Negative experience: Extremely unprofessional company. Did not change the lease when I resigned a month to month, and after paying what was due on the app, they attempted to charge me for another monthly amount! Spoke to some lady who said theyd remove it, but they still left a good chunk of it. Highly advise against renting with this company if you want stress free. One time my water heater went out and I had no hot water for three days before they fixed it because thats not considered an emergency. Was told by the guy who fixed it that even though the water heater was from 2015, they wouldnt replace it until ive placed several calls about it going out and they get inconvenienced by it.

I'm sorry to hear about your experience with us. I would be happy to investigate this if you could provide me with your last name so I can look up your account. Your complaints on your lease renewal are a little vague and I would need more detail to be able to address them properly. We do renew leases each year, with a standard increase between 2.5% to 7.5% depending on the property. This is very normal in the industry.
In regards to the water heater, no hot water is not an emergency. We do understand the inconvenience of it, but we are hired to be fiduciaries for our owner clients. We can't send a plumber and pay 3 times their normal rate to get hot water working again. We dispatch the work order to the plumber and they get you on their schedule as quickly as they can. If a unit needs to be replaced, we do have to get the owners permission before authorizing that replacement because of how expensive it is. We know that all residents would prefer hot water to be fixed immediately, and we do our best to resolve the situations as quickly as we can, but we do have to factor in cost to our owner clients when making these decisions.
Fantastic experience: I recently had an amazing tour with Cole the other day! He was extremely knowledgeable and genuinely so kind. Over the last week and a half, he’s been helping me get set up with tours, answering all my questions quickly, and making sure I find the perfect place for me. The whole process has felt easy and stress-free because of how responsive and on top of things he’s been. Highly recommend Cole and Bridgestream Property Management!

Negative experience: I have been a resident of this property at 7837 N Main St Clayton Ohio, 45415 for 2 years and I have never experienced such a slumlord-like approach in my life. During these two years I have been exposed to black mold in the bathroom which has still not been resolved in addition to my dogs being attacked by another residents' dog that has already attacked another resident in addition to countless noise complaints from every other resident I've spoken to which have gone ignored. The upstairs neighbors stomp and play loud music all hours. Living in a cardboard box under a freeway would be less hazardous to you and your family's health and wellbeing. Run far away and NEVER look back. Mark my words this property management service is going to be in a documentary for the poor conditions they have residents living in. The Greed and lack of care is obvious at every turn.

Negative experience: This management company unfortunately does not even deserve one star. They were nothing but a nightmare from the moment I moved into one of their apartment units. I moved into a unit that had been previously unoccupied for several years and shortly after arriving, my kitchen sink started backing up. Eventually we discovered that the kitchen pipes were rusted through, and what followed was a three month headache of a project, during which it was nearly impossible to get ahold of maintenance and get someone out to the property. They drug their feet through the whole project, at one point leaving me without use of my sink for about a week. I had to take dishes to my parents house to wash and couldn't cook food in my own kitchen. No compensation was offered for the inconvenience of moving into a space that was not immediately livable. In addition to that they decided to wait until the grass was about 8 inches long before cutting it in the summer. They liked to charge us a flat fee for water and gas and then not pay the bills themselves, so we would get notices from the city that our utilities were going to be shut off, which is, in fact, ILLEGAL. They also entered my downstairs neighbor's apartment after only giving him a few hours notice (not 24 hours notice), which is also, in fact ILLEGAL, and frankly terrifying, as a young woman living alone. They literally woke him up, by walking into his apartment in the morning. Unbelievable. To top off my nightmare with this management group, they gave me less than half of my security deposit back, even though I left the apartment in nearly better shape than I received it in. If I had it all to do over again, I would never have rented from these people. They will make your life miserable, and are not above breaking the law to do it. I had so many grounds to break my lease on during my time there and came so close to doing so on several occasions, but in the end I couldn't find another good apartment in my budget to get into until recently. Whatever you do, do NOT rent from this management company.
Fantastic experience: Great place to rent from, bridgestream has been very on time with anything about the building. When I put in a maintenance request they showed up asap same day and took care of the issue. They have been the easiest property management to work with.

Fantastic experience: I always have had the BEST experience with Bridgestream! I recently moved from one of their locations to another apartment in the same management and it was one of the easiest moving experiences I’ve had yet! Moving is so stressful but Kristen was very knowledgeable about the leasing process and I genuinely feel very cared for under this management. This is a property management that I would HIGHLY recommend to anyone considering moving.

