Fantastic experience: Over the past 20 years, I’ve been renting out six homes across the country and worked with many property managers. Chelsea Logan is, without a doubt, the best I’ve ever worked with. She’s an excellent communicator—detail-oriented, proactive, and consistently professional. She has always looked out for me as an owner, whether that meant holding contractors to a high standard or giving me sound advice when I decided to sell one of my homes. You can rely on her and trust her. Honestly, I would switch property management companies just to stay paired with her. Park 52 is good, but I will follow Chelsea anywhere.
Negative experience: Extremely unprofessional and unreliable. We submitted our application and paid $160, only to receive an email the following week saying they “forgot” to process it, despite us being in contact every single day. During that time, they somehow managed to process another applicant over the weekend and pushed us to the back burner. To make matters worse, on the final day of screening, they waited until 10 minutes before closing to call our references, then claimed they “couldn’t reach them.” Expecting landlords to see an email and return a call within a 10-minute window before office hours end is completely unreasonable. The entire process feels impossible and unnecessarily invasive, honestly comparable to buying a house with the amount of information required. Save your time & money, connect with a different property management or a private landlord.

Fantastic experience: I had never rented an apartment till I moved into a Park52 managed property. I have been so impressed by them. If I have an issue they respond same day and have someone to my place dealing with the issue. The office is so responsive and quick at responding. The on-site manager is amazing here. Would live at a Park52 managed property anytime. Thanks for making my home life stress free!
Negative experience: my only interaction with park 52 is with Chelsea Logan. i can tell you with just that experience, I will never use or recommend this company to anyone.
Fantastic experience: I moved into an apt in Bonney Lake that was managed by Park 52 back in Nov of 2013. I lived there until March 2025. I always had a great experience with the Park 52 staff. Whenever there was a maintenence issue they were quick to respond, and the maintenence staff was always professional. I would not hesitate to rent from Park 52 again.
Fantastic experience: Chelsea Logan at Park 52 is beyond a doubt the best property manager I've worked with over my 30+ years of renting. From the initial application process through to move out, Chelsea has been genuine, upfront, and responsive. I can see she takes pride not only in building a relationship with her tenants, but also in caring for the properties in her portfolio - any property owner would be lucky to have her looking out for them. Negative experience: If so could give zero stars I would. It is impossible to talk to a “higher” up- so we are stuck with the property manager who has been extremely rude since the moment we met. Out of the almost $4,000 deposit that we were hoping to get back, they only gave us $1,000 back. The best part is, prior to Park 52 doing the “pre move out inspection”, I have in writing with Chelsea stating “the owe we had decided to pull the carpets regardless… so you do not need to worry about the carpets. I made it very clear that I want to ensure I do all that I need to, as we needed as much back as possible. Chelsea then wrote again, as if she was annoyed saying “as I previously stated to you and your husband.. do not worry about cleaning the carpets”. Once we got out move out charges, she charged us $900 for “depreciation. So even though it was decided that regardless they were going to pull the carpet to put in hardwood, she pulled the “okie doke” and charged us. We are looking forward to not having to deal with Chelsea again… but we will do everything possible to get what is owed to us back. Other than Chelsea- everyone else has been nice…
Fantastic experience: I’ve been renting properties for over 20 years, and without a doubt, Chelsea Logan at Park 52 is the best property manager I’ve ever had the pleasure of working with. Since July 2021, Chelsea has consistently demonstrated an exceptional level of professionalism, responsiveness, and genuine care. Her dedication to her tenants is unmatched, she doesn’t just manage properties, she builds trust and lasting relationships. Chelsea is incredibly thorough, attentive, and proactive. Whether it’s routine maintenance or an unexpected issue, she addresses everything quickly and with a remarkable level of care. Negative experience: Would not rent from these people again. The house hand multiple issues with the stove and dishwasher and the garage door even broke at one point and took more than two weeks for repair. We didn’t even hang up picture or curtains so we didn’t make any holes and only used thumbtacks to hang up kids artwork and we were still charged for that. Don’t even bother cleaning your place because they will still charge you a 600 cleaning fee regardless. Even tried to charge us for carpets that were professionally cleaned.
