put on the back burner if you don't pursue court action and even then, you still may be. They routinely have 7-8+ court cases a day for property conditions every time I went. Please educate yourself and learn how to fight against these slumlords. The people who represent these companies are not bad people, they're just doing thier job, but the people who own this company know what they're doing an don't give a care at all. Don't give in to thier scare tactics either if you're in the right; we had multiple debt collectors sent after us and threatened to be evicted which we had to go to court for and had overturned. You CANNOT be evicted for filing escrow against your landlord, even if you lose. Just please make sure you understand your rights regarding escrow/withholding rent. Too many cases get thrown out because people don't follow legal procedures correctly.

Fantastic experience: Vinebrook Homes is a great property group to work with! They gave us a chance when we had less than perfect credit. We worked with Christa and our experience has been exceptional. Christa gave us prompt responses to questions and concerns, and she made us feel as if we were her most important clients. The home we chose is perfect for us, and Christa took the time to discover our personal wants and needs to make sure we chose the right home for us. We've been in our new home for 11 days now and we have no complaints. We love the neighborhood as well! Positive experience: Thank goodness for Carl and Drew from the maintenance team putting in our new A/C unit after 13 days w/o cool air, about 7 of those days were very hot and the one portable air conditioner only cooled one room/hallway of the entire house. We were told it would be 10 days and it took 12 to have it fixed. If I wouldn’t have paid the rent late hence them calling to inquire about it, idk how much longer it would have been. Carl followed up Thursday (day 11) and once he realized that we were still without air, went out of his way to get our air fixed as soon as possible. (day 12).

Fantastic experience: My A/C went out just after 4th of July. I rate Vinebrook office low bc no one knew what was going on. FINALLY got someone that knew something. The maintenance team tho, that’s where the 5 stars go!!!! Karl and Matt came over and they worked on solving the issue. Problem was, the unit was so old that they don’t make parts anymore. Final decision, I get a new unit. Karl and Matt worked diligently to get the new unit in and done. Had to call a couple other reinforcements, Stan and Drew, but everyone was AMAZING and eventually got the whole new unit installed and running great. We shall sleep in a blizzard tonight!!!!!!

Negative experience: i would not recommend anyone to rent a home through vinebrooks they had bugs bad ! the house are very outdated and need renovation bad everything is my house falls apart they don’t fix it just glue it together … my rent keeps going up but nothing is getting fixed or replace you would literally hate it please don’t waste your money with them it’s not worth it look at different options there more pictures but just wanted to show you a little bit of what they don’t fix very lazy

Fantastic experience: Our air conditioner unit was not working properly. Upon inspection of the unit the technician that was dispatched Karl immediately identified the problem. Karl was very professional and polite it was nice to have a technician that did more than just work on the unit he actually explained the problem and immediately recommended replacing the unit with no questions asked. Two days later Karl was at the house installing our new unit. He was very proficient in his work and explained everything to me that he was doing. It was actually nice to have someone come into my house and not talk down to me but explain it. He was also very nice to have a casual conversation with while he was working.

Negative experience: I sent in a maintenance request to VineBrook Homes on May 12th because my air conditioning unit won't come on and was advised soemone would review my requestand reach out to me withing 72 hours. No one reached out. I had to make muliple phone calls and was even threatened with extra fees if I put in a new request. Someone FINALLY came out last Tuesday the 30th and said he'd be back with another person because he needed help. He never showed. I've made multiple phone calls and every time I'm told they marked it as urgent and someone will reach out to me ITS BEEN 3 WEEKS AND IT HAS BEEN A CONSISTENT 80 DEGREES IN MY HOUSE and all of us are living in one bedroom because it's miserable. It's supposed to be in the 90s for the next week and I have no idea what I'm supposed to do because I'm clearly not getting anywhere with them. I'd wait to pay my rent until it was done but my dumbest paid it thinking dude would be back when he said he would on Tuesday. Theyre so quick to add fees and tell you when rent is due but God forbid they actually take care of their tenants. Seems like all they care about is the money coming in every month

Fantastic experience: I read the reviews and surprisingly I've had the complete opposite experience. We moved in and my husband had a list of concerns, mostly cosmetic, one was electrical and we can fix most things....electric is not one lol anyhow at 11pm I put in a request, it wasn't urgent so I thought we'd hear back in the next week or so and the guy called me within 9 hours. He was at my home and I was at work, I just asked if he could possibly come back Friday when I was off and he was here first thing that Friday morning. He quickly did the work and was out of here in no time. I appreciate the sense of urgency even though it was a porch light. Thank you for all you do! As for the process of getting approved, I thought it went pretty quickly as well they worked fast to get us signed and moved in and I appreciate that as well.