Negative experience: For the past week, my unit has been subjected to a significant ceiling leak. Despite multiple daily attempts to contact Bridgestream Property Management via phone calls and messages, and having sent two formal letters, there has been zero maintenance response or even an update on their actions. The persistent leak has not only caused extensive damage to my personal property but has also led to the formation of mold on the ceiling and carpet, as well as the alarming collapse of parts of the ceiling. The situation has created an unhealthy and unsafe living environment, and the lack of any communication from the property management is unacceptable. Given the severity of the damage, the health hazards posed by the mold, and the complete disregard for my repeated requests for assistance This action is a direct result of Bridgestream Property Management's failure to address a critical maintenance issue within a reasonable timeframe.
Positive experience: I'll give it three stars just because our property manager was a nice lady, but their maintenance deserves 0 stars. Lucky we don't live under them or the person who bought their buildings anymore, but one thing that has stuck with me and pissed me off since the day I heard it. I had two maintenance guys over fixing my ceiling that was caving in. After fixing it, I heard the skinner tall guy say something about cleaning up their mess. The shorter heavyset guy replies with "we don't have to clean it to perfection. It's not a coliseum." All because I had a table with both of my grandma's and uncles obituaries and personal items as he proceeds to spray my grandma's obituary with water leaving water marks all over it for me to find. He also painted over personal items that were hanging in areas he decided to go around and paint. All we got was a $50 target gift card slid under our door as an apology.
Negative experience: Very horrible communication is trash !!! Doesn’t care about tenants been leasing with them for almost 2 years and haven’t SPOKEN TO ANYONE ABOUT THE CONCERNS AND ISSUES IVE BEEN HAVING AT MY PLACE YOU CANT SHOW UP IN OFFICE THEY WANT YOU TO SPEAK THROUGH A TABLET WONT LET YOU IN THIER BUILDING WHAT SO EVER UNLESS YOU ARE A NEW TENANT. Raise the rent but can’t come out and upgrade anything in these 18 century apartments!! The communication, the people they move in will sit up and fight and punch walls , scream , yell all day walls are paper thin .. neighbors are nosey and treats this 4 unit like a one unit they have parties in a SHAREDDDD BASEMENT WAKING THE WHOLE 4 unit up .. got crazy people who sits in the basement and SCREAMMMMMM BUT YET YOU CANT REACH ANYONE BUT MAINTENANCE lol please search around before you end up in hell for 2 years with no communication I DONT EVEN KNOW WHO THE PROPERTY MANAGER IS AND OHHHH YES CHERRYWOOD COMPLEX TO BE EXACT

Negative experience: If I could give this property 0 stars I would! They took over at our previous home in 2023. Ever since they took over we’ve had a huge roach problem. They had someone come out and treat the units only for us to be charged for the empty unit next to us which is so wrong. With it being empty they should be responsible for that.. fast forward to when we were told it is time to resign our lease. I signed my part but when my fiance went to sign it, the lease renewal had completely disappeared off of our online portal. I sent them an email and they said we would be on a month to month lease as the owner wanted. Come January we never received anything to sign stating we were on a month to month basis so I texted them since they never answer the phones at the office and was told I don’t need anything to sign that we were on a month to month basis.. that was on Friday January 9th.. came home on Monday January 12th to a notice to leave the premises on our door due to non renewal of lease.. ok so how could I sign a lease that wasn’t there?? Which we are now out way before the time to be out! But I highly recommend avoiding bridgestream at all costs
Negative experience: Every chance possible they will charge you extra money and when you try to call them to get ahold of somebody to talk about it . They never answer or return calls which leads to late fees being applied and a month later when you track somebody down they threaten you with eviction if it's all not paid. Then when you lease is up for renewal they raise your rent 18% higher to make it $110 more a month knowing if you didn't have the money to pay fees and extra rent you sure don't have the money to move out. Which ends up in you sacrificing food or a bill just to make rent. Which leads to bigger problems . So stay far away from any of their properties because greed is the devils weapon and that make them very devilish. Update 1/09/26 they must have read my review because it was time to sign my lease 30$ increase no biggie , I called with demand for things to be fixed and then by time I get back to lease the amount has went up agian now another $65 per month . 18% rent increase then next year 9% raise their sins will cause them to burn
Negative experience: !!BEWARE ROACH INFESTATION!! My sister found a house with this company, and I told her I was checking them out as well. Things didn't work out for me, but she was able to find a house through this company for her and her children. She paid their fees and deposit. Sadly, as she started moving some of their things in last week, she was surprised that the property had a roach infestation (Joe's Apartment) when she turned on the lights. Plus, the fence was knocked down. When she reached out to the point of contact about this issue, they refused to call her and only TEXT, which is extremely unprofessional, especially with a crisis like this. She had paid at least $100 to bomb the house 2x, which she needs to be reimburse and possible loss of her property, she has already moved in but due to a lack of communication or a call back, not sure if that will be a thing. They FINALLY told her they hired an exterminator but they can't come until 1/7. This was also communicated by text. It is my understanding that now she has to clean up the dead bugs since she boomed it. This is a HORRIBLE way to start a new rental lease and this company needs to make this right or move her family to a different property! I would NEVER recommend this property company after seeing how they are handling my family member!!!

