Fantastic experience: As a new renter, I don't know too much about the establishment or have a long history to go off of. But what I can say is the staff are super friendly and helpful. They work with you, handling with empathy and care. It's considerably cheaper to rent from than other places I personally have applied for, and the apartments themselves are beautiful. One house had a lot if issues once a renter moved out, they asked, got quotes, open to our suggestions for repairs and executed 100%. Preston is respectfully very knowledge and willing to do what it takes to get the house ready for new tenants and continues to be there after the move it to assist with anything!

Negative experience: Do NOT rent from this company. They make sure to collect your rent money but no not address maintenance issues, specifically plumbing. They will easily leave you with no working plumbing for three or four days. Nobody calls with updates and good luck getting any sort of actual answer on when anything will be fixed.

Negative experience: Wish I had read other reviews before renting. This company is very shady and tries to get as much money out of you as possible. They took FIVE DAYS PAST the legal limit to refund me my security deposit and when I finally got it back they cited repairs vaguely that made no sense. I am still contemplating taking legal action but please BEWARE because they will lie to you about your own money and it’s sad because the owners of the property we’re very kind people, I hope they get better representation.

We weren't ready to rent for a few months so he checked in and gave recs on contractors for work we needed done. He then got a renter after one day on the market! I would recommend Adiam with Red Roof Rentals to anyone looking to rent their property.

Fantastic experience: I been a customer with Red Roof Rentals sense 2012 and they've only provided excellent service and care every time. The only reason we are leaving is due to a relocation to the East Coast.

Fantastic experience: Very responsive staff for both rental questions and maintenance requests. They were able to work with me on flexible moving needs and had the most reasonable rental rates for the area.

Negative experience: Avoid this company if you want to save your time, money, energy, and some stress! The only reason this isn't a one-star review is because the receptionist we spoke with was kind and helpful. Other than them, this place appears to be unorganized and looking to fish as much money as possible out of tenants/applicants. My husband and I found a unit we liked and utilized the company's AI text message service "RENTENGINE" to ask questions relevant to our living situation (e.g., Do you have pet deposit fees?), and to set up a tour. Feeling comfortable with the answers we received and liking the unit, we applied. Unfortunately, things went downhill from there. We got a call from their office manager, eager to tell us how our application was being reviewed and that there would also be an extra $1,100 pet deposit that was not indicated anywhere on their company website, including the listing; also no indication of pet deposit/ fees when we asked their AI system. Not to mention we were quoted $300+ more for the security deposit than what was listed. When we inquired about these discrepancies, we were condescendingly told, "you must have typed in pet fees, not deposit" on their AI system, that they were too busy to update their website, etc. They essentially talked over us and continued to push for the higher deposit quote. After further reiterating our frustration, the office manager said she'd honor the "original" security deposit quote and would contact us soon regarding a rental agreement. Some time goes by with no contact from them, so we reached out several times only to be told we were being denied due to "credit score," which is confusing for two reasons. 1.They said they were only waiting for one past work reference to get back to them and they might not need it to finish the application process 2. My credit score is significantly higher than their minimum requirement. In sum, it appears they do not like being called out on their muddled prices and lack of transparency. Again, save your money. There are better places out there where you can get more bang for your buck without the hassle (as we have found and we're happy we didn't get duped into this one!)

Negative experience: Absolutely awful company. Was the first to apply and view the home. They needed my last landlords info and said they were not able to get a hold of them. Meanwhile, I had been emailing and calling them daily and they had been reaching out to red roof daily. Red Roof rented out to somebody else after all of this. I called them every day and did everything I could to help. Thanks for screwing us out of a home and $150 of applications fees!!!

I feel that every employee went out of their way to make sure I had the best experience. And I really appreciate this since I moved here from out of state and had to live in a hotel until I could find a place. Thanks to Red Roof Rentals I did not have to stay in the hotel longer than a week.