Fantastic experience: I’ve happily been renting with Park52 since July 2021. I’m a person that needs to feel that you care about how I’m feeling. I admire my agent Chelsea. She is highly likable, she is empathetic and Chelsea is good at her job. This kind soul skipped a Seattle Seahawks Monday game (she was dressed like a diehard fan) to check on me when the upstairs tenant’s bathtub leaked into my condo. Leaked is an understatement too, more like a waterfall. She had her husband bring extra towels to sop up the water. This is a solid property management company.
Negative experience: I rented from this company many, many years ago yet I see not much has changed from the reviews. My kids and I moved into a recently renovated apartment complex. The first night there, one of the racks above the laundry closet collapsed in the middle of the night and scared us all to death thinking someone was breaking in. I submitted a work order, and the gentleman who repaired it said the wire shelf hadn’t been bolted to the studs but just the drywall and that’s why it collapsed with hardly anything on it. I then received a $400 bill for it. Angry, I emailed the office and told them it hadn’t been properly installed. I then got a “Well he didn’t tell us that and you should’ve told us he said that” (so it was MY fault, not theirs ) but they dropped the bill. A few weeks later I emailed asking if screens could be installed on any of the 3 windows we had on the ground floor, as none were present upon move in. What I got back was a one line response that said “We do not provide screens.” We had to go and REMOVE screens from vacant units windows and put them on ours. Who doesn’t provide screens to their windows?! Basically we moved in and got absolutely NO support afterwards. None. The on-site manager was never in her office and people would show up wanting to view the apartments, find nobody there and get angry. My friend lived in the same complex and had all her lights go out due to a wiring error during working hours, and of course the manager wasn’t in the office. My friend tried calling and calling, manager wouldn’t answer her phone. She finally sent me to knock on her door and when I walked up I could see our manager through her window, sitting on the couch with her family watching tv. Completely ignoring my friends calls. The staff at the Park 52 office were horrible and nasty if you had to deal with them. Don’t do it. RUN in the other direction if you’re thinking about renting from this POS company. There aren’t enough bad adjectives to describe them.
Fantastic experience: I’ve dealt with a lot of people in my time on this planet, but I will say that my property manager at Park 52, Chelsea Logan, has been perhaps one of the kindest, most understanding people I’ve ever had the pleasure to deal with. And I don’t even mean in a strictly work capacity. She went above and beyond to help in an unfortunate situation, making the transition as seamless and painless as possible. I am truly grateful to have been able to work with Chelsea, and I hope Park 52 knows what an asset they have on their team. Thank you, Chelsea, for making my time with Park52 as good as possible and for being a genuinely kind and caring human being in a world that isn’t always so kind.
Negative experience: Did not refund $130 for an unconsidered application.
Negative experience: ‼️renters BEWARE they will waste your time and very racially discriminating they want who they want in there units‼️ They give you the run around and look for every reason to deny you! My current and previous rental history was really good for the most part and Great credit! No late and no complaints with current rental property but they didn’t just except that! They went way COVID times and denied it because of lates during that time. They also will make you do your own employment verification through equifax ‼️because they don’t want to pay for something that their supposed to do and after all that still wanted a bank statement with the deposits but the still wasn’t enough!
Fantastic experience: Park 52’s maintenance team is on top of things! Alex came by the other day and resolved our issue in a timely manner and was communicative, professional, and courteous through the appointment!
Fantastic experience: Had a fantastic experience with the Park 52 team, specifically Chelsea Logan, during our stay at one of their properties. She was extremely professional, responsive, and understanding. I would highly recommend the Park 52 team if seeking property within the area.
Negative experience: Spend your time on them, even if you earn 49,000 a year. You won't be able to rent a place for 750 dollars. And maybe they won't like your orientation and in principle don't use the services of this company. Then they will tell you additional requirements. In principle, they will yell at you. So if you want to save your nerves and money and most importantly, time, then don't waste your time on this company.
Negative experience: Who do we contact for maintenance/office issues? Who’s the owner?