Negative experience: It is very difficult to get ahold of anyone in that office. The lady working the front desk is also not very friendly and very hot headed. They did not even know what utilities we did or did not have to pay, making it a pain for us to find out for ourselves. They continuously told us we are responsible for water, only to find out the owner covers it? They recently switched us over to a different management company, which Bridgestream failed to inform us about. So there was that initial confusion as to who we pay our Novemeber rent to, as Bridgestream never answers their phones... Im happy that we are under new management now who is very responsive!
Fantastic experience: The property looks great and the leasing team were very nice.
Negative experience: I used to manage my own property and never had trouble getting it rented within 2–3 weeks, but after moving away, I decided to give Bridgestream Property Management a try. Unfortunately, the home sat vacant for three months. They asked me to complete quite a bit of work inside the house which I did take care of but even then, the property still didn’t get rented. Communication throughout the process also wasn’t as clear or consistent as I had hoped, and I often felt unsure about what was happening with the listing. There was also a misunderstanding around cleaning. I had emails confirming I would handle it, but cleaners were still sent and I ended up being charged again for something I had already completed. Once I took the property back, I was able to get it rented within a couple of weeks, just as I had in the past. I’m sharing this simply to reflect my experience. I’d encourage others to consider options that communicate more proactively and feel more invested in getting results.

We also want to offer some thoughtful clarification for context. The day you signed your Management Agreement, we went out to the property immediately to complete a walkthrough, provide an estimate for the work needed to make it rent-ready, and list it for rent that same day. During that visit, we shared our professional recommendation that the entire home needed to be painted, the landscaping was overgrown, and a deep cleaning was important to help the home show its best. You chose to hire your own contractors, which we fully respected, though the timeline for completing the work did extend the process.
Throughout the listing period, we sent weekly updates so you always knew how many leads were generated and how many showings took place. During that time, we procured and approved three qualified renters based on our screening criteria, and we denied a number of other prospects who did not meet our standards. Of the three approved applicants, the first was secured within two weeks, but you declined to move forward due to their pet. The second and third later decided not to proceed after viewing the home because of its condition at the time.
We genuinely appreciated the opportunity to work with you, and we’re sincerely happy that you were able to secure a tenant once you resumed managing the property yourself. All we want in the end is for any client we work with to rent their home quickly. We are sorry that it didn't work out with us, but we are very happy for you that you were able to find someone on your own so quickly.
Negative experience: My husband and I applied and were denied. We know why we were denied but can easily explain it being a mistake if someone would answer the phone. It has been impossible to get a hold of anyone, aside from initially scheduling the tour to get us to pay the application fee. I’ve never dealt with a more unprofessional property management company. I want to believe in good faith that they are legitimate but I can’t help but think this is a scam company posting fake listings to gather application fees

Fantastic experience: This is my first time renting and I was super nervous and didn’t know much about the rental process but Cole was able to help me with the whole process between the showings and answering questions for me. I had questions regarding pet fees, utilities, and just how things worked in general. Cole explained everything in detail and was very professional. I didn’t get the first property I had wanted but within a day they helped me find another better one! There was quick and thorough answers to any questions and fast processing times as I was fully set to move in only a few weeks after submitting the application. Negative experience: Rental process was smooth and efficient unfortunately the property i rented quite literally started falling apart within a week of me moving in . Doors off hinges , cabinets literally falling apart(i have photos with time stamps) within a month or two the whole stairwell bar came out the wall . I won't even start on the bedroom doors . It would have been more efficient to put in a new frame and doors instead of painting over and rigging doors that clearly needed to be replaced. basement i unfortunately had no clue had a mold or flooding problem . I stored hundreds and hundreds of dollars of clothes and they were all lost . 4 months into the lease is when the mice became a problem. Reached out to bridgestream about the activity I thought may have been minor n was told its not their problem. Its clear this has been a problem long before i moved in . The holes around the house definitely started to make sense . By month 6 it was clear my efforts were not going to work. Especially after discovering they left feces and urine all over my unborn childs clothes. BRAND NEW Clothing . And chewed through some of them. Would you feel comfortable bringing a newborn in the dead of winter into a mice infested home ? I could go on and on about the problems the tub that took in hour to drain so it was gross, the one outlet hanging out the wall the creeking fridge etc . Is this a owner problem or a property management problem who lnows its unacceptable tho .
Negative experience: Terrible experience. I had many issues while living in that apartment, so I decided to move out. Now my problem is that they only returned half of my security deposit, and when I checked the breakdown, I saw they were charging me $180 for the blinds. When I moved in, there were no blinds. I filed a complaint and was told that blinds were not included, so I bought them myself. I’ve been making this claim for over a week now; they don’t answer the phone, they only send messages telling me to email them, but they never reply. They say to please allow 48 hours for each email response. This is an absolutely joke.
Negative experience: I've loved living here but these past 8 months I have not been able to get ahold of anyone at bridge stream I call 2-3 times a day and have left voicemails. First issue is, I live at Grace view apts in Troy and the washer in the common area went out months ago in my building and i put in a meld for it and got no response so I emailed Amy Eberg after she emailed me about the common areas were going to get cleaned. She was able to forward my email to the right person and I emailed back and forth with a Kristin Stacy and she informed me someone would be out to fix it and still no one has and its been a month. It is so hard to get ahold of anyone to get answers . Second thing is I am moving the end of the month 9/30 which is a months notice since I cant seem to get communicated to about anything I'm just tired of waiting. and I've tried to call , email and let them know still no answer... I filled out the move out form on the renters portal so hopefully I get a response soon. There is only one number to call and I can never get hold of anyone!! So maybe I'll get a response from this review.