Negative experience: Absolutely HORRIBLE. Maintenance service requests are basically useless as they’ll be ignored or marked completed when nothing was fixed. Property managers do not answer phone calls when you have an issue, and the answering service is a joke because no one can actually answer your questions. Just do yourself a favor and save yourself from overpaying this company for their outdated & poorly put together homes.

Negative experience: My score is a 0. I moved in to a Vinebrook home 3/30/23. As of today I have 9 pages of notes on just 3 work orders we called in on day 1. 1. Something in the walls (a critter). 2. No electric in bedrooms 2 & 3. 3. HVAC Issue. I work from home and had to miss a week of work. I knew they had bad reviews but thought we would give them a chance they can't be as bad as people are saying. YES they are! If you are reading this & think maybe it will be different it won't be. You call & you get an answering service that says they will have you called back (turnaround time 24-72 hrs) still no call. They will lie to your face. A supervisor came for part of my HVAC issue and said he would return the next day, 2 days later no show. The house was not cleaned, several issues I have yet to call in, waiting for the bigger ones to be fixed 1st. I have had to threaten to put my money in escrow before they would even fix the work orders. I have never lived in a house less than 3 yrs in the last 10 yrs. On day 1 I said I would not be here after the end of the lease. The leasing agent gets paid based on me paying my rent but they do not care if you are taken care of or not.

Fantastic experience: We were moving up from Florida and checking out TONS of homes through multiple agencies. Ashley got ahold of us as soon as she could, set up the showing, and was just flat out amazing! She answered all the questions we had, walked us through the process AND got us approved within 24hours!!! We were STUNNED! My wife was practically in tears because we were 20mins from boarding our flight back home when we got the amazing news and we couldn't have been happier. I think the whole restaurant knew it, lol! Negative experience: Had to pay their water bill for them to get service switched into my name on a home I recently purchased. I called multiple times, they took my info, and nobody ever called back. I emailed their customer service and am awaiting a response. I will edit/remove this review if/when they reach back out and reimburse me for paying their water bill for them.

Fantastic experience: Had a very recent visit from Karl and Dalton to fix the AC unit as it wasn't working when we moved in a bit over a month ago. When I say that the two gentleman were beyond professional, helpful with the questions I had, and definitely friendly while they were fixing our unit. These guys didn't have to sit there and talk to me at all however they did and we had a great conversation! Negative experience: If you looking for homes that’s older than Jesus. Maintenance that never fix anything or even reply to your calls. Raising the rent every year by $50 to $100. if you don’t mind freezing in the winter and baking in the summer then this is the place for you. you can run the other way or learn the hard way like I did

Fantastic experience: The 855 number needs some attention and the answering service could use additional training. Lots of miscommunication when used but Vinebrook itself, 5 stars. Update 2023- We just resigned our lease with Vinebrook and we are still very much pleased with everything. We had multiple a couple different options to resign and went with the best one, our rental did increase but it's nothing out of ordinary with the current housing market. Our maintenance needs have been kept and questions have always been answered. We love our home and Vinebrook! Thank you to all that are involved in keeping our needs met!!!! We moved into our home, owned by Vinebrook, at the beginning of the year. I had shown interest in a property that had an applicant pending, the young lady was very prompt in responding to me and asked me what I was looking for, I believe her name was Caitlin. She sent me information on a couple of homes in the area we were looking to move to, we found one we loved and applied for it. The application process was quick and easy and the price was fair for the current housing market. There is a $10 processing fee when paying your rent online but that's not uncommon and was explained to us when we signed our lease. We recently had an issue with our water heater leaking and maintenance was prompt in responding to our work order. Jerry was the young man that came to fix our water heater and we were thoroughly impressed with the entire process, thank you Jerry! I highly recommend Vinebrook Homes and I am very impressed with the experience we have had thus far.

Negative experience: Absolutely the worst realtor company I’ve ever worked for. I have contacted them 3 times asking to see properties. Every time I’m told an agent will reach out and then I never receive any calls back. Was given the excuse that it’s first come first serve. Who is taking the places if you’re not showing them to people that are interested and wanting to see them? I don’t see how they are even in business.

Negative experience: Slumlords scamming not paying the water bills although they added it’s to the rent…overcharging tenants… for houses that need severe maintenance. After we refused to sign a lease for the 3rd year they raised the rent from 900 to 1250 with a roof leaking , bad plumbing and faulty electrical system

Negative experience: I hope people avoid ever renting from this company. The do the least amount possible for people. Their own workers would never rent from them. Please do research before considering this horrible company trying to control rent. No matter what your rent will go up every year ....