Negative experience: DO NOT RENT anything from these people. I had a storage facility rented from them. The place had been broken into locks cut off of units campers were destroyed and had been for months. One camper had no door left on it another the back window had been kicked out debris scattered all over the place. The kicker is they said they had inspected the property the previous month and this had been like for months. There was grass grown up in the debris and they did not notify a single resident that the facility had been broken into. This is a shady company stay away!!!
Fantastic experience: Ive been renting from Park52 for a year now and resigned another lease with them. My experience has been great with no issues and my property manager Amanda is responsive and gets back to me the same day, and she does what she can to help you out and sort through any issues with the property like maintenance and things like that!
Fantastic experience: I’ve been renting from Park52 for about a year now and so far I have nothing but great things to say about their company!! Chelsea Logan is my property manager and I’m so thankful that we ended up with a property manager like her!! With her great communication skills she has supported us through any situation that has come up from having issues with neighbors to making home repairs! I highly recommend renting from this company if you have the opportunity and maybe you’ll have luck just like our family to end up with a great property manager like Chelsea! Thanks for everything!
Negative experience: Im speechless how unprofessional the management handles certain situations. Seems like they need more training or hire new people.
Negative experience: Gave Park 52 a second chance and that was a mistake! We applied for a place with them last year, we got the place, but they failed to tell us when we applied, they would need all the money in full within 24hrs, not by the move in date (first of the month for us), but within 24hrs of when the application was approved, even though we would not have been moving in that day. Since we didn't have all the money that same day (day the app. was approved- again not our move in date), they told us we forfeited the place and they kept the part of the deposit we already put down, and marked they unit online with a $300 off special. Fast forward to this year, see a nice house on their website, thought maybe the prior incident with them was a fluke, and we apply again. Got the place, but nothing seemed to have been taken care of prior to our move in, seems like a lot of things weren't even checked. Fridge door was crocked on the fridge, couldn't be closed, Dishwasher was broken in multiple places, green crayon marks on the wall, we suspect possible electrical problems....I could go on...Okay, all of that got taken care (except our suspension of the electrical problem) kind of weird this stuff wasn't taken care before we moved or at least mentioned but whatever, then we find out we have mice, and have been dealing with the mice since JULY. It's October now (we moved in at the end of April btw) and we have recently found out the mice issue is potentially being caused by people in the owner's unit on the backside of the house (we're in a duplex and the homeowner lives in the back unit) talked to him about, he said he's had a mice issue too, but his cat takes care of 'em. Tells us to get a cat, Park 52 won't let us. We sent yet another email, and submitted another work order for the mice AGAIN tonight. The property manager isn't the best about answering emails, told us when we first moved in to text her, gave us her number, but isn't good about answering texts. At this point, feels like it's been one thing after another (especially with the mice issue) and we are concerned for our health and about our stress levels, and even our safety, if something goes wrong (electrical issue maybe, is it going to be taken care of, will we be okay) We wouldn't feel as bad if we felt like the the issue with the mice was moving more towards a resolve, instead of us feeling like we are just repeating ourselves when we reach out about it. We don't feel a lot reassurance, and we're not sure we won't be living with mice until our lease is up. It makes me sad and a bit upset because we have liked working with some of the staff we've come in contact with while in this unit (maintenance and office staff) and it's a shame because we do like the unit we are in but ultimately do not feel good about giving Park52 another chance. REALLY think about it before you decide to rent from them. Apologies for any typos, a bit upset while explaining this as we wouldn't be planning to move out of our unit, if not for these problems (or at least not if we had some reassurance there would be a resolve) To make things smooth and clean, we hope it make it to the end of our lease, as the property manager has stated we will have to pay a $500 fee to break lease AND cover rent until another renter moves in if we move out now, even though we've been dealing with mice since JULY. We both work from home btw, so yes this does affect our work. I don't know if this will resolve smoothly, I probably shouldn't even post things because idk if that will make things worse. All I know is we are both worried about the negative effects this is having on us, and we don't want anyone else to have to go through it. Do really think about it before you decide to rent with Park52, and if you do decide to rent with them, make sure to dot your i's and cross your t's.