Thank you for reporting these issues. Unfortunately for your property, we are not allowed to handle any of the maintenance. Maintenance for Graceview Apartments is controlled by the owner directly. We do feel terrible for you to having to wait to get your issues resolved and we have alerted the owner to your concerns.

Negative experience: I have a senior friend who seems like he's being scammed by this company. He signed a month-to-month lease ($1,000.00) with this company beginning August 1, 2025. They have now come back to him saying he owes another $1,000.00 for the month of July. He has tried to make contact with them for almost 2 weeks with no success. He has gone to their office at least 4 times this past week only to be told by someone that there was no one available. One day they even had him sit and wait for approximately an hour for someone to become available. No one was ever available. He's called everyday, several times a day with no return call. Now, today, he wakes up to an eviction notice!!!! This is how they pick and choose their availability. I feel that, a) they're taking advantage of him because he's a senior and, b) they are just trying to get money from him. I don't understand how businesses get away with this CRAP!!!!! I'm suggesting legal counsel to my friend!!

We take our responsibility as a landlord very seriously for a our clients and to ensure we are collecting the rent from our residents every month. I'm not sure which resident you are referring to with this review, but I will happily look into if you can provide me with their name. Rent collection and evictions are pretty simple. The rent is either paid for the month or it isn't. We have a general ledger for all residents that shows every charge and every payment they make so there isn't any confusion.
Negative experience: I don't currently live at any other their rental properties, but I would recommend bypassing this company. Every tour will be self-guided only. If you are interested in renting a place, you will be incredibly lucky to talk to anyone who knows anything about the process, let alone even get someone to pick up the phone. It also seems like they list properties for rent just to collect application fees and leave the listing up. Avoid
Hey Austin, I'm sorry for your negative feelings towards our company. It bothers us greatly to hear this. You are correct that a lot of our listings have self guided tours. We do this so our prospects can view our listings when it fits their schedule best, instead of trying to work around a Leasing Agents schedule. We have a dedicated leasing line where prospects can talk to our team and answer any questions that they have. We take our jobs extremely seriously and we never leave properties up just to collect application fees. Application fees pay for the background checks, credit checks, income verifications and landlord verifications that are done. They essentially are breakeven for us as an organization. We make our money when our units are rented, and that is our number 1 priority. If we can help you further, please let us know.