This is a property management company that I can say 100% standby their tenants and also is a huge supporter of veterans and current serving military. Over the last three years normal things that pop up during a rental agreement with a landlord that could take weeks or sometimes go unsolved normally takes them 72 hours. Red roof rentals is always more than happy to help address and listen to any concerns or needs or questions that you have. Their office staff go above and beyond to make sure that everything has always handled to the best of their ability they make online payments, easy and always give out notices in advance for upcoming payments as well so if you’re in Pierce County and you’re looking to rent do not look for anyone else except for red roof rentals Daniella and Adan have made life’s unforeseen circumstances feel important with red roof rentals at renting from a property management that cares about their tenants and their families.

Positive experience: This home is perfect for us. I knew immediately upon entering, along with another couple. The photos used in the advertisement didn't do it justice. 2 Bed, 2 1/2 Bath, Bonus space in the basement and a 2 car garage. The management team was welcoming. The city services was clunky to set up. We absolutely love it!

Negative experience: Don’t deal with these people if your disabled, became disabled due to incidents. Almost 3 years and we never caused a problem, renewed our lease automatically. But when me and my mother became disabled due to accidents and we are waiting for ssa to kick in, we had nothing but harassments from the office. Even though I communicated throughout the process and sacrificed other bills to make sure rent was paid, even though we were late we paid it. Even applied for rental assistance so they can get payments but they refuse to renew the lease and never gave us a reason. Already filed Human rights complaint against them as well as having a lawyer look over the case. These people don’t care about you, only want your money. Daniela refused the assistance when it was going to get approved and now threatens me to pay or she will send me to collection and it will be on my record. To answer your response it was Daniela who stated they refused to renew the lease. You were aware of our situation and the status but you all have no empathy.

Negative experience: I removed my previous review after Adiam called me but i’m going to post again after thinking through the phone interaction. My initial review was that I felt discriminated against because I needed a co-signer as well as having a ESA animal. Adiam literally told me that it was his job to go with the perfect credit score and application that didn’t have a co-signer and said if I was the only applicant I would have a chance but how rare is that when this company allow multiple applications at once? I wouldn’t recommend applying if your in need of a cosigner because they will choose the better “application” . I always talk about my credit situation prior to applying and whoever answers the phone that goes by “ D “ , she gave me false hope that I was approvable. Adiam kind of had a smart mouth and was a little too forward. He also kept questioning me in regards to my ESA animal and even insulted my knowledge of who can make a ESA letter as well as kept bringing up the fraud letters they have encountered like mine was fraud. He also said that he didn’t think the owner was going to go for the ESA animal when I was touring because the owner didn’t want pets but when he called me switched his story and said that by law when having all the proper documentation the owner have no choice but to let a ESA be there. Overall , I didn’t like the experience ,it was very discouraging. Again , do not apply if you need a co-signer you will be wasting your time .

I applied for a unit and unfortunately I wasn’t able to get. I just appreciate everyone that was so willing to help me find a home. D, which I believe is the receptionist is so sweet. Daniella and her daughter were also very sweet too. I just want to say thank you all for being so patient with me and helping me.

Negative experience: JEFF the owner is a very nice guy and we apprecuate his assistance in finding us a short term lease. In fact we were so appreciative we were willing to repair the leaking toilet with the purchase of parts with no request for reimbursement. We also replaced light and filter above the stove.. When we annouced our intention to leave at the end of the lease we were instructed to not clean the carpets. We did thoughly clean and disinfect the home and floors. When we asked about the missing filter in the furnace we were told to go buy one. Since it was not present when we moved in, we removed and disposed of the dirty filter We were charged for carpet cleaning (OK). But charging for administrative fees typically paid by the owner for management services was a stretch. We plan to return to WA in the fall but we will seek housing through another service. I know this is long but the reader deserved the full story. No further respect John and Mera Coody

Negative experience: We used their services for a year and and it was subpar. They told us they worked with lots of military families and used Home Warranties with no issues. All we had was issues. Jeff, the owner was extremely rude and condescending when communicating with me. When they turned the house back over, the carpets still filthy and the house was not cleaned. Do not use them!

Staff on the phone was rude and I’m so glad I didn’t rent with this company. Even the rent the advertise is different from when you speak with them. Find another company if you are looking.