She was very responsive and helpful during our time as tenants from start to finish, and worked hard on our behalf during our lease break to get the unit re-rented. Negative experience: ******WARNING: LONG REVIEW BUT IF YOU'RE THINKING ABOUT RENTING AS A MINORITY OR SINGLE MOTHER PLEASE READ THIS REVIEW AND ITS ENTIRETY****** Simply put! I should have come here first before wasting $65 on an application and an emotionally draining experience. I am very grateful that I did not meet their "rental criteria" in the end. Everything happens for a reasons and I believe that whole heartedly! Now let's get into the drawn out version of this. I applied for a home unseen because I am so desperately needing to move soon (owner is selling..only reason..been here for 5yrs...this is important later..stay with me). This home had a 3D tour and was nice and meet my sq footage requirements and checked all the boxes except a few minors that weren't deal breakers. I called about the property submitted my application along with paystubs, proof of all income, letters from employers, references etc. literally the whole 9 would've given these ppl my resume! I got email after email after email wanting this now and that now (very demanding and time sensitive emails with cut off times)..honestly no biggie for me I'm on a time crunch too I love the drive! I'm sending in EVERYTHING SHE IS REQUESTING WITHIN 15-30MIN! now let's back up some...FYI..I rarely check the rental criteria because I don't have credit issues I work in law enforcement and insurance and have multiple other streams of income AND I HAVE BEEN IN MY CURRENT HOME FOR 5 YEARS WITH NO ISSUES..NO NOTICES..NO LATE FEES..NO NOTHING! So after a few days of emailing back and forth making sure I'm getting her everything requested (bank statements, paystubs from both employers, letter from employer, etc) Stephanie then asked for more and more info and her emails became more invasive in a way. At the end of each email she would repeat what I said and have a rebuttal of another question or issue and would ask "Can you explain or can you clarify". Now this may sound normal to seek clarification if something is confusing but at this point I had given this lady my whole back story of me unfortunately going through a nasty divorce where I was in a DV relationship which was known and documented with my current property manager and USARMY as they helped me transition. I think i put my foot in my mouth thinking I would get some understanding but instead i do feel I was discriminated against and for that I am grateful my application did not meet "rental criteria". Which is strange when I have been in this same home for 5 years....but you know what they told me when I questioned this. They brought up broken up payments from 2020 (when my ex spouse was paying a portion of my rent that was court ordered...which I explained to Stephanie and the ledger also showed my payments however been made on time)...She brought up 2 repairs (clogged drain and garbage disposal repair) and which she sent 3 damages she wanted me to explain at which I told her if you look at ledger closely it was 2 work orders and a payment for both hence the 3 showing (which when she called my current property manager she also explained this to Stephanie). The icing on the cake and this is how i knew at this point it was me and there was no way they were going to rent to this single mom who survived DV and provides for her own. She asks me why my rent for March and April were late (They were not late according to my property owner and manager...see what they didn't realize is over my 5 years here I actually have a great relationship with property manager AND owner). I was bullied (soft bully she never said I had to send her the ledger but like I said previously i was anxious to get everything in needed by her requested cut off times so that I could find a home for my family) she was waiting to hear from my property manager and she requested my ledger, me knowing that i pay my rent ALWAYS BY ANY MEANS NECESSARY I HAVE CHILDREN! I jumped and sent it to her...big mistake (but essentially my blessing based on reviews). *****RAIN OUT OF CHARACTES SEE PHOTO FOR REST OF REVIEW PLEASE******
Negative experience: Horrible property management at this place. Since I moved in, has been nothing but issues particularly around payments and them not being applied properly resulting in pay or vacates. Soon as my tenancy is up, I’m out of there. Highly do not recommend.
Positive experience: Just finished our lease with this company, and didn't really have any complaints. We followed the move out cleaning instructions, and basically got our entire deposit back. I appreciate that they didn't try to nickel and dime us for our move out deposit. All of the staff were extremely friendly and helpful over the year as well.
Negative experience: They discriminate people who work from home, there is no clause in their rental criteria that states you must prove you work from home Even if you provide promotion letters stating you work in washington state, an employment verification letter, and three paystubs as requested, they will still require you some how prove you work from home To be clear I make almost 4.5 times the rent Do not recommend, I will be seeking legal action.