Negative experience: The agents don’t know about the properties. They also highly lack in the ability to respond in a timely manner. It’s been almost 2 weeks since I’ve heard from them. And this isn’t the first time they haven’t responded to contact attempts.
Negative experience: Our apartment did not have heat for nearly two weeks during a cold snap in October of 2024, despite multiple text messages and phone calls to Bridgestream. I provided them specific details of when I would be available and asked them not to call during my religious holiday. I also provided express consent for them to enter the apartment and repair it while I was away for the holiday. Bridgestream called during the religious holiday and did not restore heat for 10 days- after I mentioned that the law requires prompt repair with regards to heat and water services. We had an electrical outlet issue in March of 2025. I gave permission to enter apartment for repair. Maintenance was scheduled, but the repair company could not get in- Bridgestream didn't provide a key. Bridgestream installed a lockbox with a key on the front door. The repair was made several days later, but we were not notified. I only found out about the repair after my sixth or seventh call requesting an update on the repair. Reported a broken screen door in May. After multiple calls/texts, I finally got a call from their maintenance vendor, Lula Smarter Property Maintenance. Rep stated he needs access to the apartment to make the repair. I told him that there is a lockbox with a key on the door of the apartment and that he had no need to enter the apartment because the screen door which needs to be repaired is on the OUTSIDE of the house. Repadmitted that he did not know that screen doors are on the outside of the structure. Repair scheduled for 6/4- repair person never showed up. Luna scheduled to come 6/10- this time, they showed up but could not complete the repair because they “needed parts”. Luna scheduled to come 6/17- nobody showed. Requested different vendor at least six times. Received seven more calls from Luna (4 of which were from supervisors) claiming they could not schedule a time to come. I reminded them again about the lockbox with a key and that the screen door is on the outside of the building, so they have permission to come any time. Each of the 7 reps admitted that they were not aware that the screen door is on the outside of the house. Received 8th call from Luna on July 11th- rep hung up on me. I called back and was informed Luna is no longer the vendor for this repair. I notified Bridgestream. Since that time, I have made four additional requests for the repair to be completed- no response. Repair still not completed, and Luna still listed as the vendor. Reported a leak on or about May 19th- gave permission to enter the apartment to repair it. No response for WEEKS. Finally got them to schedule repair...they stated delay because I was "not willing to schedule a time for a repair person from Lula to enter". I reminded them that I already gave permission and about the lockbox key. I also let them know that a rep from Luna texted me to say that they tried reaching out to Bridgestream to get the code to the lockbox and never received a reply- rep wanted to know if I had the code (I did not). Repair scheduled for 6/4- repair person from Luna never showed up. Reached out to Bridgestream multiple times due to the problem getting worse. Bridgestream finally hired a different vendor, Swoosh Plumbing, on or about June 9th to resolve the issue. Repair finally completed on or about 6/11.
Negative experience: If I could give Bridgestream 0 stars I would. I rented from this company for over 2 years and it was a nightmare. They have the worst communication with their tenants possible. To make things even better, you are not allowed in their office without an appointment. How do you get an appointment? You have to call. But conveniently for them, they never pick up the phone. Urgent maintenances requests that I had submitted (such as my ac unit going out during a HEAT WAVE) were not taken seriously and took MONTHS to fix. Bridgestream did not reimburse me for the new unit i had to buy while they were busy not fixing my old ac unit. When moving into my apartment, it was disgusting and had a fly infestation. In addition to the nonsense they put me through, they also locked my new keys in my apartment after changing the lock, thus LOCKING MY OUT OF MY UNIT. On top of that, it took some time to even get them to answer the phone. Bridgestream is a rotten, corrupt, and lazy company. I wouldn't reccomend anyone to rent from them. You're better off in a motel frankly.
Negative experience: My experience with this company has been hell they dont take care of thingsthat go wrong in their place i had no air condition this whole summer. And they dont work with you when you have a situation my husband passed and i been struggling ever since so i got evicted
Negative experience: Saw a house for rent and I spent $100 for each applicant to apply and an hour later I got news that the property had already been accepted by another tenant. Been a few days and the house is still up to apply for. They make you apply and water your money and tell you it’s already been leased to another tenant. Don’t use bridgestream property management to look for a new home. They suck and will blow your money.
Negative experience: I thought independence property management was bad but things seem just about the same with bridgestream. Here I am a week in with no a/c, no communication and its over 90 degrees outside smh my lease is up in September and it can't come fast enough. I'm so close to putting my rent in escrow. Lack in communication sucks. How you gone send someone to my home to fix a problem but don't even ask if I'll be home. Just wasting everybody time. Let's not forget ever since they took over. They have been charging me for not having renters insurance when my insurance is paid up yearly smh I've left several voicemail about that and still haven't had that problem resolved.

You called our team off and told them not to come because you wouldn't be home. We have been trying to work around your schedule. We have now reassigned this work order to a different vendor. Please know, if you are willing to allow them in your home, we can get your issues fixed ASAP.
Fantastic experience: Let me just say Cole is the best! I had a unique situation and spoke back and forth with him, he listened to what I needed and took it from there, long story short he helped us get what we needed and we are very thankful for him and his help! If you have any questions absolutely ask for Cole and he’ll get it worked out!!!

