Negative experience: This company has been taking advantage of us, appliance repair company, for almost a year now. For the past 9 month, we completed 16 appliance repair jobs for them, totaling over $3000, with the oldest invoice from November 2024 and we still haven’t been paid. We’ve followed up over 50 times, and the company owner personally called their office 5 times. Every response 'We will look into it.' Today we received another service request from them asking to check a fridge at one of the properties they manage, clearly they don't care about all our previous follow ups and only want service to get done. We’re a small, family owned business, and they clearly think they can get away with this. Very bad practice. I’m appalled by the number of good reviews here… they don't deserve it

Negative experience: Property Owners beware. We made the mistake of hiring this company to manage 2 of our properties and we have regretted that bad decision ever since. Here is what we experienced: 1) Several invalid charges to our account-We sent a formal dispute letter to them and they ignored it, leaving us no choice but to pursue via legal/regulatory avenues. 2) Lack of sense of urgency to meet regulatory requirements, putting us at risk of legal consequences. 3) Constant errors in handling of property management. Inaccurate letters, confusing our 2 properties with each other, not recording the appropriate rent income to our transaction history, and failing to provide timely monthly statements. 4) Constant unresponsiveness: We would call/email multiple times with no response. We noticed they were screening calls from our phone numbers and would only answer the call when we used a new phone number to call them. 5) General Failing to look out for our best interest. For example, they didn't even offer to renew the lease once the initial term had expired. Ultimately our observations of the types of things outlined above made us feel like our interests were not being protected and that we were being put at risk, leading us to micromanage them - defeating the purpose of having a management company in the first place.

We cleaned two units for them last year and its been over 4 months and they have not paid us, they are ghosting us and not answering our emails or calls. We are a small company so they think they can take advantage of us. They should be ashame to do this to a small woman own business. Do not do business with them, a company that doesn't pay their vendors, will not take care of your property. update: The manager/owner has reached out and paid for the invoices.

Negative experience: Do not hire this company to manage your property – they will not protect your investment. They refuse to fix my apartment and have ghosted me. Here are the facts: It has been 95 days since I notified them that there is an odor and the floor in the hallway is sinking. It has been 71 days since they have done any work to fix it. It has been 50 days since they have communicated with me. It has been 44 days since I last requested an update and have still not received an answer. They won't take my calls, return my voicemails, texts, emails, or enquiries on the portal. If I was to guess, I’d say that they don’t know what to do to fix the problem and have decided to just ignore me and the problem and hope it will go away. Who does that? This isn’t high-school homework, this is my life – for all I know I’m breathing in toxic fumes. I don’t know who owns this property, but they probably wouldn’t be too happy to know that the hallway is sinking and RPM won’t fix it.

Negative experience: TENANTS and PROPERTY OWNERS BEWARE. READ YELP REVIEWS. My husband and I moved into a Real Property Management rental July 1st (two months ago) and this week received the following text: "We would like to inform you that construction work will be starting soon and will require ongoing access to the backyard for the next few months. Please ensure that the workers have the necessary access during this time." We assumed this was a mistake as there was no mention of construction at the showing of the property, during the application process, when we signed the lease or before we moved in. After a follow-up phone call, a representative confirmed that yes, the owner is starting construction on an ADU in our (tiny) back yard. WE WOULD NEVER HAVE MOVED IN IF WE HAD BEEN INFORMED THIS WAS THE CASE. After a grueling move in the July heat, and barely getting set up in our new place, we now need to consult a lawyer. Bad business to say the least.

Fantastic experience: We had a very pleasant experience seeing a home with Shermona. She was courteous and professional, but more than that, she was super knowledgeable about the home, its history, and even small quirks that were specific to the home itself. She gave us plenty of time and space to let us explore the house first and took the time to hear and respond to all of our questions. Negative experience: I asked for the rental property to be removed and have my keys returned, ZERO response, the listing representative Shermona Clark, on 2 different occasions, left the doors unlocked, the windows unlocked and opened as well as the kitchen light on, I was out of town at that moment. With squatters an actual "thing" you would think there would be a level of responsibility, when I texted Paul White, his response was "that is out of her normal behavior", since then I have called, texted, and emailed with ZERO response, this is what you get from RPM, when they get called out on their irresponsible and unaccountable behavior, they go radio silent. This is usually a great company, and I did not have any issues with them previously, I own multiple properties I would of hoped they would of been more professional however because of ZERO response I will not use them in the future,...

Negative experience: Rats, mold, cockroaches, ants, termites unattended for months. Horrible, rude and disrespectful attitude of the management representative who is residing in Philipines and have access to the data of the US citizens without their consent. The hotline phone leads to the call-center in India, who, as well, manage the personal data of the US citizens WITHOUT their concent as well. The repairs are taking weeks and months, and, once in a while, never done at all. The management representative is constatnly lying and misrepresenting information, ignores dozens of text messages, drops calls in the middle of conversation and lacks suitable communication protocols for residents. The last straw was that recently they had ignored the urgent sewage issue. So we have no sinks functioning in our apartment. No hot water in the washing machines. No video cameras working at the parking lot (got my car vandalized). Awful attitude. Lived there for 7 years. I highly doubt the truthfulness of the 5-start reviews of other "customers". Avoid like the plague!

Negative experience: I never make reviews, but I do not want others to be going through what we have been dealing with since we moved in on Friday. I made the mistake of making a Google review before signing a lease. Don't make the same mistake I did. Pay close attention to how all the Google reviews mention Shermona and don't forget to look at the Yelp reviews of this company. We toured a condo 2 weeks ago and were rushed into moving in this past Friday. Upon moving into the house, we realized it was so dirty and hadn't been cleaned as promised. We spent the entire weekend cleaning everything that should have been done since we were promised a move-in-ready place. We understand it is not a new home, however, when you move in somewhere you expect it to be cleaned. There were even dishes left in the cabinets and dishwasher. We continued to run into issue after issue some of which were hazardous such as a kitchen sink leaking onto cords beneath, the dishwasher smelling like it was going to catch on fire, and a sink upstairs flooding the bathroom, so we called the emergency hotline on Saturday and that person did not show up to fix our emergency until Tuesday at 10:30 am. What is the point of having an emergency hotline if things are not taken seriously? This company just wants your money once you sign a lease they do not care about you or any issues you run into. The staff is so rude and unprofessional including the maintenance guy. They will ignore your calls and texts. We have spent so much money on not only the security deposit and rent but also supplies to make our rental livable. This has been nothing but stressful. Save your time, money, and energy, and go with a different company that actually cares about its clients. California law requires landlords to maintain their rental properties in a safe and habitable condition and to make repairs promptly when necessary. However, this has not been our experience, and if we do not get everything fixed we will be taking legal action. It is unfortunate that this exciting time has now been ruined for us.