Fantastic experience: My wife and I rented our home with Park 52 Management for over nine years. We were completely satisfied with their team of professional staff and their management of our home during this entire time. We had good tenants renting our home almost the entire nine years with only a few months that it was not rented. I must thank Chelsea Logan at Park 52 Management. She was a consummate professional and a pleasure to work with. She was always attentive to our calls and emails, and she quickly enabled our decision making for repairs. All requests for maintenance were promptly and appropriately handled. Chelsea maintained communication and a good relationship with all of our tenants.
Fantastic experience: Rented through Park 52 for one year and had 0 issues. From our first email applying to our last thank you email. The office was very helpful with any issues and no email went un replied to for more than an hour. The property itself was great. Always clean, and very quiet. The owner was a kind gentleman that always kept the area very clean for us. We had one minor maintenance issue, with a door, during our year stay and they were out the next day repairing it.

Negative experience: **BEWARE** These folks clearly don't know how to run an effective property management company. We applied for a single family residence, paid the $500 deposit...waited a week to find out that we didn't meet their 'criteria'...Since when did having excellent renters history, great references from previous and current landlords, no criminal history, no bankruptcies, no judgements, etc. and making over 6 times the rent amount monthly not meet the rental criteria? They claimed that the deposit would hold the property while they processed our application and that no other applications would be reviewed. Coincidentally, the very same day we were denied, the property was taken off the market and rented. Interesting considering that it took them a week to process our application and apparently less than 24-hours to accept another?! Now we are being told we have to wait 7-10 business days to get our $500 deposit back. What an absolute waste of time and money!! These folks need to stick to renting storage units and leave the residential property managing to the professionals.
Negative experience: We were misled about applying. I explained our unique situation upfront and their rental agents assured us that we would not be denied for being a soldier and living in the barracks. They encouraged us to apply. We spent a lot of money for application fees. Twice what is normally charged per application. After a week, they denied us but waited until the end of the day to send the email so we could not get clarification on why they misled us. They new we were not getting accepted that morning because they relisted the property. We have yet to get any guns back from them. The only reason for 1 star is because no stars was not an option. So disappointed and not stuck looking for a home in a rush because of giving notice to our current residence. Complete discrimination against a soldier!
Fantastic experience: Maintenance team and management are very helpful and professional at Park 52 Bonney lake. Always quick to respond. I had issues multiple times with washer and dryer, they were always quick to respond to repair orders, and quick to come and fix it. Very professional and polite.Thank you for your help and service.
Negative experience: God forbid you might have a past 30 years ago!! Ridiculous expectations, and what's funny is so many of there properties are in rougher parts of town! Unless you make 75000 a year and have a 800 credit score don't even try
Negative experience: They are all about false advertisement, pricing was different after I showed up for viewings. This seems to be normal amongst these property agencies.

Fantastic experience: I'm a tenant in Park 52. I really like the apartment I'm living in right now. Chelsea Logan is very good. She always reminds me when the building has any announcements. Everything is very good and the repair service is also very fast and great.
Fantastic experience: Chelsea Logan at Park 52 Management is a complete pleasure to work with. She is extremely attentive to all calls and emails that are sent answering all your questions so that your decision making for a new home is quick for you. All requests for maintenance have been promptly handled as well and she is excellent in keeping you updated on any happenings that might be going on with the building that you have chosen. I highly recommend working with Chelsea as she will make your search and decisions very easy.

Negative experience: Carrie Jackman has been VERY unprofessional!! She has lied to us, told us different things , all she does is lip service ! Heed people warning dealing with this company especially if you’re a minority! .. she waited a while for fill out paperwork for things that was very much needed and we’re still having issues with that lady ! Carrie Jackman remember god doesn’t like ugly ! Be a better person !
Negative experience: First off the apartment was dirty when I moved and the property manager said I can have a discount on the first months rent. Which no one on knew about when rent was due and within a few days of moving in I found the refrigerator broken, they refused to compensate for the food I had to throw away. The repairs take forever. Took them 4 years and multiple repair requests just to fix my fireplace that was supposed to be fixed when I moved in. They hired painter to paint the building out side and they got paint on my car. I asked and they refused to pay for my car to get repainted or give me a discount on my rent. On top that just rude management from Carrie Jackman. I will never rent from them again and I suggest you not rent from them either.

Fantastic experience: My sister and I have had the opportunity to be clients of Park 52 for several years. They have managed our rental and sold pur homes. We have been very happy in both cases, they have been very helpful, caring and knowledgeable. We would definitely recommend them.
Negative experience: Poor house quality, I informed them about some issues with the place since moving , they promised to fix it in summer . Summer pass by they didn’t do nothing. When I move out the property manager choose to take vacation and didn’t leave someone for final inspection so they could charge a bunch of fraud fees and fines.

Negative experience: This company is a total rip off. They make you pay a holding fee and if they feel that you falsely wrote anything down , they keep your money with no questions asked and no way to correct anything that might have been written in error. My son lost 440.00 for no reason and it's already hard enough to come up with application fee after application fee at each place that he applies. I feel he deserves the holding deposit returned due to nothing was actually held for him. But disappointment. I will be contacting legal authorities. This is wrong especially in these times of financial struggle.
Negative experience: Homeowners hire Park 52 to manage their property as an investment, and renters are not allowed to contact them. There is no going over the head of your property manager. So if you get stuck with an unresponsive property manager, then your renting experience could be a nightmare. Also, every person who moved out of the building said they were charged for unrealistic cleaning upon move out. For several reasons, I would never recommend doing business with Park 52. Edit: To people being charged a $500 holding fee. Washington State law says, "A landlord may not request a fee or deposit to hold a dwelling or secure that the prospective tenant will move into the dwelling unit in excess of twenty-five percent of the first month's rent as described in RCW 59.18.610(4)." I did not know the law when I rented from Park 52. I paid an illegal security deposit that was about 83% instead of the legal cap of 25%. My money was non-refundable when I saw in person that there was not an in-unit washer and dryer as the advertisement said there was. To me that was a dealbreaker. I had asked for my holding deposit back. I was told they never refund holding deposits if the tenant chooses not to rent the unit. I feel this company is either deceptive, dishonest, or neglects to learn the law and follow it.