Negative experience: I have been a tenant in a property managed by Bridgestream Property Management for approximately 3.5 years. During this time, I’ve experienced persistent unprofessionalism and neglect. Communication was extremely difficult—calls, voicemails, and emails often went unanswered, and promised callbacks rarely happened. Bridgestream frequently changed staff without informing tenants. Property managers came and went without notice, and roles were never clarified. As a result, messages, emails, and voicemails often went unreturned because those individuals no longer worked there or their role had changed—leaving our concerns in a void. They also switched maintenance systems multiple times without notice, causing past requests and documentation to disappear. We had to resubmit issues repeatedly causing further delays. These included plumbing problems, a persistently wet and flooded basement, structural foundation damage, recurring leaks, and serious electrical concerns.Often, using “bandaid fixes” rather than resolving the root of the problem, so the same issues would resurface. Many problems were ultimately overlooked or unresolved, even for years. In April 2025, the basement flooded again, requiring the power to be shut off in order to pump out the water. However, power was not restored for nearly three weeks, forcing us to temporarily relocate. During this time, communication from management was minimal, despite multiple attempts to reach them for updates. Overall, Bridgestream Property Management demonstrated a lack of transparency, accountability, and concern for tenant well-being. Their negligence resulted in significant stress, displacement, and potential health risks due to poor air quality and likely mold. Despite repeated opportunities to address these issues, they failed to provide timely or adequate solutions.
Positive experience: I moved in on the 1st a did a load of laundry the first night & the plumbing was bad and flooded my kitchen, I called and they sent someone out and fixed it pretty fast I was happy about that. Day 2 my air went out and they sent 2 people out an I’ve been leaving voice mails and messages asking for an update & I haven’t got one yet. Last week my heat went out. I know things happen and I’m trying to be patient but it’s one thing after another. There just really hard to get ahold of. I love the house if these things could be fixed. Mostly the air conditioning it’s going to be getting hot very soon.

Fantastic experience: I have just completed the application process and am finalizing the last steps for acquiring a new residence. The two agents that I worked closely with were wonderful. Tiffany Boswell was very helpful in guiding me through the correct procedure to obtain my new residence. She was timely when I had questions, answering my questions within less than 24 hours. Many times within the same hour. She communicated the steps I needed to take to return to the Dayton area. My overall experience was great. Negative experience: I don’t know how Bridgestream Property Management is in business ? The you to have good credit 3 x the monthly rent extensive background check. I signed a lease on feb 14th 2025 and it has been a total nightmare I’m living with black mold flooding basement and mean a foot or more every time it storms my hot water tank is faulty and not vented properly to where carbon monoxide poisoning is leaking in our home we pay so much for they promise us and promise us and promise to fix all major issues yet since February NOTHAS BEEN DONE except wanting rent. I suggest anyone experiencing issues not getting help from Bridgestream! Make sure to document everything emails/text/letters/phone calls print them out take all copies to Montgomery chair housing they are the for us tenants make sure to keep paying your rent on time however pay your rent to escrow
Frank, this is disappointing to see this review. We have been in consistent communication with you throughout your tenancy and the maintenance issues you have been experiencing. On April 5th, you sent in a work order for a flooding basement at 2:04pm. Our technician was on site at 2:39pm. We set up 3 pumps to extract the water. We stayed on site for 4 hours checking the pumps to get all of the water out. Through working with our plumbing contractors, we were then able to identify the the source of the leak. The property has a faulty sump pump system that has to be completely rebuilt. Because the sump pump system is faulty, every time there are heavy rains, the basement floods again. This prevents the owner from being able to replace the hot water tank because the water flooding destroys the hot water tank. The investment to add a new sump pump system is substantial and as such, the owner of the property has requested us to provide multiple bids to rectify the issue. Because this isn't a short term fix, our team has already been working with you to allow you to break the lease with a full refund of your security deposit. They have also actively been working with you to help you find a new place to rent. This situation is extremely unfortunate and we had no way of knowing the basement sump pump system would fail, but I hope you would see that we are doing everything we can within our power to assist you.

Negative experience: I thought things were going to be better when Bridgestream took over our rental. But things are the same if not worse. My pregnant fiance and my self have put in multiple maintenance requests with little to no work done. A couple of examples are the central air conditioning system, the ac unit is not turning on and we had some technicians come out and just inspect the unit then left. It's been weeks since that and nothing was done, no calls, and no responses. We pay alot of money and the Central air was a selling point on the house. Another example is the basement. We have had water coming through the basement pretty much since we moved in. Some folks came out and put bandaid on but nothing major to fix the foundation. The last example I will mention is our house is 100 years old and we fear that asbestos is in the house. I have mentioned this to Bridgestream and the man that came to the house said there is none there. I asked for testing and no response. This is getting ridiculous. My fiance is fed up. I am fed up. I have a 3 year old and a pregnant fiance and I fear for their health and safety.
Negative experience: We’ve lived in a home managed by Bridgestream for 2 years. It takes management weeks upon weeks to respond. We’ve been trying to get in contact with the office for over a month. Maintenance comes and does half the job, and then leaves it broken for another month. Nothing is ever completely repaired. They put a bandaid on it and hope we won’t complain again. Absolutely the worst customer service I’ve ever dealt with.