Negative experience: One two separate occasions had applied for a place with them. They were somewhat helpful in the beginning working with me and my family ti get all the required paperwork needed to apply, HOWEVER, from not being able to move forward with one place they transferred me to another so we didn't have to re-apply we were still denied after all that. I emailed them asking what the issue was, and why we were denied again after all that when we already went through paperwork with them. They emailed with broken English and no thorough explanation, it took weeks to get back out refund and they didn't even give us a valid reasoning why we're were denied the second time. So overall NOT A HELPFUL or welcoming management experience.
Negative experience: Poor house quality, no property care ask them to fix a dangerous problem for 8 months and was told repeatedly "we are looking in to it" but never anything more. After informing them we were moving out do to lack of resolution of the hazardous situation they hit us with a bunch of fees and fines.

Negative experience: I applied for a home with park 52, not only was denied because of my credit which reported was lower than my credit is reported with other rental management companies, nor do they list on their website the actual criteria such as an actual score requirement, I have been waiting almost a month to get my refund for the $375 holding feel they required with the application. I called the third party they use for payments and asked if they had made the deposit, they couldn’t give me a yes or no answer, so I called my bank and my bank says no such refund deposit has been made so they are going to dispute it for me. They also informed me that it could take up to 45 business days for them to dispute it. Not only was I denied and they refused to work with me like they claim they would if all other criteria were met, im out $375 now for more than a month. I rented from park 52 from 2014-2016 moved out got my full deposit back, I really enjoyed renting from them had no problems. But now this? This is Ludicrous, I wouldn’t refer anyone to them. Sorry park 52 I was really rooting for you before this. Your unclear credit criteria and at this point since I haven’t received my money back for the “holding fee”, you’re “holding” me back from paying fees to other more reasonable rental management companies. Wow I didn’t even review the reviews before writing my review, but you guys got problems and you’re rude in your responses back, maybe some owners who write the good reviews for them should think about how they are treating their tenants and potential tenants. I’m reporting to the better business bureau and still waiting for my money back. If you want your “holding fee” refunded better hold your breath.
Negative experience: Honesty I have a lot to say about this property management, They waste my time and they have the nerves to ask for a Holding fee of $500 !!! First I went to the view the property it was nice so I decided to put a application in with then ,I disclosed I just recently picked up a traveling assignment for my job and I had let them know and they said that it was fine to submit my offer letter and so I did mind you it’s Paid weekly and not to mention my fiancé gets paid weekly we make well over the income requirement , The property is 2050 I pay 2400 right now at my current place , They thought that ohh well we are gonna deny there application because I went up there in person to find out what was going on! because there was no communication what so ever , I try calling back to back no answer like it’s so simple to answer the phone and answer 1 question from avoiding to have to go up to the office and get answers because Stephanie didn’t want to email me back or answer the phone ! Finally going to the office actually meeting her in person she admitted to seeing my email but not acknowledging it , So It had to take me to come up to the office and check the status of my application then she had the nerves to slam the door on my face !!! Personally I am glad they denied my application because with the staffs attitude like that I would hate to imagine if I was a tenant !! . Cause if it’s hard to get a hold of someone just for the simplest things imagine it being an emergency !!! Saved me a headache !!! If your looking for a property to rent from run from this place as far as you can !! They are a joke and a waste of time save yourself a headache and look else where ! I am glad my current property management was able to let me stay !! I’ll continue to pay my $2400 hard earn money on a management property that actually cares and answers the phone !!! Or heck even a simple email ! Who ever the owner is needs to have a staff meeting and speak with the staff on better communication skills and act like they like there job , Because with there staffs attitude like that they gonna continue to run people away !!! It’s sad because they aren’t really clear on the requirements saying people need to have a certain credit score . if my fiancé credit score is 641 and we make over $10,000 a month and have great rental history what’s the problem ?!?!? Nothing they was mad that I went up there in person ! They most definitely was gonna get there rent checks from us every month as a tenant ! But I do hope they rent to someone and don’t get there rent checks ! Call me bitter but it’s the truth!!! , as for the property management save yourself and my email space no need to comment back !! With that being said hope park 52 and there staff have a blessed day !