Please know, we do understand your concern. We manage your property for a 3rd party owner. That owner made the decision to not renew your lease. We are hired as the Property Management company to represent the owner. We do understand your concerns about wanting an extension to your lease, but we presented that to the owner and it was denied. The owner does not feel like you are doing your part to maintain the property and therefore, per the terms of the lease, exercised their option to not renew your lease and provide you with notice to vacate. We do wish you the best of luck in your search for a new home and we hope you understand.
Negative experience: Would NEVER rent from this company ever again. They lied about my first apartment and said it was move in ready when in fact it wasn’t… my bathroom ceiling was growing black mold, along with my pipes spitting up sewage. Along with being infested with roaches. They told me they couldn’t break my lease unless I paid to break it mind you I was 5 months pregnant dealing with all of these issues. Furthermore I agreed to move to another property just to still deal with issues. The current property i’m living in is not worth $960. They make up fees and don’t show proof of the fees. They also suck with communicating. They just want your money and don’t care about your wellbeing. Look elsewhere if you want an actual place to call home. This company is unprofessional and can’t keep a steady property manager. They call the cheapest of the cheap maintenance companies to fix things in your apartment and that’s only if they actually decide to fix things. I wouldn’t recommend this property management to anyone.

Positive experience: I have been renting a home with Bridge stream for almost a year now. When we had Jackie as our point of contact it was fantastic, she would always respond in a timely manner and help us. However, Jackie has left and now I have reached out to Bridge stream via email in November with no response. I have called their number, got forwarded to their office and left a voicemail. Still, no response. I have also tried sending them a text message, still no response. Then, they send a auto generated email telling tenants to make sure to pay their rent on time so they can give us timely responses and support. We have always paid our rent on time, where is our timely response? Editing to respond: Mike - How do you want me to get ahold of you? When I call the main number I get forwarded to a voicemail box that I haven't heard back from. Please let me know how to proceed. Second Edit: Bridge Stream has been more responsive after this review and has addressed our key concerns. Moving this to 4 stars.

Negative experience: i will never go through these people EVER again. i’ve been trying to move out since January 2025. they won’t answer my calls, emails or anything to do with my rent/ breaking the lease. now i’m about to be faced with eviction because they won’t answer. THESE PEOPLE ARE RIDICULOUS. not only that but im paying $35 a month for a benefit package that does nothing for me. i also had to owe maintenance money to fix something that’s not my fault , then they tell me i owe $450 in pest control that is also not my fault?! i shouldn’t have to do either one when it’s YOUR responsibility to fix it. i’ll definitely be having my lawyer involved.

Negative experience: This is a bad company. They don’t respond to calls or emails and leave listings up collecting application fees and then they come back with “it’s already been rented”. Why leave listings up with “more photos coming soon” implying it is still available and accepting tours if it has already been rented? Bad business practice.
Hey Renee, thank you for sharing this feedback with us. It is never our intention to try to deceive any rental prospect. Within our leasing process, we screen all applicants as they come in. When a resident is approved, they have 2 weeks from that date to move in to the property. Unfortunately, just because someone is approved and says they are going to move in, doesn't mean they actually will move in. Roughly 15% of the time, approved applicants choose not to move in. Since we manage properties for 3rd party clients, we always have to be representing their interests. To protect them from these situations and losing out on an additional month of rent if someone doesn't take the unit, we continue to show the property and accept applications. That way, if one person doesn't take it, there are always backups in place that can quickly move in. For any person that applies in a backup position, we do immediately share this information with them and where they are on the list. For any approved application, we will always refund their application fee to them so they are not out any money. Lastly, we try to make it as easy as we can for people to meet with us and discuss their concerns. On the first page of our website, anyone can schedule time with our team to address any matters they have. I hope this helps you have a more comprehensive understanding of the situation and our policies. We do respect your feelings and we hope you can see why we choose to do this for the clients we represent.
Negative experience: Jackie H has been great to work with. I have lived at a location from July 26th 2023 to 2024 and they have been quick in responses and leave you to privacy! Update, bridgestream property management are crooks. They will keep your deposit & make up a list of stuff that is frivolous in order to keep the deposit. When I finally called to check when I should receive it months later after moving, Rhry made up issues & they sent it to collections with no actual proof that I did or didn't do anything. They waited 8 months later after the fact I had moved. By then I deleted photos I took when moving out that would of covered me from claims. DO NOT TRUST THEM

Negative experience: What a joke! Do not use this company. Nobody calls back. Voicemail doesn't work so you can't leave message. My son and his girlfriend applied to rent a home. Paid $130 to apply. They said it's been rented but it's still listed as available. They already to be raking in application fees then offering to look for something else. The house listed apparently is just bait. Renter beware! Btw my son has great credit, meets the income qualifications, etc and applied for the house within a day or so of listing. When he did get in touch with someone they said they'll have to look into and call back. Then to co-applicant got a text message saying they already have a renter. What did that $130 go to?! Ripoff!!
Good morning Stephanie, I was able to locate your son and his girlfriends application. With all of our homes, they typically go very quickly to the first application that comes in. Your son was approved and as such is eligible to have his full application refunded to him. Before you posted this review, our team had reached out to him to let him know that we could either move his application to another unit or refund his money. We do have the home still on the website because the lease hasn't officially been signed yet, but a hold deposit has been dropped off. We do this because every once in a while, even after a hold deposit is dropped off, the resident chooses not to move forward with signing the lease and occupying the property. In these scenarios, we don't want our owner clients to lose out on other interested parties. We always refund application fees to approved applicants if another applicant is approved ahead of them. I'm sorry you feel this way, but all of our records show that we responded to them promptly with updates through test message.
Fantastic experience: I had a question so I called and spoke with Michael. He is so nice and I really enjoyed speaking with him. He has a great personality and is very friendly.
Positive experience: I agree with the comments that it is difficult to get ahold of someone. However, I had a great experience with Michael Booker at least twice. He is very pleasant on the phone. Answered the questions that I had and I was a little frustrated but he was great. I was left a letter on my door and it had a direct number for Michael. He is the communications manager I think he said. I think he is good at his job and if I need to speak to anyone I will ask for him! Keep it up Michael! Good customer service goes a long way. Bridgestream, keep Michael around!
Fantastic experience: Through the process of getting accepted & getting the communication it’s been such a great experience. (: It’s been almost a year now I’ve been here & thought the process of renting her I absolutely like bridgestream. They respond to my maintenance request in a timely manner. They been fixing up the complex I’m at. Seems that they care about these places. The newest property manager Micheal I think is great as well. He’s always understanding & I’d say is a pretty good property manager & seems to really care about his properties & his tenants!
Negative experience: They will do everything in their power to not talk to their tenants. I've left voicemail for Mike/manager and never got a response for a resolution. They wrongfully charged me a duplicate HOA dues (HOA + a little extra) when I paid in January and they will not talk to me. Absolutely unprofessional.
Hey Bailey, I just tried to give you a call and left a voicemail for you. Our system incorrectly double billed all HOA owners when the new board approved dues increase was entered. Our accounting team quickly realized what happened and reversed the incorrect charge within 2 hours of it occurring. I do apologize that I was not able to return your phone call. I have been out of the office handling a major maintenance issue most of the week resulting for a large sink hole in the parking lot of one of the properties we manage. I do understand your desire for wanting an immediate callback, but once I was notified of how quickly our accounting team fixed the issue, I had to focus on the highest priority item of the moment. I hope you can understand.
Fantastic experience: After 4 maintenance requests they finally sent someone who quickly found the problem and fixed it in about 20 minutes. I'm very grateful to have heat. Thank you and give that man a raise!
Negative experience: This is hands down one of the worst companies around the Dayton area. They absolutely never answer the phone and say they will only communicate by email but then they never respond to emails. You cant even schedule an appt with them in office because you cant get ahold of anyone and heaven forbid you just walk into their hole in the wall office in kettering as they will turn you away and tell you to call and make an appt. Don't waste your time with this company rent from someone who atleast picks up the phone

Negative experience: I would / could ever recommend anyone to this property management, they only for the money ,hallways clean once a year ,when the rain fall water flooded the door way , roof top use to leak ,they just change roof top,when it's snow they don't clean up ,i don't if they want the tenants to do it, it's Adam shame to see how they treat the tenants so bad and keep raising the rent no wonder why they can't keep tenants. They changing tenants, a resident fee ,so I wonder if it's a nursing home we are renting. Sad situation, But they understand that tenants have rights too

We do everything in our power to ensure all maintenance is taken care of promptly, but it is our clients decision on what capital improvements to make or not make, as well as what to charge in rent. Negative experience: Do not ever rent from this company!! Crazy thing is I was warned by the tenant who rented before me as well as someone across the street. They come up with new fees every other day and do not complete work orders yet make it seem like it's your fault. To be uncomfortable in a place I call my home for several months is ridiculous. They've had multiple vendors come out and don't ever approve the work. They never answer the phone and barely respond to emails and text. I can not wait to find something else in my area not managed by Bridgestream

That work order has been assigned to the vendor to provide you with a new dishwasher. Most were completed in 3 days or less from submission.

Negative experience: I moved out and they just HAPPENED to itemize my deposit so that I didn't get any of my $600.00 back. They had to move out a table, 4 chairs and 2 patio chairs. Bridge stream said they spent $75.00 to move that stuff out. And $525.00 to clean the apartment. How convenient. I would never rent a Bridge stream property again. Their customer service is atrocious. No call back no messages. Really sad