The office sent you an email on Friday letting you know the application process had been started and takes 3 to 4 business days. We received a reply to that email looking for a status update of your application mid-morning on Tuesday. When you stopped by the office a short time after sending that email you were notified at that time that we will check in with the screening company for an update and would follow up with you by email. We sent you an email updated that same day.
After checking our voicemail system, we had no messages from you. If you were not able to reach anyone by phone, our voicemail does let you know the best way to receive updates from our office and that we ask for your patience while we process a high volume of applications.
All applications are screened by the criteria listed on the website at Park 52 Screening Criteria and is listed prior to any applicant applying for transparency. Each person must meet these requirements.

Negative experience: Worst place I've experienced so far. I tried to get a place and I just kept having to give more information. They practically said id have to be homeless to get a place. Not only that...its not anyones business on who anyone not residing in the same unit is....what did my personal associations have anything to do with a background screening. Fantastic experience: Very nice to speak with on the phone
Negative experience: So this place is probably the most misleading management company out there. They are focused on getting all the money from you without letting you know that there are other applications pending on file. They will waste your time on getting back to you with results, when you could be looking at other places. I wouldn't bother with looking at any of their properties and you would honestly have better luck through Zumper, Zillow, Craigslist and Facebook. Just a heads up.

Negative experience: The other reviews from contractors about this company are correct, I wish I would have heed their warnings. They sent a request with a pre-approved amount of $300. We sent a invoice of $275 after tax. Paul emailed me saying this price wasn’t worth the job done and says $85 is reasonable. I mentioned how our minimum is $195 and that would not work for us, he said he would speak with the property owner. 30 days pass without payment and I reach out, Paul repeats the conversation we had per email and finally says he will investigate the cost. I spoke to Patti, the women who helped me become a vendor for Park52, she says that Paul is the owner of the company and has already placed me as an inactive vendor and she could not help me. I sent Paul other online quotes for the job being $200-$350 and he responds with a different website of $138. I had to explain that our minimum is $195 again. This truly shows poor quality in character to those at Park52. Paul was never planning on paying, he hid the fact that he was the owner of the company, and putting us on inactive without any sort of warning shows that they don’t care about their vendors Finally, Paul sends a check of $215, about $60 less then invoiced amount and 7 weeks late. Please see attached screenshot of email. Update I am still being harassed by this company months later. Here are the proof that this company is dirty. After writing a honest review of my experience, this company continues to lie. If they only wanted to pay $100 because it was for the best interest of their owners, then why did they pre-approve $300? I would have rejected the opportunity if that was the case. Please let the screenshots speak for themselves as this is the integrity of the owner and staff
Ariel- A doorbell should not cost anyone $275! Our job as a management office is to take care of our clients, both owners and tenants. Approving a $275 invoice for a doorbell repair is NOT taking care of our owners. For any owner looking for maintenance and repairs- I would NOT recommend this company as they over charge for a simple repair. At no point in time did you tell our office that the minimum repair was $195. We would have never asked for any repairs to be done. A $195 service call is not reasonable. Paul, the owner of Park 52 said he would speak with the owner of the home as we do not own the homes.

Fantastic experience: I have been using one of another local property management companies for several years. To the point, I really can’t work with them any more due to very poor services provided to the landlord. We decided to switch to Park52. I have been working with Carrie and Paul for more than 3-5 years by now. I feel this is very professional, trustable and reliable property management company. They are always upfront, and provide very clear communication. It is the property management company I will strongly recommend for my friends. Btw. I noticed one of the negative comments was left by my previous PM company, relating to one of my properties. I know it doesn’t reflect what was happened.

Negative experience: Staff is rude, no one seems to know how to solve a problem, and always wants to blame shift, example: when a water main on private property ruptured we were told by the city fix it or water would be shut off, called the office and asked what was the plan? We don't know what to do cuz the owner won't answer the phone what do you think we should do? Flying incompetence at its best.

Negative experience: Terrible. 8019 Veterans Dr SW, beware. Park52 admitted knowing the attached “mother-in-law” apartment on the property had a slew of tenants causing issues including suspected illegal activity that we unfortunately got to witness first hand. Thankfully our security video was enough to break the lease over safety concerns. we were told this home wouldn’t be listed until the shared property tenants were evicted—wrong. We’ve been out for 1 week and it’s already on Zillow. And this doesn’t even scratch the surface.

Fantastic experience: I bought my home in Tacoma and lived in the house for about 18 months before I got orders for an overseas assignment. I did not have enough equity in the house to sell, so I contacted Park 52 to manage the property. That was 37 years ago. They took care of the maintenance, marketing, and any other issues that came up with the property. I contacted the property manager at least one a year to ensure the house met the needs of the tenants. My property managers have been outstanding. Any tenant issues were resolved via essential communications. The Bookkeeping group was excellent. I received monthly statements that documented the revenue and expenses, which made documenting income taxes easy. Park 52 recently helped me sell my home. I will miss the comradery, the communications and all the efforts of the Park 52 team! Thank you!!!!!

The reason for the 5 stars was our manager Shelena. She was professional, responsive, helped me with strange situations particularly with the HOA I was dealing with and was very fair in our move-out assessment. If you rent from these guys or are a owner wanting them to manage your property, ask for Shelena!

Positive experience: When I lived in one of their properties, I never had any really issues. The only thing that bothered me is they advertised a fireplace but then couldn't use it to a law banning smoke. Also the neighbor was nice but kind of "interesting."

Negative experience: Terrible company that operates in a very "shady" manner. We were warned before attempting to apply for a rental with Park 52. We were second in line and were passed over for the 3rd applicant for no reason other than staff failures and direct discrimination and violations of the Americans with Disabilities Act and the Fair Housing Act. They will find any reason to deny you when you meet the criteria even going as far as falsifying your signature and your paystub. They do not communicate throughout the process. Avoid at all costs. I can only imagine how terrible it must be for actual tenants.

Negative experience: My son contacted Park 52 regarding a potential apartment to rent. He was very upfront with the Property manager that he did not have long standing established credit or rental history. He told the manager we as his parents were willing to Co-Sign for him. He is 19 years old and was looking to rent an apartment with his girlfriend and a friend. The property manager told him if he doesn't meet the requirements they would likely still approve his application but would just require a larger damage deposit. Based on this information the three of them paid $50 each for the application process. Of course they got denied because they didn't meet the requirements. If the property manager had been clear to them that if they don't meet the requirements they will not get approved they would not have wasted their time and money.

There seems to be a misunderstanding that we approve application that do not meet our screening criteria that is posted on our website. As I stated on the phone today, our website requires the applicate to review our screening requirements before applying so they have a clear understanding of what our office is screening for. We are not able to tell someone over the phone if they will qualify until they apply and we process their application. As I stated on the phone, Park 52 hires a 3rd party to run the applications and the application fee is paid to them for running the applications.

Negative experience: If I could give Park 52 negative stars I would. Unfortunately it’s not letting me post pictures of the property I’m currently living on. I have filled numerous complaints about the extremely unkept grounds that causes an excessive rat problem with the rotted trees and blackberry bushes. No one has done anything about it for years. I was disturbed when they told me “The property owner wants nothing to do with it and will not clean it up”. I was disgusted when I caught my dogs chasing baby rats out of the dead brush. I have still made it a point to contact them about these absurd living conditions. They left many neighbors no choice but to contact the pierce county health department.

Positive experience: Colleen is very sweet and Heather is super helpful. Communication and flexibility is great with potential tenants. Current tenants, it's like pulling teeth to get a response to anything. You have to hound them to get a reply. This goes for calls, emails, texts, voicemails-all of it. After hours emergency maintenance is rude and they act like you're an inconvenience because you interrupted whatever they were doing. Rent is cheap, they stay out of your hair which is really nice, and eventually get you taken care of.

Fantastic experience: I had some work done on my slider door last week by one of PARK 52's repairmen named Abraham. I just wanted to let you know that he did a splendid job. He was friendly and efficient. He also installed smoke alarms, CO2 detectors and checked the furnace filter, even made sure I knew how to change the battery. I can't praise him enough.

Paperwork was thorough, love getting direct deposit, and the monthly statements are easy to read. As is the nature of the beast - there have been emergencies. It's comforting to know that they have someone on call 24/7. I still feel like management is a partnership, but greatly appreciate that Jeanna and her team provide my tenants with safe, clean and dependable housing, while spending my money like it's theirs! The woman who was supposed to show us these properties said that they dont show properties while pending application approval. Which to me doesnt make sense because if something were to fall through on the other applicant they wont have a back up.
